viewpoint There’s always a catch! As road maps go you would have to say that it is of the long and winding variety rather than a superhighway to freedom. What we have, in effect, is four strategically placed speed bumps which will need to be very carefully negotiated before we can even contemplate arriving at the promised land towards the end of June. Until then we are all reduced to travel-weary back seat drivers … “Too slow!” … “Speed up!” … “Watch out for that mutant idiot coming up on the inside”. And the kids have long given up asking are we there yet! The rewriting of this new highway-to-heaven code is already underway, of course, and invariably there will now be a massive Government PR advertising campaign rolled out to leave you in no doubt as to your daily responsibilities. The mind boggles how many millions of pounds have already been spent, to get us to…. Stay Home, Protect the NHS, Save Lives, Stay Alert, Control the Virus, Wash Hands, Cover Face, Make Space, Ventilate, Small, Short, Local, Rule of Six, and so on. The slogan writers have certainly had a field day these past twelve months with helpful little three-word soundbites to keep us on our toes – and in our place. One can only imagine the elbow bumping which goes on when another faceless ‘catchphraser’ comes up with a ditty that, even better, actually rhymes! And, of course, the Brexit boys couldn’t wait to get in on the catchphrase act with a particularly pithy, Check, Change, Go, just in case you run a business and didn’t know that, after four and half years, our relationship with Europe might be about to change! Vast sums of money we don’t have, will continue to be spent on promoting pandemic messages which quite clearly began to resonate less and less with an overwrought, overloaded public. With spring in the air there is a very real prospect that more and more of the Great British Public will choose to flaunt the latest round of “one more heave” doctrines. In fact, we seem to have reached a point where all pretence of common sense has gone out of the window. The Government simply doesn’t trust the public to think for itself anymore and advice must be served up in easy to remember ditties. Not unsurprisingly, we have seen numerous examples of the rule makers themselves becoming just as confused and uncertain as the rest of us, with daily examples of them contravening their own dictums. Thankfully, the massive efforts being made to vaccinate the most vulnerable members of society, and what appears so far to be a favourable Brexit deal (although that, like everything else, has been relegated to the back pages), seems to point to some semblance of normality gradually returning to our daily lives, but don’t imagine for a moment that the bombardment of patronising, self-satisfied, smug slogans is going to end any time soon. The sat nav out of the third national lockdown is already looking as likely to become as instructionally repetitive and confusing as those employed first time round. The first hint of what has evolved into something of a media virus in its own right manifested itself first across the train network and the instruction, ‘See it, say it, sorted’, which, let’s be honest, can become pretty tiresome on a two-hour journey when all we really want to know is what station to alight next. We were also subjected to helpful little reminders that the platforms might be a bit slippery when it rains. Even before lockdown, there was clear evidence of how the nanny state was permeating into every nook and cranny of our daily personal and working lives and – such is the atmosphere of fear and trepidation that the barrage of messages has created – many people will clearly take a lot of coaxing from their homes, even as the restrictions are slowly lifted. So, to the Government – and on behalf of Professional Builder readers – we have a simple slogan of our own to aid a national recovery programme. Recognise, Reward, Rejoice!, because, unquestionably, it is their acumen and skills which will be a key factor in unlocking all that pent up energy and spending potential from a year of staying at home.

Budget ‘struck the right notes’ for the Builders Merchants Federation (BMF)

“We were particularly pleased that the Chancellor sought to support smaller businesses by recognising the need for continued furlough support and business rates discounts,” declared John Newcomb, CEO of the Builders Merchants Federation. “Similar extensions to self-employment grants will help small builders ensure they are still in business to service the needs of homeowners.” Elsewhere, Brian Berry, Chief Executive of the FMB, welcomed some of the measures announced by the Government: “I am glad the Chancellor listened to the FMB’s calls to extend the Stamp Duty holiday. New Government guarantees on 95 per cent mortgages will also boost confidence and protect jobs. The doubling of support for businesses who hire an apprentice is also a win for the Federation of Master Builders. 71 per cent of construction apprentices are trained by small to medium-sized (SME) firms, and the extra support for my members is welcome.”
The Band of Builders charity is helping a Scottish plumber with Motor Neurone Disease (MND) live out the remainder of his days comfortably at home, by partnering with AKW to fit out the family home with an accessible wet room. A team of seven volunteers came together via Band of Builders to carry out the work to transform a downstairs room into a wet room and, keen to offer their support to a tradesman in need, AKW provided everything needed to equip the wet room.

Custom-build homes get a shot in the arm SME developers of custom-built homes on multiplots can now apply for exemption of the community infrastructure levy thanks to new planning guidance. It also allows custom builders to cover a wider spectrum of projects, including customised housing where the home is built ready for occupation, dubbed turnkey. Around 15,000 self or custom-build homes are built every year – an increase of 50 per cent in two years, according to current figures, but the government would like the sector, estimated to be worth £4.5bn to the UK economy, to grow more. Supporting what we have long campaigned for, tradespeople have been ranked in the top five of the most important ‘key worker’ professions during the Covid pandemic in new research by find-a-tradesperson service MyBuilder.com. 90 per cent of homeowners said they had played an important role during the crisis. They were ranked just behind emergency services (95 per cent), delivery drivers (95 per cent), NHS workers (94 per cent), and shop workers (92 per cent), and above politicians, bankers, teachers, and journalists..

The alliance will improve access to finance offered to smaller builders and drive the continued diversification of the housing market over the coming years. “In line with Homes England’s commitment to supporting SMEs, it will help smaller builders get on and build now,” enthuses Gordon More, the organisation’s Chief Investment Officer. NABC unveils ambitious 2021 growth plans
One of the UK’s fastest growing construction trade associations has unveiled ambitious growth plans. “We have recently had a growing number of calls for us to help create a clear and transparent payment solution for both home owners and tradesmen across the UK,” comments James Hopkins, CEO, NABC, “so we have launched our new BuildSafe platform for both consumers and contractors, which ensures that the project is securely funded from start to finish. The aim of the new platform is to ensure that the funds are held safely until the set-out completion of each stage. Payments to contractors or sub-contractors may be issued upon benchmarks (draw basis) or in full (project basis). Safe digging improves in 2020, according to LSBUD The UK’s leading online safe digging resource saw more than three million searches for underground pipes and cables pass through its central system in 2020. This record figure was up nine per cent on the previous year and represents an enquiry every 2.5 seconds during the average working day. Workplace accidents endemic, finds research Over a quarter of UK tradespeople say they’ve experienced a serious injury from a workplace accident, according to new research by Direct Line business insurance. In 2019-20, 693,000 workers sustained a non-fatal injury, leading to 6.3 million working days lost, according to the Health and Safety Executive 2020 Report. The annual cost of these accidents in lost income is eyewatering – an incredible £5.6 billion according to 2018/19 estimates, demonstrating an urgent need for businesses to protect their tradespeople against financial losses as the result of injury. Actis welcomes government's response to Part L consultation The changes, which will pave the way to the new Future Homes Standard, are expected to come into force in Actis technical director, mid-2022, and will Thomas Wiedmer see new homes required to achieve a carbon emissions reduction target of 31 per cent over the current rate. The use of building services technology to achieve the higher target will now play a smaller part than initially suggested in the consultation. GRANT AND GROAN Dear Professional Builder
I’ve been reading with interest that the Green Homes Grant is in trouble and, to be honest, I’m not really surprised. Once again this looks like a policy that’s been dreamed up by someone that doesn’t really know how small building firms operate. I can only speak for myself, of course, but I’m not going to go to the trouble of signing up for a scheme like that unless I’m short of work, and, like most builders, if I’ve got a few months’ worth in the bank I’m pretty happy. There might be some that would look at it as an opportunity to expand but I don’t really want to get any bigger because then I’ve got to constantly be finding work for the extra hands I’d need to take on. Most reputable tradesmen I know don’t feel the need to be registered on any kind of competent persons’ scheme. We work on the basis of recommendation and the standard stays as high as we can make it because we’re only as good as our last job. If they did something through the tax system instead, like reducing VAT rates on refurb work, I’d be in favour of that – and it would benefit the whole industry. ● Paul Westlake, Stevenage, Herts PB: It is certainly true that the take-up of the Green Homes Grant is in decline, and the policy requires reform. At the same time, a successful government-led programme to improve the energy efficiency of our existing housing stock would unleash huge volumes of new work, and SME building businesses would be best placed to realise it on the ground. What many in the industry have been calling for is a much wider National Retrofit Strategy, and, if that does materialise, you would hope that it would include tax incentives for both homeowners and installers.

