Gourds, Squashes And Pumpkins, Oh My!

Halloween takes place during a time of year characterized by earthen-colored chrysanthemums, leaf-lined walkways and crisp autumn air. As colorful as the costumes children wear for trick-or-treating may be, nature’s beauty is unsurpassed this time of year, and the scores of pumpkins, gourds and squashes on display only add to that colorful melange. The Cucurbitaceae family may be best known for pumpkins, squash and gourds, but there actually are 800 species that belong to this family. While they share many of the same properties, these fruits each have their own unique attributes. The main differences between squashes, gourds and pumpkins is their intended purposes — whether they’re ornamental or edible. SQUASH Squashes come in summer and winter varieties. Winter ones do not actually grow in the winter; in fact, they’re harvested in late summer and early fall, but the name references the hard shell casing that protects the tender pulp inside. Zucchini are summer squash because their outer flesh is tender, while butternut, acorn, spaghetti, and hubbard squashes are winter squashes because they feature a tough skin. Even though it takes some effort to crack that shell, the dense, nutrient-rich flesh inside is well worth the workout. GOURDS Gourds are essentially ornamental squashes; they aren’t cultivated for eating. Instead they are bred to look beautiful and unique in autumn centerpieces. Types of gourds include autumn wing gourd, warted gourds, turban gourds, and bottle gourds. Each gourd is unique in its shape and color. 2

PUMPKINS Pumpkins come in ornamental and edible varieties. Even though all pumpkins can be consumed, some taste better than others. Small pumpkins tend to be decorative because, according to Nutritious Life, they do not have enough meat inside to make them worthy of cooking. However, sugar pumpkins are best for baking and cooking favorite recipes, states the resource Pumpkin Nook. The festive hues and flavors of squashes, gourds and pumpkins are one more thing that makes Halloween and autumn special. Your Next Home • October 2018

Halloween Boasts A Rich History

Costume-clad kids, bags of candy and jack-o’-lanterns are some indelible images associated with Halloween. Those images may forever be linked to this beloved, fun-filled holiday, which boasts a rich history that varies depending on where in the world you might be. Celebrations around the world may not mirror those in the United States, where trick-or-treating youngsters travel from house to house in search of candy. But true Halloween enthusiasts may be interested to learn the history of the holiday and how it has changed over the centuries. EL DIA DE LOS MUERTOS In parts of Mexico and Latin America, El Dia de los Muertos (The Day of the Dead) is celebrated each year in early November. The day is designed to honor the dead, who Day of the Dead celebrants believe return to their earthly homes each Halloween. Families may burn candles and incense in an effort to help their deceased relatives and ancestors find their way home. GUY FAWKES DAY For many years, England had reason to celebrate around October 31, but those celebrations did not mirror the Halloween festivities familiar to those across the pond. While recent years have witnessed more and more Brits adopting the Americanized celebration of Halloween, for many the true holiday this time of year will always be Guy Fawkes Day. Celebrated on November 5, Guy Fawkes Day is a commemoration of the foiled Gunpowder Plot. Smithsonian notes that this was a failed attempt 4

by disgruntled Catholics to blow up the British Parliament building while King James I was inside. Fireworks, parades and bonfires marked Guy Fawkes Day celebrations, which in recent years have gradually begun to transform into something that more closely resembles American Halloween. SAMHAIN History.com notes that Halloween can trace its origins to Ireland. But those origins did not involve giggling youngsters carrying plastic pumpkins around in search of candy. Halloween’s origins can be traced to the Celtic festival of Samhain. Samhain was considered the Celtic New Year and was sacred to the ancient Irish. The festival was celebrated as the days became shorter, and offerings were left for the dead, who celebrants believed could cross over into the land of the living at this time. However, they also believed demonic spirits could follow such a path during Samhain, giving the festival the taste of the macabre that many still enjoy imparting on their Halloween celebrations today. Halloween has a rich and interesting history that gals and ghouls from all walks of life might find interesting. Your Next Home • October 2018

HOME Halloween is steeped in tradition. Halloween season also is a time of year when superstitions take root and add to the spooky and often silly nature of the holiday. Some Halloween traditions can be traced back to the ancient Celts and their belief that spirits of the deceased were able to wander the earth during the time they called Samhain. Costumes were worn so the living could blend in with ghosts, and treats were laid out to appease the spirits. Over the years, additional Halloween superstitions have emerged. The origins vary, but the following are some common superstitions to consider as October 31 draws near. • Some believe that bats flying around a house on Halloween — either indoors or outside — is a sign that spirits lurk nearby. • Black cats have long been thought to be companions of witches or “familiars,” demonic animals gifted to them. While some think it’s bad luck for a black cat to cross your path, in Ireland, Scotland and England, black cats symbolize good luck. • One Halloween superstition states that if you walk around your home backward three times and then counterclockwise three times before the sun sets on Halloween, you will ward off nearby evil spirits. • Legend has it that you will have good luck if you sleep facing south the night before Halloween. • Apples can help people determine if they will live long lives. On Halloween night, you have to make an unbroken apple peel, which will estimate how long you will live. The longer the peel is, the longer you’ll live. • Another superstition suggests that if you spot a spider on Halloween, the spirit of a deceased loved one is watching over you. • It is said that no person should lie in a coffin while alive, even for fun. Otherwise, he or she is inviting death. Also, no item of clothing belonging to a living person should ever be put on a corpse when it is placed in a coffin, for as October 2018 • Your Next Home

