Sustainability

Our aim is to give a different service than other real estate agencies. We are here to add value to the real estate industry. It is important that places of leisure on our islands should be litter-free, for everyone’s benefit, both locals and tourists. There should also be more green spaces for people to enjoy. This has given rise to the numerous clean up events which we have taken part in and our #Treedom campaign, which involves planting a tree for each home we sell. We want to change the culture of spoiling our islands with waste; our company’s motto is ‘leave no trace’, meaning that wherever you go, you should not leave litter behind, nor vandalise. This has a special tie to our industry, as when we are selling property, we are also marketing our country, telling people why they should invest here. Real estate should not be only about property, but also about the environment we live in. We believe that development should be met halfway with clean air, uncontaminated water, green areas and in the near future, the prevailing use of renewable energy. We would like to lead by example, and we promote environmental awareness at our office by separating recyclable waste from the rest.

We have recently planted hundreds of indigenous Maltese trees in Pembroke, in collaboration with the Pembroke Local Council and ELC as part of the company’s wider project to plant a tree with every home that is sold through Zanzi Homes. We want our clients to have an active part in contributing to the green zones in Malta. Each home sold through Zanzi Homes will translate into a tree, and our clients have the option to name the trees contributed by their sale. Apart from raising awareness through the importance of green zones in urban areas, we are bringing our agents closer to nature by planting the trees themselves. At Quicklets we also give our foreign clients ‘Welcome Packs’ once they move into a new property . This simple ‘Welcome Pack’ helps us differentiate our product from our competitors as we welcome our customers in their new home with a token of our appreciation. It’s also about giving foreigners a taste of Malta, with some iconic local items, and preserving the environment. In line with our environmental campaign, the packs also contain contribute water (in collaboration with Farsons and Contribute ltd., who finance charity projects) and recycling bags, in partnership with GreenPak ltd. We have formerly 2

entered into partnership with GreenPak and local councils to give out vouchers to customers who can then exchange them at the council for recycling bags. We want our Welcome Packs to reflect our values and help foreigners get accustomed to the waste separation service, as they settle in Malta. Another strong company value is the concept of giving back to society. We recently travelled to Ghana were we provided internet connection to a community and a whole new library of text books to a school. The internet installation will help to promote Information and Communication Technology (ICT) lectures, as well as extending an internet hotspot for the local community. It is so rewarding to know that we can make a difference on the other side of the world. We’re setting a foothold in Africa since one of our endgoals is to provide a home for each house we sell. We’re seeking to offer household necessities as a next step, and in the future, provide accommodation from scratch for the homeless.

Purpose is at the core of our business values and we believe this has contributed to the success of our company as it attracts like-minded and like-hearted people.


Letter from the CEO This is the first edition of our property magazine, aimed at showing our readers a list of exciting hand-picked properties as well as recent company news. First and foremost, who are we? The Zanzi Homes and Quicklets Group (QLZH) is a prop-tech company, specialising in real estate. We offer assistance in both sales and letting, but more importantly, we act as a one-stopshop for clients who wish to purchase or rent a property in Malta. Our certified service includes property searches for clients, legal assistance, provision of home insurance and property EPC certificate, property management contacts and the procurement of superior turnkey interior design finishes and furniture prearrangement for unfurnished properties. We are basically the real estate agency that caters for all your needs, ready to assist clients in every step to successfully acquire a residence. What have we been up to during the past twelve months? Growth. We’ve opened eight more offices from the beginning of the year, within the localities of Attard, Ta’ Xbiex, Fgura, St Paul’s Bay, Qawra, Paceville, Gzira and Gozo, whilst more new branches are in the pipeline. We have thus increased our number of specialists and accommodated clients with a better, closer reach of our services across our islands.

