A business must finalize an agreement prior to project commencement.

Local Job Creation Tax Credit The City of Hamilton Local Job Creation Tax Credit Program offers eligible companies a tax credit against their local corporate earnings tax. This program is similar to the Ohio Job Creation Tax Credit, with the exceptions that the tax credit is granted at the local level and it is a non-refundable credit. Currently, by State law, eligibility for this credit is dependent upon the State of Ohio granting a tax credit through the Ohio Job Creation Tax Credit Program.

At approximately 265-acres, Hamilton Enterprise Park is one of the largest industrial/office parks in the tri-state (OH, KY, IN) region. In 2010, Sensus Flavors, LLC broke ground on an expansion to their existing 20,000 square foot facility in the park. Sensus is a global leader and manufacturer of premium quality natural flavor ingredients. This project involves the construction of a 30,000 square foot manufacturing addition at an estimated cost of $2.5 million. Sensus anticipates creating 5 new jobs within the next 3 years. This expansion will allow Sensus to expand their research and development facilities and begin production of a new downstream packaging process.
University Commerce Park
University Commerce Park is the newest of Hamilton’s business parks, home to nearly 70 acres of undeveloped land across from Vora Technology Park and Miami University Hamilton, and only seconds from downtown. University Commerce Park holds very exciting development potential, and a planned transportation improvement project will drastically improve access to the site.
South Hamilton Crossing
The South Hamilton Railroad Grade Separation project involves replacing an existing at-grade railroad crossing on Central Avenue in the City of Hamilton, Ohio, with a railroad overpass created by extending Grand Boulevard to the west. This will connect S.R. 4 (Erie Boulevard) on the east side of the four existing CSX railroad tracks with U.S. 127 (Pleasant Avenue) and University Boulevard to the west. This $30 million project is scheduled to be completed in the fall of 2016.
Vora Technology Park
Vora Technology Park provides Class A office space, a secure state-of-the-art data center, and a professional incubator wing for the use of both established and burgeoning high-technology companies, thereby providing partners and tenants the opportunity to exponentially grow their businesses. Technology is the way of the future for 101 Knightsbridge Drive. This 365,000 square foot complex once served as the regional corporate headquarters for Champion International Paper. The owners of Vora Technology Park have committed to developing this campus into a state-of-the-art technology facility. Building amenities include data center space, fiber optics throughout, campusstyle walking trails and video conferencing. In 2007, Cincinnati Bell Technology Solutions (CBTS), invested approximately $60 million in the development of a new 60,000 square foot data center.
KoncertIT Solutions
A global information technology solutions company is initiating a knowledge processing center at the Vora Technology Park. KoncertIT is slated to begin operations on their first phase, also known as the Pilot, within the next 30 days. The Pilot will create approximately 50 jobs in the first year, paying between $10-15 per hour. KoncertIT could bring significant additional jobs to the city over the next 1-2 years subject to the initial results and success of the Pilot. KoncertIT is part of the Vora Group, a group of companies and investments concentrating on IT solutions and infrastructure with an international presence. The chairman of the Vora Group, Mahendra Vora, is a well-known serial entrepreneur, creator of the Vora Tech Park and a resident of Butler County.

Thyssen Krupp is in the middle of a more than $7 million expansion project that creates 60 jobs and retains approximately 185 jobs. The company is producing the first active damping systems for shock absorbers in North America.
Matandy Steel & Metal Products
In 2008, Matandy Steel & Metal Products broke ground on a 32,500 square foot expansion to their existing nail operation facility. Matandy specializes in flat rolled slit coiled and sheet materials. Matandy has been a longtime corporate citizen, making significant improvements to the Hanover-Walnut Redevelopment Corridor. This project resulted in the creation of 7-10 new fulltime positions. This project is located in the City of Hamilton’s Renewal Community Area and involves an approximate investment of $2.1 million.

In late 2009, Matandy Realty broke ground on the construction of a 52,000 square foot manufacturing and warehousing facility. The building’s steel structure was developed on the 5.6 acre site of the former Crown Industries, Inc./Hamilton Die Cast facility. Matandy Realty aquired the property from the City of Hamilton after the demolition and remediation of the site utilizing the State of Ohio’s Clean Ohio Assistance Fund. Matandy Realty invested an estimated $2.5 million at the project site. It will operate as JN LINROSE Manufacturing. JN LINROSE manufactures light gauge metal framing for commercial and residential construction. This project has yielded approximately 10-15 new jobs.
Interstate Warehousing of Ohio, LLC
Interstate Warehousing of Ohio, LLC is located adjacent to the Ohio-4 Bypass, midway between OH-129 and I-275. Interstate is a cold storage distribution warehouse; the existing facility consists of 350,000 square feet and employs 90 full time employees. Interstate is in the process of expanding their facility in Hamilton and when complete it will add an additional 90,000 square feet to their current facility and create 20 new jobs. The capital and equipment investment for this project is $11.7 million.
