Safdie Selected for Sri Lanka Project
Boston - Safdie Architects announced that the firm has been selected to design a new mixed-use development in Colombo, Sri Lanka. The project will be the first for Moshe Safdie in Sri Lanka, and is slated to be the tallest residential building in Colombo when it is completed. The 69-story mixed-use development is in the city center and will face Beira Lake, with pedestrian accessible retail outlets at the ground level. The design includes expansive family and community space amenities such as community gardens, shared outdoor spaces within the upper levels of the building, and individual roof gardens or terraces for every residence, a hallmark of Safdie’s design philosophy to provide access to outdoor spaces in high density urban housing. The Colombo project draws on Safdie’s groundbreaking Habitat ’67 in Montreal. Since that time, Safdie Architects has continued to explore and build projects incorporating fractal-geometry surface patterns, dramatic stepping of the structure that results in a network of gardens open to the sky, and streets that interconnect and bridge community gardens in the air. Colombo’s building form consists of two tower blocks, with one block leaning into the other vertical tower, which supports it. The overall form tapers towards the sky, so that even though it is quite a large building, it maintains a delicacy on the skyline. The structure is highly rationalized, affording cross-ventilation and multiple exposures in every residential unit. The towers are oriented to the movement of the sun and to maximize air flow in

The amount contractors pay for a range of key construction materials decreased for the second consecutive month in June and inched up by just 0.5 % from a year earlier, according to an analysis of producer price index figures released recently by the Associated General Contractors of America. Meanwhile, the amount contractors charge to construct projects was virtually unchanged for the month and rose only between 3.2 and 4.4 % from a year ago. “Contractors are finally seeing sustained relief from the outsized cost increases that buffeted them last year,” said Ken Simonson, the association’s chief economist. “The half-percent rise in the producer price index for construction inputs from June 2011 to June 2012 was the smallest year-over-year swing since December 2009.” Simonson observed that falling prices for a variety of key construction materials contributed to the mild overall increase. The price index for diesel fuel plunged 9.0% in May and is down 10.7 %from a year ago. The index for copper and brass mill shapes slumped 4.1 % for the month and 12.6 % since June 2011. Similarly, aluminum mill products dropped in price from a month and 12 months earlier, by 0.5 % and 9.2 % respectively, while the index for steel mill products slipped 1.3 % and 3.2 %. The index for plastic construction products edged down 0.4 % in June and was up 1.9 % over 12 months. A few materials posted substantial increases for the month and year, Simonson added. The index for gypsum products increased by 1.1 % in June and 13.2 % compared with June 2011, while the index for asphalt paving rose by 1.2 % and 6.6 %, respectively.“ A noticeable but uneven pickup in U.S. construction activity, along with sluggish global economic growth, should keep these price trends in place for a few more months,” Simonson predicted. “Private owners and public agencies with money to spend on projects would do well to get started now, before the next price spike.”

might expect, improving housing construction is helping to lead the way, especially multi-family housing. However, power construction is another strong point, and even commercial construction will show signs of rising from its slumber. Residential Construction is coming back lead by 32% growth in multi-family housing. In Nonresidential Construction the forecast is mixed with healthcare and manufacturing showing the most positive signs of growth. Lodging CPIP is expected to grow 4% and rebound somewhat to 7% and 8% in 2013 and 2014. Office construction should be 4% by the end of 2012 and improve to around 6% for 2013 through 2014. Commercial construction is beginning to grow again. FMI expects 5% growth in CPIP this year, followed by 8% growth in 2013 to around $49 billion. Healthcare construction is expected to only rise 3% in 2012, that will strengthen to double digits by 2015, achieving record highs around $52.6 billion. Education construction will have only a 1% increase in CPIP in 2012 and a slight rise of 2% in 2013. Communications construction will experience steady growth of 4% to 6% through 2015 with 2012 ending up around $18.5 billion. Manufacturing construction is expected to rise 3% in 2012 and show steady increases to 2015. Power-related construction is forecasted to have a 10% rise for 2012 and another 10% in 2013 to $108 billion.

