Imagine a community filled with comfortable offices in which to work, interesting retail destinations at which to shop, a wide boulevard accommodating a blend of vehicles, bicycles and pedestrians. Office workers, young creatives, happy families and foreign visitors will all be at home here. Situated west of Ginza, just south of the green spaces of the Imperial Palace, this is a neighborhood you may know by name, but soon you won’t recognize it. This is the neighborhood of Toranomon, developed for “Tomorrow’s Tokyo”, or ToMoTo. Created with the approval of the Tokyo Metropolitan Government, the landmark development will be unveiled in 2014.

The large-scale redevelopment project is centered around the K2 Tower, a 52-story mixed-use high-rise that will incorporate offices, apartments, conference facilities, retail outlets and a hotel.

Stretching directly outward from the K2 Tower is a 14-kilometer (8.7-mile) loop-road development that will help reconnect central Tokyo with the city’s waterfront areas. It will consist of a tunnel running underneath the K2 Tower, creating open spaces on the ground where people can take a walk while absorbing the beautiful scenery. It is set to become one of the most important boulevards in Tokyo. With excellent new access to the rest of the city, as well as to Haneda Airport, the project will reinvigorate this area of Tokyo, bringing with it new jobs, new homes and new places to explore.

The development will bring new people to Tokyo, too.

With excellent transport links, it will be the perfect place for international companies to establish their Asian headquarters.

With green space in abundance, families will enjoy living in Toranomon. Weekenders will love the new retail facilities.

This newspaper aims to reacquaint you with the Toranomon you may already know, and also introduce you to the Toranomon of the future: an enriched district in which to work and live.

Carrying the lifeblood of our new vision is the K2 Road. It will be wider than Omotesando Street, with bike lanes and broad sidewalks (see page 13).

What do you like about working in Toranomon?

In my opinion, the center of the restaurant business in Tokyo is Ginza. Real gourmets go there to dine out. Toranomon is only a stone’s throw from Ginza, with excellent access in and out, so those gourmets could find someone like us — a small, independent restaurant with authentic French cuisine — and dine here instead.

The traditional Japanese pastry shop Shinshodoh is known for its ‘seppuku monaka’. This unique delicacy takes its rather gruesome name from the ritual form of suicide traditionally practiced by samurai and is made of azuki bean paste sandwiched between two crispy wafers.

There are a lot of drinking establishments around here, but not many shops selling everyday essentials like groceries and housewares.

How could the area improve?

What’s lacking in this area is a variety of shopping options. Clothing retailers, cozy cafés, grocery shops and general stores are nowhere to be found.

What do you like most about Toranomon?

Toranomon has a good mix of people, including families who have lived in the area for generations as well as ladies who work at nearby offices.

My ancestors’ philosophy was to be “everybody’s kimono shop,” not exclusively for well-heeled clients.

The history of Toranomon dates back to the early 17th century when Tokugawa Ieyasu, a ruler of Japan who was appointed shogun by the emperor in 1603, moved into Edo Castle, making Tokyo the foremost city of Japan. The area had previously been undeveloped land stretching as far as the eye could see, containing woods and dotted with a handful of thatched houses. The construction of the castle brought many samurai and tradesmen to the area, forming a lively township. The name Toranomon itself is a legacy of the old days; it was originally the name of one of the gates that guarded the castle. Toranomon means “tiger’s gate” in English, although historians still dispute why it was named after the beast. The original gate was pulled down in 1874.

During the Edo period (1603-1867), the area boasted leafy quarters, with tree-lined streets and a number of spacious gardens attached to samurai houses and local residences. In 1872, Japan’s first train service began, running between the seafront city of Yokohama and Shimbashi, the area next to Toranomon. The railway station brought with it a new population of business people to the area.

In the postwar period, Toranomon became even more of a business center, mainly because of its proximity to the Kasumigaseki area, where

many major cabinet ministry offices are located.

In 1946, the Ministry of War Damage Revival came up with the idea of a 9.2-kilometer (5.7-mile) road stretching from Shimbashi to Kandasakumacho.

It was then nicknamed the MacArthur Road after General Douglas MacArthur, who supervised the US occupation of Japan, although the road would not be built for another 60 years.

I like the fact that Hibiya Park, Hibiya Library and Mount Atago are all within short walking distance of each other.

How have you noticed Toranomon change over the last few decades?

Toranomon is unique in that it has remained relatively untouched, despite the fact that almost every other part of the city has undergone development at some point over the years.

