m^Wj½i e d oekh c_dZ5 It’s a question we ask our clients every day. We want to know what keeps them up at night—what challenges they face, where their businesses are going, and what we can do to help them get there. What we learn is that our clients face issues as complex and ever changing as the world we live in: Connecting in a Global Economy If constant mobility makes it harder to interact, how can you help people connect? Winning the Talent Wars When the search intensifies, how do you attract and retain the best? Cutting Through the Noise As the volume gets turned up, how do you make certain you’re getting through?
In a fiercely competitive business climate, design has the power to provide a sharp competitive advantage. Working in partnership with our clients, we leverage our creativity, knowledge, and global resources to offer longlasting, strategic solutions that answer their unique challenges. For more than four decades, we’ve made our clients’ businesses our own, connecting design to strategy in ways that redefine what’s possible. So, what’s on your mind? Our design teams are up at night, too, envisioning the next breakthrough.

A Message from the Firm Leadership
M. Arthur Gensler Jr. Chairman
Diane Hoskins Executive Director
Redefining What’s Possible This is truly a landmark time for Gensler, and the following pages of firm highlights are solid proof of our accomplishments. We achieved these exceptional results uniformly across 30 locations, 7 regions, and 14 practice areas. Financially, we had one of our strongest years, with reported revenues at $536 million, up 23 percent from the previous year, and the highest profits in our 42-year history. This tremendous performance enables us to make even greater investments in leadership training, advanced technology, and initiatives focused on innovation. We are hitting on all cylinders. And the future looks equally bright, with an abundance of work and new client partners coming online.
Andy Cohen Executive Director
David Gensler Executive Director
Creating Strength and Capabilities These results are directly linked to several significant choices we made in 2000, when we undertook a reorganization of our firm. First, with clients placing a greater premium on innovation, we shifted from a focus on individual projects to a regional and global perspective. We substantially strengthened our practice areas by broadening and deepening the mix of services, expertise, and skills available to our international client base. Secondly, we modified our process and leadership structure so that decisions could be made closer to the client. We have significantly invested in our client relationship program, developing client partnerships on a regional, national, and global basis. By holding firmwide meetings among Gensler relationship holders, these mobile teams of
Lastly, we embraced globalization as an economic imperative, fundamentally changing the way we do business. More closely aligned with client needs, our current business model fuels a strong engine of creative services. We want to support clients wherever they are and with whatever design services they need, fully leveraging our global reach and depth to provide unique value to Gensler clients. This built-in flexibility and transparency give our clients a competitive edge they cannot get from other design firms. Using Innovation for Growth The defining value that Gensler has always provided is that we ask team members to think. We empower our people to try new concepts, approaches, partnerships, and markets. Clients turn to Gensler both for how we solve problems and for the types of problems we choose to solve. We imagine what the world might be, then we begin to make that new world happen. And ultimately that innovation is the main driver behind our firm’s growth.
Great People, High-Performance Teams Building a unique design firm requires a very special group of people, and the Gensler team is more global, more technologically savvy, and more creative than at any other time in our history. Our training programs provide opportunities for our people not only to grow, but also to become better strategic partners. Crafting such a strong culture is a team sport, and we work together as one firm, an integrated organization of immensely talented individuals. A Firm of Uncompromising Integrity A paramount social opportunity is to bring creativity to environmental stewardship. We try to incorporate sustainable standards in everything we do. Environmental care goes beyond projects to embrace being responsible citizens and designers. We also continue to honor a long-standing commitment to supporting charitable causes. Gensler people are encouraged to lend time and talents to their communities and profession. This year their positive impact was felt as never before. As proud as we are of our financial performance, this kind of human performance makes us even prouder. Winning in the Future We are grateful to you, our clients, suppliers, vendors, and friends, for your support on our journey. Along with our colleagues, we are excited by the prospect of bringing our unique design enterprise to the next phase of leadership and discovery. We have built a remarkable Gensler, and our best days are still ahead. Gensler teams are truly the architects of the future.

