Living in Southwest Louisiana we are no strangers to severe weather. Any home can lose power, especially when it comes to storms. Any kind of storm can knock out your utility power. Power outages can last from several hours to several weeks. Being prepared is the best way to keep your home and your family safe.
Who wants to live without power? Do you remember what it was like without power for many weeks after Hurricane Laura? Whole home generators hook up to your main utilities incoming service. Using portable generators requires refueling. With a whole home generator you can skip the long lines at the gas stations. Having a whole home generator gives you peace of mind even before power outages. A transfer switch recognizes when your powersource is interrupted and automatically turns on power to your home, and recognizes when power has been reestablished by your utility company, and will automatically turn off. Your whole home can be powered by a single generator.
If you or a loved one is reliant on medical devices such as a heart monitor, electric chair, or oxygen tank a generator could be the lifesaving tool needed during a power outage. Your refrigerators and freezers will continue to operate and eliminate costly spoilage.
A whole home generator can be installed with one simple call. There is no need to call general contractors, plumbers, or electricians to install your new whole home generator. One supplier can do it all. CAUTION: Improper installation may cause serious damage to your home including fires, which is why you must trust professionals.
Along with installation another vital service that can be provided by some suppliers is 24-hour monitoring and maintenance. Your generator levels and overall maintenance can be checked from multiple locations. Your provider will know if there is a problem before you do, reducing your wait time for repairs.
Termite season is arriving, and Louisiana homeowners can expect Spring swarms beginning in April and swarming into May. Louisiana is ripe for termites again this year thanks to already heavily landscaped swamp areas and recent hurricanes. Now is the time to make sure your property is protected and that your pest control plan is in place. Most people in south Louisiana know that our climate contributes to a variety of pest control challenges, and termite services are critical for local property protection. Consider new treated attic insulation for termite and insect preparedness.
Pest Control companies now offer the progressive, E.P.A. approved, “T.A.P.” or Total Acoustical Pest control insulation. T.A.P. is a permanent pest solution which also helps save money on energy costs and insulates your home against unwanted outside noises.
T.A.P. is infused with boric acid that will kill all insects, including Formosan termites. It is the only pest control product with an Energy Star Rating. If your attic insulation was damaged in recent weather, it will need to be replaced to rid your home of any health risks. Properly insulating your attic can reduce your heating and cooling bills by up to 30 percent. Upgrading your existing insulation also adds value to your home.
For residents who need new-construction attic insulation, consider a type that is energy-efficient AND repels bugs. T.A.P. insulation – a loose-fill insulation made of cellulose and recycled newspaper – is affordable, soundproof, energy-efficient and fire retardant. It also provides better protection against cold and heat – and insects.
Pest Control companies battle a variety of pests year-round, including bed bugs, fleas, flies, mosquitoes, beetles, moths and rodents. Hot and humid summer months of June through September are particularly ripe for mosquitoes. You should consider scheduling one-time event sprays as well as ongoing maintenance-control programs.

Landscaping your new construction home will create curb appeal and increase its overall value. You took every precaution to ensure your new home was a great investment. The same planning and precision should be considered when it comes to your landscaping.
One of the most impactful and eye-catching features of your new home is the landscaping, which frames the first impression for everyone who visits. Landscaping is also a wise investment, with Smart Money Magazine saying, ‘By spending 5-10% of the total value of your home on landscaping, and doing it wisely, you can add 15% or more to the value of your home.’ Working closely with a landscape professional ensures that you make the most of your landscaping investment!
DISCUSS YOUR LANDSCAPING BUDGET with your general contractor at the start of the design process. Knowing what you want to spend and sharing that with your construction team ensures your landscaping plan is tailored to your budget. What is a reasonable budget for landscaping? Landscaping beds cost $10 to $20 per square foot, on average, for basic and intermediate services. A high-density design with premium features, such as larger plants, fountains, and in-ground irrigation, can cost $40 per square foot or more.
PLANNING also helps you understand where the money goes, which isn’t always where you can see it. For example, drainage systems may be advantageous for new construction, and it comes as a surprise to have money spent on something you don’t see because it’s underground. But if you ignore things like drainage issues, it can wind up costing you a lot more to fix after the fact. There are few other key planning considerations to take into account. For example, construction dirt used for building house pads is nutrient poor, so appropriate ground preparation and installation of high-quality conditioned bedding soil is critical prior to planting. Irrigation installation should be considered a must, as a watering system protects your investment and allows your newly installed plants, lawn, and trees to thrive, even during droughts. Permanent landscape lighting extends the beauty and usefulness of your landscaping into the evening hours for additional enjoyment. Remember to plan for establishing a new lawn, using sod and/or hydroseeding.
HIRING A LANDSCAPE PROFESSIONAL early in the process to design and implement a plan helps you visualize the possibilities, maps out the steps to achieve your vision, and ensures it gets done right the first time, avoiding costly mistakes. Just as your general contractor works alongside other professional trade subcontractors, such as licensed plumbers and electricians, a licensed landscape professional is also an essential member of your home construction team.
Luxury vinyl flooring has become a top choice of all the flooring products available to homeowners. The reasons are as numerous as the colors and patterns available. So, what is it and why is it taking over the industry?
Stine Flooring Buyer, Steven Graybill, explains that luxury vinyl tile and planks deliver everything homeowners want from their flooring. First, there’s the durability and easy maintenance to consider — and it’s waterproof. The ease of installation is important too, along with the beauty and affordability. Before you rush to the flooring showroom, Graybill suggests that you take some time to learn more about the different types of products available.
When discussing luxury vinyl flooring, that term includes both planks and vinyl tile. The two are very much alike and are manufactured in the same way. Both are longlasting waterproof flooring.
Luxury Vinyl Planks (LVP) are manufactured to realistically resemble wood and come in different sizes of planks, just like the hardwood flooring they replicate. When installed properly, it can be tough to tell the difference between LVP and natural wood just by looking at them. Planks are also available with different thicknesses and acoustic (sound-absorbing) features.
Luxury Vinyl Tile (LVT) refers to natural stone looks and other unique patterns. Like LVP, they are available in a variety of sizes and thicknesses.
LVP and LVT are soaring in popularity. Here are a few of the benefits of luxury vinyl flooring:
Aesthetic Appeal: Luxury vinyl flooring brings the gorgeous look of hardwood flooring or stone tile flooring, such as marble, quartzite, concrete, and more, into your home.
Durability: These products can withstand the wear and tear of everyday life for many years, resisting chips, cracks, stains, dents, and other types of damage.
Easy to maintain: Unlike natural stone, LVT never needs to be sealed to maintain its good look and be protected from damage. Likewise, planks that look like wood never need to be waxed or refinished. They are simple to keep clean and hygienic, making them ideal for homes with small children and pets.
Acoustics: Luxury vinyl flooring absorbs sound better than other types of tile so. it improves the acoustics of the room where it’s installed.
Waterproof flooring: It is exceptionally water resistant, which makes it ideal for installation anywhere in your home. Especially in areas that get wet often, such as bathrooms, kitchens, laundry rooms, mud rooms, and entryways.
Comfortable: Compared to other types of tiles, luxury vinyl flooring feels warm to the touch so, walking barefoot is much more comfortable.
Affordable: LVF is often more budget-friendly than the materials it replicates. For example, if you love the look of marble, you can install marble-look LVT in your home for a fraction of what the real thing would cost.
Stine design experts are ready to assist you with quality planks and tiles for any flooring, countertop and backsplash project.

The best general contractors work together in unity with their clients. They do not try to bully or force their clients into materials or services they do not need, and they always respect their clients time and the desired budget.
In return, treat your general contractor like the master tradesperson that they are, and always be polite to the workers on the job. We all have heard of horror stories from others and their contractors. It doesn’t have to be this way if you select the right contractor and you both work unified on the project.
EEvery year, bath, kitchen and lighting galleries carefully review and curate a selection of innovative products in plumbing, lighting and appliances for Trends and Influences. Working from market research and with industry insiders, they assess current trends. Of course, having a healthy home is on everyone’s mind these days, and for a good reason. In this year’s Trends and Influences, the bath, kitchen and lighting gallery experts identified a trend called Healthy Haven.
