Publisher’s Note Dear Readers, It is with great pleasure that I introduce the third issue of MIIP. Are you ready to go GREEN? As the world progresses, there is a keen focus on ‘Going Green’. In the construction industry which encompasses exterior and interior built, there is a push to ensure more sustainable buildings and finishings that are kinder to our environment. Therefore, in this issue, our cover story is themed ‘Going Green’ in the construction industry by featuring GBI’s 10 Greenest Buildings in Malaysia. You can even find out more about how buildings can attain GBI certification. In a bid to be more environmentally conscious, I encourage members to be ‘Greener’ in their business practices to ensure a more sustainable future. All work and no play make MIIP members dull! That’s why we were pleased to host a networking session at Bridge Bar, G Tower on 27 August. You can check out the pictures of the members who caught up on industry news and happenings over drinks and dinner. It was a fun night of catching up with friends and industry comrades. MIIP is also pleased to feature the new President of PAM, Ar Mohd Zulhemlee. You can read about his own vision and mission for PAM and his hopes to forge closer ties with MIIP. The association would like to extend our heartiest congratulations to Ar Zulhemlee and wish him the very best on his journey as President of PAM. Also, in this issue, you can meet the new committee members and get to know them better. Each one of us, come with different backgrounds and experiences but share the same unwavering passion for the industry and MIIP. On behalf of the new committee, I can confidently say that we are excited to begin our journey leading the association towards being a stronger and bigger voice for the interior built industry. of Malaysia’s Greenest Buildings Let’s take a look at some of the greenest buildings around town accredited by Green Building Index (GBI)
P
ertubuhan Akitek Malaysia’s(PAM) members have over the years been developing and working more and more towards a greener and more sustainable architecture. By 2008, the need for a localised Green Building rating tool became more evident especially in the light of increasing demand from building end-users for Green-rated buildings that would not overly and adversely contribute to the destruction of the environment. This was also in line with the objectives of many companies today where good corporate social responsibility (CSR) calls for them to only support environmentally friendly initiatives but to include their office premises in their green efforts.
Officially Going Green
In August 2008, PAM Council endorsed and approved the formation of the new Sustainability Committee who was tasked

primarily to develop and set-up the Green Building Index and the accompanying Panel for certification and accreditation of Green-rated buildings. Greenbuildingindex Sdn Bhd was incorporated in February 2009, a whollyowned subsidiary of PAM and the Association of Consulting Engineers Malaysia (ACEM), to administrate GBI accreditation and training of GBI Facilitators and Certifiers. GBI accreditation for buildings is separated into three tiers. At the highest level is the GBI Accreditation Panel, the independent regulatory body for GBI accreditation. At the intermediate level are the GBI Certifiers, consisting of experienced professionals that conduct the assessment and accreditation of project submissions. On the front-end level are the GBI Facilitators, professionals who together with clients and a design team enhance their projects to meet or exceed GBI rating system requirements.
The final GBI award will be issued by the GBIAP upon completion of this CVA assessment. Buildings are awarded GBI Platinum, Gold, Silver or Certified ratings depending on the scores achieved. Buildings will have to be re-assessed every three years in order to maintain their GBI rating to ensure that the buildings are well-maintained. GBI provides an assessable differentiation to promote environment-friendly buildings. Achieving points in the targeted areas will mean that the building will likely be more environment-friendly than those that do not address these critical issues. Under the GBI assessment framework, points will also be awarded for achieving and incorporating environment-friendly features which are above current industry practice. In addition GBI is a benchmarking rating system that incorporates the latest internationally recognised best practices in environmental design and performance.

Exploring the Green Building Index and why it’s important to GREEN UP your building. W HAT IS A G REEN B UILDING ? A Green building focuses on increasing the efficiency of resource use – energy, water, and materials – while reducing building impact on human health and the environment during the building’s lifecycle, through better siting, design, construction, operation, maintenance, and removal. Green Buildings should be designed and operated to reduce the overall impact of the built environment on its surroundings.

