Is Your Bedroom Designed for Sleep? S
ounds like a dumb question, right? However, in reality, the reason you might not be sleeping as well as you should might have a lot to do with what’s going on in your bedroom.
According to the Better Sleep Council (BSC), the nonprofit consumer-education arm of the International Sleep Products Association, getting adequate sleep can positively impact every area of your life, from your productivity on the job, to your eating habits and fitness goals, to your relationships. In fact, a recent survey from the BSC suggests that getting more sleep may be the key ingredient to keeping Americans on track for meeting their 2018 goals—27 percent chose getting more/better sleep as a resolution for the year, and those respondents also reported other health-related goals, such as exercising more (69 percent) and staying fit and healthy (68 percent). Also, Americans surveyed who wanted to prioritize sleep in 2018 planned to do so by getting to bed earlier (65 percent), maintaining a consistent bedtime (62 percent), and having new nighttime routines (53 percent). Almost half of those surveyed said they also plan to upgrade their sleep environment by purchasing a new mattress or other bed-related items.
The BSC offers these other suggestions for improving your sleep habits:
Consider your window treatments. If you’ve committed to getting to bed early, keep your window treatments sheer. Natural light filtering in as the sun rises will help wake your body naturally—the perfect way to start your day. Installing sky lights can also provide wakeful sunlight. However, if you can’t seem to ditch the night-owl habit, room darkening curtains or shades may be necessary to ensure you get the extra hour or two you need in the morning.
Adjust the lights. For each lamp in your bedroom, decide what purpose it will have and choose a light bulb with appropriate wattage. For example, a bright light may be necessary near a mirror or for a standing lamp. For bedside lamps, lower wattages (45 to 50 watts) offer ambient light or gentle light that are best for reading. Lampshades can help dim lights as well. Installing a dimmer switch will allow you to control the brightness of all the lights in your room as you need it. This is especially useful with overhead lights.
Ditch the distractions. Avoid the distraction of social media and emails by setting your phone to automatically go into Do Not Disturb mode during
sleep hours, and leaving your tablet and laptop in another room altogether. While you’re at, do you really need a TV in your bedroom? Opt for a pile of books on your nightstand as reading relaxes the mind and helps induce sleep, while screens keep your brain wired. Spruce up your bedroom décor as well by replacing your TV stand with a nice bookcase or chair and ottoman for reading.
Analyze your bed. Consider whether it’s time for a new mattress. If you’re waking up a lot during the night to shift positions, it could be due to a mattress that’s not supporting you properly. Same for your pillows. Are they too soft, too firm, or just right? Also make sure your sheets, blankets and comforter offer the perfect balance of softness and warmth without making you overheated.
Keep it cool, even in the cooler weather. A comfortable sleeping temperature is between 65 and 67 degrees Fahrenheit, so turn on an air conditioner or lower the thermostat before bed for an optimal sleeping climate. If cracking open a window gets you to that temperature range, all the better, as fresh air makes for even healthier sleep. And when the temperature is cooler at night, it has the added bonus of helping you save money on running the AC.
Make daily sleep appointments. Develop a routine in which you go to bed at the same time and wake up at the same time every day. Sticking to these appointments will help you in all of your other routines and scheduling as well. As you work on perfecting your nighttime sleep routine, remember that it’s not a bad idea to catch a power nap during the day if and when you can. Home Inspections: ARE THESE DEAL BREAKERS?
After making an offer on a home, you’ll enter a contract, part of which should always include getting a home inspection from a licensed professional. It is recommended that any homebuyer make an offer to purchase contingent upon a home inspection that allows you to withdraw your offer if there are any major issues discovered during an inspection. More than likely, the home inspector will find problems that need to be fixed before closing. Major foundation issues and significant water damage are at the top of the list of signs to walk away from. On the other hand, there are some home defects found during an inspection that don’t have to be deal-breakers. Many of them can be fixed, and they can be used to negotiate with the seller for a lower price point or additional help with the closing costs.
Lead-Based Paint
Mold
Lead-based paint was banned in 1978, but it’s still possible that you could purchase a home that contains it if it was built before the ban. The sellers should disclose this, but the home inspector may find it, as well. It doesn’t have to be a deal-breaker: you can hire a contractor who is certified to remove lead-based paint, and the home will be completely safe.
Mold is something that no one ever wants to see in a home you put an offer on, but a little bit of mold by the shower doesn’t mean you need to back out of your offer—at least not immediately. If mold is found during the home inspection, have a qualified mold inspector look at it to determine if it is a deal breaker.
