Millennials
and the Real Estate Market There’s an image of millennials that have been created by people in older demographics. Millennials are supposedly a lazy generation, living with their parents, complaining about the way the world is going. Well, like most stereotypes, this one doesn’t hold true under further analysis. The idea of millennials as childish has already become outdated as they age into being the most prominent age group in America. The implications of this are big in a variety of areas as millennials’ spending power increases, and the weight of their preferences grow. One area that is already seeing the relevance of this cohort becoming arguably America’s most important is the real estate market.
According to the Orange County Register, millennials now make up the largest share of homebuyers in America at 38%. While millennials acquired their first home later than other generations, this doesn’t mean that they weren’t interested in buying homes. The reality is that housing became significantly more unaffordable in recent decades, making millennials have to wait longer before becoming home-owners. But now, with millennials ranging from 24 to 40 years of age, they’re at an age where they’ve become higher earners, and are thus able to become first-time homeowners. Millennial preferences differ from some of the previous generations. According to the same report by the Orange County Register, areas like Aspen, Austin, and Montecito have all seen the benefits of being attractive to millennials. These second-tier markets have skyrocketed recently, with Aspen hitting a record high sales volume in the third quarter of 2020. Millennials differ in many ways from previous generations, but one significant way is that they are not buying starter homes the same way. According to Bradley Nelson, the CMO of Sotheby’s International, who was interviewed by the Chicago Tribune, it is not altogether rare for millennials to make their first home purchase a significant one. Nelson says “Millennials are finally coming out of the gate, and it’s not uncommon for the first

purchase as a first time homebuyer to be a multimillion-dollar luxury home in the U.S. or internationally.” This means that millennials are becoming a vital cohort for the luxury real estate market as well. Real estate agents and people selling their homes are going to have to gear themselves towards marketing to millennials now. There are a lot of qualities that millennials emphasize that other generations might not have. For example, environmental sustainability, technological compatibility, and with the pandemic, the ability to work from home effectively. Real estate companies are going to have to adjust on the fly, as if they can’t appeal to this younger demographic, they will lose out on a group that has aged into becoming the number one homebuyers in America. Long represented as disinterested in home buying and making it on their own, 2020 showed that millennials are just like every other demographic that came before them. While the real estate market had a higher barrier to entry for millennials than other age groups, as they’ve aged into being higher earners, they’re just as interested in being homeowners. Millennials’ importance will only grow in the coming years as they continue to become the predominant homebuyers in America.

We were outsourcing this service to other local staging companies and when we saw the value in having our own staging company for our clients, it was a natural decision. Therese knew that I had a passion for design and decorating, and with a background in interior decorating, I was eager to jump right in. I had often provided staging as a courtesy to my own real estate clients, but having our own staging company now meant that I could go beyond just suggesting paint colors or moving existing furniture and décor in our clients’ homes. The whole venture took off quickly, with three staging jobs right out of the gate! We saw a need, and had the resources to create this valuable service in-house at our own brokerage. We wanted to assure our clients that we could provide everything they needed to sell their home, so Mitten Home Staging and Design was born. What is home staging? Home staging is a marketing tool that can be utilized in selling a home. Staging contributes to making the very best first impression by highlighting the home’s best features and downplaying its less desirable attributes.

Staging helps create an emotional connection between the potential buyers and the home by helping the buyers to visualize themselves living in and utilizing the space. During the staging consultation, we select items that will best adapt and modify the space to appeal to the majority of potential buyers. By adding décor, arranging furniture and creatively and expertly dressing the home, we make it beautiful for listing photos and showings. We create a positive mood and homey feeling by transforming a drab and boring space into one that is bright and energetic! Buyers will not place an offer on a property unless they feel emotionally connected or invested, and staging can help provide that connection for buyers.
Does staging only involve bringing in furniture and décor? Since we are trying to create a certain mood for the buyer, staging usually involves more than just bringing in furniture and décor. I have found that during the initial consultation with the seller is a great time to point out simple things that can help elevate the space and create the best backdrop for staging. I love the opportunity to talk to sellers about key elements that can create a big impact, like choosing paint colors, replacing outdated light fixtures, and improving worn flooring or hardware. Even a simple deep clean can do wonders for a space! These seemingly small details can have a big impact in helping to create a warm, inviting and beautiful space.
The furniture may be a significant part of a staging job, but the smaller elements help the staging feel cohesive and complete. The details often mean the difference between great and awesome! When I finish a stage I want to leave the home and feel like I really made a difference for the seller. All of those details can equal dollars for a seller! What are some good tips when you are planning to stage a property? Clean like you’ve never cleaned before! This may even be a good time to hire a professional. Clean windows can help a space seem brighter and more spacious. Patch and repair blemishes on walls from hanging pictures and artwork, or just from the bumps and dings of daily life. Those little jobs you have been meaning to get to, now is the time! Make a list of the tasks and try to knock them out in one day. Go neutral! Try to pick neutral colors if you are going to paint, in order to make it appealing to most buyers. Now is not the time to express your love of red walls. Make a great first impression! What do all buyers see first and usually for the longest time – the front entrance. They stand beside their real estate agent as they are working with the lock to enter the house. Usually during that time, the buyers are checking out the paint on the door, the front porch lights or even just the cleanliness of the porch itself. Take a look at this area and make sure their first impression will be as great as when they enter the home. Greenery! I can’t express enough my love of greenery in any space. It brings life and a pop of color to any room. Let there be light! A dark room can be sad and drab. Brighten up the space by simply opening up window blinds, replacing heavy curtains with white sheers, and cleaning your windows on the inside and out. Replace your light bulbs with whiter color bulbs that create brighter light. Bright spaces make a home feel more welcoming. Do all homes need to be staged before selling? As much as I would like to think that all houses could benefit from staging, the answer is that staging may not make sense for all sellers. When considering staging, a few factors need to be evaluated to determine if staging is going to help the home sell faster for maximum value. Is the investment worth the reward? For homes that are occupied and lived in, staging may not be needed or suggested by your realtor. A simple home edit could be all that is needed. When your real estate agent suggests staging, it is usually because they feel that there is a need to feature the property in a certain light, to make a vacant home feel and look warm and welcoming, or help a buyer see the potential of a unique space. Staging can also make a property seem updated by the use of new current furniture and decor. Smaller homes are sometimes the ones that benefit big with a stage! It will show potential buyers that the space may be small in square footage, but big in functioning space. These stage jobs are always fun because they are a challenge to make the most usable space within the small rooms! The bottom line is that the investment in hiring a staging company needs to make sense and not be a financial burden to the seller. It is proven that staging does help sell properties faster at higher sales prices, but at the end of the day, staging is not for all sellers.
What are my goals when taking a stage job? My goal is the same for every stage job: I want someone to walk into that staged house and envision themselves living there. The items I choose help create the mood and desire to own that home. I like to think about what I might want to see if I was a buyer. If you have ever gone through a new construction model home, you know the feeling that is created by the staging and decorating. They are marketing geniuses when taking an empty home and creating a lifestyle that people desire. I try my best to look at each individual house and create something that looks fitting for that home’s age, location, and style. I try to stay true to the house itself by enhancing its best features and camouflaging the less desirable ones. I love to see the transformation from walking into the empty space on the first day, to going to my warehouse and creating a look in my head and then filling the house with items that help my vision come alive! Stepping back and looking at each space is a satisfying moment, and I’m always excited for the owner to see the final result.