Social impact. Environmental stewardship. Community engagement.
Can Design Change the Way We Learn?
Gensler has a four-decade-long commitment to these values—they are an integral part of our culture. Whether we’re working to help our clients become more responsible businesses, or giving our time and expertise to causes important to us, we continue to ask ourselves, “How can we work together to make a difference?” To address society’s pressing needs, Gensler partners with the businesses and organizations within our communities. Together, we are working toward solutions to these challenges—the impact of which goes far beyond what we as individuals can achieve.
Five years ago, research in the UK showed that 46 percent of Kent’s secondary school students were failing to learn. Gensler helped transform the way their schools are designed, pioneering a new model for 21st-century education. Kent County Council Schools, BREEAM Excellent Rating* Kent, UK When Kent County Council answered the British government’s call for a new model of education, a complete transformation was in order, and Gensler is helping lead the way. A two-phase process is under way that will see a complete redesign and rebuild of 150 school facilities in the largest county in the UK. This overhaul is directly related to the redesign of the curriculum and will provide relevant environments for new modes of teaching and learning. The buildings also will be registered according to the Building Research Establishment’s Energy Assessment Model (BREEAM). Gensler’s new model is a distinct departure from the traditional classroom layout. By incorporating a floor plan that combines three levels of space—ranging from public, informal, and transparent to private, formal, and secure—the new model allows for different learning styles and subject-based activities. Students will spend approximately 70 percent of their time in these spaces.
Supporting the needs of different types of learners means providing a range of flexible spaces that are more suitable to modern teaching approaches. These schools allow more square footage for spaces where students learn, and less space to areas where problems can occur, such as corridors, and areas that are used less frequently, such as assembly halls. The IT-rich learning spaces designed by Gensler use completely new terminology. For example, small spaces, or “caves,” are designated for focused learning, while mid-size areas, or “camp fire” areas, are dedicated to small group learning. Large open areas serve a multitude of functions, such as receptions and exhibitions, and are referred to as the “heart” of the building. “This project is about a diverse range of spaces to allow the needs of the individual learner to be met,” says Philip Gillard, a Gensler Education Practice Leader and director of the project. * BREEAM Excellent rating in progress
A Catalyst for Green Business
A Building Can Make a World of Difference
As the first LEED® certified automotive dealership in the US, Pat Lobb Toyota wanted to incorporate green qualities that would stand out and educate consumers about sustainability.
Beacon Institute for Rivers & Estuaries, target certification, LEED Platinum Beacon, NY, USA Dedicated to the advancement, understanding, and protection of the world’s rivers and estuaries, the Beacon Institute for Rivers & Estuaries will be a world-class center for science and education.
Pat Lobb Toyota of McKinney, LEED Silver McKinney, TX, USA
Gensler’s design is situated on a site along the Hudson River, amid some 60 acres. Inspired by the idea that a building can create connections among its surrounding archaeology, history, and environment, Building One, the first phase of the multi-phase project, will be a living laboratory for testing and employing transformational strategies in the field of sustainability.
Gensler offered a solution that goes beyond expectations. Green features of the new dealership include access to daylight and views, a screened showroom, a bituminous membrane roof system, carpets produced from recycled corn, and tiles from recycled bottles. A living green wall absorbs the sun’s heat, allowing for a reallocation of money for a rainwater harvesting system. The building’s exterior is made of 85 percent recycled aluminum, and the security barrier is made of salvaged elevator cable. Roof rainwater and condensation from air conditioners are captured in an 8,660-gallon cistern, which generates some 24,000 gallons per month for landscape irrigation. By challenging the status quo every step of the way, Gensler designed a truly sustainable auto dealership.
The master plan for Monterey considers all working parts of the area’s ecology, from soils to slopes to hydrology.