In 2023, the health and well-being of our home are on many people’s minds, especially indoor air quality (IAQ). Systems in the future will become more sensitive. In the Wall Street Journal, an article on IAQ said, “In 10 years, I do think it’s possible that a sensor will tell you there’s a flu virus.”
Homeowners have never had to think about their homes’ health, especially the IAQ, in the way they are now, and it goes beyond their homes. They want contractors to recommend the proper healthy home and IAQ solution for the buildings where they work, shop and where their children go to school. A healthy home and IAQ solution are an investment in peace of mind in themselves and their family’s wellbeing for years to come.
Implementing innovative technologies like a hands-free faucet or light switch, clothes sanitizer or anti-bacterial exhaust fan, as well as adopting healthy practices, can help you clean faster, cook smarter and rest easier. With studies linking poor
indoor air quality to serious health problems such as asthma and allergies, it is no wonder why people feel this way.
Each home is different and requires different solutions based on the homeowners’ needs and wants. In a recent EatingWell article on humidifiers, “Because today’s modern homes are so energy efficient, they allow for very little fresh air to get in or stale air to get out.” Humidifiers (and dehumidifiers depending on where you live and the house or building) and other IAQ solutions are starting to be part of the entire HVAC ecosystem. Therefore, it recommended “working with an HVAC professional who can measure the baseline of what is going on and provide data-driven solutions that address the problem areas using IAQ solutions.”
Homeowners can significantly increase the comfort and
safety of their home environment from many directions. When a house is a home, it’s a place where everyone feels safe, at ease and comforted. So, while a house that’s free of pollutants and germs is near impossible, it is also possible to significantly reduce harmful substances. Homeowners who adopt these innovative products are not introducing these products into the home for the single purpose to keep dangerous microbes out; they are adopting them to create an inspired space where they truly want to be.
Now is the time to pro-actively adopt healthier, cleaner habits. Just a few small changes can make a world of difference in the health and safety of your household for you and your loved ones.
Purchasing a generator is an investment in your comfort and peace of mind. Here is some advice to help you make the best generator choice for your power needs.
Why does a generator dealer need to come to my home?
A site visit is necessary to determine the best location to install your generator. Keep in mind:
• The closer the generator is to your gas and electric meters, the easier the installation and the lower the installation cost.
• Electric and gas codes, building codes and easements on your location may impact your decision.
• You may require Homeowner Association approval for property Improvements.
What are your power priorities?
Now that you know where you want to place the generator, you need to determine the size. Generators are rated in kilowatts (KW) — the higher the KW, the more powerful the generator. They can power your whole house, including the air conditioner or just a few dedicated circuits. The choice is yours, but it starts with a load analysis by a qualified dealer. Before you meet with the dealer, ask yourself:
• Do you have an air conditioner or water well that needs powering during an outage?
• What about food and medicines that require refrigeration, or power-assisted devices in the home?
• How long can you or your kids live without electronics, or do you have a home office that needs power?
An ATS automatically detects a power outage and restores power to your home within seconds. You don’t lift a finger. Here’s how it works:
• ATS detects an outage and disconnects your home from utility power.
• Within seconds, the ATS starts the generator supplying clean power to the items you selected to power up.
• Once utility power is restored, the process is reversed and your natural gas generator cools down and turns off.
Portable gasoline generators can serve some of your electric needs. However, they generally lack the generating capacity of natural gas standby generators and can’t always power your entire home. Also, gasoline generators:
• Require constant refueling.
• Don’t start automatically and are noisy.
• Don’t always deliver the clean power required by sensitive electronics.
Installed costs vary and are largely driven by the location and size of the generator.
• The more pipe or electrical wiring needed to connect the generator to your home’s gas meter and electric panel, the more it costs to install. Ask the dealer about upgrading your gas meter to ensure adequate pressure for all your natural gas appliances.
• The same is true of generating capacity — the more power you need, the more the generator can cost.
• Talk to your dealer about whole-house generation and managed whole-house generation solutions.
• Managed whole-house allows for load shedding so that noncritical loads don’t operate when critical loads like an air conditioner are starting up.
• In some cases, a managed whole-house solution could allow for the installation of a smaller KW generator.
• Site visit: Contact a licensed generator dealer to determine the best location for the generator based on code requirements, costs and your preferences.
• Permits: The installation process cannot begin without the proper permits (electrical, plumbing, building, etc.). Your generator dealer will assist in obtaining the necessary permits.
• Installation of the home generator and automatic transfer switch (ATS): The installation team will place the generator onto the pad so the plumber can connect the natural gas line and the electrician can complete the installation of the generator and ATS. Once the electric and natural gas lines are hooked up to the generator, it is ready for testing.
• Final inspection: If you live in a permitted area, your municipality will conduct a final site inspection. Once approved, the paperwork is sent to CenterPoint Energy and your electric utility.
• Gas Meter upgrade: Consult with your dealer but based on the size of the generator and the number of natural gas appliances in the home, an upgrade of the meter by CenterPoint Energy is generally recommended. (There is a fee charged for the meter upgrade.)
Generators are powered by an engine that burns natural gas.
Like a car, periodic maintenance is required to keep your generator in peak operating condition so it’s there when you need it. Ask your dealer about maintenance and service plans.
Get inspired and surround yourself with today’s most beautiful and popular design trends for your windows. Regardless of your decorating style, it helps to understand the vast array of window treatments available and their functions, and how they help create a look that reflects your personal style. When choosing window treatments, consider the many benefits, such as privacy, light control, UV protection, energy efficiency, and child safety
Their clean line design works with any style room; mount them alone or pair them with drapery panels. Wood blinds add warmth, character, and dimension, while providing privacy and light control. If the look of wood is desired, but humidity is a concern, composite or faux wood blinds are a good alternative.
Shutters may be the most timeless and versatile window coverings and always make a statement. They are like custom made furniture for your windows. They are perfect for a sunny bedroom, look crisp in a kitchen, or can add drama to a den. Also, shutters work well in either classic or modern rooms, are available in a wide assortment of colors, frames, and louver size. They can even be made to fit unusual shaped windows, such as arches, angles, and octagons. French door cutouts are available in several styles.
Shades provide the largest variety of color, style, and function. Some types are:
• Roller Shades - today’s roller shades are not like your grandmother’s. Like a favorite “little black dress,” roller shades are a classic that complement any décor. Designer inspired fabrics work with any décor and look great layered with draperies.
• Woven Wood Shades - made from eco-friendly organic materials. The shades add a new level of softness and natural beauty. The texture of these layered with drapery panels will create a warm, elegant look.
• Solar Shades – are perfect for patios and sunrooms. They deflect the sun’s rays providing UV protection for your furnishings and help cool the room, reducing energy costs.
To transform a room and create a custom look, choose custom draperies. With all the colors, textures, and patterns available, you can express your personal style. By adding embellishments and decorative hardware, you’ll have a truly custom look that’s nothing short of amazing. Many of these options can be cordless or motorized with smart home apps to create a more carefree and convenient environment for your home.
There is probably no question asked more frequently of a pool professional than, what is the difference between the chemicals sold in pool stores and what they can get at a big box store. The question is way too broad for a single article, but will try to lay out the things that matter most to anyone who owns a pool.
You first need to intentionally set aside the single most valuable thing offered at a pool store, it totally separates them from big box stores, which is knowledge and experience. They are always giving the kind of personal and professional service to customers that you will likely never get down at the GiantValue-Box-Store, where they probably don’t employ anyone with a real understanding of the chemicals they sell.
What people really want to know, is whether the chemicals that they sell at X-Mart are as good as at a professional pool store. The answer to that is, well it depends. It is undeniably true that there are certain chemicals that are exactly the same, regardless of what label they carry or where they are purchased. Alkalinity increaser, which is pure Sodium Bicarbonate (Baking Soda), is a good example, Muriatic Acid is another.
These are basic, common chemicals, available for many uses, which are repackaged for use in pools but in reality, are chemically identical. You would probably never know the difference.