In 1997 our stories might very well have been on the meaning behind the term fast track, night construction, and what to do about manpower shortages. Iron Workers Top Out 18-Story Vertex Tower at Fan Pier
Boston - Mayor Thomas M. Menino recently joined BRA director Peter Meade, Fan Pier developer Joe Fallon, Vertex Pharmaceuticals President, and CEO Jeff Leiden, and Turner Construction workers to celebrate the placement of the final beam at Fan Pier’s Building B. The 18-story building at Eleven Fan Pier Boulevard is one of two under construction at the site in the Innovation District and will house Vertex Pharmaceuticals upon completion. The beam was signed by more than 100 members of Boston Iron Workers Union Local No. 7, who hoisted it into place to top off the project. The $800 million, 1.1 million sf project broke ground in July 2011 and is the largest private construction project in the nation. The two towers that will be leased by Vertex will be the second and third major structures at Fan Pier. The completed 21-acre Fan Pier development complex
will contain eight buildings comprised of offices, residences, retail space, and hotel rooms, as well as a park and marina. The project’s next development phase is scheduled to be a 15-story condominium building slated for completion in late 2014/early 2015. Vertex Pharmaceuticals is relocating from Cambridge, and the two new buildings at Fan Pier will house the company’s entire Massachusetts workforce. During the 2012 BIO International Convention held in Boston, Vertex announced a more than $1 million, over three year commitment to support a range of activities aimed at enhancing science, technology, engineering, and math (STEM) education at two South Boston public schools. The Vertex buildings at Fan Pier will also include a 3,000sf learning laboratory that will allow local students and teachers to conduct scientific projects alongside Vertex scientists.

South Boston - High-Profile Monthly takes a quick look at some current on site activities reported by the Marr Companies. • Daniel Marr & Son is erecting 2,000 tons of structural steel at the 400,000sf 225 Binney Street project in Cambridge for fabricator Ocean Steel. • Marr Crane & Rigging is installing four Marr Hydro Mobile Mast Climbing units, one twin and three single units, at TD Garden for masonry restoration work by Phoenix Bay State. General contractor is Shawmut Design. • Marr’s Mast Climbing Division was awarded a contract by Ipswich Bay Glass for eight F200 units at the Watermark project in Kendall Square. Project installation began July 9. Each unit will reach 200 ft., and in addition to the glass installation, the equipment will also be utilized by waterproofing contractor P.J. Spillane and drywall contractor E.M.R. John Moriarty Associates is the general contractor. • Marr Scaffolding Company has installed shoring and scaffolding on the Huntington Avenue side of Symphony Hall for waterproofing contractor P.J. BIM...Not Just for Design and Construction Anymore
COBie Process Overview of, what zone it serves, the manufacturer, serial number, and its unique equipment identification tag. The variables within the BIM model that retain this information can be utilized across software packages based upon the common set of variable names and format outlined within the COBie standard. The process of assigning the responsibility of populating this data within the BIM model requires upfront communication across the team and is ideally documented via the project’s BIM execution plan. The common approach is for design team (architect / engineer) to populate the initial set of variables of their design (spaces and basis of design equipment). During the procurement and construction phase, the construction contractors add the actual purchased equipment information to the model, including the manufacturer, model number, serial numbers, warranty information, performance variables of equipment, etc. This layering of information within the BIM model ideally mitigates concerns over duplication of effort and culminates in an “as-built” of the building’s equipment and systems. The approach is consistent and works well with the current trend utilizing a single model across design, construction, and facility management. The issues seen today include potential reworking of BIM families to ensure that the variable names are COBie compliant so that data is entered once and populated the project’s output equipment schedules and specification data sheets while also embedded subsequent population by the contractor during procurement and construction of additional data for the owner. With COBie being adopted and becoming a more prevalent standard in the generation of BIM models, owners and operators will be provided with a living resource for facility management, thus leveraging the investment made in the BIM model during the design and construction phase. by Chad Wisler Currently, the majority of projects are being documented in the BIM environment using 3D modeling, design, and documentation tools. This is especially true of large capital projects, and over the past year it has also become commonplace even for small commercial interiors projects due to the maturity of the software platforms across disciplines, increased experience of teams, and savvy owners. While we’ve Chad Wisler seen an increase in the overall effort during the initial project phases, the resultant construction phase has yielded positive results through fewer RFIs, submittal cycles, and field changes. The model’s geometric benefits of enhanced visualization and coordination are proven, but the majority of projects today haven’t realized the over-arching goal of BIM, which is to provide the common platform for design, construction, and... operations/facility management. The “I” in BIM is the core to capture, store, communicate, and utilize the information throughout the building’s life cycle. With the variety of software platforms, users, and manufacturers in the industry, a common standard was needed to facilitate the interoperability of the information. Wait for it...COBie. Aside from being a cool term to drop at a project interview, COBie is the standard that provides the framework for the project and building variables to be populated in a consistent manner. COBie stands for “Construction-Operations Building information exchange.” For example, a BIM model that follows the COBie standard has all of the building spaces, zones, equipment, and components both from a physical 3D/geometric representation and also the information supporting those entities. The school holds 750 students in grades ranging from pre-kindergarten to eighth, and will remain occupied throughout construction. The project is slated for completion in December of 2012.

