This project consists of four buildings including a twenty-two story, nineteen story and nine story Dormitory Style Residences as well as a five story Administration Building. The four buildings surround a beautifully landscaped courtyard. by Michael Barnes publisher, High-Profile Monthly Burns & levinson’s newly renovated offices, designed by Visnick & Caulfield and built by Elaine construction, were the setting of a recent “Should I Stay or Should I go?” tour and networking event hosted by IfmA of Boston. The speakers were paul morton of Burns & levinson llp, Jeff Seltzer of Visnick & Caulfield, and Lisa Wexler of Elaine construction. Two years ago Burns & levinson, a growing Boston law firm, faced an important decision: Should they relocate their downtown office or renovate their Barnes existing space? They decided to stay and used the opportunity to fully renovate the space they had occupied on Summer Street for over 20 years. The result is a balanced space that reflects the Burns & Levinson culture and forward thinking focus, with a new commitment to sustainability. Paul Morton reflected on how Elaine construction, who had worked on a couple of small jobs for Burns & levinson in the past, offered to help with pricing and advice on the construction process without asking for any committment. This turned out to be “a brilliant marketing move,” as it placed them in the perfect position to do the job when the research turned into action. morton also described the two-year process of research before the decision to renovate their existing facility became clear as the best option, and how that process produced a team that helped them in maintaining day-to-day operations of the firm throughout the project. lisa wexler, with a slide entitled “green vs. lEED,” described how the team was committed to “doing the right thing” in making the project green without going for the LEED certification. This allowed them to be able to weigh benefits in customizing the project and avoided the mountain of paperwork generated by certification. The tour of the renovated facilities
ended two floors below with snacks and drinks where I chatted with marc margulies of margulies perruzzi who reminded me that this year was the 25th anniversary of IfmA Boston. marc was one of the original founders and the first president of IfmA Boston. Susan Shelby of Rhino pR promised an article for our December issue on the IfmA anniversary. wessling Architects creates a ‘center of manufacturing Excellence’ Quincy, mA – wessling Architects has announced the completion of a new medical device manufacturing plant in coyol, costa Rica. Dedicated on June 9, 2009, the project was a collaboration between wessling Architects (wA), Vanderweil Engineers (RgV), Boston Industrial consulting (BIc), Turner, and Boston Scientific (BSCI). The scope of the project included the reprogramming, design, and interior build-out of an existing 342,000sf industrial building to create a “center of manufacturing Excellence.” The existing building was designed by the Costa Rican architectural firm of ossenbach pendones & Bonilla (opB). During construction of the building’s shell and core, wA provided architectural peer review services on behalf of BScI. As the building took shape, BScI decided to change the type of manufacturing that would be conducted there. This meant that the interior of the building and how it functioned would need to be reprogrammed and re-designed. The building’s programming and schematic design was started in late 2006 and continued through 2007. During this time the basic manufacturing clean room layouts, their direct support spaces, building circulation, and the integration of employee support spaces were completed. These areas were of primary concern to BScI for two reasons. It was critical that the plant be certified, on-line, and producing product by a specific date. The facility had to be designed with growth potential in

Design development and the production of construction documents came next. During design development key decisions were made to use a prefabricated modular clean room system, and a demountable office wall/cubicle system to maximize the flexibility of the building’s interior spaces. The final planning of the employee support spaces and services (restrooms, locker rooms, cafeteria, etc.) was also completed, with emphasis on future growth. Additionally, WA selected all interior finishes, furniture, and fixtures used throughout the building. The construction documents were completed, remarkably, a full six months
ahead of the original project schedule. This acceleration was due to a late requirement by BScI to have the commissioning of the clean rooms by october of 2008, and full operations and project closeout by July of 2009. Both of these goals were achieved without compromising the quality and completeness of the construction documents. wA protected BScI’s interests and investment by creating or reviewing all proposed construction details and product specifications, ensuring their conformance with accepted American standards and codes. construction administration presented challenges, as wA did not have a presence on-site during the project. Instead opB was hired by BScI to act as the design team’s “eyes and ears.” Through opB,
a constant stream of questions and requests for information generated by the local contractors and consultants were filtered and passed on to the appropriate disciplines. Because of the tight construction schedule, and a continual evolution of certain aspects of the design, prompt and complete responses to these inquiries were a must in order to meet the project’s time and budget demands. Quick “gear shifts” and the rapid production of additional construction documents for a given office, lab, or clean room tested the flexibility of the architectural team’s thinking on a daily basis. The ability to adapt and move forward was the hallmark of the construction administration phase. The end result of this project is a facility that met, or more often than not exceeded, the expectations of BScI. The superior architectural detailing of the exterior envelope and the interior environments bring the building into compliance with both European and fDA manufacturing requirements. The building is also projected to be the first LEED Silver certified building in Costa Rica, and the first LEED Silver building for BScI worldwide. It is a fusion of industrial, architectural, and interior design that holistically blends different functions and activities (warehousing, clean room manufacturing, employee services, laboratories, administrative support, and public/customer interface) into one seamless operation where the needs of business, people, and the environment are treated as equals.

