Together we will optimize your benefits while tailoring them to your needs.” Melissa can also facilitate your Medicare application with the Social Security office. “There are many factors, particularly with Medicare Part B.” Some scenarios involve penalties but they may not apply to you, that’s why working with a Medicare specialist is critical to obtaining the best outcome. Each client presents individual issues. You may have a spouse who is dependent on your benefits and too young for Medicare. Melissa will help you compare the cost of staying at your current position and using your employer benefits plan, versus retiring and having your spouse obtain health insurance through the marketplace. ASHLEY BOYETTE: 10 Years of Being Your Neighborhood State Farm Agent When your world is turned upside down by a natural disaster, car accident or health issue, where is the first place you turn? Many people seek out the support of family and friends before reaching out to their insurance agent. If you work with Ashley Boyette, you can do both at the same time. Ashley is a longtime Effingham County resident and graduate of Georgia Southern University. “I graduated with an anthropology degree, but then I realized I wouldn’t be able to feed my family,” Ashley said. “I knew that I wanted to help people, but I also wanted to find a job with security. So I drove down Abercorn Street in Savannah until I found someone who would hire me.” That person was Sam Sharpe, a fellow State Farm agent with offices in Savannah and Pooler. After working in his Savannah office for several years and then purchasing a home in Effingham County, State Farm approached her about opening an office in Rincon. She opened the doors to her own agency in 2012, five years and five days after she began her first job with State Farm. Her office offers auto, home, property, business, life, and health insurance plans for all stages of life.

Celebrating 10 Years with State Farm This year, Ashley is celebrating a big milestone: ten years as a State Farm agent. To celebrate, she plans to host a customer appreciation party after the Rincon Noon Lions Club Christmas parade. “I’ve worked hard for ten years to get my name out there. When you love what you do, you do it well,” Ashley said. She and her team help their clients find the best and most affordable insurance and financial services possible. Specializing in all types of insurance and financial planning, they treat every customer like they would treat their own families. They let the needs of the customer guide the

Going the Extra Mile In a world with plenty of insurance options, Ashley’s office stands out by going the extra mile. She has been a support to customers going through tough times, hand-delivering checks and gift cards to families going through challenges like house fires. “We lead with compassion, and do what’s in the best interest of our customers. We get our joy by doing our job and taking care of others,” Ashley said. This compassion and extra layer of support has led customers to stay with Ashley for years and bring family members with them.

Outside of the office, you can find Ashley spending time with her husband Thomas and their two sons. Together they love swimming, playing basketball and going to local parks. They are also active in their church, Compassion Christian Church, and Ashley credits God for her success in life and in business. “I’m living my dream, and I’d like to continue,” Ashley said.

Supporting Women in Business Ashley is active in the business community where she has made many friends over the years. As a member of the Effingham County Chamber of Commerce and Rotary Club of Effingham County, she has been incredibly supportive of fellow women in business and encourages anyone who wants to start a business to go after their goals. “No matter who you are, the key to success is to never give up. If you get back up and try again you’ll be more successful than most,” Ashley said. She frequents local businesses whenever she can, and sponsors school sports teams and golf tournaments. She is especially proud of her most recent community outreach: a scholarship for one hardworking senior at both Southeast Effingham and Effingham County High Schools. vy Eilerman (maiden name Richards) was born in Savannah, GA. She grew up in Westwood Heights subdivision in Rincon, GA, the oldest daughter in a family of 6 children. Ivy’s big heart and giving nature allowed her to take on a role as caregiver to her younger siblings at the age of 10 years old after her parents divorced. “We didn’t have much, so we entertained ourselves with music and by attending church,” Ivy said. Ivy also watched her mother, Gloria, work very hard. “My Mama is the hardest working person I know,” says Ivy. Inheriting her mother’s strong work ethic, Ivy excelled throughout her time in Effingham County schools. In 1998, Ivy decided to enroll herself in college at Georgia Southern University to pursue a degree in early childhood education. According to Ivy, “Life had other plans.” Ivy married in 1999 and later—during her sophomore year at GSU— she found out she was pregnant with her son, Cody. In 2001, leaving behind a bad situation—she divorced and began raising her son Cody alone. “Realizing your worth is priceless. Who you surround yourself with will determine the rest of your life.” Finding Her Way Ivy struggled to make ends meet. She and Cody lived in low-income housing while she tried to finish school and worked two jobs: waitressing and cleaning houses. Ivy was unable to finish her degree at GSU, but she always felt like she was made for more, so she began looking for an opportunity for a real career in the newspaper help-wanted ads. Her inherent need to help people lead her to her first job in the lending industry in 2001. When she first started originating home loans, she was handling cash-out refinance business for a mortgage company in Savannah. “It was a natural fit. Knowing I was offering a service that could help struggling families meant a lot to me.” said Ivy. Love at First Sight In 2004, Ivy met Ricky Eilerman at Bay Street Blues when she was out for karaoke night with some co-workers. “It was love at first sight.” Over the years, Ivy’s love for music lead her to play and sing at various venues and to song writing. She has been able to record a few of her own songs.