Halloween Superstitions Revealed

it rots in the grave so will the rightful owner’s health begin to decline. • Children who are born on Halloween are said to have the gift of second sight, which may also include the power to ward off evil spirits. • People have been warned not to turn around on Halloween night if they hear footsteps behind them, as this could mean Death is following. • There is a superstition that when you pass a graveyard or house where someone has died, you should turn your pockets inside out to make sure you don’t bring home a ghost in your pocket. • Jack-o’-lanterns light up Halloween nights. Jacko’-lanterns were originally made out of hollowed-out turnips, but pumpkins replaced the turnips when the Irish emigrated to North America. Jack-o’-lanterns were used to guide lost souls and keep evil spirits at bay. Halloween is full of superstitions, myths and traditions that have been passed down through the years. 5

HOME By the time autumn hits full swing, many trees will have shed their leaves for the season, and the last vestiges of red, yellow and orange magic will have faded to brown. Raking, blowing and collecting leaves becomes the primary chores of lawn and yard maintenance, and presents most homeowners with large piles of gathered leaves to tend to. It is impossible to count just how many leaves fall to the ground each year, or just how many pounds of leaves get collected curbside, but the numbers are substantial. Cleaning up leaves is considerable work, but not all of those leaves need to be carted away. In fact, there are several different uses of leaves that can be beneficial. 1. Spread leaves as a protective mulch to cover tender perennials or root crops/bulbs in the ground. The leaves will form a natural insulating cover that keeps the soil and the plants within a bit warmer over winter. 2. Create a pile of leaves that will break down and form a crumbly, compost-like material called leaf mold. Even though leaf mold may sound like a blight, it’s actually a good amendment to garden soil, improving its structure and ability to hold water. Leaf mold also attracts beneficial organisms that are vital in healthy soil. 3. Brown leaves can be added to green materials in compost piles to improve the health of the compost being formed. According to the healthy living resource Care2, the ideal ratio is 75 percent brown to 25 percent green materials in compost. Turn compost piles regularly to aerate them. 4. Store dried, mulched leaves in a dry spot so they can be used in the spring as a weed barrier for spring plantings. They will keep weeds at bay and help retain soil moisture to ensure small sprouts have the resources to grow. 5. Use shredded leaves as a lawn supplement. Pass a lawn mower over leaves left on the lawn to break them down into pieces too small to rake. This will help keep the lawn healthy throughout the winter without blocking out needed sunlight. 6

7 Uses For Fallen Leaves

6. Bag dried leaves and pack them tightly together in cold areas of the home, such as basements or garages. They can act as added insulation. Bags of leaves also can be placed around planting containers to protect them from frost. 7. Gather a few of the best-looking leaves and preserve them. Use an iron on a low setting and press leaves between two pieces of waxed paper until the waxed paper seals together. Or use clear contact paper to achieve the same effect. Fallen leaves can be used in many different ways throughout the year. Your Next Home • October 2018

Gutter Maintenance

One of the least enjoyable tasks on your property is to clean the gutters. No one likes to do it, but gutter maintenance is a chore that must be done to clean the leaves and debris and allow water to flow freely away from the roof and siding. CLEAN THE DOWNSPOUTS You can use a hose to rinse the gutters and send water through the downspouts. You may need to use a chimney or pipe-cleaning brush to further clear the downspouts. Rake up and remove any debris that you remove from the spouts and gutters.

TRIM BRANCHES.

INSTALL LEAF GUARDS ON THE GUTTERS.

Trim back any branches from the gutters or that might be touching your roof. Trees and branches grow over the summer months and can be directly over your troughs.

A growing trend to prevent more falling leaves from accumulating and undoing your hard work is to install leaf guards on the gutters. They are relatively inexpensive and can be installed easily without professional help depending on the size and height of the task at hand.

GENERAL DEBRIS When the wind blows, the leaves and seeds are falling straight into the gutters and clogging them up, but also expect that all sorts of debris could work their way into your gutters depending on where your property is located.

INSPECT YOUR GUTTERS.