Industrial Site converted to School Rf walsh pm - Designed by Regent Boston, mA - Education leaders, city and state officials and Worcester Mayor Konstantina lukes gathered to celebrate the grand opening of the Abby Kelley foster charter public high School building and athletic fields. RF Walsh Collaborative partners was the project management firm on the $17 million project and a critical member of the development team that helped transform the worcester industrial site to a state-of-the-art academic institution. The new building, designed by Regent Associates, enables the Abby Kelley foster charter public School to provide additional advantages to students, including high school sports, onsite prepared meals instead of prepackaged food, and a fully equipped concert hall for musical performances and school plays. New features include a kitchen, gymnasium, fitness center, 440-seat auditorium, enhanced science and laboratory space, educational common areas and other academic and administration space. In addition, many of the existing partitions for these offices were salvaged to reduce waste and the volume of new materials that had to be brought on-site. Several challenges faced the project team throughout construction. Since this was a fully occupied building, existing tenants could not be disturbed above, below or on either side of the construction area. Noise and common area cleanliness were top of mind and were kept at acceptable standards during all normal working hours. Loading and unloading hours were also limited to early mornings, and with little staging room for materials on-site, close coordination of subcontractor movement was necessary throughout the duration of the project. The project team is currently under way with Phase 2 of the project, which consists of a “great room” for large training events, complete with a kitchen and pantry and recycling station. Many of the existing partitions were salvaged to reduce waste.
Waltham, MA - J. Calnan & Associates, Inc. (JC&A) recently completed Phase 1 of a challenging 85,000sf renovation for Constant Contact in Waltham. Constant Contact, an email marketing solutions for small companies, was in need of more commercial office space in order to train and house its expanding workforce. Working collaboratively with Visnick & Caulfield, WB Engineers and Boston Properties, J. Calnan & Associates constructed a new network operations center complete with projectors and fully integrated A/V systems as well as a media room for online podcasts. Shawmut Renovates MBL’s Loeb Lab Woods Hole, MA - Shawmut Design and Construction, in collaboration with architect Tsoi/Kobus & Associates, has begun work on a $25 million renovation of the Marine Biological Laboratory’s (MBL’s) central research training facility, the Loeb Laboratory. The project, based on MBL’s campus in Woods Hole, will transform the cornerstone of the MBL’s world-famous life sciences training programs into a state-ofthe-art facility that will serve as a national resource for science training and discovery. The 13-month project will complete-
ly gut the building’s 68,000sf interior, leaving only the exterior walls and floor plates in place, to create a thoroughly modern facility. The new facility will feature laboratories, offices, and support spaces as well as a rooftop mechanical room to house new equipment, and includes all new mechanical and life safety systems, a new roof, elevator upgrades and new entrances. The project will allow the MBL to bring all of its research-training programs into the building and create spaces designed for each discipline.

Editors Marblehead, MA - The Pleon Yacht Club located in Marblehead recently celebrated the grand opening of its newly renovated facility. Built in 1950, the Pleon Yacht Club turned to the Beverly design firm Siemasko + Verbridge to help accommodate the growing needs of its members. Founded in 1887 by four youngsters whose boats were too small and finances too meager, Pleon Yacht Club is the oldest junior yacht club in the United States and has for many years been the cornerstone of junior sailing in Marblehead and the North Shore communities. The need was great to make the site and facility durable, easily maintainable, safe, flexible and accessible. Siemasko + Verbridge, in collaboration with Windover Development LLC, developed and execut-
ed these design goals and made them a reality for all those associated with the club. Key design features are the garage doors, which open up inside to the outside; a pilot house that serves as control central for the director of Pleon, with views up and down

Norwalk , CT –The Water Pollution Control Authority (WPCA) for the City of Norwalk held a groundbreaking ceremony for its $37 million – Phase 1 upgrade to the Wastewater Treatment Plant in October. When fully completed, the Norwalk WPCF will be a leader in the State of Connecticut’s goal of improving the quality of Long Island Sound through the substantial reduction in the discharge of harmful nutrients and improved water quality. Collectively referred to as the plant’s “headworks,” this phase includes main lift pumping and grit and screens removal to treat a peak flow of up to 90 million gallons per day. A major highlight of the project will be the construction of a 25-foot+ deep structure supported by hundreds of concrete piles in complex soil conditions. The project also includes a number of green initiatives including premium efficiency motors, high efficiency fluorescent lighting, a building structure that will meet or exceed the current insulation requirements set forth by the Connecticut State Building Code, and an innovative “Solarwall” that will use solar energy to reduce the building’s heating requirements. In addition, Integrated Builders completed tenant fit-ups for Super Cuts and hollywood Nails at the mixed-use office and retail complex, whose first phase development was recently completed. As part of an $80 million master development plan, The Shops at Quonset point is being developed by New Boston fund’s Urban Strategy America fund. The first phase of the project consisted of 200,000sf of space, including 160,000sf of retail and 40,000sf of office space. Integrated Builders was responsible for all site development, utility infrastructure, Kohl’s pad and utilities and con-
struction of the outside Air center, which included a shell for a 25,000sf Dave’s marketplace grocery store. The entire development, when completed, is expected to have a limited-service hotel, a visitor’s center, drug store, coffee shop, restaurants, a bank, small shops, and two anchor stores. The design incorporates innovative, sustainable elements such as use of recycled materials, and other environmentally friendly strategies. Stephen Stimson Designs gateway park Boston, mA - A design team has been selected to renovate mary Soo hoo park, also known as chinatown gateway park. The design team, Stephen Stimson Associates of Boston and falmouth was awarded a $50,000 design services contract at the BRA’s board of directors meeting. The BRA will now host three public meetings to finalize the design with the community before the work begins. The mass. Turnpike Authority, which owns the land, has committed $160,000 toward the cost of the renovations. The purpose of the design services is to update the park’s amenities and play space – specifically addressing the site design issues of accessibil-
ity, landscape, irrigation, pavements and drainage, sculptural play elements, site lighting, site furnishings, and park signage – while also visually and physically connecting the site to the adjacent chinatown park of the Rose Kennedy greenway and the chinatown gate.

