What is the market like in Lake Oconee? How do things look different since COVID-19? Any predictions for the market post COVID-19? Busy! It appears the overall thought is, if one or both adults in the household can work from home, why not move the home office to the lake house? Across the board, businesses have had to make strategic changes to how they operate and I believe remote workspace is likely to stick around post COVID-19. Home offices, home schooling, virtual classrooms are key contributors to families moving to the lake sooner than they may have dreamed. Retirees and young families are making their dreams of living at Lake Oconee come true now and we anticipate that trend to continue. Real Estate inventory is low, very low and in turn builders are busy! Many families are building their dream homes here at the lake looking to spend more time at the lake house or looking to make the lake country their permanent address.

Q.

What about Lake Oconee initially attracts buyers to the area?

The Lake Country is beautiful and the lake life is an easy trip from Atlanta, Augusta and Athens.

Q.

What are your favorite things about the area that buyers may not initially consider/realize? Lake Oconee is home to what truly feels like small town among the locals, you can’t go out without running into someone you know...who may be coming in from a fishing tournament, still in camo gear from hunting, overalls from working the farm or a polo shirt from a day on the golf course. Lake Oconee is the ultimate host to all including the families vacations, lake enthusiast, antique shoppers, golfers, lakeside wedding ceremonies and the honeymooners at the Ritz-Carlton.

What can a potential buyer expect for various budgets in the Lake Oconee area?

The real estate market is quite unique with homes ranging from $200-300k golf cottages to multi-million dollar lakefront homes inside the gate of the desirable golf communities of Reynolds Lake Oconee, Cuscowilla and Harbor Club. Deferring from home searches outside the gated communities ranging from single family homes, condos and townhomes ranging from $150,000 to million dollar plus depending on location, community amenities and lake access.

Q.

Can you tell me about a memorable buyer/seller experience? Oconee area?

I was just turning off the lights at our lakefront model home at Enclave Lake Oconee finishing up from several showings when a local agent came knocking on the door. I was introduced to Geoff and Jon via FaceTime and gave them a home tour while they attended from their Chicago living room. Well, I’ll let them share their experience: “ When our jobs became largely virtual, Jon and I decided to change things up and make a big move. We were living in Chicago, but had previously lived in Atlanta and were familiar with Lake Oconee. We acted quickly and were able to list our townhome in Chicago’s Wicker Park and had an offer in a week. To jump on the opportunity at Enclave, we put in an offer sight unseen (although Enclave’s great website and virtual tours made us feel like we had been here). Working with the builder, we made enhancements since we are living here full time, and have settled in well to the lake life! Our new home has been perfect to accommodate us both working from home, our custom kitchen for delicious meals (Jon is a great cook), our baby grand piano, and our two pups are loving being closer to nature. You may add the beaten eggs to the mixture once it is not so hot (too hot and the eggs will scramble) or add a small amount of chocolate mixture to the eggs to temper them, then add that mixture in full to the chocolate mixture in the saucepan. Mix well and then add to the prepared spring form pan.

Building Health: The Link Between Architecture and Well-Being

Architecture has been shaped by health crises throughout history, here’s how experts believe that building designs may adapt as we learn from this one

A

Ask architectural historian Mohammad Gharipour what he believes to be one of the biggest influences on architecture throughout history, and his answer is simple: health. “When you consider a more holistic definition of health—its physical, mental, social, and emotional aspects—you realize how significantly urban designs have been impacted,” he says. Architecture and well-being go hand in hand. There’s proof that, long before COVID-19, building designs responded to the health concerns of the time. Most recently, early Modernist architects embraced glass, clean lines, and access to outdoor space—believing that light and air were the best treatments for tuberculosis. But, says Gharipour, the idea of designing for well-being stretches back to the very first buildings themselves.

“In Europe, the Ancient Greeks put emphasis on social, and therefore emotional, health in their designs. The Romans then took urban infrastructure more seriously—for example, by finding ways to deliver healthy water and sanitation to their citizens. It’s an approach you’ll see in the history of almost every culture.

Winig, architect and co-owner of California-based design firm Arcsine. “But a lot of that was indoors, and the way we approached spacing was totally different. Now, the biggest change is that people want to incorporate an even greater sense of well-being along with an increased sense of sanitary safety.”

“One of the best examples in architecture is hospital design,” he continues. “Hospitals went through major changes during and after crises, as societies realized they needed to enhance the health infrastructure within cities.”

As a firm that includes hospitality, residential, and office design within its expertise, Arcsine has had to consider the challenges faced by each type of public and private area. “On the residential side, people who are working at home are more than ever looking to create home offices that even extend to having conference space,” Winig says. “We’re also working on providing home office spaces that can be accessed without having to enter the main residence.

SHORT-TERM SHIFTS So how will this health crisis affect current architectural design? “Before the pandemic, the economy was humming along and people were working hard, so the focus of our designs was on providing ways for them to disconnect,” says Adam

“Here in the Middle East, residential design oftxen incorporates two separate sections of a house: a private space for close family, and a public space for entertaining, with separate points of access to each. I believe we might start seeing more of this further afield, as people look for greater control of hygiene.” “When you look at the public spaces in hospitality, one of the first things to come to mind is the lobby,” he says. “Traditionally, the hotel lobby is a grand space, empty except for a reception desk on one side and concierge on the other. Over time, it’s evolved to be a social gathering space. Now, it may become more of a transitional space, with someone there to meet you instead of a reception desk and the technology to check in online.” “Although we have to keep in mind that human beings exist through interactions with others,” T’Kint adds. “As designers, we’re going to have to be creative in how we sculpt these spaces to create semi-private areas that still have interactive elements.” WELL INTO THE FUTURE “At the moment, a lot of design is based around temporary solutions, such as partitions and creating social distance within existing spaces,” says Winig. “But there’s also a shift towards more permanent mechanical systems, especially ventilation that can more effectively bring outside air in or sanitize the air circulating within a building. “Different business models will have to adapt in different ways. But I’m hopeful that they’ll recognize this as opportunity to find longlasting solutions, which prioritize well-being.” Via Christie’s International Real Estate
