Brickflow releases a White Paper looking to tackle the UK’s housing shortage The white paper, Solving the UK’s Housing Shortage, presents politicians with a robust 10-step framework for solving our chronic housing shortage. CRACKING THE CODE
The Programme looks to help retain existing bricklayers, support college learners, and increase productivity within the wider homebuilding sector. The ABC Assessment Centre, that will be extended as part of the contract, has helped over 1,500 bricklaying students gain employment over the past 3 years. Additionally, its onsite training programmes have supported 800 experienced bricklayers, on Tier 1 construction sites, to show competency in specific areas of bricklaying not supported by current curriculums.

Study reveals customers’ attitudes towards green initiatives in trade businesses The research comes from job management software provider BigChange and reveals that one in five Brits will only hire tradespeople who have clear environmental initiatives. An additional one in three respondents said that they prefer to hire trades businesses which are supporting the country’s green policies, but it’s not essential. The CCHB has published the Fifth Edition of the Consumer Code Scheme (‘the Code’) which has been updated following a comprehensive independent review. A fifth of tradespeople injured when breaking health and safety rules This startling statistic comes from Direct Line business insurance research, which also revealed that 39% of tradespeople think there is not always an emphasis on making sure junior colleagues know how to follow health and safety rules. Alison Traboulsi, Product Manager at Direct Line business insurance commented: “An employer has a duty of care for its employees. 80 million windows need to be replaced in the UK to meet net zero targets
This has emerged from ‘A Window of Opportunity’, jointly published by the Glass and Glazing Federation (GGF) and British Glass. The report says that the UK currently has the least efficient housing stock in Western Europe with regards to heat loss. HOLDING BACK THE FLOOD Fear of floods now impacting new home purchases
Nine in ten Brits are so concerned by the increased possibility of flooding due to climate change that it’s now affecting their purchasing decisions when buying a new home. Vantage and Co is the 2023 Master Builder of the Year. PB’s Lee Jones talks to the company’s MD, Stephen Rankin about his firm and the project that secured this most coveted of industry accolades. “
t genuinely hasn’t really sunk in that we’re the Master Builder winners even now,” confesses Stephen Rankin, as he shows us around the large renovation job that secured the FMB’s top prize. “It’s invaluable recognition for the hard work the whole team has put in. We didn’t actually realise at first that we’d also won the new Isuzu D-Max either.” Since its inception as a business in 2017, Vantage and Co has carved a niche in high end new build and renovation work of which Old Heaton House is an imposing example. First constructed for a wealthy Birmingham merchant in 1823, it is the 2nd oldest free-standing villa in the city. Throughout its long and varied existence it has also been put to use as a factory, before falling into a state of near irrevocable ruin. Now nestling amongst modern town houses and apartments in

the historic Jewellery Quarter – an area which is subject to a major urban regeneration drive – the Master Builder winning property stands as a beacon of brownfield renewal. Incredibly, this imposing late Georgian structure wasn’t even a listed building but, rather than just demolish it, the developer, Elevate Property Group, recognised its potential, and a building that has stood for two centuries has now been saved for posterity.
Craft skills Once the developer had stabilised the structure, the Vantage and Co team were brought into fit out a building that was no more than bare brick and would dedicate nine months of painstaking craft work to transform it into a palatial 5-bedroom home. It’s a job that required meticulous attention to detail and the finish in every

room exudes luxury, whilst at the same time utilising relatively cost-effective materials. “We had to work to a relatively tight budget where every penny has an impact on the developer’s profit margin,” Stephen explains. “As a result, the specification demanded a degree of creativity to achieve the desired look and

I think we’ve achieved that very well without compromising on the detail or quality of finish.” Internal wall insulation has been installed to the solid wall construction, and the roof has been heavily lined. Damp proof membranes were introduced, whilst Vantage and Co plastered, painted and decorated every room. “We’ve stayed true to the original building wherever possible and there’s some very nice curved details on ceilings that are as much as 5.1m in height in two of the upstairs bedrooms, for instance. Cast iron rads feature throughout with tall skirtings that complement those high ceilings. The original staircase has been stone clad, with each of the steps cut to size on site, and the joinery is bespoke, including the fire rated doors.”
Winning work Vantage and Co are no stranger to award wins, having secured two regional Master Builder trophies for Best Kitchen and Best Commercial project in 2021. The Old Heaton House job was successful in the regional 2023 Bathroom Project and Large Renovation categories, as well as
the overall Master Builder win. Stephen prides himself on a collaborative approach that will deliver on a shared vision, and champions communication as the key to any successful project. “Just something as simple as having a WhatsApp group that keeps the client in the loop with every decision can make all the difference,” he continues. “If you do what you say you’re going to, when you say you’re going to do it, that will earn a lot of trust. We’re working with clients that have high expectations, but to produce the quality that we do is also very rewarding for us.” Having initially pursued an academic path, Stephen turned his back on university to work as a bricklayer’s
labourer on site, which would subsequently evolve into a career as a skilled carpenter. Having also previously worked as an assistant site manager, he can point to experience of the building industry at multiple levels, not to mention a journey from hod carrier to the FMB Master Builder of the Year crown. Today, Vantage and Co employs a regular team of around 14 tradespeople, undertaking projects around the midlands and the south, generating work through word of mouth, and a trusted network of architects and property developers. “We’re often working with clients that have significant budgets and are increasingly working at the industry’s cutting edge, installing heat pumps, PV, very high levels of insulation and making use of recycled materials, for example.” Stephen joined the Federation of Master Builders in 2018, has been a regional board member for the past year, and is an enthusiastic advocate of the trade association. “We were still a relatively new firm when we became members,” he explains. “We knew what we were about, and what our values were, and the FMB is a badge of recognition. It communicates our own ethos very effectively whilst it’s also invaluable as a community. When attending the quarterly meetings – although all the contractors around the table are technically rivals – it makes you realise that the issues you encounter on site are also other people’s, and that we’re much stronger together.” It is that commitment to teamwork that is exemplified in the glowing words of endorsement of Elevate Property Group’s James Costello: “When working on a unique project you need unique people with a unique set of skills. We featured the Grindermate in our September issue and couldn’t think of a more worthy recipient of the Innovation Award 2023. The Metex Grindermate is a brick jig that makes cutting bricks much easier and safer. The nifty little product was created by Mark Thompson and Jim Wigan, who both boast 20 years in the industry – Mark as a quantity surveyor and director, and Jim running his own building company. From a spur of the moment idea, and a couple of bits of wood, to an advanced plastic moulded product sold nationwide, the Grindermate has come a very long way. Jim describes how the idea for a simple brick cutting jig popped up whilst on a job back in 2016: “We were undertaking a very
engagement with these products through comments, likes and views, that has helped us choose the very worthy winners. These products range from the latest developments in building materials to power tools – and everything in between. So, without further ado, here’s the Professional Builder Top Products of 2023.
big driveway project with a labourer who wasn’t very skilled at what he did, so it was more to do with keeping him safe, as well as keeping my anxiety levels down as a boss. We were doing thousands of cuts, so I made a prototype wooden jig for him to use, just something so I could go to work and not worry about the labourers in the background – Grindermate sort of created itself from there on!” The clever pair have added to the design of the jig since then. It’s now made of plastic, features teeth on the bottom to hold it in place on the ground and has a trough at the back of the platform to collect brick dust generated during cutting. It also has handy little embossed measuring pieces for guiding angled cuts. The Grindermate reveals the advantages of lived experience on site in the development of a product. When it comes to the safety of you and your workforce, a product that is simple to use, easy to carry, no hassle – and lets you keep all of your toes – makes all the difference. You could say what Mark and Jim have achieved is cutting edge stuff! The two are showing no signs of stopping either and are currently looking at an extension of the idea for roof tiles. With Metex on board, we’re sure the Grindermate will remain a cut above.

