Finding ways to blend modern trends with classic style is a theme that will carry us through next year:

We are still in the second decade of soft gray and natural cream being en vogue, so try splashing it with tons of texture and a little color folded into the mix.

At this year’s High Point Market, the largest home furnishing trade show in the world, texture was displayed everywhere. Entire sofas were featured in a faux wooly lamb fabric. There were also mixed metals, gold being the most dominant.

MAKER PLAYGROUND AT HUB & SPOKE:

EXPLORE YOUR CREATIVE SIDE by Nicholas Snyder, Maker Playground Manager, Fishers Parks and Recreation

The 15,000 square-foot, state-of-the-art Maker Playground, located in the Hub & Spoke building in west Fishers, offers tools and tinkering for the community to create without limits. A “makerspace” is a facility that provides tools, technology, and experience to make it easy for members to explore their creative side for personal or entrepreneurial projects. At the Maker Playground, adult members have access to a full wood shop, power tools, hand tools, 3D printers, laptops, and a variety of CNC machines, including a 4'x 8' CNC router and a laser cutter. A full metal shop and 4' x 8' plasma table will be available soon. Members from Fishers and the surrounding area are currently utilizing the space to create furniture, crafts, 3D printed prototypes, and products for their small businesses. You can also sign up for

classes on woodworking and CNC routing. In addition to member access and community classes for adults, Fishers Parks’ Maker Playground offers a variety of summer camps and classes for young makers, including Robotics 101, Foundational Engineering, and Lincoln’s Lego League. Through a partnership with Hamilton Southeastern schools, every HSE 5th grader attends two study trips at Maker Playground where Teacher-in-Residence, Jennifer Suskovich, enhances STEM curriculum and hands-on learning, utilizing the resources in the Maker Playground and along the Nickel Plate Trail.  For more information on the Maker Playground, stop by for a tour Mondays from 10am – 7pm at the Hub & Spoke building at 8100 E 106th Street. If you’ve been scouring Pinterest, flipping through Better Homes and Gardens, or binge-watching home improvement shows, you know there is a new trend in town: cane and reeded cabinet doors. These eye-catching slightly retro options are generating a lot of interest among homeowners. What are they? And how can you use them as part of an integrated – elegant – kitchen or bathroom design? WHAT ARE REEDED AND CANE CABINET DOORS? Recently, reeded cabinet doors have been making themselves quite at home in kitchens and bathrooms across the country. They have a textural, ribbed appearance that adds dimension and interest to your space, making them the perfect accompaniment to styles that run the gamut from contemporary to farmhouse to rustic. Now, what about cane or rattan cabinet doors? These too, have a distinctly textural quality. They are often created by adding a stained cane insert into a more traditional Shaker style door. Often done in lighter shades, they can be stained to match wood cabinets or make a striking accent against a black painted cabinet. USING REEDED OR CANE CABINET DOORS IN YOUR DESIGN Reeded cabinet doors and cane inserts are becoming particularly popular as a way to add visual interest as part of a Scandinavian style design. They are a great way to add a little retro flair while still keep things modern and fresh. How do you put your look together, using reeded cabinet doors or cane versions to infuse your home with style, sophistication, and unique appeal? BE SELECTIVE When you love a look, it’s easy to go overboard! But choosing to integrate the style in a few select areas can make a much more powerful statement. For example, you could give your upper cabinets the reeded treatment, contrasting their texture with simple flat-panel or slab doors. Add in gleaming white counters and backsplash, and you have a sophisticated chic design that is not overdone. Alternatively, you can use cane or reeding on just a few doors. If you have an island, for instance, adding an insert to the cabinet doors can create beautiful contrast. In the bathroom, a cane vanity makes for a fantastic focal point against smooth walls, flat panels or open shelves, and a streamlined countertop. THINK IN BOLD CONTRASTS A black-and-white color scheme offers a dramatic take on this trend. One route to consider: use saturated black

