Creating Appeal:

8 HOME STAGING TIPS THAT WORK By Barbara Pronin

First impressions count – and experienced real estate professionals know that a clean, attractively organized home will pique buyer interest and sell more quickly than its neighbors. “Clients tend to focus not on what the house could potentially become, but on how it looks on their first walk-through,” said Kathy Murphy, a top-performing agent with in Royal Oak, Mich. “If the front door is peeling, or the kitchen is a mess, that’s the way they will remember it.” Staging a home to show at its best can make a remarkable difference. That’s why most agents work with their sellers to help create maximum appeal. Effective home staging can be accomplished without excessive effort or expense. The work should begin before the listing photos are taken, so that buyers are intrigued when they view the home online. Listing agents can broaden their staging know-how with these tips from home staging experts:

1. START AT THE STREET

5. KEEP IT NEUTRAL

Curb appeal is more than a catchphrase. Advise your sellers to be sure the lawn is mowed, flowerbeds are neat, bikes and trash cans are stashed away. Paint, replace, or clean the front door as needed, and set off a drab entry area with a potted plant or two.

Sellers love their collections of figurines or bowling trophies, but buyers need to envision the home filled with the things they love. A savvy seller will keep it simple and consider repainting colorful interior walls in neutral tones.

2. GET RID OF CLUTTER

6. FRESHEN THE ENTRYWAY

Most homes have too much furniture and far too many accessories. Suggest your seller rearrange the furniture to create better traffic flow, and consider putting a quarter of it in storage. Thin out bookcases and closets, because jam-packed spaces give the impression they are too small.

The second most important impression begins just inside the front door. Lights should be on, the area neat, and a vase of fresh flowers on a foyer table is a nice touch.

3. CLEAN, CLEAN, CLEAN Kitchens and bathrooms should be scrubbed and counters kept clear. Wet towels, hair dryers, and dishes in the sink are a no-no. If heavy cleaning is a burden to the seller, suggest an affordable cleaning crew to clean the carpets and make the windows sparkle – even steamclean a dingy exterior.

4. FIX WHAT’S BROKEN A leaky faucet or a wobbly railing may not seem like a big deal, but it makes buyers wonder what else is wrong with the home.

7. REMEMBER THE BACK YARD Be sure it’s tidy and that the swimming pool, if there is one, is sparkling clean. 8. ON SHOWING DAYS A pot of potpourri simmering on the stove and a dining table set with attractive tableware are inviting and cost-effective touches. PREPARING YOUR HOME FOR AUTUMN: MAINTENANCE TIPS FOR THE END OF SUMMER BY ANITA ALVAREZ

It’s almost time. Sigh. Summer is drawing to a close, like it or not. Before the leaves fall and the wind turns chilly, it’s a good idea to do some seasonal maintenance on your home. Here are some things to add to your fall “honey-do” list.

HAVE YOUR FURNACE INSPECTED. It’s smart to have your heating system serviced before you actually need to use it. Experts say that as much as 75 percent of the calls they receive about homeowners without heat are a result of not having the furnace serviced and cleaned. It will also keep your heating costs down and help keep the air in your home healthy. INSPECT YOUR ROOF. You’ll want to check for shin-

gles that are cracked, buckling, or missing. Check for caulking that needs to be replaced, or moss or lichen, which could indicate deterioration underneath. If you don’t trust your own assessment, work with a certified inspector.

CHECK THE AIRFLOW. Focus on areas like vents, the

hood over your stove, dryer vents, baseboard heaters and room fans. Not only is a buildup of dust a fire hazard, but you also want to keep the air flowing and the allergens at bay.

INSPECT YOUR INSULATION. The most important

area to check is your attic. You should have the highest concentration of insulation here. See if there are any gaps that need to be filled. You don’t need to check the insulation in your walls unless you notice heating issues.

