BIN THERE DUMP THAT:
It’s Time for Fall Cleaning by Matt Keating
Residential Friendly Dumpsters
BIN THERE DUMP THAT 317.590.1973 IndianapolisDumpsterRental.net facebook.com/ BinThereDumpThatIndianapolis
With the kids back in school, and the leaves already starting to drop, it’s a perfect time to start your fall cleaning. James Spink, owner of Bin There Dump That, says homeowners should take advantage of the fall season to get their houses, yards and garages ready for winter. Fall is an ideal time to get the garage cleaned out as the cooler temperatures approach. “Throw away the useless stuff that has accumulated in your garage over the summer and make space for your cars for the cold weather on the way,” Spink says. “It’s also a good time to clean out the attic because it’s not too hot or cold.” The warm weather for entertaining guests on the patio is almost over, so Spink recommends putting away and cleaning the patio furniture and summer yard items, so
they don’t get ruined in the cold months. Spink also recommends getting the fireplace cleaned out and ready for the cold nights to come. Just like getting your furnace fine-tuned for the changing temperatures, fall is the perfect time to have your fireplace serviced. “The cold nights come quick, so get ready now,” Spink says. “It’s also a good time to give the Halloween, Thanksgiving and Christmas decorations in the attic a good cleaning to get them ready for the holidays coming up.” Bin There Dump That is a family-owned and operated business that helps you get rid of items you no longer need by providing clean and green dumpsters, specifically designed for residential customers. Give them a call today at 317-590-1973 and have them help you declutter with one of their residential friendly dumpsters.

There is a new product on the market by Shaw Flooring that is turning heads and dropping jaws. Imagine a wood look-alike that is resilient and waterproof – suitable for ground or below ground levels. This product is called Floorte, and it’s the flooring material that simply makes sense in a finished basement or high-moisture area such as a bathroom, mudroom, kitchen or laundry room. “As an example of the Floorte waterproof feature, we had a client recently install Shaw’s Floorte in their basement,” says David Decker, owner of The Affordable Companies. “Unfortunately, within days of the install completion, their basement flooded due to sump pump failure. We simply removed the planks, let the basement dry and re-installed the same planks. No replacement needed.” Compared to solid hardwood floors, or even engineered hardwood floors, Floorte installation is a breeze. With a fold-n-go locking system, the planks are easily installed and flexible, concealing imperfections of the subfloor. Overall, less floor prep is needed saving the end consumer on labor and subfloor materials. For those of you with children, grandchildren or even furry friends, the Floorte product will make accidents an
effortless cleanup. Scratches? Not a problem with this product. The vinyl substance can endure pet claws or heavy foot traffic without any buffing, sanding, or worse – replacement. If the resilient features of the product aren’t enough to win you over, visit The Affordable Companies’ showroom to check out all the available widths, styles and finishes. With three Floorte product levels, there are more than 67 styles and color combinations. Concerned about the visual and negative stigma of years past vinyl plank floors? Shaw Flooring uses high-definition printing that mimics high-end species and colors of hardwood, as well as fossilized wood, stone and concrete materials. For those of you in a commercial setting, there is also Floorte Pro – engineered for higher performance and higher style. Whether you are considering a floor replacement in the near future or in the next few years, keeping this durable product in mind could save you headaches of preparation, maintenance or replacement of a standard vinyl plank or hardwood. For all your flooring needs, be sure to contact a design professional at The Affordable Companies by visiting their website the-affordablecompanies.com or give them a call today at 317-575-9540.
UNIVERSAL DESIGN
HOUSEWURKS CUSTOM HOMES AND RENOVATIONS:
Universal Design
Ensuring Home Safety, Security and Comfort by Jon Shoulders
Whether building, renovating or simply adding on to your home, the concept of universal design is something Jim Barber, founder of HouseWurks Custom Homes and Renovations in Zionsville, recommends incorporating into your plans. Home designs that maximize safety and security are increasingly important for seniors and their families. Barber says universal design ensures people of all ages and ability levels can live comfortably and safely in their home. “Our goal is to help people make their homes work for them for a lifetime, regardless of their age, income or abilities,” Barber says. “(Universal design) isn’t just for the elderly or handicapped. It accommodates all family members at all stages of life, all of whom benefit from homes that pose fewer restrictions on daily activities.” Barber says the universal design approach incorporates safety and independence into all areas of the home. Some of his recent projects include features like universally accessible kitchen appliances, sufficiently wide doorways and hallways to accommodate wheelchairs and walkers, shower grab bars, lever operated door handles and plumbing fixtures, no-step entries into the house and motionsense lighting. “With universal design, you want to have a plan so that any of your friends or relatives that may have disabilities can access your house like anybody else would,” Barber says. “You want your friends and family to feel welcome to your home.” Earlier this year, Barber obtained a Certified Aging in Place Specialist certification, a program developed by the National Association of Home Builders. HouseWurks is a member of the Builders Association of Greater Indianapolis. For those interested in learning more about Universal Design and Aging in Place, Barber will be appearing at the Carmel Clay Public Library on September 20 at 4:00 p.m. for a presentation with Rebecca Haynes-Bordas, a retired Purdue Extension Educator who became paraplegic in 2013. For more information on HouseWurks, or to schedule a building or renovation consultation, call 317-753-9455 or visit housewurks.com.