We’ve also been busy with web developers to upgrade our back-office system. This is the software we use to list properties and eventually match properties with clients’ needs. As a prop-tech company, we give a lot of attention to our technology, focusing on speed and efficiency for when our specialists deal with client requests. Our Virtual Agent Concept is another asset to our success, which gives the opportunity for third parties to register with us and refer leads on new properties on the market and potential clients. This has added great value to our database, keeping us updated with fresh listings and dynamically diversifying our property portfolio. In fact, Quicklets now has the biggest live online letting database in Malta and Zanzi Home’s property portfolio is growing rapidly. Finally, we must share with you our vision and company values. Aiming to provide a genuine service within a vibrant real estate industry, we value our team and aim to help them fulfil their dreams and ambitions. We’re also keen on creating more green spaces, contributing to the betterment of living conditions on our island. We are doing this through

The need for Seamless Design in local contemporary architecture The need for seamless architecture is growing as we enter 2018. The connection between interiors and exteriors in local contemporary architecture is on the forefront of many professionals’ minds as we experience increased urbanisation and must confront the realities of our climate. Seamless architecture provides the connection with the outdoors that is beneficial both psychologically and physiologically to our increasingly interior driven society. As stated by the late Charles Eames, “Eventually everything connects – people, ideas, objects. The quality of the connections is the key to quality, per se.”. However, this presents the question, which connections should we focus on to achieve quality in seamless architecture? With modern technology making previously unbelievable forms a reality, as architects it can be easy to overlook context, but now more than ever, Malta is begging us to retain character. Architect Paul Thiry once said “Buildings should be good neighbours”, but this does not mean that design must be homogenous, just that as architects we have the responsibility to call upon the past when designing for the present and future. This attention to context is not a simple algorithm. When designing for an urban or village context, one should consider a design solution that flawlessly integrates the interior and exterior, seeking enjoyment from the natural beauty of the environment. Furthermore, when designing for an urban context, enjoyment of the outdoors must be selected to retain privacy and to adhere to greater building restrictions. Therefore one is forced to look inward. In designing his own home, Architect Steven Ehrlich, revolved his concept around connecting the indoor to the outdoor, despite the dense urban location. The resulting scenario was a design featuring multiple courtyards. The site boasted three 70 year old trees. These trees informed the location of the courtyards, from which the house was then built. This sensitivity to context could greatly improve future developments as here in Malta we continue to see urban boundaries widen. As a project takes shape, further tools must be used to connect the interior and exterior. In our practice we place significant importance in thresholds. Creating a threshold that feels truly seamless opens up an entire property, questioning the way we would ordinarily use space. We encourage clients to explore the use of thoughtful apertures, allowing everyday tasks to be continued outside without sensing the transition. 4


Aiding in the seamlessness of the threshold is the rigorous selection of materials. By choosing complimenting materials a designer can not only create a visual connection, but also considering the effect of thermal gain and light on material can reduce physical response to the transition. At the core of any project are the variety of professionals from concept to construction, traditionally each with their task assigned to their skill set. Luis Barragan said, “I don’t divide architecture, landscape and gardening, to me they they are all one� and to that we ask, then why divide disciplines? In our practice we believe the first step towards seamless architecture is loosening the constraints on responsibilities and allowing all members of our studio and external professionals to play an active role in all areas of design be it interior, exterior or landscaping. Growing up in Sliema Jessica Spiteri has fond memories of her hometown Sliema, the buzzing coastal town bordering St Julians which has notoriously experienced fundamental changes during her generation’s lifetime. Whether you’re looking to live in one of its beautiful Victorian houses; open up a new business venture in one of its bustling streets; or sip a coffee at one of its many quaint cafés; you’ve undoubtedly stepped foot in Sliema on more than one occasion. Q – When it comes to history, you’re second to none in the company. What was Sliema like? A – Where do you want me to start? (laughs). Names usually give the cues; ‘Sliema’ comes from a chapel dedicated to Our Lady of the Sea (Stella Maris) built in 1855. It actually served as a reference point for fishermen who lived in the area and symbolises peace and serenity. Once a quiet fishing village hosting the wealthier Valletta residents, Sliema experienced major growth during the 19th and 20th centuries. It rapidly grew into a residential area, evident through the villas and townhouses that were built along its promenade. This is manifested especially in the Victorian and British buildings. Q – What brought about this change? A – I think people soon realised the potential of Sliema as a great residential area. Made up mainly of a lovely stretch of promenade, perfect for summer evening walks, and a coastline adorned with a number of popular bathing spots. There has definitely been an increased interest in Sliema and the spectacular views of Valletta from one side and open sea views from the other (along Tower Road) definitely contributes to making it a highly sought after location. Q – You yourself have cherished memories of Sliema. A – Absolutely! I lived in Sliema for 25 years, since the late 80s, and have only just recently moved to Msida. Before Tigne’ Point was constructed, we learnt how to ride a bike

