Simply cutting back on take-away coffee or joining a rewards program, for example, can help put you months or even years closer to living mortgage-free,” Peta said. Mortgage Choice offers the following top financial resolutions to help you become mortgage-free sooner: Resolution 1. Make your own fancy lunch: Tick trimming your waistline and reducing your mortgage off your list of New Year’s resolutions all at once! As appealing as a chicken caesar wrap sounds, why not put your master chef hat on and make it yourself, which could cut your lunch budget in half to say $25 per week. Saving the other $25 per week and contributing this to your monthly home loan* repayment could save you around $61,000 in total interest payable and cut over four years off the loan term. Resolution 2. Change the way you drink your coffee: Say your daily caffeine hit costs you $4 per coffee, and you are buying one each weekday, equating to $80 per month. By cutting back on purchasing takeaway coffee to every second day for a whole year, and contributing the extra $40 per month to your home loan*, you could cut almost two years off the length of your loan term, and save over $27,430 in total interest payable over the life of the loan. A price point analysis undertaken for the house market indicated 49 per cent of sales recorded for the September 2012 period were below $300,000, compared to 29 per cent in September 2010 period. Increased activity in the sub $250,000 price range substantiates a notable change in buyer preferences, with many owner occupiers and investors exploiting opportunities to buy well and add value to somewhat tired properties. Houses within this price range have traditionally been overlooked by buyers, resulting in lengthy stints on the market. Current on the market evidence confirms that these said properties have become the fastest to move throughout 2012, as buyers respond to diminishing stock levels at the lower end. The absorption of limited stock under $250,000 will eventually stabilise the median house price from further softening in 2013 as buyers shift back to higher price brackets and mortgagee sales become less prevalent. The increase in sales activity and firming of median price for the suburb of Pialba over the September 2012 period is further evidence of buyer’s increased appetite for affordable housing in what has become a competitive market.

The Hervey Bay Area house market has recorded a total of 395 settled transactions during the September 2012 half year period, to uphold three consecutive periods of positive growth (9.0 per cent average bi-annual growth) since the March 2011 period. The local house market continues to benefit from improved mortgage affordability and accessibility attributed largely to official cash rate reductions (currently 3.0 per cent as at December 2012) and intensified competition between lenders for new business/ credit growth.

The Hervey Bay Area unit market continues to demonstrate a sound level of sales, having recorded 97 settled transactions during the September 2012 period, a marginal difference from the previous March period. With the current oversupply of apartment stock in the market, it is expected that prices may experience further corrections throughout 2013, with sales volumes likely to maintain resilient at best. With that being said, there has been a greater level of interest for duplexes and smaller unit complexes which could experience modest growth over the year and compensate for weaker apartment sales. Observing the Unit Price Points chart over the September 2012 period, there has been a marked increase in the proportion of sales within the sub $200,000 price range. There has also been a contraction in purchasing activity in the $300,000 plus market (accounting for 23 per cent of total sales) which together has led to an acute correction in the median price. There is notably less enquiry for units in the higher end of the market compared to two years ago, with the availability of stock on the market providing would-be buyers with many options and enhanced bargaining power.

The rental market has performed particularly well over the past two years, with median rents in the unit market increasing by 7.1 per cent on average since the September 2010 quarter, followed by 6.2 per cent in the house market. With vacancy tightening and prices at four to five year lows, investment yields are beginning to firm, which is sure to attract greater interest from investors.