Admiral construction corporation completes geriatric psychiatric Unit for caritas St. Elizabeth’s medical center
B
oston, mA - St. Elizabeth’s medical center, a caritas family hospital, is a 317-bed tertiary care hospital located in the Brighton neighborhood of Boston. In the fall of 2009, St. Elizabeth’s medical center completed development of Brighton’s only geriatric inpatient psychiatry unit. The development of the unit was based on the hospital’s strategic plans. The need to better serve the elderly in its community is critical based on population growth trends in St. Elizabeth’s service areas. As an example, in 2009, 45% of the population is age 64 and older; however, that number is expected to increase to 50% by 2014. To best treat this patient population, St. Elizabeth’s recognized that its existing facility was not optimal. This special population of patients was being treated in its general inpatient psychiatric unit. A combination of medical and psychiatric conditions can make the evaluation, care and treatment of older individuals challenging, and studies show that one in five older adults in the United States will experience a psychiatric disorder. fortunately, most emotional illness in older adults is treatable and, in the proper environment, health care professionals can better evaluate and treat both the physical and psychological factors that affect elders.
St. Elizabeth’s Medical Center is Brighton’s only geriatric inpatient psychiatry unit. The new unit offers comprehensive and dignified inpatient treatment in a newly renovated, safe and comfortable environment. The first of its kind in the community, the new 16-bed unit brings together psychiatrists, medical specialists;
nursing staff with geriatric, psychiatric and medical expertise; occupational therapists; clinical social workers; physical therapists; and nutritionists. Together, they provide comprehensive assessment and treatment, including psychiatric evaluation; medical
evaluation and management; medication adjustments; occupational therapy; nutritional consultation; individual and group therapy; patient and family education; and discharge and aftercare planning. Continued on page 18

healthy outlook for hospital projects Taking the pulse of healthcare construction work
The following are excerpts from an article included in “The Pipeline,” published by the Plumbing-Heating-Cooling Contractors of Greater Boston and United Association Plumbers and Gasfitters Boston Local 12. espite the economic woes that have stalled development in other sectors, the healthcare industry is moving forward with building, expansion, and renovation plans and keeping many local 12 plumbers and phcc contractors busy. called the Building for the Third century, the massachusetts general hospital’s (mgh) new 13-story, 530,000sf clinical facility main campus in Boston is scheduled to be completed in 2011, which also marks the 200th anniversary of the acclaimed hospital. Its services will include 29 new operating rooms and five floors of inpatient rooms. The construction schedule calls for simultaneously building three levels below grade and 10 floors above grade. J.c. cannistraro, of Boston, is handling the project’s plumbing and hVAc. “It’s a building of the future,” says John cannistraro, Jr., president of the company. The mgh facility will adhere to green-friendly lEEDS gold sustainability standards. Referring to amenities such as the atrium and gardens planned for the facility’s common areas, cannistraro notes that the building is designed for the wellbeing of patients’ families as much as for

patients themselves. “In some ways, it will be as elegant as a five-star hotel,” he adds. The $600-million facility will require 1,200 plumbing fixtures, 3,000 medical gas outlets, 200,000 linear feet of piping, and a 50,000sf mechanical room. much of the work will be pre-fabricated at cannistraro’s watertown plant. J.c. cannistraro recently completed another project for partners healthcare, the umbrella organization that includes mgh, in Danvers. called mass general/ North Shore center for outpatient care, the new cutting-edge facility includes the latest diagnostic equipment as well as eight operating rooms for outpatient surgery, a heart center, and a cancer center among its services. It also features a unique healing garden. A partnership between mgh and North Shore medical center (which includes Salem hospital and lynn’s Union hospital), the Danvers project represents a growing trend of Boston hospitals migrating to the suburbs. Elsewhere on the North Shore, E.m. Duggan of canton is working on 65,000sf addition to the lahey clinic medical center in peabody, which will include a spine center, pain center, and sleep disorders center as well as expanded space for primary care suites and new patient rooms. once the addition is complete, lahey will be able to move patients and services into the new facility so that it can begin upgrades on the existing building. J.c. higgins, of
Stoughton, will handle the plumbing work for lahey’s renovation plans. Boston hospitals have set their sights south of the city as well. for example, the Dana-farber/Brigham and women’s cancer center, which will be in partnership with South Shore hospital, is under construction in South weymouth. The new facility, which is scheduled to open in fall 2009, will include medical oncology offices, diagnostic imaging, linear accelerators, and chemotherapy infusion areas. phcc of greater Boston contractor commonwealth plumbing corp. is handling the work. commonwealth is also working on an expansion at Beth Israel Deaconess hospital-Needham. The former glover community hospital is getting a 37,000sf addition that will include 20 new patient rooms, an mRI suite, and a new emergency room. Not all hospital construction is taking place outside the city. In addition to the new mgh building, Dana-farber is building the 14-story Yawkey center for cancer care at its Boston campus on Brookline Avenue. Scheduled to open in 2011, the facility will feature 275,000sf of clinical space. J.c. higgins is handling the plumbing and hVAc for the project. other healthcare projects in the pipeline include a new ambulatory care facility, budgeted at more than $100 million, at lowell general hospital as well as a new building for Saints memorial medical center, also in lowell.