Taking care of your gutters each spring and fall by cleaning them out is a decision that will help pay dividends down the road plus make your property look better. Additional

Be sure to seal any small cracks in your gutters with a sealant or strong adhesive. If you have steel gutters, be sure to check for any exposed metal as bare metal tends to rust faster. Paint over any exposed areas as a rusted gutter will likely need replacing. 8

accumulation of debris, leaves, sticks and dirt will eventually lead to damaging or discoloring your roof or siding. Your Next Home • October 2018

How To Transform A Fixer-Upper

The real estate market will always have its ups and downs, but real estate is an oft-profitable investment. Real estate investors do their investing for various reasons. Some see a house as a place to hang their hats for years and years, while others look at properties as nothing more than investments. Buying a home with the intent to fix it up and resell it is called a “fix and flip.” In such situations, investors buy homes at below-market prices before refurbishing the homes with the goal of recouping their initial investment and then some when the homes are ultimately put back on the market. Flipping has become popular for both expert remodelers and novice investors. RealtyTrac®, the nation’s leading source for comprehensive housing data, noted in its “Year-End and Q4 2015 U.S. Home Flipping” report that 5.5 percent of all single family home and condo sales during the year were flipped properties. This marked an increase from the same time the previous year. Investing in a fixer-upper requires a leap of faith and a vision of what the home can look like in the future. Turning a real estate lemon into lemonade requires certain skills and a good measure of patience. The following are some guidelines to get anyone started. • Don’t bite off more than you can chew. Make an honest assessment of your abilities and which renovations, if any, you can handle. If you are unskilled or inexperienced working with your hands, then it can be easy for an investment property to quickly become a money pit. Before purchasing a property, hire a trained home inspector to tour the home with you and point out all of the areas that will need renovation. With this list, begin getting estimates on how much money the work will entail. Determine if this fits with your budget or not. You do not want to invest so much that it exceeds what you could feasibly recoup when it comes time to sell.

means investing a little bit more. • Save money by doing some work yourself. While the pros may tackle the more complex parts of a given project, such as rewiring electricity or changing the footprint of a home, you can still be involved. Ask to participate in demolition, such as taking down walls or removing old materials from the home. Such participation may be fun, and it can save you substantial amounts of money on labor.

• Overlook cosmetic things when visiting properties. Cosmetic issues include all of the easily replaceable items in a home, such as carpeting, appliances, interior paint colors and cabinetry. Focus on the bones of the house — the architectural integrity and those little touches that you envision having a “wow” factor.

• Recognize that not everything must be completely redone. Realize that, in some instances, a coat of paint and some new accents may be all you need to transform a space. For example, if kitchen cabinets are in good condition, see if they can be refaced or painted instead of replaced entirely. Install new door pulls/ handles to add visual interest. Look for some ready-made items, such as bookshelves, instead of installing custom carpentry.

• Seek the help of experts. Some flippers think they’ll save the most money by doing all of the work themselves. This isn’t always the case. Professional architects, designers and contractors may help you save money. Contractors have an intimate knowledge of where to buy materials and may be able to negotiate prices based on wholesale or trade costs. In addition, experts can help you avoid common pitfalls because they’ve already done this type of work time and again. It’s smart to rely on expert advice, even if it

Renovating a fixer-upper takes time, but it can be a worthwhile project, and one that can help anyone turn a profit in a booming real estate market.

10

• Think about what the buyer wants and not what you want. Renovate with an eye toward prospective buyers’ needs. Keep things neutral and accommodating. Research the latest trends to understand what buyers might be seeking in a home. You want potential buyers to envision themselves moving right in.

HOME As real estate prices continue to climb, the cost to trade up to a larger home is on the upswing across the country, especially as markets remain hampered by tight inventory levels. As a result, more and more Americans are choosing to renovate their current homes instead of relocating. In fact, some forecasts predict that 2015 renovation spending could exceed the record of $324 billion set during the peak of last decade’s housing boom. While the hunt for more square footage can be challenging, homeowners shouldn’t feel like a costly second story or complete addition are the only options. Here are five great ways to create or optimize space in your existing home. 1. Finish an unfinished basement. A basement renovation can hold limitless potential and increase the resale value or income potential of your home. Think about the possibilities: a home theater, office, spare bedroom, basement apartment or recreation room. The key to doing it successfully is to focus on what’s behind the walls, especially since moisture is a common issue in basements. Choosing the right insulation is critical. Look for products that are vapor permeable, dimensionally stable and mold and moisture resistant. Many contractors use Roxul Comfortboard IS semi-rigid sheathing board paired with Comfortbatt batt insulation to combat thermal bridging and protect against mold and mildew growth. An added benefit of this type of mineral wool insulation is that it’s also fireresistant to 2,150 F. For interior walls and ceilings, Safe ‘n’ Sound insulation is ideal because of its ability to absorb noise and indoor traffic sounds, ensuring your newfound space is a peaceful one. 2. Create a more open-concept feel with light and color. If your home wasn’t blessed with towering windows, installing French doors and pot lights can encourage 12