reeded doors on your lower cabinets and/or island. Add in countertops and upper shelves in a polished or matte white finish for a fun take on the tuxedo style kitchen. DON’T BE AFRAID OF COLOR A pop of color may be just what you need for a space that is you. Green is a great choice as it pairs well with neutrals and metal finishes (e.g. bronze and brass), but really, the sky’s the limit when it comes to shades and hues that inspire you. Paint your reeded doors in a color that is easy to coordinate with other elements in the room, or stick with cane inserts in cabinets painted in a shade that complements the stain. EXTEND THE LOOK WITH ACCESSORIES Cane and reeded looks extend beyond the cabinets. You can find a wide variety of accessories to help you tie your look together, from lamps to end tables to cane chairs and sofas. Even an item as simple as a vase that features a reeded-type style, brings a sense of cohesion to the space. If you don’t want to overdo the reeding, echo the color instead of the texture. With a strategic approach, your kitchen or bathroom will be Pinterest-worthy! There’s an adage that pertains to hair styles and fashion trends that says what’s old eventually cycles around and becomes new again. Judging by my teenage son’s long locks and the neighbor girl’s bellbottom jeans, I think they’re right. Trends in home décor also come and go though it really comes down to one’s taste and space. Still, if you’re interested in learning what’s hot in 2022, read on! Carlie Suski, ACo interior designer, has had clients ask her to design rangehoods that disappear into the neighboring cabinetry. It’s a stark contrast to the days of the hood being the focal point of the room. In fact, Suski had a client who requested that she design her kitchen not to even look like a kitchen. “She wanted all of the appliances to disappear and be paneled with no traditional cabinets,” says Suski. For those who do love cabinets, the hot new trend is metal work – specifically mesh inserts from Kent Designs. “We’re seeing metal stripping on hoods and shelves,” says Suski. “We can make doors out of metals, and designers are introducing mesh into cabinet doors.” McNichols metal mesh, which is extremely high-end, and is aesthetically pleasing given the various architectural designs. “It’s the most expensive metal I’ve seen yet, but people love it,” says Suski. Another popular but pricey item are three-dimensional reeded cabinet doors. Essentially, you take dowel rods, cut them in half, and lay them across a flat door to create a bumpy perfectly Style 2022 1 7

geometric pattern. “They’re cool because you create interesting patterns and textures with square or rounded textures,” says Suski. Many homeowners are requesting a super high gloss lacquered finish on their cabinets. “Our manufacturer calls it an automotive finish,” says Suski. Natalie Gertiser, Ferguson showroom manager, says that organizing dividers within cabinets will continue to be popular accessories. Rev-A-Shelf designs all sorts of cool bells and whistles when it comes to cabinet storage. As for countertops, Suski believes that the controlled pattern of quartz, which was once all the rage, is waning in popularity – in part because some people are simply burnt out on it. “There’s not a lot of life to it because they all look the same,” says Suski, who believes that natural materials are always the way to go when investing in a countertop material. “A piece of natural stone is like an individual piece of art. No two will be the same. You’re literally searching for that unique one-of-a-kind piece.” She also predicts that polished countertops are on their way out as homeowners are opting for different textures and matte, sueded, or leather finishes. Gertiser maintains that Quartzite (the natural 1 8 H AV E N

form of quartz) has the natural beauty of granite but offers more intricate designs and is comparable to the durability of granite. If a homeowner wanted to create a light source that can’t be seen, he or she could install recessed strip (or tape) lights into drywall recesses. According to Gertiser, accent lighting in the kitchen is really gaining steam in 2022 as it highlights glass cabinets or anything a homeowner wants to showcase. “Often homeowners will install glass doors in one section of their kitchen – usually the top part of an upper cabinet – and that’s where they put nice things to showcase,” says Gertiser. “Open shelves in your kitchen can also include lighting underneath to shine down on something else.” In other rooms of the house, rather than the metal and glass that we’re used to seeing in lighting, right now earthy materials like wooden beads and woven textiles are trending. This pairs nicely with natural wood tones, earthy greens, and polished nickel tones. “People like the walnuts and warm olive greens,” says Gertiser, who notes that a section at the front of their showroom is dedicated to showcasing all of the new trending earthy lighting.

