April is New Homes Month Buyers Prefer New Homes in the Suburbs A majority of home buyers prefer a new home to an existing one, and 65% want that home to be in the suburbs, according to new research and surveys conducted by the National Association of Home Builders (NAHB). The 2017 study, “Home Buyer Preferences: Age, Income, and Other Factors,” is based on a survey of recent and prospective home buyers, providing insights into what buyers are looking for and the trade-offs they are willing to make.
T
he survey showed that the preference for home size goes up as income goes up, with buyers in the $150,000-plus income bracket preferring homes just under 2,500 square feet. Yet, no matter what the income, buyers overwhelmingly prefer having more features and amenities to simply having a larger home. More than twothirds of buyers are willing to trade size for high-quality products and features. In fact, in 2015, the typical new home had 2,689 square feet. In 2016, it dropped to 2,634, U.S. Census data show. That’s the first drop in size since 2009 and a sign that the home building industry is preparing for the coming wave of first-time buyers as millennials begin to dip their toes into the market. NAHB expects the size of homes to continue to decline as demand increases from first-time buyers. Among the specific amenities that home buyers want, a separate laundry room tops the list of must-haves across all income groups. Energyefficient features like low-E windows, Energy Star-rated appliances, ceiling fans and programmable thermostats are also at the top of buyers’ wish lists. Home buyers also want their homes to include a patio, exterior lighting and a full bath on the main level. NAHB’s study complements new research from Better Homes & Gardens (BHG) that targets a subset of these home owners: “first millennials” between the ages of 22-39 who have purchased their first home. These buyers generally purchase older housing stock in need of fixing up. It’s not surprising that most of this subset wants to learn about home improvement and they aren’t afraid of taking on some DIY projects. This group is already thinking ahead about building equity to enable them to purchase their next home. When that happens, they aren’t looking for oversized master suites or over-the-top finishes. They want mud rooms, separate laundry rooms and plenty of gathering space. Fannie Mae conducts an annual study regarding what young renters are considering with regard to homeownership. In their most recent survey they stated “Rent or Own, Young Adults Still Prefer Single-Family Homes”. For this generation, over 80% prefer to live in single-family detached homes. What they also report is that young renters also prefer detached single-family as their preferred living option. In fact, 52.4% of all renters aged 25-34 currently rent a single family detached home.

What was surprising to us is that the younger generation prefers single family detached homes MORE than those of their same age range prior to the recession; increasing by 2.3%. Has absorption of multifamily dwelling units increased at a greater pace than single-family detached for this generation? Yes. However, other surveys by Fannie Mae point out that this condition is a matter of financial situation rather than lifestyle choices. In this survey, they found that of young renters nationwide 26% said they are renting so that they can become financially prepared to own a home. Over 50% said they plan to purchase a home the next time they move. The others that are not planning to purchase a home state the reason is that one; they cannot afford a down payment, and two; they don’t believe they can qualify for a mortgage given higher underwriting standards. Only 12% of survey respondents stated that they prefer to rent due to lifestyle choices. Make Plans to Attend the NAHB’s Mid-Year Meeting and Legislative Conference

AHB’s 2017 Mid-Year Meeting and Legislative Conference runs June 13-17, 2017. The meetings will be held at Marriott Wardman Park Hotel in the Adams Morgan Neighborhood of Washington DC. There are NAHB leadership meetings up through the 13th. The next mid-year meeting and Legislative Conference in Washington D.C. will in 2019 so don’t miss out this year. The Legislative Conference starts on Wednesday, June 14th. The day begins with the Legislative Issues Briefing at 8am at the hotel. We then board charter busses and head to Capitol Hill. HOME BUILDERS ASSOCIATION OF KENTUCKY WINTER BOARD OF DIRECTORS MEETINGS