W HY G REEN B UILDING S? A Green building focuses on increasing the efficiency of resource use – energy, water, and materials – while reducing building impact on human health and the environment during the building’s lifecycle, through better siting, design, construction, operation, maintenance, and removal. Green Buildings should be designed and operated to reduce the overall impact of the built environment on its surroundings.
Green buildings are designed to save energy and resources, recycle materials and minimise the emission of toxic substances throughout its life cycle.
Building green sends the right message about a company or organisation – that it is well run, responsible, and committed to the future.
STAG E 1 Application & Registration Complete and submit the GBI Application Form with the Applicant’s contact details, project information and supporting documents to Greenbuildingindex Sdn Bhd (GSB). The Registration Fee will be set depending on the size of the project. Upon payment of the fees, a GBI registration number will be given and the GBI Terms and Conditions will be signed between the Applicant and GSB. A GBI Certifier will then be appointed for the project.
Green buildings harmonise with the local climate, traditions, culture and the surrounding environment. Green buildings are able to sustain and improve the quality of human life whilst maintaining the capacity of the ecosystem at local and global levels.
Green buildings make efficient use of resources, have significant operational savings and increases workplace productivity.
Design Assessment (DA) When the Applicant is ready he may then submit the project for GBI Design Assessment (DA) either directly or through an appointed GBI Facilitator. Submission should be done when all key criteria of the design are finalised and preferably before the commencement of construction so as to enable the project to be monitored and assessed in its entirety. The GBI Certifier will then undertake the Design Assessment for GSB. This may involve a presentation by the Applicant and their Project Design Team or by the GBI Facilitator. The GBI Certifier will upon completion, table the assessment report to the GBIAP to register and award the certification. The provisional GBI Design Assessment certification will then be issued with the accompanying GBI score sheet to show the scores achieved.
STAG E 3 Completion & Verification Assessment (CVA) Upon completion of the project, the Applicant should submit for the Completion and Verification Assessment (CVA). This is to be done within 12 months after the completion of the building or when the building becomes 50 percent occupied, whichever is the earlier. The final GBI award will be issued by the GBIAP upon completion of this CVA assessment. Buildings are awarded GBI - Platinum, Gold, Silver or Certified ratings depending on the scores achieved. Buildings will have to be re-assessed every three years in order to maintain their GBI rating to ensure that the buildings are well-maintained.

t sure seems that the new committee for MIIP is on the same page – determined to steer the association to bigger and better things in the very near future. Made up of the cream de la cream of the interior built industry, the new committee members exude passion and love for their industry and are keen on seeing it have a bigger voice and presence in the construction industry and beyond. Let’s meet the committee and see what they have to say about their plans on a collective vision for the betterment of the industry.

Tan Goo Can Managing Director, Can-I Interior Fit-Out President, MIIP Fast-paced but precise would be the best way to describe the new President of MIIP. As a leader, he is known for his guidance and advice to his employees and those around him. “No matter where life takes you, be kind to lorry drivers.” Although it may seem random to some, that is the one line that has resonated and remained with the new President of MIIP, Tan Goo Can all through his life. “You see, my father was a lorry driver. Growing up, we had little money and life was a struggle but my parents persevered.” Can explains that whenever his father spoke of the future he would remind him that if one day he becomes a successful person, he must always be kind to lorry drivers. Today, as a successful interior built professional he jokes