Professional Builder charts the development of Dulux Trade Diamond Matt.
WHAT A GEM! W hen you’re already one of the nation’s most recognisable brands it’s certainly not time to rest on your laurels. That’s why Dulux devotes considerable resources to monitoring the market and its changing needs. Indeed, the process of listening to customer feedback – and continually developing its products accordingly – is at the heart of that success. If you take Dulux Trade Diamond Matt, for example, its reformulation has addressed the demands of green building accreditations, as well as taking into account what decorators themselves are asking for in terms of its application, coverage and finish. “When Dulux customers purchase Diamond Matt they’re obviously looking for a durable product, one that’s easy to use, and is a pleasure to apply,” explains the project lead, Alexia Leonard.

The latest iteration of Diamond Matt fulfils that brief and more, including enhanced oil stain resistance properties. The whiteness level of the white option has been improved, whilst the product is now compliant with, BREEAM, LEED and WELL. In addition, it has a lower carbon footprint and, since Dulux Trade Diamond Matt is 99.9 per cent VOC free, it has a greatly reduced impact on indoor air quality.
Tested and approved So just what goes into the making of the latest Dulux paint? The simple answer is an awful lot of work because

reformulating what is already a very successful solution for decorators is an indepth project that can take anywhere from 12-18 months to come to fruition. Within that there are multiple stages, beginning with the R&D department developing the product according to the criteria set by the brand team. “Any Dulux paint is subject to a rigorous ‘Tested & Approved by Professional Decorators’ seal of approval,” reveals Dulux Trade’s Alexia Leonard. “Once we have a paint to test, an in-house team of professional decorators will get to work with practical assessments, all of which are blind tests. “Next, experienced independent decorators are invited to the Dulux Trade HQ for a further round of trials – again, under blind conditions. That’s a controlled environment, where every participant is using the same roller, applying the paint to identical substrates and so on. The final leg of the testing journey is the most diverse, where the paint is sent out to decorators and contractors working on a wide range of real jobs, from commercial to residential. “If at any of these points concerns about particular properties of the formulation are raised it will be sent back to the lab. Essentially, it has to pass every single stage in order to proceed.”
Durability The original Dulux Trade Diamond Matt already benefited from a hydrophobic surface, which repelled water-based stains, such as tea and coffee. In addition to that,
the upgrade features a new binder which provides a superior level of oil-based stain resistance. Instead of the liquid being absorbed by the paint, it sits at the surface, and can be easily removed with a sponge or cloth and some mild detergent. That makes it just the job for high traffic areas or kitchens. Whether it’s up against children with sticky paws, the homeowner’s work-soiled apparel, or coat-shaking pets relieving themselves of the great outdoors around the room, walls will look newer and cleaner for longer – and there’s no need to repaint just to remove unsightly spots. Moreover, the latest formulation retains its superior scrub resistance. In terms of the regulations that means it is compliant with BS EN ISO 11998 Class 1 and BS 7719 Class C. An easier way to translate that into the real world, however, is that it can
withstand 10,000 scrub cycles – or the equivalent of over five hours of non-stop scrubbing. “We live in world where a builder’s clients are looking for the sustainable option, and paint is no different,” adds Senior Brand Manager, Angela Hegarty. “Dulux Trade Diamond Matt is 99.9% VOC (volatile organic compound) free, for example, which has a minimal impact on indoor air quality.” Of course, for the property owner looking to decorate their own personal haven from the outside world, colour is always king and the more than 11,000 options that were already on offer have been joined by 150 additional extra deep colours. At the same time, decorators have already praised the improved levels of coverage and opacity, with a flatter finish and reduced sheen levels that are a consequence of more pigment in the paint. In application, two coats are required, with drying times of 4-6 hours helping tradespeople turn the job around faster. “Once a product like Dulux Trade Diamond Matt has been released into the market that’s far from the end for us,” concludes Angela. “We’re continuously gathering insights from the market with a view to further improvements. HEAT GUNS In the latest edition of our power tools buyers guide series, Makita provides advice on choosing a heat gun for painting and decorating applications.