When it comes to specialty chemicals there is really no comparison. You will generally not find things like phosphate removers, stain removers or specialty algaecides to fight persistent mustard or black algae, (the gallon jug of algae 10 notwithstanding). You probably wouldn’t even know if you needed it considering the national chain retailers don’t offer water testing, so lets skip those as well.
Things however, can get complicated when we start comparing chlorine. There are so many different chlorine products on the market and they are all different. The basic chlorine question can be broken down into two categories. The first is the question of overall value (assuming a direct, apples to apples comparison). This will be addressed later in this article.
The second category is appropriateness of the product. This is even a more significant question because here, we have to define the apple.
The chlorine molecule can be delivered a number of different ways using different chemical compositions. There seems to have been a little “bait and switch” going on by national retailers when it comes to chlorine shock. Different chlorine compounds have different uses, and each have their own set of pros and cons. The big difference is the PH of the product, but even more so, is the chemical residual left over after it has dissolved.
Without getting overly technical, Calcium-Hypochlorite is chlorine bound onto calcium chloride. When the chlorine has dissipated, the residual is calcium, which is beneficial to your pool. But there is another product commonly sold as shock, which is not so beneficial. More and more, we find people having serious issues with their pool after just a couple buckets of Tri-chlor or Di-chlor granules. It is sold using some fuzzy language. Sometimes it is sold as shock, other times it is just sold as granular chlorine, which the pool owner thinks is shock.
The problem with this product is that instead of a PH of 10 found in Cal-Hypo, it has a PH closer to 5. This can cause highly acidic pool water which can seriously damage your heater in a single season. Even more significantly, the residual compound in Tri-chlor and Di-chlor is cyanuric acid, a chemical that is helpful in small amounts but can quickly build up and will dramatically suppress the effect of chlorine.
High cyanuric acid levels can reduce the effectiveness of your chlorine by a factor of ten, resulting in the need run chlorine well above safe levels just to suppress an algae bloom. Buyer beware. Big buckets with flashy labels can be deceiving. It is important to read the labels carefully, talk to a professional, and know what you are buying to avoid these dangerous and expensive pitfalls.
Working with pool store chemical suppliers, you will be pleased to know that some have just introduced the first highly effective Calcium Hypochlorite tablet feeder. This is a solution to a problem which has nagged the industry for years.
A great deal goes into identifying risks and bringing new technologies onto the market to resolve such issues. When it comes to a head to head comparison, professional pool stores are better at what they do than the big box stores. They build safety, beauty and value into everything they do.

We want to be a part of your dream home project.
Manufactured stone products are increasingly being used by homeowners to construct architecturally interesting exterior entryways, fireplaces, interior archways and walls, and landscaping.
One preference in the kitchen is to use pulls for all doors and drawers. For any large doors such as a pantry and longer drawers, it is more attractive to use a larger pull. However, some people still prefer knobs on doors and pulls on drawers.
When it comes to doors, your personal tastes should dictate what style and finish you choose. Your lifestyle should play a role in determining whether knobs or levers are best for you. Also, one should be aware of trending antique reproduction hardware for downtown/historical district homes.
While most homeowners will choose black, satin brass (can be tricky), and satin nickel, numerous other finishes are available to add more interest. There are many brands of door and cabinet hardware on the market. All finishes are available for viewing.
Big projects, big decisions! First comes the decision to get a pool, how exciting! Next, choosing a gunite inground pool ensures complete customization, which is available only with a gunite build. A custom swimming pool enhances the backyard living experience and creates a uniquely personal poolscape. Once the size, shape & precise location are chosen, it’s time to add custom features, including:
1. Spa. High-end, custom pools often include a “hot tub” or spa, which is flush or raised and either tied-in or stand-alone. The shape of the spa complements the pool design and the owners’ intended use, and the materials match or coordinate well with those selected for the pool and surroundings. Raised spas provide a focal point & additional seating, create opportunities for spillover water features, and provide elevation changes that enhance the poolscape. Hydrotherapy meets beauty for one of the all-time most rewarding backyard experiences.
2. Tanning Edge or Beach Entry. Creating a resort experience in your backyard? Not a problem! Tanning ledges eliminate the need for pool entry ladders and create a space for lounging in water less than a foot deep. Similarly, the gradual sloping of a beach entry provides a seamless and step-less entry to shallow water. Add chaises and an umbrella to either for an enhanced lounging experience.
3. Infinity Edge. Often referred to as a vanishing edge or negative edge, an infinity edge uses the natural hardscape elevation to create unmatched views, often of a lake or river beyond the pool. A sharp edge on one end of the swimming pool makes the pool
water appear as though it extends to the horizon, giving the feel of a never-ending view.
4. Water and Fire Features. Offering the most options for a truly custom pool, these elements are controlled either manually or via automation on an app:
a. Deck Jets. Deck jets are flush, low-profile jets that flow in stream or crown patterns. Set in the coping around the pool’s edge, they add water sounds, circulation, and cooling.
b. Bubblers. A fun addition in shallow water, often on tanning ledges or beach entries, these jets bubble up from the surface and add circulation & cooling.
c. Waterfalls. Waterfalls transport water into the pool for impactful aesthetics and relaxing sounds.
• Scuppers. Providing interesting visuals, scuppers are design elements of various shapes, sizes, and finishes which move water, often from raised walls or brick columns.
• Sheer Descents. Sheets of water fall from raised surfaces or spa spillways.
d. Fire Bowls. Set atop raised walls or columns, fire bowls are lit with natural gas or propane and filled with fire glass and often include waterfalls for a dramatic impact on the poolscape.
So, let the decision-making begin! Only available on a gunite pool, these custom features enhance the pool’s beauty and your use – and ensure years of enjoying the Best in Backyard Living!
EVEN AS LIMITED INVENTORY AND SUPPLY CHAIN ISSUES RESHAPE THE BUILDING INDUSTRY, BUILDERS ARE
EXPERIENCING CONTINUED DEMAND FOR NEW HOMES.
TThe most frequently asked question in homebuilding is, “How much will this cost?” It is also the most difficult question for a homebuilder to answer in today’s building environment. Over the past two years, the pandemic has reshaped the building industry at an astonishing pace. There seems to be no end in sight for the escalating costs of both materials and labor as we enter another year of higher prices, challenging supply chains, and longer build times. So, why are homebuilders optimistic?
This is a unique region, welcoming new residents to temperate weather, romantic landscapes, and a slower- paced lifestyle. With limited inventory housing available but plenty of raw land, prospective homeowners are collaborating with local builders to build their dream home. In an everchanging environment, how are clients able to stay within their original budget? They’re not, however, acknowledging this expectation at the start, builders set a variable budget for the client and
are transparent with the build costs from start to finish. Why would someone want to build a home under these conditions? Many new residents are moving to the area for a change of lifestyle. They have worked diligently for many years, saving to enjoy and afford the cost of living in a resort market. While the cost of building now is higher than two years ago, the net gain on the sale of their previous home should also be greater than it would have been at that time. These additional proceeds can be reinvested in a new home. A new home has many advantages over an existing one: a customized plan which conforms to the homeowner’s needs and finishes the homeowner prefers, as well as lower maintenance expenses and energy costs.
The decision should not be whether to build, but what to build. Collaborating with a builder and architect from the beginning to ensure the lot you purchase is suitable,
community covenants meet your expectations, your home design meets your needs, and the cost of construction aligns with your anticipated budget is key to the project’s success. A homesite’s development can significantly impact the build cost. If the lot requires additional sitework or special building provisions, additional expense will be incurred. Understanding the lot elevations, tree specimens, and site conditions can have a positive impact on a project’s budget from the start. While structural costs are similar across-the-board, specific community architectural guidelines can increase costs significantly with exterior detailing requirements. The most significant variables in home construction continue to be square footage and finish selection. Working with an architect, builder, and interior designer to streamline the floor plan and
make finish selections within your anticipated budget will help to control costs from project inception.
For builders navigating the “new normal” of everchanging building costs and supply chain issues will continue in 2023. It can be a frustrating process for builder and client alike. Returning to the question at the beginning of this article, Why are homebuilders optimistic? This is a much easier question to answer than how much building a home will cost. Builders are optimistic because they know that working together with committed clients, from inception to completion, will result in creating a beautiful new home for their client. This commitment and partnership are the key to each project’s successful fruition.