around the British barracks, whilst swimming was usually done at Tigne beach, still a popular bathing spot until this day! We also enjoyed hours of fishing at the Sliema Ferries, followed by ice cream from Tanti. I love to remember our walks along the promenade, romantically haunted by big waves created by a strong north-easterly wind – especially during winter! I still have a clear picture in my head, there at Sliema pitch – just a raincoat and let it pour! Most of my childhood sweets were bought from a classic shop called “Chocolate Box” in Tower Road. I experienced most of my childhood during the 90s, by which time Sliema was already a commercial hub. Unlike today, residents were mostly made up of Maltese and some ex pats who had decided to settle in the area, and not many young foreigners like nowadays. Q – The pull factors for local residents soon became also those for tourists, right? A – Correct. Sliema quickly became a major tourist hub. This then gave rise to the construction of apartments along the coast, especially in the 70s, and a number of hotels for well- to-do tourists. I experienced some major changes in Sliema, as residential and tourist interest grew, commercial entities also start to sprout. For the past 20 years, but especially the last ten, professional reasons have lead even more people to Sliema, as a substantial amount of offices have been opening up, resulting in the number of daily commuters to skyrocket. This, in turn, encouraged the opening of several more shops, bars, restaurants and other businesses required to entertain the volume of people visiting Sliema on a daily basis. Q – Still as fond of Sliema as before? A – For sure. I love it all the same, and often frequent the city to visit my family or for some retail therapy. Yes, it has changed over the years, but its change has been dynamic and has resulted in bringing together different people from different cultures. Its’ growing popularity has also encouraged local councils to carry out some muchneeded refurbishments, such as Qui-SiSana park and the promenade. Without a doubt Sliema is our cosmopolitan town that has something for everyone; from shopping to swimming, to several bars and restaurants guaranteed to tantalise everyone’s palate, and it is during Christmas time that Sliema truly comes alive, displaying why locals and foreigners alike are so charmed by this coastal town. QuickLets Hail Their New Head Office

Mark Sant Cassia manages the QuickLets Head Office at Ibrag. However, his office is about to undergo a mammoth change – a change in location, to a different town: Sliema. It’s not only the physical change that is challenging, but what the move in itself means. Mark explains that this means QuickLets is a start-up no more and goes on to discuss how opportunities are endless with this fast-evolving company. I should start where it all began, a little over two years ago. I was dreading going to work every single day in an extremely regimented call centre environment I had worked in for the previous three years. I feel that I could have progressed and climbed some echelons there, but I didn’t feel like it was the right path for me – it doesn’t feel right going to work without pride. In reality I could have very easily still been there or in a similar company but the truth of the matter is I lost my drive and passion for the project down to a number of reasons. Mostly because I felt that no matter how much I did, or how hard I worked, I couldn’t challenge the way things were done internally as management, as is often the case in corporate companies; the elites just don’t listen. I was sending a few CVs round and one of my closest friends suggested we try QuickLets. My application was accepted and an induction course followed. It was all too different, all too new, but I did hand in my notice to my then current employers. For a commission only job? Yes, I left the safety of a fixed wage to try my hand in a field where I had no previous experience. Honestly, I wasn’t even sure if I would like the job. But I managed to pay my home loan on time every month, with a company that had barely been operating for a year. It was definitely a risk worth taking. Would I take it back? Not at all, in fact I wish I had joined sooner! Sure, you’ll have the occasional tough month, however if you have the right mind-set, dedication and will to succeed, you will always manage. Back in 2015, when I initially joined the company, we barely had three branches and we were still considered a start-up in real estate. Now, we have 18 offices. This just goes to show the exponential growth of our group of companies in just a little over two years. Within a few months of me joining we began to grow further with two more branches opening up shortly after. As each day passed by and my working days became longer and longer out of sheer determination to do well, the results started to follow. After around six months with the company, myself and other top performing Letting Specialists were promoted to Team Leaders or Senior Letting Specialists. A small token of appreciation from our CEO for helping with the company’s growth. What brought about my dedication to the brand? We simply had a team of like-minded individuals (including the CEO) who wanted to excel and be appreciated for their time