high-quality heat gun is a useful item for professionals to have in their kit, especially when taking on painting and decorating or interior refurbishment work. It also has a wide variety of other uses. One common use of a heat gun is the safe removal of paint and varnish from surfaces such as doors and window frames, which has significant advantages over alternative methods such as sanding or chemical paint strippers. Sanding creates dust, which not only causes mess but also presents a health hazard if not controlled correctly. Inhaling dust should always be avoided as it can lead to serious lung conditions. However, this risk is even greater when working with older paints that include dangerous substances such as lead. Similarly, chemical paint removers have their own health and safety considerations such as fumes, flammability and avoiding accidental contact with skin and eyes.

Heat guns can also be used to aid the removal of linoleum and vinyl floor tiles, for quickly drying surfaces prior to coating or applying a gentle heat to help speed up the curing of filler. They can also be used for shaping plastic pipe and conduit

and to help remove anything held with adhesive, such as stickers and labels. While heat guns may seem relatively simple, there are a range of factors that should be considered when choosing the right tool for the job.

Versatility Selecting one with variable heat and air volume settings is always recommended as this gives the user the control to meet different requirements. A high temperature will be required for stripping paint quickly and effectively but a lower one may be desired for drying to prevent accidental damage to the surface. For example, the Makita DHG181 18V LXT heat gun has six heat settings from 150°C to 550°C and two air volume options of 120 or 200 litres per minute.

Reduction, wide slot and welding nozzles will concentrate the flow of air to various degrees. There are also glass protection nozzles that direct the air away from the glass to prevent it becoming overheated, and can be used for the removal of window putty. If you own a corded Makita
Ease of use In addition, it is important to consider how easy to use the heat gun will be. This may be the inclusion of a lock-on function for easier more comfortable use when working for extended periods, on-tool work lights for illumination of the area and hanging hooks for easy storage. Also, the ability to stand the heat gun on its backend may also be useful for hands-free operation, or to place the tool in an upright,
standing position in order to protect work surfaces while the gun is still hot.
Safety The safety features of the tool should be looked at. For example, the DHG181 includes a safety switch on the trigger to avoid accidental activation, which could cause burns or damage if the tool is already up to temperature. In addition, safe removal of the nozzle should also be considered. The DHG181 has a toolless quick eject mechanism that means the nozzle can be swapped without needing to handle the hot metal or waiting for it to cool down. A heat gun is a useful addition to any tool kit, where it can be used for safe, effective paint removal. However, it is important to choose the right product as not all options offer the same level of versatility, ease of use and safety. he recent political party conferences were a gift to UK journalists, with plenty of stories coming out of their pledges and promises. Not all of them good! One good story that we noticed though, was Sir Keir Starmer’s commitment to create thousands of Georgian-style homes, as part of a drive to build new towns on the UK’s Grey Belt areas. While exact locations would be allocated through consultation – apparently including the communities impacted – this does seem a positive, genuine effort to tackle the housing crisis, and something which jumped out for us was the promise to focus on “gentle urban development”, emulating fivestorey townhouses built during the 18th and 19th centuries. In a nutshell, he is promising lots of Georgian terraces. Georgian houses are often hailed as some of the most elegant of the architectural styles over the years. They were characterised by their rigid symmetry and often featured partial
stucco fronts, with white or cream renders, complemented by neat, simple brickwork and multiple storeys. The townhouse would be tall, with sash windows that reduce in size in upper floors. Being arranged in crescents or rows, they are ideal for building large numbers of homes on less space.
look, any new home created in the style should follow the same rule, with classic colours. This also provides an opportunity for those working in retail to upsell a range of products – outdoor paints, door furniture, masking tape and doorstep accessories – mats, plants, bootcleaners.

much narrower halls and staircases, to save on space. It’s fair to say that a lot of new builds these days are smaller, for the very same reason. If these new builds are being created on smaller sections of Grey Belt, then decorators can provide advice on how to make the hallways look larger – lighter paint, colour drenching, appropriate flooring and plain or spindle banisters to make the most of the light.
Paint colours Period properties look really good painted in ‘heritage’ style colour paints, which can demand a premium. While modern versions of Georgian style homes may be a little smaller, the darker, richer paints still work very well – rich dark blues, greys and greens. Those darker colours will require a professional finish, which is where a premium masking tape like FrogTape will come in – no paint bleed onto the classic white ceilings in these builds!
Ceiling roses New build buyers may want to add these if they are not included in the property or may be looking to paint them to suit a personal colour theme. Smaller brushes, the correct paints and adhesives, and thin, delicate surface masking tapes will all need to be on hand to ensure the right kind of finish is created by the decorators,