Griswold, CT – Viking Construction of Bridgeport joined members of the American Legion Veterans Housing, Inc to commemorate the completion of a new housing project for homeless veterans, located in the Jewitt City section of Griswold. Viking served as general contractor for the $4.5 million project, which consisted of renovating a three-story brick building and building a new addition to create a 25,000sf housing structure. Two existing homes behind the original building were demolished to clear space for the new addition. The new housing project includes 18 one-bedroom apartments designed for homeless men and women who have served our country in various branches of the military. Each fully equipped apartment is approximately 600sf and is handicapped
accessible. Two first-floor apartments are handicapped-specific, incorporating roll-in showers and other amenities. The building also features an energyefficient geothermal heating and cooling system, handicapped-accessible elevators, a first-floor common room (with kitchen), and basement with an exercise and laundry rooms. There is a dedicated area for counseling and other types of social services. This project, which took 17 months to complete, is now being used as a prototype for rural housing for homeless veterans across the nation. The project was designed by Lindsay Liebig Roche Architects, Inc. (LLR) of New London, The 18 residents of the new home, who were selected by the Department of Veterans Affairs, began moving into the facility in June.

Stone streets and stone buildings have supported a sustainable way of life for a thousand years in this Umbrian hill town. ducers of wine, vinegar and olive oil. The stone streets and stone houses, modified over time, still support modern family life and the speedy, tiny vehicles that rumble perilously close to the canyon walls of the houses on either side. Judging by the pristine condition of the Autostrade, the highways of Italy, it is hard to imagine that the current economy is on the verge of crisis. There appears to be a tacit understanding that certain things, built things and infrastructure, should not be skimped upon, no mat-
ter what the situation. Ancient aqueducts serve major urban ares, and the highways connect and reinforce the ancient Via Flaminia, one of the roads that famously all lead to Rome. The Italian experience of re-using and maintaining their infrastructure, built of local stone, brick and cement is fundamentally different from our own culture of budget driven, short term thinking. The cost of energy, notably gasoline, is roughly four times greater in Europe. Cars are smaller and more fuel ef-
ficient. Air-conditioning and iced drinks are the exception rather than the rule. Yet, despite the extreme heat of the Italian July, we were refreshed by narrow shaded streets that channeled the hilltop breezes like air conditioning jets and the wonderful wooden shutters that controlled both light and air at each window. We came away from the trip with a renewed appreciation of the power of design to sustain a culture over hundreds of years. We were encouraged by the positive impact that investment in infrastructure has on the well-being and lifestyle of communities. It is possible to look at Boston in a new light and to see parallels with the lessons of Italy. The cleaning up of the harbor, the creation of the Greenway, the beauty of the Zakim Bridge and the redevelopment and reconnection of the Harbor Walk are all strikingly European in conception. Investing in infrastructural amenities that benefit cities and enhance the quality of urban life should be at the heart of governmental policy. It would allow us to encourage a denser, more sustainable pattern of development that could support many future generations of use. This was a valuable lesson to take away from this year’s vacation. Vacationing recently in Italy allowed us not only to take a physical break, but also to expand our appreciation of the role of design and urbanism in creating sustainable communities and strengthening a sense of culture. While we were Mark Reed struck by how vastly different the central Italian experience is from ours in America, we also felt that patterns of life from their culture have immediate relevance to today’s situation here at home. We spent much of our time exploring the hill towns of Umbria, the area directly north of Rome. These towns, founded in the pre-Roman era, are able to support the life of the modern world. It is clear that the towns, perched behind walls on hilltops, were formed originally to provide security for the workers in the agricultural economy which spread like quilt work over the surrounding rolling countryside. The terraced fields of olive trees and grape vines, constructed in antiquity, are today used by the local pro-