LIGHTING TRENDS
BURTNER ELECTRIC:
Light it Up Add warmth to your home with accent lighting by Courtney Walker

One of the many necessities in a home is lighting. From that sleepy walk to the coffee pot to finishing the last page of a book before bed, ambient and task lighting allows you to function throughout the day. Accent lighting adds drama to an interior or exterior feature of the home. David Burtner of Burnter Electric, Inc., says if you aren’t utilizing accent lighting, then you’re missing out on a relatively cost-effective way to change the look of your home. “Accent lighting can add warmth or make a focal point that draws a visual guide to the feature you are directing attention to,” Burtner says. You might be wondering where such lighting could be used in your home. The options are
limitless – stairs, paths, architectural features, trees, wall highlights or art features are just a few of the ways to use accent lighting. “Homeowners spend money for beautiful woodwork, trim, cabinets and wall textures but then don’t take the final step to accentuate it,” Burtner says. “By directing the light, it brings out the beauty of the design feature.” The options and features of an accent light fixture are important as well. When browsing for your fixture, take note if it’s LED or incandescent, dimmable, the shape, size and finish. Are you ready to install accent lighting in your home? Give Burtner Electric a call at 317-773-7663 or visit them online at BurtnerElectric.com.

BATHROOM TRENDS
PAMPER YOUR GUESTS:
Updating Your Guest Bath by Matt Keating
Randy Sorrell, founder of Surroundings by Natureworks, a residential design, build and landscape architecture firm located in Carmel’s Design Center, believes it’s always a great time to update a guest bathroom. “Although, we have noticed that January, February and March seem to be preferred months for these less invasive projects,” Sorrell says. “Then everything is well positioned and decorated for spring, special guests and vacation schedules.” Sorrell says that because the footprint of guest bathrooms is generally small, or smaller than a master bathroom, it’s often more realistic to splurge on luxurious finishes. “Budgeting an additional $5 per square foot on flooring materials often translates to just a few hundred dollars,” Sorrell says. “It’s the same perspective on the vanity and counters. Because the space is smaller, high end materials consume less of the budget.
1 2 H AV E N
Working with an interior decorator helps focus the critical material and color pallet decisions.” When updating a guest bathroom, Sorrell says home owners will want to give special attention to the details, verifying that it is in character with the rest of the home. “Every valuable inch of space matters,” he says. If you’re looking to splurge even more on your updated guest bathroom, Sorrell has some recommendations. “Faucets, lighting, door handles, towel bars and mirrors have the capacity to fuel a dramatic impact and can certainly drive the elegant tone of the space,” Sorrell says. “Splurge on the toilet. Natural stone on the floor or the counter is a cost effective, brilliant luxury treatment, too.” Looking to update your guest bathroom? ALLISONVILLE NURSERY GARDEN & HOME:
FA LL The Best Time to Plant Trees & Shrubs by Christy Heitger-Ewing
Fall is the ideal time to plant trees and shrubs. “Roots will grow in the fall because the soil temperatures remain warmer than the cooling air temperatures, which helps plants get better established going into the winter,” says Jacques Schindler, Horticulturist and Green Goods Buyer at Allisonville Nursery. When customers inquire about how, when and where to go about planting trees, the staff at Allisonville Nursery asks the following questions: 1. Is the tree going to be planted in sun or shade? 2. How close will it be to a sidewalk, house or other trees? 3. How tall would you like the tree to get?
Schindler says that planting in a new or old subdivision also makes a difference. “Newer subdivisions – especially those built in the last 10 to 15 years – are usually stripped of top soil, and you’re left with that sub-soil, which has a lot of clay in it,” Schindler says. “It’s more challenging to get a tree or shrub established in sub-soil as opposed to our native soil.” If you plant in a newer subdivision, Schindler suggests using good fertilizer and soil amendments to help them take root. He also recommends putting a layer of mulch around newly planted trees and shrubs but always keeping the mulch away from the trunk or stems of the shrub. Fall is also a great time to reseed lawns that have been damaged by insects or grubs. “If you do it by Labor Day, there are still plenty of warm days for the seed to germinate,” Schindler says. Visit Allisonville Nursery, Garden & Home online at allisonvillegarden.com or give them a call at 317-849-4490.

KITCHEN TRENDS
TRENDING IN THE KITCHEN:
PERSONALIZATION by Clark Cutshaw
Whether you’re remodeling your entire kitchen or looking to add a single upgrade, select products that reflect your personal sense of style. Consider these three trends to personalize your next kitchen upgrade. 1. High-tech culinary coaching: Now, you can easily customize your cooking experience with helpful information offered by smart appliances. The Jenn-Air Culinary Center houses a gourmet guide within the oven itself that directs meal preparation for more than 50 food options, including desired doneness and the type of pan to use. 2. Color in unexpected places: A pop of color in a non-traditional space such as the exterior door of a range or interior of a fridge is a fun and unexpected design detail. The dazzling Obsidian interior offered in some Jenn-Air refrigerators illuminates food under LED lighting to showcase vibrant colors. 3. Illuminated spaces: Lighting adds a beautiful finishing touch to a room. Think of layering light in the kitchen with task lighting under the cabinet, recessed lighting above a new range and pendants above the island or breakfast bar.
FUNCTIONAL ADDITIONS

