GET READY FOR THE INTERNATIONAL BUILDERS SHOW

R

egistration opened for the International Builders Show (IBS) on August 1st. The show is one of the largest such conventions in the nation and will be located in Orlando, Florida; January 10-12, 2017. The floor is comprised of several acres of exhibits. Now collocating with the Kitchen and Bath Industry Show, the IBS show floor is replete with just about everything you can think of regarding construction. Materials and tools are not the only feature of the floor. Software, services, and consultant companies are there to introduce you to ways to make your business more effective, streamlined and profit focused.

Education Perhaps one of the best features of the show is the education opportunities that abound at IBS. There are 98 different education courses offered at IBS. Some courses are offered pre-show and some are digitally delivered to your desktop. Most education courses require a full registration; however, the small investment is worth it. Obviously, with so many courses we can’t list them here but they are focused on the different tracks or areas of the industry. Construction, land development, sales, marketing, design, finance, remodeling, management, budgeting, project budgeting, economic outlooks, law, workforce development and retention, scheduling and technology are featured and more. These courses are taught by the nation’s experts in their field. I have always been more than impressed with the opportunity to innovate your business at the education sessions. Events Every year NAHB show staff deliver outstanding special opportunities for one of a kind experiences through their events. 2017 promises to please. IBS Opening Ceremonies are on Tuesday, January 10 from 8-9am. The keynote for this year’s ceremonies is legendary quarterback Peyton Manning. The IBS Official House Party will kick off that evening at Mangos Tropical Café. New this year is the Meeting of the Members scheduled for Wednesday, January 11 from 8:00-9:30 am. A special guest, Barbara Corcoran from “Shark Tank” will present her strategies on how to lead successful teams. 4

For our Young Building Professionals headed to IBS there is a special event just for you. That same evening from 8-11pm head over to Lafayett’s Pointe Orlando; the area’s newest concert venue hot spot to meet other young professionals from around the country. The signature event of IBS is always the spike concert, which unofficially closes out the show. This year will not disappoint as the featured performer for the evening is Little Big Town; 2016 Grammy Award winner for “Best Country Group”. NAHB Meetings and Governance Mostly prior to the show, but some during are NAHB’s meetings. While 173 is a lot of meetings, these are tailored towards running the association. Personally, I attend the Executive Officers Council and chair the Professional Development Committee. This committee has been focused on onboarding new EO’s the last few years during the recession and recovery, but now we will refocus a good amount of our work towards building the education around a new Association Management Conference; an EO only education opportunity that will focus on running our associations, managing staff, producing events, communications, association finance and how to attract the younger professionals in our industry while building and maintaining our value proposition for those we serve. When not doing that I attempt to attend all Environmental Issues Committee meetings as the knowledge gained from those meetings help us be far more proactive for our industry locally. No matter what interests you or how you fit into the industry there is a committee working on issues on your area of expertise. If nothing else, take some time to go and meet others that do what you do and see if you can learn from them or vice versa. You can register for IBS online at buildersshow.com. There you will find more detailed information on everything herein. The Kentucky delegation will be staying at Embassy Suites Jamaican Court. The hotel is on the shuttle stop that will take you to and from the convention center. Please register early and book your room. ENZWEILER BUILDING INSTITUTE TAKING THE LEAD IN WORKFORCE DEVELOPMENT

A

new partnership between the Home Builders Association of Northern Kentucky and local schools are a “win-win.” The goal, according to HBA’s executive vice president Brian Miller, is to grow the trade industry workforce and give people an opportunity to make a good, successful living. “Industry employers are constantly calling us looking for good people to work today,” he said. “We must grow our workforce. These partnerships are going to take us into the future.” Your HBA’s Enzweiler Building Institute has partnered with Boone County Schools for a traditional construction vocational trades training program and with Gateway Community and Technical College for the articulation of their Heating, Ventilation and Air Conditioning (HVAC) program with Gateway’s related HVAC course of study. Growing the workforce The training program brings 48 sophomores and juniors from Boone County Schools to the Enzweiler Building Institute. The high school students will participate in a state-approved curriculum that will introduce them to construction trades focused on licensure attainment and longterm employment. After their first year is complete, students will participate in a co-op work program with HBA employer members, Miller said. Upon graduation, students may attend the institute to work toward their journeyman’s certificate and attain licensure in specific trades. 6

