Most modern-day foundations are built to accept and remove a certain amount of water with sump pumps, waterproofing and drainage tiles. If enough of these things are not appropriate, however, and/or if you don’t properly maintain your yard and downspouts, your system can become overwhelmed and you’ll wind up with a flooded basement. “If you have any storage down there, it’s now sopping wet. If the basement is finished, now you’ve got wet carpet and drywall. Ells has seen basements flood due to window drains not working. “I once saw a basement window where the water was up three feet high,” says Ells. “It looked like an aquarium!” Use dehumidifiers when humidity levels are high, make sure you have a battery backup for the sump pump, and as silly as it may sound, be sure it’s plugged in. “You’d be surprised how many people realize their sump pump got unplugged because their kid plugged in their Xbox,” says Ells. Also check to be sure sump pit lines are not obstructed by tree roots, and replace sump pumps every five to seven years. “Basements have a lot of benefits, therefore it’s important to take care of certain things to ensure that you can enjoy a dry basement for years to come,” says Ells. BEAT THE HEAT! 10 Hot Lawn Care Tips to Keep Your Grass Healthy This Summer

It’s official: the smell of freshly cut grass is one of the most popular, and stimulating, in the world. When grass is cut, it releases cis-3-hexenal, a compound that’s found in grapes, strawberries, and other fruits. It’s a heady cocktail of summer. But when your lawn is baked brown, looks patchy, feels scratchy, and is overrun with crabgrass or other weeds, taking a big whiff of fresh air isn’t nearly as satisfying. Learn how to keep your lawn healthy in the summer so it’s a joy for all of your senses! by Katie Mientka

SOME HELPFUL TIPS FOR KEEPING YOUR GRASS GREEN IN THE SUMMER HEAT:

1. Don’t Wait for Summer!

In Indiana, most of our lawns are sown with cool season grasses, like perennial ryegrass, Kentucky bluegrass, and fine fescue. The best time to fertilize and nurture your grass is in the fall when the temperatures are falling (in the 50s is great) and the grass is still growing. This keeps your grass green into winter, promotes healthy root growth, and sets you up for a beautiful spring and summer.

2. Don’t Shave It Too Close.

Think haircut not buzzcut. When your grass is taller, it offers more shade for your lawn’s root system. This keeps it cooler, preventing browning, and it helps establish deeper, stronger roots. For our cool season grasses, aim for at least 2½ inches. At each mowing, you only want to cut about ⅓ of the length, so wait until the lawn is about 3⅔ inches. Do you need to go out with a tape measure? If it helps, by all means! But after a while, you’ll be able to eyeball it.

3. Get the Timing Right.

If possible, don’t save your mowing for weekends at noon. Weekends are fine, of course, but cutting the grass during the hottest part of the day can lead to dry, brittle, brown yards. It’s more beneficial to mow in the evening. You’ll leave essential moisture where it belongs – in the roots. It also gives your grass ample time to recover before the next long, hot summer day.

4. Sharpen Your Mower Blade.

What happens when you shave with a dull razor? Cuts and burns. Something similar happens to your lawn when your mower blade is not sharp. It tears the grass, resulting in ragged edges. This not only makes the lawn prone to browning, but it can also leave it vulnerable to disease-carrying organisms. After about 10 hours of mowing, you’ll likely need to sharpen your blade. If you’re getting close, now’s the time to cross that chore off your to-do list.

5. Go Greener with Grasscycling.

If you keep your grass at least 2½ inches and only mow the top ⅓ each time, go ahead and leave your clippings right where they are. “Grasscycling”

naturally fertilizes your lawn. And you can’t get much cheaper or easier when it comes to nurturing your grass!

6. Water Strategically.

Conserving water is an important goal for households all over the country. It’s especially critical in Indiana. Most of the state is abnormally dry or even experiencing mild drought conditions in 2021. So be wise with your water. For healthy grass, water deeply but infrequently. It’s best to water early in the morning so your lawn can dry out during the day and keep fungal diseases at bay. Grass needs about 1½ inches of water a week. If you’re not getting it through rain, supplement with smart irrigation. If your area is more prone to dryness and drought, consider installing some drought-resistant plants. These sip rather than guzzle water; during long periods without sufficient rain, they will add beauty, versatility, and durability to your lawn.

7. Don’t Use Your Lawn As a Parking Spot.

If you’re having a backyard get-together and need to direct people to a few spaces on your lawn, fine. But if you make it a habit of parking or driving here, it can compact the soil. This leads to poor root growth and makes fertilizer less effective.