“Music is therapeutic to the artist and the audience.” according to Ivy. Ricky, a decorated Army veteran and former City of Savannah Firefighter, was stationed at Ft. Stewart when he met Ivy. He began a career as a Real Estate Agent in 2016 with the encouragement of Ivy and is now a top producing agent with Sherman and Hemstreet Real Estate Company. In 2009 Ricky and Ivy were married. Ricky helped raise Cody, and they began building a life together. In 2010, Ricky and Ivy welcomed a baby boy: Caden. In 2012, a baby girl: Grace Elizabeth. Since 2001, Ivy has worked in lending in some capacity whether it was residential or commercial, and whether it was assisting, processing, or originating. The vast experience has come in quite handy with understanding a borrower’s full financial picture and how to best help each borrower. In 2011, Ivy became a Mortgage Advisor after having been discouraged to try her hand at it by a former supervisor. “I was certainly driven by being told ‘you won’t make it’ and that same voice drives me today to help folks who were told ‘no’ elsewhere.” Not Giving Up Over the years, Ivy has been referred to as a ‘miracle worker’ by some of her referral partners and colleagues. Being modest, Ivy says that title is “too kind.” She says it just comes down to not giving up on someone. If there is a way to get the loan approved, she will find it! Ivy’s experience and passion has allowed her to expand her business. Now in 2022, Ivy is the Branch Manager for Angel Oak Home Loans. She manages a team of 6 and has been fortunate enough to realize a lot of success and to help lead others to success. She originates loans in Georgia, Florida and South Carolina. A Thriving Team Ivy believes that the characteristics that set her and team apart are: commitment, communication, experience, responsibility and responsiveness. She just won’t hire someone who is not a good culture fit for her team. “I have had the honor of working closely with Scott Seckinger & Mandi Macklin for 8 years. They are the true backbone of our team. And our most recent success has exceeded my expectations under the leadership of Mac


Cregger, my Regional Manager whom I have worked under for almost 7 years.” Ivy’s team also includes Katie Patronis (her sister), Aaron Sharp, Kayla Sasser and Asjah Barfield. Each person brings their own strength to the team. Other Businesses Ivy not only works in Angel Oak Home Loans, she is also the co-owner of What The Effingham, LLC—a charitable organization—and the co-owner of Railyard Media, LLC. Ivy and Ricky co-own Railyard Media, LLC with Zac Hayes, the company’s Creative Director. Railyard Media is a hometown source of bigtime productions. Services include social media and other video content, photography and podcast productions. What The Effingham, LLC is a company that has allowed Ivy to give back to her community. Through mainly t-shirt and hat sales reflecting the company’s clever name, the company has been able to help several local families and charities in need. “‘What The Effingham’ is a fun statement to draw attention to the refreshing renewal going on in Effingham County. When thinking of Effingham County, we hope to help spread the idea that Effingham County is a quality place to live, grow, work, eat, play and pray! What The Effingham hopes to be a friend to all by distributing donated funds to various families and charities in need, in order to help build and promote a united and strong community.” Ivy also owns and manages 5 rental properties, one of which is a commercial property known as The Railyard on Laurel Street, that she co-owns with her husband.

Family Life Caden is now 12 and attends ECMS. Grace is 10 and attends Guyton Elementary. Ivy’s oldest son, Cody is now 22, and recently graduated from UGA with an Engineering degree. Cody is continuing with his master’s degree at UGA and credits his mother with providing the encouragement to keep him going and his dad, Ricky, for making him tough. But Ivy says it is all Cody. He has always been academically gifted and made good decisions. In late 2022, Ivy plans to open another branch of Angel Oak Home Loans in Springfield on Laurel Street and also has plans to complete 2 more renovation projects in Springfield. One will be residential, and one will be a commercial space. “The commercial space is going to be very exciting for local folks and will be located inside The Railyard.” “God’s favor is real,” says Ivy. “I have been blessed beyond anything I deserve so it is important to me to keep thinking positively and keep thanking Him daily.” Ivy hopes that her story can help inspire other female entrepreneurs who think the odds are stacked against them. She says the secret to her success has been being “driven by purpose, not comparison.” Her favorite quote is “You can never be wrong by choosing to do the right thing.” n

MANDY HARGROVE: Making a Difference at Kicklighter Law “Helping our clients, building our team and growing our firm—that’s what I do,” Mandy Hargrove says. An Effingham native, Mandy is chief of staff and senior paralegal at Kicklighter Law, under the leadership of Claude M. “Mickey” Kicklighter, Jr. She celebrates 20 years with the firm. Mandy and her husband A.J. are proud parents of two children: 13-yearold Lily and 8-year-old Braxton. The Start of a Rewarding Career Mandy began her career at the firm as a receptionist. It was her first job right out of high school, and she had very little knowledge in the field. “I began my career with Mickey Kicklighter in June 2002. Back then, the firm was Kicklighter and Persse. It was my first real job; I was young and naive. To this day, Mickey jokes that I was the worst interview he’s ever had, but I would like to think it was one of the most rewarding risks,” she says. Mandy handled various clerical tasks and maintained many public defender cases from arraignment to final disposition. She is thankful to have had several mentors helping her along the way—those who contributed, early on, in shaping the professional she is today. “When I first started with the firm, Jeanne Yawn, Lisa Harris and Holly Bradley showed me the ropes. Lisa, who was a paralegal, inspired me to go to college to get my paralegal degree,” Mandy notes. In 2004, Persse became a circuit public defender. Mickey, however, stepped away from the public defender arena, soon merging with Warren Ratchford and Rick Rafter. In 2006, each partner decided to pursue his own professional interests. Growth and New Responsibilities During this time, Mandy had come to know and love her job, deciding to attend college to capitalize on the knowledge and experience she had gained over the years. “I really enjoyed working in the legal field. In 2009, I wrapped up my final class and received my degree in paralegal studies,” she says. Since then, Mandy has worn many hats in her profession. Whether preparing cases for trial, coordinating marketing initiatives, handling staffing issues or satisfying IT concerns, she is driven to accomplish what is needed.