that his lorry drivers can do no wrong! “In my industry, I am grateful to everyone that works in my business, without them, I wouldn’t have a business!” A humble but savvy businessman, Can is not only playing the President’s role for MIIP, but is Managing Director of Can-I Interior Fit-Out Sdn Bhd. The company is a leader in the interior built industry here in Malaysia as well as abroad. The latest projects under their belt include Berjaya Langkawi Resort and Spa, Cinnamon Grand & Lakeside Hotel Sri Lanka as well as ongoing projects like the MRT stations in Bukit Bintang and Central Market. As for taking over the President’s chair from Dato’ Vincent Lim, Can says he has big shoes to fill. “Dato’ Vincent has done a great job during his Presidency by bringing the association to the forefront with the relevant parties and I intend to push the bar even further.” Can is determined to increase the popularity of the association and its members by forging closer ties with relevant parties which include CIDB, Ministry of Works and other bodies. “It is important to have our voice heard so that any challenges we face as an industry can we swiftly dealt with.” In the past, the industry has faced being in the back burner of the construction industry and industry professionals were left feeling that their valuable contributions weren’t duly recognised. Can is also determined to increase the membership of the association to build an even stronger platform moving forward. “With more members, we are able to have a bigger voice and hopefully that will grant us a more effective stage to voice our concerns,” he says. “The committee has also agreed that the association must create a learning platform to benefit our members.” One of the first activities after the new committee has taken over was the educational talk on CIPAA by lawyer Mr Gananathan Pathmanathan . Members were able to educate themselves on the adjudication process and how to settle legal construction cases outside of the courtroom to save them time and money, valuable lessons in the industry. According to Can, other activities would include friendly sporting meets, product presentations as well as other professional practices that would include, grooming, presentation skills and others that will benefit all members.
As a start, the association has secured a new secretariat office where committee meetings and association functions can take place. “The office space is located in Menara SOHO, Unit #B1-8-3A, Jalan Perak, Kuala Lumpur. We are very proud to be able to finally have a home.” Can is excited about all the new possibilities this chapter will bring forth and he was sure to mention that the new office is the result of the sweat and tears of all the members. “They say great leaders succeed when they have a strong and trusted team behind them. And I believe that to be true,” he says. He praises the efforts and dedication of the new committee and expresses his sincere gratitude to each and every one of them. “I am grateful to be part of a team that has the same degree of passion for the association. There is no doubt in my mind that MIIP will reach significant milestones under the leadership of the new committee 2015.”
Jimmy Predeep Group Managing Director, PLM Interiors Vice President, MIIP Apart from holding the role of Vice President of MIIP for the new term, Jimmy is Group Managing Director at PLM Interiors. PLM is a group of companies specialising in occupancy services for the commercial sector. They provide premium and customised solutions to their clients through every phase forming collaborative alliances with architects,
engineers, consultants, trade contractors and specialty disciplines to work in new and innovative ways. “At PLM we are determine to meet needs with quality results,” says Jimmy. Indeed, they have the track record to prove it. Some of their significant projects include Subang Skypark, Sri Pentas TV3, The Double Tree@ Intermark,Ascot Sentral and many others. With over 30 years of hands-on experience in the interior fit-out related industry, Jimmy brings a wealth of interior built experience to his role as Vice President of MIIP. When asked about his vision for the association he was very clear on where he would like to see MIIP headed. “I believe the association has yet to meet its objectives to serving its industry partners.” Jimmy shares that it has been disappointing that MIIP have not gotten the recognition that it deserves within the construction industry. “Sadly, we have always played ‘second fiddle’ to other industry stakeholders like the ‘Master Builders Association’ and ‘Malaysia Institute Of Interior Designers. We need to bring together all the players in the industry into this grouping as it is currently very fragmentised. Also, I feel that there has been a lack of emphasis in training and developing skill levels of key interior trades.” However, Jimmy believes that the outlook for the industry is looking vibrant and positive. “Interiors are expected to push the boundaries, addressing more and more complex problems, minimising environmental footprints and optimising technologies. Interior design doesn’t translate itself. It requires skilful execution using sophisticated managements systems backed by staff with comprehensive experience and a good understanding of requirements,” he says. “The partnership between interior design and interior built is a crucial one,” he adds. Jimmy also outlined the importance of developing and implementing training modules in collaboration with either CIDB or MBAM in interior built trades like carpentry & joinery, upholstery and more. “This will give the industry an opportunity to attract new blood as well as to encourage skills training among those already in the field.” “There’s still a lot to do but I am confident that we are on the right track.”

The trending world of carpet designing is a vibrant and colourful place to be and Steven Poh is right in the middle of it. He is Managing Director of Artesia Décor, a well-established and leading carpet supplier and installer. Gone are the days when carpeting was just wall to wall plain colours, Artesia Décor is one of the few carpet specialist in Malaysia that offer carpet designing for their clients. As secretary for MIIP, Steven hopes that the association will evolve into a more professional body to serve all members more effectively. “When we gain a more professional status and stand united, it will be easier to get our voice heard and challenges dealt with.” He believes that the establishment of a new secretariat office is definitely one of the first ways the association seeks to be more professional. “Also, we are keen to increase the number of members.” When asked what the benefit was for members, Steven replied, “So that we have a bigger voice. Partners need to realise that if we speak as individuals we will not be heard as opposed to speaking collectively as an association.”
“We build design into reality.” That’s how Janet Lee, Group Executive Director of Jalex Sdn Bhd and new Treasurer of MIIP describes the interior industry partners. She explains that it is these group of industry professionals that bring drawings into life. “We are the ones who convert interior design into something you can feel, touch and experience.” “Ultimately we are very important,” she says with a smile. JALEX an acronym for Janet and Alex, a husband and wife team who has built their company since 1988. Through its 27 years of operations they have expanded from project management services to manufacturing and trading. They own five factories each specialising in millworks, furniture, metal works and stone works. As one of the largest interior fit out companies, Jalex has completed several notable projects from Dewan Filhamonik Petronas; KLCC Observatory; Prime Minister’s Office and more than 60 five star hotels, the latest being St Regis Hotel in Langkawi. “Theres still so much to be done for the association and I’m looking forward to the journey,” adds Janet.