Boone County Schools Superintendent Randy Poe said this partnership provides a path for students to be career ready upon high school graduation. “We’re happy to be the first to partner with the HBA for this program and to make this dream a reality not only for our students, but eventually students across the region,” he said. “We believe this program is meaningful for students and provides them the opportunity to learn valuable skills.” In turn, Poe said, the program is a win for the HBA and the trade industry as well as the regional economy. This partnership with Boone Schools, he said, will afford young people an opportunity to begin a career that offers good pay and entrepreneur potential. “This program is almost two years in the making and we are very excited to bring it to fruition with these young learners” Shawn Cox, Director of Professional Development. Cox continued “With our industry support, plus the experience and leadership that Kevin McKnight, one of our evening carpentry instructors, brings to get us started, this program has amazing potential to be a feeder for young talent into our industry”. Discussions are already underway with Kenton County Schools and we hope to bring them on board in a partnership next school year. CONGRATULATIONS TO THE GREATER CINCINNATI FAMILY AND PRIVATE BUSINESS HALL OF FAME INDUCTEE: THE DREES COMPANY

ongratulations to one of our own. The Drees Company, a staple in the Home Builders Association of Northern Kentucky, will be honored by the University of Cincinnati’s Goering Center for Family and Private Business with induction into the Greater Cincinnati Family and Private Business Hall of Fame. Each year the Goering Center honors one family, company or individual with induction into the Hall of Fame. This year’s honoree is The Drees Company, chosen for its long-term and far-reaching community impact. The Drees Company, formally known as Drees Builders and Developers, Incorporated, family-owned and operated, was founded in 1928 and is headquartered in Ft. Mitchell, Kentucky. Drees operates in Cincinnati and Northern Kentucky, Cleveland, Indianapolis, Jacksonville, Nashville, Raleigh, Washington D.C., Austin, Houston, and Dallas. The company operates as “Drees Custom Homes” in Texas. Drees has been one of few to receive the home building industry’s “Triple Crown” – National Builder of the Year, National Housing Quality Award, and America’s Best Builder. Current president, Ralph A. Drees, started working for his father and founder Theodore Drees, in 1959. Then in 1968, Ralph took over management of the company and initiated his goal to diversify the business and support the surrounding community. It is Drees’ philosophy to treat vendors, employees and clients with unqualified respect. This philosophy, determination and philanthropy enabled Drees Homes to flourish. Now, after more than 85 years in business Drees is the nation's 7th largest privatelyowned homebuilder and is the 23rd largest homebuilder over all. The Drees Company was selected to the Hall of Fame for its pledge to give back to the community via extensive contributions to the entire Northern Kentucky region. Ranger’s House, group homes for The Point and a 41,000 square-foot addition to the Redwood Rehabilitation Center in Fort Mitchell, Drees philanthropy stretches across Northern Kentucky. To celebrate the company’s 75th anniversary, Drees provided the funding and expertise to build the Drees Pavilion in Devou Park, Covington, Kentucky. The Drees Pavilion now serves as a banquet and conference hall for the region and presents a great view of the Cincinnati skyline. Recognized as one of the top “Hot Spot” for private parties and gatherings, it is also a funding source for preservation and maintenance of the surrounding park, enabling the continuation of the Drees legacy. The Goering Center reviews potential recipients from all over the region and selects one candidate for induction. This year will mark only the fourth company selected to the Goering Center Family Business Hall of Fame, joining another distinguished businesses: LaRosa’s (2011), The Castellini Companies (2013) and Graeter’s Ice Cream (2015). The University of Cincinnati’s Goering Center for Family and Private Business is a membership group established in 1989 as a means of connecting and educating businesses in Southern Ohio, Northern Kentucky and Southeast Indiana. The goal of the Goering Center is to bring together regional businesses to share real-world insights, develop collaborative forums, strengthen and prolong family and private business success. The Center is honored to reward Drees Homes for all of their contributions across the community and at the Center – Congratulations! Presentation and celebration of the Hall of Fame Award to Drees Homes will be September 13, 2016 at the 17th Annual Family and Private Business Awards. This year’s event will be held at the JACK Cincinnati Casino, Cincinnati, Ohio.

Why PAC Giving is Important

PAC

Night is our annual fundraiser to replenish the funds for our political account. The date is October, 27 from 6-9pm. The event will be highlighted by a reverse raffle ending with some lucky winner walking away with $2,000. The cost to attend the event is $100 per person. Several other silent auction items will be available to bid on and take home. The event is attended by the movers and shakers of the industry and everyone enjoys a fun night paired with an open bar and heavy appetizers. While that is all well, fun and good, PAC giving is one of the most important things you can do as a member of the HBA; nonmembers included. The Political Housing Club of Northern Kentucky is a registered Political Action Committee. It is one of only four PAC’s statewide that are tied to a builders association. Members of the club are all donors who contribute at or over $300 annually to the PAC. These members decide who to support in political campaigns. While money and politics is viewed by some as an unholy alliance, it does indeed take money to run a campaign. Make no mistake, there are candidates running for office who don’t hold your industry in high regard and, if elected, can make decisions that will negatively affect your business. On the flipside, there are many elected officials and candidates who think the best of your industry and our association. They consult us first when bills come up in the legislature or when a proposed ordinance is drafted that may affect your industry or small business in general. 10