Suski, for one, is thrilled to see clients pulling back from all-white kitchens and cool gray living rooms and transition instead to warmer beige colors. “My personal favorite right now is Benjamin Moore’s Pale Oak [a taupe shade],” she says. “I’m a designer who pushes color when the client is receptive to the idea!” Homeowners usually feel safe playing around with color in smaller spaces like powder rooms. “It’s where you get to be a little bit bolder because it’s not a large room so you can have fun with the space,” says Gertiser. And should the homeowner want to redo it in a few years, he or she can easily do so with a fresh coat of paint or some textured wallpaper. When it comes to plumbing, Gertiser predicts that wood accents like the new Brizo Frank Lloyd Wright collection will take off. “Everyone really seems to like the minimal look,” she says. “Less is more!” Ferguson recently hosted their first event in two years and featured the Frank Lloyd Wright collection because it’s so completely unique. For instance, on the faucets, the channel doesn’t come exactly down but rather goes out the side of the spout. In addition, a homeowner can choose to finish all the straight lines in teak with either the polished nickel or the lux nickel, including the rain can shower head. “That shower head even has a fancy hydro-powered light inside of it, which is pretty cool and very heavy, I might add!” says Gertiser.

As for the most popular plumbing finish in 2022, Suski suspects that matte black and brush brass will continue to dominate with polished brass making a comeback. Not surprisingly, the pandemic saw spiked interest in touch-free items, in general. “Honestly, millennials like anything that has technology. That includes appliances, light bulbs, faucets, you name it,” says Gertiser. “The world we live in is very different from five years ago!” Style 2022 1 9

After the last couple of challenging, stressful, and somewhat lonely years, people are looking to entertain. One of the safest and most enjoyable ways to do that is by creating an outdoor oasis, complete with firepits, covered porches with heating, and swimming pools. “Both covered porches and swimming pools became a trend prior to the pandemic but have really soared in recent years,” says Joe Garcia, owner of G&G Custom Homes, who has never put in as many pools in new construction homes as he has this past year. “I’d say 40% of our homes have pools now. As for covered porches, it’s the number one thing homeowners ask to incorporate, complete with nice amenities like a fireplace, built-in-grill, refrigerator, and countertops.” Homeowners are drawn to either fiberglass or gunite (concrete) pools. While gunite enables you to create a pool in any shape and size you want, the downside is that it’s difficult to make a pool cover, which, in the Midwest is rather important. “In Indiana, temperatures range from below zero to 90 degrees so it’s probably not the best fit in the long run,” says Garcia, who usually steers his clients towards fiberglass pools that come in one piece like a bathtub. Thanks to pool heaters, homeowners can take dips in their backyards for half the year – from early April to late October. “Nobody wants to be cooped up inside for long stretches,” says Garcia. That’s why he predicts that both covered porches and swimming pools will continue to trend into 2022. Nothing beats the great outdoors! Distribution Trends in 2022 for Your Next Home Project Plan Early, Practice Patience & Proactively Communicate by Christy Heitger-Ewing

Supply chain issues are expected to plague us through the first half of 2022.

When COVID-19 hit in March 2020, we were all collectively thrown for a loop. With life changing by the minute, none of us really knew what the future held. The road ahead for the building and construction industry was particularly unpredictable. “Honestly, if I’d taken out my crystal ball back then, I would have guessed that we’d pretty much be back to normal by 2021. That, in fact, wasn’t the case,” says Alex Cain, Indiana territory sales manager with Tisdel Distributing, Inc. “And to further that pain, it got worse before it’s going to get better.” Not only did production slow in all aspects of construction and the construction supply chain, but demand skyrocketed. “There was no catching up,” says Cain. “It was like quicksand.” Unprecedented demand, coupled with pandemic-related supply chain interruptions, meant that things got sticky fast, especially when combined with logistical issues and a lack of raw materials. Although Tisdel products are manufactured in the U.S., some components that they use are sourced from overseas vendors. That’s one interruption. Getting it to port is another, and then transporting it to a plant to treat said product is yet another disruption. The domino effect of distribution issues can be demonstrated by a foam shortage that resulted from a freak storm in February 2021. The storm caused a chemical plant in Texas to lose power, which ruined the chemicals inside the pipes, forcing a month-long factory shutdown. That, in turn, meant that Tisdel only received 25% of their foam allotment (the foam goes into Tisdel’s refrigerator doors). Backlogs quickly mounted. “There were literally refrigerator cabinets sitting like dead soldiers waiting for foam,” says Cain. “We couldn’t put them out the door because we didn’t have the raw material.” Bob Danielson, President of BDA, a manufacturer’s representative, predicts that at least through the first half of 2022 supply chain issues will plague us. Since many companies rely heavily on China, that will continue to present its own challenges, whether it’s with microchips or bits and pieces. “We thought as construction slowed down in the winter months that it might ease some of those challenges relative to shipping and supply, but that remains to be seen,” says Danielson, who notes that for most of 2021, they were on allocation regarding faucets, toilets, PVC pipe fittings, etc. “Most of the manufacturers allowed my distributors to buy what they purchased in 2020 so if you