With garden room construction now a growing market, Professional Builder’s Lee Jones talks to two south east tradesmen who were quick to plant the seed of a new business

THE GREAT
OUTDOORS mall building firms are amongst the most entrepreneurial that our economy can offer, which is not surprising given that the job itself is often a daily exercise in problem solving. Of course, all that ingenuity has been needed more than ever in the past year, but, as with every crisis, the pandemic has also brought its own opportunities. Confined to our domestic spaces, the prospect of improvement has suddenly piqued the interest of property owners, and the likes of home offices are now in hot demand. Two tradesmen who moved quickly to service that new-found need for a retreat are Jordan Hickson and Jordan Marsh of Buckinghamshire-based H M Garden Rooms. “We set up the company in June of 2020,” explains Jordan Hickson, “and, to be honest, we were initially expecting to do maybe three builds in the first year, but the appetite for what we’re supplying has taken even us by surprise. In fact, we’re now approaching three times the turnover we initially projected.” “We’ve been flat out,” adds Jordan Marsh, “and currently have four jobs in progress. For a lot of people, it’s not a question of an aspirational home improvement but a necessity, because they’re desperate for an environment that they can work in efficiently.” A carpenter by trade, Jordan Hickson’s experience of Covid-19 is living proof that necessity is the mother of invention.

Having been made redundant from his contract manager job near the beginning of lockdown, he and his business partner, Jordan Marsh – who was already the proprietor of a successful doors and windows firm in Marsh Glazing – realised that – in an age of working from home – a house would need to fulfil many more functions, and that’s what their garden room company is delivering. “Our builds are a great way to rapidly add space, which can actually be put to any use and not just for an office” enthuses Jordan Hickson. “They can take as little as a couple of weeks to construct and, because they typically fall within current permitted developments rules, won’t need planning permission, which
can cut out a lot of time and the likes of architect’s fees. When we’re socialising again, they will be areas for entertaining and to chill out, or for the more energetic they can be used as gyms and personal fitness studios.” The first job the company secured was in Cumbria, and came through recommendation, but the two partners are largely operating in the home counties. Whatever the location, H M Garden Rooms promises a bespoke build that is suited to the client’s existing outdoor area and work closely with the client to tailor the room to their anticipated uses – but at an affordable price. Jordan Marsh provides some detail on construction methods. “We use Ground Screws from Stop Digging because it removes the mess and major excavation work that’s associated with laying concrete foundations. They’re quicker, more environmentally friendly, suitable for soft or hard ground, and on any size of build. On those foundations we’ll then build a timber frame or make use of SIPS panels. In either instance we’re looking to deliver U-Values and a level of energy efficiency that is conducive to year-round use. These are not just sheds but structures that are designed to comply with Building Regulations, and that’s reflected in the quality of the materials we use. “There’s a whole host of glazing options for doors and windows, mainly in either PVCu or aluminium, and bi-folds

Tony Short has poured his 30 years of experience operating as a self-employed tradesman into the development of a new app. Professional Builder’s Lee Jones talks to the bright sparks behind a new business management solution. hat time is money is a very old adage but when you’re running a small business, and balancing the demands of multiple roles, it’s a rule that the trades live by. That was certainly the experience of Tony Short, a Fareham-based electrician who operates across the south east of England as a sole trader through his firm, Securus. So much so that it is a message conveyed as an acronym in the first three letters of the business management app that he has produced for the benefit of the trades – Timter. “Any tradesman will tell you that paperwork can be a particular pain point, and I’ve always been open to any process that can improve the business – and save time,” explains the 52-year-old. “I’ve been able to organise myself through spreadsheets for many years, but they will only take you so far. When you’re doing so many different types of job, the manhours involved in keeping them current starts to add up. I’ve always thought there

must be a better way.” The germ of an idea came when Tony was in search of an inventory and stock control app, in order to manage what tools and materials he had at any one time but couldn’t find anything that would suit a firm of his size. “That was the start of it, but it then occurred to me that what the trades really need is to be able to manage their business as a whole
through a mobile app on their smartphone, and the result is Timter.” Tony approached two existing customers of his electrical business, who are experts in the field of digital technologies – and are now partners in the Tradecraft Tools business that is behind the app – and from there a clear idea of just what could be achieved would emerge. “I had all the experience of what tradespeople needed in terms of the functions, and they had the technological nous. It was a journey that would take four more years to come to fruition, and I’ve been working full-time as an electrician all that time, but the first lockdown gave us the extra impetus to make the app a reality.” Indeed, the pandemic has brought the power of digital tools into sharp focus, with huge levels of adoption reported, but where Timter departs from many of these is that it is specifically designed around the needs of the self-employed tradesperson, bringing multiple functions

Instead of relying on two or three different software programmes, and an accountancy or bookkeeping app, Timter puts everything in one easily accessible place.” Timter is the partner in your pocket through the lifetime of your projects, from initial professional quotes, to ordering products, project management, stock control and invoicing. Billable extras can be recorded, and more easily communicated to the client, and costly mistakes and omissions can be eradicated at every level. “Whether you’re working to a fixed price, or charging on the basis of time and materials, the app can manage both, and it’s functions can be tailored to a particular trade. You can track the time you’re taking on a job as a whole, or constituent part of it, and if a customer wants an appraisal of your progress you can pull out your phone and demonstrate that you have all the information to hand.” The app is now ready to download via the Google and Apple app stores and is available to use for free for a 45-day trial, after which people can continue to use it without charge with limited features. A subscription to the full product after 45 days will cost £30 a month, but to help trade professionals recover from the impact of Covid-19, Tradecraft Tools is offering a discounted rate of £20 a month until February 2022. And, by subscribing for a year at £200, users can effectively get two months free. Sealants and adhesives can provide really quick, cost effective preventative fixes to what could become big problems further down the line. For instance, guttering can be repaired with sealants which are water resistant and create a flexible hold to almost any substrate, giving it the strength to withstand building movement in adverse weather. MASTERING PLASTERING Dave Hall, Training Partnerships Director for British Gypsum, talks about what needs to be done to help bridge the skills gap in construction.
lthough lack of skills is an industry-wide issue, for specialist trades, such as drylining installation and plastering, the numbers of youngsters entering are critically low. For five consecutive years skilled construction trades topped the list of the hardest positions to fill, according to the Manpower Group Talent Shortage Survey, and plasterers are a major part of the gap. Having an ageing workforce is a huge drawback for construction; around 22 per cent on site today are over 50, with 15 per cent in their 60s and ready to retire. To make matters worse, only 30 per cent of construction diploma students actually go on to work in the industry, and this is where the other real problem lies. Many students are reluctant to