Top 5 Renovation Tips To Create More Space In Your Home

light to travel more freely, creating the illusion of space. Likewise, choosing a paint color for walls, trim and moldings that is lighter and cooler in tone (think soft grays or blues) will help to reflect light and give the room a more open feel. 3. Remove non-load-bearing walls. Homeowners have the opportunity to rethink the layout of their home by removing non-load-bearing walls. Removing structurally unnecessary walls can make your whole home feel larger, improve flow, lighting and the function of your home. 4. Convert your garage into usable living or work space. For many homeowners, the garage becomes an overflow room for storage –– and is often a walk-in headache. Convert your garage (or a portion of it) into another living space, guest bedroom or home office. Install carpet and quality thermal insulation such as Roxul Comfortbatt to block outdoor noise and keep in warmth. 5. Choose furniture and accessories carefully. Adopt a minimalist’s eye. Begin looking around your home for furniture or accessories that overwhelm the space. Interior designers recommend choosing low-profile or small-scale furniture for rooms with less square footage. Dual-purpose items, such as ottomans with storage chests inside, are a budget-friendly way to save on space while staying organized. Your Next Home • October 2018

Did You Know? According to Smithsonian.com, the Halloween tradition of trick-or-treating traces its origins to the Celtic tradition of dressing up as evil spirits at the end of the year. But unlike the trickor-treaters of today, the Celts did not dress up for fun or in search of candy. According to Celtic belief, the dead and the living would overlap during the transition from one year to the next. Celts also believed that demons would roam the earth during this transition period. So Celts dressed up as evil spirts so the demons they believed were walking the earth

would mistake them as one of their own. But it was not just the Celts who contributed to what Halloween has become today. Historians believe that trick-or-treating may also be rooted in the medieval practice of “souling,” in which poor children would go from door-to-door on All Souls’ Day and ask for food in exchange for prayers for the dead. Both Celtic traditions and the practice of souling no doubt contributed to modern Halloween traditions, but the Halloween traditions celebrants know today have been practiced for less than 100 years.

HOME CHECK PH LEVELS Before you start winter prep work, test the pH levels of your soil. A neutral pH level is key to a healthy lawn; otherwise your lawn can thin out over time. Treat acidic patches with lime products; areas that are to alkaline can be corrected with sulfur treatment. REMOVE WEEDS When preparing your yard for the harsh winter weather, you want to safeguard only the plants that matter. Because perennial weeks compete for nutrients with the rest of your lawn, it’s important to remove them before the long winter. SPREAD FERTILIZER Fertilizers formulated for winterizing lawns have higher potassium content than their warmweather counterparts. They’re designed specifically to strengthen plants under stress. Using a spreader, apply the fertilizer evenly over the grass. Be careful not to over fertilize as adding too much can burn the lawn. 14

Winterize Your Lawn

AERATE TO REFRESH THE LAWN Aerating the lawn allows air, water and nutrients to reach down to the roots. SPREAD GRASS SEED If you live in northern climates, this is the season to spread cool-weather grass seed. The best time to foster new growth is when daytime temperatures are between 60 and 70 degrees Fahrenheit. CONTINUE TO REMOVE DEBRIS Leaf removal isn’t the most glamorous of fall tasks, but it’s certainly necessary for your lawn’s health. Raking will also help to remove thatch, the layer of dead grass on top of the lawn, which can prevent water and nutrients from reaching the roots. Your Next Home • October 2018

Winterize Your Home

Now is the time to prepare your home for winter. A few simple suggestions will help you save energy while decreasing your utility bills. STOP ENERGY LOSS WITH DOORS Insulation strips work great around doors and can be applied easily just like sticky tape to help prevent unnecessary cold air from entering your home. Also makes sense to use a draft guard on the bottom of your door’s interior. WELL INSULATED WINDOWS Cracks around window frames are a popular escape point for warm air. Check for weak points around your windows by running the palm of your hand around the edge of the frame. Patch the weak points with some type of sealant by squirting it on and smoothing it over. CONSIDER DOUBLE PANE

FILL FLOOR GAPS Most homes have gaps between the skirting board and the floor, and if you have floorboards there’s likely to be a few gaps between them too. Silicone sealer works great to fill the gaps, and putting a rug down isn’t a bad idea either. INSULATE THE ATTIC One of the most efficient energy savings options is to make sure your attic or loft is wellinsulated. There are a variety of insulation options available for your home or garage. COVER COLD WALLS

It might be worth investing in double pane windows if you haven’t already. This could save you hundreds of dollar on your utility bill.

If you have a concrete wall in your home with no or bad insulation, it’s a good idea to add insulation and cover with plasterboards or sheetrock.

USE WINDOW COVERINGS

• Run ceiling fans in reverse

Closing blinds or curtains after dark traps in the warm air and prevents drafts, especially if they have thermal backing for added warmth retention. Shrink wrapping your windows will also help retain warmth.

