Tips on Selling Your Home! ProFeSSionAl PHotogrAPHY

review Your liSting

Price Your Home AccurAtelY Don’t create the wrong impression by pricing your house high and then reducing it. Nor do you want to leave money on the table. Reputable listing agents can and will help you. By selecting an experienced real estate agent who sells a fair number of listings, preferably in your neighborhood. Your agent will analyze comparable sales and prepare an estimate of value and for comparative market analysis. Home StAging BooStS Selling Power And APPeAl Ask advise from your agent on how to prepare your home. Most homes show better with about half of the furniture removed. If a buyer walks in the door and wonders if anybody lives in the house, you’ve done your job correctly. Consider home staging to boost your selling power and appeal. tHe BeSt dAY to liSt Your Home Choose the best day to list your home. The time period will vary depending on your local community, weather, time of year, and a host of other factors, including the state of the present real estate market. You basically get one chance to present your home in its best light the first day on the market. Be FlexiBle witH Home SHowingS Be flexible with showings. If home showings are too much of an imposition on your life, consider going away the first weekend your home is on the market. It can feel a bit intrusive to allow strangers to trek through your home and check out your soft-closing drawers in the kitchen. HoSt An oPen HouSe If your home is located in an area close to major traffic, that is generally indicative of a reasonable expectation the open house signs will pull in visitors. Ask your agent if they

advertise the open house online. Many home buyers have no desire to buy a home until they’ve seen the house for themselves. ProFeSSionAl PHotogrAPHY - cAn Be A SAle Point Of course, if you have hired a top-notch listing agent, your agent most likely already provides professional photos. It’s not enough to just get the angle right in the photo. The most popular photos are rich in color and depth, and they entice. But ask to approve the virtual tour or photo tour before it gets listed. review Your liSting online Look at your home listing on various websites to make sure the information conveyed is accurate. Agents do their best to ensure accuracy, but this is your home, you know the details better than anyone. If you spot a feature that is missing, contact your agent immediately. reSPond PromPtlY to A PurcHASe oFFer Respond promptly to a purchase offer. Many purchase offers contain a date by which the offer expires. It can drive buyers crazy if they are forced to wait for a seller to decide whether to accept their offer or to issue a counteroffer. Remember, if you are selling because you need to buy a new home, you are no different when you are a home buyer yourself. line uP moverS eArlY If you are thinking about moving at the end of May, for example, which is the busiest time of the year for movers, you might find it is impossible to locate movers for the day you want. Start packing before your home hits the market, which will give you a head start on the process. It will also give you peace of mind to be prepared.

HELPFUL PACKING TIPS & CHECK LIST r Gather boxes in all sizes from friends, neighbors, and stores. r Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding inside boxes. r Create a portable packing kit with marking pens, a tape measure, packing tape, twine, and scissors. Carry it with you as you pack up items around your home. r Reinforce the bottom of boxes with extra tape for added strength. r Label each box with the name of the room in your new home where it should be placed. r List the contents of the box on the side of it. r Number the boxes and keep a list of which boxes go in which room in your new home.

r Label boxes containing fragile items with large red lettering. r Place china in plastic bags and stack plates upright on their sides, not flat. r Pack your TV, stereo, and computer in their original boxes whenever possible. r Keep boxes to 50 pounds or less. r Pack heavy items into their own smaller boxes and place lighter items together into larger boxes.

Ron gardner with his family Bob, Blake and luann have been remodeling homes and businesses in the Western Michigan and grand Rapids area for over 50 years. They complete over 1,500 jobs per year. They try hard to make everyone happy. honest prices, good workmanship and low pressure selling using excellent materials has been the secret to the gardner’s long career in the business. honesty is the key say Ron gardner. Customers that are treated honestly will almost always return for more work or refer someone else. it’s

been proven and it works says gardner. There is a lot of high pressure selling going on out in the marketplace, but that’s not our way. When people get estimates from contractors, they should always call the grand Rapids Better Business Bureau. get the report from the BBB and make a decision not forced or pressured by a salesman or sign now in hurry contracts are usually not to the customers benefit says Ron. Be smart and look at all the facts. The gardner Family plans on being around another 50 years to serve its customers. They thank all its past customers and clients for their trust and confidence in Professional home improvement - Ron gardner and Staff

MOVING CHECK-LIST

Simple ideas to keep yourself organized and stay on task.

TWO MONTHS BEFORE MOVING r Sort through your belongings to reduce the number of things you move. r Have a garage sale or donate items you no longer need to charity. r Decide whether to move yourself or hire professionals. Make reservations with a moving company or truck rental company. Tip: Call three companies for estimates to compare.

r Gather packing supplies: boxes, packing material, tape, felt markers, and scissors. r If you’re moving a long distance, make travel arrangements with the airline, hotel, and rental car agency. If you’re driving to your new home, get maps and plan your travel route. r Save all moving receipts, because some moving expenses may be tax deductible. Check the current tax code for requirements. r Place your legal, medical, financial, and insurance records in a safe and a accessible place. r Purchase insurance coverage for valuables to be moved. r __________________________________________________ r __________________________________________________ r __________________________________________________ r __________________________________________________ r __________________________________________________

ONE MONTH BEFORE MOVING

r Start packing items that aren’t regularly used such as off-season clothes and decorations and items in storage areas (garage, attic, and closets). r Make travel arrangements for your pets. r If you’re driving, get your car tuned up. r Get medical records from your doctors, dentist, optometrist, and veterinarian. r Send items (rugs, drapes, clothing, quilts, bedding) to the cleaners. r Back up important computer files to floppy disk. r __________________________________________________ r __________________________________________________

TWO WEEKS BEFORE MOVING

r Contact your utility companies (gas, electric, water, cable, trash collector, and local phone service providers) and notify them of your move. r Sign up for services at your new address. r Contact your long distance phone company and notify them of your move. r Call friends and family and recruit help for the moving day if necessary. r Confirm your travel reservations. r Arrange to close or transfer your bank account, if appropriate. Pick up items from safety deposit box. r __________________________________________________ r __________________________________________________

ONE WEEK BEFORE MOVING

r Pick up items from the cleaners, repair shops, or friends. r Pack a survival kit of clothes, medicines, special foods, and so on to carry you through the day after arrival in your new home. r Finish packing all boxes minus what you will need in the final week. r Inform the post office of your upcoming move. Send change-of-address cards with your new address and phone number to: r Friends and family r Banks, insurance companies, credit card companies, and other financial institutions r Magazines and newspapers r Doctors, lawyer, accountant, Realtor, and other service providers View it online at www.homefinderguide.com