complete the three years to gain the advanced skills Level 3 diploma, instead leaving after two years with a Level 2. There’s little incentive to continue studying, and limited financial support available from firms or the government to do so. The impact is companies find those leaving college with the lower level don’t have the full breadth of skills to pitch up and work on site; most students don’t have onsite practical experience during the first two years and haven’t developed all of the competencies necessary to work independently on site. There’s also a marked difference in the quality of training provided and a lack of consistency on how students are assessed. Combined, this results in plasterers receiving a qualification without the technical skills to do the job on-site day to day. Through our academy training centres and partnerships with schools and colleges we’re trying to tackle these two critical factors. We opened our first academy in 1966 and have provided over 500,000 days of training to installers,
contractors and suppliers. We work with the Sector Skills Council for construction, the CITB and qualification awarding bodies to develop qualifications that meet employers’ needs, so workers have the right skills to keep pace with modern methods of construction. We also regularly review and develop our course content to keep up with regulatory changes. To tackle the gap in skills for those who’ve already completed a Level 2 or foundation course, but don’t have the practical skills or confidence to work on site, we developed a short-term site-ready skimming course that is now available with training partners across England. The six-week course is designed to develop practical skills and provide trainees with the confidence to get straight to work as plastering skimmers. Of the 110 students who’ve completed this course so far, more than 90 per cent are already working in the industry. A key success factor of this course is in giving the trainees the room to learn; large training

and skills development to give apprentices and students the best start to a career within plastering and drylining systems. For us engaging with schools and colleges is a really effective way to encourage more young people into a career in construction. However, there’s still so much more that can be done to educate pupils – and their parents and teachers – about what job options are available and what a career in construction can actually look like.

Since 2013 we’ve supported 6,911 apprentices thanks to our established collaboration with 57 Thistle Partnership Colleges across the UK. This year, despite there being many challenges in the physical delivery of courses, we’re supporting 763 apprentices to successfully complete courses. This is significantly above the national average for this year, which is down 40 per cent on the previous one.
Because of the restrictions this year, we switched a lot of our learning resources and presentations online so colleges can access them during lockdown. We’ve also been running live virtual sessions and made resources available through the learning hub on our website. The skills shortage continues to plague the industry. It’s vital we develop, and fund, an educational framework that delivers the skills needed. But more importantly, we must continue to look for ways to inspire the next generation of builders and plasterers into the industry. Following the Sainsbury review, the introduction of T levels for on-site construction from September 2021 will now have a route for vocational training in bringing people into construction, which should help to address the skills shortage and is widely welcomed by the construction industry. The government’s plan to set up a new regulator for building products is good news for professional builders, according to SR Timber’s Trading Director, Shaun Revill. ere he offers a guide to help builders spot a genuine batten, arguing that whilst the regulator will eventually offer greater peace of mind around the issue of compliant products that meet UK quality standards, it’s still vitally important professional builders know the difference between good- and poor-quality materials – as the perils of non-compliant products could range from costly fixes to failing roofs. If there’s one good thing to come out of the Grenfell Tower tragedy, it’s that the government is responding to the recommendations of the Hackitt Review with the introduction of a new national regulator with the power to remove any construction products or materials – such

as those used in housebuilding – from the market that present a significant safety risk. And, more importantly, the new regulator – which will be a division of the Office for Product Safety and Standards (OPSS) and will work closely with the Building Safety Regulator and Trading Standards – will be able to prosecute any companies that flout the rules on product safety. That’s a very strong and clear message that the government is sending out – and about time too because, as a leading importer of timber products and the UK’s largest importer of roofing batten (including our flagship Premium Gold), we have long championed quality materials
that are compliant with British Standards. We have also been vocal in airing our frustrations that reputable suppliers of roofing batten have to jump through hoops to ensure compliance with BS5534:2014 + A2:2018 when the policing

thickness is the most important one, and this will barely alter at the range of moisture levels that are encountered in batten production and on building sites. So, the 25mm minimum is what to look for in good batten. 50mm and 38mm width batten offers superior quality, as it is produced full size in both thickness and width.

Whilst it’s all very encouraging, I suspect it will still take time to come into full force – which is why it’s so important to help professional builders get on the front foot with a reminder of some of the key characteristics of compliant, quality roofing batten that can easily be visually inspected. Failing to do this can result in having to purchase more batten for each roof to account for wastage, all the way through to roofs failing. As a reminder, here are some of the key characteristics of compliant, quality roofing batten.
Check for knots
the British Standard. Stock can easily be checked in merchants’ yards or as it is being delivered to site, and the key pieces of information to look out for are: 씰 Name of the supplier (in our case, it’s TX TTB-012 – TX is the sawmill identification mark. TTB-012 is the certificate number) 씰 Origin – imported or British grown and/or the species code (in this example, it’s WPPA – the species code of the timber: WPPA refers to pine and spruce, which is a mixed species code). 씰 Graded BS5534 (graded in accordance with BS5534:2014 + A2:2018) 씰 Batten size or sizes (for example 25 x 50 – the dimensions of the batten in millimetres. The other standard size is 25 mm x 38 mm) There will also be a stamp to denote that the batten has been independently assessed by a third party for quality assurance. This shows that the grading, preservative treatment, product marking and management processes have all been independently audited.
Check the markings The most important thing to check is that all pre-graded batten has key information stamped on it – and if there’s nothing marked on it, then it’s very unlikely to have been produced in accordance with

The rules on knots can be quite complicated, but, essentially, if knots are bigger than half the width of the batten and appear on both sides of the face (width), this means that the batten is unlikely to be compliant. Knots smaller than 5mm in diameter (which are usually referred to as ‘pin knots’) are allowed anywhere. Knots larger than 5mm are not allowed if they run edge to edge (the 25mm thickness part of the batten).
Other things to look out for Grain direction (‘slope of grain’) – the ‘grain’ of timber is the main direction of its wood fibres. Put simply, straight-grained wood is strong wood, and the more the grain ‘slopes’ across the batten, the weaker the piece will be. Wane – this term refers to a ‘missing’ edge of any square-edged piece of sawn timber, where the natural roundness of the log is visible, rather than solid timber being present at that point. BS5534:2014 allows up to one-third of the batten edge to be missing due to wane. However, SR Timber’s Premium Gold will normally not have any wane in it. Other defects – slow rate of growth, high moisture content, discolouration, splits and distortions are just some of the other factors that can be tell-tale signs of non-compliant batten. FORWARD FACING A newly formed division of one of the industry’s most familiar names could herald a new dawn for the concrete facing brick. Professional Builder’s Lee Jones explores what’s available from Marshalls Bricks & Masonry.
t might be the most ubiquitous and traditional of building materials but that doesn’t mean it can’t be improved upon, and one sector of the brick market is proving it can do just that. We live in an age of unprecedented demand for new housing delivery at speed, but it is equally imperative that they are produced sustainably. A product that scores on both counts is the concrete facing brick, and a company that can already point to a pedigree of over 100years in the walling sector is championing its green credentials.

Marshalls has occupied the hard landscaping market since as far back as the 1890s, and in 2018 acquired Edenhall, a company that has itself been involved in the production of concrete bricks since the 1950s. “Our new division is a result of the merger of Edenhall with Marshalls,” explains Dean Harris, Managing Director, Marshalls Bricks & Masonry, “and what that means for our customers is a larger product offering. That now extends to blocks, engineering bricks (including a perforated version launched in February), facing bricks, recon walling, and
architectural cast stone. Add to that the rest of the Marshalls portfolio and that provides a much-increased profile for builders who can now source more of what they need from one manufacturer.”
Perforated bricks
Edenhall had already led the way in the industry, with the introduction of the perforated concrete brick in 2015, and that’s a journey that is now accelerating. Marshalls continues to supply concrete bricks in a solid format when required, but the development of perforated products has helped further advance their user friendliness for bricklayers. In addition, the strength, durability and aesthetic credentials of concrete bricks are all qualities that the industry is waking up to, and there are a number of other advantages besides. Lead times on concrete bricks are typically shorter than their clay counterparts, for example, whilst all of Marshalls’ Bricks & Masonry production facilities – and the raw materials they utilise – are based in the UK, further reducing the impact of their manufacture on the environment. These are bricks that tread with a lighter carbon footprint at every stage, and the sustainability arguments for their use are compelling. “The environmental benefits of the product speak for themselves,” enthuses Dean, “and can be a key component in helping contractors