• Shut off your outside water source

Maximize Fall And Winter Energy Savings With Simple Tips

As temperatures decrease during the fall and winter months, energy usage and costs tend to climb. These five energy-saving tips for your home will ensure the comfort of your family and your wallet. 1. Adjust your thermostat. Lower the heat on your thermostat while you are away from home and before you go to bed. Better yet, invest in a programmable thermostat so you don’t have to give it a second thought. 2. Seal gaps around windows and doors. Cracks and gaps around windows and doors can let cold drafts into your home. Weatherstripping or caulking will seal these problem areas and keep your home warmer, without having to turn up the heat. 3. Insulate well to protect your home from the cold. Add insulation to your basement walls, headers or attic to make a noticeable difference in the temperature of your home and its energy consumption. A mineral wool product specifically designed for thermal performance, such as Roxul Comfortbatt, is ideal. This type of batt insulation will also provide protection from fire, moisture and unwanted noise. Adding insulation is one of the simplest and most-cost effective ways to increase home energy efficiency. 18

4. Make use of natural sources of heat. Pull back your curtains to let natural light in. The sun can help to warm a room with its rays on a bright fall or winter day. If there are any large windows in your home that don’t receive much sunlight, keep the curtains closed to form a barrier from the cold. 5. Use ceiling fans to your advantage. In the winter, set the fan to rotate clockwise. The blades will pull the air up and around, redirecting warm air that rises back down into the living space. The effect can help you lower your thermostat by two degrees in the winter. While cutting back on energy may seem more challenging as the weather gets colder, it doesn’t have to be. There are many no- or low-cost methods to conserve energy that can provide consistent savings over time. Your Next Home • October 2018

HOME Traditional storage tank water heaters have been used in commercial and residential applications since the early 20th century. While most household electronics have taken great strides in terms of new technology and efficiency, the traditional tank water heater has not. With energy costs continuing to rise and interest in household technology and environmental awareness at an all-time high, the concept of “on demand” or tankless water heating has increased dramatically in popularity during the past decade. GENERAL PURPOSE The general premise behind a tankless water heater is to only heat water “on demand” as it is needed. This eliminates the need for a storage tank and dramatically increases energy efficiency. Almost every major shortcoming of a conventional water heater is addressed by a tankless system. Compared to a traditional storage tank water heater, a tankless system will: • Reduce water heating costs by as much as 50%. Tankless water heaters heat entirely on demand only when hot water is needed. Since there is not hot water storage, thermal heat loss is almost completely eliminated. • Never run out of hot water as a tankless system can literally run all day long if necessary and continuously produce hot water as needed. • Allow you to set the ongoing water temperature to a much more reasonable and safer temperature, closer to the actual temperature you will use the water at, therefore reducing the risk of scalding. 20

Tankless Water Heaters

• Help you save money on your energy costs. According to the U.S. Department of Energy, for each 10 degrees Fahrenheit reduction in water temperature, you can save between 3-5% in energy costs. • Generally handle hard water minerals and sediments much better than traditional tanks. This makes them much less likely to leak or rupture and able to maintain efficiency throughout their whole life cycle. • Typically have a much longer warranty than a traditional tank and can last more than 20 years. • Not require much space as they are about the size of a briefcase which can save valuable floor space that can be used for storage, especially in condos and apartments. HOME We insulate our homes primarily to keep them warm in the winter and cool in the summer. As a result, most of us evaluate insulation based on its thermal properties, which is definitely important to consider. However, there is another aspect of wall and ceiling insulation that should be considered before making a final decision, and that’s moisture. If you choose the wrong insulation, moisture can seriously damage the long-term performance of the insulation, drastically reducing the benefits it offers to your home. Although wall and ceiling cavities may be out of sight after a home is built, they are very important spaces in residential construction and remodeling projects. They play a critical role in managing the interior temperature, noise level, air-flow and mold levels. It is important that the insulation in the walls and ceilings works just as well years after installation as it does the day after the project is completed. This means that the insulation needs to stay consistent over time –– any sagging, compressing or rotting will compromise the safety and comfort of your home. To combat these potential problems, look for insulation that does not absorb water, but repels it. Stone wool insulation, like that produced by Roxul, is a good choice. Water-resistance is important year-round, but especially in summer, when humidity levels rise, and in spring and October 2018 • Your Next Home

Consider Moisture Issues When Choosing Insulation

fall, when rain and moisture levels can increase dramatically. It’s vital that your insulation won’t compress or sag within the wall or ceiling cavity, because when insulation materials compress and sag, they leave gaps, compromising the thermal performance of the wall. Cold, heat and sound can pass through much more easily, creating a living space that’s less comfortable and more expensive to heat and cool. Another important consideration when choosing insulation is mold resistance. Materials that resist mold growth, like stone wool, are essential to the health of your home and family. Because mold feeds on organic matter, selecting an insulation that is composed of nonorganic matter is ideal to prevent rot. Keeping moisture and mold at bay with a quality insulation will contribute to a safer indoor environment and provide energy savings and comfort benefits that can last for the lifetime of a home. 21