CHECK FOR MOLD. The humidity of summer can cause mold to flourish. Check locations such as around leaky pipes, basements, or areas that don’t get good ventilation. You will want to remove the mold as soon as possible. It’s wise to have this done by a professional. LOOK OVER YOUR SIDING. You’ll want to look for any areas on vinyl siding that are buckled or warped. If you have wood siding, look for curling, splitting or cracking. Should you find an issue, you’ll definitely want it taken care of before the weather gets cold!

GET CONTROL OF GUTTERS AND DOWNSPOUTS. Clogs

MAKE SURE YOUR DETECTORS ARE WORKING. Ensure both smoke and carbon monoxide detectors have fresh batteries. It’s smart to test them, also. Both are especially important once your furnace is in use.

REPLACE WEATHERSTRIPPING ON DOORS. There could be gaps that you can’t see and that can jack up your energy costs. It’s a simple fix that can be done with items found at your local hardware store.

Each season brings its own challenges and wearand-tear on your home. With summer ending and autumn on the way, you can go into the new season secure that your home is in tip-top shape!

in gutters and downspouts can cause the roof to leak, which can lead to a host of other problems. It’s a slippery slope from clogged gutters to water damage in your home!

APPLY A FRESH COAT OF PAINT. Interior painting requires good ventilation, so the best time to tackle a paint spruce-up is the time of year when you can open up your windows.

FIVE FALL CURB APPEAL IMPROVEMENTS Fall is here, and with it comes a prime time to sell your home. Summer is a great time to sell, but if you weren’t able or ready to list your home at that time, the fall is a great option as well. And as lovely as your home may be, there are always things you can do to take it to the next level, especially when it comes to curb appeal. Fitting in a few simple exterior home improvements can add value to your home before the weather turns cold, helping to snag those end-of-season real estate browsers. So what upgrades can you make that are easy, cost-effective and will make potential buyers “fall” in love with your home this season? Here are a few tips: Front door décor – The front door leaves a lasting first impression of your house. While completely replacing the front door is an option, simply sanding and repainting your existing door can make a big difference and save on costs. A bright or bold color like red can really make your door pop, especially against a white or tan exterior. For a little extra: Add a nice fall foliage wreath, or a doorknocker to accentuate your home’s entrance. Sync hardware – Mismatched exterior hardware can make your home appear disheveled and create a non-cohesive aesthetic. By streamlining your house numbers, lock, door handle and exterior light fixtures with matching finishes, you can give your home a consistent, put-together look in less than a day without a large investment. For a little extra: Upgrade your lock with a high-end deadbolt with cover plate for added curb appeal and security.

Great greenery – A well maintained lawn can tie together the overall look of the outside of your house, presenting a clean and sleek front to accompany your home’s entrance. With fall being a transition time for many plants, adding mums or ornamental grasses in hearty autumn colors like gold or orange to complement changing leaves can bring depth to your yard. For a little extra: Add reusable window boxes and porch containers filled with gourds, cornstalks and leaves to create an autumn feel. Light the way – A well-designed walkway leading to your front door can make your home seem even more warm and inviting. Make sure the path is well lit by installing outdoor lighting that not only provides illumination and value, but also security. For those without a walkway, installing a lamppost or lantern at the end of our driveway is a good option. For a little extra: Incorporate solar lights along your front door walkway for an easy and cost-effective makeover that is also energy efficient.

Make-over your mailbox – Sitting at the end of the driveway, the mailbox is often forgotten about when it comes to your outdoor décor. Making sure your mailbox complements your look and feel is yet another way to catch the eye of a potential buyer. If you don’t live in an area with strict rules, spruce up your standard letter holder with trim, new paint or fancy finish (and steer clear of novelty sport or hobby mailboxes). Pay attention to the mailbox post as well. If the wood is weathered or showing signs of rot, it should be replaced. Consider a post made out of polymer, treated wood, iron, bronze, or even brick. For a little extra: Add a trellis behind the mailbox for extra landscaping and a pop of color. Preparing your home for sale, especially as the busy summer season is ending, can seem stressful, but with a few quick, easy and cost-effective improvements you can increase your home’s curb appeal no matter the season, especially in the fall. Doing so will boost your home’s value and attract more potential buyers, which will help the stress of selling your home slip away! Reprinted with permission from RISMedia. ©2018. THE REAL ESTATE BOOK,

Helping in the Fight October is Breast Cancer Awareness month, and throughout the month, companies, organizations, and charities around the world help in the fight to end breast cancer. This international health awareness campaign has amplified the amount of attention and coverage surrounding the disease in order to increase both awareness and funding for research. The goal is to join together to support women touched by breast cancer, whether they are currently fighting the disease, survivors, family members, or anyone else supporting the cause.