meet their own carbon reduction targets. Our concrete bricks have a very low water and cement content, are made from recyclable material, and there’s no need for firing in a kiln, as there is with clay. Not only that, thanks to the continuous carbonation during the lifetime of the product, the products are a net absorber of CO2 and, once crushed, they are themselves fully recyclable.” In fact, a Marshalls brick typically has just under 50 per cent less embodied carbon content than clay. In 2019 the UK housebuilding industry built approximately 195,000 homes, making use of 1.4 billion
bricks, 91 per cent of which were clay. Given that significantly less carbon is used in the manufacture of concrete bricks, making the switch would result in some prodigious improvements in environmental performance. Indeed, Marshalls own calculations have revealed that replacing all of the clay bricks currently used with concrete alternatives in one year of housebuilding would equate to removing 300,000 cars from our roads, or reducing transatlantic flights by 500,000 planes.
Sustainability
It is these sustainability selling points which are supported by further gains in their use. All the facing brick products are fully frost resistant (equivalent to clay F2), which means they can be used continuously below and above ground and, because the level of soluble salts is much lower in concrete bricks, the problem of efflorescence is largely eliminated. New product development continues apace with the launch of a perforated engineering brick which is equivalent to the Class B products already in the market, and is available in red or blue. All Marshalls bricks are through coloured, and include the contemporary shades in white, creams, blues and greys that are becoming increasingly popular with designers, as well as the more standard options. The Marshalls Bricks & Masonry division also encompasses the recon walling products across the Edenhall Darlstone, Thistlestone and Cromwell brands. Moreover, its architectural cast stone offering is a bespoke solution where the manufacturer will work with its customers on specific designs. “We have made significant gains in recent years with concrete facing bricks,” concludes Dean, “and it’s a product that is now making real inroads into the market. We want to provide not just a quality product but a level of communication that supports it. DRIVEWAY TO HEAVEN

he role of the driveway has changed significantly over the last 12 months. Lockdown has seen an increase in delivery services – which often relies on heavy vehicles – and home improvement projects have become more important as people spend time at home. As such, driveways face more pressure to withstand added load, perform water management duties, and to be aesthetically pleasing. Covid-19 and the subsequent lockdowns have triggered a homeimprovements boom in the UK. An estimated 3 in 5 homeowners carried out a renovation project during the first lockdown, and research suggests this is a trend that is going to continue1. This is hardly surprising, with people spending more time than ever in their homes and,

as the gateway to the house, attention is increasingly turning to upgrading driveways. Coming in all shapes and sizes, the approach to managing surface water on a driveway can often depend on the materials used as part of its construction. While there is no one-size-fits-all approach to drainage, there are a number of common factors that contractors should consider when approaching a project.
Load class
Driveways are subject to a range of different stresses, which makes getting the right load class of drainage channel an absolute priority. It isn’t just a case of specifying drainage channels according to the weight of the homeowner’s vehicle, as there are a range of other, heavier vehicles that are likely to use it. Lockdown

has seen more of us take advantage of home deliveries, meaning vans and other HGVs may come into contact with the channel – especially if it is adjacent to the road or footpath. The speed and direction that a vehicle drives over the channel is also a factor and should be reflected in the load bearing capabilities. For example, if the driveway is on a slope, vehicles may be turning faster and at a different angle compared to one that is on a flat level. It is important to plan for the maximum load a channel may have to bear. In response to the issues outlined above, B 125 drainage channels are recommended as a minimum for driveways, offering the appropriate load bearing capabilities for the types of stresses a typical driveway is likely to experience. ACO Water Management’s RainDrain® B 125 channels are an example of a B 125 channel that interlock for quick and easy installation and are available in grated and Brickslot options.
Working with extensions
Research from Santander has highlighted that over 60,000 home planning applications were submitted in the first UK lockdown, which if completed would add more than 1.5 million square metres of space to housing stock2. It is important for contractors to recognise that in any extension, whether this is a car park, paved area, or indeed a driveway, you’re making the surface area larger. This means that you are required to manage a greater quantity of surface water, often more than the original system was designed to handle. In these circumstances, measures should be taken to reduce the burden on the original system. One of the ways in which this can be done is to let the water permeate straight into the ground, using a permeable surface such as ACO GroundGuard. This is a 90 per cent porous material that provides effective drainage of surface water when installed with a type 3 installation and saves on unnecessary drainage installation. If nonpermeable materials are being used as part of the extension, an attenuation tank or rain garden may be required.
Positioned to save
Depending on where drainage channels are located, they will require varying degrees of robustness. For example, if they are placed along the side of the driveway, rather than the driveway threshold, there may be less chance of heavy vehicles or machinery putting pressure on them. This can be useful for value engineering, as lighter grade lower cost channels can be purchased if they will be bearing less weight. However, it is important to consider the factors we have mentioned so far, and to ensure the driveway is appropriately cambered to take rainfall into the channels.
Keep the garage dry
A lot of driveways are accompanied by a garage, and many people wouldn’t consider drainage in front of the garage door unless the driveway fell towards it. However, consideration should be given to the amount of water around the junction at the foot of a garage door, as they are likely to be subject to higher volumes of rainfall. This is because any rain that hits the façade of the garage will run down it and add to the water landing directly on the drive, effectively increasing the water volume that is required to be removed. If
the driveway does camber towards the garage, it is worth considering an ‘intercept’ style grating, so that even in heavy rainfall the water won’t bridge the grate to penetrate the garage.
Where will it go?
It’s important to remember that it’s not just about collecting rainfall, but discharging it to somewhere appropriate, and not just allowing it to pool wherever it naturally flows. This may sound obvious, but it is a frequent design flaw that we’ve encountered on driveways. Special measures may be required on non-permeable driveways, with ACO’s versatile Stormbrixx an ideal stormwater management system for attenuation and soakaway infiltration usage. Each and every driveway is different, and it is crucial to adopt a case-by-case approach. A CONCRETE ANSWER A new cement-free concrete block has the potential to make significant CO2 savings on projects. Professional Builder’s Lee Jones talks to its developers at CCP Building Products. hen it comes to addressing sustainability in construction the most noise has often been made around postbuild measures, such as renewable energy generation or insulation, with less attention placed on the structural elements. Concrete is the most abundant man-made material in the world but its key ingredient, cement is a CO2 hungry solution. Indeed, it is currently responsible for around 8 per cent of the carbon dioxide emissions on the planet. Of course, its versatility, and myriad builder-friendly properties, means it’s certainly not going anywhere any time soon, and that has placed the onus on the industry to address the issue of carbon emissions in their manufacturing processes, and it is a challenge that one block manufacturer has eagerly taken up. CCP Building Products already supplies a full range of traditional concrete blocks and aggregates from its north west base and has now added to that portfolio with its own contribution to our collective low carbon future. Described as a UK first, Greenbloc is an alternative to traditional cement-based blocks that promises CO2 savings of up to 73 per cent, whilst at the same time retaining all the essential attributes of a high density, load bearing concrete block.