Monterey Master Plan Puntarenas, Costa Rica
St. Philip’s Academy, LEED SIlver Newark, NJ, USA
Covering more than 3,000 acres in the central Pacific coastal region of western Costa Rica, Gensler’s master plan takes a “light touch” approach. Development will occur only on land that can support it. The plan is framed by existing ranch and cattle pastures and surrounded by reemerging rain forests.
Gensler’s design for the new St. Philip’s Academy is an inspiring school model that aims to instill healthy living and learning habits in underserved urban youth in Newark.
Green technologies, protection for the natural habitat, sustainable management practices, organic farming, composting, organic and natural pest management, and renewable energy are just some of the sustainable practices that are being embedded in the site.
The new school—certified LEED Silver—is housed in a converted 1910 chocolate factory. A green roof garden will allow students to grow vegetables and herbs, learn about ecology and science, and prepare lunches for the cafeteria. Waste from lunches is composted on-site, and signage systems teach students about environmental design, architecture and local history. Additional sustainable features include a gray water trench and reclamation system, photovoltaic panels, daylighting throughout, the use of 80 percent regional materials, reused timbers and brick, and radiant floor and heat recovery systems.
Gensler incorporated sustainable design into the St. Philip’s Academy building in ways that support the school’s mission of healthy living and learning.
Can a Space Be a Symbol of Change?
Designing Smarter Futures
Our team—from architects to accountants— hopes to inspire and prepare young people to succeed in a global economy.
Junior Achievement Our relationship with Junior Achievement spans many years and many offices. And it exemplifies the spirit of our firmwide commitment to community involvement. Each year, Gensler participates in a range of services and events that benefit this organization, dedicated to helping children achieve success.
For Chicago’s diverse lesbian, gay, bisexual, and transgender community, Gensler created an entirely new dynamic home. The Center on Halsted serves as a transformative neighborhood icon.
Center on Halsted, target certification, LEED Silver Chicago, IL, USA An environmentally sustainable community center, Center on Halsted includes an entertainment venue, a Whole Foods grocery store, a café, offices for more than a dozen community service partners, a technology center, a gymnasium, a theater, a public roof garden, and several unique gathering spaces. Gensler’s design for the building and interiors creates a vibrant presence for both the center and the grocery store: the historic facade serves as the visual indication of the grocery store, while the modern glass structure provides a clear identity for the center, housed on the second and third floors. “This building has impacted and changed lives before a door’s gone up or a bolt’s in place; I can’t wait to see what we can do now that we have a home,” says Robbin Burr, the center’s past executive director.
For the main meeting room and office floor, Gensler designed a central corridor that acts as a main thoroughfare, fostering interaction among the various inhabitants of the center. The top floor of the three-story building includes a double-height space devoted to theater and other performances. A similarly scaled volume contains the Billie Jean King gymnasium with a basketball court that opens to the public roof garden named for Mayor Richard M. Daley. A LEED Silver-registered building, the Center on Halsted boasts Chicago’s first rainwater harvesting system, which is estimated to save more than 500,000 gallons of water per year, while the “green roof” consists of drought-resistant local plants.
Whether through job shadowing, which allows students to learn about the connection between academics and careers, or teaching classes, which allows students to learn about various jobs and careers during the course of their routine school day, our team members are always eager to get involved and help kids learn. Our design for Junior Achievement’s Mike Curb Free Enterprise Center for JA Finance Park in Los Angeles reflects the organization’s mission to help kids with financial education, workforce readiness, entrepreneurship, and “achieving at the
business of life.” This interactive learning facility supports role-playing and allows students to make financial decisions based on fictitious life scenarios. Students use bank services, contribute to charities, purchase housing, transportation, furniture, and food, and cover health care and other costs. They also learn to make investment decisions and work to balance their personal budgets. This service will also be offered to adults whose second language is English. Gensler’s design for the JA Finance Park optimizes the facilities’ assets in a sustainable way by including an infill of an existing building and garden, so that no new construction was needed for the space.
Common Ground
Serving Greater Goals
MediCinema London, UK
Dozens of Gensler’s people from offices across the US have joined 2.7 million Rebuilding Together volunteers worldwide. In total, 27 million hours of volunteer time have been given to repair more than 100,000 homes and nonprofit facilities.
Gensler helped bring the magic of the silver screen to hundreds of ill patients in London. Working with MediCinema, we helped the organization in its aim to install state-of-the-art cinemas in hospitals so that patients can enjoy the movie theater experience, free of charge to them, their families, and caregivers. This long-standing relationship began when Gensler designed the entrance foyer for the first MediCinema at St. Thomas’ Hospital. Gensler London’s “Design a Future” program has included auctions, graphic design, and thematic décor for several of the organization’s fundraisers in an effort to bring “Big Screen Therapy” to patients and their caregivers.
Rebuilding Together Through Rebuilding Together, Gensler’s spirit of the “onefirm firm” comes through. In many of our offices across the US, team members routinely volunteer year after year to help low-income homeowners, particularly the elderly, the disabled, and families with children, repair their homes and ensure that they are living in safe, warm, and dry homes. National Rebuilding Day, one of the organization’s four service sectors, occurs on the last Saturday of April and is the culmination of a year of planning, evaluating, training, organizing, and assembling the largest nationwide group of volunteers to repair and restore houses and nonprofit facilities, and revitalize entire communities.
More than 60 Gensler staff members have contributed their individual skills to help create unforgettable fundraising events for MediCinema. Gensler also has secured support from various partners and businesses, which donated items to be auctioned.

Each year, Gensler staff in various offices and from various professions volunteer with this organization, which provides at-risk children with a safe place to learn and grow. Through specialized programs—such as the National Fine Arts Exhibit and Youth for Unity—children gain an understanding of education, the arts, the environment, health, pregnancy prevention, gang prevention, leadership development, and athletics.
Inspired by the recent loss of two colleagues to the disease, Gensler London secured donations and organized a charity auction for Cancer Research UK, which raised more than £15,000.
During the holidays, Gensler people team up with We Care— sponsored by the Boys & Girls Clubs of America, Herman Miller and Geiger—to donate their time and creativity to help create crafts for children who are unable to buy gifts for their families.
“We want to continue fundraising to help those fighting cancer and give them the best chance possible to recover. We hope this money will go some way to achieve this,” says Gary Wheeler, a principal at Gensler’s London office.
The money raised would fund a PhD student for nine months or purchase two incubator cells for one of the organization’s laboratories.
Opening Doors
Doing What Matters
We’re driven by a belief that design can improve people’s lives—whether that means donating our time and skills each year to help build homes for people who otherwise could not afford one, or using the arts to bring people together for the benefit of local charities.
Our people give their time and expertise year-round to causes they feel passionate about. That inspires us as a firm to consistently go beyond business as usual.
Habitat for Humanity
Art as Everyday
Putting our knowledge and skills to good use, Gensler volunteers every year to help build affordable homes for families in all regions of the US.
Each year, Gensler offices across the US open their doors in support of emerging local artists—from visual artists to fashion designers—often benefiting regional charities. A cornerstone of the Gensler culture is making the arts an accessible, routine part of the workday while providing a platform for creative talent to make their work visible.

The biggest effort and perhaps the strongest impact came about when Hurricane Katrina struck the Gulf Coast region of the US. Armed with a willingness to learn and help, Gensler staff all over the country responded with a desire to rebuild the devastated area. Habitat for Humanity sells homes to partner families around the world at no profit, financed with affordable loans. Working with Habitat for Humanity, dozens of Gensler people donated their time and talent to helping people in the Gulf Coast region rebuild their lives. In the process, they made valuable friendships and connections.
