When two likeminded companies come together, brilliance can be achieved. That is what happened when a client came to HAUS | Architecture, who brought in a trusted partner, Franklin Window & Door to revitalize this 1980’s condo. With “simplicity” as a guiding design principle, the final result integrates elements the client enjoyed on a previous project, while craftily highlighting the main entry, yet ensuring privacy. “Natural light is critical to all of our projects, and Franklin Window & Door has been an excellent partner in achieving our goals, providing window products, installation, and overall excellent service,” said Chris Short, Principal Architect with HAUS. This endeavor required teamwork between the two local companies, as there were multiple areas needing creative design solutions. For instance, to maximize the views to the water, the team came up with a new fenestration design achieving a full glass wall. Additionally, this allowed the team to create a more open living space to accentuate the beautiful south courtyard. Complex design projects, such as this require solid relationships between all parties involved, from the client to the designer to every contractor. These standards have been developed by the Builders Association of Greater Indianapolis (BAGI) as a service to new home and remodeling homeowners in the Central Indiana area – designed to help homeowners and builders communicate and understand each other’s expectations regarding the building or remodeling project. The standards address the most prevalent issues that arise between the builder and the customer before the project, during the project, and, most importantly, after the project is completed. All too often it is the undefined expectations that create the majority of the problems encountered in the building and remodeling processes. The standards will help eliminate problems before the project even begins. Prior to calling the builder, the homeowner should use their standards manual to determine if the particular concern is within the standards and then decide if a call to their builder is necessary. The builder should use these standards as the tool to determine what action is necessary to meet homeowner expectations created by the standards.

Next year, Custom Concrete will celebrate 50 years of doing business in Central Indiana. A lot can change in half a century, but one thing remains true, the commitment of Custom Concrete and its employees to set the standard for the poured wall industry. Many of these products can function in a variety of ways - whether motion activated, controlled via smartphone, or connected to an alarm system.

• GPS TRACKING – These systems can help you track your most valuable assets. One such example is RFID tags, which are available in various sizes, shapes, and detection ranges. These tags can be attached to many different materials, like plastic, metal, and concrete. Across the country, the construction industry has used this product to monitor tools, heavy equipment, and other building products.

• SENSOR-BASED ALARMS – Products that allow you to monitor your

Whether building in the suburbs or downtown, nobody is immune to having construction materials, copper, or appliances taken from their jobsite. In fact, according to the National Insurance Crime Bureau, construction site theft accounts for $300 million to $1 billion in annual losses and other costs for the construction industry. When building a new home, energy efficiency is influenced by many factors. According to Joe Garcia, owner of G&G Custom Homes, Inc., homes are rated from 0 to 100 by using the HERS (Home Energy Rating System) index, so the little things add up. “Like a golf score, the lower the number, the better,” says Garcia. “Inefficient older homes will be closer to 100 while Net Zero homes that don’t use any outside utilities come in at 0. Efficient homes fall into that 50-60 range.” The energy efficiency of insulation measures with an R-value. “You get higher R-values with better insulation, which, in turn, gives you better utility values,” says Garcia. LED bulbs are 80 percent more efficient than standard light bulbs, and ENERGY STAR appliances use less electricity – and water in the case of washing machines and dishwashers. In

addition, tankless, on-demand water heaters use 30-50 percent less energy. Homeowners are wise to choose Low-E, double-paned windows, which provide a 12 percent savings on the utility bill. Another smart choice, Garcia maintains, is the Geothermal HVAC system, as it uses energy stored in the ground to heat and cool your home. Though this system is more money up front, it pays for itself over the life of the home. “I always tell people that if you’re willing to pay more for granite because of the look, consider paying more for these higher efficiency systems because you’ll start seeing your savings on a yearly basis,” says Garcia.

