Designing Central Texas AUSTIN METRO AREA CARVES OUT UNIQUE & TIMELESS STYLE By Riki Markowitz
O
ver the past several years the country has been taken with all types of interior design television shows, reality competitions, and some truly amazing websites, too. Judging by these criteria, you might assume that everyone is on the same page when it comes to decorating trends, right? Well, not so fast. It turns out that many metro areas have a pretty unique look. Here in Central Texas, for instance – from Round Rock in the north to Dripping Springs down south and communities from east to west, too – there’s a specific design element that experts refer to as Texas Hill Country, or Hill Country Design. The look is calm, the color palette is unobtrusive, the style is traditional. Trends tend to develop as a result of a region’s unique landscape and dominant natural features. Everything from popular color combinations to in-demand materials used in and outside the home develops from a connection to the area’s geography – like mountains or the sea. Seasons also play a large role in home design. Depending on whether there are two main seasons like we have here in Central Texas, or four seasons, like

in New England, can determine, for example, what type of floors people choose. “There’s been a big transition away from super high gloss, shiny dark hardwood floors, toward more of a matte or oil finish,” says Chelsea Kloss, owner of Chelsea + Remy.
DESIGN So not only does Texas Hill Country have a distinctive design aesthetic, but you will see that this look was born from several elements. Homes in Austin are dressed to draw attention to the rocky and jagged landscape surrounding the city, and a distinctive color palette grew out of a desire to live in harmony with a nearly yearlong blazing sun. Finally, even the way we design and allocate social spaces in our homes is linked directly to Texans’ traditional southwestern friendliness and charm. Hill Country Design is a trend that might be copied, but can’t be replicated.

owner of CCB Designs. “These noncolors are more popular than blues, reds, and browns.” Kloss says this palette can be described as “hugging the fence.” Things aren’t just silver or gold anymore; now it’s pewter, champagne, or rose gold. “Sometimes they look one way in the morning light and a completely different color later in the day,” says Kloss. It’s almost as if Central Texans have decided that the ordinary colors that you find in homes across the country are too typical. Raquel Skrobarczyk, the lead interior designer at Heather Scott Home + Design, says that the reason she rarely uses deep, saturated colors is because of the boiling Central Texas climate. “It’s so hot here. Having a cool color scheme makes you feel cooler.”
ACCENTS In recent years, Central Texans have also decided that a single type of finish – for everything from knobs to door pulls and light fixtures – is boring. “Everything’s got a little twist of a different color to make it more unique – it’s rare that everything matches,” says Browarski, even in the same room.

She believes this comes from something deeper in our DNA. “I’m a Texas girl born and raised and I’m proud of my state, but that doesn’t mean I want to run around in cowgirl boots and ride my horse everyday,” she explains. “The industrial/modern movement allows us to reconnect with our rustic side without a ‘yippee-kaiyay,’ ranch-hand style design.”

Today, it wouldn’t be unusual to see barn doors or reclaimed barn wood accents in a modern home. “It’s one way people feel comfortable about embracing an aspect of rustic design,” says Kloss.
GREEN DESIGN Designing your home in a way that is environmentally friendly and preserves energy is a concept that emerged several years ago. But not everyone is necessarily interested in spending extra money at the outset just to increase water usage efficiency or improve interior air quality. At the same time, Central Texans are embracing certain design elements that just happen to improve energy efficiency, like using lighter colors and reducing the number of light fixtures – and light bulbs – around the home. This is especially true over the past decade when cost of real estate started increasing with no end in site. Today, buyers are getting less space for more money and are looking for ways to reign in costs without compromising comfort and appearances.

ouring a slate of brand new homes is enough to get your pulse racing, especially at a time when you’re contemplating either moving or remodeling. It’s been a longtime trend in home construction to push the envelope and feature the newest technologies and upgrades in the home building industry, especially at annual events like Parade of Homes. It’s a great place to get ideas for remodeling your existing home, or, if your family is ready to upgrade, take the plunge and move into one of these beautifully designed houses. Determining whether to buy a new home or remodel your existing home is not an easy decision, though. “There’s just no single right answer for everyone,” says Bill McHugh, owner at Tier1 Group and a Master Certified Green Professional (CGP). “The best thing I can do is take off my sales cap and focus on how can I help people.” Determining the right decision for you takes some homework.