For Tokyo, what is the significance of the area’s redevelopment?

It’s a landmark in Tokyo’s history, given that the project is now finally going ahead some 60 years after the original plan was drawn up. The tunnel road will make access to central Tokyo a lot easier, further improving the city’s overall transport infrastructure.

What is your advice to developers working on projects of this scale?

It has reached the point where Tokyo as a city needs to strive harder to communicate its excellent qualities to the world — it is safe, fashionable and beautiful.

Projects like this will help improve the city’s image in the eyes of people abroad.

What is your vision of Toranomon a decade from now?

As I said, the K2 project will enhance the lives of Tokyo’s people and improve transport in the city, but more work needs to be done to improve access between Toranomon and Haneda Airport.

Why are you opening your business in Toranomon?

Toranomon is one of the city’s business hubs, and I thought it would be interesting to see those who work here get to know each other better through bicycles, regardless of their backgrounds.

How do you think the area should be developed?

Toranomon feels pretty fresh as a place to start a business.

Thanks to the loop road, the whole area will be an ideal place to work or just to stroll around. It’s an oasis in a big city. I hope everyone from business people to families can mingle.

Set to open in 2014, the K2 Tower will be a new flagship mixed-use development, offering 52 floors of various facilities. This latest addition to the Tokyo horizon will transform the city’s landscape yet again.

Andaz Tokyo, a luxury boutique hotel run by Hyatt Hotels Corporation, will occupy the top floors of the K2 Tower. Below the hotel will be floors of residential apartments, from which breathtaking views of the city can be enjoyed. K2 residents will also have access to some of the hotel’s services, including the spa. Offices will take up 30 floors, with top-notch antidisaster measures in place, while conference facilities will be ideal for international gatherings. There will also be an abundance of cozy restaurants, cafés and shops.

The green space at the base of the K2 Tower will be a busy social center where locals can gather. The landmark loop-road project, supported by the Tokyo Metropolitan Government, will help push traffic underground and out of sight, creating a pleasant pedestrianized area, while underground parking areas will free up more space at ground level.

Mori Building brings decades of experience to the project, having worked on innovative developments in ARK Hills, Omotesando Hills and Roppongi Hills. The area will also benefit from Mori Building’s proficiency in creating safe and secure constructions. The K2 Tower has been designed to withstand a Great East Japanmagnitude earthquake and is backed up with a two-tiered power supply system.

In its entirety, the project will help transform what was once a healthy business center back into a bustling commercial hub. The regeneration will radiate across the area of Toranomon and beyond, with the K2 project as its beating heart.

What is the main purpose of this development project?

The loop road will be the city’s newest arterial road, unveiled some 60 years after the route was originally drawn up. It will play a key role in giving Tokyo an edge, helping it remain one of Asia’s most important global cities. It’s also a revolutionary project, with municipal governments and private companies working hand in hand.

Why do you feel it is important for Tokyo to set this goal for itself?

At one point or another, any big city goes through periods when it needs to grow and improve as an urban environment. I personally think that now it’s Tokyo’s turn.

Why is this area so important?

The area is next to Kasumigaseki, where various main government ministries are located, and it’s also close to Ginza, Shiodome, Akasaka and Azabu. Toranomon is also a historical and cultural district, making it a perfect place to live.

How would you like to see the area developed in the future?

Mori Building’s history started in Toranomon and Shimbashi. With this symbolic project, we hope to help make the area a place to be proud of again.

Hotel Occupying floors 47-52, Andaz Tokyo will consist of 164 rooms. It’s the crowning glory of the K2 project, with a rooftop bar, a chapel and event space on the 52nd floor (see page 14 for more details).

Residences The K2 project will provide 172 premium residential units on floors 37-46. The services available to residents will help create the feel of hotel living, with residents and tenants able to use the spa at the Andaz as well as room-service facilities. Residents will also be able to enjoy the benefits of Mori Living, the company’s unique lifestyle concept.

Offices Spread out over 30 floors and approximately 99,400 square meters of leasable space, the K2 Tower will contain spacious, state-of-the-art, column-free office facilities. Three different anti-earthquake structures will be used in construction, and backup electricity generation will be available for tenant areas, creating office space designed with business continuity in mind. ToMoTo has been designated as a special zone for Asian headquarters, with access to six stations and 11 train and metro lines. Good access to Haneda Airport also makes it an ideal area for international companies to base themselves.