Boston - The renovation of 50 Post Office Square will add 21,000sf of retail and 110 new parking spaces to Boston’s Financial District. Suffolk Construction was selected by institutional investment advisor Bentall Kennedy as construction manager. Commonwealth Ventures is the project developer, and Elkus Manfredi Architects the project design firm. The full renovation will feature extensive updates to the building’s lobby, common areas, and commercial space, below-grade parking spaces, and a rehabilitated streetscape. A new public entrance will be built on High Street, and the Franklin Street entrance will be redesigned. The first phase of the redevelopment will incorporate street-level retail space and updates to the surrounding landscap-
50 Post Office Square ing, while the second phase will focus on modernizing the building’s infrastructure and revitalizing the lobby. The project will include sustainable design elements to achieve LEED certification. The building will remain occupied throughout construction, which is scheduled to be completed in 2013.
Raymond, NH - Jewett Construction Company, Inc. has contracted with Fisher Auto Parts to build a new 16,000sf parts storage mezzanine and provide upgrades to its Raymond warehouse and distribution center.
In addition to constructing the new mezzanine, the current project also includes lighting, fire protection, and sprinkler upgrades; controls for a new conveying system; and the installation of a new roof access hatch and curb.

Boston - Posted recently by Colliers International Boston Retail and Restaurant Watch are some of the latest retail developments: Lululemon Athletica, catering to yoga enthusiasts, is the latest retailer to sign a lease at the Chestnut Hill Shopping Center in Newton. The 3,100sf store joins other new retailers at the 406,000sf center. Whole Foods Market is set to anchor the proposed Ink Block project at the former Boston Herald site in Boston’s South End. The 50,000sf store would be the chain’s largest in Boston. Ink Block will feature retail and restaurant space on the ground floor with 471 luxury apartments. The owner of the Seaport District complex, one of the city’s prime waterfront locations that includes Legal Harborside, is putting the property up for sale. Blue Ginger chef and Simply Ming host Ming Tsai revealed details about his upcoming Fort Point restaurant, Blue Dragon; it will have 70 seats, will be casual, and will serve lunch and dinner every day. Sip Wine Bar & Kitchen opened recently in the former Bina Osteria location, bringing shareable plates and
small wine tastes (“sips”) to Downtown Crossing. Sip is the latest addition to the Legendary Restaurant Group family (Scollay Square, Papagayo, Andiamo, and more). The space formerly occupied by The Oak Room at the Fairmont Copley will reopen as Oak Long Bar + Kitchen. The venue’s website boasts “a dramatic coppertop bar and restored original architectural elements” as well as “the perfect burger.” Larry J’s House of Q relocated to the Seaport District. The new location, dubbed Larry J’s BBQ Cafe, softopened earlier this month at 600 D Street. Flowers Foods Inc., maker of Nature’s Own bread, Tastykake treats ,and other baked goods, has completed its $370 million acquisition of Lepage Bakeries Inc. Gerding Edlen started construction on the $150 million Boston Wharf Tower. Ashling Completes Two Projects
Cambridge, MA - Ashling Inc. of Boston recently completed construction on West Bridge at One Kendall Square. Ashling was honored to be part of a team that included Crème Design from NYC, Whitlock Architects, BLW Engineers, and Harbour Foods. The project converted a retail use within the former “Boston Woven Hose” factory complex into a new vibrant restaurant that pays homage to its previous incarnation with an industrial design and original features, such as 18-foot ceilings, exposed concrete beams, steel truss sections, floor to ceiling windows, and a rustic oak floor. Adding design elements including a center-island bar, steel and frosted glass dividers, custom-made wood doors, and dramatic rope chandeliers, completes the transformation from factory to retail to thriving restaurant.

