Helpful Homeowner Tips BASEMENT LEAKING? Does water leak into your basement during a bad rain storm? Are your block walls insufficiently sealed? Do you need gutters? Is the slope of your yard allowing the rain to run right down your basement? There are many things that can factor into water getting into your basement. Here are a couple things that you can do to prevent this from happening. • Waterproofing paint to cover the block basement walls and help repel water from seeping in. • Watertite caulk to fill any gaps in the wall. Make sure your walls are dry and clean before sealing with paint and caulk. • Add soil to the ground next to the house to create a slope that would push water away from the foundation of the house. • Install gutters Add rain gutter extensions to drain water further away from your foundation. The type of gutter used (aluminum, vinyl, etc) will depend on your local climate. Use a leaf catch cover over the gutter to avoid your gutters clogging which could damage your gutters or cause water to overfill and fall onto your foundation. • Install a sump pump to automatically drain water from your basement if it returns. • If you have window wells, consider putting a cover over them to keep water from pooling near your window. • If not already present, consider adding floor drains to help drain any water flowage from your basement. Plastic Flooring risers can be added to allow room for water to move freely and drain underneath wood, vinyl, or other traditional flooring. • If you currently have water in your basement: Use a combination of mops, squeegees, and buckets to collect and dispose of standing water in your basement Use a dehumidifier to remove remaining water residue. Ensure the dehumidifier is rated to the size of your basement. 14

This eliminates the need for a storage tank and dramatically increases energy efficiency. Almost every major shortcoming of a conventional water heater is addressed by a tankless system. Compared to a traditional storage tank water heater, a tankless system will: • Reduce water heating costs by as much as 50%. Tankless water heaters heat entirely on demand only when hot water is needed. Since there is not hot water storage, thermal heat loss is almost completely eliminated. • Never run out of hot water as a tankless system can literally run all day long if necessary and continuously produce hot water as needed. • Allow you to set the ongoing water temperature to a much more reasonable and safer temperature, closer to the actual temperature you will use the water at, therefore reducing the risk of scalding. • Help you save money on your energy costs. According to the U.S. Department of Energy, for each 10 degrees Fahrenheit reduction in water temperature, you can save between 3-5% in energy costs. • Generally handle hard water minerals and sediments much better than traditional tanks. This makes them much less likely to leak or rupture and able to maintain efficiency throughout their whole life cycle. • Typically have a much longer warranty than a traditional tank and can last more than 20 years. • Not require much space as they are about the size of a briefcase which can save valuable floor space that can be used for storage, especially in condos and apartments. People who are aware of roughly how much energy they use typically use less energy than those who aren’t mindful. W BE AWARE OF ELECTRONICS - Electronic devices draw power whenever plugged in, even if they’re turned off. TVs, video players, game consoles, laptops, phone chargers and other electronics are the biggest culprits. Plug them into a power strip that’s on a timer. W CHANGE FURNACE FILTERS - A furnace is the biggest energy consumer in a home. When dust builds up on the filter, the system has to work harder and longer to draw in return air. Check the filter often and replace it with a new one when you see gunk build-up. W PAY ATTENTION TO YOUR THERMOSTAT - The optimal winter thermostat settings are 68 degrees (day) and 55 degrees (night). If those numbers seem chilly, throw on a sweater, put a heavy blanket on your bed and let this fact warm you up: Turning down the heat 10 to 15 degrees for eight hours every night can save 5 to 15 percent on your monthly heating bill. Control the temperature with your smartphone or a programmable thermostat. W WARM UP YOUR WATER HEATER - To reduce hot water use, wrap your water heater with an insulation jacket and cover the first 6 feet of water pipes connected to the heater with pipe insulation. Then, turn down the temperature. W BE SMART ABOUT LIGHTING - You’ve heard it before, but LED bulbs will save you big bucks. Replace your home’s incandescent light bulbs with LEDs and you’ll save! W WRAP YOUR WINDOWS - Use a window insulator kit with thin, plastic sheeting, similar to adding an extra pane of glass in terms of insulation. W STOP AIR LEAKS - Electrical outlets are common areas where heat escapes and cold air enters. To beef up insulation, remove the outlet’s cover plate, spray in a foam sealant and install a foam gasket over the outlet. Front doors can be another problem spot. Install weather stripping and replace it every few years. The majority of a home’s heat escapes through the attic and basement. Reduce air leakage by sealing cracks with a foam gun and sealant: Put your hand in every corner and crevice to feel for cold air, then spray away. W USE YOUR MICROWAVE MORE - It’s more energy efficient than your stove. When you do use the oven, don’t let it heat longer than necessary and be sure the door’s seal is sound so heat won’t escape. Also, keep your stovetop clean to radiate heat more efficiently. W LET YOUR WASHER HELP DRY YOUR CLOTHES - Dryers can use the most energy of all household appliances, so add an extra spin cycle when washing to help wring out excess moisture from clothes. A home with a child is a home filled with toys. Toys come from birthday parties, holiday gifts, fast-food kids’ meals and other occasions. You can’t hide everything, but with a few interior design tricks and a little imagination, you can achieve balance. Control where toys are stored, what is seen and how they’re presented, and your home will be comfortable and fun for children and still uncluttered and livable for grown-ups. REDEFINE STORAGE CONTAINERS Bring in wicker baskets and decorative boxes to keep the most-used toys out of the way. Go with lids to keep toys completely hidden and place near side tables and next to fireplaces to blend in. In the kitchen, toss crayons and other art supplies into bottles for a clean and uncluttered appearance. Dedicate shadow boxes to store and display smaller toys and collectibles and blend wood tones to surrounding décor or contrast colors. Turn an old media center into an open-air storage area. Keeping toys on the shelves and in the slots rather than on the floor will help them blend in. Plus, the kids will love playing video games on a TV surrounded by their favorite dolls, robots and toy trucks. Transform an unused armoire into an instant storage center that hides the television and toys tucked inside. Spruce up the armoire with new knobs and a coat of paint to match or reflect the decor in the room. Buffet tables and dressers can work, too. REPURPOSE FURNITURE Purchase that bench seat you’ve always imagined for the living room bay window. Choose one with deep hidden storage that can double as a toy bin. For a larger home, consider an entire wall bench seat for even greater storage area. Or, add cabinets with colors or materials to match the living room as an elegant way to disguise toy containers. RE-IMAGINE SPACE The wall can continue to separate a family room, for example, but also hold board games and small baskets and boxes filled with Legos, puzzle pieces and playing cards. Reclaim staircase space. A closet beneath a staircase is the perfect place to hide toys or create extra play space. No closet, no problem, add a long console or ottoman with hidden storage.