and efforts. In addition to this, we really bought into the company culture of doing things differently, efficiently yet professionally. In my opinion, one should always be happy, proud and do what they do and with passion. This becomes an automatic motivator towards providing positive and immediate results. After just over a year, an internal vacancy came about for a Branch Manager in another office as someone was initially stepping down. At 23 years of age it felt like a logical step to try it out. Waiting to hear back from higher management, I was informed that I wasn’t chosen as the person originally stepping down retracted their resignation. During the same meeting, I was informed that I was chosen as the new manager of our QuickLets Head Office as our current one would be taking on a new role within the company. I was once again taking on a role I wasn’t sure I would like or knew all too much about. Fast forward one year and we are ready to move our entire Head Office team to a brand-new office on Tower Road in Sliema. What does a move like this mean? Well, we’re moving from our cozy office in Ibrag where it all took off to a brand new, stylish office in one of Malta’s most prestigious and sought-after areas. This further shows how the company has grown over the past two years. From a team of around 25 people to nearly 250 people, the move comes at the right time. We decided to go with this office as its location is second to none and we really needed our Head Office to have a flagship base. This is definitely it. We certainly feel that the new office will really put us on the map as Malta’s leading letting agency and help us to keep the values we have always gone by. We used to go by the ‘Dream, Believe, Achieve’ mantra, however, we have since taken up ‘Quick, Awesome, Genuine’ as a more applicable slogan due to our growth. The Report on Title – Should I really exempt my Notary from preparing it? The Report on Title – Should I really exempt my Notary from preparing it? Prior to the introduction of the Report on Title, early in the year 2013, nowhere in the Maltese Notarial law was it expressly laid out that the Notary was responsible for conducting searches on the Property being acquired by his clients. This gave rise to a number of court cases in which the extent of the responsibility and obligations of the Notary was examined by the Court. Against this backdrop the Legislator, through the Examination of Title Regulations, introduced express and specific rules regulating the Notary’s responsibility. Under Maltese law whenever a Notary is engaged to publish a deed of transfer of immovable property it is presumed that the prospective buyer has instructed the Notary to examine the title and prepare the Report on Title. In the said Report of Title the Notary shall clearly lay down the root of title or provenance of the property being examined together with any hypothecs, charges, third party rights or other burdens on the property. Nevertheless, the Notary is limited to that which transpires from the searches he is obliged to conduct under the law. Searches are those official searches done at the Public and Land Registries, testamentary searches done both at Court and the Public Registry and true copies of any wills and contracts relating to the property being transferred. Apart from listing the searches and work done, in the Report of Title the Notary will also put down any doubts or reservations that may exist in connection with the property. In certain cases the Notary can even feel the need to advise his client to seek further legal advice on an issue which may have been found from the searches conducted. Thus, the Report of Title gives the prospective buyer an official and clearly laid out document on the present legal status of the property to be acquired before the final deed is published. It is only in this way that the Buyer can take an educated decision whether to proceed with the acquisition or not. Without the Report of Title the Notary cannot be held liable for not conducting searches with the due diligence required by the Notarial Law.

Although the Maltese Notary is, in most circumstances at least, automatically bound by the Law to produce the Report of Title, it does come at an extra financial cost to the prospective buyer. It is best for the client to agree on the cost of the Report of Title with his or her Notary prior to any searches being started. However, and without doubt, the acquisition of one’s own home is the biggest investment most people will ever make, and because of that any buyer should seriously consider the consequences of exempting their Notary from producing the Report on Title.