What To Look For In An Investment Property

Historically, the appreciation rate for real estate is very strong. Even when the housing market declines, long-term investors in real estate can rest easy knowing that property values tend to rebound rather quickly, rewarding patient investors in the process. Looking at real estate as a long-term investment is just one way approach a potential investment property. The following are a few additional considerations prospective investors should contemplate before buying an investment property. LOCATION Many people are familiar with the real estate industry axiom, “location, location, location!” When buying an investment property, location is everything. A great location should outweigh your own personal feelings about the home, especially if you do not intend to live at the property. You will likely define a great location for an investment property differently than you would a property you intend to live in, so don’t let your own desires in a home cloud your judgement when choosing an investment property. Properties in safe neighborhoods that boast good schools and offer easy access to public transportation tend to make great investment properties. DÉCOR Décor is another thing to consider when looking for an investment property. If you don’t plan to reside in the property, your opinion of the décor should not carry much weight. When viewing a property, try to imagine how much it might appeal to prospective tenants. Quirky properties typically do not appeal to as many prospective tenants as properties whose décor are similar to other homes in the area. Though you might find a tenant who prefers properties with unique interiors, a property that appeals to as many prospective tenants as possible often makes for a better investment and a lot less stress when the time comes to find tenants. CONDITION The condition of the property also must be considered before buying an investment property. Some investors want a fixerupper, while others prefer turnkey properties that won’t require any elbow grease. The former type of property likely won’t cost

22

as much as a fully renovated property, but those cost savings might be lost when it’s time to renovate. Find a property that’s in the type of condition you’re comfortable with. If you decide to go with a fixer-upper, learn the cost of your potential projects before submitting an offer. COST Real estate makes a great investment, but don’t go overboard when buying an investment property. Before making an offer on a property, research rents in the area and the cost of insurance in that particular neighborhood. You want a property that essentially pays for itself, so make sure the rent you’re likely to collect is enough to cover your monthly costs, including the mortgage on the property, insurance and the costs associated with managing and maintaining the property. Real estate investors often reap great rewards when selling their properties. But it’s still important for potential investors to consider a host of factors before investing in a property. Did You Know? Many images are symbolic of Halloween. Witches riding broomsticks and ghosts gallivanting about haunted mansions are two such images. Cemeteries also play a prominent role in setting the Halloween scene.

Halloween fans and history buffs may wonder where the oldest cemetery in the United States happens to be. That distinction belongs to the Myles Standish Burial Ground. Located on a residential street in Duxbury, Massachusetts, the Myles Standish Burial Ground is actually the nation’s oldest maintained cemetery, a designation bestowed upon it by the American Cemetery Association in 1976. The cemetery is named after Myles Standish, the military leader of the Plymouth Colony. In fact, many voyagers from the Mayflower are buried in this ground, which began serving as a cemetery

in 1638. Standish, who died in 1656, is among those laid to rest here. Exhumations in the late nineteenth century confirmed the site was home to Standish’s remains, and a memorial to him that’s still standing today was subsequently built over his gravesite. While it became a historic burial ground, the site was actually first used as Duxbury’s premier meeting house. Its use as cemetery lasted from 1638 to 1789. In fact, many of the burial markers were obscured for much of the nineteenth century. But an economic downturn sparked by the town’s loss of its shipbuilding industry led the town to rediscover its history. As a result, the Myles Standish Burial Ground became a focal point of efforts to attract tourists interested in colonial history. The ground continues to attract tourists today and is a must-see for Halloween and history enthusiasts alike.

Four Easy Tips For A Basement Makeover

The start of a new season is the perfect time to check some tasks off of your “to-do” list — whether it’s to get in shape or tackle at-home projects. If you’re planning on making some simple but effective changes at home, here are some tips on how to give your basement a total 180-degree makeover. SOUNDPROOF IT Installing acoustic insulation is the perfect excuse to crank up the subwoofer, host a get-together or let the kids run wild. Soundproofing is the ultimate solution to maximize your basement’s peace, quiet and privacy. Industry experts suggest using Roxul Safe n’ Sound, which effectively absorbs sound and is easy to work with. OUT WITH THE OLD, IN WITH A FLOOR Installing a new floor or updating the existing one can improve the overall comfort level and look of your basement. Many unfinished basements have basic concrete flooring, which is cold year-round. Flooring options are endless — hardwood, laminate, cork and Berber flooring all add warmth to a basement bedroom or TV room; play mats are great for kids’ playrooms; and carpets are perfect to make any room feel more comfy and welcoming. GET CREATIVE WITH A FRESH COAT OF PAINT

ACCESSORIZE IT

Transform the dull and boring space into an inviting entertainment oasis or a colorful playroom with a simple coat of paint. When considering the paint, think about what color will compliment your existing furniture. To add some drama, consider adding depth and visual interest to your space with a different colored accent wall.

Throw pillows, rugs, lighting, and artwork are simple additions that can immediately enhance or change your basement’s look and feel. Pot lights can modernize, while art work and throw pillows can add a splash of color. Decide on a theme and color scheme for your room and keep your eye out for staple pieces that will make it feel like an entirely new space.