The Kicklighter Team The cohesive and diligent team has contributed to the law firm’s success. Mickey Kicklighter has demonstrated notable expertise and character over the years. His firm handles both prosecution and defense while specializing in matters of personal injury, criminal law, construction litigation and family law. Clients are confident that a team of knowledgeable, yet compassionate professionals are working on their behalf. “This year marks Mickey’s 40th year in practice and my 20th year with the firm. We’ve seen what settlement terms have worked over the years and what scenarios have presented themselves post-judgement,” Mandy says. Mandy knows that the team’s success is the result of a mindset of drive and determination and a heartset of compassion and humanity. “We care about clients. I can’t convey what it’s like to meet people in some of the worst points in their lives and walk beside them through it. Divorces, child custody cases, bad car wrecks, arrests or losing a loved one—those are all very traumatic events. Clients choosing us to walk alongside them is an honor,” she says. A World of Appreciation Mandy appreciates her team. She knows that they are committed to accomplishing favorable results for their clients and the firm. “Our team, wow, they are amazing! They are engaged and interested in our plans for the future and play an active role in helping us get there,” she says. Mandy is extremely grateful for Mickey and his wife Kim; they have supported her from the start and have been true inspirations throughout her journey. “They’ve watched me grow up and helped mold me into the person I am like surrogate parents,” Mandy says. As a successful woman in business, Mandy believes that maintaining a strong

work ethic is essential. She also knows that a good balance in life is priceless. “Keep putting one foot in front of the other. Nothing worth having comes easy. Balancing work and home life is a constant give and take. As a woman raising a young woman, I need her to see it can be done,” she says. Branch Manager, Rincon Office Darrell Dasher grew up in the Sand Hill area, so managing the Rincon office of Yates-Astro really is “home” for him. He gives back to his hometown by officiating sports events for all age groups in and around Effingham County. His influence goes beyond our area through his involvement as a Shriner and a Mason. WHY DIGESTION IS THE KEY TO GOOD HEALTH By Kerri Dodson, MNT, MCHWC, Master Nutrition Therapist

Digestion is the gateway when dealing with all aspects of health. The gastrointestinal tract is connected to every system in the body. Without proper digestion, health cannot be optimized and thus, digestion is the most important healing priority for overall optimal health. Why do so many of us have stomach/ gastrointestinal issues? Unfortunately, the majority of people are fueling themselves with processed food (this includes restaurant dining) and fast food. Eating this way exposes us to chemicals and pesticides. Also, our soil is depleted of Kerri Dodson, Master Nutrition minerals and we are now eating Therapist, Master Health and GMO foods, which damage the Wellness Coach gastrointestinal lining. Without the integrity of the digestive system, the body cannot support other foundations of health. It is important to remember that every aspect of what we eat literally becomes part of us in our cells. So proper nutrition AND proper digestion and absorption are vital. Proper digestion begins in the mouth and then to the stomach. Most people think heartburn is a sign of too much hydrochloric acid (HCl) when in reality, most of the time it is because of too little HCl. HCl is vital to the proper break down of proteins in the stomach. Next, food is passed to the intestines. Here, there are different types of bacteria (pathogens, normal bacterial flora, phyla microbiota, opportunistic bacteria, H. pylori, fungi/ yeast, parasites and worms). Your bacteria need to be in the appropriate ratios and there should not be the presence of fungi/yeast, parasites or worms. We coexist with our bacteria. They play a role in the extraction of nutrients and energy from the food we eat, help maintain gut barrier function, produce vitamins like biotin and Vitamin K, and protect against the colonization of potential pathogens. Our microbiota interacts with our immune system and it has anti-inflammatory and antioxidant activity. Also, digestive markers should be in the appropriate range. What can we do? As a Nutrition Therapist, I can help you test and not guess. Testing is the only true way to know if there is an imbalance or infection—be it parasitic, fungal or bacterial. It is also the best way to determine if there is a functional issue, meaning digestive capacity and ability to repair itself is impaired. Testing can also provide insight on inflammation and immune responses. I show them the tools that I use and explain everything that I am doing to the patients teeth. J

ohnnie Martin first opened the windows to her food truck in August 2019 and it has been full steam ahead ever since. The Effingham native has been a foodie for quite a while. With prior experience in the restaurant industry, she has been providing customers with delectable dishes for many years. Her mom has always been her biggest inspiration. “I’ve been doing this all my life. Cooking is my passion. I learned how to bake at about age 13. I can remember my mom teaching me how to sift flour to make cinnamon rolls,” she says. Johnnie also obtained a separate baking license which allowed her to create her home-based dessert business: J’s Heavenly