Duty on property purchase Once a property is chosen and the price is negotiated, the owners and prospective buyers must appear on a promise of sale agreement or konvenju. This preliminary agreement is signed by the prospective vendors and purchasers before a Notary Public.

On the konvenju it is also a common practice for the prospective buyers to pay a deposit to the prospective vendors. The deposit is usually 10% of the selling price, and is normally kept by the Notary, either until a condition in the konvenju is fulfilled or until the date of the final deed of sale.

The parties will agree on a length of time for which the konvenju will be valid, usually three months. The parties to the promise of sale must also agree on any conditions to which the preliminary agreement will be subject.

Unless expressly exempted from doing so by the prospective buyers, during the period of validity of the konvenju the Notary Public will carry out the necessary searches, according to Law, into the property being transferred.

On the konvenju the purchasers must pay a portion of the stamp duty due on the final deed of sale. This portion of stamp duty, which is also known as provisional stamp duty, usually amounts to 1% of the selling price.

The Notary Public performs the searches in order to confirm that the vendors possess good and sufficient title for the transfer of the property, as well as to confirm that there are no outstanding debts or hypothecs on the property.

On the final deed of sale the amount of stamp duty to be paid is usually that of 5% of the selling price, but it can vary. For example, if the prospective buyers are buying the property with the intention of making it their sole ordinary residence, they will pay at the reduced rate of 3.5% on the first â‚Ź150,000, and 5% on any amount over and above that.

If necessary for the purchase of the property, it is important that right after signing the konvenju the prospective buyers seek the services of a local commercial bank and request to be granted the required loan.

Since the year 2014 the Government of Malta has issued a one-time exemption on stamp duty for first time buyers. Through this one-time exemption first-time buyers purchasing their residence will be totally exempt from stamp duty when purchasing property up to the value of â‚Ź150,000. Over this amount first time buyers will pay tax at the rate of 5%. First time buyers are defined as anyone who has not received or acquired property through an inter vivos act, such as sale or donation. Persons who received immovable property through inheritance, that is, causa mortis, are still eligible under this exemption.

During the period of validity of the promise of sale agreement the parties, along with the Notary, will ensure that all the conditions set out in it for the transfer of the property are met. Such conditions may include the granting of a loan, ascertaining that the property is built according to building permits, and any pending works to the property are completed. Finally, the deed of sale is read out by the Notary in front of the parties, the remaining balance of the selling price and final stamp duty are paid by the buyers. The Roaring Buy-To- Let Market: Wise Investments For a Solid Future. The property market is currently very strong. After the financial crash of 2007/08, real estate has been gathering momentum and we are now feeling the effects of a strong economy in which property prices are peaking every year. We have witnessed a consistent average increase in property value for the past 3 years (average of 24% increase between 2013 and 2016 throughout the Maltese Islands while the areas between St. Julians and Valletta experienced the highest increases, even up to 60% – KPMG). These latest price hikes are attributed to many factors, including the Individual Investor Programme and also the exemption of stamp duty for first time buyers (CENTRAL BANK).

It is quite evident that investment in the property market has taken on a new strength. Whereas few years ago, residential purchases dominated the property market, nowadays purchasing a property (or two) as a rental investment has become a better and quicker way to make your money work for you, where return on investments can amount to between 3.5%-7.5%; with anything over 5% being considered a healthy return amongst most investors. Most people are opting to invest in property rather than leaving money gather dust in a bank account. The industry has registered a continuous growth in the selling of investment properties, as demand currently manages to exceed supply. Buying properties on plan is also allowing rental investors to purchase at cheaper preconstruction prices and reserving the property against just a 10% deposit until the development is built. This gives the investor the opportunity to save up some money to finish and furnish the property from their own funds rather than getting a smaller and secondary finishing loan from the bank. Focusing our attention towards the buy to let market, Investors are buying into a ready built or soon to be built property, in order to rent it out to pay off a mortgage while enjoying passive income from excess rental return. This is driven by a strong rental market, both in long and short lets. Current trends show that most owners prefer longlet rentals as opposed to short-lets. One must keep in mind that the potential revenue generated from short lets sometimes doubles or triples long-let revenues. There is an ever-increasing number of properties which are rented out for long-let in the winter season, only to switch to the tourism market in the summer months with short-lets. One of the main reasons residential property prices are on the rise is the large demand for quality and high standard commercial office spaces. Companies relocating and expanding in Malta have expanded the required workforce of both locals and foreigners, resulting in the need of residences, whether it be letting or for purchase. In both cases, the opportunity for investment is high – rental investors rent out their properties and developers sell theirs. 14