When making home improvements, a home’s interior often gets the most focus, but don’t forget the potential living space in your yard. Here are some suggestions for making your yard a seamless extension of your home.
PATIOS AND WALKWAYS Expand or replace a drab, square patio slab with a rounded or flowing contoured design. There are many options and materials to choose from. A meandering walkway through a landscaped space and beyond can pull your yard and patio area together into an inviting, cohesive living space.
WATER FEATURES Few projects can bring the same kind of life and natural elegance to your landscape as a professionally designed and installed water feature. Outdoor water features, such as a waterfall or pond, can add sophistication, unique ambiance and function to any landscape.
PERGOLAS AND OUTDOOR LIGHTING Breaking up, instead of blocking out, the daylight sun with wooden structures like pergolas add welcome shade without creating a barrier between you and the outdoors you are enjoying. At night, these same structures can feature lighting elements designed specifically for outdoor use to add a soft glow in the evening. Lighting can also be put to great use along your patio and walkways, providing safety and appeal.
ARTIFICIAL TURF This is a versatile trend gaining in popularity due to less upkeep required for maintaining a green lawn year-round. Turf also expands your usable outdoor living spaces – you don’t have to worry about the yard being too wet. People with pets love the built-in drainage and ease of clean-up. It can also be used to create a personal putting green or recreation area.
OUTDOOR LIVING AND KITCHEN A properly installed and graded patio of stone or concrete will provide a solid, lasing foundation on which to enjoy meals or just have a comfortable place to relax with friends and family. An outdoor kitchen complete with a grill, sink, refrigerator, and countertop and storage space, can also be built right into a patio’s stonework.
FIRE PITS AND FIREPLACES Another popular trend is having a freestanding brick or stone fireplace near a seating area in your backyard. This can create a sense of privacy, as well as providing a welcome glow and warmth during colder weather. On a smaller scale, firepits can also be permanently installed as part of your backyard landscape.
Color is one of the main players in establishing mood in any room. Walls tend to take up the largest amount of visual space, therefore any change on them leaves a big impact. Here are some tips for using paint to refresh your home:
MOODY HUES: Paint color can be employed to energize, relax, inspire, motivate and more. Pops of high chroma color can enliven both our spirits and our living spaces. Switching from a warm hue to a cool one, or a pale color to bold instantly changes the mood. In general, cooler colors bring a fresh and invigorating sensation to a space where warm colors cocoon and feel cozy.
UPCYCLE: Furniture is a perfect place to express creativity and infuse color into a room. Instead of replacing wooden furniture, consider a refresh with paint. From chairs to dressers, you can easily update furniture for a fresh new look.
COLOR BLOCK: Try painting an accent color in an unexpected place like a ceiling, stair riser, or the back of a display cabinet to bring color inspired joy, energy and whimsy to your interior. Go bold or start small with a washroom or simply paint a color block behind artwork or in place of a bedroom headboard.
FINISH FIRST: When refreshing your home with paint, choosing the perfect color is not the only consideration. Selecting a paint finish that complements the aesthetic look and the functionality of the space is just as important. The most popular paint finish for walls traditionally is an eggshell finish. It’s subtle sheen wears well. Recently matte finishes have increased in popularity and are a designer favorite. Matte does not reflect light so it offers excellent coverage to hide small imperfections.
I am sure many of you can relate – the life of a full-time working parent can get rather exhausting. After a long day of work, it’s not uncommon to hit the ground running; shuttling kids to practices, making dinner, attempting to get in a work out, assisting with homework, bathing the kids, bathing yourself, reading stories, and prepping your life for the next day.
Up until about a year ago, it was also not uncommon that when the madness of the day had ended and it was finally time to turn in for bed, I had forgotten to lock the doors, or turn out the lights, or adjust the temperature. With each “to-do” that entered my already-crowded brain, it would take numerous visits to my bed before I could actually call it a night.
Then, I found my solace. It is called the “Goodnight” button.
In the world of home automation, there is this amazing thing called a “scene.” It’s a combination of events that are activated at the touch of a button – or automatically based on time of day – and are pre-specified and personalized to your life. But I refer to them as my home’s helping hands.
When I decided to set up the “Goodnight” scene on my
Control4 system, I took into consideration all of the tedious tasks aforementioned. Now, using the Control4 App on my phone or the keypad button inscribed “Goodnight” next to my bed, I put my house to sleep with a simple touch. All the doors in the house are locked, any interior lights or televisions are turned off, the temperature is set back to a comfortable sleeping temperature, the alarm system is armed, and the perimeter lights of my house turn on (and turn back off in the morning).
This “Goodnight” button is my favorite “scene” so far. However, I also have a “Goodbye” scene and a “Entertain” scene that are quite close contenders. With a press of the “Goodbye” button on my way out the door, the house does similar events as it does when I put it to sleep, with a few minor tweaks. And my “Entertain” scene sets just the right mood when we have guests over by reducing the kitchen and living room lighting to 60%, kicking on our favorite playlist of music on the overhead speakers, and closing the shades at sunset.
With how crazy life can be, it has been so nice automating my life in a few ways. My smart home system has been nothing less than an investment in my sanity.
After all, the sweetest dreams are in the smartest homes.
When choosing a door style, the location and exposure of the door unit must be taken into account. If your door does not have an overhang that hangs out equal in distance to the height of the door unit then that would be considered high exposure. Also which direction the door faces must be taken into account. Doors that face East or West will be subjected to the morning or evening sun and will likely have more trouble with the finish over time. The exposure to the elements will heavily affect your door and require more regular maintenance and refinishing, Below I am listing three exposure categories and I will make recommendations for each.
High exposure is when the overhang is not equal in distance to the height of the door, and direct East or West facing: In these applications, we highly recommend an all fiberglass or aluminum clad door unit. Also it would be far less maintenance to paint the units with a quality paint. Staining doors in a
high exposure area usually requires extensive maintenance sometimes as often as bi-yearly.
Medium exposure is when the door is under a good overhang but still facing East or West: In this exposure a custom wood door will work just fine if painted. Staining will still require more regular maintenance issue due to the direct morning or evening sun although it can be done. Fiberglass doors or aluminum clad doors are great options here as well.
Moderate exposure is when the door is under a deep porch facing North or South): This exposure opens up far more options. Staingrade wood doors, staingrade fiberglass doors, as well as any of those products in paint grade. The protection from the elements provides far more flexibility in materials and finishes.
There are innumerable reasons to buy solid wood furniture, starting with the fact that it holds up in all kinds of weather!
Particle board, composite wood, or lesser types of furniture made with little to no quality can, in the long run, end up costing quite a bit because of the replacement costs. As costs rise, we need to make investments in things that will last strongly through the years to come.
There are so many different options for your home décor, from unfinished, DIY furniture choices, to the quality, factory finished pieces in such a wide variety of finishes.
They offer a huge selection of wood types, custom made and hand crafted.
Amish furniture lends itself to top notch quality in the fact that each piece is a one-of-a-kind piece due to being hand hewn, hand built and finished to fit exactly what our customer orders.
Amish furniture is 100% solid wood, unique and rare, exotic wood choices and again…Made In America!
It only takes (3) main steps…Sanding, staining/painting and finishing.
To begin the process, start by sanding the wood with a 120 grit sand paper and always sand with the grain. This will prepare the wood to receive the stain properly. Before moving to step 2, wipe or brush off all wood particles thoroughly.
For the second step, choose a water based or oil based stain and be sure to stir the stain well. NEVER shake the can because you don’t want bubbles to form. To apply the well mixed stain, you can use a bristle brush, sponge brush or lintfree rag and wipe off the stain as soon as it’s applied to your surface. Let this coat dry for as long as the stain instructions say, and if you want a darker shade, apply a second coat. After your stain has dried, you’ll notice the grain of wood has raised. This needs to dry completely and then do a very light handed sanding to get the wood smooth again. That’s highly recommended. Then on to your final step, the finish.