Lawrence, MA - Jewett Automotive Design & Construction of Raymond, N.H. has completed work on a ground-up, stateof-the-art Chevrolet dealership for Charles Daher’s Commonwealth Motors in Lawrence, Mass. Work included demolition of an existing building and the construction of a new 28,400sf facility consisting of a 12,600sf pre-engineered steel building service bay structure and a 15,800sf conventional steel-framed building for a new automobile showroom, administration/ management offices, utility areas and parts storage. The frame and exterior construction is a combination of structural steel frame

Retail Market Overview
Following is an excerpt of an article from MARKETBEAT, a research publication by Cushman & Wakefield. PPR reports that overall vacancy in the retail sector has been declining since 2009, but improvement has slowed down in recent months. Best Buy recently announced that it will be vacating its Back Bay and Wareham stores. Average asking rental rates have seen some growth since bottoming out, but have remained flat since last quarter, ranging between $16.25 and $16.30 psf NNN. Most of the increase in rents took place in community shopping cen-
ters. Super regional malls are experiencing unfavorable conditions such as increasing vacancy rates and lack of tenant interest. Although retail development is slow and inventory is growing just over half a percent annually, heavily preleased projects are on an upward trend. Investment activity is favorable, as the market averaged over 10 trades a month in the first quarter of 2012 that are over $1 million. A notable portfolio sale involved 28 properties along Newbury St. in Back Bay that sold for $226 million to Jamestown.

Tishman Builds Restaurant and Retail at Hyatt Place
raintree, MA - The Hyatt Place Hotel in Braintree opened its doors to the public on May 15, 2012. The renovated hotel, which occupies portions of the former Sheraton Tara Hotel complex, is Phase 1 of the redevelopment of the 50+ year-old, 10-acre hotel and retail site. The project is located directly across from the South Shore Plaza at the intersection of routes 3 and 93. The hotel was originally built and operated by the late Braintree developer Thomas Flatley, who sold his Tara chain in 1997. The former Sheraton hotel, famous for its castle-like appearance, was a sprawling series of buildings that contained over 370 guestrooms. It also housed one of the largest conference and ballroom facilities on the South Shore. Continued on next page

High-Profile Cover Story: Hyatt Place Continued from previous page The project not only provides a major face lift for the aging hotel and retail complex but creates new architectural elements at the gateway to the town of Braintree. The vision for this project originated with Boston area developer Richard Friedman of Carpenter & Company. Friedman has been developing hotels and mixed use projects throughout the country since the 1970s. Some of his more well-known Boston area projects include the Charles Hotel in Cambridge and the Liberty Hotel in downtown Boston, which was formerly the Charles Street Jail. Darren Messina of Carpenter & Co. has overseen the project since its inception and has managed the design and construction since the sale of the property was completed in February 2010. The team selected to design and execute the vision included Cambridge Seven Associates (design architect), RJ O’Connell (civil engineer), C3 (MEP+FP consulting engineers), and Tishman Construction Corporation of MA (construction manager). The team has worked very closely with
the various town of Braintree committees and departments from the permitting phase through the hotel opening. The scope of the hotel construction phase included the renovation of 204 hotel guestrooms within the six-story tower; gut renovation of the main lobby, meeting rooms, kitchen, and back of house spaces; façade restoration; demolition of three buildings (approximately 120,000sf); and performing utility upgrades throughout the 10-acre site. Prior to the start of the major construction, a guest model room unit within the six-story tower was completely built out to allow for review of the design and finish elements, as well as verification of constructability. The hotel renovation began in August of 2011. The existing TGI Friday’s restaurant and Atlantis Fitness Center remained open throughout the construction phase. The team has worked with the tenants and town of Braintree through a number of challenges associated with the transition to the new site layout, including parking logistics, pedestrian access, and site lighting.

