OUR PROCESS Initial Contact: Oasis Outdoor starts with an individualized approach for each customer, working to provide realistic expectations, clearly communicate what we can provide and scheduling a meeting at your home. The initial contact may come in the form of a phone call to the office at 317-485-6514 or via the website’s online form at myoasisoutdoor.com/contact. During the first meeting at your home, we tour your property, highlighting elements you want to include, pointing out any issues we see and honing the details of your vision. Once we’ve set a budget for the project, a landscape architect will conduct an independent site analysis, record comprehensive measurements and take additional photos.
Design Agreement: The next step in our process is to turn the conceptual design into a visual rendering of your project. The design agreement includes a fee that will go toward your project cost when you decide to sign on with us. The design will provide you with details of your individual landscape elements as well as include 3D renderings and material selections which will help throughout the process. Our goal during this process is to take your ideas and bring them to digital life. Homeowners can also visit our design center where they can learn about various options and see more examples of products.

made it happen in their kitchen, and Dave Thaler of Sims-Lohman Fine Kitchens and Granite was a part of it. The Gregors built their home in 2003. Dave Thaler worked with them to design several spaces throughout the home including the original kitchen. Through the years, they’ve tapped Thaler to update their master bath, laundry room, and powder room. So, when the time came to update their kitchen, he found himself in the hot seat once again. “Our primary goal was to open up space by knocking down a wall that combined the kitchen and breakfast nook/sunroom,” Sherri says. Thaler’s first order of business was to sit down
with the Gregors to discuss their needs and to brainstorm. “Sherri was open to all ideas and even had some of her own. She got more excited with each idea which fired my enthusiasm for the project, making me work even harder to create her beautiful new kitchen,” Thaler says. Among the features are topper wall cabinets, multiple islands, and of course the hidden walk-through pantry. It’s no surprise that the pantry is one of their favorite features. To the naked eye, it looks to be a wall of cabinets, but you open the cabinet doors to a walk-in pantry, built from the original pantry space plus the
space underneath the stairs. “It’s not a project that’s done often due to the amount of cabinetry and customization it takes. But it really looks amazing,” Thaler says, “Sherri’s idea was the champagne trough, a narrow sink built into the island which you can fill with ice to chill your drinks. She had seen the feature in a magazine and wanted to incorporate it into her kitchen.” Start planning your dream remodel today. Workforce development continues to be an ongoing challenge facing our industry as demand for new homes consistently outpaces the available workforce required to meet this demand. Build Your Future Indiana’s goal is to encourage Indiana residents to learn about construction craft careers and training opportunities now emerging in our state, and to qualify for and get jobs in these high-demand occupations. BYF provides valuable resources to help connect students, parents and teachers with information about career paths in the construction industry.
CONSTRUCTION EQUALS OPTIONS “Construction” encompasses much more than just hammer and nails type jobs. It includes home building, commercial construction, industrial and roadway work as well. Many of these jobs pay well, offer opportunities for advancement, and require little more than a high school education and an apprenticeship program. It’s important to know there are other avenues for success that do

What is Achievable Housing? and why does it matter?
While the concept of the “American Dream” has evolved over the years, for many of us, homeownership remains the core of this vision. For some, it’s a home in the suburbs with the iconic white picket fence. For others, it’s a small low-maintenance home in a highly amenitized community. For an increasing number, though, it’s a townhouse in a mixed-used community or a duplex in a vibrant neighborhood. For too many of us, reality provides an unwelcome wakeup call. The dream is out of reach… Unless we focus on achievable housing. What is it – and why is it so critical to our communities? WHAT ACHIEVABLE HOUSING IS — AND WHAT IT IS NOT Achievable housing is non-subsidized housing that is affordable to folks with an income between 80 - 120% of the area’s median income of $54,000 (2018). In other words, it is within reach of households earning between $43,200 and $64,800. Who are these people? Us! They’re our community leaders and helpers: municipal employees, teachers, law enforcement officers, small business owners, nurses, managers, tradespeople… Achievable housing allows more people to access affordable homes. Achievable housing does not mean lower quality. It does not mean stripped-down homes in less-desirable areas. What it does mean is that more people can afford a safe, secure, well-built, welcoming home. ACHIEVABLE HOUSING IS AN ISSUE THAT IMPACTS ALL OF US What happens when communities put their weight behind achievable housing? • We make progress towards meeting demand. In the Indianapolis region, for example, construction trends indicate we’re building about 7250 new housing units a year. We need 9000 to meet demand. Close enough? Tell that to the 1750 people (and families) who will struggle to find suitable housing. • We boost the local economy. Achievable housing leads to higher tax revenues, job creation, and increased local purchasing power. • Our communities work for workers. With achievable housing, more workers are attracted to the area, businesses can boom, and communities can enjoy a higher quality of life. • We perpetuate a healthy cycle. When Hoosiers can put down roots, they reinvest in their communities. At the same time, we free up more resources to address critical issues, such as healthcare and food security. • Hoosiers have freedom of choice. All Hoosiers should have the opportunity to make housing decisions based on their preferences.