For many years, the American Cancer Society has made it a priority to encourage women to get mammograms, which is still recognized as the most effective tactic for detecting breast cancer early on. National Breast Cancer Awareness Month was founded in 1985, and the baby pink ribbon was chosen as the symbol that everyone has come to recognize and love. The pink ribbon movement has spread to everything from professional athletes’ uniforms to famous landmarks twinkling in pink lights during the month of October. This worldwide movement has come to represent a sense of community and togetherness for women all over who may be fighting the battle against the disease. The Real Estate Book is doing its part as well, by supporting the cause and donating to The Breast Cancer Research Foundation. The Breast Cancer Research Foundation is a nonprofit organization committed to achieving prevention and a cure for breast cancer. They provide critical funding for cancer research worldwide to fuel advances

in tumor biology, genetics, prevention, treatment, metastasis and survivorship. BCRF is also the highest rated breast cancer organization in the U.S. with an A+ rating from Charity Watch and 4 out of 4 stars from Charity Navigator. Since its founding in 1993, BCRF has raised more than half a billion dollars for lifesaving research. Through a unique and streamlined grants program, BCRF seeks out the brightest minds in science and medicine and gives them the necessary resources to pursue their best ideas. As a result, researchers are able to make discoveries and create new approaches to address all aspects of breast cancer, and in record time. To see updates on our campaign with BCRF, check out our Facebook page at www. Facebook.com/RealEstateBook, and “like” us. You can also make a donation or participate in a locally supported event by contacting the representative for this magazine. The fight to end breast cancer is far from over. Together, we will find a cure once and for all.

TOP TIPS FOR MAXIMIZING YOUR WALLS Balancing aesthetics with storage-friendly solutions and your personal style can be a chore, but when you find that balance and truly maximize your walls there are big advantages for your living space. Find your wall’s true potential with these ideas.

FLOATING SHELVES While floating shelves are nothing new, they are certainly an ideal addition to your space for a reason. A storage solution with a minimalist footprint, floating shelves easily allows homeowners to strike that perfect balance between decor-friendly and practical. Add them in spaces where you need to store books or cookbooks, small collections or photographs. Remember to keep your display visually pleasing by arranging books in stacks, adding small plants and catering to storage needs and design simultaneously. HAND PAINTED ART Nothing can breathe life to any room like hand painted art on your walls. Take advantage of your wall space by choosing a painting that adds a pop of color and cheer. If artwork sounds like an expense you are not ready to pull the trigger on, consider browsing local college’s art galleries for sale pieces, or join a paint and sip class and try your hand at creating a statement piece that you’ll be proud to call your own. PEGBOARDS While they aren’t the most artistic item you can put on your wall, pegboards are ideal for kitchens, garages, sheds and kids’ rooms. In any area where additional storage is needed, a pegboard and S hooks can come in handy. To make your practical storage a little more visually pleasing, consider painting your plain pegboard to coordinate your room’s decor. PHOTOGRAPHS Art can serve to bring a whole mood to life in your space, but nothing can make a house feel like home quite like personal photographs. Whether you choose to display professionally captured family photos, or simply want to create a gallery of candid pictures of your friends and loved ones, you will be sure to feel more at home than ever before. Vertical space is plentiful in many homes, but it often goes underutilized. Getting the most out of your walls is vital to ensure that your room truly reflects your personal style and also meets your storage and display needs. These tips are sure to help you take advantage of the empty walls in your home. Reprinted with permission from RISMedia. ©2021. All rights reserved.
