Real Estate Deal-Breakers & How to Fix Them Efficiently BY B RO O K E C H A P L A N


The real estate sales process can be stressful and seemingly complicated. Even a relatively smooth process can take ample negotiations and may require weeks to pass before you can close on the transaction. Some deals are increasingly complicated, and major roadblocks may develop that threaten the entire project. These are a few of the more significant factors that buyers and sellers may run into during the real estate sales process that could potentially prevent the deal from going through as planned.

Unpleasant Decor Unpleasant decor is something that buyers notice immediately, and some will only make an offer on the home contingent to some decorative updates being completed before closing. For example, some buyers may detest bold paint colors on the walls or may feel that the decor in the kitchens and bathrooms is too outdated; however, sellers may believe that the home is priced appropriately for the as-is condition and that they should not make concessions because of decor. Both real estate agents need to review sales comps in the area to determine if other homes selling in this price range have similar decor or if they have recently been upgraded. The agents should make the buyer and seller aware of realistic expectations based on market conditions, and one or both parties may need to make concessions based on a sales price and property condition that is justified by the market.

Major Repair Issues Home repair issues may be known by both parties before a property inspection is complete, but the inspection report can potentially reveal more issues that have not been discussed. Many buyers may try to negotiate to have repair work completed before closing. You may consider taking a course on renovations (like Rules of Renovation) and other significant home improvement projects be-

fore you agree to take on any huge projects as a buyer or a seller. These courses can help you to better estimate the cost and time it will take to complete the work that is needed.

A Low Appraised Value Many buyers will apply for a home loan to pay for their purchase. Mortgage lenders typically offer a loan amount that is a percentage of the sales price or appraised value, and they will take the lesser of these two figures into consideration. This means that an appraised value that comes in lower than the sales price could reduce the loan amount to an uncomfortable amount for the buyer. More than that, the buyer may not want to pay more money for a house than it is worth. The feasible options are for the seller to lower the sales price or to work with the appraiser to increase the appraised value.

Title Issues It is customary to review the title history on a property before finalizing a purchase, and this is a required step for anyone who is applying for a mortgage loan. This process essentially determines if the seller clearly holds title to the property or what obstacles need to be cleared before the seller can convey title to the buyer at closing. Some issues are minor and can easily be dealt with prior to closing by the title company and the seller. In some cases, however, a real estate lawyer needs to be contacted to resolve the matter. Many real estate deals will close without a hitch, but many others will develop one or several of these issues. Many issues can be overcome when the buyer and seller work together and when enough time and patience is given to resolve the issues. You may also have to use third-party services, such as a title company or real estate lawyer, to address the issue properly.

Late Summer Projects to Complete Before Fall If you’re still enjoying the lazy days of summer, there are some projects you can be doing to prep your home for fall. Knocking out some small projects now will not only lessen the workload down the road but will also help you avoid the stress and expense of emergency situations in the thick of cooler weather.


1. Have your furnace inspected. While the thought of heating your house in August probably isn’t at the top of your list, August is a great month to have an HVAC pro come in (before they get much busier in the fall and winter) and check for leaks, heating inefficiencies, and change your furnace filter.

2. Seal drafts. Check around windows and doors to see where leaks may be occurring. Now is a great time to take care of patching holes and caulking around windows while the weather is still warm - you’ll be able to feel some warm air coming through any holes.

3. Inspect trees and fertilize your lawn. The end of the summer is a great time to do yard related tasks. Inspect the trees on your property and get rid of any dead limbs before storms hit. Also, take the time to fertilize your lawn now to help guard against winter damage.

4. Inspect your roof. Before fall leaves and winter snow wear your roof down, take the time to have loose shingles replaced and any patches made.

5. Test home safety devices. Use this time to test all your smoke alarms, carbon monoxide detectors or fire extinguishers. Replace batteries or install new ones so you’re ready to go once it’s time to fire up the fireplace. And, speaking of the fireplace:

6. Clean your fireplace. Chimney sweeps get very busy once the fall season is in full swing, so make an appointment to have your fireplace professionally cleaned during this off-season.

So, while you take a break from relaxing and soaking up the last bit of summer, give your home that TLC to make sure it’s ready to take on the changes fall will bring. Consider hiring a home services contractor or handyman service that can help you tackle multiple tasks like those above, or reach out to a specific provider like a roofer or chimney sweep. Getting some of these things taken care of now will let you enjoy more of your fall.

But if you have a smaller yard, you might feel there isn’t much that can be done with it. This isn’t true! There are lots of things that can be done with a smaller space. But keep in mind, when designing a small space, it is important to focus your ideas and plan. This plan should include which elements you’d like to incorporate into your yard. Consider the following items.


Functional furniture A backyard is going to need furniture. Utilizing built-in furniture will accomplish that need, while also saving space. You can even dress up your built-in furniture with colorful cushions that can be tied to decor inside your home, as an attempt to expand your space. Set the tone Create the vibe you are craving in your yard with well thought-out zones. This can be done with well-placed benches to create hard angles or other accent furniture to give the appearance of different rooms. The strategic placement of your outdoor furniture, and in turn, outdoor rooms, will transform your small backyard into an intimate retreat. Choose one large focal point A small space will not be able to accommodate multiple large objects. Be selective in your design plans and decide on one large item to include in your design. Once you decide on that larger item, whether that be a small pool, fire pit or dining table, the rest of the planning will fall into place. If you choose a pool, draw guest’s attention with a luxurious pool liner or wow them with your creative poolside seating arrangement. Determine the placement of your focal point based on the layout of your backyard. Typically, this will lead to the center of your yard or wherever the most natural path to a threshold occurs.

Add features and plants A beautiful statue, a grouping of plants, a water feature, or small, in-ground pool may take the attention away from the size of your yard and allow your guests to focus on the beauty instead. Whether you have a green thumb or are just looking to incorporate a few florals, consider doing it vertically. Hanging baskets, creeping vines, and petite patio trees are all great options to add greenery to your yard. Utilizing the vertical space in your smaller yard will save you space, while also bringing the style. By following these tips, you’ll have your small yard our outdoor space feeling like a sprawling oasis in no time.
