LE NOUVEL KLCC TAKES TOKYO

Henry Butcher Real Estate Sdn Bhd together with Beyond Borders Tokyo made a mark in the Japanese soil as they introduced Wing Tai Malaysia’s Le Nouvel KLCC to Japanese investors for the first time this early August. Taking place at the Shinjuku Prince Hotel in Tokyo, this private event witnessed a successful prelude to Henry Butcher’s initiative to demonstrate the real estate climate in Malaysia. This is in efforts to encourage potential investors from Japan to look into Malaysia as an ideal option next.

The epitome of luxury living in the heart of the city, Le Nouvel KLCC is built for those who could appreciate and afford the allure of waking up to the view of the majestic Petronas Twin Towers. Le Nouvel is principally designed by architect extraordinaire Jean Nouvel, who has won nearly every notable accolade in architecture including the Pritzker Architecture Prize. Le Nouvel is also a collaborative effort with other renowned architects, namely Herve Descottes, Patrick Blanc and Koichiro Ikebuchi. Patrick Blanc’s specialty in botanics shines through the vertical planters with more than 200 species of plants vining throughout them. Meanwhile, Marie Maillard has designed the residence’ curtain wall with glass frit patterns made of various leaf patterns to echo and complement the vertical green façade.

Also, the speakers touched on Malaysia My Second Home (MM2H) program to demonstrate some of the key features which could benefit potential investors. This could be encouraging since it is evident that the influx of Japanese into Malaysia via MM2H is observed due to various factors such as business relationships, tourism and more.

The first half of 2018 witnessed an 18% decline in the number of new projects launched in Kuala Lumpur compared to the same period in 2017. In terms of number of units, the drop was even more significant with a 52% dip in the total number of units launched. This could be due to weaker market sentiments but a key reason would be the 14th General Elections which took place in May. That month saw no new projects being launched as developers held back in view of the general lack of interest to make substantial financial commitments during this period where the pervasive focus was on politics and there was an overall uncertainty of how the elections would pan out. Developers came back to the market with five new launches in June to latch onto the feel-good factor after the elections unexpectedly resulted in a change of government. As to be expected, all the new projects launched in land scarce Kuala Lumpur were strata residential properties with condominiums and service apartments forming the bulk of units launched. The majority of developers played it safe, preferring to focus on units with sizes of less than 1,000 sq ft which could then be priced at more financially accessible levels. Based on our analysis, 33% of the projects launched in 1H 2018 offered units with built-up areas within the 801 to 1,000 sq ft band and another 22% had a mix of units within the 1,001 to 1,200 sq ft range. Only 5% of the projects offered units larger than 2,000 sq ft in size.

New projects launched in 1H 2018 were spread throughout Kuala Lumpur with Setapak, the OUG/Old Klang Road area, Mont Kiara and Cheras seeing more than one new project launched. With the dust now having settled down and the new policy directions of the nascent administration which has just passed its 100th day in power beginning to take shape, developers have gone back to their launching pads and the market is likely to see a ramping up of new project launches in the coming months, provided that the economic outlook and property market conditions remain positive or at least stable.

RISING TO THE OCCASION WITH MORPHOSIS The Independence Day celebration for 2018 is definitely a significant one as Galeri Prima in collaboration with Henry Butcher Art Auctioneers organised an art exhibition, aptly dubbed MORPHOSIS, that was officially launched on the 29th of August 2018, at Galeri Prima.

This exhibition tugs the strings of patriotism through a series of artworks by cohort of 88 local artist, demonstrating their interpretation of our nation’s transformation, from the early days of Independence in 1957, till the wake of new Malaysia, post General Election 2018. MORPHOSIS endorses a space that pay homage to emerging artists as well as veterans of the field all in one place where all 88 artworks were displayed throughout the gallery. MORPHOSIS features art pieces that gives a voyeuristic take because it demonstrates the personal views of these artists on the past and present political and sociological climate in Malaysia. According to curator and Galeri Prima’s manager, Azlynn Aziz, she believes the “morphosis” that Malaysia is going through is reflected through the exhibition whereby the whole theme is at par with the current affairs of the nation and its journey so far. Therefore, the nationalism and raw honesty of the artists were evident as projected through the masterpieces that now adorns the gallery for a limited time only.

The anchor piece of the exhibition, Dirgahayu Negaraku - Susah Payahnya Membina Negara by Ismadi Salehuddin, depicts how it is to build this country. As he succinctly explained, “Andaikata satu kayu dicabut darinya ianya akan longgar, dicabut dua ianya akan goyah, dicabut tiga maka akan terlerailah kesemua ikatan dan pautan yang ada yang akhirnya akan meruntuhkan serta

menghancurkan keseluruhan struktur binaan bendera ini, dengan kata lain…Musnahlah Negara! Pupuklah rasa sayang kita padanya. Anda semua tidak perlu lagi bersusah-payah membinanya kerana ianya sudah terbina. Jagalah ia dengan sebaiknya. Hormatilah ia. Sayangilah negara kita, bernama Malaysia. Benarlah peribahasa lama, BERSATU KITA TEGUH, BERCERAI KITA ROBOH.”

Ismadi Salehuddin created this installation of our national flag by assembling planks of wood, metal and gold elements as has a metaphoric message about unity in Malaysia. According to his statement, these planks of woods represent us as individuals. When one plank is removed, the structure begins to fall apart and that defines the importance of us as citizens to acknowledge the significance of unity to stand strong. MORPHOSIS is open for the public from 27th August to 16th September 2018 at Galeri Prima Balai Berita Bangsar from 10 am to 6pm everyday except public holidays. Also, these artists have also unanimously agreed to contribute 40 per cent of the proceeds from the sale of their artworks displayed at the exhibition to Tabung Harapan Malaysia. For this issue of our Value Map, we focus on Kepong located at the northern part of Kuala Lumpur. A former mining town back in the 1800s, Kepong is a predominantly Chinese area due to its history of housing Chinese immigrants who came to work in the tin mines located within Kepong and other mining sites further afield like Pudu. During the British occupation, Kepong was developed into a rubber plantation which affected the mining activity of the area. Consequently, residents of this locality also switched their attention to the emerging rubber plantation sector.
