Miami Luxury Market BOOMING Miami is a city whose very name conjures images of luxury. The fancy clubs and restaurants, the sandy beaches, the palm trees. Arguably no city in America is so synonymous with an upscale and luxurious lifestyle than Miami. Over the past year, this image has begun to align with the reality of the real estate market. Miami’s luxury real estate market, which includes homes of $1 million and up, has positively exploded in 2020, with a ton of momentum heading into the new year.
While Florida, in general, has experienced a real estate boom in the wake of the COVID pandemic, Miami’s luxury real estate sales are increasing at a rate that is far above the trend for Florida, and Miami as a whole. According to Mansion Global, million-dollar-plus home sales have doubled year over year in MiamiDade County. Meanwhile, single-family home sales grew by 15.7%. While this is still significant growth, it pales in comparison to the astronomical growth of the luxury market. It is not just the luxury homes in Miami that are experiencing a boom. Luxury condominiums are also having a surge in sales. In October of 2020, there were 27% more million-plus dollar condos sold than in October of 2019. Overall, the luxury market in Miami is objectively red-hot. But what is fueling this upward trajectory, and how will the rest of the market be impacted by this surge? One impact that the luxury sales boom has had is that the median price of a home in Miami has shot upwards. Mansion Global states that the median single-family home in Miami now sells for $420,000, which is a 17% rise from a year ago. Even though these prices are rising, the number of sales aren’t stagnating or declining. According to the World Property Journal, Miami’s total home sales rose 3.5% in Q3 compared to Q3 last year.
Property Journal, the inventory for singlefamily homes in Miami decreased 37.3% year over year. This is a drastic drop that is likely part of what’s fueling the price increase. Of course, the number of luxury sales skyrocketing is a big contributor on that end, but with a decrease in inventory comes an increase in competition, which leads to bidding wars that raise prices. Something else fueling the luxury real estate market is the migration of wealthy Northeastern and West Coast people. Florida is one of only a few states that doesn’t have a state income tax, and for people from New York and California, this is a huge perk. As well, New York City has seen a mass exodus throughout the pandemic as people look to head to a warmer climate. Miami has certainly capitalized on this migration from other areas, as the massive surge in the luxury market reflects. Miami is a city that has become a place of luxury and new money. With areas like Miami Beach famous for their palatial mansions and upscale restaurants, Miami has long been known for its wealth. But in 2020, this was taken to a next level as the luxury real estate market soared to new heights. Spurred by an uptick in sales and a downturn in inventory, as well as a Northeastern and West Coast migration, the Miami luxury market remains red hot at the start of a new year.
This has led to a decline in inventory. According to the same report by the World

MIAMI ON THE RISE as Major Tech Hub When people think of tech hubs in America, they typically think of Silicon Valley, Boulder, or Venice Beach. But while these areas of traditional tech power remain strong today, their grip on the industry is starting to loosen. Recently, Elon Musk announced that he was moving Tesla’s operations out of California to Texas. As other companies follow suit, there will be new cities in America that become tech powerhouses. One city that is looking to capitalize on this movement, led by an eager mayor, is Miami.
Miami isn’t traditionally viewed as a center of industry, but in recent years, Miami has experienced strong economic development. According to miamigov. com, Miami was ranked fourth amongst U.S cities for economic growth over the past 5 years. This was based on seven metrics, including jobs created, GDP growth, and business growth rate. Clearly, Miami is a city that is up and coming on the industry front, but luring the tech industry to Miami will require more than just large economic growth. In May of 2019, Miami hosted a startup conference featuring Miami-based recording artist Pitbull, former AOL CEO Steve Case, and numerous other notable names to try and attract ventures into the city. Miami has a lot to offer businesses. Aside from the city itself being stunning and a Latin-American cultural hub, Florida has no state income tax and a low corporate tax rate. The cost of living is pricey, but it is by no means on the level of places like San Jose, San Francisco, or New York City. Compared to New York and California, two states that have a lot of tech companies, it is much more financially feasible to start a business and live in Miami. The Mayor of Miami is aware of all that his city has to offer, and is its biggest advocate to tech companies. Mayor Francis Suarez is extremely active on Twitter, where he is constantly courting businesses to move to Miami. He hosts consistent live events called Cafécito Tech Talks, where he brings on tech entrepreneurs