T
he Home Builders Association of Kentucky held their 2017 Winter Board of Directors meetings at the Marriott Rivercentre in Covington on February 9th and 10th. We would like to thank the state association for holding their Board meetings in our hometown. Many members from Northern Kentucky took advantage of the local opportunity to attend the meetings when they normally would not travel and for that we are grateful. Thursday the 9th included many committee meetings including Codes, Legislative, PAC, Associates and the Executive Officers Council. Several issues being addressed in the General Assembly were discussed. For more information regarding issues in Frankfort, see this month’s article “Day at the Capitol”. That evening was highlighted as we welcomed the dozens of state association leaders to our February Signature Event at New Riff Distillery. We sincerely hope that the members from around our Commonwealth enjoyed their time with us and that our members were welcoming and got to know many from around the state engaged in our industry. Friday the 10th was the Board of Directors meeting. Among Committee reports were featured speakers. Derrick Ramsey, Labor Secretary, spoke with the crowd regarding their plans to introduce apprenticeship based training 8

in correctional facilities across the Commonwealth. We engaged Secretary Ramsey during the event and afterwards with regard to the Enzweiler Building Institute and the Building Institute of Central Kentucky. A subsequent meeting with the Secretary and his staff has occurred since. Look out for more in future issues of NKY Builder for more. Congressman Massie stopped by to speak with those in attendance regarding the happenings in Washington and the changes he sees with the Trump Administration taking power. Issues regarding stream and wetland fees and other concerns facing the construction industry were discussed. We hope the Congressman can work through his position as a member on the House Oversight Committee to continue to bring these issues to the fore. Once again, we thank the Home Builders Association of Kentucky for holding their Winter Board of Directors meeting in Northern Kentucky. We hope that many of you take advantage of the knowledge and information shared at our state Association’s meetings. FACULTY SPOTLIGHT - SEAN TOWNSEND
W
ater flows downhill we all know that. But what if you want it to go upstairs, or sideways, or down the drain and toilet? That’s all a function of plumbing and that’s why this month we are featuring Sean Townsend, our Plumbing 1 and 2 Instructor in the Faculty Spotlight. Sean Townsend, has been in the field as a master plumber for 6 years. He first entered the plumbing trade 15 years ago, and continues to work with Arronco as he teaches at the Enzweiler Building Institute. He achieved his license by working in the field and, by his own admission, when he started he “didn’t even know how to read a tape measure.” What draws Sean to teaching is “Being able to see students come in with minimal knowledge and after their two years being able to do building layouts, sizing and preparing them for the Kentucky Journeyman 12