Sweets & Treats. Customers are able to enjoy an array of different palate-pleasing treats. Most of her baking for her food truck is prepared at her home business and then transported to her food truck. G-Ma’s is Born Johnnie entrusts the managing of the dessert portion of her business to her granddaughters. Her food truck is named in honor of her role as a grandma, or “G-ma.” Prior to purchasing her food truck, Johnnie had been motivated to make her entrepreneurial dream a reality for some time, especially after gaining guardianship of her granddaughters. She, too, was driven to pursue one of her biggest


professional aspirations; she wanted to do what she loved to do—cooking good food for others to enjoy. Knowing that a brick-and-mortar establishment would be expensive and time consuming to start up, a food truck seemed to check all the boxes for her. Business has been booming ever since. G-Ma’s Express Hot Dogs, Desserts & More can be seen all around Guyton and surrounding areas, including Rincon, Bloomingdale, Pooler, Bluffton and Ridgeland. Quality Food on the Go Johnnie enjoys selling good food for customers to enjoy on the go. That element

of convenience is a big plus for those desiring a quick, filling meal, whether business professionals taking a lunch break or hungry kids that just can’t wait for dinner. Johnnie knows that quality counts. She takes pride in providing her customers with products made from quality ingredients. She is serious about exceeding her customers’ expectations for food and service. “Everything is fresh. It’s all cooked at all the right temperatures,” she says. The Menu Johnnie believes that food that is good to you can also be good for you, so she tries to include many healthy selections on

her menu. The menu does not include any fried food products. Over the past few years, Johnnie has noticed that every area has their top picks or best-selling items. “Effingham residents like the Mac & Cheese Dog, which is a 100% beef hot dog on a buttery bun, topped with mac & cheese,” she says. She is excited about being able to offer services to and satisfy even more customers.

Johnnie is also grateful for Guyton Mayor Russ Deen and his family. “The mayor has been a lot of help for me,” she says, adding that they have been very kind and supportive to her as a business owner. Johnnie is incredibly thankful for Jan Southern, owner of JDelSURMarketing and CEO/Publisher of Effingham/Pooler Magazine, who has been a huge inspiration for some time now, especially as a notably successful businesswoman herself. “Jan has been such a big inspiration to me. She has really just been so encouraging,” Johnnie says. Johnnie appreciates all the various women in business in Effingham that have shown their support, many entrusting her to come and be a part of their events. She mentions, in particular, DeeDee Morris, owner of Ellen Claire Soapery, who is very supportive, always allowing Johnnie to bring her business out to her location. “She always invites me out. She is an inspiring woman in business,” Johnnie says. Johnnie hopes that she is an inspiration to other women striving to make their professional dreams a reality, as she encourages them: “You have to really want it. Don’t give up. RECREATE IT! A Habitat Restore Upcycled Art Competition & Art Auction When we set out to the Habitat for Humanity of Effingham County ReStore’s third annual Recreate It!, an upcycled art competition and art auction, we had to be clear about what upcycling was. We learned that upcycling is much different than recycling. Recycling will take an item—mostly plastic, glass, paper or metal—and compound it into a base material for another use. Upcycling, however, takes the material and fashions it into something that gives it new life. An example would be turning an old window pane into a chalkboard for your kitchen wall. The idea of upcycling is a kind approach to all that exists—including materials. It’s sustainable. It’s cost effective. And it’s so much fun to make something new. The contest challenges contestants to create a new purpose for a once-loved item and recreating it, using donated products found at the Habitat ReStore. Contestants sign an item out of the Habitat ReStore and then later returns it in a new, repurposed state. If they don’t return the item as an entry, it is part of the agreement that the well-intentioned contestant will pay for the item or return it. The process of upcycling takes time, thought and creativity. The contestants also will use store-bought material such as paint, fabric and glue to enhance the appearance. “Just because something is used or old doesn’t mean that you can’t make something nice out of it. So it’s really about upcycling and repurposing old items into something new and beautiful,” said Kait Rapp, manager of the ReStore. Rapp has been with the store for two years. A Michigan native, she is very inspired by the store’s customer base and the ideas they generate to create new purposes for the items. She is on the lookout every year for her own entry, although she’s an unofficial contestant. She does it because it’s fun and it creates community and conversation with the customers. From artwork to repurposed furniture, the only rule of the contest is that the majority of materials must be purchased at a Habitat ReStore. “Some years you will find more artistic creations and others you will find more

constructed pieces primarily made from furniture. It’s amazing to see the thought that our contestants put into their creation,” Rapp said. This year’s winner was Linda Isber, who made a bench out of a coffee table and then upholstered it. Second place winner went to a collaboration between Charlotta and Morgan Dander, who created a stunning upcycled half-moon mosaic table. The first place prize was $100, the second place prize was $50. Located at 3605 Hwy 21 in Rincon, the ReStore is operated by Habitat for Humanity of Effingham County. The store accepts donations to sell. It has a constantly changing inventory of diverse, high-quality merchandise to the public at a fraction of the retail price, while diverting reusable household items and building materials from area landfills. Sales of donated items help Habitat for Humanity partner with local families to build, rehabilitate and repair safe and affordable homes in the community.