Construction Company, a division of The Ashforth Company, recently broke ground on the renovation of the Hamden Memorial Town Hall and the new police department. The new police headquarters facility will be adjacent to its current location and attached to the Memorial Town Hall. The project will include a 50,000sf renovation of the existing Memorial Town Hall and the construction of a new threestory, 37,000sf police station. Hamden Memorial Town Hall is listed on the national register of historic buildings and also houses the existing fire station. The new building will extend the streetscape of this historic building to the west, while providing a defined new entrance for the police headquarters that will hold a total of 75 employees once completed. In addition, a two-level, 40,000sf parking garage will be added along with road improvements to Route 10 State Highway.

The project is expected to be completed in the summer of 2011 and will be a LEED Silver certified building as defined by the requirements of the United States Green Building Council. The existing police headquarters building will remain in place until renovation of the town hall and construction of the new police headquarters addition (including a new communication system) are complete. The last project phase will include construction of the parking structure and final sitework. Jewett Renovates Bank Designed by Hamilton Architects Portsmouth, NH - Jewett Construction, of Raymond, has recently completed renovations to an existing bank building in Portsmouth, now occupied by First Colebrook Bank. Through interior and exterior renovations, the building has been transformed into a new branch for First Colebrook Bank. As construction manager for this project, Jewett designed and built HVAC system additions and modifications, as well as electrical systems. Interior renovations
included millwork, acoustical ceilings, carpet and resilient flooring, plumbing, painting, and additional interior finishes and fixtures. Renovations performed on the exterior include new EIFS, roof coping, and painting. HMFH Completes Phase I of MET Newport, RI - HMFH Architects announced the completion of a study of the Metropolitan Regional Career and Technical Center (MET) School expansion in Newport. HMFH Architects was selected in conjunction with Dr. Frank Locker, AIA to undertake a feasibility study (including site research, programming, and schematic design) for the newest branch of the MET School. The MET is a state-funded, public school serving more than 700 high school students on six campuses in Rhode Island. Dr. Locker is a Recognized Educational Facilities Planner (REFP) with an international consulting practice devoted to school planning. The highly personalized learning experience for MET students is characterized by a combination of in-school project-based activities and out-of-school internships, together with on-going mentoring. The challenge to HMFH and Locker was to create facilities that will support this individualized, activity-based learning experience. “MET students are fully engaged in their environment,” said Laura Wernick, AIA, REFP, LEED AP, senior principal at HMFH Architects. “Green design was a natural adjunct to this kind of experiential learning. As part of the study, our team examined the feasibility of a NetZero facility and considered wind or solar power for energy production and other green tech-

In addition, one of the sites being considered involved the reuse of portions of an existing community center, adding another level of complexity to the planning process. After an intensive visioning and
programming experience involving staff, students, and parents, a concept for their new home evolved. With small group learning spaces and offices scattered around the periphery, the heart of the new school will be a Commons for eating, meeting, presentation, and performance and an adjacent Quantitative Reasoning Room (QR) for science, math, engineering, and art-based activities. With a garage door opening to the exterior, the QR will house projects ranging from en-
gine repair to ceramics. The new school facility is being designed to meet the highest building performance standards, including the New England High Performance Standards (NE-CHPS). It is also expected to earn a LEED-Platinum rating from the US Green Building Council. Payette Breaks Ground at University of Rhode Island Kingston, RI – Payette announced the groundbreaking of a new 140,000sf building for the College of Pharmacy at the Kingston campus at the University of Rhode Island (URI). The certified LEED Silver building is the second major component of the URI Health Life Sciences District on the North Kingston campus. Payette also designed the Center for Biotechnology and Life Sciences, which opened in January of this year. Both proj-
ects include state-of-the-art teaching and research labs and business incubator space, reflecting the strong public-private partnership character of the school’s mission. The buildings are part of the University’s larger plan to create a science and technology hub that prepares students for careers in the life sciences industry and fosters biotechnology development in the Rhode Island economy. The design plans include a 325-seat auditorium; a multi-purpose lobby, includ-
ing a cafe and gallery area; admissions and operations offices; and new classrooms for the arts. Providence, RI Shawmut Design and Construction held a topping off ceremony in September on the campus of the Wheeler School in Providence to celebrate the completion of the structural frame of the Hamilton School addition. The Hamilton School Renovation and Addition project involves the renovation of an occupied 7,600sf, two-story wood-framed schoolhouse and the creation of a 10,800sf addition. The project architect is Ed Wojcik Architect and the structural engineer is ODEH Engineers, both of Providence. The project, which is being completed on a 15-month, three-phase schedule, has roughly reached the half-way point of construction. gram under one roof, which currently is housed in the lower levels of the Abbey and Burpee residence halls. The new building serves grades six through eight and will accommodate up to 750 students. The new building replaced an existing 1961 facility on the same site.

The primary purpose of the renovation was to rotate the existing court 90 degrees in order to meet the NcAA’s required dimensions for tournament play. This required the complete demolition and
replacement of the wood floor, removal of a section of the concrete bleachers, the addition of new retractable bleacher seats, the relocation of the basketball hoops and the relocation of the Jumbotron. Also included in the project was a new fire protection system, upgraded life safety systems, relocation of existing gym light fixtures and increasing fixture count, a new sound system, a new unisex handicapped toilet on the first floor, construction of equipment storage space, renovation of the existing main entrance lobby, public toilets, and coaches’ offices.