Here are some of the pros and cons you can consider:
CITY SLICKER OR SUBURBANITE? Buying a newly built home often means a move to the suburbs, which offers a number of benefits. Take this year’s Parade of Homes in Dripping Springs at Caliterra, for example. This master-planned community is located on Onion Creek. Nearly half of the community is reserved for undeveloped land and open green space, like parks and trails. It’s close to a private marina, wineries, and a country club. Dripping Springs ISD is a top ranked school in Texas. In fact, a lot of the new builds around Austin are in areas just like Dripping Springs, including Round Rock, Leander, Cedar Park, and Buda, to name a few. New Home Pros: Moving to any one of these fast-growing communities is a great decision if you like nice views, good schools, plus the savings

you will see on your taxes and getting more home for your money. Like Dripping Springs, many areas where new homes are going up are also getting similar master-plan community treatment, with nearby mixed-use shopping plazas, new health facilities, and in some cases, new schools, too. These neighborhoods may be on Austin’s doorstep, but thanks to increasing city traffic and the ongoing population explosion, there’s a pressing incentive to make these communities completely self sustaining. Remodel Pros: If the city still plays an important role in your work and social life, suddenly finding yourself commuting several dozen miles per day from your new home in Round Rock could be infuriating. Jeremy Martin, of Richer & Martin, and a 2015 Custom Builder of the Year, says that while today’s new homes are larger and have lot of modern amenities compared to older houses, not everyone needs so much extra space or even wants modern upgrades offered with new houses.
There are lots of people living outside of Austin-proper who opt to remodel rather than buy new. If you have substantial equity in your home, you can leverage that to help pay for upgrades. Remodeling is also a good option for those who are not particularly interested in buying a new home but are ready for an upgrade in a few rooms or even housewide.

New Home Pros: You will get a slew of design and engineering improvements in a new house. You’ll see instant savings on your energy bills and will feel safer with improved security features. The bottom line is that if you’re one of those people who must have the newest gadgets as soon as they hit shelves, then you’re also going to love moving into a new home brimming with all the newest upgrades. When buying a new home, you should always ask your builder about discounts on upgrades.
IS CONVENIENCE IMPORTANT TO YOU? Buying a new home and remodeling both have their own unique advantages and disadvantages when it comes to convenience. Are you frustrated by hours of paperwork? Do you mind packing up all of your belongings and moving them to a new house? How would you cope with a construction crew in your home for several months?
Remodel Pros: A new house may be brimming with all the bells and whistles, but if you just want a few well-designed tweaks and alterations, there’s no need to schedule a mover for that.
DO YOU HAVE A MULTIGENERATIONAL HOUSEHOLD?
New Home Pros: To purchase a new home, you apply for financing and receive approval. Filling out and organizing the paperwork can be confusing and time consuming, but in the end, the entire process takes a few hours of your time (over the course of several weeks).

If you’re an impulse buyer in your day-to-day life, you have the potential to be swayed to purchase higher quality woods or tiles and other modern upgrades.

NEW HOMES WHEN ALL EXPENSES ARE CONSIDERED By Wes Wigginton
W
hen you’re in the market for a home, there are dozens of decisions and considerations to take into account. Location, school districts, budget, distance from work, neighborhood selection, proximity to retail and overall quality of life are just a few factors one must consider as they plunge into one of the largest purchase decisions they’ll make in their lifetime. Many aspiring homebuyers start with a focus on cost. The costs of buying (or building) a home vary widely depending on a variety of factors. And if you’re already on a tight budget, the price of a home is often the number one consideration. But the price tag is just the starting point when you consider how all of the other budgetary line items related to living in that home will impact your monthly budget. For example, factor in things like property tax payments, homeowners insurance,

utilities, the cost of repairs and maintenance, and even the amount of gas you must purchase for your car to get to and from work, and many will hear the proverbial cash register, cha-ching in their heads. The traditional school of thought when considering the purchase of a home is that buying a resale home is much more cost effective than buying a new home. In many cities across Texas and the Nation, this is true. Take Dallas, for example, where the median price of a new home is a whopping 46 percent higher than the median price of a resale home there. However, in the Greater Austin area, the price difference is almost insignificant. In fact, at a recent housing forecast event hosted by the HBA of Greater Austin, Tim Sullivan of Meyers Research LLC confirmed that the median cost of a new home in this region is $274,000. Compare that to the median price of an existing home of $262,000 and you’ll see that the difference in the price tag is just