8. Protect High-Traffic Areas.

Parking or driving over a ton of weight on your lawn is not optimal – but even regular foot traffic can damage your grass. By mid-summer, you may see signs of wear, especially if your grass is already brittle. One way to prevent this is to install a path through high-traffic areas. Pavers, stepping stones, and other materials can be a great way to spruce up your yard and protect your grass.

9. Know When to Fold ‘Em.

As busy as life is, sometimes yard maintenance takes a backseat. It happens! So, what if your lawn has become dormant (i.e. it turns brown to preserve nutrients and moisture, essentially “going to sleep” for the season)? Resist the futile urge to water it back into its former green glory. It should stay dormant for the rest of the season. Once the weather changes, it will recover.

Likewise, avoid fertilizing after midsummer. In fact, you should stop about a month before summer temps come to town. Fertilizing in peak heat can burn your grass or produce weak growth that will struggle. Again, do not fertilize dormant lawns. Wait until fall; they’ll green up and you can set up an effective maintenance schedule that’ll get you ready for next year.

Homeowners don’t often get a behind the scenes look into the vendor partnerships that help build their homes, so we sat down with Architecture Designer for Christopher Scott Homes, Emily Handke, to dive into their custom process, learn more about the partnership they’ve created with McComb Pella Windows & Doors, and hear why most clients become friends by the end of a home build. After graduating from Washington University with a degree in Architecture and working in commercial design in Seattle, Handke landed an unexpected position with a high-end residential 2 4 H AV E N

builder working predominately on waterfront, multi-million-dollar homes. It was here Handke learned the ins and outs of residential architecture, made great supplier connections and had the opportunity to expand on both traditional and modern styles. “After deciding to move back home to Carmel, Indiana, I searched for high-end residential builders and came across Christopher Scott. We have created a very unique partnership over the years. I truly love working with Chris, Scott, the entire team, our awesome vendors and lifetime clients turned friends,” said Handke.

Handke loves making a client’s experience 100% customized. From the date of their first meeting, to taking professional images, she asks personalized questions to fine-tune designs, walks clients through their house in both a 2D and 3D perspective, makes frequent site visits to check on progress and ultimately becomes an extension of the client’s family during the process and for years after. Handke explained, “During our first meeting, I literally ask hundreds of questions – about how they live, if they have kids or pets. We walk through their daily life and get into the nitty gritty of the functionality of their home.”


For the second meeting, the client really starts to see the vision come to life with a printed set of 2D plans and then a 3D model on the computer. Handke continued, “Starting on the exterior, we walk around the house and I can show them exactly where windows and doors are, colors, materials and beyond. It’s a super unique design tool because so many people are visual, and it doesn’t make sense otherwise. Within our 3D design program, I can also download specific Pella windows and doors to place them in the model, so while we are ‘walking’ the exterior or interior, we can see through the windows and look directly at them, viewing details such as style, color, sill, jambs, heights and widths in relation to walls or rooms!” Christopher Scott has a long-running relationship with McComb Pella. “We hear if a client isn’t satisfied with something, but we NEVER hear about installed Pella Windows with our clients. Pella supplies an array of styles, satisfying nearly all of our custom homes. As you can see from the images, this turned out beautifully!” stated Handke. Who didn’t love hide-and-seek as a kid? Truth be told, lots of adults get into the game, too, as evidenced by the uptick in hidden doors and spaces in new builds these days. Joe Garcia, owner of G&G Custom Homes, has witnessed the phenomenon firsthand. “Almost every house these days, people want to incorporate a hidden door into a hidden space,” says Garcia. Though the idea isn’t new, the concept has evolved over time. In the past, homeowners often asked to create bookshelf doors that look like a bookshelf but actually open into a hidden room. Another common request was hidden doors that lead to bunkrooms or game rooms for kids. Now, however, adults are relishing the fun and are asking their architects to design cool, unique spaces just for themselves. For instance, Garcia is currently building a house that includes an upstairs office with a hidden door that opens to a circular staircase leading to a bourbon room. “The great thing with that bourbon room is that down below in the bar area, there’s a door that looks like a wine rack that’s built into the wall,” says Garcia. “You open that, and it goes into the bourbon room so it’s a dual hidden space!” Often homeowners see a hidden door in a Home-A-Rama showhome or online