HOME RENOVATION
NICHOLAS CONSTRUCTION:
A Dream Basement Remodel by Jane VanOsdol / photos by Janie Sangar
For the Banks family, it took a designer’s eye and a renovator’s skill to bring function to their basement. The problem wasn’t a lack of space but rather a need to maximize the space for their growing family. Enter Nicholas Construction, Inc. As a design-build firm, this Geist-area company handled all phases of the project. Their full-time interior designer helped the Banks’ family cast the vision for their 1200-foot basement, which needed separate entertainment space for both children and adults. Ultimately, a renovation is a meeting of the minds between client and company. “Our job isn’t to dictate what the space looks like, it’s to educate the client to options and work to ensure their taste and project goals are met,” says Kyle Nicholas, president of Nicholas Construction, Inc. In this case, Nicholas Construction transformed a closed space by removing
several walls and a stairway that closed in the space. The children’s area was customized and wired to accommodate an entertainment system and a curved 3D, 4K 70-inch TV with surround sound. The adult space was fitted with a bar, wine cabinets and waterproof flooring. The entire space was brightened by installing dimmable LED recessed lighting and accent lighting. New cabinetry, quartz countertops, multiple TVs and a shiplap backsplash completed the remodel. Nicholas Construction works on a variety of residential projects including kitchen and baths. With an Geist showroom, NCI is able to provide an convenient and attentive construction process. To schedule a free design consultation, call Nicholas Construction at 833-NCI-HOME or 833-624-4663. Nicholas Construction transformed a closed basement space by opening up a wall and stairwell. The new design features a children’s area, as well as an adult space.

HEATING & COOLING
HOMESENSE HEATING & COOLING:
Breathe Easy How to Get Clean Air in Your Home by Jen Parcell
As the seasons change and kids go back to school, outdoor activities start to become indoor activities. This prompts central Indiana homeowners to be more aware of their indoor air. SOME FACTS ABOUT AIR QUALITY IN INDIANA:
• According to the Environmental Protection Agency (EPA), indoor air is two to five times more polluted than outdoor air.
• Indianapolis is ranked 9th worst among cities in the U.S. for year-round particle pollution.
When polluted indoor air and high particulates in Indianapolis are coupled with ragweed allergies increasing in the fall, air quality takes a significant nose-dive and can exacerbate feelings of fatigue and sickness. To combat these indoor air quality issues, many Homesense clients have turned to air purification products that combine increased filtration with near hospital-grade air cleaning technology. This helps make their home a refuge from pollutants.
1 8 H AV E N
GET CLEANER AIR The Carrier® Performance Air Purifier can combat things like the cold virus and helps removes 75 percent of airborne organisms.
“The primary product our clients turn to is the Carrier® Performance Air Purifier,” says Brian Schutt, owner of Homesense Heating and Cooling. “It can combat things like the cold virus and helps remove 75 percent of airborne organisms. It is also cost-effective and that makes it the go-to for anyone concerned about the health of their home.” It is easy to determine if the Carrier® Performance Air Purifier is the right fit for your home. Homesense offers a complimentary air quality assessment and estimate. They can usually have a new system installed within three days of that appointment. “For me this product is personal,” Schutt says. “I have allergies and two children under the age of five. I had it installed as soon as we moved into our home in 2013. During months where I can hardly stop sneezing outside, my home is like an oasis.” If you are interested in cleaner air for your home, contact Homesense at 317-670-0171 or visit TrustHomesense.com.

STORAGE & ORGANIZATION
TAILORED LIVING:
Maximize Your Space With Custom Closets by Christy Heitger-Ewing
Tailored Living, a Fishers-based home improvement company, designs and installs custom storage solutions for any area in the home that is in need of organizing and utilizing a space as efficiently as possible. This includes mud rooms, laundry rooms, pantries, garages, home office cabinets and closets – both standard reach-in closets as well as high-end, customized, finished walk-in closets. “If your needs are basic and simple, we can do that, or we can tackle something more elaborate,” says Jon Elliott, owner of Tailored Living. “Everything is custom designed and geared toward our clients’ needs rather than a cookie-cutter, generic set up.” Offering a wide variety of options and accessories, the company installs drawers, hampers, belt racks, tie racks built-in mirrors and ironing boards. They also offer a wide variety of finish options, including cabinet finishes, door style and hardware options. Popular customer requests include incorporating drawers into closets, thereby eliminating the need for bulky bedroom furniture such as dressers and armoires. “People like to keep all theirs clothes in one area rather than having to go back and forth from the closet to the bedroom to retrieve various articles of clothing,” says Elliott, noting that shoe storage is another big demand. Customers frequently tell Elliott how their closet transformations have, by extension, transformed their lives. “People feel such a sense of relief

HOME DESIGN
GOLDBERG DESIGN GROUP:
5 Hot Trends in Design by Jon Shoulders
Stephen B. Goldberg, owner of Goldberg Design Group, knows a thing or two about designing homes. Goldberg has specialized in custom residential design for nearly 30 years, and he works closely with his clients to ensure that the home of their dreams becomes a reality. To help you envision your dream home, Goldberg offers five hot trends in design.
1 INDOOR/OUTDOOR LIVING
“This probably isn’t big news to most, but what might be is the evolving features to accomplish the seamless connection between indoor and outdoor living spaces. Even in our less than stellar Indiana climate, multi-panel sliding and folding doors are opening our homes to the outdoors in bigger and better ways. We are decking-out these outdoor spaces with kitchens, bars, TVs, fire and water features, and even recessed radiant heating to make these spaces function nearly all year around.”
2 STAIRWAYS AS A DESIGN FEATURE
“Stairs are no longer just a way to get between levels of our homes. They have become art pieces at the center of the space. Options in structure and material finishes are allowing open, freestanding wood or steel masterpieces that fluidly connect the levels of the homes we design, while providing visual interest from every angle.”
3 LIGHTING – IT ISN’T JUST FOR ILLUMINATION ANYMORE
“Much like stairways, lighting has become jewelry adorning the rooms we design. LED lighting has become ubiquitous and is allowing for new shapes and forms that were impossible to achieve with the old incandescent bulbs, all while allowing brighter rooms using less wattage and electricity.”
4 CLEAN, CONTEMPORARY FINISHES + RUSTIC ACCENTS
“Contemporary can mean different things to many people. One old adage was that Contemporary or Modern homes were all white and sterile feeling. While white, light gray and other cool tones are now all the rage in design, adding rustic accents for charm and warmth is making the look work for just about everyone. Barn-board wall and ceiling accents, rustic wood beams, rolling barn doors and all types of new finishes for wood floors, used in proper measure, are keeping our designs from feeling cold or impersonal.”
5 BLACK OR BRONZE WINDOWS AND DOORS
“Black or bronze finished windows contrasting the lighter shades preferred for today’s exteriors are another emerging trend. From pure Contemporary homes to the red-hot trend for Contemporary Farm-House design, especially as the windows have become a larger portion of the wall surfaces, the darker finish really makes the windows pop visually.”