“The building materials market has traditionally been a conservative one but the demands of reducing our carbon footprint are shifting mindsets,” enthuses Michael Roddy, Managing Director at CCP. “By making some fundamental changes to the humble concrete block we’re playing our part and offering the industry the opportunity to address carbon emissions at the front end of a build. The beauty of Greenbloc is that it is, in essence, exactly the same as a standard concrete block. In fact, if you stood the two next to each other you
wouldn’t be able to tell the difference.” “In terms of manufacture there’s all the traditional components of Class 1 aggregate, a binder and water, which is then compacted into a mould, and cured in an oven” adds CCP General Manager, Martin Bains. “It conforms to BS EN 771 – 3: (2011), complies with Part E of the Building Regulations for Walls and Floors and satisfies all the same thermal and strength characteristics of a conventional load bearing concrete block. Not only does it not look any different, but builders won’t have to store or use it any differently from the cement-based products to which they’re accustomed.” It is that property which the boots on

the ground with their hands on the blocks will welcome. It has hitherto been the case that solutions that make any significant difference in terms of sustainability have invariably required design changes in buildings, or alterations to working practices, but that’s simply not the case with Greenbloc. Whether in foundations, internal leaves of cavity or party walls – or load bearing walls – it is suitable for all current applications, exhibiting all the same characteristics, including dimensions and weight, as its Ordinary Portland Cement (OPC) counterpart. Its impressive carbon offsetting potential is simply derived from eliminating cement as the binder element in favour of Ground-Granulated Blastfurnace Slag (GGBS), a recycled byproduct of the steel industry. “We already produce a high-quality concrete block and that’s something we were never going to compromise on,” concludes Michael Roddy. “That’s why it has taken us eighteen months to go through all the testing in order to make
sure that the market can have complete confidence in the performance of this product. Up until now sustainability has all-too-often been focused on operating carbon emissions post-build, rather than the carbon generated during the build schedule, and in the manufacture of building materials, but Greenbloc can redress that balance.” Although there is a cost implication in using this cement-free alternative that’s pale in comparison to the potential carbon reductions. CCP’s own figures suggest that, for an average threebedroom house, OPC blocks account for almost 3.7 tonnes of CO2. By contrast, Greenbloc accounts for just 981kg of CO2 for the same house, achieved through a saving of 1kg of CO2 per block and adding up to a total saving of 2.7 tonnes of CO2 per house. Data from the National Energy Foundations suggests that switching to Greenbloc is the equivalent of offsetting the electricity emissions on an average three-bedroom house for almost four years.

Setcrete Exterior is the perfect partner when upgrading outdoor spaces ast year’s spring/summer lockdown created a surge in demand for home improvement products, particularly exterior ones, as people were spending more time at home and making the most of the fine weather in their gardens. The quest to improve domestic surroundings coincided with a trend to create interior quality finishes for outside and semi outside spaces. Setcrete Exterior – an advanced floor levelling compound for outdoor areas – found a sudden upsurge in popularity as homeowners looked to upgrade the hard areas of their gardens; especially patios and barbeque areas. A major driver for this demand has been a corresponding rise in popularity of using porcelain tiles for patio flooring; especially over areas adjoining kitchen/diners with bifold doors to create

ON THE LEVEL an unbroken flooring style from the inside to the outside. To achieve this look effectively and optimise the aesthetic appearance, the external floor needs to be at the same height as the internal floor and be as smooth and level as possible. Internally, job-specific levelling compounds are used to create a smooth finish over the sand/cement subfloor screed before a floor covering is installed. The same methodology is required for external areas, but requires an exterior grade levelling compound, which is why Setcrete Exterior was developed.
Speed and integrity
Given the cost of porcelain tiles, builders want a quick, worry-free way of achieving a perfect base that gives them the foundation on which to create a superb finish. It is the speed of preparation and drying, combined with the integrity of the levelling compound when set and cured that underlies Setcrete Exterior’s popularity. It’s water-mix formulation makes the product quick and easy to apply, using a
smoothing hand trowel, to produce an ultra-smooth and level surface that is ‘walk on hard’ from two hours after application. When set and cured, it is unaffected by rain or frost. It can be applied at thicknesses of between 5mm and 15mm and deeper holes or depressions can be repaired using an aggregate-filled mix up to 50mm. The levelling compound is ready to receive an exterior floor covering or coating after 24 hours.
Wearing surface
The product can also be left uncovered and used as an exterior standalone wearing surface or painted over with a suitable floor paint, for example, in converting a garage into a gym or just to create a smarter appearance for a garage floor. If it is left uncovered, especially outside, a scratch coat can be applied to the surface and brush finished to a textured profile to create a more natural look and reduce the potential for the surface becoming slippery when wet. By reducing the amount of water in

the mix by a prescribed amount – and thereby making the levelling compound mixture slightly more viscous to reduce its flow properties – it can even be applied to slight gradients. Commenting on the product’s increasing popularity, Setcrete Brand Manager, Peter Wilson said: “It’s clear that people have been motivated to upgrade and improve their outside spaces during
the lockdown period, as well as looking at how they can optimise their use of semiexternal areas such as garages. “Setcrete Exterior is ideal for these types of projects, being an easy-to-use floor levelling compound that delivers an ultra-smooth finish in a short timescale and, importantly, designed to withstand the varying climatic changes we experience throughout the year.
“Once builders have used the product, they instantly see its benefits and also the possibilities of using it in other applications, such as preparing walkways for the installation of resin paths and creating a smooth, sound base before laying artificial grass.” With ongoing travel restrictions and limited leisure opportunities likely to be with us for some time to come, and household mixing resuming on an outside basis as the first and preferred option, external home improvements are likely to still be high up the agenda for many people this year. Healthy competition with their neighbours and friends to create that ‘wow factor’ outdoor space will see more people demand ultra-chic finishes for their outdoor entertainment areas, along with the products required to achieve them.

A
Driving low-carbon change
While the shift towards low-carbon heating has been steadily gaining momentum in recent years, the latest government funding initiative and updates to Building Regulations have acted as a catalyst for significant change. In January, the government announced its first plans under the Future Homes Standard, which includes a ban on gas boilers in new build homes. Alongside uplifts in the energy efficiency requirements of other fabrication materials, the move is expected to see the average home produce around 75 per cent less CO2 emissions than one built to current standards. To help prepare for the for new regulations, there are also plans to introduce an interim uplift in the current Part L building standards by 2022. This aims to result in a 31 per cent reduction in carbon emissions and takes advantage of carbon-saving technology such as

But this is only the beginning. Further consultations on the Future Homes Standard are underway and additional regulations on low carbon heating will be set for existing homes and commercial buildings in the future.
Another significant factor in scaling up the installation of renewable heating systems has been the introduction of the Green Homes Grant scheme. The scheme, which offers homeowners up to £5,000 to make eco-friendly changes to their homes and £10,000 for lower income households, has seen a huge registering of interest since launch.

In fact, over 100,000 people have applied for a GHG voucher to fund their eco-home improvements since the scheme launched in September 2020. And, while there have been recent cuts to the original sum earmarked for GHG funding, and widely reported challenges surrounding the availability of installers – and the issuing of vouchers – the scheme has demonstrated serious appetite from homeowners to make sustainable changes to their homes. This is mirrored in recent research we carried out with 2,000 homeowners that found eight in ten were planning to make their home more energy efficient in the next 12 months. It’s not just the availability of funding that is driving homeowner interest, because low carbon heating solutions bring many benefits. For example, an efficient heat pump can save the average UK household up to £378 on heating bills each year compared with a gas boiler, and up to £476 compared with an oil boiler. As knowledge of the benefits of low carbon heating solutions continues to grow, and with new funding initiatives, such as the Clean Heat Grant due to be revealed in 2021, the demand for this technology is only going to increase. It is those in construction that will play a central role in the move towards energy efficient home heating by ensuring they are meeting Building Regulations, alongside helping homeowners to
understand the best eco-heating systems and funding available to them. So, what do you need to do now to ensure you’re at the forefront of the move to low carbon heating?
Knowledge is key
As the expert in your field, you hold great influence when discussing heating options and the benefits that customers can enjoy by investing in sustainable heating technology. Along with the funding options, knowing the technology inside out will make it easier to discuss the best solutions with customers. While there are a growing number of solutions on the market, heat pumps remain the most versatile and reliable technology available. Plus, it’s supported by the government with the goal of installing 600,000 heat pump installations per year by 2028. There are a number of different types of heat pumps – air, ground or water source – and they all work by extracting energy from one place and transferring it
into the home. Air source heat pumps are particularly efficient and one of the more costeffective heat pump technologies to install. A typical air source heat pump will produce 45 per cent fewer carbon emissions compared to a gas boiler, and 59 per cent fewer than an oil boiler – a reduction of up to 43.5 tonnes of carbon emissions over the system’s typical 15year life span per home. An additional benefit of air source heat pumps is the variety of options available. The high temperature heat pumps, such as the Daikin Altherma, deliver water temperatures of up to 70°C, making them fully compatible with older radiators that require a higher temperature flow, which means there’s no need to replace existing radiators. Whether it’s for a luxury new build offering sleek design and smart technology, or a practical option to fit with a more traditional heating set-up, heat pump technology provides flexibility and easy installation while still delivering significant energy and cost savings for the homeowner. HANDLING THE Richard Bateman, Product Marketing Manager at RWC, explains how pressure reducing valves (PRVs) make homes safer, and what to consider when specifying them. ith working from home the new normal, and more and more of us confining ourselves to our properties 24/7, water systems have been in high demand. This has lead to more fluctuations in water pressures, creating more stress on pipes, valves and fittings. These significant changes in the water pressure can lead to pipe bursts, flooded homes, and people being left without water. This is why ensuring a PRV is installed at the mains outlet of a property is vital.