There is a variety of ways to seal your piece of furniture. You may choose to use either oil based or water based clear polyurethane or a type of shellac. Never use a paint roller for clear finishing wood. You may want to use either a sponge or soft bristle brush for your application of clear coats. Always apply at least 2 and preferable 3 coats of clear finish to your pieces of furniture for durability, always sanding lightly and dusting between every coat.
Now step back and admire your handiwork!
Real Wood Furniture, formerly Bare Wood Furniture, still carries the concept of quality, solid wood furniture along with excellent customer satisfaction. Offering factory finishes and a wide variety of styles makes Real Wood Furniture an enjoyable way to own quality, durable, sturdy solid wood furniture!
Brick remains the best material to build with. Brick walls insulate your home better than anything else. They keep homes warmer on the cold days and cooler on the hot ones helping you spend less money on your utility bills!

Whether you’re building a new home or making upgrades to an existing one, lighting is essential in setting the tone for any space. With so many amazing options to choose from, trying to narrow them down can seem overwhelming, but it doesn’t have to.
Lighting consultants are available to help you through this process. Thoughtful preparation can make for a seamless lighting selection meeting. A few things to gather beforehand include:
INSPIRATION – What styles, colors and products do you want to incorporate? Create a Pinterest board that shows your style or create a wishlist on and save your favorites.
TRENDS – For 2023, natural materials continue to be a favorite among consumers and we are also seeing more mixed metal fixtures than ever before. Black, Brass tones and white are the dominant finishes and aren’t going anywhere.
DETAILS – Bring plans, drawings, measurements, photos and anything else that could help with selecting the best fixtures for your home. Think about functionality of your space by utilizing dimmers and incorporating smart home lighting features.
If you’re looking to remodel your home and wanting a real wood floor without the real wood price and upkeep, there are several options to choose from. You can go with a luxury vinyl which comes in many different colors, textures and can also be glued or floated. These products are virtually water and damage proof and come at a much lower price than real wood although they look just as beautiful. If your preference is something a little sturdier, there are plenty of options of a wood-look
as well. However, if you would like to go with real wood, you could choose from many different
which are inspired by nature and come hand scraped or smooth surface.

Overhead racks are storage racks that attach to the ceiling of your garage. They allow you to utilize the unused space above your garage door or other places on your garage ceiling to move storage bins off your floor and out of your way. These racks can hold up to 750 pounds and provide easy access to the items stored there.
This is a shelving system that consists of shelving and racks to create long term and short-term storage by using the walls in your garage. Monkey Bar shelving can be used to store items that are seasonal in nature, like your holiday decorations. Every four feet of shelving can hold up to 1000 pounds. The Monkey Bar shelving system also utilizes a combination of bars and hooks which allows the owner to hang items used often in easy to reach places for quick access.
Garage cabinets are a way to move your items off the garage floor and behind closed doors for a clean streamlined look. These cabinets are custom made for your garage and come in a wide variety of colors and styles, so no two garages will ever look the same. The cabinets can be customized with shelves, in cabinet brackets, drawers and storage bins to suit a variety of needs.
Slat wall is a cellular PVC product that is durable, waterproof and stain resistant and is available in a variety of colors. Slat wall is used with a variety of hooks and accessories to hang a variety of items such as bicycles, chairs, ladders, lawn equipment, and even sporting equipment.
Custom designed and built work benches allow for a luxury look in your garage with a functioning workstation. Workbenches come with a variety of options for drawers and durable countertops.
With the options for decorative lighting growing each year, as well as the options for LED lighting and light bulbs, a well-trained lighting consultant can make a huge difference in the outcome of your new construction or remodel project. The way you want a room to feel when it is finished has a lot to do with the lighting. If you aren’t using the right color temperature of an LED bulb, the vibe of your intimate outdoor living area might just feel more like a gas station.
Also, what about that make-up vanity area in your bathroom? You might have a beautiful vision of sconces with shades flanking the mirror there, but will those fixtures actually give you enough light to properly apply your make-up? Common spaces such as living rooms, dining rooms and kitchens are all more comfortable, cozy and attractive with different layers of light…not just recessed lighting. Undercabinet lighting, sconces, art lights and lamps are what give these rooms the soft feel that is usually desired in homes.
Most lighting consultants don’t even charge a fee for their services, so it is well worth getting their expertise to ensure that all the spaces you dream in your head actually turn out the way you imagine.

Performing a blower door test on a newly constructed project can be a crucial part of the construction process. This test determines the amount of a building envelope’s air leakage, and amount of air exchanges per hour. While not yet mandatory in all Louisiana parishes, calculating air exchange is extremely important as it factors into a building’s energy efficiency, moisture control, and healthy indoor air quality. With all moving parts in today’s building and custom home construction, request your contractor hires a certified building analyst to perform this all-important test to protect you the owner, the contractor, and insulation and mechanical subcontractors as well. This simple test quantifies your project’s performance!

TELL ME MORE Here’s the deal: Trimlight’s programmable, customizable and weather-proof lights can be installed not only along your roofline, but also on your patio, gazebo, pergola, deck, or for security lights. Their brilliant, beautiful color will light up your house at night, but they’re barely visible during the day because of a color-matching channel that blends in with your unique roofline, hiding the wires from view and holding the lights securely in place. That way you can leave your lights up all year (no post-Christmas rooftop acrobatics necessary). Plus, they use proprietary LED technology that’s both durable and energy efficient enough to last 20-30 years, and they back it up with a lifetime product warranty.
BUT HOW DO I ACTUALLY USE THEM? There’s an app for that. It’s called Trimlight Edge and it lets you program up to 16 million different color combinations and patterns. Set your lights on a timer function so they come on and turn off at the days and times you specify, or use the calendar feature to pick your patterns months in advance. You can quite literally set it and forget it. We suggest you get creative and celebrate every single holiday from Valentine’s Day to Fourth of July, every sporting event, think: Super Bowl, March Madness, the Masters, and any other special occasion you and your family can dream up. (Your kids will love coming up with new combos.) And you can even flex your maestro muscle: Trimlight comes with music capability so the lights will play along with your tunes using your phone. Plus, it’s Alexa and Google Home compatible and uses cloud-based technology so you can connect to your system wherever you are.
SO, HOW DO I GET IT? It’s super simple. All you have to do is contact a Trimlight dealer near you to get a quote and set up the installation. An experienced crew will help on-site with initial setup support and then you’re on your way to being the coolest house on the block. Check out some of our favorite Trimlight patterns below to celebrate all life’s moments, all year long.
Benefits of Trimlight
IIn 2020, people rediscovered and redefined spending time at home. Remodeling projects boomed nationwide as homeowners aspired to incorporate amenities that would make staying home convenient and more enjoyable. Three years later with the pandemic largely behind us, the ways in which we cook, entertain, work and relax in our homes has remained significantly different. In the kitchen, hygiene takes top priority along with streamlined designs and flexibility for multi-tasking. Here are some top design trends that continue to shape the way we spend time in the kitchen.
This style of kitchen builds on the popular clean lines of contemporary and transitional kitchens while adding a bit of warmth and texture using natural materials. It starts with a soft, neutral palette kept open and bright with minimal paint color contrast. Add in organic materials such as wood, greenery, slate, marble, unfinished metals and fibers. The focus is on energy-efficiency and environmentally consciousness, but can still offer a sleek, modern design.

When you are planning your kitchen or bathroom remodel, simply changing out the cabinet doors makes the whole room look brand new. This single step offers a cost-effective makeover to create a modern or traditional look without tearing things out and starting over. If you are basically happy with the floorplan, why change a good thing if a simple change offers a refreshing transformation to your kitchen?
The latest trend in cabinet doors among local designers over the past couple of years is the move toward “mitered doors.” Think of mitered doors as a picture frame around the edge of a cabinet door panel.
With state-of-the-art CNC technology and specialized mitered door clamping machinery, the 45-degree joints of the frame are fused stronger than ever taking advantage of a tightfitting mortise and solid tenon constructed with extra surface area for wood glue bonding. Mitered cabinet doors that are crafted this way by qualified professionals are both durable and beautiful while displaying unique design elements for a polished look.
When planning your mitered cabinet doors, here are few considerations:
• Abundant design choices - More decorative profile options mean more beautiful cabinets. Frame profiles can be wider and more decorative with simple beads, curves, steps, or raised details.