Shawmut completes Three Renovations

oston, mA—Shawmut Design and construction recently completed three commercial lobby renovation/expansions in downtown Boston for Equity Office Properties located at One Post Office Square, 225 Franklin Street, and 100 high St. The three buildings received significant facelifts and infrastructure upgrades, all while remaining open and operational during construction. The projects were all designed by Boston-based architects cBT Architects. All three buildings utilized pilkington glass curtain wall systems turning the façades into vast expanses of glass spanning multiple floors. Other design elements common to the three Class A office building lobbies is the use of lustrous marble for

Infrastructure upgrades were necessary in all three cases to accommodate the expansions. New m/E/p systems, elevator cab upgrades, and security systems were completed to bring the lobbies up to

Regular communication between Shawmut and the hotel kept the team informed of any guest complaints related to the construction. And the most disruptive work was scheduled during times when the hotel was not expecting heavy occupancy. At 225 franklin Street, in addition to the 16,000sf lobby renovation and expansion, which the team finished almost a month ahead of schedule, an all-glass jewel-box pavilion was created to provide conference space on the fifth floor. what had been a concrete-clad box into a stunning glass seminar space with incredible views of Post Office Square Park. At the building formerly known as 150-175 Federal Street, Equity Office properties selected Shawmut to demolish existing retail and office spaces to create a dramatic new façade and lobby at the 100 high Street side of the building. In addition to the demolition of the existing spaces, the scope also involved structural modifications and significant sitework including new trees, planters, pavers, and stone seating area. The building, now rebranded as 100 high Street, offers tenants and visitors a striking new reception as they enter the building.

oston - mA - on a bitter, cold evening in January 2005, a fire broke out in the furnace of the historic first Baptist church in Jamaica plain. It quickly spread up the walls to the roof. Despite the heroic efforts of Boston firefighters, the building was destroyed. All that remained of the pre-civil war church building was the exterior walls and steeple tower, which were constructed of rock, the charred timbers, some pews, and an E.&g.g. hook organ ruined beyond rec ognition. fortunately, no one was injured in the blaze. The shocking loss of this landmark
structure in the heart of Jamaica plain led to a tremendous outpouring of concern from people throughout the country. A stream of volunteered support from individuals and other churches around the country began almost immediately after the fire. Early donations totaled more than $200,000, allowing the first Baptist church to continue operating, clear the debris from the fire, and prepare for rebuilding. The church retained the services of the Office of Michael Rosenfeld, Architect, and marc Truant & Associates, Inc., construction managers, to rebuild the facility. A plan of carefully phased reconstruction that reinforced the church’s goals and inclusive mission was adopted. Eastview at Middlebury Gets OK Gawron Turgeon Architects Middlebury, VT - Eastview at Middlebury, a proposed new retirement community in Middlebury, received affirmation from the Vermont Supreme Court upholding the Environmental Court’s ruling that their Act 250 land use permit should stand. Eastview at Middlebury plans to build a 101-unit residential retirement community on approximately 40 acres owned by Middlebury College. The project master planned and designed by Gawron Turgeon Architects in Maine will be located adjacent to Porter Medical Center and
Helen Porter Healthcare & Rehabilitation Center. Eastview’s retirement community will consist of an Inn with 30+ independent living apartments, as well as residential care and a Sanctuary program for those living with memory loss. In addition, there will be 30 or more cottages in the community. The buildings will integrate green materials for interior finishes and will feature efficient mechanical systems and lighting, and natural landscape features. Construction is anticipated for spring 2010.

ewtown, cT - The morganti group, Inc. is currently managing the construction of a $41 million project at Newtown high School, as designed by project architect fletcher Thompson. The project broke ground in may 2009 and is slated for completion in January 2011. The project consists of a 70,000sf new addition, 15,500sf of major renovations to the existing gymnasium and 15,000sf of interior renovation. The new addition will provide supplementary educational space, including a culinary arts
program, science labs and administration space. This three-story addition will have an exterior façade covered in a glass curtain wall system. Renovations to the existing gymnasium will include removal of the roof and installation of new, curved trusses to create a larger, more attractive space. other project work includes selective renovation of portions of the existing school to tie into the new structures, a new three-story stairwell to help ease congestion and egress, a new synthetic turf football field and associ-

gateway community college project perkins + will Architect New haven, cT - The gateway community college project, scheduled for completion in 2011, will consolidate many of the programs currently housed on the long wharf and North haven campuses to their new location in downtown New haven. This new $140 million facility will significantly increase the ability of the college to accommodate growth in its enrollment, which is currently at about 11,000 students a year. The architect is perkins + will. Rob goodwin, AIA is the architectural principal and Stevanie Demko, IIDA is the interior
design principal. A glazed tower defines the main entry of this 367,000sf facility, marking a corner of one of New haven’s Nine Squares. The building culminates in a curved, multistory glass volume that houses a two-story library and makes a unique urban gesture as a gateway to the city. The sky-lit public atrium, anchored by a “learning wall” with interactive displays, is unified by stadium seating that can be used for studying, informal gathering or full school meetings. The new curriculum provides various educational programs such as math, science, language, art and music along with specialized programs in social sciences, early childhood development, engineering, computer technology, culinary arts, nursing and allied health programs. The college will also have a daycare center within the early childhood learning program as well as a continued education, small business department, community room, cafeteria and outreach programs. The facility has been developed to provide linkages to high schools and adult education centers, offering courses to increase student readiness for college. Two programs that have been very successful are Allied health and Nursing. The college’s new location is vibrant with activity and is in close proximity of local hospitals.