bought 144 widgets in 2020, they allowed you to buy 12 of them a month in 2021,” says Danielson. CHANGING EXPECTATIONS Susan Froehlich, owner of and designer with Corinthian Fine Homes, found that initially it was mostly finish selections that were affected, especially plumbing and lighting fixtures as companies began streamlining their products, offering fewer options to customers. Doing so severely impacted builders’ ability to cater to their high-end custom homeowners. Unfortunately, things only got worse over time as it became difficult to obtain concrete, windows and doors, and even lumber for framing and trim options. Plus, it has affected the ability to get permits for remodels as what used to take two weeks is now taking six weeks, eight weeks or longer. “We’re now not even starting a job until we know we can get appliances, cabinetry, lighting, tile, and all those things,” says Froehlich. Cain, who oversees 14 showrooms in Indiana, expects that supply chain issues will continue into 2023 before things start to normalize. Serving as a resource for dealer sales reps and their customers, she acts as the liaison between the factory and her sales reps, letting them know ETAs and availability, which has been fluid since the pandemic’s inception. “The factory is very transparent. Our lead times, while not good, are accurate,” says Cain, who candidly communicates the factors that are causing the delays with her customers because people appreciate forthright communication. When we’re left wondering what’s happening, we’re less likely to embrace patience. Understanding, however, breeds empathy. Still, everyone has a breaking point. For those customers whose factory orders have been pushed repeatedly, Cain personally makes calls to move things along and often is successful at doing so. “We’re watching and are trying to be fair,” she says. But since these issues aren’t going away anytime soon, to avoid frustration, experts advise that homeowners plan early and wait. When it comes to home building, consensus is that the most frustrating issue has been appliances. “You’ve just got to set your mind to knowing you’re not going to get the appliances when you want them,” says Danielson. In short, expectations have had to be radically revised. Lead times have changed from days to weeks and weeks to months. What might have once taken three to five days may now take two to three weeks. Water heaters, which were once ten days out are now 60. According to Cain, however, there are areas in which you can be strategic in your selections in order to get items sooner. “Doing so might mean getting something in 20-25 weeks rather than 42 weeks. That’s a win,” says Cain. In an effort to stay ahead of the game, when Froehlich meets with her clients to make selections, she

asks them to pick option one and option two. This way in the event that a product is no longer available or is on backorder for six months, the homeowner doesn’t have to come back in and completely reselect. “I educate them from day one that product selections are fluid,” says Froehlich, who strongly relies on her sales people at each company to keep her informed about what is currently available and can be expected. Yet they don’t have crystal balls, either. “They’re making their best educated guess for that day as to what we can get, but who knows what will be available a month from now?” says Froehlich. “It’s frustrating for everybody across the board, but I work with companies who are communicating effectively in this new norm.” HOW LABOR SHORTAGES CAN AFFECT THE SUPPLY CHAIN One issue that everyone expects will remain is the immense labor shortage. According to Danielson, on any