WHITE OAK

White oak is enjoying quite a renaissance in the hardwood flooring world, and for good reason. This species is exceptionally durable, and its tight, smooth grain makes it a great fit for modern and contemporary decors. Additionally, it is more resistant to water than red oak. (Though no hardwood floor loves moisture so be sure to use proper care and clean up any spills immediately to avoid staining and damage.) White oak refers to the tree, not to the color of the floor. Flooring planks can be stained along a spectrum from ultra-light to nearly black.

LIGHT BROWN STAIN
Gray has been dominating the hardwood floor market for the past few years, and we’re also seeing “greige” – a portmanteau of grey and beige – coming into its own. However, classic light brown is catching the eye of more and more homeowners. Its versatility is one of the big reasons why it’s enjoying renewed popularity; many consider it more classic and more “European.” There is no doubt that the lighter shades do provide a great foundation for an endless variety of wall colors and other design elements. Plus, they tend to hide scratches and imperfections more effectively, so win-win. Another check in the “Pro” column is that you also have the option to stain your floor darker if you choose.

BRUSHED GRAIN
These hardwood floors get their weathered look by a process that involves scraping a brush across the surface. This pulls softer parts of the wood out, highlighting the heart grain. And no, it does not ruin or damage the surface. Instead of glossy, ultra-smooth finish, you’ll find the planks a bit grainy underfoot. Many prefer the more natural feel. Even better: wire brushed hardwood floors can help hide minor imperfections, dents, and scratches.
While there is a clear trend towards lighter flooring options, we are also seeing more homeowners embrace dark hardwoods. The rustic look works beautifully with modern farmhouse designs. ftentimes when people step inside the Franklin Window & Door showroom located in the Indiana Design Center, they wonder what’s for sale. “Even though the whole showroom is full of doors and windows, it’s not overpowering,” says interior designer Emily Hassett. “It’s designed to feel more like an art gallery.” Cori and Scott Brown, owners of Franklin Window & Door, named the showroom the Glass House Gallery, and it houses both Franklin Window & Door as well as their other company, Lorenzo Finestre, which features European windows, doors and other luxury architectural products. Cori and Scott had a specific vision for the 1,900 sq. ft. space, dividing it into several vignettes, including one that’s devoted to their Italian designs and another that features creations from the Netherlands. “This is not your typical window & door showroom,” says Cori. “Our clients enjoy a luxurious experience each time they visit.” As clients shop the store sipping on a glass of wine or an espresso, they can peruse countless specialty window & door options as well as Italian lighting and unique interior & exterior hardware (aka: “door jewelry”). “People get almost giddy over the fact that they can fully customize hardware at an affordable price,” says Emily. Owners of the Glass House Gallery, Cori and Scott Brown, have brought European products typically only offered in design hubs like Miami, New Year and LA to Central Indiana. The company’s primary work involves new construction projects and large-scale remodels on luxury residential properties. Homeowners can actually visualize the scale of what products will look like in their new home as the Glass House Gallery displays products that are 8 ft. 9 ft., and even 10 ft. tall. A PERSONALIZED AND ACCELERATED PROCESS When homeowners come into the showroom with their builders, architects, and designers, they engage in a group conversation about their plans and overall design for their home. The Franklin Window & Door team then comes alongside to share how their products can be incorporated into the client’s vision. The Franklin Window & Door team,