Conference Center A standalone space occupying one-and-a-half floors of the building (on the fourth and fifth floors) will include three column-free halls for global industries to gather in, with a capacity to host 2,000 participants.

Retail A grass-covered atrium located next to ample green space will house three floors full of restaurants.

The collective culinary theme is “high-quality casual,” with a variety of food on offer both at lunchtime and in the evenings. This will be a new inviting space where close friends and colleagues can gather. There will also be coffee shops and convenience stores in the office lobby.

地下トンネル

The idea of a central artery through Tokyo was first introduced in 1946 when the city was under Allied occupation after the war. More than 60 years have passed since then, and finally the Loop Road (Kanjo) No. 2 will soon become a reality.

The wide, spacious boulevard below the K2 Tower will be paired with an underground tunnel, helping ease congestion overhead. Intraregional traffic will be carried underground by the tunnel at the northwest corner of the K2 Tower site, resurfacing again in the Tsukiji area. The tunnel will help clear the streets above, making more room for people and green space.

The boulevard created by diverting traffic underground will be 131 feet (40 meters) wide, with sidewalks as wide as about 43 feet (13 meters). It will become an iconic street connecting Shiodome, home to a variety of leading firms, with the international ARK Hills area. This treelined boulevard will be a pleasant place for locals and office workers to enjoy the passing seasons throughout the year.

The broader transformation of the area was brought about by the decision to finally implement this loop road. It is expected the ward will also thrive thanks to a larger governmental policy to help create more sophisticated areas in the city of Tokyo. Over the course of the next 10 to 20 years, this road development will play a significant role in creating a neighborhood built for ToMoTo, “Tomorrow’s Tokyo.”

Your company has worked on many high-rise projects. What makes the K2 project special?

Our company was formed mainly by members of the team involved in the development of the Kasumigaseki Building, Japan’s first highrise project. Since then, we’ve been involved in various similar projects. The K2 Tower is unique in that it will offer a new perspective on how high-rises should be built in the future, with many diverse facilities packaged in an innovative way.

What is the design concept of this project?

We pushed traffic underground while creating sidewalks for pedestrians.

In doing so, we also created a big open space that will seamlessly connect to Mount Atago.

What measures will be taken to limit the environmental impact of the site?

With three different antiearthquake systems in place, the K2 project will be more resistant to big earthquakes and long-term ground motion than conventional high-rise buildings. In addition, solar power systems and emergency batteries that can last as long as 1,000 hours are two good examples of our environmental concerns.

Conservation of resources and energy is also high on our priority list, so the building will have ample green areas at its base and will be equipped with high-tech, heat-insulating walls and a thermal storage system.

The mastermind behind this particular building is Japanese architect Sou Fujimoto. His latest creation is unique in that it won’t have a façade as such, but instead a frontage made up of steel-framed cubes of varying sizes arranged together. “It may sound a little bit contradictory, but all I wanted was something that wouldn’t look like a building,” says Fujimoto. “With so many

steel-framed cubes in place, the end result seems more like a jungle gym than anything else; people come in and interact with the building to explore, and that gives a particular character to the building itself. What’s so special about Tokyo is the fact that the city seems rather disorganized from the outside, but actually it’s a very comfortable and harmonious place to live once you’ve learned your way around. I just wanted to show that character of the city in some of the design cues of this building.”

In order to create an environment where city life and nature coexist, Mori Building has been working to plant trees on the rooftops and open spaces of its Hills properties. The move has helped foster greenery in the city as well as mitigate the heat-island effect and global warming. For instance, on the rooftops of Roppongi Hills there are gardens and even a rice paddy, while the ground-level areas are full of indigenous flowers, making them look verdant. Hills Gardening Club is a voluntary community that strives to create more green spaces in the city through gardening.

How did the Andaz concept come about?

Andaz Hotels was launched in 2007 as a result of thorough customer research conducted in seven major countries, including the USA and Japan. With this brand, we’re addressing a new customer segment that is not happy with existing hotel brands. We call this group “professional bohemians,” as they have a penchant for creativity and originality in their work and play. They shun conventional notions of luxury.

The hotel’s interior design is a collaboration by Tony Chi, a New York-based hotel and restaurant designer, and Tokyo’s Shinichiro Ogata, known for his elegant architectural and product designs.

It will draw from Japan’s aesthetic traditions to create spaces that stimulate and inspire today’s guests in fresh, surprising ways.