given day, as many as 40% of employees at big manufacturers do not show up for work. “We offer good perks to our associates, but my payroll has had to go up,” says Danielson, noting the importance of elevating benefits. He has also doubled what he paid for insurance for every employee. “It’s the right thing to do, and if I don’t do it, someone else will. In this era, you have to offer additional incentives.” He says in the plumbing contractor business, employers are offering $1K to those who promise to stay for 30 days. To those who vow to stay 60 days, it might be $5K. “We’re really being hit from all angles, whether its labor or supply of integral parts,” says Danielson. “There are thousands of new Ford pickups parked at the Kentucky Speedway that are ready but can’t be sold because they don’t have chips in them.” Moving forward, Cain says they’ll continue to do their part to improve product availability, keep lines of communication

open with consumers and dealer partners, and ultimately deliver on their promise to provide the quality products that customers have come to expect. “We’re always going to do it the right way. If something isn’t ready to go out the door, we’ll tweak it before releasing it,” says Cain. “It’s that attention to detail that produces customer satisfaction. The timing right now is painful, but for the most part, people have been understanding.” Though crystal balls don’t work, we now have a better understanding of what to do in the future. “Take care of your people, be upfront with your customers about the challenges we’re facing, and one year from now we’ll be in a better position than we were prior to this pandemic,” says Danielson. n the past couple of years, we have all spent substantially more time in our homes than we did pre-pandemic. While some of us relished it, others looked around and thought, “You know what? I’m not a big fan of this kitchen or bathroom. It’s time to make a change!” Kaelyn Van Camp, Marketing Manager for Stone Mart, has definitely seen a boost in home remodels, and when it comes to the types of materials customers are selecting, warm tones are in. “Warmer tones are starting to really make a comeback. We are seeing this trend both in natural stone and an increasing variety of quartz styles,” says Van Camp. Not only do customers appreciate the modern, clean sophistication that naturally warm tones provide, but they like how it changes the feel of the house to be cozier. According to Van Camp, browns, oranges, yellows, creams, and tans became passé for a period of time as homeowners gravitated toward cool whites and grays. In Van Camp’s opinion, however, over time people got bored with the starkness of whites and grays simply because there wasn’t

much color differentiation and therefore not a whole lot of depth. “After a while, it can feel kind of drab – and I’m actually a white and gray fan – but you need the warmth in there to help it feel peaceful and welcoming,” says Van Camp. “After all, when you’re at home, that should be the most comfortable place for you. At least that should be the goal.” One of the easiest ways to add those naturally warmer tones is by upgrading your countertops. Typically, the number one question the team at Stone Mart fields from customers is, “Which is better? Quartz or granite?” The answer, however, isn’t black or white. Your options aren’t limited to just quartz or granite, and the best material is dependent on your needs and lifestyle. “If someone comes in looking for durable, heat-resistant kitchen counters, quartzite or granite would be a good option. These natural stones tend to have those warmer veins and undertones,” says Van Camp. “However, if they are looking to create a soft, natural look in their home, though less durable, dolomite or marble offers whiter tones as well as a softer look.” People who like quartz still often seek an option that has whites and grays, but with earthy natural tones in it – perhaps a white

3-2-1! Happy New Year! It’s a new year with new beginnings and of course that means new interior design trends for your home. Top manufacturers like Sherwin-Williams, Behr, and PPG have released their color trend forecasts for the coming year. We sat down to chat with interior designers Dani Kohl and Stacy Stater to gain some insight into their favorite color trends and how designers and style-savvy homeowners will be using these trendy shades to enhance their homes this year. Sherwin-Williams introduced Evergreen Fog (SW 9130), a cool and soothing gray-green hue as their 2022 Color of the Year. They also take things a step further with their 40 hue Colormix Forecast (MODE), which for 2022 is all about striving towards balance. The colors range from warm, soft neutrals to bold, luxurious metallics, playing the warmth of organic naturals against bolder opulent palettes, full of rich, deep tones. Sue Wadden, director of color marketing, says, “We told a story of balance and rhythm through color last year as we transitioned into a time of stillness. We are holding that balance in one hand and embracing growth and adaptability in the other as we move toward a new vision and discovery of our world.” Behr also focuses on a sense of balance and transition. In fact, it announced its Color of the Year is Breezeway, describing the sea glass

green hue as “the link between home and the action that awaits you.” It evokes a sense of peace and tranquility while also emphasizing “forward movement.” Breezeway is part of Behr’s Color Trends 2022 Palette, which includes 19 other colors. While Breezeway has cool, refreshing undertones, other colors in the palette, such as Perfect Penny and Lingonberry Punch, infuse the story with plenty of warmth. It shouldn’t come as a surprise that PPG’s palette also explores the theme of hope and new beginnings. As with Style 2022 3 7