G&G CUSTOM HOMES:
Achieving the
Modern Farmhouse T H E S T Y L E O F S O P H I S T I C AT E D C O M F O R T by Lynda Hedberg Thies / photos by Brian Brosmer
Trending in 2017 for home design and décor is the Modern Farmhouse style. Words like “shiplap” and “farmhouse sink” are almost as common today as “please” and “thank you.” And while most would never put the words “modern” and “farmhouse” together, this style breaks the mold. The Modern Farmhouse style is achieved when sophistication meets simplicity, where old and new elements combine comfort and style and bring vintage and modern elements along for the ride, with a healthy amount of contrasting styles.
2 2 H AV E N
“The Modern Farmhouse style is, in a lot of ways, the best of several trends from the last few years,” says Joe Garcia, President of G&G Custom Homes. “The designs are simple. The color palettes are neutral, and the style is compatible with any other style offering endless design combinations. While the style is certainly sophisticated, the goal ultimately is comfort.” And while there are common elements in this style, they are used in many different combinations to create unique, individual looks. G&G Custom Homes recently finished a modern farmhouse home that catches the eye.
To achieve the Modern Farmhouse look on both the interior and the exterior, Garcia recommends maintaining neutral paint colors, grey, black and white, then layering in natural wood, like a combination of salvaged wood with authentic wear and tear. With this featured modern farmhouse, G&G Custom Homes has mixed woods and metals, such as board and batten, a vertical tile, a high gloss black metal roof over the main section of the house and complimented it all with a brick wall and a partial pergola. Other elements in this style include vaulted ceilings with massive wood beams and the warmth of a large fireplace to anchor the room. In the kitchen, the classic farmhouse sink and combination of neutral white and gray elements are offset by the industrial, steel kitchen appliances. A major feature of this home is the large windows, which reach to the floor allowing natural light that provide color and texture to anchor the space with the outdoor elements of nature. Unique to the modern farmhouse home depicted is the master suite, which offer two entrances separated by pocket doors for a private getaway. The Modern Farmhouse style offers endless possibilities for a unique combination of traditional, whimsical or contemporary styles to create your custom home. The key to achieving this look begins with a trusted home builder that has experience designing this style of home. Modern, traditional, transitional. Family, single, empty nesters — we all have different styles and stories within our homes. One of the most complex investments to make in your interior is furniture — not just pieces to sit, eat and sleep on but furniture that will complete your home story. The interior designers at Polish Interior and Art Design can help any homeowner make this important emphasis and complete design. “The furniture we source for our clients reflects their identity, similar to fashion — some pieces are trendy, but a good staple piece such as a leather sofa or custom wood dining table is well worth the investment,” says Christina Greive, co-owner, lead artist and designer of Polish Interiors. Tying in colors, pattern, finishes, materials,
functionality and budget is also part of the sourcing process for their clients. “We recently had a client with a large family request comfy, cozy, kid-proof sofas, and we were able to source the perfect manufacturer, fabric, size and arm style for this young and growing family to enjoy together for many years to come,” says co-owner and lead designer, Courtney Walker Pope. If you have an interest in furnishing a new-build, remodel or adding to your current design and furniture, keep the fullservice firm, Polish Interior and Art Design in mind for your project. hether you’ve decided to remodel your existing home or build a new one, the result should be as unique as your family. That’s the philosophy of Custom Living Founder and Owner Tom Lazzara. Lazzara started Custom Living in 2009 with a drive fueled by a loaded business plan and his strong family values. He was raised in a family of incurable entrepreneurs. His father and uncle were self-starters. Eventually, his dad, Tom, went on to start RE/MAX Ability Plus, uncle Chuck started Ritz Charles, while uncle Joey started Joe’s Butcher Shop. So, it was no surprise when Lazzara caught the entrepreneur bug. While in college at IU, he came to the conclusion that he wanted to run his own business. After school, Lazzara joined the sales force of Pulte Homes. During his time there, he was a superstar for Pulte, helping increase neighborhood home sales in each community he entered, and the company relied greatly on his skills and expertise. “Custom Living would not be the But his dream to run his own business was same without this team. In time, he decided to purchase another home and another, refurbishing them all. Lazzara fell in love with the creative and challenging world of renovating homes. After his third successful personal remodel, he left Pulte to start his own business. He spent the next five years consulting for construction firms to help them with quality control measures, sales systems, market analysis and internal operations. Most importantly, he