HOME As a contractor and real estate expert, I am often asked by homeowners for advice on the best projects for their remodeling dollars. While it’s important to first consider the purpose of the remodel (is it for yourself, for resale, or as part of an income-generating suite?), there are some remodels that have proven to be reliable investments over time. Some of these include: Kitchens and bathrooms. Remodels here top the list. High-end finishes, like marble and quartz countertops and stainless steel or commercial grade appliances, are greatly coveted. Clever storage is desirable, along with home automation –– a new and growing trend. Bathrooms. This one is simple. The hottest bathrooms right now aim to replicate a spa-like experience. From color and accessories to scents and lighting, transforming this room into a relaxation haven will maximize its appeal. Basements. Basement remodels are among the best ways to gain space without going the route of a costly addition, but the key is doing it right. Address moisture issues first, and hire professionals for plumbing, electrical and mechanical work. Insulate with a water-repellant insulation made from inorganic materials to improve energy efficiency, and then focus on the finishes. Insulation. Installing, topping up or replacing insulation is one of the most cost-effective ways to increase energy efficiency and save money over the life of your home. For exterior walls, 26

basements headers, cathedral ceilings, and attics, I recommend a product called Roxul Comfortbatt stone wool insulation for exceptional thermal performance. For interior walls and between floors, I’m a big fan of Roxul Safe ‘n’ Sound for its excellent sound dampening qualities. Both products are fire resistant up to 2,150°F, resistant to mold and mildew, and Greenguard-certified to the highest level for air quality. Smaller fixes. Know that you don’t have to spend a lot of money to realize a good return. Can’t afford a full-out kitchen or bathroom remodel? Consider painting walls and cabinets, replacing outdated hardware or fixtures and installing new lighting for an impactful refresh. When it comes to living spaces, it’s amazing what a splash of color, some new flooring, carefully selected accessories and strategic lighting can do for the look and feel of a room. Save a little extra by doing it yourself. With a positive attitude and some elbow grease, you can make a big difference with projects that require low to moderate know-how. Improve Entertaining Spaces

A FEW IMPROVEMENTS AROUND THE HOUSE CAN MAKE ENTERTAINING MORE COMFORTABLE FOR HOSTS AND THEIR GUESTS. Some homes are seemingly built for entertaining, while others may need a little help to make them more fit for hosting dinner, holiday gatherings or an evening with friends. Overall, one-quarter of people entertain guests in their home either daily or weekly across the globe. Onethird entertain monthly, according to findings from GFK Insights. People who open their homes to loved ones may want to make some modifications to their spaces to improve the experience for all involved. • Tame the clutter. Look for ways to reduce clutter in rooms where entertaining takes place. Built-ins with bookshelves and cabinets can hide electronics and wayward toys or collectibles. Focus attention on the entryway, hanging hooks for collecting coats, keys and shoes, so they do not overrun the foyer. Remove any knickknacks or other breakable items from shelves or on coffee tables to free up more space. • Improve conversation seating. Arrange tables and chairs to create conversation nooks for guests who want to talk and get to know one another better. Consider moving out big and bulky sofas in favor of love seats or comfortable chairs that will take up less room and improve flow in entertaining areas. • Find the pieces you like. Think about how you tend to entertain and then cater your space to those preferences. For example, a large dining table with October 2018 • Your Next Home

fold-out extensions or leaves is ideal for someone who regularly hosts formal dinner parties. Renovate a room to include a small bar and club chairs for a lounge feel if cocktail parties are typical. • Improve lighting. Work with an electrician and/or designer who can offer ideas for lighting that can set the mood for entertaining. Rooms that are dull and dim can benefit from overhead lighting fixtures if there are none already available. Task lighting in the kitchen under cabinets can make it easy to prepare food for guests. Wall sconces or focused lighting on artwork can establish a dramatic effect. • Do major construction. Consider working with a builder to make some changes if you simply don’t have the space to entertain. Taking down a wall can open kitchens to living spaces, while adding a deck or three-season room off the kitchen or dining room can provide more space for guests to congregate. • Install a guest bath. Update or add a bathroom near the main entertaining areas. This allows guests to discretely use the bathroom and keeps them from roaming in areas of the house you would prefer they avoid. 27

Winterizing Your Vehicle

There are some simple steps that you can take to get your car ready for winter. Many of which are mentioned in your owner’s manual. Taking these steps will give you piece of mind while driving during the harsh winter months. • Changing your oil. Refer to your owner’s manual for guidance about which oil to use in different climates and temperatures. Oil tends to thicken as it gets colder, and if it’s too thick it won’t do the best job of keeping your engine lubricated. • Replace your windshield wipers. They usually work effectively for about one year, so be sure to invest in some new ones if you’re due. Fill up your windshield washer fluid. Apply a windshield treatment to prevent fogging of your windshield. • Check your battery. This is a good time of year to make sure your battery’s posts and connections are corrosion-free and that your battery has all the water it needs. You don’t want to be stuck anywhere in the middle of a snowstorm. • Check your belts and hoses during your next full service inspection. Cold weather can do a number on belts and hoses, so this is extremely important. • Check your tire pressure. Your tires must be properly inflated to ensure you’ll have the best possible traction as you drive on snow and ice. Traction is often severely jeopardized in wet, snowy or icy conditions. Menards carries several air compressors that would be useful to have on hand in the event that you need to fill your tiers up before leaving home or while on the road. 28