New home construction is going strong in the Greater Indianapolis area. Based on current information, Steve Lains, CEO of the Builders Association of Greater Indianapolis (BAGI), anticipates 10,000 single family permits will be issued in the nine-county metropolitan area by the end of 2021. That would represent a 20 to 25 percent increase from 2020. And 2020 saw a 30 percent increase over 2019! So where is all that growth occurring? It’s all along I-70, I-69, I-65, and 31, the city’s major transportation corridors. Convenient access allows workers to easily commute back and forth to their jobs and other destinations. Plainfield, Brownsburg, Avon, Zionsville, Carmel, Fishers, Westfield, Noblesville, Pendleton, Greenfield, Greenwood, Franklin, and Trafalgar have all experienced growth in recent years. But easy access is only part of the picture. “The communities that prosper in those areas are the ones that embrace growth and build amenities that attract sustainable growth because they understand the tax benefits it brings to their community,” Lains says. Currently you’ll find pockets of new growth in the suburbs, downtown Indy, and “surban” areas. Here’s a look at some areas of trending development and what you’ll find in them.

BUILDING IN THE SUBURBS Homeowners have always been attracted to the connection to nature that suburban living offers – lakes and water features, woods, wildlife, and hilly terrains. In the suburbs you can build a spacious home on a large lot – something more difficult to find in urban areas. The suburbs have long been touted as the best place to raise a family. Typically, crime rates are lower, and the cost of living may also be lower. PostCovid, some communities saw a resurgence of growth as people wanted to escape densely populated cities. Builder Joe Garcia, owner of G&G Custom Homes, Inc. in Westfield, builds homes in both Hamilton and Boone counties. He anticipates growth will remain strong there in 2022. “Boone County is actually busier now than Hamilton County,” Garcia says, adding that Carmel doesn’t have readily available land for new growth. Within Boone and Hamilton counties, Garcia considers Zionsville and Westfield the two hottest growth areas. Growth there is being spurred by Chatham Hills in Westfield, Home of the 2016 and the upcoming 2022 Home-A-Ramas, and Holliday Farms in Zionsville, home of the 2020 Home-A-Rama. Both are resort-like golf communities, each featuring hundreds of custom homes. “People love building in the suburbs,” Garcia says. “I think they choose to live in these communities because of all the amenities.” Perks make life more convenient and enjoyable. And these communities offer the ultimate in amenities. They feature 9 and 18 hole Pete Dye championship golf courses, clubhouses with indoor and outdoor pools, fitness centers, tennis and pickleball courts, trails and nature settings, event space, and childcare, plus many others. Chatham Hills even boasts a four-lane bowling alley, gym, and two indoor golf simulators. Aberdeen in Bargersville, a gated community touted as Indy’s first wellness lifestyle community, was the site of the 2021 Home-A-Rama. Its 100 acres of common space, trails, three lakes with fishing and boating, and wooded areas are all conducive to an active lifestyle. Aberdeen features a community farm, two outdoor courts, and two community buildings where residents can participate in programmed activities. The suburban housing market quickly rebounded from the Covid aftermath, but the downtown Indy market was a different matter. “It took eight to 10 months to start to see some AN RI strength return to that market,” BY TO H Lains says. Now, two pockets of growth are going strong in downtown Indy. One stretches from Washington Street up along the Massachusetts Avenue Corridor to the North and Northeast side. Another hotspot is the old Central State location in the West Washington Street and Hope Road area. BAGI’s Indy-Rama 2021 urban home tour featured seven custom homes and townhomes in some of the most popular downtown spots. You can view the virtual tour on BAGI’s website. IndyRama 2021 featured homes by MI Homes of Indiana, Integra Builders, Onyx+East, Green Square Design|Construct, The Re-Development Group, and The Property District. Land is at a premium and lots are narrow, which means most singlefamily residences favor vertical construction – two-or three-story townhomes. They often feature detached garages with separate living quarters above that give the owner the option to rent it out. So, what’s the appeal of downtown living? Being able to walk to Indy’s premier sports and entertainment facilities, top-rated restaurants, theaters, museums, shopping centers, parks, and other attractions, for starters. And who is building homes there? “We have two ends of the spectrum who find downtown lifestyle appealing,” Lains says. At one end are the 30- to 40-year-old young adults who moved into downtown apartments during the city’s resurgence and don’t want to leave now that they are in the market for a new home. At the other end there are empty nesters who want to downsize and enjoy the excitement of downtown living. B