somewhere and they decide they would like to incorporate one into their next build. So, Garcia sits down with them and lets the creative juices start flowing. “We come up with what room to hide and what type of door to do, whether it’s a bookshelf door, a flat panel door, a wine rack door, or a shiplap door,” says Garcia. To open them, you simply push in. There is no handle; they are on a pivot hinge. A lot of folks like blending these doors in with the surroundings of the walls. He recently did one where from the hallway, you see only wood paneling with no inkling that a door exists that leads to a bathroom. “The whole idea with that design was to enable one spouse to get up in the morning, shut the bathroom door, get ready, then sneak out through the hall and not have to walk back through the bedroom to disturb their spouse,” says Garcia, who has found that in almost every house, homeowners want to do something hidden – even inside of pantry kitchens. “I’ve done ones where it looks like it’s a kitchen cabinet with tall doors and then it opens into a pantry,” says Garcia. The hidden doors have even become somewhat of a game for those touring Home-A-Rama and other home shows. At last year’s event, Garcia had some kids giddily share that they had found the hidden bathroom door. “I told them, ‘Great! There’s still two more to find!” says Garcia, who also had created one in the downstairs bar and another in the basement leading to storage. “When we first started doing hidden doors and spaces, people said, ‘We want that Scooby-Doo bookshelf that opens up and you go into a space!’” says Garcia. “Now they request creative unusual spaces all throughout the house.” Create your ideal hidden space in your ideal custom home, it all starts with a conversation. Trying to decide whether to go with a stamped or stenciled concrete finish for your next project? Deciding what kind of look you want the finish to have – wet and shiny, soft, or natural? The type of sealer you use plays a role in achieving and maintaining that look. “When thinking about a decorative finish, make sure you also consider the frequency and cost of maintenance,” says Ben Driskell, owner and operator of Flatmade Concrete. “Each sealer and finish requires a different amount of maintenance.” Here’s a basic overview of what you should know when it comes to concrete finishes and maintenance needs: A standard brushed finish is practically maintenancefree. Just wash it down when it gets dirty. Using a sealer is suggested. A penetrating sealer doesn’t provide a high-gloss and it won’t darken the finish, but it protects your concrete with little to no maintenance required. If you aren’t opposed to occasional maintenance, but prefer a more flexible maintenance schedule, consider an

exposed aggregate, decorative concrete finish such as pea gravel, or a shimmering sand matrix finish. You’ll need to wash and reseal this type of finish only every two to three years. A high-end, decorative finish such as stamped or textured concrete, which often has a secondary color that is protected by the sealant, requires more maintenance to keep it looking its best. On average, you’ll need to wash and reseal this type of finish every year. But, sealing is not an exact science. The timing of the washing and sealing maintenance cycle is different for each concrete project. “Sun exposure, traffic wear-and-tear, and exposure to deicing chemicals all play a role in the life expectancy of your sealing,” Driskell says. If you keep the remote control in your car, be sure to lock the car to protect your home from break-ins. 4 1Leave the garage door/ opener installation to the pros. Think you can handle the job yourself? Maybe you can, but if you install the opener improperly, you risk creating a hazardous situation. 5 1Replace your garage door opener if it doesn’t have a second safety reverse feature. If your home was built before 1993, your garage door opener may not have the now required second safety reversing feature. 6 1Test the sensitivity of your garage door opener. Place a roll of paper towels or a piece of wood under the door and lower it. Does it stop automatically when it detects resistance? If not, you’ve got a

My uncle Dick graduated from a small Indiana high school in 1945, and, after a year at Purdue, he joined the Army. As the story goes, on the eve of his departure he gave his long time, high school sweetheart a beautiful strand of pearls. After his service, he returned to attend college in another state and fell out of touch with his sweetheart. While in college, he met a lovely woman who later became his wife. Together, they had a beautiful life with children, graduations, weddings and grandchildren until his wife passed away. A few years after the death of his wife, he attended his 50th high school class reunion. A woman entered the banquet room with grace, poise, a beautiful smile and a strand of pearls around her neck. Although they hadn’t seen each other in decades, he knew immediately it was her, his high school sweetheart, the first love of his life. She too had lived a full life and had recently lost her husband. Soon after the reunion they were married and had many joyful years together. They found themselves in love once again. I share this story because for my uncle and his sweetheart, those pearls were priceless. But for a thief, they could be sold for $100 on Craigslist. So, for goodness sake, protect your pearls, have an alarm system installed and use it. When choosing an alarm company, first seek out referrals from your neighbors, friends and reputable referral organizations. Keep in mind, that like most things for your home, you get what you pay for. A quality alarm system for a custom home will not cost $100 installed. Depending on the size of your home and the scope of what you want to secure, it could cost thousands of dollars. Big national alarm companies are excellent at offering generalized protection but lack the expertise and patience to gather information to get a custom design just right. Most of us are incredibly thoughtful about the things we bring into our home. Why would you not be as thoughtful when considering the design and purchase of an alarm system? If you’re like most people, you probably haven’t given a lot of thought to ordering a generator lately. Generally, people wait until they’re gearing up for ice and snowstorms and the power outages that often accompany them. But power outages can happen in any season. A standby generator will help you manage power outages and maintain power for critical appliances, technology, and lights. When you face project delays, you can blame:  Increase in demand. As mentioned, construction and remodeling is booming.  Extended lead times. They are in short supply, and builders, remodelers, and homeowners alike face an even longer wait to start, or finish, projects.  Overwhelmed ports. Cargo ships are stacked up at international ports (like Los Angeles and Long Beach, which handle half the country’s imports from Asia), and they cannot clear them fast enough.  Labor shortages. Finding people to do jobs across the supply chain is a struggle. There is a severe lack of people to make, load, unload, and haul products and materials.