Established in the market for more than 20 years, Luxx Newhouse currently operates in Singapore, Malaysia, Indonesia, Beijing and Northern China. Jimmy Tong, President of Luxx Newhouse and committee member of MIIP strongly feels there needs to be an infusion of professionalism in the industry. “The interior built industry is made up of highly skilled individuals who sometimes may lack poise and glamour but aren’t lacking in talent and skill.” Tong feels that the association needs to help step up the game of members and encourage professional practices through workshops, seminars on grooming, etiquette, presentation skills etc. “These are some of the activities already in the pipeline for future association activities that will benefit all members extensively.” He is confident that the vast experience brought to the table by the new committee will help overcome the various challenges faced by the interior built industry today.
CT Tan is Managing Director of Glass Network the one stop Malaysian glass sourcing centre that supplies and provides glass renovation service. Established in 1995, Glass Network offers an array of residential, commercial and decorative glass. Through the years, the company has been providing inspirational Architectural, Interior and Decorative glass solutions for a wide range of new build, refurbishment and renovation Glass Projects. The business has their own in-house team of Surveyors, Designer and Fitters work from design & specification to full on-site installation. As part of the new committee, Tan has this to say, “I hope to see all of the different fields in interior built represented in the association.” He adds, “There are very niche fields in the interior built industry for example, wood carvers.” He strongly feels that when all the different fields are represented in one association it will become an ideal platform to exchange ideas and innovation as well as be a complete collective voice for the industry.” Tan intends on being an active voice in the association and hopes that his contribution and experience will help the association and its members thrive.

Office furniture specialist, David Cheong believes that there is room for improvement for the association and there is a need to create more awareness for the industry on the whole. “We plan on creating awareness by having more activities so members have a chance to see the benefits presented to them.” Once members see what the association can do for them, the industry will benefit on the whole.” David was also part of the previous committee and has been with the association since its formation. “I’ve seen the association grow into what it is today and I’m pleased to see that it is growing even further.” Apart from being an active committee member of MIIP, David is also Assistant General Manager at Euro Chairs System. An international producer of office furniture, the brand was created in 1987. Today they export office chairs to countries like Saudi Arabia, Hong Kong, Southeast Asia, New Zealand, Australia and even to Europe and South America even Europe and South America, exporting their products to more than 60 countries around the world. Another proud homegrown brand, Euro Chair has grown into a manufacturing conglomerate represented in many countries around the world.
Lim Gao Leong is Managing Director at Syarikat Lian Ping Enterprise Sdn Bhd, the pioneer in the furniture manufacturing and interior renovation industry in Malaysia. The company was established in 1961 and has since been a leader in the interior built industry. Today, Syarikat Lian Ping Enterprise Sdn Bhd has more than 40 employees and 150-200 onsite employees. Lim was part of the previous committee and has seen the association move forward productively. “We are still relatively new and therefore there is a need to increase our membership so that we are ‘seen’ by relevant parties. I believe we will be able to achieve that.” He stresses the importance of popularising the association so that it is recognised and it would be easier to get the voices of members heard. “This is our biggest hurdle so far, but once potential members see the benefits of being in the association I believe it is half the battle won.”