conducted homeowner need assessment surveys to help build their businesses and pave the way to create Custom Living. It was time to get Lazzara’s company off the ground. Since opening eight years ago, Custom Living has done around 800 projects, including residential and commercial, remodels and new builds. “We’re a small boutique building and design firm,” Lazzara says. “Our passion is to help create and build unique projects customized to fit each customer’s lifestyle. The magic for me is that it’s different for every person, and every house is a different puzzle.” Building customer relationships Lazzara says is the key to a successful project and owner satisfaction. “It’s important to involve a customer every step of the way,” he adds. “We educate the customer and take great care to manage expectations. We establish from the beginning that we’re all on the same team.” That includes everyone on the Custom Living team. Custom Living treats their customers and each other like family, as modeled by their leader. “We have the best team,” Lazzara says. “Custom Living would not be the same without this team. We’re all committed to the same goal. I wake up every day loving it.” Lazzara says the Custom Living team couldn’t do what they do without vendor partners like Marvin Windows and Doors, sold locally by Franklin Window and Door in Carmel. numerous Custom Living projects and say they’re proud to be a collaborating partner. “In a remodel or new build, we have a 1,000-plus piece puzzle to put together for our clients,” Lazzara says. “This is typically taking place while a family lives in their home trying to carry on their normal routines. Our goal is to build this puzzle in a timely and attentive fashion, and to ensure the least amount of inconvenience for each family. One key to our success is to ensure that we are working with highly skilled professionals and craftsmen in our local market. These professionals must pledge superior customer service, provide a competitive value and, most importantly, have their hearts in the right place to always do what is right for each homeowner. If we can align those characteristics, we have found a winner.” “Scott and Cori at Franklin Window and Door are that perfect fit. They have our client’s best interest in mind. They provide not

just a quality product at a fair price but remarkable service to each and every client that walks through their door.” “It’s truly a privilege to serve customers like Custom Living and Franklin Window and Door,” adds Jeff Rosell of Marvin Windows and Doors. “Many companies tout quality, but these folks are dedicated to what I call authentic quality. They’re not just interested in the sale, but in each person’s experience – from selecting windows that accentuate the home’s curb appeal to focusing on gathering areas for family and friends. Those are the values Marvin considers important. We like to say we don’t build windows, we build views of the world for families living inside their dream home.” Franklin Window and Door, the Marvin distributor for the Indianapolis market, also shares what the partnership means to them. “Working with Tom and Custom Living is an overall amazing experience,” says Scott Brown of Franklin Window and Door. “There are a few guys like Tom in any given market that take their projects to that next level to ensure that they are providing their customers with the products that will not only meet the design

specifications for the project but also stand the test of time. This level of commitment will ensure the finished product is as amazing 20 years down the road as it was the day he hands over the keys. We at Franklin Window and Door feel blessed to work with many of those companies in our market and take great pride in being a part of those projects.” “Tom’s upcoming project, The Brownstones at Monon and Main, is a perfect example of this,” Brown adds. “So many times, you see entry level products installed into multi-family settings. Those products typically look great when they are first installed, but when you come back five years down the road they are failing. It speaks volumes about the type of company Custom Living is when an owner like Tom cares enough to take the time during the selection process to choose products that will not only look great day one but still look and function as great many years down the road.” Work is well underway on The Monon and Main Brownstones in downtown Carmel, a development that had been a vision of Lazzara’s family for the last 15 years. “When I looked at our window and door options for the Monon and Main Brownstone’s, I wanted a product that you could open and feel the quality in,” Lazzara says. “It is important that as you enter one of our homes they are not just pretty finishes but true quality of construction behind the shades of paint, window treatments, etc. That is where
the true quality is, and that is what is found in Marvin Windows and Doors. It is a family-owned business that prides itself on a superior quality product that you can feel and see on all their windows and doors.” Carmel Mayor Jim Brainerd outlined his vision, which served as inspiration for the Lazzaras. “During the past 20 years, Carmel has worked very hard to redevelop the heart of the city into a more walkable environment creating a variety of residential options and attracting locally-owned shops, restaurants and galleries mixed with office space,” Brainerd says. “What was once a nearly vacant rundown area has transformed into one of the most desirable, vibrant areas of our community. The success we’ve seen in our two main redevelopment areas, the Arts and Design District and City Center, have encouraged developers to create the Midtown District connecting these two. We now have more than a half-billion dollars in private investment for projects within a two-mile radius of City Center.” That vision inspired in 2002 for the 200 West corner near Bub’s burgers will soon become a reality. Chuck Lazzara leads the way with his son Tony Lazzara in the development of a large park and plaza with retail shops, office space and restaurants. One restaurant will bear the family stamp. Lazzara’s cousin, Tony, will be opening his new steakhouse and rooftop bar, Anthony’s Chophouse and 3UP. The Chophouse will incorporate all the elements of fine dining in an atmosphere of casual elegance. Custom Living will no doubt have many exciting projects on the horizon. Let them be part of your next remodel or new build. Visit customlivingusa.com for residential and commercial needs or liveatmononandmain.com for details on the Monon and Main Brownstones.