oston, mA - Some of Boston’s most famous historic and stately buildings are located on the New England conservatory campus. During the past seven months, Tishman construction corporation overcame several out-of-the-ordinary challenges as it restored façades and roofs on four of the school’s historic buildings. their depth of experience in the restoration of historic performance spaces.” one of the biggest challenges was working on buildings for which no original blueprints existed, requiring experience and knowledge on the part of Tishman and wessling to handle the unforeseeable challenges posed by the aging buildings. Another challenge was finding marble to match the original African marble columns and rosettes on Jordan hall’s façade. Tishman was responsible for finding marble with similar grain and variation of color. After months of research, Tishman and its masonry subcontractor, NER, found the closest match in marble imported from Italy. matthew wessling, senior project manager for the architect, and the massachusetts historical commission approved the marble before installation. The marble has been shipped and is now being cut and fabricated to fit the project. In addition, the top three feet of terra cotta trim, with cornices, was removed and replaced with terra cotta manufactured in california. Tishman and wessling visited the fabricator in california to verify the casting process and personally inspect the material for quality before shipment. Tishman also managed the replacement of damaged limestone, and the entire façade was cleaned to remove 100 years of grime. All of the masonry joints on the façade were either cut and repointed or given new sealants. wooden window replacement on Jordan hall was another challenge. windows located on the public façades facing huntington Avenue and gainsborough Street were restored in accordance with US Secretary of the Interiors/National parks standards, which required them to be removed, restored and reinstalled, not replaced with new. The temporary protection had to allow natural light into the interior because the rooms were used during the day. Tishman also managed the replacement of the roof with an energy-efficient white roofing system. Tishman and wessling collaborated extensively on speeding up the shop drawing approval process and seeking ways to save the conservatory time and money. All of these efforts have resulted in revitalized buildings ready for the next century. “New England conservatory wisely invested in a capital improvements program to restore these façades, replace roofs, and protect these historic buildings for years to come,” said Tom Erickson, Tishman construction Senior Vice president. “we ap-

Nationally, Tishman is a leader in the building of new, and restoration of historic, performance arts spaces. Tishman provided project management services for the design and construction of the Strathmore music center, a 1,976-seat world-class theatre and arts education building in montgomery county, maryland. Tishman also managed the renovation and restoration of carnegie hall in New York city, and the construction of the Judy and Arthur Zankel hall below the existing carnegie hall.

ER construction management corporation (“NER”) was awarded the $4 million masonry restoration package for the Exterior Building Restorations project at the New England conservatory campus in Boston, massachusetts. NER’s responsibilities encompassed the restoration work at both Jordon hall, which is located at 290 huntington Avenue, and the St. Botolph Building, which is located at 241 St. Botolph Street. NER’s scope of work for these buildings included: cleaning (using EK Restoration cleaner, an environmentally safe chemical) and sealing all of the masonry; repointing of all brick, granite and limestone; and replacing the marble pendants, panels and columns with matched marble imported from Italy. NER removed Jordan halls 918 piece terra cotta cornice, had these pieces remolded and duplicated to match the existing 1903 pieces, rebuilt the cmU back-up and then installed the new terra cotta. NER also disassembled, salvaged and stored offsite the brick and granite at the piers at 241 St. Botolph Street. NER then rebuilt the piers with new brick and the salvaged granite. The project also required repair work to the brick, concrete and limestone surfaces of the buildings. This repair work involved brick crack repair and replacement, rebuilding of the parapets, removal and replacement of the loose and spalled concrete, concrete crack repair and sealing, and repairs to the s Terra Cotta that will be installed on palling limestone. 290 Huntington Ave.

Designed by award-winning Gawron Turgeon Architects, this new three-story, 23,000sf wood-framed structure emulates the existing traditional style of the neighborhood and quintessential Main Street. The central hipped roof core and large front porch identifies the “front door” to the project. The flanking two-story wings moderate the building scale by blending in with the size of the adjacent structures. Clapboard siding, nicely detailed porches, and beautifully landscaped grounds further integrate the new “home” into the neighborhood. Each of the 20 one-bedroom apartments are

Gawron Turgeon Architects provided architecture, interior design and landscape architecture services. They worked with Deluca Hoffman Engineers to assist the McArthur Home throughout the permitting process which included a contract zone to allow this density in a residential zone. Lincoln/Haney provided structural engineering, Bennett Engineering provided mechanical / electrical plumbing engineering services, and TPD Construction Co. constructed the facility.

Reusable materials, furniture and equipment from the existing school building were removed prior to the State police utilizing the structure to perform training exercises. A nursery was created by relocating a vast array of existing plants, shrubs and trees. Dozens of apple trees were relocated to use in the re-configured acreage, hence the name “The groves” was established. prior to actual construction, Delphi has made an effort to maximize the re-use of existing on-site materials. Upon mobilization of the demolition crews, all building materials were sorted and recycled accordingly, leaving a concrete and masonry structure that was processed on-site along with several other structures for reuse as a structural fill under new building footings. In addition to the recycling and sorting of the existing school, bituminous roadways, parking lots and tennis courts were ground up into parking lot base, topsoil was screened and stockpiled, large amounts of boulders were crushed into useable roadway base and tree chippings were used to prevent erosion. Structural components were prefabricated entirely off-site in controlled environments to minimize waste. Details to wall, floor and roof assemblies utilized thermal breaks in an effort to minimize heat loss. High efficiency windows, concrete siding and composite decking are being used on the exterior. Insulation, mechanical systems and appliance selections along with the overall construction will qualify for the “energy star” rating.