He adds that “what I really like is on the first night they look at a blueprint and do not have a ‘clue’ and by the end of our course they can read it, plan it, and lay it out.” At the time of getting his masters he was the youngest master plumber in the entire state of Kentucky! Shawn Cox, Director of Professional Development, adds “Sean was one of the first instructors I got to know and is the only plumbing instructor we have had at the school. With his direct style and field knowledge he does a great job keeping students on task and prepping them for work in the field.” Outside of his work with Arronco, Townsend enjoys time with his one-and-a-half-year-old daughter and his wife. Having a Tough Time Keeping and Recruiting Skilled Labor? You're not Alone – Turn to HBANKY as a Resource and Partner in the Effort to Develop the Workforce
I
n today's building climate, finding quality, skilled workers is a little like playing "Where's Waldo?" in a challenging maze of backgrounds cluttered with high costs and short-lived promises. The experienced workforce that survived the downturn is in huge demand, but the numbers remaining don't match up to the current need – and many of them are nearing the age of retirement. Most HBANKY members experience frustration finding workers on a regular basis, whether they are builders, remodelers or subcontractors across all segments of the industry. It's certainly no secret. Now, more than ever, employers have to create an attractive environment where employees are happy, well-paid and feel valued. Perhaps most important, is the image a company maintains externally to attract (and keep) employees. While many business owners turn to marketing as a way to attract customers, it's also a valuable tool in recruiting future employees. Creating a brand that someone wants to be a part of is critical in the competitive marketplace. That might be a new line of strategy for many businesses who have weathered the downturn by focusing specifically on targeting customers. However, attracting and keeping employees, is a vital marketing component as companies battle for quality workers. As business picks up, it's still important to reach paying customers, but it's equally important to speak to the qualities that people who are (or could be) a part of what makes your business successful.
Written by Stacy Rogers How Can You Attract and Keep a Talented Workforce Through Marketing? Be a brand they want to be associated with... Businesses need to visible within the community in a variety of ways. Through the association, that can mean sponsorships at various internal and external events, or ads in publications that fall into the hands of potential employees. That can also mean being visible within the community through volunteer efforts where others see your contributions and respect your company’s mission. It means treating employees as you would customers and embracing the concept of service both externally and internally. Be accessible and relevant... Potential hires are doing as much research on a company as the company is doing on them -- perhaps even more. Make sure websites are up-to-date and reflect the image your company wants to portray. The same goes for social media posts, advertising and external communications. Make sure your information can be found in multiple social media platforms such as Instagram and Facebook. Being easy to find is a start, being relevant is the next step. That might mean investing time to review marketing materials and hiring people to freshen up copy or take new photos. Consider, however, seeing your company through the eyes of a 20-year-old. Is your business relevant to today’s young worker? Be a resource... are buying textbooks instead of tools.) Promote your business as a place for growth and opportunities to learn, earn college credit or serve as a path toward management and entrepreneurship. Stay active and be aware of opportunities for your employees to learn through events and educational development at HBAK. This generation has been raised with encyclopedias on their phones and they’re pretty resourceful, however, nothing can replace a personal interaction that demonstrates technique and craft and empowers them with the confidence they are learning a skill from someone who cares about their development. If you’re serious about attracting a young workforce, you’ll likely be accepting employees who are still in training, so expect to be spending a little more time instructing than you do delegating at first. "It is so important for employers to have a website so this young workforce can find you! Search engines are the new Yellow Pages, so if you aren’t present online in some way, they aren’t going to find you and to be honest, many will question the legitimacy of your business. This young generation is used to researching every decision because all the information they need is literally at their fingertips so if they can’t find you to learn about your business, most aren’t going to consider you for employment. industry's skilled workforce, which is only a fraction of what it was during the building boom. As the industry has rebounded and demand has increased, the depleted workforce hasn't. The trickle down effect is higher labor costs, longer building times and increased prices for consumers. It's a critical problem, not just for the construction industry, but for new home buyers and people who want to remodel their current homes. With the Enzweiler Apprentice Training Program right here in our own backyard, the Northern Kentucky region has an advantage, but it's still an uphill climb. HBANKY Director of Professional Development Shawn Cox explained, "The days of finding an experienced worker with five years of experience with a journeyman's license are simply over. You can't easily find someone with those qualifications unless you hire someone away from another subcontractor." Cox encourages members to consider hiring people who are still being trained and to open their minds to serving in mentorship roles rather than recruiting professionals from competitors. "We're in a critical shortage for all industries, including electrical, plumbing and HVAC and the unlicensed trades that cross all sectors of our industry. Our efforts through the trades school are to explain to young people that this is a great time to be able to hit the ground running in construction. They can have a profitable career with a path to management and entrepreneurship that has never been better," Cox elaborated. According to Cox, the average age of professional skilled workers is currently 58. As that segment nears retirement, the void will only expand if more young people don't enter the workforce. The association is continually working with local educators, including Gateway Community College which is currently partnering with the trades school on a college credit initiative that honors progress made by students who go through the program and pass their journeyman's exam. That's a huge advantage for students who want

After a day of Capitol Hill office visits and meetings, the NAHB Legislative Conference concludes with an evening reception back at the Wardman Park. NAHB’s Legislative Conference rotates with Bringing Housing Home™, when our builders, remodelers and trade partners meet with their members of Congress in their home legislative districts. Bringing Housing Home returns in the spring of 2018.

Cox encourages members to get involved in area school "career days," and to be visible within the community as a resource for young people who are considering which career path to travel. The Enzweiler Apprentice Training Program helps support the building industry as a whole and contributes to the economic growth of the Northern Kentucky region by equipping up-and-coming professionals with the skills and contacts they need to advance their careers. Classes are taught by industry professionals and meet for three hours, two nights each week from September through April. Some graduates have gone on to become business owners who then look to the apprentice program in the future to hire and train employees. As the program continues to play an important role in the community, HBANKY is continually working to expand awareness of the need to offer more opportunities to train the next generation of construction professionals. How Can You Help This Effort? The trades school is in the midst of launching a capital improvement campaign to better equip students with the right tools to enhance their learning experience and educate them on operating up-to-date equipment. "We welcome donations to this campaign, which are taxdeductible and we also welcome donations of gently used equipment. If our members work with a major carrier or manufacturer and want to reach out to them for support on our behalf, that's also a great way to participate in this effort," he said. According to Cox, the campaign is formally referenced as Protecting America's Construction Industry (PACI), and the first goal is to raise $8,000 by August. HOUSING & BUILDING INDUSTRY DAY AT THE CAPITOL RECAP Written by Brian Miller

