Understanding how real estate works 1. If you are getting no inspections - price may be putting people off from even looking at the property. 2. Inspections but no offers - the property looks interesting, but on inspection it doesn’t compare well with others in a similar price range. In the buyers’ eyes, the price is too far above market value to make an offer. 3. Low offers - if offers are coming in consistently low then it is telling us that the buyers, after inspecting the property are not seeing the value that they had hoped they would. 4. Early offers sometimes happen - if they do, be grateful not reluctant. Your best chance of getting the absolute best dollar will be when the property is fresh to the market as that’s when all hot buyers will be inspecting. 5. The first offer is usually the best offer. 6. Negative feedback can sometimes be a good sign. When the price is considerably over the top you will get little feedback of any sort. As the price gets closer to market value, the feedback will increase and become more negative. Buyers start to get hope that they will be able to purchase, so they instinctively go into negotiation mode and criticise. 7. The greatest form of pressure buyers can face is ... FEAR OF LOSS. The first questions buyers ask are “how long has the property been on the market?” and “How much interest have you had.” 8. Fear of loss diminishes with time. When the buyer asks the agent how long the house has been on the market the agent doesn’t want to have to say more than 6 to 8 weeks. At this stage of the sale the power shifts from the vendor to the purchaser as fear of loss diminishes. There is far less chance that the purchasers will pay top dollar when there is no fear of loss. 9. Properties have a use by date - timing is critical. 10. The biggest mistake vendors make is saying “we’re not in a hurry to sell so we’ll start high but listen to offers.” If priced high, purchasers compare the house unfavourably with other houses in the same price range that offer more. When the house price eventually does come down, the purchasers have either gone or are only prepared to make low offers. They either think that something is wrong with the property or that you may now be desperate to sell. 11. Three things sell properties: a) Presentation b) Promotion c) Price 12. If you don’t get offers in the first 30 days of listing then your house is usually overpriced. 13. Buyers determine their own price. They are generally very well researched, they won’t pay more than a fair price for a house just because the current owners: a) Over capitalised and need a certain figure b) Are relocating to a more expensive area c) Paid too much for it originally d) Are emotionally attached to the house 14. Purchasers may pay more than a fair price for a home if: a) It has immaculate presentation b) It is a rare once in a lifetime opportunity c) They are the 1 in 1000 dream buyer, or d) There is a fear of loss. 15. Even the greatest homes in the world will not sell if the price is not right!

The Derwent Valley Autumn Festival was an idea conceived by two Derwent Valley Councillors who wanted to build greater social capital for the local community. With the community having gone through a depressed period for a number of years, they felt that a ‘vehicle’ was needed to give expression to the positive aspects of the Derwent Valley.

A chance discussion on a breakfast show in Gosford in the late 90’s, led to the establishment of a unique community-based fundraiser. An initiative which has changed the lives of thousands of Australian children and their families throughout Regional Australia.

Enjoying one of the most picturesque settings anywhere in the State, the Festival marks a special time of the year. Harcourts is delighted to sponsor this great community event.

After a parking station refused to accept 5 cent pieces as payment, the question was asked on-air, “what are 5 cent pieces good for?” A listener phoned in and suggested “why don’t we collect all those useless 5 cent pieces – then donate the money to the Children’s ward at the hospital?” So they did!