Decorative fireplaces Fireplaces are subjective. Original Georgian fireplaces were very ornate but the modern consumer – and housebuilder – may have different tastes. As with the ceiling roses, this may provide an opportunity. Tiles, accessories, ornamental grates and specialist paints should all be considered around fireplaces – they help to really make a home.
Floorboards Wooden floorboards were a popular feature of Georgian homes, particularly in the kitchen areas. Homeowners or building companies looking for a personal or contemporary touch may be particularly interested in painting them – creating bespoke patterns using FrogTape is something we are seeing all the time, to replicate a tiled effect while maintaining the look and feel of wood. The Georgian style spans over 100 years so there are several variations,

ome of the advantages of a well-lit working environment are as obvious as night and day. If you can more easily identify hazards then it’s clearly going to be a safer site – but there are more subtle benefits. You shouldn’t be underestimating the implications on health, for instance, with a gloomy interior risking eye strain and subsequent headaches. If you’re more readily able to spot what you need your productivity will improve, not to mention the quality of the finish. At the same time, achieving all of those goals will depend on the type of equipment you choose, and just what it is you want your light to be doing. For a relatively compact solution, 6500 lumens is a very high output, although four light settings can adjust it up or down between 100%, 75%, 50% or 25% of its maximum. That will comfortably give enough light to dispel the dark in

practically any indoor application a small builder might encounter, whilst the unit can be positioned a long way from you to illuminate the maximum area. In addition. the IP65 protection makes it suitable for outdoor use. o one likes the rain – it makes everyday tasks more difficult and inconvenient. But what about its impact on a home? And how can you fight against the effects of driving rain? It’s no secret that the UK is accustomed to heavy rainfall. In fact, Autumn 2022 was wetter than average, with the year recording an average rainfall of 1,051mm.1 This isn’t likely to change anytime soon, with extreme weather conditions (such as floods and storms) being linked to the effects of climate change and global warming. With this in mind, it’s no surprise that moisture damage or having water appear inside the four walls of your home is every homeowner’s worst nightmare. Yet, with most houses constructed from porous materials, such as brick, concrete or stone, it is a real risk. Moisture is the most natural agent responsible for the deterioration of a building’s exterior, with the amount of water deposited on outside walls by driving rain larger than any other source, including condensation. Defined as rain propelled by driving

wind, driving rain can result in significant damage to a home, including staining, leakage, dimension change and much more. Without the correct protection, it’s possible for rain to seep through exterior walls, making its presence known through the appearance of damp patches, crumbling plaster or peeling wallpaper – a process called penetrating damp. The
situation can also get worse in the colder winter months, with the potential for freeze thaw damage. course, a leak-free roof and correctly performing gutters, in heavy winds even this is not enough to prevent driving rain from reaching the exterior walls. If a customer is concerned about penetrating damp or freeze-thaw damage affecting their home, it is recommend that they take action by sealing the external brickwork. While there are various products available on the market, look out for one that is quick drying and is able to be applied to damp surfaces, meaning you don’t have to wait for the last rainfall to dry before starting work. As with most jobs, preparation is key. First, give the surface a good scrub with a stiff bristle brush to remove any dirt, moss or other debris, as they can affect the sealant’s ability to properly adhere and soak into the substrate. This is also a good time to fill in any cracks and carry out pointing repairs, if required. Water sealant is often best applied with a brush or roller, especially if you’re working with a large area. If you’re tackling a wall, work in one metre
sections from the bottom upwards and ensure an area is fully saturated (including the mortar lines) before moving onto the next section. Make sure to treat the whole wall rather than isolated areas, otherwise you can unknowingly create weak points, and always ensure the first coat has fully soaked in before applying the second. DC: It is not recommended to use CaberFloor P5 outside, although it is moisture resistant and can withstand limited exposure to rain and moisture during the build process – and will still retain a high percentage of its original strength. Instead, CaberDek or CaberShieldPlus are better choices, as both feature protective coatings.

DC: Protected from weather and dirt for up to 42 days before roof enclosure, CaberDek’s film layer can be removed after plastering and decorative work are complete to leave a clean surface ready for interior floorcoverings. CaberAcoustic is available as 18 or 22mm CaberFloor P5 with a 10mm soundproofing layer and reduces sounds transmissions by ΔLw19dB.

What types of flooring construction can CaberFloor be installed onto? DC: As well as laying floors across conventional timber joists, the material is ideal for use on engineered timber and metal web joists, or even wooden battens secured into concrete or other substrates. The product can also be fixed directly across existing wood floors, though care needs to be taken regarding the level and soundness of the retained boarding. As well as in ground and upper storey applications, the panels are often used in loft conversions, garden rooms and other modular type buildings, to be covered by carpet, tiles and vinyl. The panels can be screwed or nailed to the joists, battens or existing timber floors: fixing them at 200 – 300mm centres along the edges and 300mm elsewhere along the supports. Fixings should be at least 9mm from the edge of the panel, while nails should be 10 gauge.

Can you provide us with an indication of the sealing and fixing products that complement the flooring range? DC: When gluing boards with CaberFix Joint&Joist, only five fixings per board are required, one at each joist position – so cutting installation time. When the Joint&Joist adhesive is utilised, it should be applied to the edges as well as along the supporting timbers.

Squeaky floors are the bane of homeowners so how does CaberFloor eliminate the issue?

What sizes do you supply for each type of board? DC: The boards are available in standard thicknesses of 18 or 22mm, in both square-edged or T&G options; the latter being profiled on all four edges to offer greater stability and flexibility of use. All CaberFloor panels measure 2,400 x 600mm.
PB DC: Employing the previously mentioned adhesive systems virtually guarantees that squeaks and creaks can truly become an irritant of the past. The glue is five times stronger than nails. Alternatively, you could choose the onebottle solution, CaberFix D4, which can be used for all panel fixing and sealing jobs.