WATERGATE ROOFING:
Building a Long-lasting Roof by Millie Hindes
Fall is upon us and winter won’t be far off, which means colder weather is coming. So, how can you build a roof that makes it through winter? Installation of the shingles, as you can imagine, is the key to building a long-lasting roof. But there are other areas of a roof that see issues daily. Chimney flashing is the most common problem, especially on newly built homes. The Watergate Roofing crew installs ice and water shield around every major penetration on a roof that prevents rain and snow and ice dams from making their way inside. Ventilation of your attic is extremely important, too. Your attic should be the same temperature as it is outside, if it is properly ventilated. A roof needs intake
and outtake vents, so that warm air can leave through the top and cool air can be drawn through the bottom. Since warm air naturally rises, no mechanical process is necessary to create this air movement. The intake vents are your soffit vents. Many older homes are lacking in this area, or the soffit vents are painted over and clogged. If you are going to replace your roof, you should always tear off the existing shingles because two layers of shingles is never a good idea. Layered roofs tend to age much more quickly than one layer, and any repairs necessary are also more expensive when your roof is layered. For all your roofing questions or needs, visit Watergate Roofing online at watergateroofing.com or give them a call at 317-771-5489.

COUNTERTOPS
STONE ARTISANS:
Which Stone is Best for Your Space? by Suzanne Huntzinger
Customers have a plethora of choices when it comes to selecting a countertop for their project. This process may seem a bit overwhelming, but the team at Stone Artisans can help simplify the process. There are three main natural stone countertops on the market: granite, marble and quartzite. Each is unique in its features and benefits. Granite (due to its mineral composition) remains to be the most durable, thus being a popular choice. It is scratch resistant, and its ability to take the heat in the kitchen means you can set hot pans directly on the surface. Granite is a longstanding popular choice. “There continue to be some amazing new colors and looks arriving at our local warehouses that give our clients endless options,” says Cory Kroger, owner of Stone Artisans. “Granite can also be a great choice when it comes to a budget conscience project.” Marble, on the other hand, has been the “hot look” over the last five to seven years. “It is a softer, less durable stone for use in a kitchen, yet the pattern, depth and veining seem to win the eye of
3 6 H AV E N
many of our clients,” Kroger says. “It is often used on a bathroom vanity, fireplace or furniture type application. If marble is chosen, our clients are educated on the pros and cons of the stone. This way, they can enjoy it for a lifetime. Marble pricing is typically a little more expensive than granite.” Quartzite is another durable option. It bridges the gap between granite and marble as far as durability. It also has the look of marble, but it is a much more robust option when it comes to using it in a kitchen. “Quartzite can be the most expensive option of the three but seems to be an extremely popular option right now,” Kroger adds. “The material is a very hard stone and is durable enough to use in the kitchen.” All three options (Granite, Marble, & Quartzite) are available in polished, sueded/leathered and honed finish. The experts at Stone Artisans can help you sort through the options and select the best countertop that’s right for your space. Give them a call today at 317-874-8955 to setup an in-home consultation, or arrange a visit to the showroom.

HOME SECURITY
DIGITAL SIGHT & SOUND:
Surveillance Camera Systems: How Do I Choose? by Ray Rice
Fourteen hours, three planes, one harrowing run to make the final connection and two boat rides later you have finally made it to the “deserted island” of your dreams. And just as you crack the spine of the book you have been meaning to read for months, ok maybe for years, your phone rings. As you curse the fact that this “deserted island” has remarkably good cell phone service, you see that your alarm company is calling you. They alert you to the fact that your back door has been opened and two motion detectors have been activated. The police are on the way! You ask them to hold for a moment and click over to the camera app on your phone, while extolling the remarkably impressive internet signal on this “deserted island”, and you see that it is the 12-year old neighbor, who has come over to water the plants and is fumbling with the alarm keypad. You log in remotely to the alarm and disarm it, then click back to the alarm company phone call and instruct them to cancel the police. You put the phone down, and you can enjoy your vacation without worrying about your home. The cameras have provided you with “remote situational awareness”. When selecting a camera system, it is imperative to understand what the primary purpose is and to stay focused on that purpose. I ask our clients to pick one of these three primary functions so that we can recommend the best mission specific product. The first is situational awareness. You increase your capacity by being in two places at once. You are inside your home office and you want to know what the kids are doing in the driveway or in the pool – allowing you to monitor the safety of your children outside while working on something inside. The second is general incident recall. We just want to see an overview of an area so that we can view trends for safety or protective purposes. For example, you may want a camera in the horse stall at the stables, so that you can see how frequently your horse is fed, groomed or exercised. The third is forensic recall. This mission requires a higher resolution camera and product placement becomes critically important. Views from second story soffit mounted cameras will not produce images of someone’s face that are recognizable. The cameras must be positioned lower, with more direct target image framing. If there are rumors of kids damaging cars in driveways, and you want to be certain that you can identify the perpetrator, it will require a forensic recall mission product and placement. Product selection and camera placement are very different for each mission. Find a professional you like and work with them to identify the primary purpose of your surveillance system. Professionals like Digital Sight & Sound have real-life experience with surveillance systems. It is worth the time and investment to have the professional assistance to get it right the first time.

