If you look up the word BLITZ in the dictionary it would read: a significant accomplishment by members of the Home Builders Association of Northern Kentucky who in one weekend in October, just 13 hours, framed a 3 bedroom house for Housing Opportunities of Northern Kentucky (HONK) in Elsmere, KY. HONK is a non-profit Community Housing Development Organization devoted to making affordable homeownership available to lowincome working families through a lease-to-own program.

HBA HONORS PAST PRESIDENTS

O

n January 26th the HBA honored Past Presidents with a luncheon at the Metropolitan Club. Over thirty were in attendance from both past Builder Presidents and Associates Presidents. The President in attendance having served the earliest was Jerry Moser, who was President in 1968 and 1976. Also in attendance were several Past Presidents who have served multiple terms. Brian Jones served in 2001 and 2015 as Associate President. Jon Votel served as Associate President in 1985 and Builder President in 1990. Jim and Cheryl Stegman served as both Builder President and Associate Presidents in 2007. Presidents were given an overview of the status of the HBA along with updates regarding all committees and councils. Past Presidents were also given the opportunity to share their experiences of having served.

FACULTY SPOTLIGHT - GEOFF BALL

M

aking the transition from year 1 electrical to year 2 is a critical step in the training and development of our new electricians. This is when the students really start to feel the “buy in” of their chosen field and most are by this point working in the field. That’s why we are very lucky to have Geoff Ball as our Second Year Electrical Instructor. Geoff ’s ability to help students through their second year and on to the downhill side of obtaining their license makes him a critical link in training our young electricians. That’s why this month we are featuring Geoff Ball in the Faculty Spotlight. Geoff has been in the field as an electrician now for nearly 17 years. His early training began at the HBA / Enzweiler Building Institute and completed his training out in the field while working at ARC Electric. Recently Geoff has just taken on a new role with Sanitation District #1 as a Field Tech Electrician. In this position he is specializing in repair, maintenance and troubleshooting to ensure SD1 operations remain running 24/7 – 365 and protecting our infrastructure and environment. 12

Written by Shawn Cox One of the things that drew Geoff to the trade was his dad Charles was an electrician at General Electric and he learned from him what he wanted to do. Shawn Cox, Director of Professional Development adds “Geoff is just such a positive presence in the classroom and the building when he is here. He shows the students that by sticking with the program and also focusing on their work place learning, they too can have a really rewarding career.” When asked what like about teaching? Ball says “I enjoy the interaction with my guys and reviewing and preparing classroom materials keeps me on my toes.” He adds “this opportunity is very rewarding to me and a way to share what I have learned and help others further their careers.” Outside of his work as an electrician Geoff likes to coach little league baseball for his kids and watch them compete in cross country races.

Trends in Outdoor Living Offer Opportunities for HBANKY Members to Collaborate in Creating One-of-a-Kind Spaces

M

any people are realizing that sometimes the best escape from the stress of daily pressures can be found in their own backyards – literally. Today's homeowners are celebrating quality time by inviting Mother Nature to be the guest of honor in some of their favorite spaces in and around their homes. Screened porches, outdoor kitchens, patios and fire pits are often the venue of choice for homeowners who want to relax and get away from it all without having to leave the comfort of their home. Enhanced outdoor living areas have been a popular, growing trend for the last decade and builders, remodelers, landscape designers and a host of other construction-related specialties are partnering together to create dynamic exterior spaces that encourage homeowners to kick up their feet and stay a while. With consumers exchanging square footage for quality amenities and homes that are built to make the most of every inch, it's sensible for families to get a little more breathing room outside of their four walls. While a typical new home's footprint may have reduced in size, the demand for liveability and functionality has increased. Many people who are building new homes trade formal living and dining spaces for casual exterior areas such as an outdoor kitchen or patio. Remote-controlled screens and hightech lighting and speaker systems have invited technology to play a role in modern outdoor living spaces. More attention to landscape design around

Written by Stacy Rogers these spaces has sparked some creative juices to flow in water features and garden areas that add depth, color and sensory accents. Homeowners today are paying as much attention to spaces that surround the house as they are to areas within. According to Chris Cook, Cru Cutters Landscape Services, the emphasis on outdoor living spaces took off shortly after the housing slow down. "I think people realized they weren't going to be able to sell their home for what it was worth at that time, so they started doing things to update and add value to their houses. Creating outdoor living areas was a cost effective way to add usable living space," he explained. Cook acknowledged that the trend has continued to be embraced as the housing market recovered and the economy stabilized. Now, he said, homeowners are taking things a step or two further and creating outside "rooms" that serve specific purposes. "People are taking advantages of the advances in technologies and new products and are incorporating heating sources that enable them to use these spaces for eight or nine months out of the year," Cook added. Local builders and suppliers are responding to consumer demands for outdoor living with creatively designed spaces that pull together the talents of a variety of specialties. In many cases, that's prompting builders to become more educated on landscape design and landscape designers to become more educated on incorporating structures into outdoor areas. 01/2017 Northern Kentucky