Bangor Fire Station #6 is a structure of technological advancement, energy efficiency, reduced carbon footprint, and organized workspace. Built using natural resources with sensitivity to their impact on the environment and neighborhood, the station provides ample capacity for fire/EMS equipment and comfortable accommodations for the firefighters and EMS crews. Satisfying the LEED goals of building green while creating occupant comfort and environmental energy conservation, the station is the first of its kind in the state. The LEED certified “Gold” fire station has a 4,500sf apparatus bay, with sufficient room for the 105 ft. aerial/lad-

With an internal HVAC system and an external vehicle exhaust system, the air quality in the apparatus bays exceeds both ASHRAE standards and LEED target performances. Wide-span roof trusses eliminate interior columns and provide structural space for most of the piping and electrical services to be mounted above the ceiling, creating an unobstructed bay floor, which is illuminated by lighting on motion sensors for energy efficiency. Built to utilize green power sources, portions of the building’s power supply come from geothermal, wind, solar and hydro utility providers. The entire power system is supported by a back-up generator so the station remains fully functional in the event of a power outage. Partnering with AMES Architects in Bangor, Barr & Barr took AMES Architects of Bangor chose exterior lights every technological detail into acwhich emulate the look of the city’s historical fire count, meeting both the firefighters’ needs and also those of the city of bell mounted outside.

Bangor. The station has a technology spectrum that spans an integrated paging/alarm system to a dedicated information technology room housing a backup computer server for the entire city. Additionally, a card access security system prevents intruders from entering the station while the duty crew is out on a call. Station #6 is equipped with a National Fire Protection Association (N.F.P.A.) emergency notification alert that integrates both the modern paging from the central dispatch fiber optic lines and the time-tested Gamewell box alarm system. In addition, an 80-ft. communication tower rises above the structure providing proprietary service for this area of the city and for the Fire department’s mobile data system. In the words of Bangor city officials, “We have appreciated the opportunity to work with (Barr & Barr) on the designbuild process. They have been very responsive and open with us regarding every facet of the project. We have been able to ensure that the completed project will not only meet our needs but the needs of citizens well into the future.” Comfortable bunkrooms for up to six firefighters utilize natural light with operational windows; have full size lockers, carpeting, customized lighting, individual thermostats and a desk and chair for personalized comfort. The exercise room equipped with the latest workout machines provides the firefighters a place to condition for their occupation’s physical demands, and doubles as a training room for the ever-evolving skill development and certifications that are a regular part of a firefighter’s regimen. The station is expandable to meet the needs of Bangor’s growing population and provides space for EMS/rescue with full male and female accommodations. Barr & Barr hosted a “Green Education Day” at Fire Station #6. Inviting local school groups to tour the firehouse and learn about the green aspects of the new building, the event not only educated the local population and schools but also ful-
filled the Community Education requirement of the LEED program. The station’s high-efficiency heating system surpasses current minimum design standards by 21%. Coupled with a high R-Value of the overall building envelope, the two systems significantly reduce heating costs to the City. Additionally, the station has parking accommodations for low-emission vehicles, carpools, and bicycles for commuting to work. A LEED Innovation Point, was earned by going above and beyond the minimum requirements to procure materials close to the project, supporting local businesses and setting a precedent for all future projects in Bangor. In the construction management business for over 80 years and building in the state of Maine since 1941, Barr & Barr has six LEED Accredited Professionals in Maine, providing a wealth of LEED “green” construction knowledge. Their vigorous estimating process for Station #6 created a value-engineered, quality building within budget thresholds stipulated by the City.

The space features towering 13-foot ceilings and a wall of floor-to-ceiling windows with commanding views of Boston harbor and the city skyline. This presented an additional challenge for the interior walls– how to have the glass navigate around all the systems in the ceiling with minimal soffit detailing. Spaceworks AI, utilizing the Starwall demountable wall system, rose to the challenge. creating a visual clearstory at nine feet, the material above that line was specified as a Lexan product, capable of being cut in the field and lightweight enough to allow the all framing to rise to all 13 feet in height. commodore Builders added cus-

oston, mA - cannon Design announced the opening of Boston University’s newest student residence tower–a building designed by the firm to enhance student life and the integration of learning spaces throughout the university. The tower is the latest building in the development of the John hancock Student Village, the heart of student activities also master planned and designed by cannon Design, with its fitness and Recreation center, Agganis Arena and additional residential facilities just steps away from the new facility. The 396,000sf building provides housing for 962 students in a wide range of apartment and suite sizes, along with 20 resident assistant units and three apartment units designed for faculty. The student residence is a significant step in bringing sophomore, junior and senior student housing on campus, and will reduce the demand for student housing in adjacent neighborhoods by approximately 250 apartments. when complete, the 10-acre Student Village will accommodate a total of 2,300 student beds. A terra-cotta/metal-panel rain-screen system was utilzed for the exterior envelope cladding. Shop-fabricating the system was a cost-competitive choice, while onsite panel installation facilitated construction and allowed for the swift erection of the building envelope, therefore, shortening the construction schedule. The lighter weight of the façade system reduced the amount of steel required to support it—also saving material resources. “It is a real pleasure to work with Boston University in realizing the vision for the John hancock Student Village, and meeting the university’s goal to provide its students with an exceptional campus environment. Our project reflects the diversity of contemporary student life on a unique

