On Saturday night the Arts & Design District will be rocking to the music of “My Yellow Rickshaw.” ART Rocks!, the largest street party in the Art & Design District, is back from 7:30pm-10:30pm. The entire team at Old Town Design Group is looking forward to presenting their show home in the upcoming 2020 First Internet Bank Home-A-Rama at Holliday Farms, says John Bain, President/CEO. “Holliday Farms, with it’s unique blend of rolling hills and wooded terrain, provides a perfect backdrop to our 6 H AV E N

new model,” Bain continues. “The view of the golf course from the outdoor living area, featuring a unique twist of fire pit and fireplace, is a perfect respite from a busy lifestyle.” This year’s Home-A-Rama will feature 11 incredible homes in the stunning new community of Holliday Farms,


a luxury custom home community and Pete Dye designed golf course, located in the heart of Zionsville. Located on Holliday Farms Blvd, the Old Town Design Group home is 7,548 square-feet with five beds and five and half baths. “While considering the design direction for this project, we took a transitional approach to traditional European architecture,” Nate Weiss, Architectural Designer says. “This includes a symmetrical front facade, steeper rooflines, tall windows, and a predominantly masonry exterior. Contemporary elements including a divided light metal front door, bronze windows, and painted brick blend seamlessly with these classic details creating a fresh variation of a beautiful architectural style.” There are many features that set this home apart and take advantage of the views, including a 10 foot tall fixed frame window wrapping the dining room and a 15 foot wide sliding glass door that goes from a great room to an outdoor living space. Other highlights include a retractable television in the great room, an elevated library with floor to ceiling built-in bookcases, a truly unique theater wall, and a unique outdoor fire table and wall. Inside the home, Old Town Design Group wanted to maintain an open floorplan while utilizing different ceiling heights and architectural elements to define and personalize each space. For the interior finishes and selections of the Home-A-Rama house, Old Town Design Group collaborated with Wendy Langston of Everything Home, who wanted to create spaces with a modern, organic appeal. Although in the kitchen, the black and brass appliances are rooted in Parisian Euro design. In describing the home, Langston says that, “It’s really a remarkable opportunity to create transformative spaces and places for living. This home is no exception. People attending Home-A-Rama will enjoy the experience of the home, the thoughtful design, and how you feel in it. It definitely looks different than anything else that’s out there,” says Hayes. “As soon as you walk in, you’re struck by the massive beam work and the large steel and glass floating staircase that sits at a large 26 ft. tall window area.” The entire home is breathtaking, and that’s due, in part, to the high-quality flooring and tile by ACo. It’s simplistic in design as the house is modernist with clean lines. The hickory floors provide a warm and welcoming feel throughout the entire first floor and upstairs hall and loft areas. The master sanctuary offers an atmosphere of calm and relaxation with its open space, freestanding tub, and large walk-in shower covered throughout by Daltile’s River Marble polished River Rapids tile. “Newport is special because there really aren’t many suburban options for this type of design

consideration at this price point,” says Evans. “This particular model brings innovation from the AR Homes design team to one of the most desirable new communities in the Indianapolis area. This show will be incredible, featuring eleven custombuilt, fully decorated and landscaped homes in Zionsville’s beautiful Holliday Farms neighborhood. These homes, built by BAGI members, showcase all the latest trends in technology, design, outdoor living and landscaping and much more. This year we are offering two fantastic ways for you to experience these homes. In addition to the traditional onsite tour, we are thrilled to be offering a brand new interactive virtual tour experience for First Internet Bank Home-A-Rama guests as well! This virtual tour experience will include video walkthroughs, 3D tours that include details about many of the furnishings and selections throughout the houses, voting for your favorite house, the chance to ask questions, interact, and save visual elements you like, and much more. All guests who attend the show onsite will also gain access to this interactive experience upon completion of their tour, and separate tickets will be available through our website for those who wish to only experience the show virtually. This 1,800 square foot single-family home built in southern Indiana is an example of their excellent work. “This lot had an extreme terrain, so navigating and forming the 200 ft. of 24"x12" footings, installed on limestone rock, was difficult,” says Jason Ells, Senior Vice President of Custom Concrete. With the use of their computer-aided design (CAD) program and Total Station layout tools, they were able to install the footings with precision. Since the property overlooks a beautiful lake, the owners wanted to take full advantage of the scenic landscape by building a fourseason room on the back. “With an abundance of topographical fall, we were able to install a walk-out basement to complement both the lot’s terrain and view,” states Ells. Due to the severe fall of the grade toward the lake, they had to build a 20-ft. wall. With all their projects, they start by shooting the elevations of the lot so they can construct the most accurate proposal possible. “This also allows us to create 3-D CAD drawings so that our production teams can be best prepared to tackle the job,” says Ells. “The 3-D drawings also help us explain to our customer what the finished product will look like.” This includes the grade, wall heights, grade downs, windows, and more. “Our layout crews use the coordinates from

