Florida is having an absolute real estate boom. Property
value is up pretty much everywhere in the Sunshine State, as demand is at an all-time high. The expected big city markets are all up, with Miami, Jacksonville, Palm Beach, and Orland all experiencing an uptick in sales and value throughout 2020 and 2021. But another area that is experiencing a surge is Florida’s Panhandle. Located in the Western/Northwest area of Florida, this stretch of land is becoming extremely desirable on the market. One particularly desirable area of the panhandle is the Emerald Coast, the unofficial nickname for the swath of land that lies close to the water. The Emerald Coast is experiencing a boom period right now and is quickly becoming one of the hottest destinations in Florida for buyers. Associate Broker Cindy Cole of Cindy Cole Fine Homes says, "I represent a lot of waterfront property, Gulf Front, Harborfront, and Bayfront. I've seen a tremendous surge in Bayfront activity over the past year. While the gulf still garners the majority of investment buyers, the bay is emerging as the go-to location for luxury year-round and 2nd home buyers. Before the start of 2020, the most homes sold in a month in the past 5 years in Destin was 189 in March of 2018, according to Redfin. In 2020 alone, there were 3 months where more than 189 homes were sold. In October alone, 216 homes were sold which was a 132% increase from October of 2019. Property values are up in Destin as well. In January of 2020, the median sales price in Destin was $450,000. In January of 2021, prices had risen 8.6% to a median sales value of $488,700. Destin isn't the only city on the Emerald Coast experiencing a real estate boost. Another example is Fort Walton Beach. According to Redfin, Fort Walton Beach got off to a slow start to 2020 with property value performing worse in the first three months of 2020 compared to 2019. After that, every single month of 2020 saw the median sales price be higher than the same month in 2019. In January of 2021, the median sale was $253,950, a 16.8% increase compared to January 2020. Overall, the Emerald Coast's trajectory is likely to continue. With plenty of different towns and cities likely to experience a population bump, the real estate value will continue to climb. The appeal of a spacious, beachfront property in a state without an income tax is obvious. With many companies likely to continue to offer work from home indefinitely, people have mobility like they never have before. These smaller Emerald Coast towns stand apart from their big-city counterparts because they offer a more tranquil, quiet, and open environment for those looking to get out of the big city life. The Emerald Coast seems like a gem whose shine will only continue to grow for Florida.