We want to be clear. Contributions do not buy you votes. They buy you access, and we have amazing access to our legislators and locally elected officials. These same legislators and officials have influence with the bureaucrats at state and local government. Together they help us solve problems, provide incentives, create a more business friendly environment and avoid unintended consequences that may affect you. Together you all make a difference that does more for your company and employment than you will ever know. Every year bad bills are filed that we fight and stop. Strategic Marketing is Just a Phone Call Away – Connecting with Customers with Help From HBANKY HBANKY Director of Sales & Marketing Charley Wayman emphasized that one of the biggest benefits of being a member of HBANKY is the access to targeted advertising and marketing opportunities that are created specifically to reach other members or consumers. "The campaigns we create are low cost ways to market our members businesses effectively and with high quality exposure. Our overall goal is be a trusted resource to our members, so when we are creating structured marketing plans we are making sure that we are taking our members' best interests to heart, and we’re targeting just the right market for their needs," Wayman elaborated. HBANKY Executive Vice President Brian Miller noted that the association recently hired Wayman to help members grow their businesses. "Basically, our association is able to serve as your marketing advisor. It goes 12

well beyond products and services. It's closer to an advertising agency in that our knowledge of media purchasing and negotiations can help deliver members better outcomes – and better rates." Miller acknowledged the recent partnership with Scripps Digital as one more tool in the marketing tool box offered by HBANKY. "That's a valuable partnership for our members. With digital marketing and behavioral targeting so relevant in today's marketing outreach, this opportunity for members to work through the association with a communications partner like Scripps is a true value and one I would encourage," he said. Miller noted that traditional marketing through the association is still a great way to reach a targeted audience. "When you're involved as a sponsor for something like the HomeFest Preview Party where you've got a group of 500 energized people who are in your target market, you can't get much better than that. And, as far as the general public goes for an event like that, there are many opportunities for our members to


reach consumers who come there to specifically make some sort of home purchase decision. They're coming out to Cavalcade and HomeFest for a reason and these events allow advertisers a chance to market to their key audiences," he elaborated. He also noted that the business-to-business marketing opportunities bring members together, not only to network but to cultivate business. "If you sell insurance, legal services, products or homes, everybody is a customer," Miller added. Personal Marketing and Engaged Follow-Through are Keys to Marketing Success Brian Jones, CK Ash Insurance, emphasized the value of customers being able to put a name with a face, especially when marketing through the association. The way his company does that is not only by personalized messaging and advertising, but by being present and engaged. "We normally put pictures of ourselves in our ads. For us, it's good to have a name with a face. It's someone real that customers can relate to. We run an ad in the monthly magazine. That's a good way to get name recognition, and this last year we tied into the electronic billboard email that goes out once a month. It hits upon the activities going on and is informational for members, and we've got a link on it that takes people to our website. I've heard several comments from people saying they've seen it." Jones said that personalizing and diversifying the ways his company is reaching people is a strategy that works well, but his company always backs up the advertising with personal connections. "Getting involved and being engaged is your best way to follow through your marketing," he noted. He emphasizes the value in joining committees and going to monthly events when it comes to business-to-business marketing within the association. "You can't just pay your dues and expect to have a windfall. The dues is just a start. And, you can't just sponsor an event and expect immediate results. It helps to have that name recognition, but that's what opens the door. You still have to be a salesman," Jones added. Jim Frey, Pella Windows and Doors, emphasized that his company's strategy for sponsoring events includes much more than a sign at the event and writing the association a check. "If we're doing a sponsorship, we're going to make sure it's an event we plan to attend and create a real presence." He said that, ideally, his company also serves on the committee that hosts the event. "It's a three-part strategy. We'll typically have someone serving on the committee that's planning the event, then we'll act as a sponsor and we'll be there in full force representing our company. If we're going to make the investment, then we want to make a splash," he explained. "It's more than just buying a page in the magazine. If you want to be successful, you have to create a presence in multiple ways," Frey added. Walt Dunlevy, Forge Lumber, explained that his company turns to personal marketing to cultivate relationships with customers. "We have been supportive of various events throughout the years. One of the things we do is provide lunch at the month governmental affairs meetings, and we've supported the efforts to go to Frankfort and have continued dialogue with our state representatives and congressmen. For us, our marketing is accomplished one-on-on so we've done things like providing materials for the trades school's classes and such, but we've also sponsored meeting and events like the Elk Creek outing and HomeFest." Bathroom Giveaway Fundraiser Showers Participants with Enthusiasm for Giving Back