Purchasing an investment property, requires a thorough search. Not all deals are solid investments. Some important questions to ask (or to be asked by a dedicated sales specialist) will include the following:

How long will it take? Can I save up the money myself? Am I taking into consideration the extra costs that are associated when purchasing a property? These include taxes, notarial fees, architect fees, etc. Is the property in a strong rentable area where my rental income can be guaranteed for the foreseeable future?

Once you gather enough information, you are ready to make your move by choosing an investment property. This mainly depends on the amount of capital you are capable of investing. These calculations are based on my experience in the buyto-let industry during the past 3 years. Once these costs are calculated, you can decide what purchasing power you afford and which locations you can target according to your budget! Whilst properties in Sliema, St. Julians, Gzira and Valletta are experiencing an all-time high, the occasional good deal is still possible to find. If property prices in these areas are beyond your budget, other locations such as Msida, Pieta’, Gwardamangia, Swatar, San Gwann and Santa Venera are also experiencing high rental returns, being in close proximity by walk, car and public transport to the island’s main business hubs and attractions. Although it might seem like a tedious task, the above is necessary to enter this investment with a clear picture of what kind of returns to expect over time. Of course, as per all investments, there is an element of calculated risk but buyers armed with the right information and using the help of a trained and experienced property specialist will be in a better position to make a well-informed decision. Conclusively, with the right property the serious investor will be well on their way to create a future passive income, which might eventually replace the main source of income of the household! I ask Konrad to tell me how he met Steve and how Steve came about to entrust Konrad with the task and responsibility to create a sales team within the Quicklets brand. Q – Konrad, tell us about your journey in Real Estate. Answer – My Real Estate career initiated sixteen years ago when a very good friend of mine, coincidentally named Conrad, enticed me to let go of my 9 – 5 office job to join him in his 1 car garage turned office in Qui Si Sana. Back then the market was tougher than it is today, something I do not regret since I learned the Real Estate trade the hard way. Conrad moved abroad which led me to join another Real Estate agency that specialized in selling property by auction. I still consider my boss back then as one of the best negotiators I ever met and I am proud to say that what I teach my team today is based on the coaching that he gave me. Q – Franchisee at QuickLets, you’re quite at the top of the ladder. How did you get here? A – Persistence! It’s been quite a journey. I want to see them thrive and achieve their goals. Q – This must be challenging. How do you do it? A – It boils down to self-discipline and channelling yourself as you need to lead by example. You’ve got the franchise and its rules – so you’ve got to deliver and ensure procedures are done correctly. When it comes to rentals, there are client ethics involved, legal agreements and also company rules that need to be adhered to. Sometimes, I feel like I am looped in pestering my specialists, reminding them procedure by procedure, and that is challenging. But it’s got to be done! Q – So, you’re clearly the boss here. Your specialists cannot do it without you then. A - Honestly, sometimes I could decide to stay in bed! The team is doing well enough, they’re well experienced and can fend for themselves. But I want to come here and be my best, assist in whatever I can. It’s also just to help them focus, even in the long term, and make sure everyone is on the right track. I also want to achieve more, always more.

