Hello Alonzo – Are you really a novice?

as: Yes and no—I’ve been personally buying and selling in New Jersey for decades but formally became an agent six years ago and three years as a Broker. I think of myself as a novice only as I’m always open to learning new things.

intrvr: What made you want to become an agent?

as: First, I’ve always had a love of architecture and building styles from the Frick museum in Manhattan to Rockefeller center art deco—There are some really amazing homes across the country. I always loved watch This Old house and many of the house renovation shows. Just prior to becoming an agent—I was tasked with selling a family owned co-op in Brooklyn. This For Sale By Owner was a royal pain to travel from Jersey for appointments and Open houses. There was a local agent who approached and agreed to sell in two weeks for over my asking that would cover her commission. I agreed and she had a buyer within two weeks. I remember she charged 6% dual agent commission and the check that was cut was amazing for only 2 weeks work. It was an awakening moment that perhaps this is something I could also do.

intrvr: So what did you do before becoming an agent?

as: I spent decades as Advertising Director and Manger with some of the largest media companies in the USA. Travel Manager at Newsday in New York, Hoy Newspaper, Distinction magazine, Director a Detroit News Free Press, Advertising Manager for Poder and Loft magazines, ESPN Deportes, Muslim Girl magazine and many others. These were all very high pressure positions to grow advertising revenue and oversee staff. The transition to Real Estate was low stress and a much better work and life balance.

intrvr: Have you been successful selling property?

as: Like starting any new business—It takes time to reach your stride. I was fortunate that after a few months in, I was able to start regularly closing deals with 2 or 3 closings a month. This pace has made me a top producer in my office.

My first home sales opportunity right out of school was for someone I’d known many years. He was in the process of getting divorced and they had both moved out. We discussed the price he required. I immediately gathered a crew to clean and stage. A neighbor stopped by with interest to purchase which I advised him. I was able to bring in several buyers and price was bid up six figures over his asking. Seller then went back to that neighbor directly and sold the property at the higher price. He refused to pay any commission on it. I learned very quickly, no matter who you are working with—Get it in writing.

intrvr: So what’s your secret - What have you done that keeps you growing a steady stream of income?

I treat this Real Estate business the same way that I managed Fortune 500 companies:

• Set my hours which is usually 8am – 8pm seven days a week*

• Get dressed—Sure, I’m mostly working from home but being dressed and ready to take an appointment is part of my work ethic DNA and mentally gives me a sense of professionalism

• Develop a business plan and share it with staff—Outline who I’m selling to and why

• Set Goals and monitor closely—I have no problem being accountable

• Make a list of daily priorities so that I know things are done and completed

• Keep my data base of contacts up to date with next step timelines

• Always show up to appointments before my client—They say in golf, if your on-time, you’re late

• Reach out to clients with topical information to stay top of mind and send targeted properties based on their buying needs

• * Often working remotely allows me to take personal time and maintain a nice work/life balance

intrvr: Can you shed some insight to the types of leads and clients you work with?

as: Most agents hold their lead sources close to the vest somewhat like a magician doesn’t reveal his secrets. The way I work is as follows: 60 percent of my business is from Investors and remaining from end users and 90 percent is residential. The large share of Investors are repeat buyers. Many are foreigners investing in the

US. The largest share of buyers (Investors and End- Users) are single woman. They are a driving force in real estate.

I’ve used number of lead sources: Zillow, Realtor.com, Homesnap (social media integration), Target using predictive analytics and automated marketing, Mailings, Post cards, Web site. I’ve also been provided leads from Mortgage companies I close with. Recently I have closed several from a Mortgage contact I met in Brooklyn who pre-qualifies clients and if they are looking to relocate to Jersey provides the lead. This has been a real surprise of new business. This is a business and like any other business needs capital infused into it to gain a return. It’s not cheap to do all these things but the return justifies it

intrvr: What are your weaknesses or short falls in this business?