DANIELLE BATISTE: FIT FOR THE FIGHT “The only person that can stop me is me,” says Danielle Batiste, author of Let Go My Glucose (2018) and Diabetes Made Better (2021). Danielle, a Louisiana native, was diagnosed with Type 2 Diabetes in June 2013. Ever since, she has been driven to help others successfully manage the disease. The best-selling author is a mom, speaker and advocate for the fight against diabetes. In Let Go My Glucose, Danielle chronicles her journey with Type 2 Diabetes. It is a positive and motivating work, revealing to readers that it is possible to win the battle against Type 2 Diabetes. In Diabetes Made Better, Danielle gives more insight into the disease after becoming more informed. She educates other diabetics on how to live a better, more fulfilling life with the disease. Whether talking about the glycemic index or the best ways to travel with diabetes, the book is a beneficial resource. “I wanted to empower and educate other diabetics on how to live, look and feel good without stressing so much about their numbers,” she says. Danielle has established an array of products and services under her brand named Diabetes Made Better, which includes her books, along with helpful online services and various products. Danielle wrote her very first book titled Crying Out: Separation Anxiety & the Soldier’s Child (2012) prior to her diagnosis. It solidified her as a noteworthy author. In the book, Danielle writes candidly about striving to help her then four-year-old son cope during a challenging time after being diagnosed with separation anxiety following his dad’s deployment to Afghanistan. Overcoming the Odds Prior to her diagnosis, Danielle experienced symptoms, including consistent cottonmouth, frequent urination and shaky hands. She was later told that her A1C level (glycated hemoglobin) was over the limit at 8.6, which was a diabetic level. Still, Danielle denied the results for a long time. After all, she thought the disease primarily affects older people or those who practice poor eating habits. It certainly should not be her burden to bear, right? In time, Danielle came to terms with it all, and the fighter within took shape. She made up her mind that the disease was merely a detail in her life—it was NOT her life. She would live life to the fullest. She exercised, and over time, she lost 40 pounds. “That helped out a lot. It turned that 8.6 A1C to a 4.1! The doctor informed me that levels below 5.7 are normal, non-diabetic levels. I was in remission,” she says. Danielle’s level increased again. That is when she learned that stress and diabetes do not mix. That is a big point that she strives to

get through to other diabetics, that regarding stress—less is best. Early on, she battled with a big issue: she did not like needles. “I had to prick myself in the morning and afternoon. I would actually stand there, counting to five or 10 before I even pushed the button to prick my finger,” she says. That, however, has not been Danielle’s story for quite some time, as she has been determined to overcome the odds while educating as many people as possible. “I educate myself on diabetes every day. Whatever I learn, I tell others. Know your body because we are not all the same; our bodies are different. It’s my job to change how you’re thinking. When you change your mindset, you change your life,” she says. Good Resources are Essential Danielle offers a “Conquering Diabetes and Positivity Call” on her Instagram page. She invites anyone to visit who may have questions or just needs some positive and helpful advice. Those interested can register for 15 minute sessions with her. She offers a Conquering Diabetes Course on her Instagram page as well. It is designed to help “beginner diabetics” learn more about their condition and cope with it. “When you’re first diagnosed, you really don’t have a lot of information. I put my all into the course. I did it so beginners won’t feel alone,” she says. She, too, is looking forward to introducing one of her new endeavors in August—a diabetic planner—in an additional effort to help make the day-to-day lives of diabetics flow more easily. Danielle is also excited to be in the process of launching her second T-shirt line, showing that anyone can feel and look good in spite of the disease. Further, she is a sponsor for Enhanced Performance Nutrition (EPN) supplements in order to support healthy living. She is also a proponent of FreeStyle Libre. Paying it Forward Danielle is happy to be a mentor for diabetics. “I’m able to get up every day and pray; then I do what I do—I just do it! It’s about consistency. It’s about mindset. Let’s do this. Let's live!” she proclaims. As an accomplished businesswoman, Danielle is proud to be an inspiration to any woman striving after their professional aspirations. “Stay positive. Stay focused. Adrian Webber, Realty Georgia Adrian Webber, Savannah Market Director of Realty Georgia, has found herself carrying on a long line of family history in the real estate industry. Realty Companies is the holding entity to six satellite locations across the Southeast, owned and operated by her father, Shawn and her brother Alex. Adrian is a 4th generation family member to fall in love with the business of growing a community, and the art of the sale. “I wanted to continue the family legacy and pass it on to my children,” Adrian said. “I’m excited about teaching my kids about the business just like my dad taught me.” As the roads often twist and turn before we reach our destination, real estate was not where Adrian began her career. After graduating from Savannah College of Art and Design in 2002 with a degree in Graphic Design, her roots were planted in a fast-paced, creative environment. Working in this industry became a gateway into something bigger; the skills she acquired aided her ability to market with an uncommon but highly impactful point of view. After working as a creative director, she pivoted into insurance sales and then into real estate. “Sales prepared me for being a land broker because of all the cold calling I did,” Adrian said. “I always knew that if I could sell something I believed in that I’d do well.” Adrian worked in commercial real estate for several years before opening Realty Georgia in 2020. Today, she oversees listings and secures land for commercial development in Savannah, Effingham County, and surrounding areas. Working closely with Adrian is Realty Georgia’s Vice President, Tony Zimlich, who is also a significant player in the success of this branch. In recent years, the port of Savannah has seen booming growth. This expansion has created a ripple effect in demand for land for residential development and warehouse space within the region. This necessity has positioned Adrian as the go-to expert for commercial real estate in the area. Realty Georgia has closed parcels of land up and down the I-95 corridor from Hardeeville, S.C. to Brunswick with projects that include land for residential development, warehousing and recreational use. “I find it rewarding to pick up the phone and make a connection that could potentially have a wonderful impact on our community,” Adrian said. “Developing trustworthy and productive relationships is our purpose at Realty Georgia.” Adrian leads by example with her close-knit team. She is excited to train future agents in her brokerage and to continue her work on exciting new projects along the I-16 and I-95 corridor. She encourages anyone thinking of starting their own business to find a mentor in their chosen field. For Adrian, that mentor is her brother. “I watched my brother Alex grow into a successful broker, and how passionate he is about his work; I wanted to join him,” Adrian said. Adrian also emphasizes that it is okay to not have all the answers. Networking and building relationships is essential to finding your place in this business, which takes time, practice, and patience. “It’s important to believe in yourself and to set goals,” Adrian said. “Don’t let anyone tell you you can’t do it.” Outside of work, Adrian loves spending time outdoors. You can find her biking or kayaking on Ebenezer Creek. She lives in Rincon with her husband and children after previously living in Bluffton. “Effingham County chose me. We moved out of Bluffton because we needed more room, and we ended up buying the first house we saw,” Adrian said. “When I landed in Rincon, I could see the growth that was coming. I could envision how it was going to change for the better, and I wanted to be a part of it.” With driven and motivated people like Adrian guiding the growth of development projects in the community, the future looks bright for Effingham County.