THE FORNEY GROUP:
“Your Home Shows Well” and Other Lies Buyers Tell by Eric Forney and Matt Keating
4 2 H AV E N
HOME REALTY So, you’ve decided to put your home up for sale, and now it’s time for speed dating with potential buyers. First impressions could be the difference between buyers swiping left, or signing up for a long-term relationship with your home. Eric Forney, owner of The Forney Group, says eight out of every 10 buyers admit that market ready, staged homes help them visualize life in your home. “Partnering with a real estate agent who employs a team of designers and has a thorough pre-market consultation process, can be the difference between selling or settling,” Forney says.
1
Top Five Mistakes Home Sellers Make: KITCHEN CABINETS Let me stop you before you remind me that your golden oak cabinets “are solid wood, and they don’t build them like this anymore.” While that may be true, today’s buyers are overwhelmingly drawn to opaque cabinet finishes like white, black, gray and navy. There is good news, however, if you have outdated cabinets. A highly experienced real estate agent can help you determine whether you need to replace your cabinets ($$,$$$) or reface them ($,$$$) to match the trends of today’s buyer.
2
DIRTY CARPET If you’re living with kids or pets, chances are your carpet has seen plenty of spills. We’re living through the HGTV generation buyer who struggles to look past stained or distressed flooring. Deciding whether your flooring can be cleaned and brought back to life is a decision that should be made with the help of an agent who intimately knows the expectations of your home’s ideal buyer.
3 4
WALLPAPER “Yes, I know, wallpaper is making a comeback,” Forney says. “So are 90’sera track suits, but I wouldn’t recommend them for a job interview. If you’re going to make a lasting impression, in a good way, you may need to remove your home’s remaining wallpaper.” CRAZY OR DATED PAINT COLORS If it’s been a decade since your home was last painted, there’s a strong chance your palette is no longer as popular with buyers as it once was. Gone are the days of Pottery Barn red dining rooms and yellow kitchens. America’s largest paint retailer indicates that the popular neutral, Kilim Beige, has been upstaged by colors like Repose Gray, Agreeable Gray and Mindful Gray.
5
CUT THROUGH THE CLUTTER Maybe you don’t have the funds or the connections to tackle updates. Minimizing the contents of your home and organizing your personal property is a no-cost option that you can’t afford not to do. “When partnering with our team, we provide all our sellers with professional staging and consultation to ensure your home outshines your neighbor’s,” Forney says. For these tips and more, give Eric a call today at 317-519-4313 or visit them online at Forneygroup.com.

EMERGENT CONSTRUCTION :
Minimizing Remodel Messes by Matt Keating / photo by Jamie Sangar
Matt Troyer, CEO of Emergent Construction, a full service general contractor based in Indianapolis, says one of the main complaints they used to hear on a consistent basis about living through a remodel is because of all the dust and dirt. To avoid those complaints, Emergent puts additional steps in place before the work begins:
• Plan the shortest route for people and materials.
• Section off parts of the house. • Shut off HVAC vents to prevent dust leakage throughout the system.
• Lay down floor protection (Ram Board). • Hang plastic walls with zipper doors. • Leave a whole room filter – such as Build Clean (buildclean.com)
“Tearing a homeowner’s house apart is stressful enough, but when they come back from a long day of work and their spaces not in the remodel scope are covered in dust, the whole project starts off on the wrong foot,” Troyer says. Using a filter not only saves the stress on the homeowner, but it saves time and money cleaning up a huge mess. “With the investment of a room filter for dusty projects, it cuts down on the airborne dust dramatically to keep our team and homeowners breathing healthy after the mess is done,” Troyer says. It also saves money. “We may spend $500 to $1,000 on labor, materials and replacement filters when setting up a project, but taking the long view of our team’s health, homeowner happiness and excitement about a project is well worth that investment,” Troyer adds. For all your project needs visit Emergent Construction online at emergent-group.com or give them a call at 317-572-7227.

Drab to Fab: Kitchen, Bath and Laundry Room Remodel by Courtney Walker

The client-designer partnership in this kitchen, bath and laundry room remodel was nearly one of those fairy-tale stories. While talking with both The Affordable Companies’ designer, Carlie Crousore-Suski and her client about the beginning inspiration, process and end result – their answers were nearly the same. Lighter, brighter, “everything” is what they both love in the new design. It started when The Affordable Companies renovated the Masthead project in Fishers and opened the kitchen reveal to neighbors, friends and clients. The prospective client instantly fell in love with the design and designer, Carlie. Years later, Carlie received a call. “It took her some time to realize she was ready, but once she was, I met with and learned about her wishes for the space,” Carlie says. “From there, I had a great idea of what she was looking for in a custom kitchen and bath.” As you may notice from before images, the kitchen, powder bath and laundry were dark, divided and displayed poor lighting elements. “By shifting tall items to one side of the room, this allowed us to knock down the wall between the kitchen and dining room to create an open concept with glass doors, glass shelves, open wine storage and great lighting,” Carlie says. “One of my fears of the new design was losing storage, but I actually have more functional storage now,” the client said. The kitchen and powder bath were designed with a fully custom cabinetry line from The Affordable Companies. “To state it simply, if you can dream it, we can build it,” Carlie says. Equipped in her client’s kitchen are spice racks, flatware dividers, tray dividers, roll out trays and the cutest and most functional wine storage niche – accessible from both the kitchen and dining room. Just off the kitchen, a powder bath renovation used the same cabinetry line. “My husband loves his new bath with operating drawers in the vanity for storage,” the client says. “I wanted it to look more like a furniture piece. The outcome was the perfect compromise. He’s also thrilled with the amount of light in his bathroom.” If this flawless renovation story and beautiful design gives you the redo fever, contact a design professional BEFORE at The Affordable Companies by visiting their website theaffordablecompanies. com or give them a call at 317-575-9540.