• Wood species – Painting or staining? Quality hardwoods make a better mitered door.
• Tight Tolerances – Mitered doors made with new technology are within 1/32” – ideal for inset door installations.
• Qualified Craftsmen – Seek help from reputable interior designers, cabinet builders, and proven cabinet door manufacturers for best results.
Custom mitered cabinet doors made just for you will make your home look brand new, and won’t break your remodel budget. Open up those new cabinet doors!
White will always remain a favorite kitchen color scheme, but warmer shades and playful spots of color will soon supersede the cool tones, like blue-grays, of recent years. Expect to see colors like warm beige accented with shades of orange and aqua or adventurous greens. These soothing, earthy colors provide a sense of peace and calm, which homeowners gravitate towards for familiarity and normalcy. Warm colors can also be represented by wood tones, so expect to see strong accents of wood in cabinets, feature walls and even countertops. The warmer, optimistic colors can be paired with greenery, gold accents and woven textures for a natural look.
Hidden ventilation is becoming a thing of the past as decorative range hoods become a popular focal point in the kitchen. Range hoods offer a huge design impact, think art for your kitchen, that sets the tone for the whole space. However, in 2023 will be less about ornate details and more about materials. Slab materials like marble, metal, veneer porcelain or plaster are easy to clean and minimal-istic but make a huge impact.
Homeowners are ditching standard finishes for those that better express their personality. This is reflected in cabinet colors, hardware, and countertops that “Wow.” In a recent Houzz study, over a third of homeowners chose to splurge on countertops, with quartz and granite at the top of the list. Counters with unique marbling, waterfall edges and matching backsplash slabs are all in order for 2023.
Gone are the days of choosing between impractical open shelving and a kitchen designed for storage but no style. The pandemic taught us to be organized, so designers are focusing on crafting spaces that are both creative and utilitarian. Specialty built-in storage solutions are on the rise because they keep the kitchen functioning properly and still look good. The result brings a sense of calm and order to a home.
The pandemic reminded us how important the outdoors are to mental health and well-being. Many homeowners now crave
that connection to the outdoors in their homes. Expect to see more bi-fold doors and larger than normal windows. Windows that are floor to ceiling in kitchen eating areas or that rest almost on top of countertops promote a less obtrusive view of the outdoors. They also allow in sunlight and can be used for ventilation and fresh air.
Installing a new faucet can be a quick and simple DIY project that freshens the look of your kitchen and provides a greater level of cleanliness. Motion-control and hands-free faucets, as well as touchtap faucets are becoming first choices for homeowners. Also making it’s debut is the voice-activated faucet, which not only allows you to turn on water to wash your hands, but can also be commanded to dispense the exact amount you need to fill your soup pot.
High-gloss, perfect finishes are being traded in for a look that is more live-in and weathered. This style echoes the character of centuries old European kitchens but with a modern twist. Look for muddy paint hues, matte brass and bronze, unpolished stone, and natural, handmade tiles with uneven edges.
Like white color palettes, shaker cabinet profiles aren’t going anywhere. They’re timeless and can accommodate a variety of design tastes. But more homeowners are taking risks and with that, we can expect to see cabinet profiles that make a statement. Beaded, fluted, arched, inset, there are many ways to achieve a unique look with cabinet profiles that add character and life to a kitchen. Also look for more counter-to-ceiling cabinets made possible by an increase in standard kitchen ceiling height. This adds more storage space and makes the kitchen feel larger.
Health was a top priority throughout 2020 and many homeowners turned to better ways of cooking to promote it. Being home more also gave people the opportunity to experiment with new flavors and dishes. With a renewed interest in cooking comes a spike in appliances like air fryers, grain mills, and specialty ovens. While people are cooking more, they don’t necessarily want to cook longer, so many time-saving appliances are being introduced to the modern kitchen. For example, a convection speed oven combines the qualities of a traditional oven with the speed of a microwave. As these new appliances gain traction, expect some traditional appliances to be replaced.
The last few years we saw more homeowners experimenting with out-of-the-ordinary kitchen materials, and we can expect to see a lot more this decade. Think brass sheets applied to countertops and backsplashes, beaded cabinet fronts or upholstered leather furnishings. Additionally, look for unusual design elements that make a big impact like curved cabinets, spots of bright color, cylinder hoods and striking light fixtures.

Project Build a Future is revitalizing the Lake Charles community by building quality, affordable homes—and offering people a path to homeownership and financial success.
For two decades, Project Build a Future (PBAF) has been building high-quality homes in its target area—north of Broad Street in Lake Charles—and helping people qualify to own them.
“We build homes that beautify our community,” said PBAF Executive Director Charla Blake, “homes that provide pride and hope for potential homebuyers, as well as an opportunity for a stable financial future.”
PBAF’s New Construction Program builds homes that are a true asset to the neighborhood and to the homebuyer. The 1,400-square-foot houses have three bedrooms and two baths. They are built to hurricane standards and include energy-efficient features and beautiful finishes such as crown molding, ceiling fans and open floor plans. PBAF homebuyers can assist in selecting flooring and interior paint colors, the finish on the electrical fixtures, etc.
“Everyone knows how the cost of construction has skyrocketed recently,” Blake said. “We used to build our houses for $135 per square foot, and now the cost is more than $200 a foot. That—plus the cost of land—takes the total cost of a house well over $200,000. Even so, we want to keep the price affordable so families can buy our houses for around $150,000. That means we have to make up the difference with help from the community.”
There are several ways the community can help PBAF meet the
challenge of offering affordable homes. Some givers help directly with generous donations to the program (and some of these are matched by employers’ matching gift programs). Others help by donating building materials, equipment, furniture, appliances or professional services related to homebuilding. Land for new homes is always needed, and PBAF acquires property by fairmarket-value purchase, by donation or a combination of both.
“We’re encouraged that many people see the good work that Project Build a Future does, and generously ‘invest’ in our program,” said Blake. “Every home that we provide improves and strengthens our community.”
Participants entering the program begin the path to home ownership with PBAF’s Homebuyer Counseling and Education Program. Homebuyer Counselors meet individually with homebuyers to work on budgets, examine income and determine how much home a family can afford. For participants with credit/ debt issues, PBAF Homebuyer Counselors work closely with the homebuyers to help them repair their credit, reduce their debt, start saving—and ultimately get into a position to obtain mortgage approval and to purchase a home.
PBAF’s homebuyer counseling services lay a solid foundation for a family’s financial success, which strengthens their ability to be successful over the long term. In fact, PBAF has seen no foreclosures on any of its homes since its inception in 2001. More Affordable Homes, More Successful Homeowners
“We’ve set our sights on growth,” Blake said. “We’re planning to build even more homes in 2023 and help even more families achieve ‘the American Dream’ of owning their own home.”
Revitalizing the community one home at a time, Project Build a Future is building a bright future for Lake Charles.
The first step toward Project Build a Future (PBAF) building a new home is acquiring land that meets our program criteria, located in our target area. We acquire land through fair-market-value purchasing, donation or a combination of both.
Donation of professional services related to homebuilding, and donation of building materials greatly assist Project Build a Future’s mission.
Gifts can be given to the PBAF fund in memory of or in honor of a person, creating a longlasting tribute, or given in recognition of an event (birthday, anniversary, graduation, etc.). We will send a thankyou notification for each gift donated in your name.
Ask your employer about their matching gift program for workplace giving. You may be able to “double up” your gift to PBAF and make a bigger impact.
Planned gifts (such as bequests, charitable gift annuities, and charitable remainder trusts) extend your generosity into the future, and may qualify for significant tax deductions. For information, please contact the Community Foundation of Southwest Louisiana, 337-491-6688.
PBAF has a volunteer Board of Directors and committees, and we welcome volunteer assistance from groups and individuals to assist with activities such as lot cleaning, landscaping and neighborhood improvement events.
We especially appreciate the generosity of individuals and businesses giving $10,000 or more. They are recognized as PBAF Partners on property signage, on PBAF’s website, on PBAF’s social media and in local media publicity. PBAF Partners are our biggest building blocks for the future.