ValleyCrest Strong on Green Calabasas, CA - ValleyCrest Landscape Development, a division of ValleyCrest Landscape Companies, has a long history of building some of the nation’s most renowned LEED-certified and environmentally friendly landscapes, including a number in the Northeast. Among those are a green roof project at Eaton Vance Corporation’s headquarters and a rooftop healing garden at Massachusetts General Hospital. The company completed $1 billion of landscape work in 2008, reflecting a strong position in one of the most challenging economic times. Recent landscape development projects in the Boston area include: • Boston-based investment firm Eaton Vance Corporation moved its headquarters to a 310,000sf office building in the Financial District of Boston. Shawmut Design and Construction managed a complete retrofit, designed by Copley Wolff Design Group, which allowed the building to offer outdoor entertainment space and a landscaped roof deck. Despite the challenge of proximity to businesses, congested weekday traffic and unruly winter weather, ValleyCrest Landscape Development managed to work within a tight construction schedule while installing the rooftop garden complete with Skyline Honey Locust trees, all of which were lifted to the 13th
floor roof by crane. • ValleyCrest worked closely with Turner Construction Company to install the courtyard space at Yale School of Forestry & Environmental Studies. Construction work involved site preparation, paving, site furnishings, irrigation and planting. The installation in this area of the university is pending LEED-Platinum certification, a title that the ValleyCrest team has played a prominent role in achieving. A central pond was constructed to capture and clean rainwater runoff from the ground and rooftop levels and prepare it for reuse in the site’s landscape irrigation system. ValleyCrest finished the pond by planting aesthetically pleasing aquatic plants that provide a necessary step in the water filtration process. • ValleyCrest Landscape Development constructed a rooftop garden at Massachusetts General Hospital, which includes an enclosed pavilion and atrium for year-round use and an elaborate drainage system that collects water runoff from the healing garden. The rooftop garden contributes to a cure and proves four times more efficient as a method of insulation compared with a traditional roof structure and has the added advantage of attracting a large amount of wildlife, including birds and butterflies.

The project will assess emerging business models and home energy technologies across North America. It will also conduct a survey of residential customers and forecast offer adoption in Texas, where the state is poised to take a market leadership position in smart energy. The KEmA “first to market” study will combine customer and vendor survey data with expert analysis of offers spurred by the deployment of advanced metering. In addition, it will define customer preferences and propensities, estimate the market size of key smart energy offers, and conduct a scenario analysis of potential evolution of the smart energy market in Texas. “As utilities begin to build out new metering infrastructure, numerous organizations are entering the home energy technology business,” said Taff Tschamler,

New Job corps Requirements gainesville, fl - All Job corps center-operated construction, advanced manufacturing, and automotive training programs now are required to implement the Job corps’ newly green Training Achievement Records (TARs). These TARs were validated by a workgroup of industry experts and Job corps management and construction instructors. Under the American Recovery and Reinvestment Act of 2009, Job corps has committed to producing 8,500 green graduates from all of its construction programs by August 2010. Through the NccER accreditation process, instructors can obtain certification to enable students to receive industry-recognized credentials and documentation of their training accomplishments through NccER’s National Registry. “Students have a better opportunity for getting jobs with NccER training,” says facility maintenance instructor Robert watson, Jr. at the gainesville Job corps center in gainesville.
here comes the Sun: Solar Energy gaining popularity
The following are excerpts from an article included in “The Pipeline,” published by the Plumbing-Heating-Cooling Contractors of Greater Boston and United Association Plumbers and Gasfitters Boston Local 12. Boston, mA - The drop in oil prices that accompanied the 2008 economic collapse helped the Boston area dodge a bullet this past heating season. But the law of supply and demand dictates that oil and other non-renewable energy prices will eventually spike—perhaps dramatically. That and a host of other reasons (including the push for environmentally sound green alternatives, new tax credit programs, and the imperative to wean the nation off of foreign oil) have led to a renewed interest in solar energy systems. Andy lyne, Jr., the president of A. J. lyne, ltd. of Abington., initially became involved with solar energy when he purchased his first house in 1986 and discovered that its solar hot water system had been incorrectly installed. he revamped it, and learned about solar concepts and techniques in the process. In 2005, the lyne company began installing its first full solar system at Tufts University. As with a lot of construction projects, customer demand played a role in the decision to incorporate green technology.
Tufts decided that it wanted to supplement the traditional hot water system at its new Sophia gordon hall dormitory with a solar system. The college called in lighthouse Electrical, a massachusetts-based union contractor with expertise in solar, wind, photovoltaic, and other alternative energy installations, to perform the work. In turn, lighthouse brought in A. J. lyne to handle the plumbing part of the project. According to lyne, the Tufts project is an open-loop drainback system. water is pumped up to 25 solar thermal panels on the dorm’s roof, where it is passively heated and drained back to a tank. A heat exchanger transfers the heated water to two 400-gallon storage tanks in the basement. The tanks’ water then preheats the dorm’s primary indirect-fired water heaters. “The basic piping principles were the same for the Tufts solar project as a conventional hot water system,” says lyne, who also notes that the job required a lot of piping. “But we did have to use some different components, such as a flow meter,
BTU monitors, sight glasses, and a control for freeze protection.” Along with other green measures, including energy-efficient windows, motion sensors that turn lights off when nobody is present, and dual-flush toilets, Tufts estimates that its 62,000sf, 126-bed dorm is using 30% less energy and 30% less water than a comparable non-green building. more recently, A.J. lyne installed the piping and plumbing components for a solar hot water system at a new building for the American cancer Society in Boston. Unlike the Tufts job, the AcS project uses a closed-loop system. Instead of water, the system uses glycol, which is heated by 17 roof-mounted solar panel collectors. Exchanger blocks transfer the heat to a large water storage tank (which lyne dubs a “kiddie swimming pool”), and the tank provides preheated water to high-efficiency, on-demand, wall-mounted water heaters. The solar system is used to provide hot water for the AcS’s hope lodge center, which opened in october 2008. About a mile from the Dana-farber, the center offers 40 suites for out-of-town families to stay while their loved ones receive hospital care. Solar can be a pricey option. But commercial applications, such as hope lodge and Sophia gordon hall, have a much greater demand for hot water than residential systems, and are therefore able to recover their energy costs faster.