Incentive is tremendously important in our business. Besides, I enjoy it here. Apart from the bond we have formed together, there’s always a work-related story that’s worth coming in for! Q – Have you seen the industry change? A – It is constantly changing. I see myself adapting to many more different situations to when I first started. The demand is much higher than supply these days and that has, in a way, put the ball a lot more on the owners’ side of the court. Buying on plan. What does it mean? Sandro Bianchi heads the sales team at Meridien. He speaks to us about the current trends for property seekers and how property sales are often conducted from the office. Offering properties ‘on-plan’ has become the norm in this fast-changing industry. Q – Sandro, what do you find selling most these days? A – The market has shifted from a predominant demand of furnished properties to shell, finished and on-plan properties. There is the growing trend of people wanting to finish-off or furnish their property to their liking, and thus preferring to opting for shell or semi-finished properties. But I would say that 80% of properties sold currently are on-plan. Recent years’ great demand from first-time buyers and investors has created a shortfall in the supply chain and therefore properties are sold before they are built. Q – Is this a good trend? A – When buying on-plan, you are usually buying properties at a much cheaper price than ready-built properties. This is greatly advantageous, and according to the developer’s terms of finish, one can often opt between different finishes. The time between the signing of the promise of sale and when the contract takes place can also act like a buffer to help buyers save-up some more money for furniture. The challenge relies in the initial steps. The client cannot view the property, so much of the viewing is done from the property plans. Sometimes developers will provide 3D

visuals or even furniture layouts to see how the property will look once built and finished. This has led to an array of well-presented and designed developments, which make properties more attractive and stand out from the rest. Q – How do clients react to buying a property they haven’t seen yet? A – The ground work is imperative. We’ve got to make a good job at explaining the plans, the final level of finish of the property and the payment terms. We act as an intermediary between developer and client. Clients must have a crystalclear picture of what they are buying. As always, some developments are not as satisfactory as others, and people might get a property with bitter results. Question – To what do you owe your success?

A - My role has been a busy one since Zanzi Homes is building a younger generation of sales agents. I find great enjoyment and satisfaction in passing on my experiences and knowledge

Answer – Well, I’ve been in sales all my life. All I’ve ever done is sell. I’ve sold everything, from boats, to cars, and now for the last 23 years, real estate! In my youth, I was based in Australia, which was economicallybooming. During those years, I grasped the notion of sales and client satisfaction, which then propelled me to selling property, becoming my passion. That is the true reason behind my success: a property is a valuable asset worth investing in, and thus worth selling more than anything. Q – Why Zanzi Homes? A – I was very much aware of Quicklets’ success in rentals and it was thus tempting to pioneer the sales head office alongside Steve Mercieca. He invited me to a Friday morning meeting the company holds weekly, and that sealed the deal. I saw real potential in the company’s attitude and values, but also the specialists’ will to succeed. Attracted to such a young company, I was eager to start a leading role in the training and development of its sales managers and sales team. I immediately became National Manager for the brand, also training specialists across offices and subsequently I was also appointed lecturer in the Real Estate Agent Professional Award course. Q – About this course, what can you tell us? Organised by LEAD Development, it is aimed at estate agents, tailored for them to gain fundamental knowledge regarding laws and regulations governing real estate in Malta, as well as historic and contemporary insight about the of the real estate market in Malta and its economic impact. It is accredited by the National Commission for Further and Higher Education in Malta (NCFHE). I am proud and thrilled to be contributing to the academic formation of agents. about real estate. In the last two years, the company has grown exponentially, which has made this journey very exciting and fruitful. As regards training, we conduct two weekly meetings. A company meeting involving the whole company, with coaching on sales and self-development and another meeting aimed specifically at sales agents. I lead the latter, in which cover the whole aspect of real estate. I teach about local real estate knowledge and train agents on how to improve their sales techniques, client handling, work ethics. Q - What makes a real estate agent professional? A - Many people think that becoming a real estate agent is easy. But in actual fact, a lot of training and experience is required. In fact, a true sales specialist takes at least 6-12 months to be fully trained. That is on full time basis and hours might range from ten to twelve hours a day. 10 to 12h a day. Thorough knowledge of property the market is quintessential to a professional estate agent. They are required to know the worth of properties in every suburb in Malta, whilst also familiarizing themselves with each type of property found in the country. In order to excel, one must also identify the legal aspects concerning vendors and purchasers in order to be in line with FIAU regulations. Awareness about current legislature concerning the industry is also important, as one needs to advise clients on possible grants. Teaming Up in The North of Malta. Joe Vassallo and Louise Vassallo Chetcuti are truly a formidable pair.
