MARATHON EFFORT FOR HOSPITAL CHARITY

After nine “bloody hard” 707km rides to raise money for children who have suffered horrific burn injuries, this year is Graham Flack’s swansong.
“I’ve grown up now, that’s enough for me,” the former fireman and Halcyon Greens’ homeowner Graham Flack laughed. “It was my ninth ride and we’ve raised approximately three-quarters of a million dollars so far.”
This time around – after a two year absence due to COVID - Graham exceeded his personal target of $500, raising $674 for the cause. Channel 9 Gold Coast even came along to Pimpama to help him and the fire crew from the local station raise awareness prior to his big ride in Bike 4 Burns, run by the QLD Children’s Hospital. Starting on 12 May, Graham and other riders from the Fire, Police and Ambulance departments rode each day for a grand total of 707km. The ride went for seven days with no rest, and he was with 37 other riders, all riding to raise money for the charity. Over the course of the week, the riders travelled through towns including Gympie, Murgon, Jandowne, Dalby, Millmerran, Allora, Ipswich and then came into Southbank in Brisbane on 18 May.

STEP 1
Notification to sell your home
Advise your Community Manager that you wish to list your home for sale. You’ll be assigned a Sales Consultant who will exclusively manage the entire selling process.
STEP 2 Home visit and appraisal prepared
Your Sales Consultant will visit you at home to discuss the process and to answer any questions you may have. A formal property appraisal is prepared as a guide for pricing.
STEP 3
Formal appraisal and documents presented
Your Sales Consultant will make a second home visit and present documents including: formal appraisal; Selling Authority and a Halcyon Listing Agreement.
STEP 4 Marketing packages
Your Sales Consultant will discuss the different marketing packages available and present a marketing package for your home.
STEP 5
Document signing
The Halcyon Listing Agreement and Form 9 are signed, and a copy of each is provided to you for your records.
STEP 6 Marketing package implemented
We create your resale brochure, list your home on the relevant websites and implement the marketing package you’ve selected.
STEP 7
Inspections and home visits
You provide a set of house keys for inspections. Your Sales Consultant conducts inspections of your home and provides regular updates on how the sales campaign is going.
STEP 8 Offer to purchase presented and finalised
Your Sales Consultant presents you with an offer to purchase your home and works towards achieving the best possible outcome for both parties. Once you are happy with the offer, your Sales Consultant will work with both parties to prepare a Home Purchase Agreement (HPA).
STEP 9 HPA preparation and sign off
HPA and contracts are prepared by the Sales Consultant and signed by both parties.
STEP 10
Community preparations – exit
Once the contract is signed your Community Manager will be in contact to help with departing the community.
REBECCA SHARES LOCAL KNOWLEDGE
You grew up in the area, what do you love about it?
I know and love this area as I grew up in Pacific Paradise/Mudjimba, while my Dad lived in Bli Bli and I went to church and played a lot of inter-school sports in the suburb. I used to fish off the jetty as a kid with my Dad and three siblings and spent lots of time at the Bli Bli Castle too.
When I had my first child 10 years ago, we were living in Bli Bli so this place certainly holds some very special memories for me as I have watched it grow from a very small town to the thriving area we see today.
What do you love about your job?
One of the most important parts of my role (and the most rewarding) is being able to deliver happy outcomes to my homeowners and buyers. I love seeing my buyers get excited to join our wonderful communities, it makes all the hard work worth it.
I love that I get to meet a range of different people that become friends once they move in. I get such a kick when I’m showing people through the community and they call out to me when they’re doing Zumba or bowls or just going for a walk.
How do you help Halcyon homeowners sell their home?
When a homeowner comes to sell their home, whether it’s to move to a different area or to another Halcyon community, I work alongside them from start to finish. From appraisal to help setting up their homes for sale, decluttering and organising photography or just have a cup of tea with them to allay any concerns they may have. The difference in using a Halcyon consultant to a real estate agent is quite pronounced as many agents don’t understand the model. I love talking to potential buyers because I think the no entry or exit fees and no stamp duty model is brilliant. We also understand the culture and the connection of the people in our community. We want to be able to introduce people who will add to the depth and strength of our communities.
What do you do outside of the gates?
My husband Luke and I have been married for 19 years and we are blessed with two sons Taj, six and Khan, 10. We also have a sevenyear-old dog, Chief, who is a big softy as well as five chickens.

North Shore, Mudjimba and Peregian beaches. 2. We love the walk ways from Cotton
Tree to Mooloolaba and the Marcoola/
Mudjimba stretch. 3. We love to eat out for breakfast after the beach at Cuba

Mojo’s, Cotton Tree or The Attic Café in
Alexandra Headland. 4. The kids are huge fans of Aussie World of course, but they also enjoy the national parks in the hinterland and the
Buderim Forest Park.