Electrical inspections aren’t just for selling your home. If you have light switches that don’t work, or lights that flicker in the kitchen or bedrooms, it’s time to call a professional electrician. David Burtner of Burtner Electric, Inc., says it is always a good idea to do preventative maintenance, and have electrical inspections done before electrical problems get worse. “You really need a licensed electrician to come to your home and make sure everything in your electrical system is working correctly,” Burtner says. “Older homes can have aging technology that can cause big problems in an electrical system, and they can also have outdated electrical panels. They may not be able to adequately handle voltage loads or won’t trip beakers when a problem occurs.” Loose electrical connections can also lead to heat, and heat can lead to fire. Burtner Electric will inspect every aspect of a home’s electrical system, including all outlets. Hot outlets and hot breakers should also be checked right away. If a breaker is too hot, it can mean the voltage load is too high, according to Burtner. Ground Fault Circuit Interrupters (GFCI) can also be a problem. GFCI outlets are vital, especially when an outlet shuts off electrical flow when coming in contact with water. “If it’s been more than 10 years since your last inspection, or your circuit breaker is tripping regularly, it’s also time to call an electrician,” Burtner stated. “If you also have recently had a major electrical repair, there might be a bigger problem.”

Burtner noted that having a complete electrical safety inspection will also evaluate how much load is being placed on your circuit breaker and will examine the physical conditions of the wiring in your home. “Professional electricians keep up with changes in the electrical code, which can range from additional outlets in a room, to increased safety requirements, such as upgrading from aluminum wiring or installing GFCI outlets in bathrooms and kitchens,” Burtner said. t’s safe to say that 2020 will go down in history as a year we will never forget. While much of the country was forced to close their doors and hunker down, those in the construction industry were building homes and ramping up, keeping busier than ever to help make homeowners happy. “It’s really interesting the way that housing hasn’t slowed down, particularly in our market,” says Kristen Bowen, Director of Communications and Special Events with the Builders Association of Greater Indianapolis (BAGI). “People have been cooped up in their homes, spending a lot of time overanalyzing the things they don’t like about their house. [As a result,] they start thinking about new homes and the opportunities to customize exactly what they want.” When it comes to home design, folks are installing expansive windows to let natural light pour in, blending the indoor & outdoor spaces to make it feel more expansive. Another trend centers around creating ample space for aging relatives as multigenerational living has become increasingly popular, as well as a variety of home office and study spaces. Homeowners today crave smart technology, and with the onset of COVID-19, they seek touchless controls in faucets, motion-sensor lights, and voice commands. Also, since people are eating at home more

This year BAGI is also implementing revolutionary changes in technology that will make this and all future Home-A-Ramas extra special. “We worked with Haven Media to develop an incredibly cool virtual experience for

Typically, a garage door will let you know when its season has passed. It’s either an eyesore, having sustained dents, scratches, or fading, or it’s making an irritating grinding sound each time it opens and closes. Homeowners can choose from non-insulated to super-insulated polyurethane foam doors with R-values as high as 20. (A higher R-value means you’ll have a warmer garage in the winter and cooler garage in the summer.) “In short, you can greatly improve the efficiency in your home,” explains Joel Belyew, President of Precision Door Service of Indianapolis. Before making a purchase, homeowners should consider the layout of the home. For instance, if you have two interior walls that meet the garage or a living space above the garage, it’s wise to install an insulated door. Plus, some homeowners have water lines, water softeners, water heaters, or furnaces located in their garage. “When these important mechanical parts of your home are located in your garage, they’re vulnerable to extreme temperatures,” says Belyew. “Not only are you going to protect them a lot better with a more controlled temperature, but you’re also going to make them run a lot more efficiently.” If a homeowner has a non-insulated garage door and their garage is 40 degrees, the water heater is going to struggle to do its job. “In a situation like that, a well-insulated door will pay for itself,” says Belyew, noting that it helps to insulate the walls of the garage, too. “You can install an insulated door and if your walls aren’t insulated, you’re not going to accomplish a lot.” In addition to energy efficiency, replacing an old or outdated garage door will improve the value of your home. “If you pull up to a house and the garage door is in terrible shape, that makes a bad first impression,” says Belyew. “Installing a new door design that complements your house greatly improves curb appeal, thereby increasing the value of the home.” Learn more about your options for a more efficient garage door, call Precision Door Service of Indianapolis to schedule a consultation.

Phil Hotle with RE/MAX at the Crossing says that record low mortgage rates have led to more people looking for a new home. “There really has never been a better time to buy a house,” Hotle says. “First time homebuyers, or buyers looking for more room, are really in a great position to afford their next house.” The Mortgage Bankers Association reported that the average contract interest rate for a 30-year, fixed-rate mortgage in July was 3.2 percent. According to Freddie Mac, at the end of July the weekly national average for the 30-year mortgage was 2.98 percent, an all time low. Shorter-term home loans, such as five, ten, and fifteen-year loans, have also had a drop in interest rates, making the prospect of moving into a new home for the fall very attractive. The numbers speak for themselves. Pending home sales increased 44.3 percent in May, according to The National Association of Realtors. Refinance applications increased five percent one week in July and were up 122 percent over the previous week. The National Association of Realtors reports the high demand in applications is translating into sales. “After months in lockdown, people are eager to either buy or build a new house,” Hotle says.

He’s right. Homebuilders are seeing a dramatic increase in buyers, according to the Commerce Department, which reported that single family housing build starts increased 17.2 percent in June. “Home builders are seeing some strong and serious buyer traffic,” Hotle says. “There has really been a big uptick in people wanting to either build, buy, or refinance. It’s an ideal time to take advantage of these historic low rates.” Low interest rates have created the perfect opportunity to buy, sell, or build a home.