DC: Laying CaberFloor saves time as you don’t need to provide as many intermediate supports or noggins, while hidden nails and screws can be used with the tongue and groove (T&G) board. The boards are of high quality and dimensionally accurate with high loadcarrying capacity and can be utilised in a variety of ways. The precision-engineered edges ensure their accurate and speedy installation, as well as tight-fitting joints to eliminate unsightly ridges. You should remember to leave a 2mm expansion gap per metre run, at the perimeter.
Sustainability credentials are, of course, now paramount. How does the West Fraser CaberFloor portfolio perform here? DC: Over recent decades, the conservation of forests has become of great concern to us all. FASCIA FACTS Kevin Taylor, Training and Technical Support Manager at Marley gives a simple checklist guideline and practical tips to make sure the fascia installation is as smooth as possible.
The fascia is a vital part of the overall roofing structure and helps to comply with BS 5534 (slating and tiling for pitched roofs and vertical cladding – Code of Practice). The code states that the roof slates and tiles at the eaves should be supported in substantially the same plane as the main roof. This means setting the fascia board to the correct height so the tiles neither noticeably drop nor kick up. If not sufficiently supported, tiles and slates can drop, with the result of unsightly gaps below the second course of tiles. In addition, if the gap is large enough, it could mean the roof space is exposed to driving rain if it is not addressed before the tiles are laid. If the fascia board is set too high, the bottom row of tiles will kick up and the risk that they could be sitting below the recommended pitch. Too much kick at the eaves can also cause flat spots or even a negative fall on the underlay/support trays which could lead to ponding and eventually water ingress. This can be a concern where the roof pitch is equal to, or close to, the minimum pitch of the roof tile.
Setting the fascia There are three key factors involved in setting the correct upstand of a fascia board: ● The type of roof tile or slate specified for the project ● Decisions around whether to include additional over-fascia vents ● The roof pitch

On site It is always best to perform a simple check on site using two short pieces of batten and a couple of roof tiles before work commences. The first batten should be fixed to allow the tail of the tile to finish 50mm over the fascia board on the rake to provide effective drainage into the gutter (although this can be extended for larger gutters or gutters which are off set from the fascia board). The second batten should be fixed at the maximum batten gauge for the roof tile. The two tiles can be laid loosely to double check whether the tiles noticeably drop down or kick up. If the tiles drop down, then the fascia board will need to be raised, or a timber batten of suitable thickness fixed to the top edge, to make up for the shortfall. This should be installed before any of the roofing materials as well as batten setting out is carried out. If the tiles kick up, then two checks need to be made. Lay the support tray loosely (or 5U felt or other UV stable carrier) at the eaves and check there is still sufficient fall to guide any rainwater into the gutters.

Using a pitch finder, check the laying angle of the first roof tile. If it is more than 5 degrees below the minimum recommended roof pitch (known as the laying angle of the tile), then the fascia board may need to be lowered or cut down. For the majority of common roof pitches, upstands totaling between 35mm and 50mm work for most interlocking tiles depending on their thickness, and around 55-65mm for plain tiles. For slates, the upstand should be approximately the batten depth + two thicknesses of slate (e.g., 25mm + 2 x 5mm).
Bell-cast or sprocket eaves Traditionally, steep roofs, often with long rafters (such as church roofs, spires, and turrets) were designed with bell-cast or sprocket eaves. This is where additional short sections of rafter are fitted to the eaves at a significantly shallower angle to slow the flow of water down before it hits the gutter. However, such details are not suitable for interlocking tiles and should only be used for smaller format materials such as plain tiles and small slates and cedar shingles.

The bare necessities Professional builders should only install products that meet the PAS:24 and Document Q compliance regulations. However, these are just minimum requirements. Document Q regulation covers anything that can provide an easy access point to a building, including garage doors. For apartments or multioccupancy buildings, the regulation covers any door intended to provide privacy or security to the occupant. Any door or window that is marketed as compliant with Document Q will have been tested to ensure it meets the requirements of PAS:24, which covers aspects like locking systems, hinges, and overall product security performance.
Exceeding regulations Professional builders working on residential properties should be prioritising security beyond the minimum requirements. There are additional standards which test products further for homebuyers’ ultimate peace of mind. For example, Secured By Design (SBD), is the official police security initiative that works
to improve the security of buildings. All systems in the Origin Home range can meet PAS:24 and Document Q compliance regulations and many of them also boast the police-approved SBD accreditation. Nearly a third of intruders break in by forcing the lock, so this is a key area for consideration. High-quality doors will have tamper-proof options which prevent intruders picking, or drilling the lock. Builders should also opt for doors and windows that have multi-point locking systems. Origin products incorporate a range of extra design features like these to maximise security. Origin doors, for example, can have a unique 8-point locking system and 3-star diamond cylinder. They can also accommodate the likes of toughened glass. Origin windows use either the Yale Encloser lock or the Nemesis multi-point lock, which are proven to boost security.
Weaving security into aesthetics However, homebuyers don’t want to

Aluminium’s innate strength and durability make for secure and resilient door and window frames. Compared to wood or steel, aluminium has a much higher strength-to-weight ratio. What impact will the Future Homes Standard have on installers? Quickslide’s Ade explains. There is much discussion amongst my colleagues and friends in the window and door industry about the Future Homes Standard (FHS for short) which, if you’d bothered to check – and you will have to at some point or another – is a posh name for the next round of Building Regs for new homes. But it’s not due until 2025 and, according to some that seem to know, probably not until late that year or even into the following year. Here in the window and door industry there’s been a lot of fuss about needing triple glazing if we are to get anywhere near the U values for windows that will be written into FHS; lots has been written in our industry’s trade mags claiming compliance with the new U values for windows and indeed, doors too….but here’s a thing: nobody knows what those U values will be, because not even the government knows, or at least they’re not telling anybody yet, though that might have changed by the time you read this.

