Despite what you may have heard about arcane rules, timelines, or trouble identifying properties, 1031 Exchanges are really a simple tax mechanism that can save you tons of money, have very manageable timelines, and you have literally thousands of properties to choose from at any given time if all you want is a passive-income property that you don’t have to manage. And, even if you don’t want to identify a property, you can also defer your gains by investing in a DST Fund that, though they usually have lower rates of return, are a solid hedge that would fully satisfy your 1031 Fort Hamilton Parkway59 Louisa Street Exchange. Earlier this year, my team and I represented a client in Brooklyn who had very little prior knowledge of 1031 Exchanges and was concerned about the process. After selling his property, we worked hand in hand with the client, an attorney we found in OH, and a national mortgage broker, in order to vet dozens of potential replacements, as well as arranging suitable management companies if they were not already in place. Last week, we closed on the last of 11 properties spread over 8 different states and 4 different asset types. By knowing the ins and outs of the ID, equity, and timeline
requirements, we were able to not only facilitate his desire to own passive-property in states where he wouldn’t be worried about tax/legal changes, but also more than double his cash on cash return! To be fair, this was a more complicated deal since it involved numerous states, properties, exchanges, etc, but that doesn’t take away from the fact that the basics are simple and a 1031 Exchange is a useful tool for you to understand (particularly if you don’t have a large mortgage in which case you often end up in a scenario where you basically would be throwing money away otherwise). But, nature can enter the room through more creative and subtle means as well. Lamps, rugs, pillows with floral motifs, or organic design elements with shapes and colors of nature can relax the mind and body too.