How do pressure reducing valves work?
A pressure reducing valve takes a high inlet pressure and reduces it to a lower outlet pressure. When it does this under both flow and no-flow conditions, the type of control is known as ‘drop tight’. Under no flow conditions, the

downstream pressure puts force on the seat and diaphragm of the valve, which in turn overcomes the spring pressure. This means the seat moves up, forcing it to seal against the diaphragm, therefore preventing the downstream pressure from increasing. Under flow conditions the back pressure against the seat is reduced, thus allowing the seat to open and water to flow through the valve. Reliance Valves’ PRVs use a balanced spring and diaphragm to control the downstream pressure. This ‘drop tight’ feature is one of the most important features for any PRV, as this stops the pressure from ‘creeping’ – a term which is used when an increase in the
downstream pressure occurs under no flow conditions. A valve that allows this ‘creep’ cannot be classified as ‘drop tight’, or in fact a true PRV, as it will eventually allow the downstream pressure to creep up to equal the upstream pressure. This can cause significant problems and essentially negate the point of using a PRV in the first place.
An additional safeguard
For domestic properties, typically, water authorities will install their own PRVs in the road to regulate the pressure for each home. This is because the water supply pressure in the UK can vary from 1bar to 20bar (or even higher in some low usage areas), so it needs to be lowered for safe usage. And usually, the mains pressure coming into the home will be between 1bar and 3bar. The water supply pressure will also tend to vary through the day. For instance, at high usage times (typically mornings and late afternoons) the

pressure may drop by comparison to low water usage times (throughout the night), when it may increase dramatically. All of this could lead to significant and sudden changes in the water pressure that can blow fittings apart and cause pipe bursts, especially if the PRVs in the road fail for any reason. To prevent these circumstances, it is highly recommended that an additional PRV is installed to protect homes from any failures in the water authority’s pipework. These valves should be fitted at the point where the mains pipework first enters the property, and usually, these lead into the kitchen.
Choosing the right PRV
PRVs are sized by DN (Diameter Nominal). To select the right sized PRV, it is always important to consider four key factors: 씰 The type of building (domestic, commercial or industrial) 씰 The required flow rate (this is the volume of water needed to flow through the outlet to operate effectively and is measured in litres per minute (lpm) 씰 The required outlet pressure range 씰 The flow velocity Flow rate is the most important factor for sizing a pressure reducing valve. To work out the flow rate you must work out how many outlets are required and what the combined maximum flow rate for these will be. A hypothetical example is a property containing just a single basin (4lpm), a toilet (6lpm), a bath (12lpm) and a kitchen
tap (10lpm). This gives a total flow rate required of 32lpm, if all outlets were opened at once. Therefore, the PRV should be sized at 20DN. For domestic properties, a general rule of thumb is to size the valve to fit the mains water pipe entering the property. This should provide enough flow for all normal activity in a dwelling. It is crucial for installers to ensure that PRVs are sized correctly, as otherwise they can cause several problems. If oversized and the flow rate is constantly low, the valve seat can erode over time. This means the PRV will not be ‘drop tight’ and would allow the downstream pressure to ‘creep’. On the flip side, if undersized, the valve can become very noisy every time outlets are opened and shut. This is due
to the large volume of water squeezing through the valve, causing the internal spring to vibrate under strain, and also creating a ‘water hammer’ effect in the pipework. A final point to consider when choosing PRVs is how easy they are to install, commission and service. For domestic-use, Reliance Valves’ 312 Compact Series PRV is most suitable. Adjustable to pressures between 1.5bar – 6.0bar, the valve’s compact design makes it quick and easy to install and test. WRAS approved, the valve features a single cartridge design for efficient servicing, and two test points either side to test the downstream pressure. It also features an integral strainer that protects the seat from corrosion and can be serviced to ensure optimum performance. This valve offers great installation flexibility too. It can be fitted in any orientation to suit the space requirements, and is also available with JG Speedfit push-fit ends to enable fast, simple and tool-free connections in tight spaces. It needs no saying that we are all heavily reliant on our water systems. Keeping them safe and stable is paramount for protecting homeowners from costly remedial works such as pipe bursts and flooding. Waterless traps: why make the switch? Steve Skeldon, above ground product manager at Wavin, talks us through the alternatives to traditional traps.
hen it comes to installing a water trap, you might decide to stick with what you know and choose a traditional option. However, if properties are left unoccupied for long periods of time, or drainage systems aren’t properly maintained, these can sometimes dry out and fail, meaning sewer gases can make their way back into living spaces. Most of the issues that crop up with traditional water traps are caused by a loss of seal, or damage to the seal. This is becoming more of a problem with more complex housing designs which cause more fluctuations in water pressure and subsequently a greater impact on seals. If a property has traditional water traps, this fluctuation can cause siphonage in the system, which may eventually break the seal and cause the trap to fail. A failure can cause a number of problems, including foul sewer gases entering the property. When a property is left vacant for an extended period of time, there’s an added risk of a trap drying out, which can lead to

failure in the seal. This is a particular issue for people who own holiday homes, or additional properties that might have been empty during recent lockdowns. It’s also a concern for facilities managers and those responsible for hygiene in commercial spaces as many of them have been unused since early 2020. Setting seal failure aside, water-filled traps are also prone to blockages, waste build-up and even leakage, which are all require tricky maintenance or
replacement to repair. However, all of this is preventable if alternative trap solutions are used in homes instead.
Making the change
Waterless traps, as the name suggests, replace the ‘trapped’ water that you’d normally see in this valve with a robust, soft silicone, rubber membrane. Waterless traps also minimise the risk of leaking compared with traditional options, so you’re much less likely to be called back to fix a problem down the line. The lack of water sat stagnant in the system also means that these are a great option for an overall more hygienic and healthier environment within the home. It’s not just the customers that reap the many rewards of waterless traps though, as some, including Wavin HepVO are designed specifically with those installing them in mind. Making high efficiency water softeners a fundamental component of bathroom installations will prove a shrewd move for professional builders, says Kevin Johnson, MD of Monarch Water. hen it comes to installing bathrooms and wetrooms, professional builders’ commitment to producing quality results can quickly become undermined by hard water and the problems it can cause around the home. Therefore, it’s important that industry professionals include the latest generation of high efficiency water softeners as standard when producing a quote.