Concrete Floor Cracks Cracks in a concrete basement floor may seem like a structural problem, but this is natural and not indicative of significant damage. Small cracks occur in concrete because it’s a porous substance. These cracks can be fixed at a relatively low cost and shouldn’t be a reason for you to back out of a contract. Cracks in concrete walls, however, should give pause for concern.
When problems arise during home inspections, it doesn’t always mean you have to back out of your contract. Home inspectors will often find problems outside of their scope of expertise, so always get a second opinion from a specialist before making a final decision. In many instances, these problems are opportunities to negotiate with the seller. You can request that the seller do the repairs or ask for money to put towards repairs. Either way, hiring a licensed home inspector will put your mind at ease and help you make your final decision on a home.

Chillin’ While you’re scaling back your workload for those summertime hours, your AC unit will be working overtime.
Make sure you follow some basic maintenance tips to ensure you’ll be chilling in your living room and not sticking to your leather couch. If you have a Central AC system, brave the heat for a minute. Clear the leaves and debris out of the base of the AC’s condenser. If it has a drain, make sure the drain is clear too. Clean the blower’s fan blades, tighten any loose mounting bolts, and, if the fan motor has oil ports, put a few drops of oil or spray WD-40 into the ports for lubrication. Finally, mop up any excess water inside the condenser and reassemble it. When it comes to window A/C units, all you need is 20 minutes at the beginning of the summer to keep it running smoothly. Unplug your unit and clean the filter. It’s likely gross and full of gunk from last summer. The filter is located right behind the front grill that blows air into your room. If it’s a paper filter, trash it and put in a new one. If its mesh, clean it with warm, soapy water and let it dry. If the folder is really moldy, soak it in a solution of bleach and water.
Next, clean the evaporator coil and condenser coil with a soft-back vacuum brush. The evaporator coil is behind the filter and the condenser coil is behind the compressor. Finally, wipe down the outside of the unit and check the window seal for cracks or wear. If there is a gap, hit it with some foam weather stripping to ensure a proper seal. If you live in a particularly brutal area for summer heat and you tend to keep your window unit blowing all summer long, you’re probably going to have to clean it a few times before fall. It can be a pain, but it’ll keep you from dealing with a broken AC unit in the middle of July. If you’re able to afford it, contact your HVAC company to keep your AC unit well maintained. Or, do some research on getting a central air unit installed. Whatever situation is best for your home situation, make sure you’re chilling this summer, and not melting.
UNDERSTANDING WHAT’S IN YOUR CONDO AGREEMENT BY JULIE ACHTERMEIER
If you’re in the market for a condominium, be sure to do your homework before signing on the dotted line. Understand what is and is not included in the purchase price so you can make comparisons to other condominiums while checking out the market. Ask questions and make sure the building’s policies and rules are a good fit for you. Besides asking some basic questions, take a look at the Condominium Act that regulates how condos are created, owned and governed, and investigate your province’s Condominium Management Services Act. In Ontario, the Condominium Authority of Ontario explains the legal documents - Declaration and Description - required by the developer in registering the condo. Along with information about location, costs, and a survey of the property, the declaration and description also explain which parts of the unit are included in your agreement. For example, a condo unit may not include the front door which means the resident is not allowed to paint their door a different colour. These items are easy to overlook unless you take the time to read through the documentation thoroughly.
Amenities: Is there a pool? Parking? And are they included in your condo fees? Finishes to new condos: What is included in the purchase price? What are you expected to pay for? Utilities: Are gas, electricity, water etc. covered in the monthly condo fee or are they metered separately? Not all condo agreements are alike. New Home Warranty: Does the unit come with a new home warranty to ensure the building was constructed to code and meets legal regulations? Be sure to request this documentation. Rules: Ensure you understand any restrictions to living in the building, such as whether or not they allow pets, whether there are time restrictions on noise, or if you’re allowed to sublet or rent the unit for short periods (Airbnb).
Additional Charges: Are there other charges above the purchase price? Be careful of hidden costs. Disclosure Statement: Some jurisdictions require that the developer provide you with a disclosure statement (outlining many of the questions above.) If this is the case in your area, be sure to request this statement and that you agree to its terms before taking over the condo.
Once you’ve made a decision on a particular condo building, take the time to read all the documentation they provide, so there are no surprises. For example, it’s not unusual for condo fees to increase after a new building’s first year of operation, once the first reserve study is completed, so be sure to ask about the board’s plans.