Portsmouth, NH - The Residences at Portwalk have been awarded LEED Gold certification by the US Green Building Council (USGBC). Pro Con Inc was the architect and construction manager for the design-build development in downtown Portsmouth. Cathartes Private Investments of Boston is the owner and developer. Completed in November of 2011, the property consists of 36 luxury apartment homes above first-floor retail. Sustainable design practices were incorporated into each phase of construction and operations of the building, which resulted in The Residences at Portwalk attaining a 31% improvement in energy performance when compared to a similar building. Cathartes and Pro Con Inc registered the project with the USGBC in 2011 and LEED Gold certification was

Cambridge Rindge and Latin School
Cambridge, MA - Wayne J. Griffin Electric, Inc. of Holliston has completed the electrical installation work at the Cambridge Rindge and Latin School. The 403,000sf high school recently underwent a gut-renovation and modernization, which consisted of the addition of technologically advanced classrooms, an updated library and new food court, as well as a new arts building for the institution’s nationally recognized theater arts program. Griffin Electric was responsible for the installation of new lighting, lighting controls, and power within the facility,
plus systems for fire alarm, sound/paging and lightning protection. Additionally, the Griffin team installed a generator, telecommunications and distribution equipment, as well as photovoltaic panels on-site. Consigli Construction Co., Inc., in joint venture with J&J Contractors, Inc., of Milford, served as the project’s general contractor, while HMFH Architects, Inc. of Cambridge was the architect, and TMP Consulting Engineers of Boston, the electrical engineer. The project is expecting a LEED Silver certification.

New UMBA Project for BOND
Everett, MA - Construction management firm BOND has been selected to provide preconstruction and construction services related to a major infrastructure project for the University of Massachusetts Building Authority (UMBA) on the UMass Boston campus. To support the 25-year master plan, the scope of the infrastructure will include the completion of a campuswide utility loop that will service existing and future buildings as well as a new roadway and traffic control system. The utility loop impacts services to every building throughout the campus, including: hot water, chilled water, domestic water, fire protection water, fiber optic network wiring, and electrical service. Additionally, the scope of work includes selective upgrades to gas, sanitary, and storm drainage utilities. The extensive utility work creates complexities with vehicular and pedestrian access that will necessitate coordination to limit service disruptions. When the invasive subter-
ranean work is complete, the campus will undergo major surface improvements, including: curbing, sidewalks, lighting, plantings, and streetscape improvements. The existing utility plant will be upgraded to serve as the “brain” for all of the utilities on campus, integrating state-of-the-art control systems as well as capacity upgrades for each utility system. Execution of this project will be closely coordinated with the construction of the Integrated Science Center and the General Academic Building on campus. The project will be energy efficient and environmentally sustainable and will incorporate LEED certification measures. Building information modeling (BIM) will be used in the design and construction of the Utility Plant modifications and upgrades. Working collaboratively with the preconstruction team, BOND has begun to develop phasing and sequencing options to efficiently plan the work while minimizing disruption to the campus activities.

HMFH Completes Bard College Design Cambridge, MA – HMFH Architects announced that it has completed a conceptual design for new student housing and an adjacent 24-hour study center at Bard College in Annandale-on-Hudson, N.Y. HMFH was selected for its extensive experience with planning and programming for student campus environments and has created a design that provides a supportive overlap between the academic and residential experience for students. The design for Bard’s North Campus includes concepts for four 50-student residential houses and a 24-hour learning center with a café, study rooms of various sizes, and technology resources. In the new student houses, a community kitchen is located at the ground level of each house to foster student interaction. The residential floors feature a mix of traditional-style rooms for underclassmen and suite-style housing for upperclassmen.

With a variety of housing options and the integration of the study center into the living environment, the new houses will foster a community that mentors younger students and offers a sense of independence for older students. In addition, HMFH has created a 24-hour study center, which becomes the gateway to the North Campus and provides a central place for students to congregate. With its café, technology resources, and variety of seating and meeting space, the new study center anchors the North Campus with an academic and food component, creating a more holistically complete atmosphere for living and learning. Through the addition of four new residential houses and the 24-hour study center, HMFH has taken a campus area with isolated housing options and created a new neighborhood for Bard students.

