An innovative neighborhood, Indiana’s first-ever wellness lifestyle community, is being brought to life in Bargersville by premier Central Indiana community developer and home builder Duke Homes, Inc. The design of Aberdeen incorporates hiking trails and agrihood amenities such as an operating farm, community gardens, and fruit trees. Programmed activities, as well as ample woods, green spaces, sports courts, and community buildings for exercise classes provide opportunities to socialize with neighbors and enjoy the benefits of more natural outdoor spaces. The developers had three key goals in mind when envisioning Aberdeen. They wanted a community that fosters relationships with one another, strengthens relationships with nature, and creates a greater, more active lifestyle through amenities and activities. “We know that sincere relationships are important for the well-being of people, that being close to nature positively affects people, and that being a part of something bigger than yourself leads to a more purpose-filled life,” says Isaac Duke, Vice President of Duke Homes. “These are things that we hope to bring to the table at Aberdeen. Rather than going home on the weekends, parking in the garage, and shutting the doors, Aberdeen encourages homeowners to engage with their neighbors and with nature. of activities, including a spring speaker series on organic farming, nutrient dense soil, and nutrient dense cooking. They also want to make available to residents ongoing educational classes in gardening, nutrition, and art. Another unique aspect, thanks to the lay of the land, there is a miniature wooded amphitheater that sits on the property. It is an ideal spot for children to play in an outdoor theatre. In addition, to get people mingling, they plan to have programmed social activities such as concerts on the lawn and food truck Fridays. The concept of unplugging and recharging is not about removing technology altogether, rather, it is about finding a healthy balance. Immersing oneself in nature rejuvenates the mind, body, and soul, as studies have shown repeatedly. “As a builder and developer, our goal is to glorify God in everything we do,” says Isaac. “That doesn’t mean that we are perfect. But it does mean that we are about people and making a positive impact. Aberdeen is our most authentic and direct attempt at living out this mission.” The Dukes also care a great deal about giving back to their community so for every lot that’s sold, $500 goes into the Aberdeen Foundation that will serve the greatest needs in Johnson County. Section 1 of Aberdeen is now open with additional holds available for Sections 1 and 2. Ultimately, the community will include 278 home sites on close to 400 acres, 100 of which is wooded and green common space. March is the perfect month to start late winter/early spring cleaning, and that includes your air conditioner. Brian Schutt, owner of Homesense Heating & Cooling, says it’s better not to wait until the weather gets too warm to take care of your A/C. “Like anything mechanical, it breaks down over time,” Schutt said. “For a fraction of the cost of a repair, getting a spring tune-up on an A/C unit will reduce the likelihood of an emergency, and provide insight into the parts that may be at risk.” Homeowners should make an annual checkup a priority for their air conditioner. Homeowners install new garage doors for so many reasons. That old garage door may be dented or worn, or unsightly and outdated. In some cases, homeowners are simply looking to upgrade their home’s curb appeal, and they know that changing their garage door is a great way to make a visual impact. “A garage door is such a large portion of the exterior elevation of most homes that an upgrade can make a big difference to the overall look of a house – especially if your existing door is bent up, damaged, or weathered,” says Joel Belyew, President of Precision Door Service of Indianapolis. Or come into the office and Belyew and his staff can show the mock-up on a large monitor in their conference room. “We can present them a picture of their house on a bigscreen scale,” says Belyew, noting that in years past, garage doors were fairly characterless. “If you look at just five or six years ago, even brand-new homes all got the same thing – raised panels. Now that has all changed.” Today homeowners can pick from a wide variety of colors, designs, and materials, enabling them to differentiate and personalize their structure. Installing windows to break up expansive garage doors allows natural light in without compromising privacy, and while homeowners have done this for years, generally windows were only installed across the top of the door.


Now people use their creative license to put windows all over the door, in the middle, or just down one side. Using obscure glass for privacy, these days anything is possible. One can even choose to install all-glass doors for a dramatic change that serves to modernize curb appeal in a unique way. Another trend that Belyew has witnessed in recent years is the popularity of black garage doors. “It caught me off guard at first, but each one we have installed has turned out amazing,” says Belyew. There’s nothing better than a roaring fire on a cold night, and modern, linear fireplaces are becoming a hot trend in many Indiana homes. Linear fireplaces are a style of gas fireplace that can be installed in most indoor or outdoor spaces. Joe Garcia, owner of G&G Custom Homes based in Westfield, said, “It seems like today, things have turned to the more modern look, which is a linear fireplace, as opposed to a typical square one. They are longer, but not as tall. It’s a cleaner look.” Linear fireplaces add contemporary style to any space in a home and are great for entertaining. Garcia noted that linear fireplaces have some advantages over other styles. “It’s more of a look, and most linear ones come with a light kit, so you can have different color LED lights on without turning on the fireplace,” Garcia stated. Televisions can also be installed near a linear fireplace to enhance a den or living room. “Some of these fireplaces also take the heat out from around the fireplace, so you can put the television close to the opening, without heating up the TV,” Garcia said. “It also allows noncombustible materials to be close to the opening, as opposed to a typical fireplace, where you cannot do that.” Garcia added that choosing the right fireplace for your home ultimately comes down to what fits with your style and best suits your needs. “Its really about personal preferences,” Garcia said. “Linear fireplaces do allow you to be closer to the opening on certain models, especially when people like televisions above the fireplaces these days.” Linear fireplaces also let homeowners enjoy the relaxing feeling of a fireplace, without the design limitations of a traditional fireplace. De-bunking common real estate myths before you buy or sell can save you time, hassle, and money when it comes to buying or selling a home according to Phil Hotle, a Realtor with RE/MAX at the Crossing.

Myth #1: YOU’LL GET A BETTER DEAL ON THE HOME IF YOU BUY THROUGH THE LISTING AGENT. Many buyers think the listing agent will lower or cut their commission percentage, because they are getting both sides of the transaction. This is not true. Some people think the buyer pays a commission; however, the seller is the one paying it. The commission is typically agreed upon in the listing contract, long before a buyer comes along. The truth is that it’s better to hire your own Realtor, whose top priority is what’s in your best interest. While any Realtor does need to be honest, fair and ethical to all parties, and certainly there are real estate professionals out there who can be trusted to represent both parties, it needs to be understood that the listing agent still must represent the seller’s best interest as well.

Myth #3: OPEN HOUSES SELL HOUSES. In reality, only two percent of homes are sold as a result of an open house, according to The National Association of Realtors. Can a sale result from an open house? Yes. Is it likely? No.

Myth #4: YOU DON’T NEED TO BE PRE-APPROVED FOR A HOME MORTGAGE LOAN BEFORE YOU START YOUR HOME SEARCH WITH A REALTOR.

Myth #2: IF YOU DO A “FOR SALE BY OWNER,” YOU CAN SAVE A LOT OF MONEY.

Listening to this myth can lead to several troublesome issues. A buyer can be devastated if they find a home they love, write an offer, and have it accepted, only to find out they have been declined for a mortgage. Additionally, a buyer who has been pre-approved for a mortgage before finding their perfect home has a significant advantage in a multiple offer scenario. A multiple offer scenario is a dream for a seller, and a nightmare for a buyer. But a pre-approved buyer’s offer is typically more attractive to the seller as it is less likely to fall through.

The truth is a lot of homeowners don’t realize their home’s true value. They risk underpricing it or worse, overpricing and it sits on the market for months. When an offer is on the table, they may not be able to negotiate the best price or terms. They also need to know the ins and outs of the law so there are no costly legal ramifications later.
