I've even compared the town-homes to a few single family dwellings with similar sq ft and plus a 1 car garage. The average consumer will gravitate towards a modern finish in a community than a single family home thats dated (15+ years old). Mr. Dhillon can choose to either to place the rents high at $3,000 and stay on the market for 3-4 weeks or rent all the units in 1-2 weeks for $2,700 (CDOM) cumulative days on days market. Pricing: With all (24 units rented the profit would be $64,800 monthly and Annually $777,600 that equates to a 6.5% cap rate in the commercial world if he chooses to sell all 24 units as rentals vs. a town-homes with HOA income.