which consists of an interior designer, CAD (computer aided design) specialists, and other experts in the industry, holds collaborative meetings with homeowners and their project team so that drawings and designs can be adjusted live and changes can be evaluated by the client in real time. “I can’t tell you how many times a homeowner goes into their selections meeting and stuff gets changed. It might then take a week or two to get those changes back,” says Cori. “We can make live changes in-house so our clients can actually make decisions at the time of the meeting and see if they like the decisions they’re thinking of making. I don’t know of another company in our industry that provides that collaborative team approach for their clients.” Doing so speeds up the closing process and avoids the delays of waiting on the architect or the designer to turn the prints around. “We can get them from start to finish a month faster than anybody else,” says Scott. AN IMPRESSIVE IN-PERSON EXPERIENCE It’s also helpful to be able to meet at the Indiana Design Center for collaborative sessions because exploring products in-person makes a much bigger impact. Tim Forsyth II, CAD Specialist at Franklin Window & Door, notes that their showroom displays a number of bells & whistles that don’t catch the attention of a homeowner until the team points them out because they are “hidden” or minimalistic in nature. “Homeowners don’t realize what’s available to them until we show them,” says Tim. For example, the showroom has a door that pockets into the wall. Typically, it would be a sliding door that slides to one side. This one, however, tucks away out of sight into the wall. “That often raises an eyebrow or two,” says Tim. “There’s a recessed screen in the wall that you don’t notice until you pull it out and then people are like, ‘Oh, wow!’”
In addition, they carry casement windows that can be flipped around and cleaned from the inside. “We have a European steel display that houses a casement window and door, and unless you really stare, most people don’t even realize the door and window are part of the wall unit,” says Cori. “It has such narrow sitelines you don’t even see them.” J.R. Fowler, General Manager and Trade Specialist, notes that one of the advantages of this showroom is that they have created an area where builders feel comfortable bringing their clients for their own meetings. “We let them know that they can use this space. It’s been helpful from a sales process to better our relationship with the industry,” says J.R., noting that following their collaborative meetings, builders often will remain with their client for an additional hour or two to continue their conversation. “This space really is designed to be a tool and a resource for our partners, builders, remodelers, architects, and designers.” GUIDED DECISION MAKING WITH THE EXPERTS When homeowners are making selections, Cori stresses the importance of not getting caught up in trends but rather make sure one’s choices are conducive to their lifestyle. “For instance, do you tend to open your windows or keep them closed and run the air conditioning? These are factors that are important to discuss to ensure that you build your home in the way you’re going to live,” says Cori. “If you don’t, you’re going to be miserable.” That’s why they tailor every meeting to each individual, asking them how they live, what they like and what they envision. Then they design doors and windows to provide the functionality necessary for each particular client. Interestingly, until people started experiencing the Franklin Window & Door process of inclusion, collaboration, and communication, many clients who were building a home glazed over the window selection process. “They would just pick out a color and then whatever was drawn on the elevation is what they got,” says Scott. “Now they have the opportunity to come in and design their windows and doors around their lifestyle and their taste. WOWING WITH WALLPAPER G&G Custom Homes Sees Increased Interest in Decorating with Wallpaper by Christy Heitger-Ewing

