Getting REAL with Real Estate Real estate is always a hot topic. No matter where I go, people want to discuss the market. It’s a driving force of our economy and it effects our day-to-day lives in many ways. There are a lot of misconceptions with buying a home right now. The questions below have been asked to me by new clients and potential buyers over the years… Q: “If I buy a home in today’s market, do I have to put down 20%?” A: Not at all. There are many programs out now to help buyers of all situations. There is actually a new product that offers 100% FINANCING for a first time homebuyer. Last week I closed one of these loans and my client actually received a check at closing! Pretty cool. Q: “If I purchase a home that is not the way I want it, will I have to pay out of pocket for repairs?” A: No. There is a type of loan called a renovation loan. This loan allows a buyer to get their own contractor out and give them estimates on ANY work they want done. It can include new appliances, paint, granite counters, whatever they want. The total of their repairs is added into their loan, so they are able to finance the repairs along with the home and pay on them as they go. Q: “Has the criteria for buying gone up? What kind of credit score should I have” A: There are programs that offer financing for a score of 620 and above. I have lenders that would be happy to pull a free report for you, analyze where you are and if you don’t qualify right now, they can tell you exactly what you need to do to be ready to buy in months. Q: “Is buying a foreclosure a bad idea? What about outstanding taxes and liens on the property? Can they become part of the responsibility of the new owner?” A: Buying a foreclosure can actually be a very simple process. Negotiations are made to an asset manager at a bank versus an individual owner. Most banks will accept, reject, or counter offers, accept a variety of different types of loans, and some will even do repairs on the home. The day of closing, the new buyer gets a clear title. They also have title insurance for the full purchase price of the home to protect them against anything that may arise down the road. RVA FIREWORKS ON THE JAMES Come down to Brown’s Island for a FREE RVA Fireworks show that is fun for the whole family. Bring blankets and lawn chairs but please leave alcohol and your pets at home. The fireworks will offer a 360 view which means that you don’t have to be on Brown’s Island to see the show. Other viewing areas of these fireworks can be seen from Oregon Hill, Manchester, and Chimborazo Park.Wednesday, July 3, 2013. Brown’s Island. FREE

OLD-FASHIONED FOURTH OF JULY CELEBRATION Join the County of Henrico Division of Recreation and Parks for an Old-Fashioned Fourth of July Celebration! This free family event will be held on Sunday, July 4 from 1 to 5 p.m. at Meadow Farm Museum/Crump Park, 3400 Mountain Road in Glen Allen. Enjoy a multi-faceted array of festive entertainment and activities for the entire family. Activities will include musical entertainment, arts and crafts, face painting, a petting zoo for children, contests and games, pony rides, and two spectacular sky diving shows with Uncle Sam!

RACING TO THE STARS & STRIPES AT COLONIAL DOWNS Colonial Downs will be hosting a horse racing/live concert/fireworks triple header at a special 5 PM post time. Fans can enjoy an outdoor concert before and after the fireworks. Richmond’s own Susan Greenbaum and her band will perform sets. After the fireworks, Colonial will host a hour long “After Party”, to help alleviate any post-race congestion in the parking lot. ASHLAND’S FOURTH OF JULY PARADE The old-fashioned annual parade in Ashland is a people parade and encourages patriotic bicycles, tricycles, dogs ,and walkers to join in the fun. Participants gather at 1 p.m. at Henry Clay School. The parade is 1/4 mile and starts at 1:30 p.m., ending at Hanover Arts & Activities Center at 2 p.m. for a lawn party. Apple pie contest, children’s crafts, children’s games, Most Patriotic Pet awards, music and sing-along by Hanover Concert Band. POWHATAN INDEPENDENCE DAY CELEBRATION & FIREWORK The Huguenot Fire Department hosts their 2nd Annual Independence Day Celebration at the Flat Rock at the Gits Farm, 2693 Rocky Oak Road off Route 60. Join the firefighters for fireworks, live music, kids’ activities, bounce house, food, mechanical bull, classic car and fire engine show, and a host of other activities. Gates open at 5 p.m. with a massive fireworks display at dusk. Admission is $15 per car load, or $10 per car load with a canned food donation to the area food bank.

FIREWORKS AT KINGS DOMINION Kings Dominion celebrates Independence Day with brilliant fireworks displays. On July 4, free admission for all active and retired military personnel for the Tribute to the Armed Forces.

It’s Time to Dream Again!!

We start out our lives full of hope and expectation. We believed we can do anything, be anything and accomplish anything. We were even encouraged by our teachers and parents. But something dramatically changes from those times to where we are stand now. For some of us the encouragement stopped, for others - life just happened and for the rest we bought into a lie someone told us about ourselves. We stopped dreaming and we forgot what truly makes us happy. I was recently told by some dear friends of mine and now I am tell you, “ It is time to dream again!!” So for just a second stop and ask yourself a few questions: ■ What is/was my dream? ■ What do I want my life to look like 5 years from now? ■ What kind of impact do I want to have in the world around me (my family, my friends, my community, etc)? ■ How do I get there? Now, for some of us the answers to those questions may lead us to places that we haven’t been before. It may be scary and unexpected, but it will lead you to great things. You may have to change your association. I’m sure we have all heard the saying “Birds of a feather flock together.” But what happens when you decide its time to change your feathers? When you start pursuing your dreams people in your circle may not understand. They may or may not support you. The beauty is that there are people out there who will. Most likely you will find those people in the field that you want to pursue. I encourage you to latch onto people who are where you want to be. If you want to write a book and publish, talk to someone who has written and successfully published a book. Find a mentor. Changing your association can also mean changing what you read or watch. There are tons of “How To” books out there. Pick one up. There are many great resources, like YouTube, that make learning easy. People are constantly putting out information. All you have to do is take a few unproductive minutes and make it productive by picking up a book or meeting with a mentor. If you are watching TV, read during commercial breaks. Or you can just TURN THE TV OFF. When you are in pursuit of your dream every minute counts.

You may have to change how you think about and view yourself. Belief is a powerful thing. People used to believe that it was impossible to run a 4 minute mile. In fact, it was "proven" to be scientifically impossible - so, many people never even tried. Roger Bannister not only believed it was possible, but he also believed that he could do it and he did! Now, because one man believed, more and more people are breaking “impossible” records. If you believe something is impossible your brain will not work to figure out a solution, but the minute you believe something can be accomplished your mind will figure out a way. Most of us never dreamed of being average. We said we wanted to be doctors, lawyers or the first female president. Now we have no desire for those things and that’s OK. Dreams can change. They can be shaped out of a need you see or a past hurt you have experienced and overcame. They can be birthed out of a passion or hidden talent. Who remembers Star Search? It was the first talent search type show’s that I remember seeing. I’m sure some came before it and many have followed after it. We as a culture seem to love those types of shows. Why? I think it is because they allow us to see a dream being realized. It is someone elses dream becoming a reality right in front of our eyes. Many times it almost seems magical because it is so unexpected. At some point though we have to say, “That is great for them, now let me go make my dreams happen.” There will always be an excuse or circumstance which allows you not to pursue your dreams. Dreams do not become a reality because of circumstances. They come to life when you make a decision and take consistent action in pursuit of that dream. You can do it! You can make it happen!