Living in the Sportsmans Paradise one almost “has” to have a boat. Lakes, Rivers, and the Gulf of Mexico surround us. People all over the world come here to fish. That being said, most people have boats. Thus, one should consider having a boat lift.
A boat lift is a more safe and secure way to store your craft on the water than just tying it up on your dock. A boat lift will keep your boat from sinking into the slip or banging against your dock or random debris during storms. It also provides good protection for areas with fluctuating water levels.
They keep your boat out of the water when you aren’t using it — offering support and minimizing the negative effects of weather and the elements. Boat lifts protect your watercraft and give you peace of mind. They also help maintain the value of your watercraft which is crucial with increasing costs and inflation. Why store your boat at a storage facility when you can have your boat at the comfort of your own home? Easy in and easy out!
Design is an intricate process to be celebrated and enjoyed upon completion. However, following through to your imagined vision often ends at … “to be continued”. Several obstacles can cause your design to fall short of hitting the mark. Often, the budget is mismanaged which can handicap both the functionality and desired aesthetic. Therefore, your project instead cultivates a lesser version of the original, distinct design. Having a budget disclosed, funds available and all expenses involving material and labor, quoted with approval before project initiates, is the ideal situation.
Time is also a valuable commodity, and when it is exhausted, it can quickly lead to decision fatigue. A homeowner experiencing decision fatigue may convince themselves their progress is presentable and looks better than it actually does, simply because they are “burned out”. However, the most unfortunate obstacle is having your confidence shaken by another person’s questions and opinions. The thoughts of others are very valuable, but you must also have confidence in your vision, or you run the risk of your work being split between competing ideas. This is why clear,
constructive discussion between you and those involved before the project begins is crucial.
Keep in mind construction or renovation is always an investment of time, money, emotions and possible future returns. The process is not linear and requires all involved to be flexible, gracious and to stay focused. We all have a friend who has personally experienced being left with years of regret knowing how their dream project was meant to look but lacked the endurance to follow through. Engage the right professionals from the initial stage so you don’t pour money into not doing it “right” or become paralyzed by the relatable 80% plague which challenges your unique design from being fulfilled. Their experience can help streamline the process, keeping the project focused so the significant design moments are 100% achieved. The last 20% of the project is often what provides an interior with its vital aesthetic cohesiveness, imagination and a feeling of fulfillment. Plan ahead, work smart and have the home or room you love!
When choosing the perfect countertop for your home it is important to pick what best fits each customers individual need along with keeping the fantastic look and elevating the beauty of your kitchen, bathroom, office, laundry area or wet bar.
Granite and Quartzite are both heat resistant and durable. Both material are best for indoor and outdoor use. Most granites are busy and have speckles. While quartzite comes in both varieties of being busy and subtle. Both granite and quartzite can be cleaned with a professional grade cleaner also with soap and warm water will make the surface look fantastic. Both should be sealed every 1-2 years.
Marble is a timeless material. Marble like any natural stone is also heat resistant and is quite durable although it being softer than granite it requires being sealed at least every 2 years. This will prevent the marble from being porous.
Quartz has a loyal following because of their many good qualities. Their attractive appearance, durability, and little to no maintenance. Most quartz that we carry are solid white to white with grey veining of all sizes. Quartz also gives a modern upscale look to any home.
Metal building systems have become a popular and cost-efficient building solution among architects and building owners. The design possibilities are virtually endless. Steel is the strongest and most cost-efficient construction available. Metal buildings offer clear advantages compared to conventional construction, here’s why:
COST-EFFECTIVE: Metal buildings cost less than conventional construction (up to 30% less). They are fabricated in IAS accredited plants so you can be confident of the quality and code compliance. Metal buildings are low maintenance and extremely durable. With 25-year galvalume panel finish warranties and 45-year painted panel finish warranties you can rest assured of longevity.
TIME-SAVING: They are easy to erect and go up fast. This can reduce the time to design, produce, and fabricate your building. The result is “lower in-place costs” and provides for a quicker occupancy.
VERSATILE: They offer a wide variety of possibilities. Architects like the fact that they offer flexibility of design. Not all have to look like a “metal building”. Get all the benefits but add a masonry wainscot, utilize brick or a stucco wall system, or add a parapet or there is the option of a treated post frame building. There are customized sizes and many colors available to select. Design a pole barn the way you envision.
EXPANDABLE: Custom engineered, high-quality metal building systems utilized in a variety of applications including industrial, warehouse, commercial, institutional, recreational, and many other applications. A complete package with factory welded, identified, marked, and pre-punched parts and include a full set of easy to use erection drawings. Since metal buildings can be designed to be easily added onto, there are options that fit any budget: • Engineer stamped plans designed
up to 250’ • Straight or tapered flanged beams in custom
than 40 colors to choose from • Certified vinyl-reinforced and low-E
• Fast delivery • IAS Certified manufacturing.
What a wonderful home Magnolia Development was blessed to restore following the hurricane damage of 2020. Completely rebuilt from the studs up, this home went through an amazing transformation. The wonderful clients put their trust in Magnolia to not only restore a house, but to build back their home with precision and expert craftsmanship.
New custom cabinetry, an oversized kitchen island, and quartzite countertops throughout are just a few of the new amenities that will catch your eye. To make this home warm and inviting, beautiful hardwood flooring was installed, as well as a custom reclaimed wood beam separating the kitchen from the living area. This home has everything one could dream of. The home exhibits welcoming balconies that overlook the scenic private golf course of Gray Plantation, exquisite oak exterior doors, and even a new, unique entrance to the pantry.
From foundation to finish work, Magnolia will stand by their customers in the quest to turn their customers’ dreams into reality. The Magnolia Development team will handle every aspect of their customers’ needs. Whether it be building services or landscaping and drainage, the team will treat each project, big or small, as if it were their own.
2020...What can one say? “Two hurricanes, an ice storm, and a flood, all within a six month period wasn’t enough. Add a fraudulent
contractor ending in lawsuits, and a constant battle with insurance companies. To say the least, 2020 is not a year we want to remember.
Eventually there was light at the end of the tunnel. Through a good neighbor, we were introduced to Chad Paulk with Magnolia Development. From day one, Chad made himself very accessible to us and all that we needed to rebuild our home, and to literally put our lives back together. I can honestly say there was never a phone call unanswered, or a problem not met head on until the resolution was met.
It was a very stressful time for all southwest Louisiana. Still today, there are so many families unable to rebuild and recover from the enormous impact from the storms. I consider our family among the lucky ones.
By the grace of God, with Chad’s help, a huge burden was lifted off our shoulders. Chad worked hard, diligently and was relentless with the insurance company, making sure we were fairly compensated for all we had lost.
Chad and his crew, throughout the rebuild, remained very respectful and considerate of our needs. The job site was kept clean and all aspects of the job flowed smoothly. Chad was aways open and honest with us from day one. In the words of my husband, ‘It was refreshing especially at this time, to find someone we could trust, someone so honest.’ Honesty and integrity go a long way. I can honestly say Chad Paulk and Magnolia Development exemplify all that and more.”
Sincerely, Mr and Mrs Bill Kitley
You have a beautiful home with a gorgeous patio and porch. Unfortunately, the weather in Southwest Louisiana and Southeast Texas is certainly unpredictable limiting how many days you can enjoy your exterior living space. What’s worse are the mosquitos who seem to take over your outdoor fun.
Many homes are now designed with an outdoor kitchen but are not used year-round due to changes of weather. With motorized retractable screens you’ll no longer lose the use of your patio. They offer a variety of options for any season. Use them to enjoy the summer breeze without irritating mosquitos and wasps. Lower them to protect from autumn winds and spring showers. Employ them for privacy during your soak in the hot tub on cold winter nights. Retractable screens are as close as you can get to being able to control Mother Nature. Control the comfort of your home just by pressing a button. For added convenience sun sensors can be installed to automatically adjust to the changing
angle of the sun as it moves over the course of the day.
Add versatility to your garage with a motorized screen. Work on those home improvement projects in privacy or air out your garage after a long winter without leaving it open to the elements. You can even turn your garage into an enclosed leisure space for family fun by leaving your garage door wide open with superb ventilation and protection from pesky insects.
