DEVELOPMENT KNOWLEDGE PARK— ROCK HILL Knowledge Park is a one-square-mile area located in downtown Rock Hill targeting “knowledge economy businesses” and an urban walkable lifestyle.

UNIVERSITY CENTER A mixed-use 23 acre site in Knowledge Park connecting Winthrop University to Old Town Rock Hill with hotels, restaurants, outdoor venues, office space, apartments and more. Cambria Hotels and Suites has inked a deal to build a 110-room, six-story hotel next to the 170,000-square-foot indoor Athletic Complex. Both projects are expected to be complete by early 2018. The historic Lowenstein Building is one of the key elements of University Center. Workers have spent most of this year renovating the building. Atlas Copco will house 75 administrative employees in Lowenstein to help support its new $25 million facility in the Riverwalk Business Park. Piedmont Medical Center will open a primary care facility inside the Lowenstein Building. Winthrop University will build offices and labs in the building to house its exercise physiology degree program. Tenant space is still available in the historic and recently restored Lowenstein building as well as development opportunities in University Center. Please inquire at Tuttle Company: 803-366-6564. University Center is expected to lead to approximately 800 new jobs and over $200 million in investment.

ATHLETIC COMPLEX The Indoor Athletic Complex, part of University Center, will be approximately 170,000 sq. ft., and the largest facility in North or South Carolina. It will be first in the region to have a “championship” court and a full service hotel attached with 110 rooms, and banquet and conference facilities. It can also host many different types of events other than “classic” indoor sports – like concerts, conventions and many others.

DEVELOPMENT SOUTHBRIDGE — FORT MILL Southbridge is a future Class A corporate office park on the site of the former Charlotte Knights baseball stadium at I-77 Exit 88 in Fort Mill. The development will feature 4.5 M SF of potential office space, on-site retail, restaurants, multi-family housing and a hotel. Southbridge's vision is for a system of wide paths and trails that offer easy connections to nearby office, housing and retail while providing wellness activities in between. Open areas are designed to be gathering spaces for employees to engage in daily.

KINGSLEY — FORT MILL Kingsley is a mixed-use, heirloom project being crafted by Clear Springs Development Company. With its rich history from the textile industry, Kingsley will tell a story using its Contemporary Mill architecture, sophisticated gathering spaces and unique place making elements. Kingsley will be a place unlike any other in the area. One that will be both meaningful and unique to Fort Mill as it grows with one foot in the future and one foot in the past. Kingsley offers a distinctive waterfront for dining and relaxing, with a vibrant street life. Already home to two large corporate headquarters, it will soon boast two hotels, luxury apartments over retail space, a large lake, an amphitheater and plenty of small shops and restaurants.

The Fountain Park area is the result of a public-private partnership between the City of Rock Hill and Comporium. Replacing what had been dubbed as the ugliest parking lot in Rock Hill, Fountain Park features a beautifully animated, interactive fountain, a central green space and a small outdoor performance venue. Surrounding Fountain Park is a mixed use development space .The first building constructed was Fountain Park Place, a 48,000 sq. ft. office building. Future phases of development include a 100-room hotel on Main Street facing the park; retail, office, and residential spaces; and a performing arts center.

CONNECTIVITY TRANSPORTATION York County offers companies and their workforce efficient access and transportation for their products and people. Ideally situated within close proximity to major interstate highways, rail terminals, ports, and an international airport as well as the beautiful beaches and the mountains of the Carolinas, York County is poised at the intersection of business, opportunity, and quality of life.

AIRPORTS York County is a 30-minute drive and one flight away from the rest of the world thanks to the Charlotte Douglas International Airport (CLT). Ranked the sixth busiest airport in the world, the facility averages more than 700 flights daily and is served by seven domestic carriers, three commuter carriers, and two international airlines that provide non-stop service to more than 140 cities. The Charlotte Air Cargo Center, the region’s premier air cargo facility, also is located at Charlotte Douglas International Airport. Built on more than fifty acres of aircraft ramp space, the 570,000 square feet of facilities can accommodate all types of aircraft.

INTERSTATES Interstate 77 connects York County to Charlotte, North Carolina, and Columbia, South Carolina. More than $270 million in road funds were used to expand I-77 to eight lanes for improved access between York County and metro Charlotte, where it intersects with Interstate 485. Widening projects recently have been completed on the busiest part of this loop, which makes a circle around Charlotte and connects I-77 to I-85. Interstate 85 passes north of York County and is an important link to Raleigh, Durham, and Greensboro, North Carolina, and to Atlanta, Georgia.

PORTS PORT OF CHARLESTON

INLAND PORT

The Port of Charleston, which York County connects to via about a three-hour drive on I-77 and I-26 features modern terminals and boasts a well-deserved reputation for high productivity. More than 350 highly experienced transportation related companies are located in the Charleston area to meet any shipping need.

A full-service port terminal in Greer, South Carolina, is about 212 miles inland from the Port of Charleston. This Inland Port is operated by the South Carolina Ports Authority as a container yard, and exclusive daily rail service is provided by Norfolk Southern to the Port of Charleston. The South Carolina Ports Authority recently announced plans for a second inland port in Dillon, South Carolina.

RAIL SERVICES Rail freight service is provided in York County by CSX Transportation and the Norfolk Southern Railway. Norfolk Southern recently opened a new terminal in Charlotte that is part of its Crescent Corridor, a $2.5 billion infrastructure project constructing a rail connection between the Gulf Coast and New York City. The 2,500 mile route, which provides one of the fastest, most direct connections for intermodal cargo in the Eastern United States, is scheduled for completion in 2020.

In 2017, the City of Rock Hill proposed a new, eco-friendly system to increase accessibility to the entire city.