The Competition Act 2010 (CA2010) came into force on 1 January 2012 and since then, the Malaysian Competition Commission has been active in their enforcement against anti-competitive behaviours. This half day workshop (from 1.30pm to 5.30pm) is designed to provide the attendees with a comprehensive overview of the major prohibitions contained in the Act with a focus on anti-competitive behaviours which are likely to occur in the interior built and construction industry. ertubuhan Akitek Malaysia (PAM) – Malaysian Institute of Architects – is the national professional institute representing architects in Malaysia. President of PAM for the term 2015/2016, Ar. Mohd Zulhemlee An is all set to take the association to the next level. “As the new President I am determined to remind and reintroduce that a big part of architecture is about the people, culture, and the environment,” PAM was founded in 1920 as the Institute of Architects Malaya. In 1948, the name and consequently the Constitution were changed to the Federation of Malaya Society of Architects (FMSA) which was allied to the Royal Institute of British Architects (RIBA). Another change in name to reflect national sovereignty, and registration under the current name, came about when PAM was registered with the Registrar of Societies on 20 January 1967. t is said a strong and dedicated team is what makes a business and Tan Goo Can, Managing Director of Can-I Interior Fit Out Sdn Bhd couldn’t agree more.“My business runs smoothly with my trusted employees at the helm with me,” he says. With various projects running simultaneously, it is crucial that loyal and dependable employees are part of the team to ensure that Can-I delivers quality finishings in a timely manner. One such Can-I employee is See Chee Hong. Hong as he is fondly known, has been with Can-I since 1996.“When I first started, I had no experience and basically learnt the ropes on the job,” says Hong. Today, Hong is Project Director for various high profile projects in Can-I’s portfolio. “Right now I am working on two MRT stations, both with their own theme, one in Bukit Bintang and the other in Central Market. This project is very different from what we normally do as we are doing a lot of architectural and base work as well as interior fit out.” Hong explains that it is important that industry players are diversified and are able to change with the times to incorporate much more than just fit-outs. The MRT stations are set to complete by October 2016 and will be

up and running only in the middle of 2017. When asked what his hopes are for Can-I he replied,” That one day we will be the leading company in the industry with an expansion on our forte.” Another trusted Can-I employee is U Mun Liang. U is an interior designer by trade and has been with Can-I since 1995.“I’m a hands on person and sitting behind a desk working on designs did not appeal to me.” So U jumped right into and today works on site on various
projects.“Currently we have a big project in Hambantota, South Sri Lanka for the Shangri-La group.” According to U, this is Can-I’s fourth project in Sri Lanka and after completion the team will move on to another project bid won in the Maldives. No stranger to overseas projects, U admits that it comes with its own challenges.“For example for ongoing Hambantota project, 50% of the skilled workers are Malaysian, so we even bring our own chef for our employees so that they will eat Malaysian style food throughout their stint.” The project will complete in December 2015 and U says that he has no doubt that Can-I will work on more projects in Sri Lanka in the future. When asked what drives him, U says he is focused on Can-I’s end goal for every project.“Our job is to ensure that our clients are happy with the quality of our work and end product.” Both Hong and U are part of the team that make up Can-I’s continued success story and are a testimony that hard working and loyal employees bring continued success for any organisation.

CIPAA 2012: Meeting The Challenges MIIP members were educated on how they can resolve legal disputes the most effective way possible with the Construction Industry Payment and Adjudication Act 2012.

1) What types of payment that allow one to initiate adjudication under CIPAA? No Payment, Under Payment and Late Payment. 2) What CIPAA DOEST NOT cover ? • Construction Contract entered outside the territory of Malaysia. • Government Construction Contract that are carried out urgently due to natural disaster, flood, landslide, fire and other emergency and unforeseen circumstances. • Construction contract entered by an individual/person for any building which is less than 4 storeys high and intended for own occupation. • Government construction contracts related to national security or security related facilities: Military base & Camp, Military facilities, Police facilities, Prison, Detention Camp, Power plant; and Water Treatment Plant.

3) What are the important points to remember with CIPAA? • It covers all Construction Contracts – both Government (except the ones mentioned before) & all Privates Jobs. • Construction Contract has to be in writing. • Parties to the dispute can appoint their own Adjudicator or request KLRCA to appoint one. • Adjudicator must make decision within 45 days after receiving adjudication response or reply to adjudication response, whichever is later. • Adjudication decision must include adjudicated amount, the time and manner the adjudicated amount to be paid. • The decision has to be in writing and reasons for such decision has to be included. • Adjudication decision is binding unless it is set aside by High Court. • Limited Grounds Only – due to fraud or bribery,

