RELOCATING TO ATLANTA Why So Many Americans Are Choosing the ATL
A recent study from Zonda revealed that more than a quarter of online home searches for Atlanta are coming from outside the city, meaning we are seeing more and more migration coming into ATL. For us, this is no surprise since Atlanta has been a top moving destination for years. Atlanta boasts beautiful weather, plentiful job opportunities, diverse culture, and a reasonable cost of living compared to other American cities. As such, Atlanta has experienced an influx of cross-country migrants. How does this impact those already living, working, and playing in Atlanta? CONTINUING CULTURAL DIVERSIFICATION Atlanta has long been known as a city of diversity and inclusion. As more Americans relocate to Atlanta from various regions of the country, the city will continue forward with a strong cultural momentum and will continue to be seen as a leading progressive city. VACATION HOMES: A RETREAT THAT HAS BIG RETURNS For many, the year 2020 was spent inside the house with nothing but Netflix and a refrigerator that never seemed to stay stocked. Enduring over a year without venturing much further than the end of our neighborhoods left us yearning for new sights, experiences, and destinations. It's times like these where if you didn’t have a vacation home you could retreat to, you certainly wish you did. The global pandemic awakened many homeowners to the advantages of purchasing a second or vacation home, such as having the ability to split time between properties, the potential for accruing rental income, and investing in what could perhaps be their home after retirement. This led to the second-home market boom that we are experiencing today.
BY THE NUMBERS The health crisis may have disrupted much of the way many people live and their normal day-to-day operations, but it also provided many with some much-needed relief and flexibility. The ‘new normal’ of living virtually was an opportunity for many to choose their location based on personal interests, opposed to proximity to school and work. This meant homeowners could be anywhere, at any time, and still get the job done. Fast-forwarding to 2021, many companies and industries are choosing to remain virtual, while schools are continuing to offer the option for online classes. The permanence of this flexibility gave rise to an increase of seasonal home sales during the first four months of 2021 (January through April). In fact, sales of seasonal homes grew by more than 50% year-over-year according to the National Association of REALTORS® “Vacation Home Counties Report”. NAR also pointed out in their report that the housing market overall performed better in vacation home counties (where secondary/seasonal homes accounted for at least 20% of the housing stock) than non-vacation home counties in 2020.