Casey Weredyk & CNR Farms Images of ranch life usually include a rugged cowboy. However, more than 230,000 farms or ranches in the United States are run by women, according to the most recent Agriculture Census. Meet local farmer and animal breeder Casey Weredyk. “I was born and raised a farm girl,” says Casey. Ever since she can remember she has loved animals. “As a child I was able to have every kind of animal I wanted. I was big into FFA and showing animals, which led to me and my brother Ryan breeding, raising, and showing rabbits.” That business was the start of what became CNR Farms. C for Casey and R for Ryan and Farms because…” well we all live on a farm!” After high school Casey went on to get a degree in Livestock Production, and rabbit breeding segued into dog breeding, specifically Labradoodles, Standard Poodles and English Goldendoodles. And Black Angus Beef Cows. And horses, alpacas, llamas, rabbits, chickens, and ducks. Did we mention it was a farm? Puppy Love At CNR Farms it’s a dog’s life. “We live on ten fenced acres so our dogs can enjoy romps around the farm and swimming in our two acre pond,” says Casey, “Our dogs are very much a part of our family and do not live in kennels.” She has always focused on the most ethical and responsible breeding and management. “I have absolutely fallen

in love with breeding dogs and raising the best puppies that I can, which means mother’s health comes first.” They perform extensive health testing before breeding and if the potential mother has any health concerns, or has had a difficult birth, they are spayed and sent to a loving home. And as a state licensed and inspected breeding facility, they follow meticulous guidelines. Casey’s goal is for her pups to have a service dog temperament and to that end CNR utilizes the Puppy Culture program. She works closely with new families and wants their purchase process to be an experience they will never forget. “I love seeing people light up when they meet their new puppy,” she says and is delighted when families stay in touch and send pics of the puppy growing up in its new family. Black Angus Beef Cows CNR has also branched out to breeding Black Angus Beef Cows, supplying beef to local customers. There

is a registered bull on site and the calves are grass/hay and grain fed and remain on the farm throughout their life. Calving season is Casey’s favorite time of year, because “I just love caring for my cows.” Farm Business Her advice for other women thinking about going into this business is “You have to have a passion for it because it is difficult at times.” She says the cattle industry is predominately male dominated while dog breeding has many more women breeders, which creates a sense of community and support. The experience has brought Casey out of her shell, she didn’t like talking on the phone or to strangers but now she can talk about cows and dogs all day long! She adds that “You have to care deeply about animals, and it can’t be about the money. Always have money in a savings account, because with animals you never know when an emergency will come about that costs thousands.” She loves owning her own business and working for herself because it is her responsibility—no one else’s. “This is my absolute passion,” says Casey, “It is a blessing to do what you love for a living.”

Community Service An Effingham County resident for more than 20 years, Toni is also a dedicated community advocate and volunteer. She is the current 2022- 2023 President of the Rotary Club of Effingham County, an organization she has been involved with for many years, including a term as Effingham County Rotary Chairperson for Service Projects.

oni Hardigree, real estate agent and Broker—as well as 2014 & 2015 Effingham’s Best Real Estate Agent, and Distinguished Sales Society Award Recipient—says she didn’t start out wanting to be in real estate, in fact her childhood goal was to be a first grade teacher. “I really thought I would be in elementary education,” she says. She worked instead in banking management before transitioning into Real Estate more than 15 years ago. Finding that real estate was the perfect fit for her, Toni worked as an agent for four years at Platinum Properties before buying the company in 2010. Platinum Properties has flourished under Toni’s leadership and today is very successful. Toni says the key to her achievements in real estate, and life, is loving what she does. “I absolutely love what I do. And if you ask people who know me or work with me, they will tell you, it’s true, because it shows in everything I do.” Toni works alongside daughter Kelsie, who is an associate broker, and together they have more than 25 years of real estate knowledge and expertise they use to assist their clients in achieving their housing goals. Effingham County residents are family. “We take immense pride in representing so many of our friends and associates with all of their real estate needs,” says Toni.

“This year I will have been a Rotarian for ten years” she says, “serving in numerous roles and on many special projects including Star Student, Speech Contest, Volunteer of the Year Award Banquet and Family Fun Day, formerly the Special Olympics.” She is also on the Board of Directors for the Effingham Chamber of Commerce. “I love the interaction with all our different businesses and how we come together to promote Effingham County as a wonderful place to live, work and visit as we work towards bringing tourism from Savannah to our communities,” she says. At the Chamber, Toni has also served on the Leads Group Member and Events Planning Committees.