ver a dozen local members traveled to Frankfort on Wednesday, February 15th to represent your industry. The day began bright and early at the Building Center where we departed. Our group broke into three parts. We attended an issues briefing where we were welcomed by HBA of Kentucky’s 2017 President Kyle Whalen. Then we were welcomed to the Capitol by Speaker of the House, Jeff Hoover, who brought those in attendance up to date with the actions taken in Frankfort to date. We then split up and met with every member of the Northern Kentucky Caucus and spoke on bills facing your industry. The following bills were covered that day: SB 182 – This bill is your association’s signature piece of legislation this session. Sponsored by Senator Wil Schroder and Co-Sponsored by Senator John Schickel, this bill would codify in the model procurement code the ability for SD1 to cost share in the upsizing of sewer and storm infrastructure while private developers are constructing extensions. Brian Miller, Executive Vice President, and Senator Wil Schroder testified at a hearing of the Senate State & Local Government Committee where the bill unanimously passed and was placed upon the consent agenda HB 72 – Appeals Bond bill. This bill would require the posting of an appeals bond by the appellant if the appellee files a motion within 30 days of notice of appeal of a Circuit Court decision of a land use case. Within 30 days of a party requesting postage of the bond, the Circuit Court Judge would conduct a hearing to determine the amount. By the time the appeal is filed, the development project has already been approved by planning & zoning, local government and the circuit court. This bill will help to curb losing parties from filing frivolous appeals designed to delay the process. At press time this bill had moved forward with the help of the members that visited the Capitol this day and had received and passed a hearing in the Senate’s State and Local Government Committee. It should have the votes to pass the floor of the Senate. SB 99 – This bill modifies the definition of “owner” of a dog when leasing or occupying a property. The HBAK supports this bill that clearly defines an owner of a dog and removes the liability from the owner of the property if they are not an occupant. At the same Senate State & Local Government Committee meeting this bill received a welcome hearing and 20

passed. Seeing no opposition to this bill it should make it through the Senate. HB 62 – This bill would make available to students in registered apprenticeship programs KEES funding to help offset the cost of postsecondary education. Since the visit to the Capitol, your staff has met with the Secretary of the Labor Cabinet, his Deputy Secretary and staff to work to modify the state’s registered apprenticeship requirements to better fit the use of the Enzweiler Building Institute. The bill at press time is currently sitting in committee and is not scheduled for the agenda. HB 205 & 206 – HB 205 Would provide scholarships for students attending post-secondary institutions under a registered apprenticeship program. 206 would provide scholarships to High School students attending dual credit programs at post-secondary institutions. 205 would cover the Enzweiler Building Institute given changes at the Department of Labor to better fit the Institute under the umbrella of registered apprenticeship programs. 206 does NOT currently include the Institute but we are working in Frankfort to include access to this funding so that our industry may help train High School students in construction trades at an affordable rate to the High School administrations in our state. HB 206 – This bill improves Worker’s Compensation. It will improve efficiency of the system and will drive down small business costs. This reform includes subrogation and an increase in attorney fees. An efficient, affordable workers’ comp system will lessen the burden on injured workers and current employers while making Kentucky more competitive when attracting new businesses. Bills we opposed during our visit included HB 97 which would have required all homes, including new homes to receive an inspection from a licensed home inspector. Those we visited agreed to not hear the bill. HB 196 directly targets your industry and would have your subcontractors operate as your employees. We also received commitments during our visits to not hear this bill. The day ended with our attendance at the Senate Republican Caucus meeting and recognition on the Senate floor by Senator John Schickel. The annual trip to our Capitol is a wonderful way to represent your industry. It is a special opportunity to give back, but if for only a day. Please take every opportunity to do so with us during the 2018 General Assembly.