The process behind the publication of any Building Regulations includes what the government big wigs call ‘a period of consultation’ which, if you are a tad cynical like me, means that everyone has a chance to comment on the proposed new regulations before they get approved…and then they go ahead and publish what they had
already decided anyway. And we are not there yet for the FHS as I tap away and may not be until early next year. Nonetheless, a number of window and door manufacturers have claimed ‘Future Homes Compliant’ for their products when they, like everyone else, are guessing! So, what is the reality?
Is three the magic number? Residential doors with profiles as deep as 120mm currently achieve U values as low as 0.71 W m2K

First, FHS only covers new build, not RMI – Repairs Maintenance Improvement – which those in the know say will come much later. So, if you build new homes then it will again change the way you do things, although you will already have an idea what to expect. And whilst we do not know what the U values will be for windows, our industry experts do tend to concur that triple glazing is likely to be the way forward. However, there is some dispute over that, with vacuum glazing cited as one alternative to three panes of glass, and other tricks such as the use of RCM (recycled composite

material) for reinforcement in PVC-U profiles, instead of steel. The window industry is divided with many claiming that the additional weight of triple glazing windows will make them costly and unwieldy to manufacture, transport and fit, whilst others believe that it is a golden opportunity to offer superior insulation in addition to security and noise control. However, in my view, triple will become the solution for windows to improve on the 0.80 W/(m2K) that those with the clearest crystal balls are predicting. And not least the experts for the people that produce the profiles, who stand to benefit the most perhaps. The values for entrance doors too, are predicted to improve, with the result that a front to back profile of at least 70mm is likely to become the minimum requirement, with at least one producer already offering a 100mm door slab in a
120mm frame. U values for that hover just around 0.70 W/(m2K), a performance that is pretty much assured to beat the requirement for FHS.
Extensions and improvements So, where does this leave extensions and improvements? Again, nobody knows for certain. But whilst since 2002 home improvements have been covered under the Building Regulations, this will now change. At a recent glazing industry conference, the same experts that predicted triple glazing would be the way forward for new build, also suggested that when Building Regs caught up for other building work, nothing would change for replacing windows and doors. In other words, if

you don’t build houses then you’ve nowt to worry about. If you do, then you’d better be prepared for some big changes. But you’ll already know that, won’t you, just not how big yet (and don’t let anyone tell you different!). We will be ready whatever they come up with, that’s for sure. KNOWING ALL THE ANGLES Continuing our look at some of the key innovations in power tools from Bosch Professional, we examine angle grinders
Amongst the extensive BiTURBO grinder offering are machines equipped with the X-LOCK system. For anyone familiar with Starlock for multi-tool blades, created from a collaboration with Bosch and Fein, the concept is a similar one. Where previously the changing of attachments would require a spanner, X-LOCK allows you to add and remove an attachment with a single click, with no additional tools and in as little as three seconds. In addition, the system will not allow directional blades to be fixed incorrectly, whilst X-LOCK discs will fit on any Bosch grinder. One further advantage is accrued from eliminating the need for a nut to secure the blade – and that’s with X-BRAKE. This additional safety feature means that the tool disc will come to a stop within a second and is made possible by X-LOCK

itself. On a traditional angle grinder, decelerating an angle grinder blade too quickly on a regular basis will eventually loosen the locking nut, with the potential hazard of the blade then falling off. XLOCK prevents this from happening whilst also ensuring that the blade will stop instantly when you put the machine down. A number of the BiTRUBO grinders also feature paddle switches, which

effectively provides the reassurance of a dead man’s switch – when you hold the switch the machine starts and when you let go it turns off. There are also a number of other safety features. The machines are, for example, equipped with KickBack Control. This makes use of an accelerometer that detects a sudden change in orientation and automatically switches off the machine, reducing the chance of kick back, and potential injury to the end user – or damage to a workpiece. Similarly, Drop Control makes use of the same accelerometer technology in stopping the tool when it’s dropped. Connected tools will log the incidence of KickBack or Drop Control activation, so the owner of the tool will know if it’s being used incorrectly – or abused – when in the hands of an employee.
Compact disc A relatively new machine introduced this year is the GWS 18V-180 PC. The P

denotes the aforementioned paddle switch, but what makes it really interesting is its 180mm disc as opposed to a 115 or 125mm disc you would find on a smaller angle grinder. Because of the BiTURBO brushless technology, the head of the gearbox on this tool is smaller than it ordinarily would be on a large mains-powered angle grinder. Indeed, it’s that gearbox that limits the maximum depth of cut to 59mm on a 2,400 watt, 230mm disc unit. On the 18V, 180mm disc, Bosch GWS 18V-180 PC with a smaller gearbox, however, that cut depth figure is extended to 61mm – which means it actually outperforms its corded compatriot.
Making the cut In practice, what that delivers is the same cutting performance as a 230mm large angle grinder in an 18V cordless that’s 35 per cent lighter in weight. Whilst the UK market tends to be predominately a 115mm angle grinder one, a smaller machine that can punch above its weight is a useful addition to the Bosch portfolio and demonstrates the advantages and potential of the ProCORE18V and BiTURBO systems combined. Continuing that theme, the top of the range GWX 18V-15 SC delivers 50% faster cutting and more metal removal than previous 18V cordless grinders from the same manufacturer. There’s three speeds, the slower for sanding and the higher for cutting. The shock absorbing handle will be welcome, and the guard is adjusted by a simple lever, with multiple locking points to find the right guard position. Tradespeople will, no doubt be unaware that the EU regulations on angle grinders have changed. Professional Builder attends the launch of a vehicle that is acCUSTOMed to success If a company is already the market leader by some distance, then that’s a very good place to start. Of course, that does mean, when introducing a new iteration, the onus is squarely on improving what is already a very good product, and with the new Transit Custom that’s something that’s certainly been achieved. The Transit Custom was first unveiled to an eager and enthusiastic public in 2012, and is, of course, the heir to a much older heritage that extends to more than half a century. Since then, the van owning experience has been transformed but there’s never been the kind of changes that we’re currently contending with. Where once the internal combustion engine (ICE) went unchallenged, we are in an era where diesel, battery electric vehicles (BEVs) and hybrids (PHEVs) all co-exist, which adds a new dimension to the choice and versatility that the Transit brand already champions. For a builder, the van is very likely to be the single biggest investment in their business, so they need a good reason to update. To make the leap the replacement needs to be more productive, economical,