Last summer, while visiting Panama City, Florida with my family, we were driving around the arts district, taking in the sights when my oldest daughter spotted a small art studio. “Dad, can we go inside?” she asked excitedly. Walking into the studio, I was met with an expansive space with all four walls completely covered in paintings of various sizes and styles. In the middle of the room were 20 to 30 small micro-studios where local artists from the area would come to put their visions on canvas. The paintings around the room ranged from very simplistic to museum quality art. As I walked around the studio I noticed that all the artists had virtually the same tools in their studios; paintbrushes, tubes of paint, easels and other art paraphernalia. It struck me that real art is not about the bristle count of the paint brush or the saturation of the

pigment in the paint that make a beautiful and captivating painting. It is the vision and expertise of the artist that produces a remarkable composition and scene using the same tools as their counterparts. THE ARTISTRY OF LIGHT In 1933, Frank B. Nightingale, the pioneer of landscape lighting, started using concealed luminaires to reveal living works of art at night. He was an artist who believed that light fixtures and light bulbs were nothing more than the tools to showcase fine details on trees and architecture within the outdoor garden. He would spotlight beautiful details with every stroke of light, pulling them back from the black canvas of night. For nearly 75 years the art of proper outdoor lighting design was passed down to generations of those that valued and contributed to its preservation. However, with the invention of the light emitting diode (LED) and the flood of inexpensive, do-ityourself light fixtures over the Internet, this has changed drastically over the years. A FIXTURE IN HAND DOES NOT A LIGHTING DESIGNER MAKE… For the past ten years, there has been an influx of landscape

and architectural lighting being installed. Sadly, it is being installed with little thought to comprehensive lighting design or the end user’s needs. If a lighting company also “specializes” in landscaping or irrigation or leads an in-home consultation with showing you the light fixtures they are dragging around in their hands, there is a very good chance you are dealing with a lighting installer and not a lighting designer. Truthfully, anyone nowadays can install a light fixture for you, very few possess the vision, training, and skill to design with light. It’s not the paint brushes or the paint that create the work of art, it’s the vision and skill of the artist to create a visual masterpiece. KITCHEN TECH: Incorporating newer kitchen technology can make entertaining a breeze! Popular items include touchless faucets, trash cabinets that slide open with the tap of a knee, and builtin coffee makers.

Designing a kitchen for entertaining involves thoughtful reflection beyond countertops and cabinet finishes. Open floor plans, prep areas, lighting, storage, and frequency of entertaining should be considered during the design phase to create a highly functional kitchen. “You need music, great lighting and a clear working space. A separate, built-in ice machine is a wonderful product to ensure you never run out of ice while you have guests. It’s built into the design and installed seamlessly into your cabinetry. It can have a stainless-steel front or a cabinet panel that blends flawlessly,” says Diana Dinges, Showroom Builder Sales at Ferguson Bath, Kitchen & Lighting Gallery. For those who entertain frequently, consider installing double dishwashers to avoid having an unsightly sink full of dishes. Adam Gibson, owner of Adam Gibson Design, notes that when designing an ideal kitchen for hosting, it’s wise to create a second prep area with an additional sink so one can face

their audience (aka guests). It’s important to build in adequate walking space between peninsulas or islands, as well as walking space behind bar chairs. “Many builders don’t take into account having at least 60 inches of space within the working part of the kitchen,” says Gibson. “Therefore, on the side of the island where people are cooking there’s often not enough room to walk around other humans or open dishwashers.” For quite some time, designers have suggested a concept called the “work triangle” that creates efficient use of the three main work spaces – the sink, cooktop, and refrigerator. “That design absolutely still holds true,” says Gibson. “Though depending on how many cooks are in the kitchen, it may become a trapezoid.” Another key consideration when designing a kitchen is the lighting. Much like art, lighting choices can transform a traditional space into something warm and inviting by setting the tone. These days, recessed lighting is mostly LED, but


Gibson notes that many consumers aren’t aware that LEDs can become warmer in color as they dim. “An incandescent bulb becomes more amber it dims,” says Gibson. “Now LEDS are available like that, but you have to request it or else the room is not going to have that same warm gentle lighting that you’re expecting a dimmable light to have. All the lights in the room should be matched by color temperature.” You can also incorporate newer technologies to make entertaining a breeze. Touchless faucets that turn on with the wave of a hand, and trash cabinets that slide open by tapping a knee against them are popular, as are built-in coffee makers – particularly those that are plumbed so you don’t have to hassle with adding water. “These systems can make any kind of coffee or tea drink you want,” says Dinges. “It’s like having your own little barista.” “And don’t forget an integrated control station for music, TVs, lighting, and shading,” adds Gibson. “All can be controlled by a keypad, screen, or even your smartphone.