The big issue
Hard water is not a major problem in its natural state, but once it’s heated inside boilers, showers, kettles, washing machines and dishwashers, the minerals it contains calcify, producing corrosive limescale. Although 60 per cent of UK residents currently live with the negative effects of hard water, only around 7-8 per cent own a water softener. The most hard-hit areas include central, eastern, and southern areas of England, but huge swathes of Britain would hugely benefit from softer water. Consumers investing in a top-quality bathroom design and installation will not be able to enjoy their sparkling new addition for long because limescale will literally take the shine off their dream space in no time. It’s not just the aesthetically displeasing presence of scum and scale that’s a problem for hard water
households either – it’s the limescale that’s hidden inside pipes and household equipment that’s the bigger issue. Scale formed as a result of hard water will coat heating elements, decreasing efficiency, and increasing running costs. In fact, British Water estimates that just a 1.6mm coating of limescale on a heating element can make it up to 12 per cent less efficient as it first has to heat the scale before it can heat the water. This accumulation of scale also increases the likelihood of equipment breakdowns and decreases machines’ lifespan.

With increasing numbers of people currently undertaking home renovation projects, professional builders should be highlighting modern water softeners as the affordable solution to the problems that limescale causes. This will not only help to establish them as knowledgeable tradespeople making use of innovative technology but protect end users’ investment too. Sustainable solutions to household issues have become
increasingly important to consumers, with the economic advantages it presents and concern for the environment driving interest in this area. It’s therefore important that professional builders are knowledgeable about the environmentally sound solutions available to their customers. Making water softeners an integral part of any bathroom project will not only help consumers to protect their investment but increase professionals’ profits too. With around just 7-8 per cent of hard water homes reaping the rewards of installing a water softener, there are plenty of potential customers. Innovative water softener technology has seen increased efficiency in some models, using 12 per cent less salt and 24 per cent less water per regeneration than their previous counterparts. The latest generation of high efficiency water softeners not only offer whole house protection 24 hours a day, seven days a week, by preventing limescale build up, but also remove any pre-existing deposits too. STEP 4 It’s an ideal way to finish the job on the inner wall too. Here the white version gives a neat finish and efficiently seals the hole in the wall. PipeSnug recommends that where a flue is not mechanically fixed to the boiler, then you only use one FlueSnug (either on the inside or the outside) and then seal it as you would normally on the other side. Where the flue is mechanically fixed (e.g., with screws) then it’s fine to use a FlueSnug on both sides.

GO LIKE A ROCKET Rocket Door Frames explains what you need to know when installing pocket doors
ith pocket doors becoming more and more popular around the UK, the difficulty of matching their pocket thickness up to the studwork thickness has become a bit of a head-scratcher. Long gone are the days that studwork came only in 75mm and 100mm (old 3” and 4”) and life was much easier. These days we have timber stud, scant, CLS and steel stud all of different sizes which can cause a hassle when trying to match up to the pocket thickness. Confusion is increased also by the fact that some merchants refer to ‘nominal’ sizes, which in fact are not the actual sizes, so let’s make some sense of this. The majority of timber stud work these days is CLS and, although it may be sold as 75mm and 100mm nominal thickness, it is in fact 63mm and 89mm thick. Steel stud is generally either 70mm or 92mm. So, in reality there are four stud thicknesses generally in use and none of them match to the thicknesses of most pocket door systems, which are still 75mm and 100mm thick. Rocket Door Frames have solved this with their pocket door systems, which are now produced in two different thicknesses – 70 mm and 90 mm. These two dimensions solve virtually all of these problems and can be installed with much less hassle.

Added to which, without responsible management, pressure will grow on raw material sourcing, manufacturing costs will increase and working conditions will deteriorate. Some working clothes and protective wear – such as some of the Snickers Workwear range – is now being manufactured from specialist textiles that feature recycled polyester. Snickers Workwear is also a member of The Better Cotton Initiative, the largest cotton sustainability programme in the world which aims to make global cotton production better for the people who produce it as well as for the environment it grows in. MIGHTY FEIN I ’ve heard people referring to a Multitool as Fein in the same way people call a vacuum cleaner a Hoover. Calling a product by a brand name is a rare occurrence but it screams that that particular brand was the first to to the market. Fein introduced the first ever Multitool in 1967 and, after its patent ran out in 2008, multiple other manufacturers brought theirs to the market. I’ve had a couple of older models of the company’s Multitools, so I was extremely excited to test out the new Fein Cordless Multimaster AMM 700 Max Top. I’ll be honest, I might go a few days without using a Multitool but when it is needed, there’s no other tool that can do the job. A typical example is when needing to trim down a door jamb in order for flooring to run under to create a better finish. A flawless design feature is the actual shape of this tool. Unlike other Multitools that are just straight, this one has a dogleg at the point where the battery is inserted. This is simple but effective as it means the battery is less likely to interfere while working. This tool primarily uses an oscillating

