You can find all of that, and much more on the Parade of Homes. As you visit the homes on our annual tour, I encourage you to consider the story behind each one of these homes. These Connecticut made products are designed and built with passion and craftsmanship. They are created by professionals who are excited about every part of building a home. The builders and remodelers know that every detail of a home is essential in helping the homeowners live their best lives.
Nick Uccello Uccello Development 2018 Parade of Homes Chairman
You are invited to step inside and explore a variety of home styles ranging from innovative to elegant, and at prices ranging from the $200,000’s to more than $3 million. We are excited to showcase the latest in new home construction and new communities as well as fully renovated homes. The renovated homes highlight transformations of historic and thirty-year-old properties into modern highly efficient homes. Plan your daily visits to all the Parade homes by downloading the easy to use Parade of Homes app called Parade Craze. The app provides easy access to the home details, directions, photos, builder profiles and much more. The app will be your most useful tool before, during and after the tour. At each home you visit make sure to get your ticket scanned. Each stop is an entry to win valuable raffle prizes – the more homes you visit, the more chances you have to win. On behalf of the Parade of Homes Committee and my fellow builders and remodelers on the Parade, thank you very much for joining us and seeing the latest in home design in Connecticut. I am excited that a portion of the ticket proceeds will be going to the Connecticut Children’s Medical Center. I would also like to thank our presenting sponsors Bender and Connecticut Lighting Centers. I hope you are inspired for your next home or home improvement project. Thank you, Nick Uccello Uccello Development 2018 Parade of Homes Chairman

Guide to Buying a Home If you are thinking of buying a new home, you must pay close attention to many details to ensure that you find one that will suit your needs and preferences. Before you start shopping, you should sit down with the members of your household to discuss your preferences and the many options available to you. Here are some things you should consider: Step 1: Financing Your Home The first step in the home buying process is determining how much you can afford. Check out our “Advice for Financing Your First Home to learn more about how you can prepare for the financing process. To ensure that the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a financing commitment in place before shopping for a new home.
Step 2:
prefer traditional rooms that afford more privacy. While looking for a home, consider whether your needs are likely to change over time. If you plan to add rooms, find out if there is enough space on your site for such expansion and whether such additions are permitted by your local jurisdiction.
Step 3: Selecting the Type of Home Options include single-family homes and condominiums. Some home buyers prefer homes with large yards. Others opt for
Prioritizing Most-Wanted Features Before you start shopping, you should sit down with the members of your household to discuss your preferences and the many options available to you. An easy way to organize your thoughts is to write each separate feature that you want on a 3X5 card, and arrange the cards in order of their importance to you. For instance, if you like to cook, you may want a home with a large, well-equipped kitchen. Or you may settle for a small kitchen, so that you can have extra space for a library, office or playroom. Some home buyers seek large, open interior spaces, while others
condominiums where they can avoid yard maintenance entirely. With a single-family home in a development, you'll be responsible for your own yard and home, but may be restricted to certain design elements or other regulations if there is a home owners association. A condominium is a home in a multi-unit complex, such as an apartment building or a townhouse cluster. You own the home, and you and your neighbors jointly own the common elements, such as the land around the complex, the parking areas, building exteriors, hallways, utility pipes and recreational facilities. A condominium owners association is responsible for maintaining the jointly owned elements. The dayto-day business of the complex is generally handled by a managing agency.
Step 4: Starting Your House Hunt Now that you know the type of home and features you are looking for, and how much home you can afford, you're ready to begin searching for your perfect home. Whether you use a realtor to find an existing home or work with a builder to buy a new home, you'll be more focused with your search.