$12,000 or 5 percent. While $12,000 is nothing to sneeze at, once you factor in some of the cost savings that you will enjoy with a new home, you’ll quickly see that “increase” shrink to numbers that are, in many cases, barely noticeable month-to-month. These cost savings will come from lower electric bills from having a new, energy efficient home, lower maintenance costs (not to mention the warranty offered by many home builders), and manageable lawn maintenance installations. Another not-so-obvious benefit to purchasing a new home over an existing one is related to the extremely tight inventory level in our six-county region. According to experts, we have less than a three month’s supply of homes for sale in the Austin-Round Rock Metropolitan Statistical Area. In a world where a minimum of six month’s supply is considered balanced, this shortage leads to bidding wars between prospective buyers. Stories of resale homes selling the first day a Realtor
lists the home in the MLS and at prices well above asking price are all too common. In some cases, Realtors are selling homes before they even hit the MLS simply by “word of mouth.” When you buy a new home, you can say “bye-bye” to bidding wars. You can rest assured that when you walk into a new home community, the on-site sales agent will be glad to work with you to ensure you get the home you want without the back-and-forth, nail-biting experience that comes with competing with other homebuyers in the region. Much like walking into a retail store and buying an item “off the shelf”, you can skip the stress of waiting for your Realtor to call you as you sit wondering whether a seller will accept your offer.

entral Texas is arguably one of the most beautiful places in Texas. Often referred to as “God’s Country,” those of us who live here recognize the gem that is the natural beauty we cherish. The stunning hill country, wide-open spaces, and multiple lakes, rivers and streams that converge together in Central Texas create a habitat for hundreds of species, some of which are endangered and found nowhere else in the world, while also affording us the opportunity to enjoy what nature has to offer. Combine the features nature provides us with the region’s leaders’ desire to preserve our natural resources and further promote a standard of living unlike many cities in Texas, and you’ll find that residents here can all agree that conservation of Central Texas’ most cherished natural treasures is of great importance. The availability of water is one of the most important conservation initiatives where we can focus our

efforts. Central Texas is prone to drought — in some cases, long periods of drought. While we’ve recently enjoyed a period of sustained rainfall and our area lakes and reservoirs are 100 percent full, if you’ve lived here long enough, you understand that like many things, the current weather pattern falls into the category of “easy come, easy go.” It will only be a matter of time when we will see lake levels once again drop to dangerous lows. With more than 100 people per day moving to the region, our water needs will only grow. It’s an inevitable clash between population growth and limited natural resources. Members of the Home Builders Association (HBA) of Greater Austin understand the role we all play in the story of water conservation. Home builders recognize the need for a change in the landscape site plan for the region. History has shown that a hodge-podge of individual, and often conflicting, rules created by various local government entities to address such issues often make complying

difficult, if not impossible; often with steep financial costs. We have the opportunity to affect positive changes in landscape behaviors that will help conserve our water resources for their intended purpose. Understanding that water is meant to protect our health is key to initiating this change. Dumping billions of gallons of treated water on landscapes makes no sense when we consider its expense and impact on the environment, not to mention that many times the application is wasteful. So how do we become part of the solution? How do we balance the water needs of our growing communities with the landscaping residents have come to expect? We can answer these questions by taking a look at the natural landscapes around us. The HBA of Greater Austin is encouraging its members and area residents to consider native landscaping methods and plants. Native landscape pallets are beautiful and when done correctly, can be maintained with less effort, use less water and save
thousands of dollars on homeowners’ water bills. Native plant selections offer homeowners more landscape options suited for Central Texas that are both visually pleasing and drought resistant. Landscaping with native plants promotes water conservation and can cause a paradigm shift in the area’s water consumption patterns — thereby better preparing the region for even more population growth. The HBA of Greater Austin’s “Sensible Landscaping Plan” contains a manual, several checklists and a host of resource materials. The manual was published in 2015 with the help of former HBA President Hank Smith of Texas Engineering Solutions, in collabo-
ration with the City of Austin, Lower Colorado River Authority, Coleman and Associates Landscape Architects, RVI Planning, and others. The manual includes information that will help both home builders and homeowners make the right decisions for installing the proper landscapes for the area while also continuing to offer aesthetically pleasing choices. You will find a summary of regulations and tips for success. The checklists provide step-by-step guidance to help you stay on track. The maintenance checklist will help
homeowners better understand their irrigation system, watering, sunlight requirements, and information to make their landscape a success. There are also landscaping design templates, irrigation regulations, and recommendations. Working together, we have the opportunity to make a significant impact on our environment and quality of life here in Central Texas.
