The volume of sales in our trade area is increasing and sales prices appear to have stabilized. Whereas our market has been dominated until recently by distressed properties, short sale and bank owned inventory is diminishing. The cost of money is still low, but appraisals, which rely on historic data, often result in lenders offering loans for a lower percentage of selling price. The outlook is for a modest recovery with fewer days on market, a lower number of failed transactions and stable to slightly increasing prices.