16 DEXTER ROAD, ROCKY HILL
Nick Uccello, Uccello Development 860.721.9068 uccellodevelopment.com Built in 1971, the original home was a typical 24x48, 1238 square foot ranch house with a 2 car garage underneath and a walkout basement to the rear built on a ½ acre lot on a cul-de-sac in Rocky Hill. The house had a living room, dining room and kitchen on the main floor, along with three bedrooms and one bathroom. There was also a finished basement with a full bath that was added by a previous owner. The plan for the remodel was to bring the house into the 21st century by modernizing and
opening up the main level for entertaining, and modern family living. There were other necessities as well, such as a true master suite, updating and adding built ins to the kids bedrooms, converting the old formal living room into a playroom for the children, as well as adding a guest bath to the main floor. The entire lower level was finished to include an additional PARADE OF HOMES | 8
family room, as well as a functional mudroom, and a flex room that while used as a gym could be a home office, or an additional bedroom with a fully remodeled full bath. The end result is a roughly 2,200 square foot 3 bedroom 2 and a ½ bath ranch style house finished in the New England shingle style on the exterior, with a clean transitional interior.

Jack Kemper Kemper Associates Architects LLC 860.409.7155 kemperarch.com This Greek Revival style residence was originally constructed in 1868. It has been revised and added onto numerous times over its life. The present owners purchased the property in 2010 and have been working on the house in stages since. The first phase consisted of structural, mechanical, and electrical upgrades to bring the house to current standards. Originally 3 separate rooms, the present kitchen and living room are
combined into one space. The kitchen is designed to have a "furniture" feel to blend more comfortably with the living area. The wood siding was repaired and painted, and the front porch was rebuilt to preserve the integrity of the architecture. The second phase consists of a new 3 car garage/barn that replaces a dilapidated 1 car garage. The new garage retains the original barn door facing the street, while providing modern garage doors on the side for everyday use. This space was designed to accommodate 2 car liftsmaking it possible to store 5 vehicles. The garage was sited to leave the largest view possible of the back yard on this narrow lot. The third phase consists of the replacement of the previous kitchen wing PARADE OF HOMES | 30

Checklist for Finding and Hiring a Builder or Remodeler Use this checklist to help you select a home builder or home remodeler to work on or build your home. • Contact the Home Builders & Remodelers Association of Central Connecticut for the names of member builders and remodelers. Search their database of members at hbracentralct.com. You can also ask family, friends or coworkers for recommendations. • Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers. • Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.
won't, beware. If they do, ask the customers if they would hire the builder/remodeler again. • Ask if you can see the builder/remodelers work, both completed and in progress. Check for quality of workmanship and materials. • Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home. • Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you.
• Check out the company's rating and if there have been any complaints filed with your local Better Business Bureau: bbb.org. • Make sure the builder/remodeler has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises. • Ask the builder/remodeler to provide you with names of previous customers. If they
PARADE OF HOMES | 34
If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well. • Be cautious of unusually low-priced bids. If the builder/ remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better! • Verify that your remodeler is an EPA Lead-Safe Certified Renovator if you are planning work in a pre-1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home.
Top Design Trends for 2018 Whether you’re looking to buy a new home, thinking about renovating your current one, or you’re just interested in what’s new in home design, here are some the biggest trends that you’ll see dominating in 2018. Open but defined floor plans. Instead of one large, undefined space, open floor plans will evolve to include more definition in 2018, whether it’s by shifting materials, adding columns, or changing the ceiling height. This way, you can still get the airiness of an open floor plan while giving each section its own definition and style. Restored and repurposed. Historic preservation and restoration, as well as adaptive reuse pro-jects, are becoming increasingly popular with multifamily designers and developers. Adaptive reuse projects are particularly sought-after by millennials who love the story behind a repur-posed building and want to live somewhere stylish, unique and chic. Right-sized kitchens. Leave massive kitchen islands in 2017. You’ll be seeing far fewer double islands appearing in 2018, and even single islands are being designed to be smaller and more proportionally sized with the kitchen and adjoining rooms. Spa-like baths. Who doesn’t want to feel like they’re stepping into a spa every day? Bath design is trending toward refinement and sophistication, with home baths becoming more and more reminiscent of upscale hotels and spas. Tasteful and luxurious are the two words that will de-fine baths in 2018. Floating vanities and stand-
alone tubs will also be more popular this year. Clean details. You’ll notice clean, simple lines and detailing in homes everywhere. Forget about overlyornate decor and shift toward thinking more minimally. It will make your home feel fresh, new, and uncluttered for the year ahead. Metal and wood exterior details. You’ll be seeing this trend a lot this year, particularly on sin-gle-family homes. There will be an increased use of metal and wood in exterior details, with the two materials often combined to create interesting, twotone facades for both traditional and contemporary-style homes. It gives the impression of bringing the past and future together into one cohesive idea, making homes seem modern and sleek without sacrificing a warm, natural feel. PARADE OF HOMES | 35
Whites, grays and charcoal paints. Gray is still a strong trend with home buyers, and it looks like white is here to stay. You’ll see more monochromatic designs that add variety by incorpo-rating multiple textures instead of pops of color. For example, think about a white kitchen with quartzite countertops, a white shiplap ceiling, white cabinets, and airy white window coverings. This creates a clean and multi-layer look that is guaranteed to compliment itself and please a wide variety of buyers. For more information about the latest designs that could be incorporated in your home, or to find a builder in your area that can create the new home of your dreams, contact the Home Builders & Remodelers Association of Central Connecticut.