and a greater asset to the firm. Added to those parameters should, of course, be style, because the vehicle you arrive at the job in will say a lot about you. In that respect, Ford’s flagship commercial vehicle does not disappoint. From the standard 6.5 x 16in. alloy wheels to the 2m high roof, or headlamps to twin rear opening doors, its sleek and sculpted

exterior exudes authority, making a powerful and professional statement for a trade business. It’s not just about aesthetics, of course, because the form fulfils a function, with aerodynamics playing its part in efficiency gains. Better posture and productivity is gained from a slightly lowered roof. At the same time, the seating position at the steering wheel is still satisfyingly high, and a flat front aids visibility. Inside, there’s an abundance of space around the driver and his passengers. Around 30litres of additional stowage has been gained from moving the passenger air bag into the roof, in fact, with the parking brake taken off the floor to create a flatter and less impeded surface.
Ground up update Connectivity is no longer the preserve of the tech savvy with access to data on our smartphones now demanded, and here again the Transit Custom scores highly. Thanks to a full suite of services, the location of any vehicle you own, and what it’s doing, is at your fingertips. Moreover, the FordPass Pro app has been specifically designed for operators with one van or a small fleet of up to five. With it, vehicle health can be interrogated, the van can be remotely locked, and GPS positioning is displayed. Anyone new to Transit Custom may well be surprised by the spec that is supplied as standard, which includes an 8in. digital cluster in front of the steering wheel, and a 13in. touchscreen in the centre of the dash. There’s wireless charging, in addition to wireless Apple CarPlay and Android Auto functionality, all supported by a 5G modem. Ford is in constant dialogue with its customers and the fruits of that can clearly be seen in the mobile office experience. Here, an ingeniously simple tilting steering wheel opens up multiple uses – as a workspace for a tablet or laptop, or just as a flat surface on which to eat your lunch. Moreover, that’s complemented by the possibilities that the creative storage solutions support. Indeed, wherever you care to look you’ll find that the new Transit Custom is a true, ground up update. A 100kg in
100kW or 160kW, with an anxietyeasing range of 337km. 11kW DC charging and AC charging is available as standard.

weight has been taken out of the product, for instance, which can then be added to the payload. In the BEV the wheelbase has been made marginally longer to accommodate the lithium-ion battery, with greater flexibility on offer in the cabin space. Behind the wheel, improvements to handling are evident from the new independent rear suspension which, in adhering to the tarmac and around corners, really does provide a car-like performance on the road. The Transit Custom is powered by a 2litre EcoBlue diesel engine, with a very impressive 2.8 tonne towing capacity. Even in the PHEV a more capable power split between ICE and battery means it can tow 2.3tonne, an unrivalled figure in a hybrid, and one that is repeated in the BEV. As with the current product the diesel features a six-speed manual gearbox, with an eight-speed auto also available. There’s equally a choice of front- rear- or intelligent all-wheel drive options. The BEV features a 64Wh battery with a choice between two e-motors at
Entering the all-important load space through the substantial sliding side door aperture you’ll find that a sidestep improves access to a lower floor than featured in previous models. The greatest of the two body lengths, the L2 variant will – in tandem with the load through hatch under the passenger seat – provide 3.45m of length. There’s a healthy payload of up to 1,350kg, and volume from 5.8 to 6.8m3. Safety features as standard are generous, including precollision assist, lane keeping system, traffic sign recognition, and intelligent speed assist, whilst options include a 360° camera. The Transit Custom has now led the one-tonne van segment since 2015, and the latest model shows no sign of relinquishing its table-topping appeal. ‘Car-like’ is a much-overused epithet in the commercial vehicle world but it is a particularly apt description here. Adam from the Mr A Builders YouTube channel partners up with the Professional Builder and Professional Heating and Plumbing Installer YouTube channels to talk air source heat pumps with Warmflow.
Adam from Mr A Builders fame is currently conducting quite an extensive extension to his end-terrace house, which has allowed him to reassess his current energy situation and think about possible alternatives. With that in mind, we arranged a meeting between Adam and Niel Rumbold, National Sales Manager for Renewables at Warmflow, one of the UK’s leading heating manufacturers, to have a chat about air source heat pumps. Adam admitted himself that he’s no expert when it comes to air source heat pumps, so Niel started with a useful introduction to the fundamentals of one. He explained that air source heat pumps use the air around the pump to boil a refrigerant contained within it at a very low temperature which is then turned into heat the homeowner can use. As Niel puts it in the video, the outside air is essentially your fuel.
Using a heat pump Some key differences Niel noted for using up this type of energy is that peaks and troughs should be avoided where possible. That means rather than having the heating off for most of the day, and then cranking it up to full blast in the evening, it’s best suited to being on

constantly at a very low temperature. Although this may sound like money going down the drain to those new to heat pumps, it actually has the potential to save big on bills in the long run. Niel susbsequently explained that the potential to save money on your energy bills is not an absolute for every household. A whole house approach to insulation and heating is needed for heat pumps to be effective. Thankfully, Adam’s house has been reinsulated and he’s planning to install underfloor heating, which he was surprised to learn was ideal for heat pumps.
Installation Next, Adam and Niel discussed the particulars of getting an air source heat pump installed. First the pair sized up the new utility room Adam had built for where the inside kit could go. Then, the two took a look outside, where the heat pump itself would be positioned. Niel provided some insight into requirements here, such as the space needed around the pump to maximise airflow. Going outside also allowed Adam to raise a concern of his – noise. Niel allayed these concerns by explaining that a Warmflow 20kW pump was no louder