Challenges & Rewards Every business has its challenges and rewards, and real estate is no exception. It may look easy from the outside, but there are a lot of moving parts to every transaction, from the initial inquiry to closing the sale. “I absolutely love what I do but it can have its moments. Working through the selling process with people is different every time. The fun part is when people are selling and moving into a new house. And helping first time home buyers get into a house—that’s very rewarding,” says Toni. Toni says she loves to list and sell properties but typically the managing broker’s role is managerial. She says her personal challenge is the division between being a boots on the ground realtor and being behind the desk. She says, “I do like managing, but I also like getting out there. But in the end, it all works out. I am busy but that’s because I like it that way!” She credits her daughter Kelsie with helping out and overseeing the property management side. Kelsie became involved with student housing while attending college and subsequently managed several apartment complexes before bringing that expertise back home to join her mother at Platinum Partners. “Seeing Kelsie grow in the company is very satisfying,” says Toni, “and she keeps the property management side running very smoothly.”

And they also have a new agent, Amy Greene, who previously was a real estate photographer before getting her real estate license. “I talked to her like a friend and suggested she interview at a lot of agencies, and I was so pleased when she ended up coming on with me. She’s awesome and I love training her, too.” Toni says she has learned a lot about people from managing her company. “Owning my business has taught me that everyone comes to the table with their own experiences and that helps my team create our own ideas. It is all about doing it better and faster,” she says. “And although we are very well established, we are always open to innovative ideas.”

Yes, interest rates may have gone up, but they are still very good. I think until we get more inventory the market will remain good and strong.” To sellers she advises they understand it will be a quick sale because multiple offers

Buster One key factor in the work day at Platinum Partners is Buster. Buster is a one year old Cavapoo, which is a cross between a Cavalier King Charles Spaniel and a Poodle (typically a Miniature Poodle or a Toy Poodle). Enjoying Life In her spare time, you are likely to find Toni in her garden. “Being able to have down time outdoors in my garden, just taking care of it or simply watering my flowers, that’s how I decompress. My garden is my thing!” She and Greg also really enjoy getting together with their five children, and especially with their grandchildren. “We love the grandbabies!” she says. Regarding renters, she says, “We manage annual and residential rentals, and that market is just like the buying/selling side— it’s very hot with multiple applications per listing. And like the purchasing market, there aren’t enough rentals out there. JODIE DEESE: Honey Ridge Stables Offers Riding Service in Guyton When Jodie Deese decided to open Honey Ridge Stables, she knew it would be a labor of love and that her three children would have a huge role in the business. DARCY GIAQUINTO: Creating a Healthy & Active Community Darcy Giaquinto, owner of CrossFit GroundSpeed, has been in the fitness industry for 25 years—in team sports, as a personal fitness trainer and as a CrossFit certified coach and gym owner. Her message is simple and powerful. “Never underestimate yourself, “she says, “You are stronger than you think.” Darcy sees her mission as much more than creating muscular bodies and healthy habits. At her CrossFit GroundSpeed gym, she has intentionally created a community that is welcoming and inclusive. She comes by that naturally, having been born and raised in Plainfield,Vermont, a small town. “I really liked growing up in a community where everyone could get to know each other, where you weren’t just another number,” she says. Always an athlete she played basketball, soccer and softball at the high school and collegiate level. Darcy started her career in health and fitness via personal training while working part time at a small gym in Vermont. She and Michael, a police officer, were seeking a move south, so in 2007 they moved to Pooler, where Darcy continued as a personal trainer. “It takes time to build a clientele base. It depends on word of mouth and now social media,” she says, “I outgrew my facility in one year, and I started dabbling in CrossFit.”

It’s equally important to avoid comparing yourself with others, as Darcy says, “Doing any fitness makes you better than the majority, who aren’t doing a thing.” She says it’s important for people to step out of their comfort zone and believe, “I can do this!”

CrossFit GroundSpeed “I had my level one certification and I thought CrossFit was a fun competition, pushing and motivating each other. I saw it as being an athlete as an adult.” She credits Drew & Jennifer McKensie in Savannah with being mentors in her early days, and after much research in 2012 she opened the first CrossFit in Effingham County. It was a success, so in 2015 Darcy purchased two acres and built a new steel building, where CrossFit GroundSpeed is today.

Life Today Although Darcy’s life is pretty much 100% GroundSpeed, her family is equally important. Michael was a police officer for 19 years and is now a police instructor, and he is also a Level 2 Certified CrossFit coach. Their 14-year-old daughter Isabella plays travel volleyball, so they are often found cheering her on at home and on the road. When there is free time, they hit the beach, “We are beach bums! We love to take a day off and go to the beaches at Hilton Head and St. Simons.” As for Darcy, she relaxes in her own unique way—“I put the top down on my Jeep and drive anywhere with my music playing loud!”

At a ‘regular’ gym, people come, plug in their earphones, and rarely interact, she says, “That’s not us! We are all about relationships and community.” Her clients keep Darcy motivated and she says they make every day a blessing with their smiles, because her mission is to make being there “the best part of their day. I love seeing that transition from frown to good day. It’s rewarding to see changes in daily attitudes and mindsets.”