as: I’m not a regular user of Social media—I don’t Post or self-promote my successes. I’ve so far, have not done any Podcasts or video interviews. While I’m certainly aware of the value of these options – It just doesn’t interest me. My on-line social connections are people I actually know. I know that this is an area to work on

intrvr: How are you managing this year with interest rates still climbing and inventory of homes very limited?

as: This year first half started out pacing on track with sales – The 3rd quarter had a sharp drop-off as many were on the sideline hoping the rates would go down. The 4th quarter has picked up again. Mortgage companies have gotten creative with ARM mortgages and other adjustable low up front interest rates that go up after a few years but come with an option to refinance for free if rates go down in coming years. Sellers have also begun to offer buy down interest points as an incentive. We are also beginning to see some price reductions as well.

intrvr: What areas in New Jersey do you work?

as: I try to focus within a 20 mile radius of Jersey City—Furthest South is New Brunswick. I prefer to really get to know my territory and often go on bicycle rides in various parts from GW Bridge through the various towns and really get to know fun stuff to do, Festivals, Parks, Restaurants, Attractions and commuter transportation modes and locations are very important. If I do get requests for other areas in Jersey, I prefer to recommend a local agent in the area. If I have someone looking to relocate out of New Jersey, I also maintain a list of other agents who can help in Florida, North Carolina and Georgia.

intrvr: Are you involved in the local community?

as: I’m a big believer in supporting various causes and paying it forward. I have been a spokesperson for First Time Home Buyers Programs. This helps to support and empower the local community of value of home ownership. I volunteered as fund raiser on board of Bike JC which is instrumental in working with the City to provide Bike lanes, Bike safety tips in schools and helmets. We also host a bike tour where several thousand people come out to ride in various parts of the city. Even the Mayor joins the ride. https://bikejc.org/ It’s an amazing ride with Police leading the way on vintage Harley motorcycles to clear traffic. The sound is such a rush… I also support the Police Unity Tour where funds are raised to allow police to Bike to Washington in support of fallen officers. They do a local bike ride and street fair prior to the big 4 day ride to DC on May 9th checkout www. policeunitytour.com I’m a bit of an amateur artist and have been very fond of Art House Productions www.arthouseproductions.org They posted an open call for artist to have work reviewed by top curators and galleries from New York and New Jersey. This show was to highlight top six emerging artist. Hundreds of people lined up to show work for a chance to be in show. I had never shown my work publicly but decided to go out for a review. They had already select the six artist but after reviewing my work changed the show to top seven and included me in the show. They even offered to take on my work in galleries. This was a major surprise and validation to work that I had let sit on the shelf. (Photo Art)

There are other programs like DIFFvelopment www.diffvelopment. org whose mission it is to mentor and support disadvantaged inner city kids. To me support is where the heart is. There are endless groups in need of funds and one can only do so much but I find it does help. I also had an interesting experience of having sold and resold a dozen Condos in one building. As a personal give back—I contacted the building management office to pay for the renovation of common area of this building. Those who purchased from me were overwhelmed by the gesture as it added value to their purchase. And, as life would have it, there were several offers from additional owners in the building to sell their unit as a result. You just never know what’s around the corner.

intrvr: It’s interesting that you would share this deep connection for work and supporting others. Is there a final note you would like to share? as: Yes, I’m always open as a mentor to other agents. I can help them come to quick solutions that might seem like deal breakers. It’s also part of that novice learning curve for me. I read and absorb a great deal of industry information. However, I have no problem saying I don’t know but I’ll find out. The most important advice I can provide is be honest, Always offer full disclosures and Never ever guess about something you don’t know.

I’m a people person and really get a kick out of what I do. Real Estate agents play a pivotal role in the home buying and selling process. We know how to educate and navigate our clients through the maze of information they need to know to make an informed buying or selling decision. To me it’s like a translation of a new language which if you don’t know could be a disadvantage. To date, I’ve not had any buyer or seller with remorse from a deal. All parties have been completely satisfied with their decision. I consider it my crowing achievement