who have made the transition to Miami. His feed is filled with him interacting with start-up owners, inviting them to direct message him personally so they can move their operations to the sandy beaches of Miami. It seems as though his primary objective as the mayor of Miami is to bring in as much of the tech industry as possible and establish the city as a burgeoning hub. With some of the shine coming off the traditional tech hubs, there is a ton of potential for Mayor Suarez to see his vision come to life. Spotify has already set up headquarters in Miami according to therealdeal.com, and massive tech companies like Facebook and Apple also have a presence in the area. With a solid amount of available office space within the city, Suarez can court some of the giants of the tech industry to relocate to Miami, and continue his attempt at making Miami a new tech capital. Miami is a city of luxury and beauty, with amazing restaurants, nightclubs, and stunning beaches. While already a cultural capital, Miami has a real opportunity to become a tech hotspot. With COVID driving many businesses to reassess their desire to stay in the expensive and crowded markets of California and New York, Florida, and Miami, are extremely appealing. With low taxes, a mayor who wants to play ball, and a city that’s a great place to live, Miami has a significant chance to establish itself as a new tech hub.

Millennials
and the Real Estate Market There’s an image of millennials that have been created by people in older demographics. Millennials are supposedly a lazy generation, living with their parents, complaining about the way the world is going. Well, like most stereotypes, this one doesn’t hold true under further analysis. The idea of millennials as childish has already become outdated as they age into being the most prominent age group in America. The implications of this are big in a variety of areas as millennials’ spending power increases, and the weight of their preferences grow. One area that is already seeing the relevance of this cohort becoming arguably America’s most important is the real estate market.
According to the Orange County Register, millennials now make up the largest share of homebuyers in America at 38%. While millennials acquired their first home later than other generations, this doesn’t mean that they weren’t interested in buying homes. The reality is that housing became significantly more unaffordable in recent decades, making millennials have to wait longer before becoming home-owners. But now, with millennials ranging from 24 to 40 years of age, they’re at an age where they’ve become higher earners, and are thus able to become first-time homeowners. Millennial preferences differ from some of the previous generations. According to the same report by the Orange County Register, areas like Aspen, Austin, and Montecito have all seen the benefits of being attractive to millennials. These second-tier markets have skyrocketed recently, with Aspen hitting a record high sales volume in the third quarter of 2020. Millennials differ in many ways from previous generations, but one significant way is that they are not buying starter homes the same way. According to Bradley Nelson, the CMO of Sotheby’s International, who was interviewed by the Chicago Tribune, it is not altogether rare for millennials to make their first home purchase a significant one. Nelson says “Millennials are finally coming out of the gate, and it’s not uncommon for the first

purchase as a first time homebuyer to be a multimillion-dollar luxury home in the U.S. or internationally.” This means that millennials are becoming a vital cohort for the luxury real estate market as well. Real estate agents and people selling their homes are going to have to gear themselves towards marketing to millennials now. There are a lot of qualities that millennials emphasize that other generations might not have. For example, environmental sustainability, technological compatibility, and with the pandemic, the ability to work from home effectively. Real estate companies are going to have to adjust on the fly, as if they can’t appeal to this younger demographic, they will lose out on a group that has aged into becoming the number one homebuyers in America. Long represented as disinterested in home buying and making it on their own, 2020 showed that millennials are just like every other demographic that came before them. While the real estate market had a higher barrier to entry for millennials than other age groups, as they’ve aged into being higher earners, they’re just as interested in being homeowners. Millennials’ importance will only grow in the coming years as they continue to become the predominant homebuyers in America.

Big-spending buyers have set their sights on Miami’s luxury condo market, spurring the latest real estate demand frenzy in South Florida as a result of the pandemic. With inventory for singlefamily homes hitting record lows, luxury buyers are opting for multi-milliondollar boutique condo’s with starchitect backing and the ultimate in luxury living. In January 2021, condo sales in MiamiDade priced $1M+ increased by 109% and those $5M+ increased by 140% when compared to the same time last year, according to a market report released by ONE Sotheby’s International Realty. The allure of South Florida’s sunshine and low taxes are driving factors behind the unprecedented demand with migration from areas like the Northeast and West Coast, including high-profile buyers ranging from celebrities to big tech and finance executives. Buyer priorities according to agents include low-density buildings with space and privacy. “With people spending significantly more time at home, they aren’t only demanding quality design and finishes, they are also looking for spacious units that are move-in ready and offer plenty of outdoor areas to enjoy the South Florida lifestyle,” said Compass agent Chad Carroll sold $150M worth
