Rockefeller, Samuel Andrews, and Henry Morrison Flagler built palaces to rival those in Europe. The estates were also intended to be symbols of America’s sophistication and highly evolved culture, and today they still stand as the earliest developments of modern Florida. While Whitehall (Flagler’s 75-room Beaux Arts home, a wedding gift for his wife) functions as a museum, the only other mansion of this style in the area— Southways, the “winter White House” for Warren G. Harding and other presidents—can be yours for a breezy $24 million. Even Donald Trump’s nearby Mara-Lago fits a similar mold, and all serve as the original settings for “the grand living upon which Palm Beach’s reputation is based,” notes Steven A. Gallant, seller of the Southways property.

Whitehall and Southways have both received National Historic Landmark status, while the former was built in 1902 by architects John Carrere and Thomas Hastings and the latter in 1920 by Hoppin & Koen. They are designed for grand entertaining with magnificent halls, ballrooms, and courtyards. Whitehall’s gardens outside the foyer act as reminder that you’re “leaving the environment of nature and entering that of the gods,” says Monte Markham, actor, narrator, and guide of the Flagler Museum tour. Just as many modern Floridians live a sweet snowbird lifestyle, Flagler built his mansion as a winter resort to rival the popular summer estates of the Northeast, Markham added. Similarly, Southways—rising two stories to a roofline complete with four chimneys—“could in fact have easily been poised along the mansion-studded rocky shores of Newport,” writes Shirley Johnston in her book Palm Beach Houses. These homes are certainly the ultimate getaway. But Whitehall also fills an important civic function. Long before it actually became a museum, Flagler imagined it as one, aiming to fulfill Andrew Carnegie’s notion that “it is well, nay essential, for the progress of the race that the houses of some should be homes for all that is highest and best in literature and the arts.” The site features renowned historical pieces from around the world, and as also served as a private museum and hotel. Both Whitehall and Southways can be booked for weddings and other events. Upon Whitehall’s completion, the New York Herald called it “grander and more magnificent than any other private dwelling in the world,” and as these pages attest, many modern Palm Beaches homes continue to honor that legacy today.

Florida’s western coastline is a home for America’s pastime During springtime, Palm Beach locals have plenty more to cheer for than their Miami Marlins. The St. Louis Cardinals, and soon the Washington Nationals, and Houston Astros, and Atlanta Braves will call this area home during spring training. The activity has stimulated several aspects of the community, including charity, tax dollars, and good old-fashioned fun. It has also brought success to the luxury home real estate industry. Just as a player’s journey from the minors to the MLB show is marked with cuts, call-ups, trades, and training, the process of finding an offseason home can be a similar stressor. To make the process easier, the young baseball talent coming to the area has called upon realtors such as Holly Meyer Lucas, founder and team leader of the Meyer Lucas Group in Jupiter, Florida. Her firm is a leading luxury and waterfront property realty group in the area and has become the go-to team for players, coaches, and staff coming to the Palm Beaches area. One reason for that is because of Meyer Lucas’s familiarity with the professional baseball lifestyle. Her husband is a professional baseball player and after having moved dozens of times through trades and training, she saw an opportunity and took a swing. “This area has become a baseball hub over the years, with dozens of families moving here. Baseball families flock together, we all live the same offseason-in season yearly pattern and that alone creates a strong bond,” she

explained. “The professional athlete space is unique in real estate. A lot of traditional realtors don’t understand how tight the timelines can be between seasons, for example, and aren’t used to having to act fast. It’s difficult to fully understand the lifestyle unless you’ve lived it yourself.” Many realtors in the area have experience with highprofile public figures and celebrities, but working with professional baseball players represents a unique transaction. In these types of deals, there are multiple stakeholders and interested parties to appease, including agents, financial advisors, families, and friends. A successful realtor has to navigate them all and act as liaison. An interesting twist unique to baseball is that many of the athletes themselves are millennials with very limited amounts of time to house-hunt and compare properties, but accustomed to making high-stakes decisions in short windows of time. “I have to be their eyes and ears because most of the time they have to buy or rent sight-unseen. Most guys only get one off-day per month and limited time in the offseason,” Meyer Lucas explained. “It’s not always mega mansions, either. Some just want a low-key place they can call home, so I have to really listen and learn their expectations and set a level of service from the start. They might give me a laundry list of items, ask to see three listings, and then they’re ready to make a decision. In baseball, their contracts are all over the internet which can create a negotiation trap. I have to be strategic about

my negotiation and ensure the other side doesn’t catch wind of who the buyer is. Trust is huge.” Meyer Lucas recently sold a home to a client of Dana Corey’s, a baseball agent of PSI Sports, and she quickly made a fan out of him. “She’s completely professional but with a personal touch. She knows what ball players need and look for,” he said. “She does her research on the specific guy.” There’s not a one-size-fits-all template for this market, and having baseball-specific knowledge and experience has been a boon for Meyer Lucas. If she has to muscle past fans at spring training to get a player his house keys, she’ll do it. She also recommends being active in sports groups online and in the community, adding that she participates in many “sports wives” get-togethers. Maintaining a level of discreetness when working with such a high-profile clientele is crucial, and the greatest compliment Meyer Lucas has received is a referral between players. “They know they can work with me or someone in my network,” she said. “I’m saved in a few agents’ phones just as ‘the baseball realtor’ and will get calls asking for a realtor recommendation in cities all over the US.” If other area realtors are willing to play ball and find the right pitch, they’ll likely find similar success. Spring training 2017 begins in a few short weeks.