than 54 decibels when at maximum – quieter than a gas boiler flue!
Final thoughts At the conclusion of their meeting – and as Warmflow does with all its potential customers – Niel gave Adam a quote for his property with a recommended heat pump size. By assessing a property from the ground up, the company works out what would work best to maximise energy efficiency. Adam then gave us his updated thoughts on air source heat pumps and what he’d learned. Some of his main takeaways were his surprise at how quiet they were and how well they work with underfloor heating. He now feels much more confident about heat pumps for his own home and when it comes to informing future building customers. So when a certain Mr C Holdaway advertised himself as Painter, Grainer & Decorator, I doubt he imagined that the ad would still be there over 100 years later. But there it still is, in the London Borough of Lewisham. Mr Holdaway certainly had good value from whatever he paid for the large hand-painted sign high up on the flank wall of a terrace of shops. I especially like the fact that Mr Holdaway was advertising his skills as a grainer. This was a common profession in the Victorian and Edwardian eras, when it was fashionable to disguise cheap softwood doors or furniture by counterfeiting the grain patterns of more expensive hardwoods onto their surfaces. In fact it wasn’t only softwoods that were disguised in this way. For example, you might have occasionally leaned your elbow on the bar of a posh Victorian pub, admiring the beautiful mahogany timber. But quite often those ornate curved bars were made from fibrous plaster, with the mahoganystyle graining painted on afterwards. Well, I shouldn’t really say “painted”. The grainer’s technique was (and still is) far more skilled than that. A base coat of orange or brown is followed by a coat of “scumble
glaze” – a thin oily mixture that is spread out using various brushes, sponges, rags and combs, to imitate the grain of rare and exotic hardwoods. Sadly, the traditional trade of graining is now a dying one. Very few of your clients will be aware of it, even though it has a history traceable back three thousand years to the ancient Egyptians. And yet, the concept of imitating wood grain on other materials is still alive. For example, uPVC windows and doors are routinely offered with an optional wood-grain finish. Fibre-cement cladding planks likewise come with an embossed wood-grain effect. And of course we are all familiar with the cheap laminate flooring that looks like timber but is really plastic. So why should the ancient craft of wood graining be viewed any differently from these more recent forgeries? Well, for me, it’s the creativity and handiwork involved. If Mr Holdaway grained a door for you, it would be unique, because no two doors would be exactly the same. And the same can be said of the painted adverts on the sides of buildings. They are all individual, and a great reminder of a bygone time.

GOOD HEALTH NO. 49 HAND-ARM VIBRATION SYNDROME (HAVS)
THE HAVS AND THE HAVS NOTS HAVS is a condition caused by regular, prolonged use of tools or machinery that vibrates. Over time, the vibration causes damage to the nerves, blood vessels and joints of the hand, wrist and arm. This results in the painful and irreversible condition of HAVS, recognised as an occupational condition. Since 2005, the Control of Vibration at Work Regulations have been in place to better protect workers against HAVS. However, according to the Health and Safety Executive there are an estimated two million people who are deemed at risk in the UK. So, who exactly is at risk? Regular or prolonged use of the following kinds of equipment are known to have a risk of developing HAVS: ● Concrete breakers ● Sanders, grinders, disc cutters ● Hammer drills ● Chipping hammers ● Chainsaws, hedge trimmers ● Powered mowers ● Scabblers ● Hammer action tools This list names only a few examples – there are many more! The length of time spent using the vibrating tools or machinery, and the type of vibration they emit, determines the risk. Usually, it may take years to develop but sometimes it can occur within months depending on how much exposure to vibration there has been. Hand-arm vibration syndrome has early signs and symptoms. It is really important to take note of these as if you continue to use vibrating tools then the condition may become considerably worse. It can result in permanent symptoms which cause pain and disability. It may impact your ability to work. You should be on the lookout for: ● Tingling and numbness in your fingers (which might disturb you at night) ● Loss of feeling in the fingertips ● Weakness in your hands – being less able to pick up or hold heavy objects.

If the early signs and symptoms of HAVS are ignored, they will get worse and more severe. If you have any symptoms or concerns then you should report these to your employer and receive a health check. It is their responsibility to protect you against HAVS; you should follow any guidance or measures that are put in place. The risk of HAVS may be reduced by: ● Using suitable low-vibration tools ● Always using the right tool for each job
“If you develop symptoms, or are concerned, then do not delay seeking advice. Do not ignore the signs – handarm vibration syndrome is a permanent and painful condition. It is preventable so help yourself avoid it!” You might also experience vibration white finger (VWF) as a symptom. This is a painful condition when your fingertips become white in the cold or wet or when using the vibrating tool. They then become bright red upon recovery (this white then red colour change is known as Raynaud’s phenomenon). This happens as a result of damage to the blood vessels from the vibrations – blood flow becomes temporarily reduced to the fingertips. The early signs of HAVS such as finger tingling and numbness may also be a symptom of carpal tunnel syndrome (CTS). In carpal tunnel syndrome it is normally the thumb, index and middle fingers that are affected. CTS may also be related to
(to do the job more quickly and expose you to less hand-arm vibration). ● Maintaining and repairing tools properly to avoid increased vibration caused by faults or general wear. Check them before use! ● Making sure cutting tools are kept sharp so that they remain efficient. ● Reducing the amount of time you use a tool in one go, by doing other jobs in between. ● Avoid excess gripping or forcing a tool or workpiece. ● Storing tools so that they do not have very cold handles for the next use ● Encouraging good blood circulation by: ● Keeping warm and dry (using gloves and waterproofs when necessary, heating pads if available); ● Stopping smoking (it is known that smoking reduces blood flow) ● Massaging and exercising your fingers during breaks.