HOME ARTISANS OF INDIANA:
Narrowing the Search for Artisans & Craftsmen by Christy Heitger-Ewing / photos by Jamie Sangar

When it comes to both new construction and home renovation projects, figuring out who to hire can become a paralyzing process. “From a consumer standpoint, there is and always will be a need to obtain some sort of third-party validation of who to invite into their home to serve in different capacities,” says Brian Schutt, owner of Homesense Heating and Cooling. “It kind of waxes and wanes as to what serves as that third-party validation.” Two or three decades ago, consumers flipped through the yellow pages to determine the best candidate for the job. Then came Angie’s List. Then Facebook, Next Door and other social media platforms. As a result, consumers may feel overwhelmed when faced with mixed or conflicting suggestions, opinions and reviews. For residents located around the Indianapolis area, however, there is a trusted source in Home Artisans of Indiana, a collective group of high-quality industry companies, each with a

proven track record of customer-oriented service and reliability. By only allowing in just one company per service or trade, the organization directs consumers to the local artisan or craftsman that can provide the highest degree of quality, service and value. Launched in 2011, Home Artisans of Indiana is an invitationonly group of some of the top home services and building trade companies in Indianapolis. “As such, we hold each other accountable to a higher standard of operation and ethics,” Schutt says. A referral from somebody in Home Artisans comes with an implied endorsement of the other companies within Home Artisans. They vet on the front end and continue to hold that high standard to all their members. For instance, if Home Artisans receives a negative report from someone that they have referred within the group, they immediately address it. Erin Moore, an executive designer with California Closets, is pleased with the polished professionalism she encounters with Home Artisans. “The introductions that have been made to experts in the industry has been invaluable,” she says. Beyond the benefits that homeowners receive from finding great local service providers, members love the shared best practices that help them improve. Caryn O’Sullivan of Drapery Street certainly appreciates the organization’s commitment to quality. “I have loved the fact that I am referring and learning from the best in the business,” O’Sullivan says. STEG PLUMBING:
A Family Affair by Jon Shoulders / photo by Brian Brosmer
Cathy Stegemoller, president and owner of Indianapolis-based Steg Plumbing, says the key to her company’s success is a family sensibility. “We’ve always considered Steg a family business and hired people that we considered family and tried to take care of their families,” she says. “From the start, we wanted to build the company based on quality at a fair price and look out for our employees.” Next April marks 25 years since Stegemoller and her husband founded Steg Plumbing in the corner of their kitchen, with a single pickup truck to service a small client base. Today, the company employs 40 people to service the greater Indianapolis area and consists of a full-service repair and replacement department as well as a new construction department for builders. “We are constantly looking for new, quality people, and we’ll send them through
plumbing school, which is a four-year apprenticeship,” says Stegemoller, who worked as a commercial lender at KeyBank prior to launching Steg Plumbing. “You’ll work at Steg under a lead plumber while attending classes one night a week for four years, and after the four years you take a test to become a journeyman plumber.” After almost a quarter of a century in the industry, Stegemoller says treating both customers and employees with care and respect continues to help Steg Plumbing stand out from the crowd. “We’ve always wanted to provide quality plumbing at a fair price and provide a good income for our employees and their families,” she says. “We’ve never stopped caring about our people.” For all your plumbing needs call 317-456-2066 or visit stegplumbing.com.

Wondering what other parts of the world are doing in design? On a recent trip to Greece, Ardent Design spotted some amazing design inspirations that are sure to liven up any space. 1 EXTERIOR: Busy is out and simple is in. Gone are exteriors adorned with ornate moldings and complicated color palettes, but rather a monotone,
soothing and simple style. People are ready for simplicity and this Greek villa speaks to that. A clean light façade with little to no trim work and a subtle pop of color on the doors creates a classic backdrop that allows the landscape to pop. 2 BAR: Want to make that home bar an eye popping, casual and exciting atmosphere to entertain?
ARDENT DESIGN kristen@ardentinterior.com 317.850.6145 ardentinterior.com
Here is an inspiring bar in a European airport that has all the right elements. Dark colors create a grounded moody atmosphere and contrasting white vertical surfaces give the space interest and dimension. Highlighting key elements with low lighting makes the space sparkle. 3 TILE: Struggling to find the right tile design for that new floor or backsplash your putting in? All the tiles in this bathroom are the same size, same color and are laid in the most basic pattern, yet it makes you say, “wow” when you see it. Don’t overthink it,
the tile and application will speak for itself. 4 DÉCOR: When it comes to décor and accessories, this popular design shop displays the ever-growing trend of large scale. Using small items to accessorize your space only leads to feeling cluttered. Scale it up and use less to fill bookcases, decorate occasional tables and furnish any room in your house. Need help with your latest design project? Give Ardent Design a call today at 317850-6145 or visit them online at ardentinterior.com.

3 Reasons to Install
MOTORIZED SHADES in Your Home by Caryn O’Sullivan
Motorized shades offer a modern style and elegance at the touch of a button, but why should you really install them in your home? Drapery Street has the details. 1. THEY CAN OPERATE THEMSELVES – Hunter Douglas’ PowerView® technology is a revolutionary new system that automatically moves your shades throughout the day, so you don’t have to. Program your shades to open and rise to just the right height in the morning, adjust to block out afternoon sun and close at night. They work with a Pebble remote control, Amazon Echo or Alexa, Apple HomeKit or an app. You can even adjust any room’s blinds or shades to one of several pre-programmed “scenes” of your choosing.
2. THEY CAN INCREASE THE ENERGY EFFICIENCY OF YOUR HOME – Automated operation of motorized window coverings makes it easier to realize energy efficiency benefits. Hunter Douglas’ PowerView technology can work with other devices like your Nest® smart thermostat, adjusting to maintain your home’s temperature and optimizing energy savings.
3. SAFETY AND SECURITY – You can activate scenes from anywhere in the world on your phone, creating the illusion of being home even when you’re traveling. Cordless, automated blinds are an invaluable safety feature in homes with children and pets.