What's Trending in Outdoor Living in 2017? It's common to "bring the outdoors in," when it comes to design, but the current trend is to bring the "indoors out." Cook explained, "We're definitely seeing a lot of the features you would see in interior spaces influence outdoor areas, but one of the main goals people are trying to achieve is creating areas that feel like rooms. They don't have to be big, but having multiple areas that create a destination for people to use is what's popular." Cook also emphasized that exterior landscapes have transitioned from two-dimensional spaces to three-dimensional areas. "You can achieve that in several ways with outdoor structures, arbors, fireplaces and fire pits, walls and landscaping," he said. Cook and other experts note that as demand has increased, homeowners are doing more research and starting earlier on exterior projects, a telling sign that outdoor living is here to stay for a while. Among some of the local trends in outdoor living are: • Outdoor kitchens • Larger-sized patio pavers that mimic travertine tile • Creative accent lighting designed to highlight different spaces • Smart home technologies that enable homeowners to remotely control everything from lighting to irrigation to the temperature in their pools and hot tubs • Water and fire elements • Composite decking and low-maintenance product on areas with exposed wood • Container vegetable gardens • Lower maintenance and more shallow pools • Hardy, year-round plants Wide Variety of Decking Options Complement Outdoor Living Spaces Andy Loschiavo, Loschiavo Custom Decks, emphasized the versatility in outdoor living spaces and options for homeowners in all price ranges. His company offers a multi-level pricing structure to fit a variety of budgets. "We've done deck projects ranging from a simple plan at $5,000 to $70,000 with all the bells and whistles," he said. One trend he's noticing in decks is low maintenance products that are renewable and rust-free. "Aluminum railing systems are nice because they are a renewable resource, they don't rust and you still have a great view off the deck." Loschiavo also noted that lighting is being incorporated 16

more into his projects, and homeowners can remotely control and dim their lighting from afar if they want. "Homeowners want to create their own little go-to haven, much like the inside of their home, and if they host large family gatherings, they want spaces that can accommodate everyone,” he added. Water and Fire Headline Outdoor Spaces Cook noted the increasing popularity of using natural gas flame elements in conjunction with water features to create a true sensory outdoor experience in backyards. "Many of our projects are incorporating flame and water. Fire bowls are big right now and there's a new gas torch product out that gives a tiki torch feel to spaces. Water elements, especially pondless water features where the water is held underground in a reservoir and pumped up, are really popular. The benefit is that it's low-maintenance in that the sun isn't hitting the body of water and creating an algae build up. Also, the pondless features are safer for families with small children. he construction industry in Northern Kentucky cooled overall in 2016 over the prior year. “We are seeing the bright shoots of growth in Northern Kentucky, primarily in commercial activity and residential remodeling but we haven’t seen much of a rebound in new single family housing,” said Brian Miller, executive vice president of the Home Builders Association of Northern Kentucky. Overall residential production fell 3.74% in 2016. “Northern Kentucky is simply not pacing with the U.S. in terms of any sort of rebound from the Great Recession for the residential market as a whole. In terms of overall activity for all construction sectors a growing disparity is trending between counties. Campbell county is increasing in activity on whole, while Kenton is stagnating. Boone County continues to be the bellwether of growth in practically all segments of the construction sector. When you dive deep into the data the largest three builders command over 65% of the market. Our small to mid-sized builders are still suffering. They are doing better than during the recession but in some cases not much. Access to available lots, financing, local land use policy and the apprehension of small to mid-sized builders to build a new home without a contract are really holding our local market back in general. new sewers. These issues must be addressed. The results will be more well-paying jobs in our area and thus we can ‘grow the pie’. That will result in benefits across the spectrum for our industry. More new capital investment begets more jobs and results in more homes built in Norther Kentucky,” Miller concluded.

While the commercial construction industry took a small step back in 2015 the overall capital investment in the Tri-County area continues at a high level. “The investment of capital in commercial retrofits continues to impress at a historic level. Since the recession our commercial market has changed. We are predominantly a reinvestment market rather than a new commercial investment market. Lack of available large tracts of land, regulations that have created barriers to business and a restrictive local land use policy have created a situation where the reinvestment of capital has gained momentum while the investment of new commercial structures in Northern Kentucky has lost pace. We did not keep pace with the Nation’s commercial investment until 2015. 2016 matched the nationwide level. We believe that laws recently enacted by the legislature such as “Right to Work” and the repeal of prevailing wage will be a catalyst for growth for our Commonwealth. However, we must address local land use policy, infrastructure planning and how Kentucky will deal with barriers to business created by the Federal government these last eight years to attract companies who will call Northern Kentucky their home. Changes such as these are essential for new commercial investment in our region and will allow us to change the course we have seen since 2010. Nothing happens without new roads and

This month, the HBA would like to shine a spotlight on new members Moss Build & Remodel. Moss Build and Remodel was founded by Matthew DeMoss, Michael DeMoss, and Bo Powers with the goal of providing Northern Kentucky and Greater Cincinnati with a fresh and honest alternative to design, building and remodeling. Their primary focus of work includes kitchen and bath remodels, finished basements, custom cabinetry and builtins, and complete home renovations. Michael DeMoss is co-chair of the HBA’s Remodelers Issues Committee for 2017. In order to get to know them better, the HBA asked the Moss team the important questions below. If You Could Bring One Musician Back From The Dead, Who Would It Be And Why? We lost our best friend 3 years ago. He was the most talented musician and the most humble person we’ve ever known. Why Did You Choose Your Profession? Seven years ago around a campfire we decided we wanted to build something from nothing and we knew we could each bring qualities to the table that would make for a great team. Plus, we truly love the work.