It used to be that if a homeowner was looking to make a splash, they did so by painting a room or part of a room with a vibrant or striking paint color. There is a new trend in wall décor, however, as wallpaper is making a comeback. It should be noted that this is not the crazy patterned wallpaper of yesteryear that at times was so busy that one’s eyes went cross staring at it. Selections today are bold, beautiful, unique, and jaw-dropping. Joe Garcia, owner of G&G Custom Homes, recently completed a home that has several amazing rooms, each of which was elevated to next-level design thanks, in part, to the chosen wallpaper. For instance, instead of shoving kids’ toys in totes beneath the stairs, a homeowner asked Garcia to install a barn door under the stairs and produce a mineshaft theme. Garcia fashioned rolling wooden carts to hold toys that look like mining cars and at the far end of the storage space hung wallpaper that make it appear as if the tunnel travels far into the distance, creating an insanely cool optical illusion. In a home Garcia built for last year’s Home-a-Rama, the powder room was a huge hit as the walls were covered in black textured wallpaper that everyone initially mistook for tile. “The wallpaper gave the room another dimension,” says Garcia, noting that when they posted the photo on Instagram, followers were eager to learn more about the tile and were shocked to learn it was actually wallpaper. “We’ve even installed textured wallpaper on a coffered ceiling in a study,” says Garcia, who suspects that people are drawn to wallpaper when they want to make a statement in a particular room. He points to an exercise room in one of his client’s homes that features windows on one side of the room, a giant mirror hanging on a brick wall on the opposite side, and the far wall is covered in wallpaper of a bridge, creating a hip, urban, artsy feel. “It’s definitely a ‘wow’ factor in that wallpaper stands out in a good way,” says Garcia. If a homeowner wants to craft a cool vibe in a relatively small space, they often do so in a powder room. It’s the perfect room to grab attention because guests are always using it. Builders are even seeing wallpaper patterns as a substitute for tile backsplash, especially in master baths. Wallpaper, with its varied textures, colors, and patterns, can evoke emotion in a way that paint simply can’t. For instance, one of Garcia’s homeowners has a son who is a huge Chicago Cubs fan so they opted to hang wallpaper of Wrigley Field that covers one full wall of his bedroom. The blueprints show the field’s southwest elevation as well as the hand-operated scoreboard detail and other facts and figures. Garcia is not surprised to see wall design heading in this direction. “For the same reason we do walls where some are trimmed out or we create a featured wall made out of wood, now we have featured walls covered in cool wallpaper because it’s something to talk about and appreciate,” says Garcia. There’s nothing that gives the Hoosier heart a boost quite like seeing the gentle rise of bulbs popping forth from the cold ground, buds bursting forth on trees and the gentle weeping willow branches turning a magnificent chartreuse as temperatures warm. This early burst of spring is the time to hit the ground running and get a jump on weeds, unwieldy trees, and mulch while ridding your yard of those things you found particularly annoying last season. It can be an overwhelming task – so much to do, so little time, right? Start with one step at a time, and with these 5 tips you will have your landscape shaped up in no time!
1.
PRUNING AND TRIMMING
Shrub and bush pruning always leads the pack and can be done in early spring. Most shrubs – including roses and ornamental grasses – welcome getting pruned back to make way for this season’s growth. Tree trimming is another spring task that is more preventative than anything else. Take a good look at your trees to identify any low-hanging or dead branches, particularly if those pose a hazard to your home, electrical lines or anyone walking under them!

GET READY FOR GREEN GRASS
Weed and feed: two words for a healthy summer yard. Weed. Putting down a pre-emergent weed killer in early spring goes a long way in stopping the cursed sprouting of dandelions, crabgrass, chickweed and other grim reapers of green. Feed. Certain fertilizers are best for your yard, depending on the time of the season – for spring, the experts recommend a slow-release or controlled-release fertilizer to reduce possible losses to the environment and increase nutrient absorption.

MULCH
You know it’s spring when you see the huge piles of mulch arrive on your neighbor’s driveway. And you just hope they get it spread sometime before July, right? Show them how to do it – get out there early with your rake and shovel in your own yard … or, better yet, hire a landscape professional! Add an inch-thick layer of fresh mulch in plant beds and around trees. Don’t let the mulch touch tree trunks and never let the mulch accumulate to more than a 3-inch depth.

PREPARE TO PLANT
Soil preparations are something homeowners sometimes overlook or discount as unnecessary. If you live in Central Indiana, you need to amend your soil before plopping a new plant in the dirt. The likelihood that you have a high concentration of clay in your yard is pretty great – and putting a new plant in there is like planting in a bucket of plaster. So, how to amend the soil? A 2 -2-1 mix of organic compost-manure-builders sand or peat will do the trick.

PLANT AWAY!
Timing is everything. Just because the local grocery store is offering flats of plants does not necessarily mean it’s time to put those into the ground or even in pots. You simply must have a little patience and plant annuals and vegetables after the last frost. For Central Indiana, that’s usually around Mother’s Day. You may be surprised to learn that not all perennials, shrubs or bushes should be planted in the spring; many landscaping pros recommend planting in the fall for optimal results. While you may be excited to plant your fruit trees and flowering shrubs, heed the advice of the experts for optimal results. That’s why they gravitate to that same spot on the couch or that same place at the kitchen table.”
Freiherr has found that companies are increasingly being drawn to building a more casual, collaborative culture as it creates increased flexibility for employees. “If you’ve got functional furniture that’s loose or self-seating, it can be rearranged or reworked quickly versus investing in lots of dedicated fixed work stations,” says Freiherr. This is not to say they have gotten rid of workstations, but this loose furniture enables those conversations