• Prepare and emergency kit for each car in your household. Store this in your trunk so it is always available if you run into trouble. * Blankets * Boots, gloves and scarf along with additional warm clothing. * Water, food and hard candy * Ice scrapper * Small shovel * Flashlight and flares * Jumper cables * Tool kit with tire gauge * Spare tire with air and all the equipment needed to change a flat tire. * First aid kit * A bag of abrasive material such as sand, salt or kitty litter to provide traction if you get stuck. Did You Know? Come autumn, many foods seem to take on a unique flavor exclusive to the season. That’s thanks to the ubiquitous “pumpkin spice,” which each fall is a specially featured ingredient in everything from cream cheese to marshmallows. Naturally, pumpkin spice is also a key ingredient when preparing pumpkin pie. But just what does pumpkin spice contain? Pumpkin spice is a combination

of several different ground spices. It typically includes cinnamon, cloves, ginger, and nutmeg. It also may include allspice. Pumpkin spice is the name given to the blend in the United States. In the United Kingdom, pumpkin spice is known as “mixed spice,” which is a similar but not exact blend as that used to create pumpkin spice. Both feature cinnamon as the dominant flavor.

How To Save Your Pet’s Life

It can happen in an instant! Your dog drinks some cleaning solution or your cat starts choking on a toy... What do you do? For many, they’re likely to go straight into panic mode. But if you know some basic pet first aid, you can turn a terrifying moment into a heroic experience. So, keep calm and tend to any pet emergency with these life-saving tips. BE PREPARED FOR A PET EMERGENCY A pet emergency can happen anywhere and at any time. So, how do you prepare yourself for potential pet problems? By building your own pet first-aid kit, of course! Place the following products in a medium-sized bag to create a simple first-aid kit that’ll set your mind at ease: • Your vet’s information • 6’ Leash • Cotton balls • Gauze • Adhesive tape • Tweezers • Spare towels • 3% Hydrogen peroxide • Breakaway collar • Blanket • Saline solution • Small flashlight • Digital pet thermometer • Padded pet carrier TAKING APPROPRIATE ACTION While a serious pet emergency requires immediate action, remember to consult your veterinarian in all dire situations. Yes, your quick thinking may save your pet’s life, but it’s not a substitute for veterinary care. Even after the crisis has passed, please visit your veterinarian for proper treatment. HOW TO TREAT CUTS, PUNCTURES, OR BITES 1. Because some animals bite out of fear or pain, make sure you muzzle your furry friend before tending to their injury. It’s merely a precaution to protect yourself from your pet’s involuntary outbursts. 2. Disinfect the wound with cotton balls soaked in saline solution. Through its unique combination of salt and mild antibacterial properties, common contact lens solution actually washes away all kinds of debris. 3. If bleeding has subsided, apply either antiseptic spray or itch relief hydrocortisone spray to the wound, which will help seal the skin. However, if fresh blood is detected, apply direct pressure to the wound with gauze until it clots. 4. To prevent your pet from licking their wound, place gauze over the injury. Then, wrap up the affected area with adhesive tape so the gauze stays securely in place. Remember to change the bandage every day until the wound has healed. HOW TO REMEDY PET POISONING 1. If you suspect your pet has ingested something toxic, call your vet immediately. Be ready to tell them the breed, age, gender, and weight of your pet, as well as your pet’s symptoms. 2. With your vet’s consent, you can induce vomiting by giving your pet some household hydrogen peroxide. Administer 1-2 teaspoons of the solution for every 10 pounds of your pet. In just 5-10 minutes, your pet should vomit.

30

3. Try to get your pet to drink some water. A cup of fresh water can significantly reduce the risk of organ damage from any poison that’s recently entered their body. 4. Next, collect a sample of the vomit with an XL Premium Waste Bag. With this in tow, take your pet to the vet. This fresh sample will help your vet determine the next course of action. HOW TO PERFORM THE PET HEIMLICH MANEUVER 1. Like humans, your pet will let you know if they’re choking. A sudden coughing spell and pawing at their mouth are both telltale signs that your pet is in peril. 2. Using both your hands, try to open your pet’s mouth and look inside it. If any foreign object is detected, try removing it with tweezers. 3. If the object can’t be moved or even be seen, lay your pet on their side. Tilt their head down and their hindquarters up. 4. Place both hands beneath their ribcage and press it 3-4 times in a thrusting motion. This quick action will push air into their lungs and dislodge the object from their throat. Repeat this step until the object is eradicated. 5. Visit your vet. Even if you’re successful in removing the object, your pet may have sustained an internal injury that only your vet can treat.