I love it and can’t see myself doing anything else at this point,” Courtney Stephens says. Career and Relationships Courtney, a wife and mother of four from Montgomery, Alabama, began her career at State Farm as a customer service representative in 2013 under the leadership of the previous branch president Ronnie Brooks, who had been a commited agent in Effingham for over 42 years. Courtney was promoted to office manager in 2018. The team is now led by Brad Cherney, who came in as president of the agency a year ago. Courtney has been a tremendous asset to the agency. kids in a candy store, happy and laughing and I had to pursue it.” At All Things Chocolate & More it was love at first sight. She asked the owners to “take a leap of faith” with her and they did, agreeing to finance a large part of the asking price for seven years. Initially it was difficult. “I put in very long hours, working in the shop from 7 a.m. to 1 a.m. every day, seven days a week. “Every single day I was at the store,” she says. “I have eased up a bit on the long hours. I am still at the store pretty much every day, but it is a team effort. There is now a larger team that allows her to focus on growing and expanding in new areas such as Rincon.

SARA LOPEZ-SMITH: All Things Chocolate & More

S

ara Lopez-Smith inspires those around her with her positive outlook, incredible work ethic, and zest for new experiences. Her story has many chapters and is far from done, in fact in some ways she is just getting started! Originally from Guacara, a small and colorful town in Venezuela, Sara says, “I grew up around a big family and surrounded by the mountains and the very blue Caribbean Sea.” She also pictured herself living in a country where she could play in the snow, see skyscrapers, smell the aroma of new foods, and learn about other cultures. She was determined to “dream the American dream and make it mine,” she says. Sara came to the USA in 1995 with her two young daughters, $32 dollars and “the goal to be part of this amazing country and grow as someone without barriers, taking

fear by the hand until it became just a good friend to me,” she says. In many ways it is clear Sara has achieved that goal. Life provided many opportunities to travel and live throughout the United States where she, her daughters and son, were able to play in the snow of North Carolina and see the skyscrapers of Atlanta. It was a serendipitous opportunity which allowed Sara to explore the opportunities in Savannah. Sara was on the path to opening her own insurance agency in Atlanta before fate, and a Facebook post headlined “Get Yourself a Sweet Deal,” about a chocolate shop in Richmond Hill, changed everything. Sweet Savannah When asked why she wanted to own a candy store she says, “I had a vision of

Delectable Goodness “I eat chocolate every day. My favorite are pecan delights, which is like a pecan pie but better. For savory I love my Jalapeno Chicken salad, I could eat it every day!” says Sara. She is justifiably proud of the ingredients used in her food and the richness of her chocolate. “Chocolate is the food of the Gods. Chocolate comes from tropical places like I do but it adapts to new flavors and temperatures like I do. I guess I am what I eat!” You can find chocolate covered strawberries, chocolate, rum balls, cheesecakes, white chocolate lemon cake bar, layered parfaits, French Toast rolls filled with vanilla crème, as well as the entire range of traditional chocolates and pastries. The cannoli are so popular, Sara says they are the ‘backbone’ of the pastry case. They also have an in-house professional cake decorator, Jeniffer Santana, who can create gorgeous cakes for any occasion. The cafe’s crepes are a big customer favorite as are the avocado toast, the chicken-bacon avocado wrap, quesadillas, soups, sandwiches, breakfast paninis, Buffalo chicken pinwheels and the Jalapeno chicken salad. “All Things Chocolate & More is MORE!” says Sara, “It’s a place to visit for the food and the experience. Drop by for a coffee, some lunch, and sweet treat!” Life Today Sara, ”I love life. I cry hard and I laugh harder. I live to be the best I can be. From every mistake I make, I take that as a lesson. Sara Lopez-Smith, owner of All Things Chocolate & More, (ATCM) says she is very excited to grow her Richmond Hill chocolate shop and café by opening a new location in Rincon. “I know this will be a great addition to the community. We are bringing the love from our shop in Richmond Hill to the wonderful people of Rincon!” The new shop will offer the same experience and as her other location and most of menu items – from fine chocolates to delicious fresh baked breads and pastries, including her super famous cannoli, the jalapeño chicken salad, because “everyone loves that little kick of flavor!” she says. At ATCM, “the M is really for MORE! From cupcakes to fabulous wedding cakes. We serve breakfast all day but also offer to catering services. All from our hearts to yours,” says Sara, “It is more than a shop, it is an experience, and we grow every day in love and knowledge.” Of course, it is a team effort including her kitchen manager Suchittra Muay Watson. “She is creative, smart, firm and very organized. She is also a very cool lady! “she says. Chocolatier lead Amie Lane has been doing chocolate even before Sara bought the business, “She keeps learning, exploring, and improving everyday. “Cakes by Jeniffer Santana, who can create a special cake for any occasion, which will also be available at the new location. “I should name all my employees who help make this possible, but this is about the new store in Rincon so let’s find those that want to be part of this new chapter.” Opening Soon! PARKER’S KITCHEN MAKES DONATION TO EFFINGHAM COUNTY SCHOOLS Parker’s recently donated $14,000 to Effingham County Schools as part of the company’s Fueling the Community program. Effingham County Schools Superintendent Dr. Yancy Ford and Rincon Elementary School administrators accepted the unrestricted donation on behalf of area teachers and students at a check presentation at on May 11. The Fueling the Community program is a longstanding charitable initiative that donates a portion of every gallon of gas sold on the first Wednesday of each month to area schools in coastal Georgia and South Carolina. Parker’s is donating approximately $275,000 to public and private schools in Georgia and South Carolina this spring and has given more than $1.8 million to area schools since the program’s inception in 2011.