Homeownership: Opportunity is Knocking! Homeownership is an important part of the American way of life. Today there are many opportunities in the housing market – including low mortgage rates and new homes that are built to fit your lifestyle – to find a home that is right for you. But market conditions can change, and these opportunities may not be around for long, so home buyers shouldn’t wait.
Low Interest Rates Today’s low interest rates are helping home buyers find affordable housing options. But, it's important to keep in mind that interest rates are sensitive to
market forces and can change quickly. Even a slight rate increase can push monthly payments to the point that a buyer might miss out on their first choice for a new home.
Large Downpayments Not Necessary While lenders are looking more closely at borrowers today than in recent years, there are options for purchasing your home without a 20% downpayment. For example, the Federal Housing Administration (FHA) offers loans to first-time home buyers with downpayments as low as 3.5%. However, these loans require mortgage insurance. To ensure that the process goes smoothly, buyers should consider pre-qualifying for a mortgage and having financing in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives. Built to Fit Your Lifestyle Designed to accommodate today’s busy lifestyles, new homes – including urban condos and single-family homes – feature open floor plans, flexible spaces, lowmaintenance materials and other amenities that make them more appealing than ever before. With energy costs near the top of consumer concerns, it’s good to know that new homes can be more energy efficient than ever. Innovative materials and construction techniques mean that today’s new homes are built to be much more
PARADE OF HOMES | 38
energy efficient than homes constructed a generation ago. Not only can they be more affordable to operate, new homes also are significantly more resource efficient and environmentally friendly. And in many areas, prospective home buyers who wish to live in age-qualified communities for those 55 and older will find a large selection of homes tailored to the evolving lifestyles of the baby boom generation. Benefits for Home Owners Homeownership also provides important benefits to owners. Tax Benefits: For Home Owners Only Unique tax benefits that apply only to housing help lower the cost of homeownership. Both mortgage interest and property taxes are deductible. Moreover, for married couples, profits of up to $500,000 on the sale of a principal residence ($250,000 for single taxpayers) are excluded from tax on capital gains. The Advantage of Leveraging Leveraging is another advantage of homeownership. A buyer can purchase a home and receive the full benefit of homeownership with a cash downpayment that is only a fraction of the total purchase price. This is called leveraging, and it makes the rate of return on a home purchase greater than on other purchases with the same value, such as stocks, where the buyer must put up the entire price. Building Personal Resources For most Americans, homeownership is a primary source of net worth and an
important step in accumulating personal financial assets over the long term. For most families, home equity represents the largest share of net worth. There Really is No Place Like Home Although there are many positive financial aspects to homeownership, a home cannot be valued in monetary terms alone. Not only can homeownership be a stepping
stone to greater financial wellbeing, it provides a permanent place to call home and great personal satisfaction. Academic research also shows that homeownership provides a wide range of social benefits and strengthens the nation’s people and its communities. Homeownership is truly a cornerstone of the American way of life.
Mortgag e interest rates can have a significant impact on the cost of homeownership.