 Lumber shortages. The cost of lumber has gone through the roof. Sawmills cannot meet demand, and they too, face labor shortages.  Political Factors. Political dissension only adds fuel to the fire. Global unrest has an impact that we feel right here at home. Tariffs are one big issue: currently, there’s a 9% tariff on lumber from Canada, making it even more expensive to import and increasing price volatility.

 Manufacturer slow-downs or shut-downs. The pandemic caused a critical slow-down in US manufacturing. It has not rebounded yet as companies struggle with parts shortages, absenteeism, and difficulty filling positions.

These factors all have a ripple effect that impacts product availability, pricing, and lead times. WHAT CAN YOU DO? Expect delays. They are inevitable – but there are ways that you can mitigate the impact:  Make decisions as early in the process as possible and stick with them. Your selections need to be locked in and materials ordered before your remodeler can create an accurate project schedule. With guidance from your home industry professional, you can do it.

Figuring out the best time to build a house is a bit like trying to decide when to have a baby. Timing may never seem perfect because there’s always XYZ to consider. In the case of the current housing market, the number one question builders are fielding from potential clients is, “Should I wait to build until lumber prices come down?” According to Carl McIntyre, owner of Carrington Homes, there is no simple answer, but he notes that even when lumber prices eventually fall, other items will continue to rise by five to six percent annually, including appliances, concrete, shingles, plumbing fixtures, and lighting fixtures. In addition, interest rates could go up. “If you add all of that up, even if lumber goes down, did you really gain anything?” asks McIntyre. 5 0 H AV E N

“Bottom line – if the timing is right for you to build, there’s no reason not to move forward.” The rapid rise in home prices has many bracing for a repeat of the 2006 housing bubble. McIntyre assures, however, that today’s housing market is fundamentally different than the market that led to the Great Recession. In 2004, 2005, and 2006, lending was loose whereas today standards for building and buying are more stringent. In addition, there is no excess of distressed properties for sale right now, and there are not a high percentage of cash-out refinances currently. “Before, people were borrowing as much as they could on their own, using it for cash flow, and borrowing against their home so it was false wealth,” explains McIntyre. “That put the whole housing market in a really bad spot because you had all these

people that owed way more on their home than what the home was worth. That’s not the case now.” Now there’s a real demand because there’s a true shortage of homes. According to Realtor.com, the nation, as a whole, has 45 to 50 percent less inventory than was available last year. Moreover, the National Association of Realtors reports that to get back to a healthy supply level equivalent to six months of monthly demand, an additional 2.7 million homes should be on the market. Carrington Homes is doing their part by erecting luxury custom homes in the Indianapolis area. Established in 1992 by McIntyre and

Because they are building full-blown $1M and $2M custom homes, they don’t have standard specifications or standard plans. “Everyone’s wishes are different,” says McIntyre. “Some clients want massive audiovisual equipment while others want high-end appliances for cooking gourmet meals.” After meeting with clients, Carrington’s in-house designer creates a preliminary design. Next homeowners fill out a questionnaire that shows their preferences (e.g., stamped vs. regular concrete, Wolf appliances vs. GE, etc.) before pre-shopping essential elements like flooring, cabinetry, countertops, and appliances. The team at Carrington then creates a preliminary estimate for the home. After plans & proposals are finalized, building

This past year as we were forced to spend more time at home, we learned patience, resolve, and resiliency. We also learned what rooms we were itching to renovate! If a customer is having a hard time visualizing an end product, for $499, they can engage in the virtual bathroom design program in which the client gets three virtual appointments with a designer as well as unlimited meetings with the Kohler consultant. After taking a styling quiz, the Kohler team goes over the finishes and selected products and then the designer creates a computer-assisted rendering of the space. “It can be really scary designing a bathroom and thinking, ‘I don’t know if this is going to look good,’” says Dietterick, who reports that customers she has worked with are always pleased. “The rendering versus the after pictures look exactly alike. There are no surprises.” Their creatively designed, interactive showroom is set up to showcase everything from the showers and vanities to the accessories that go with the faucet and shower. They also have a beautiful finish wheel so clients can see all the hardware finishes they offer, along with cast iron colors and vanity finishes.