Radiant-heated floors are a little luxury you can give yourself each and every day. Let’s talk about the best types of heated floors. What flooring will work best to enhance the comfort, convenience, and efficiency of your radiant system? THE BEST TYPES OF FLOORING FOR HEATED FLOORS With radiant heated floors, the magic happens below the surface. A membrane is laid over your subfloor, and electric heating cables are installed on top. ACo often uses Schluter DITRA-HEAT, which offers a unique uncoupling membrane; this allows the substrate, or subfloor, to move independently of the flooring material. If you have tile, for example, this keeps it from cracking. DITRA-HEAT is also highly customizable so you can have radiant heating just where you want it. I’m confident 2022 will be a strong year. I just don’t think we’ll experience the level of intensity we did last year.” During 2021 several trends emerged in residential real estate. One was the rise in the value of homes. From a national perspective, data from CEIC, a global economic and investment research company, shows the average growth rate for U.S. house prices is 5.3%. “In general, we saw a 15% or more gain in home values in the area in 2021,” says Justin Steill, Realtor® at Homes with Steill Berkshire Hathaway HomeServices Indiana Realty, a full-service real estate brokerage and lifestyle company representing clients throughout Hamilton County and the Greater Indianapolis areas. “According to MIBOR REALTOR® Association, the average home sale price for November 2020 in Hamilton County was $340,000,” Steill says. “And in November 2021 it was $377,000. What is a good idea is for sellers to have their homes inspected to catch structural issues or safety hazards and fix them prior to putting their home for sale. It’s not just sellers that need to manage their expectations. Buyers who want the seller to correct small things risk losing the home. “One way to maximize an offer is to put a dollar-amount cap on the inspection items you ask for,” Steill says. Trying to decide whether to go with a stamped or stenciled concrete finish for your next project? Deciding what kind of look you want the finish to have – wet and shiny, soft, or natural? The type of sealer you use plays a role in achieving and maintaining that look. “When thinking about a decorative finish, make sure you also consider the frequency and cost of maintenance,” says Ben Driskell, owner and operator of Flatmade Concrete. “Each sealer and finish requires a different amount of maintenance.” Here’s a basic overview of what you should know when it comes to concrete finishes and maintenance needs: A standard brushed finish is practically maintenancefree. Just wash it down when it gets dirty. Using a sealer is suggested. A penetrating sealer doesn’t provide a high-gloss and it won’t darken the finish, but it protects your concrete with little to no maintenance required. If you aren’t opposed to occasional maintenance, but prefer a more flexible maintenance schedule, consider an

exposed aggregate, decorative concrete finish such as pea gravel, or a shimmering sand matrix finish. You’ll need to wash and reseal this type of finish only every two to three years. A high-end, decorative finish such as stamped or textured concrete, which often has a secondary color that is protected by the sealant, requires more maintenance to keep it looking its best. On average, you’ll need to wash and reseal this type of finish every year. But, sealing is not an exact science. The timing of the washing and sealing maintenance cycle is different for each concrete project. “Sun exposure, traffic wear-and-tear, and exposure to deicing chemicals all play a role in the life expectancy of your sealing,” Driskell says.