Whether you are looking for pest protection, shade from the sun, or privacy, Motorized Retractable Screens from Louisiana Radio Communications can be installed in a matter of days. These multi-purpose screens are versatile and can transform any architectural opening into functional living spaces.
Give your home an upgraded and stylish feature that will be the envy of your friends and neighbors which will add value and comfort for many years to come.
The home-buying landscape has changed due to the pandemic and record-high inflation. As interest rates have gradually increased this year, some buyers have been met with challenges. However, according to the National Association of Home Builders (NAHB), higher interest rates have priced out some buyers this year, but not all of them.
In the latest Housing Trends Report from NAHB, in the third quarter of 2022, 59% of prospective buyers had moved beyond the planning phase and become fully engaged in the buying process, up from 46% in the first quarter and 49% in the second quarter of the year. The report showed that the share of prospective buyers actively searching for a home rose in every region in the country.
The report also revealed that prospective buyers expect housing availability to improve. In the third quarter of 2022, 37% of buyers expect the home search to get easier in the months ahead. For-sale inventory and less competition from buyers are likely driving the improvement, according to NAHB economists. Housing availability expectations also improved across the country from the second to the third quarter of this year.
The housing market has changed recently, yet one facet of the industry has stayed the same: Homeownership remains the American Dream for millions of families. The most recent Census Bureau’s Housing Vacancy Survey (CPS/HVS) shows that about two-thirds (66%) of Americans are home owners and homeownership rates of adults in nearly all age groups increased over the last year (except those households aged 65 years and over).
Homeownership builds stronger communities, provides a solid foundation for family and improves the quality of life for millions of people. For today’s home buyers, new homes feature floor plans that suit modern lifestyles and include laundry rooms, ENERGY STAR windows and appliances, patios/front porches and walk-in pantries for convenience and comfort.
If you’re ready to start looking for a new home or would like information about the home buying process, contact Home Builders Association of SWLA or visit us at www.HBASWLA.org.
Seamless gutters are known to be stronger and much more reliable than traditional gutters. Seamless gutters also help with erosion around your foundation. Some other pros of seamless gutters are low maintenance, less leakage, minimal seams and joints (thus leading to less foliage). Last but not least, gutters can add beautiful curb appeal to your home with all of the color options that are available today.
Why are screen rooms trending so much in SWLA? You guessed it, SWLA mosquitoes. Those pesky mosquitoes seem to stick around nearly 12 months out of the year. We live in the Sportman’s Paradise and we like to be outside. We like to eat, watch football, and have a good time. Screens can make your outdoor patio experience better. Did you know that screens can now be motorized? Screens help protect your home decor from the elements and UV rays. Why wait? Get yours today!
OOne of the first questions I ask clients when we are planning the construction of their new home is, “How long do you expect to live in this house - Is this an interim residence or do you hope to remain in this home for years to come?” For clients who are interested in “Aging in Place,” a term that refers to older individuals staying at home as they age rather than moving to a senior living community, it is important to design their new home to accommodate not only their current family lifestyle but also their future living needs. The design
decisions you make today can be among the most important factors allowing you to remain in your home as you grow older.
If you have the luxury of building your next home from the ground up with progressive living in mind, work with your architectural designer to ensure the floor plan is conducive to aging in the home. Starting from the driveway, how will you enter the home if you are unable to climb stairs? In our coastal environment, many of the homes are raised at least a few
feet above ground level. Consider adding extra garage space for a future ramp for slightly elevated slabs or a lift/ elevator shaft for first floors that are higher. Entry doors should be at least 32” wide with a minimal threshold. Oversized doorways, ample hall space (over 36” in width), and lever door handles throughout the home are affordable accommodations that will blend seamlessly into your design and décor. At any stage of life, you will appreciate these features whether juggling groceries, children, or navigating a wheelchair.
Keeping your main living areas on the first floor of the home is a MUST, including the master suite. A nearby second bedroom with private bath is invaluable if there comes a time when homeowners are more comfortable sleeping in separate rooms, for elderly guests or for an in-home caretaker. Younger families can utilize this room as a nursery, playroom, or office. An open plan kitchen, great room, and dining area offer easy circulation regardless of the ages of the inhabitants.
Ample light is essential for all ages. Maximizing natural light with large windows, a light-colored interior finish palette, and an array of overall and task lighting will help ensure the home is comfortable for a variety of activities at any time of the day. Remember that our eyes age too, so different light sources
will help with determining colors and contrast, increasing the ability to see small details, and preventing sensitivity to glare. Selecting non-reflective, hard surface, and slip resistant flooring throughout the home helps prevent glare and slip and fall accidents.
Expect to devote a significant amount of time designing your kitchen and master bathroom as these two areas may determine if you can stay independent in your home. Enlisting a Certified Kitchen & Bath Designer (CKBD) to help with the kitchen layout is ideal. These professionals understand the specific cabinet and appliance features that will be convenient now and in the future, like pull-out and pull- down cabinet shelving, varying counter levels, accessible drawer handles, easy to use appliances, and a variety of light sources. A luxurious owner’s bathroom can easily be designed for future accessibility. Enlarge the shower and install a bench beside a handheld shower head. Have your builder slope the shower pan to the drain eliminating a “curb” at the shower entry and install blocking in the frame for future grab bars. I recommend you photograph the blocking, so you know the exact location of the supports when you are ready for the grab bar installation. In the main area of the bathroom, leave enough
room for a 60” turning radius for wheelchair accessibility. Consider a vanity height that works for you whether standing or sitting. Lastly, oversize the space around the toilet area and block for grab bars. Integrating architectural accents with wing walls, ceiling details, and lighting will help to minimize the scale of this oversized room.
Planning your dream home to meet your current lifestyle and physical capabilities is rather easy. Re-considering your home design to accommodate aging family members will take time, patience, and an open mind. It is difficult to imagine your future self with physical limitations, but planning for these possibilities now will not only save you money and time in the long-run but may determine if you can stay in your home during your older years. Aging in Place is becoming more and more common as long-term care facilities become increasingly more expensive. Many residential builders, interior designers, and architects are well-versed in designing and building homes to accommodate aging in place, multigenerational families, and caretakers. These professionals can provide valuable insight and are a great resource to get started on planning your forever home.

The SWLA Economic Development Alliance serves the five parishes of Allen, Beauregard, Calcasieu, Cameron, and Jeff Davis Parishes with an array of services to grow our economy and improve the quality of life for all residents. The Alliance umbrella includes The Chamber SWLA, which is comprised of businesses and industries of all sizes. As the voice for business, The Chamber SWLA advocates for our members on the local, state, and federal level. As one of the largest Chambers in the state, The Chamber SWLA has earned Five Star accreditation, placing it in the top 1% of all chambers nationwide.
The SWLA Alliance Foundation is a 501c3 organization which funds economic development for the region. Funded by nearly one hundred investors, public and private, The Foundation is the only organization focused on growth by recruiting and retaining businesses and industries. Workforce issues are handled by the Alliance team working with McNeese State University, SOWELA Technical Community College, and the high schools in the five parishes. Quality of Life is a major issue in attracting and retaining workers for our region’s industry. The Quality of Life Task Force is concerned about issues that detract from the area.
The SWLA Alliance has been ranked in the Top 10 Economic Development Organizations in the
nation by Site Selection magazine four times in in the last several years. The outlook for our region even during hurricane recovery rebuilding, is strong for new industrial projects in the LNG, petrochemical, and timber sectors. SWLA’s Casino Resorts are attracting thousands of folks each week into our area. The medical community is growing and offers many advanced medical services. The Aviation sector is getting larger with companies such as Northrop Grumman and Citadel Completions at Chennault Industrial Airpark.
The area’s six ports including The Port of Lake Charles are economic drivers which are key to the growth of the area. The Alliance also operates the region’s only Business Incubator at The SEED Center. This is a facility for start-up companies to be housed in a professional environment so they can work on making their business successful. Assisting with all aspects of starting a business, The Incubator is geared for your success.
Economic information about our region is available at The Alliance. We want to partner with you in achieving your goals, whether a start- up, or a seasoned business.