As part of the association’s plans to equip members with information and helpful industry tips, MIIP members has an opportunity to learn more about the CIPAA Act of 2012 This legislation helps to solve disputes via a quick interim decision that will not affect cash-flow of claimants as drastically as it would in a long drawn out court battle. An acronym for Construction Industry Payment and Adjudication Act ( Act 746 ), CIPAA 2012 will facilitate claimants to recover payment which is due and haven’t been paid for
construction works done or services rendered. The Act is divided into 7 parts and has 41 Sections and has proven to be a crucial game changer in the construction industry. Members of MIIP had their legal questions answered by lawyer Mr Gananathan Pathmanathan from Gananathan Loh during his presentation on CIPAA 2012 on 27 August 2015 at G Tower, Kuala Lumpur. After his presentation, there was an active questions and answer session. When asked what was the most common mistakes made by the interior built industry with regards to documentation he replied “ Most of the time, the contract is not worded properly and record
keeping is not accurate.” “To ensure that any unforeseen problems are dealt with swiftly and with a positive outcome he encouraged members to be diligent in record keeping. Mr Gananathan Pathmanathan has been in legal practice for over 22 years. He is a partner at Messrs. Gananathan Loh and specialises in dispute resolution for construction and commercial disputes as well as front end advisory for construction contracts. He has served on the Construction Adjudication Sub Committee of the Bar Council and has been admitted as a panel arbitrator and adjudicator with the Kuala Lumpur Regional Centre for Arbitration.

How can CIPAA help you?
The construction industry is the driver of economic growth for the nation. The strong performance of the construction industry is attributed to the mega projects implemented by the government through the Public Private Partnerships, the Economic Transformation programme and the various Economic Corridors. Over the past three years, the country saw the launch of 195 projects under the National Key Economic Areas (NKEA) listed in the ETP and these projects are expected to contribute RM144 billion to gross national income. The demand for construction services is further expected to grow with new projects such as the RM1.2 billion Langat 2, the RM5 billion Warisan Merdeka Tower and the RM8 billion Suke and Dash highways. Therefore the coming into force of the Construction Industry Payment & Adjudication Act 2012 (“CIPAA�) on the 15th April 2014 is timely . The Malaysian construction industry, like other construction industries in developing nations, has had a long history of lengthy payment times, which has caused many contractors to suffer from cash-flow problems and thus delaying projects.
CIPAA and KUALA LUMPUR REGIONAL CENTRE FOR ARBITRATION The legislation provides for compulsory statutory adjudication and aims to facilitate cash flow in the industry. Parties will be able to obtain a quick interim decision with regards to progress payment disputes, thereby avoiding potential shortterm cash-flow problems during project delivery. KLRCA has been named as the adjudication authority by virtue of Part V of CIPAA, which means that the centre has a key role to play in being the default appointing and administrative authority. In line with this, the KLRCA has come up with the KLRCA Adjudication Rules & Procedure to supplement the CIPAA and to enable them to provide administrative support for the efficient conduct of adjudication. The KLRCA Adjudication Rules & Procedure will assist both adjudicators and parties in the adjudication process. In addition, they offer training and certification courses for interested parties to become adjudicators. he 50% fall in the price of crude has hurt many oil exporting countries, but Malaysia is riding it out – its GDP growth forecast for 2015 is likely to exceed previous forecasts of 5.3%.

2 2. 1Malaysia Housing Programme (PR1MA) This programmewas launched in 2011 to build of affordable houses in Malaysia. 120,000 houses have been approved for construction under the scheme which is massively oversubscribed – Malaysia’s government have received 950,000 online applications from potential buyers. The houses, 40,000 of which are already being built, will be located in 80 developments around the country and offered to buyers at around 80% of the market price. Apart from building the houses, the government has ensured that Malaysians can afford to buy them, by guaranteeing mortgages of up to 110% of the properties’ value.
2 4. Economic Transformation Programme In 2011, the Malaysian government launched the Economic Transformation Programme, which aims to transform Malaysia into a high-income economy by 2020. It identifies 12 National Key Economic Areas that have the potential to contribute to the growth of Malaysia and to transform the Greater Kuala Lumpur / Klang Valley into a top 20 most liveable metropolis globally and a top 20 city in terms of economic growth.
One reason is that its construction industry is in a healthy state. The sector grew 8.7% in 2014, driven by private commissioning, low unemployment, massive projects such as the KL118 tower, and major state infrastructure programmes. Here is a snapshot of Malaysia’s building and interiors sector – telling you everything you need to know about this vibrant and growing industry and why it is a great place to do business.
Five major construction projects and development schemes in Malaysia 2 1. The KL118 Tower
The KL118 tower is a USD1.4 billion skyscraper project that will surpass the Petronas Twin Towers as Malaysia’s tallest building when it is ready in 2020. The Malaysian government is not involved in the decision to build KL118 which will offer 400,000 sqm of residential, office and hotel space. It is an entirely commercial project commissioned by Permodalan Nasional Berhad (PNB), the country’s biggest fund management company. In June 2014, the Finnish company Kone won a contract to supply the tower’s 105 elevators and escalators. More key deals for the tower were to be announced by the end of