H

BANKY recently partnered with The Point Arc, a local non-profit organization devoted to providing opportunities to people with intellectual and developmental disabilities, in a fundraiser which offered a $25,000 dream bathroom makeover as its grand prize. Proceeds from the raffle event also benefitted the Enzweller Building Institute, HBANKY's trade school program, which is a vital tool in recruiting and educating a skilled workforce for the regional construction industry. The partnership offered a great way to serve both organizations while offering participants the satisfying experience of giving back to the community. Drew and Cathy VonLehman were the lucky raffle winners for the bathroom remodel project. Ironically, they had just purchased a home and were able to get the remodeling work done before moving in. VonLehman (Cathy) recalled how the existing master bath had been a stumbling block to buying the house and how winning the makeover prize was just what they needed. "The house already had a remodeled kitchen, but the bathroom had one of those huge sunken tubs that you step up into and a really small shower. It was a stumbling block when we decided to buy the house. So, we were thrilled to be able to re-do it. Everyone was great to work with and we love our new master bath," she said. The Point Arc is highly respected within the Northern Kentucky community for the service it offers. Many families have been impacted by "The Point," including VonLehman's family which she said has benefited from and supported the non-profit in many ways through the years. "We can't say enough good things about Judi Gerding and The Point. Our family has been involved with the organization for many years and they do so much for the community," VonLehman added. We truly appreciate the exposure for this and other projects. It helps us promote what we do at The Point and we appreciate the all the tradesmen involved.” – Judi Gerding

Gerding is president and founder of The Point. She noted the longstanding relationship between the two organizations, "Our relationship with HBANKY goes back to the mid-90's when the home builders donated a group home to us. Jason's dad, John, was president then and he eventually wound up on our board. We've enjoyed a long, successful relationship with HBANKY." Gerding said the association was previously involved with a kitchen makeover and when the bathroom remodel idea came up she knew it would be a good experience. "We truly appreciate the exposure for this 18

and other projects. It helps us promote what we do at The Point and we appreciate the all the tradesmen involved," Gerding added. Jason Yeager, Ashley Construction, and James Kegley, The B.O.L.D. Company, teamed up as project managers for the makeover, while a host of suppliers and tradespeople pitched in to donate services and materials. "It was such a feel good experience for everyone. Our suppliers and subcontractors offered their time and we all had this shared feeling of supporting a cause and working together," Yeager explained. "There wasn't any of the typical stress that you sometimes feel with a traditional remodeling project. Instead, it was a shared feeling of knowing what you're doing was benefiting a cause to help people." Yeager noted that working with an experienced architect and interior designer, along the subcontractors, was a true team effort. "It was a lot of fun. It took us about 8-10 weeks to complete the project and I think we came away with a beautiful end result." Kegley echoed Yeager's enthusiasm for being involved. "The renovated bathroom looks like something you would see in a magazine. There was definitely a shared sense of pride among everyone involved. There was also a sense of community. We had folks donate materials and labor and everyone contributed something, but I don't think it was too much for any one of us." Kegley noted the important roles that the trades school and The Point Arc play in the regional community. "The Point does a lot of good work, particularly helping people with special needs be employed. The project also helped our trades school, which gives young people a chance to learn some really important skilled trades. There's a shortage of skilled workers and the school fills a need in our community." HBA SIGNATURE EVENT HOMEFEST CROWN POINT By Melanie Meyer

unday, August 28th was the closing of HOMEFEST Crown Point located in Crestview Hills. The three week long show was the largest attended single site show since 2012. Tim Burks Builder, Gustin Construction, Fischer Homes, and Drees Homes presented home buyers of Northern Kentucky an outstanding representation the best craftsmanship available. Last I would like to thank the HBA staff. Lea, Tammy, Charley, Shawn and Dan worked from early morning until late in the evening on Friday to give HBA members a quality Preview Party. They also worked throughout the show in the concession stand. New additions to our consumer shows are the voting stanchions. Attendees were asked to vote for their favorite home and favorite interior. Although it was a close call, Gustin Construction’s Fulton Manor took first place in both categories. Congratulations to Gus McKinley and his team! PREVIEW PARTY Friday evening, August 12 was a hot one but it did not stop HBA members from coming out to HOMEFEST Crown Point Preview Party. Motor coaches shuttled attendees from Crestview Hills Town Center to the show site. Members were given front door service to the entry tent then back to their vehicles. HOMEFEST Preview Party is a closed event and is only open to HBA members. This is the one night set aside for members to celebrate and network. The highlight of the night was the six gorgeous homes built by Northern Kentucky’s finest Registered Builders. Drees Homes, Fischer Homes, Gustin Construction and Tim Burks Builder are the first to build homes in Crown Point. HBA thanks Florida Tile and Logan Lavelle Hunt for their sponsorships. Members and their guests enjoyed music by the 90’s Preservation Society Band, catered food, beer and wine. REALTOR DAY HOMEFEST Crown Point REALTOR day took place on Wednesday,