action – which means vibration. So, it is satisfying to know that Fein have designed it with an anti-vibration system. On closer inspection, I noticed that the head of the tool has very little contact to the body itself. This means that minimal vibrations are transferred from the head to the body and then to the user’s hand. A round of applause for this idea but I think the star of the show is the StarlockMax system. This allows you to fit the accessory to the tool without using any tools – and, more importantly, in the blink of an eye. It is also an efficient system because 100 per cent of the power is transmitted to the workpiece. With the StarlockMax tool mounting you can access around 180 Fein accessories and 60 are included in this package. The range includes everything for cutting wood, metal, plastic, and tiles, to silicone joints and carpets, as well as removing residues and tile adhesives – and more. I wasn’t expecting a hose accessory attachment to be included but it is brilliant for when using it for sanding applications. The switch also gets a thumbs up from me as it’s located at the top of the body
which means it can be switched on and off using your thumb. As expected, it has a speed adjustment as well as a brushless motor. The speed can be adjusted from 16 and you don’t need to worry about the turning knob rotating due to vibrations, unlike some other models. This Fein Multimaster comes with a 3.0Ah 18V Li-Ion battery, which also has a battery level indicator, which again is becoming more popular with many power tools. This is always a bonus because it means you can have a quick check on whether it will last the job before climbing the ladder. Just when I thought I had seen it all, I came across the battery charger that had an integrated USB port – now that’s a first. This is a great call because it means you can, if needed, also charge your phone at the same time. The Fein Multimaster 700 Max Top comes in a slim solid box and what caught my eye was the robust metal catches, meaning that you know this is made to last. TAKE YOUR PICK-UP Looking for a used Volkswagen Amarok? Dan Powell from Honest John Vans tells you what to look out for when buying second-hand.
The Amarok – pronounced Am-ar-rock – was first launched in 2011. Back then it was offered with a range of 2.0-litre turbodiesel engines that were criticised for being a tad underpowered (which is why VW added a Bi-turbo option in 2012). However, if you can afford it, try and find an Amarok from 2016 or later – these use Volkswagen’s powerful 3.0litre V6 turbodiesel. The V6 is a real peach of an engine that’s packed with low-gear acceleration, which makes it perfect for towing and hauling heavy loads. The 3.0-litre was initially sold with an eight-speed automatic gearbox, though the entry-level models were eventually offered with a six-speed manual in 2017. The manual transmission allows a low-ratio transfer box for those wanting ultimate off-road ability. Early 2018 would see Volkswagen add a 258PS version of the V6 engine, featuring an over-boost function that would ramp performance up to 272PS for short periods under heavy engine loadings. As a result, few diesel pick-ups can match the Amarok for outright performance.
How much should I pay for a used Amarok? A budget of under £10,000 will get you an early high-mileage Amarok, though you’ll not be spoilt for choice here. Spend £10,000+ and you’ll be looking at 2012/13 models, with high mileage, the Amarok seemingly not living as hard a life as some of its pick-up rivals. Above £15,000 and you’re into the realms of the three/four-year-old examples, with sub-80,000 showing on the clock.
Spend £18,000+ and there’s a wide variety of Amaroks for sale – everything from people chancing five-year old models with 90,000 miles to sub-30,000 four-year old pick-ups. So shop around...
Is the Amarok good for builders? Yes. Typically, the Amarok offers a payload in excess of 1.1 tonnes, though the comfortorientated Highline model with permanent four-wheel drive – rather than the selectable 4x4 as standard on every other Amarok – only has a payload of 750kg. So, avoid the high spec models if the payload and fuel economy is important. Unlike some of its pick-up rivals, the Amarok was never offered as a single cab model. This means all models are double cab, with five seats and four doors. This means you get a 2.5 square metre bed, with a load width of 1.2 metres, allowing the Amarok to carry a single Euro pallet.
What should I check when buying a used Amarok? As an off-road capable machine check underneath for any knocks, dents or scrapes. Also, check the tyres for uneven
wear caused by poor alignment. If it’s got a tow bar, ask what it’s been towing, and how frequently. It’s a capable tow vehicle, but even so, towing it does add more strain and increase the wear on the drivetrain. Check the oil, if the light on the dash has come on then walk away from the sale as it could already be too late for the life of the engine. The exhaust gas recirculation cooler is prone to corroding, and it can contaminate the oil, creating damage to the engine’s internals/cylinder bores. Volkswagen designed a new EGR cooler, check for excessive oil use, or smoke from the exhaust. Finally, if buying a 2.0 Bi-turbo diesel, ask when the timing belt was changed. There have been reports of belts failing and destroying engines. As a general rule, we’d recommend changing the belt every 50,000 miles or five years (whichever comes first). WITH In the first instalment of a new series, Chris Fletcher, Technical Services Chemist at Thompson’s looks at a firm favourite – Thompson’s Water Seal. This product has a well-deserved reputation for preventing water penetration and freeze thaw damage in brick, concrete and stone. If water seeps into these materials, it can cause issues like damp and mould that, if left untreated, could lead to significant structural damage. It is most commonly used on buildings and other structures like low walls in the garden – especially surfaces that are exposed to the elements like hard driving rain.
HOW TO APPLY IT It is important to make sure the surface is clear of dirt and contaminants. If this stage is missed, you run the risk of the solution not properly adhering to the surface – and this may cause it to shift and crack. We recommend using a stiff wire brush to remove any loose debris like dust, moss, and cement. Alternatively, for larger surfaces, a jet washer can be used. Next, Thompson’s Advanced Brick and Mortar Cleaner should be applied to to remove dirt, grime, efflorescence and limescale. After 15 minutes, the product should be washed off and the surface left to dry. It is important to make sure that the surface is completely dry before the seal is applied as the product will lock
in any moisture and this could cause damp and mould growth. Applying onto a dry surface will also avoid any cracking or flaking and ensure a good quality, long-lasting finish. To apply, use a brush, roller or sprayer and always let the first coat dry completely before adding the second. Alternatively, for an even faster solution, a One Coat Water Seal can be applied in the same way. As the name suggests, just one coat will offer protection against rain damage – keeping time on site to an absolute minimum. When using a One Coat Water Seal, always make sure the entire surface has been coated and no small patches have been missed by mistake.

Quickslide’s Ade outlines what you need to know about energy efficiency ‘What do I tell my customers when they ask about energy efficiency?’ Although there is an assumption that all windows will be energy efficient as they have to comply with that little document called the Building Regulations, apparently there is a big difference between what needs to be achieved and what can be. In my experience most homeowners will be happy that their windows are ‘A’ rated according to the rainbow chart used in the Window Energy Ratings scheme (of which more later) and all of our windows, actually, fit that bill comfortably. However, just as very few of us can really understand what the difference will be in the real world between a ‘B’ rated and ‘A’ rated fridge in Currys, then few will really grasp the similar difference with windows. But why even try them with anything else when ‘A’ is standard?
What do the letters mean?
Most people are familiar with the rainbow ‘energy label’ on white goods such as fridges and washing machines. These also apply to windows and doors under a scheme called Window Energy Ratings (WER) run by an organisation called the British Fenestration Ratings Council (BFRC). Our windows and doors are available with an energy rating of ‘A’ which is generally highly acceptable, and way above the minimum defined in the Building Regulations, which calls for an energy rating of at least ‘C’.

Any reputable manufacturer will produce energy efficient windows with energy ratings that surpass the energy efficiency standards set out by Building Regulations but in context, even the minimum ‘C’ rated windows are relatively energy efficient, especially when compared to single glazing. But if your customer has been reading up on the internet, and challenges you about U Values, windows can comply with Part L of the Building Regulations (please check for your own area: Regulations for England, Wales, Scotland and Northern Ireland may differ) by having an overall Uvalue of less than 1.6W/m2K. The lower the U-value the less heat will escape through the window and the higher the thermal efficiency. Our PVCu sliding sash and casement windows offer u-values as low as 1.4W/m2K.

But bluntly, what is a slight difference in thermal transmittance between double and triple glazing, will likely go unnoticed, but the difference in cost will not. And when the additional cost of energy used in manufacturing and transporting triple glazed windows is taken into account, any real-world savings are negligible.

Your customers may also throw ‘triple glazing’ into the conversation. However, whilst it might seem logical that an extra pane of glass must improve energy efficiency by 50 per cent, due to some very complicated physics, including the efficiency of some very clever coatings added to the glass during its production, triple glazing offers very small incremental increases in energy efficiency when

Modern aluminium windows will generally be as energy efficient as their PVCu counterparts. But bear in mind that aluminium – metal – frames will feel colder to the touch, although the overall performance can be similar. Again, to make a useful comparison use the Window Energy Ratings rainbow chart, which is designed to compare products on a level playing field. These days it’s down to preference.

I recently wrote in this column about my poor experience of online supermarket shopping. Unfortunately, I have now had a bad experience with buying building materials online, too. Not – I hasten to add – from any of our great UK builders’ merchants. But from an online roofing materials supplier, which looked good on its website, but turned out to be anything but. February 2020, when the Coronavirus problem was only first being talked about, and I thought I would order in some polycarbonate roof sheets and glazing bars. There were problems scheduling the delivery (which should have been my first warning – but I gave them the benefit of the doubt). So, when it finally arrived, it was mid-March. And we all know what happened next. The first lockdown meant that the job got pushed firmly onto the back burner. It was September when I picked it up again. Everything went well, until I unwrapped the very last glazing bar, and found that something was missing from the package. So I called up the supplier to ask for the missing part, and was met with a response that absolutely surprised me. “You didn’t notify us within 48 hours of delivery”, said the person – who turned out to be the firm’s owner. “No, I didn’t”, I replied. “The country has been in lockdown for six months”. “It’s in our Terms & Conditions”, she said. “All damaged and missing items must be notified to us within 48 hours”. So, I had to pay again, for the missing part to be replaced. The
part that I had already paid for but had not been supplied. Ouch. Now, this is where I got lucky. I called an old colleague, who had worked for Trading Standards, and explained my problem. “Did you order the goods through your firm, Jeff, or as a private individual?” he asked. Well, since I ordered the stuff online, I had used my personal credit card. “Then this firm’s terms and conditions are meaningless”, he explained. “You are covered by the Consumer Rights Act 2015. They are in breach of contract, and the time limit for complaints is not 48 hours, or even six months – it’s six years.” I knew vaguely about Consumer Rights before, but I’ll confess I did not really understand their significance. Well now I certainly do. I have had trade accounts with all the major builders’ merchants for many years, using my limited company’s name, and never had any problems with them. Any damages or missing items have always been made good, and none of them has ever claimed that I was too late in pointing out problems. But I now realise that when buying stuff online, from a firm that you don’t really know, you are far safer ordering as an individual consumer, and using a personal credit card. As I said before, I was lucky.