The Kwasa Damansara project, which will see an entire town built in the west Malaysian state of Selangor over 15 years, is one of the biggest building projects the country has seen in recent years. It will contain residential, commercial and retail developments, as well as two new stations on Malaysia’s MRT system. In July 2014, builder Malaysia Resources Corp Bhd won a contract to develop 64 acres of the project, which is expected to cater to at least 150,000 people when completed. Impiana Land and Development recently signed development rights to put up a further

Sector spotlight: Interior design trends in Malaysia for 2015
The boom in residential construction in Malaysia is good news for suppliers of interior finishes and products. What are the latest trends in the market that exporters should know? Malaysian interior design will be all about mix and match in 2015, according to Chris Yap, president of the Malaysian Institute of Interior Designers. “There will no longer be one set of furniture in a space,” he told the Malaysian business radio station BFM. Furniture and décor selection will be “a reflection of your personality…mix and match, instead of selecting an entire collection from a magazine”.
Other trends that Yap thinks will be big in 2015 include: • Gold and metallics. “The use of metallics relates back to history, when gold was a treasured item and reflective of social status, but it can be interpreted now that you would have a wall piece with metallic elements in it – this would be totally relevant today,” says Yap. • Natural colours. Deep colours such as brown and strong yellows will be used a lot more in 2015, according to Yap – “colours that shout out about a person’s feel of the space, colours that relate back to nature”. • Wallpaper. A humid climate means wallpaper has struggled for popularity in Malaysia, but Yap thinks that technology has caught up and that wallpaper will make ground in 2015. “Wallpaper allows you to have a good finish without too much fuss, and even the technology of the glues is always evolving. The durability and maintenance properties have also improved - wallpaper can now last quite a few years.” Yap also points out some trends that he thinks are on the way out this year in Malaysia. The coordinated look is going - “Have some fun - introduce pieces you’ve collected during your travels” – as well as the Scandinavian look, which he thinks will filter out in favour of more modern fixtures that make an interior space warmer. Carpets Have Gone From Plain To Fab! Kelvin Chee from Artesia Décor lets us in on carpet designing.
G
one are the days when carpeting was about picking your favourite solid colour for the entirety of a room. In today’s world of constant stimulation, carpeting has evolved to include what is known as carpet designing – an array of new design possibilities – more texture, some pattern, and even flecks of colour adding interest to basic backgrounds. A major shift in new carpet patterns include layered colour and soft texture in carpet. These combinations are not only aesthetically pleasing but is popular because it minimises soil and vacuum marks. However, the main advantage of carpet design is that colour and texture
offer more distinctive styling and fashion appeal. Various designs of leaves, trellises, or flowers, for example – offer organic shapes that coordinate easily with other patterns in a room. Strong colours that come from commercial pallets are now available in multi-coloured loops, cut loop surfaces, and Berber styles as accents creating a whole new world of carpeting possibilities. Artesia Décor is a carpet specialist that has pioneered carpet design in Malaysia. Kelvin Chee, who heads the carpet design team at Artesia has been in the industry now for over 12 years.“To be a carpet designer one must have an eye for art and colour,” says Chee who is a business

In a bid to go greener, Chee explains that material used are made from natural fibrewool nylon which has a green certification. “Although sometimes challenging, carpet design is exciting and gives any room a fresh new look and feel that compliments the future of interior design.”

Another Successful Run for Archidex 2015! Held from the 12-15 August 2015 at Kuala Lumpur Convention Centre, the annual tradeshow is the region’s most successful industry trade exhibition.