The new $35 million building will be called the Waldfogel Health Center and will enable Aviv Centers for Living to support a broad continuum of care and offer centralized healthcare and administration in one location. “The sheetrocking is complete throughout the building and the punch list items have begun on floors two through four,” stated Pro Con Inc’s project manager. “The landscaping is being installed, the sidewalks are nearly complete, and we are preparing the parking lot for the final finish coat. August 2012 is still the scheduled completion date.” The energy efficient building expansion has been designed and is being built to attain LEED Silver. As part of the initial site work, rock ledge at the site was crushed and reused as structural fill. The building’s sustainable design features will include a white roof and the installation of high-efficiency mechanical systems and low-flow plumbing fixtures. The building

The center intends to make a significant contribution to the future of healthcare for seniors by providing quality medical services and cultural programming.

Chelmsford, MA – Lowell General Hospital recently held a ribbon cutting ceremony to celebrate the opening of 14 Research Place, a new state-of-theart 30,000sf medical office building. The new building is located between two existing facilities in use by the hospital at 10 and 20 Research Place and creates an extension of their Chelmsford campus. Pro Con Inc of Manchester, N.H. was the architect and construction manager for the building and the 347-car parking deck that accommodates medical and physician practice space. The initial conceptual design for the project was provided by Doonan Architects of Westford, Mass. The building’s exterior features a combination of traditional brick veneer with a pre-cast stone base and stone accent bands. The two main entrances will have curved canopies finished with metal panels and double sliding glass doors. The twostory parking deck, which was built to support the town’s heaviest fire truck, is connected to the medical offices via the first and second floors of the building.

Shelton, CT - The University of Connecticut’s Health Center (UCHC) has hired Fletcher Thompson and its partner architectural firm, Tsoi/Kobus & Associates, to design a new eight-story 300,000sf Ambulatory Care Center (ACC) with a 1,250-car parking garage, scheduled for completion in 2014. As the focal point of a growing ambulatory care campus, this new facility will greatly enhance the UCHC’s environment of care and their efficient delivery of outpatient services. The multi-specialty ACC will include outpatient clinical functions such as internal medicine, geriatrics, neurology, surgery, otolaryngology, urology, neurosurgery, physical therapy, diagnostic imaging, in-vitro fertilization, the cancer center, and an orthodontic clinic, among many others.
“The new building is being designed to offer the best possible patient care experience in a very attractive and comfortable setting while also providing more convenient access to many outpatient services without entering the main hospital complex,” says Fletcher Thompson principal and director of healthcare architecture, Kurt Baur, AIA, ACHA. Biogen’s new office building
Cambridge, MA - Vanderweil, a Boston-based full service engineering firm, recently completed the design of Biogen’s new office building located at 225 Binney Street. Vanderweil has been responsible for MEP engineering design on projects for Biogen for over 30 years, including its first building in 1970. From this small renovation on the top floor of a two-story building on Bent Street in Kendall Square to the new high-rise office building, which includes a below-grade parking garage and the renovation of two historic brick buildings, Vanderweil is committed to developing innovative solutions and repeat working partnerships. At 225 Binney Street, Vanderweil worked in collaboration with Spagnolo Gisness & Associates Architects on the shell and core components of this project as well as Nelson for the interior fit-up to integrate the MEP system design and maximize flexibility within the building. The new building totals approximately 410,000sf of office space, which includes
both open and private offices, conference areas, human resource and IT training center, pantry and beverage areas including a Starbucks, a 6,300sf cafeteria, and other support spaces. In order to fast-track the project, Vanderweil utilized the design assist process with the design team and contractors using Building Information Modeling (BIM) managed and organized by Tocci. This included the design of high-rise systems for a life safety/legally required/optional standby generator, a fuel oil storage and distribution system, a fire pump, and stair pressurization systems. Biogen’s 225 Binney Street office building is designed to meet a LEED certification of Silver. Vanderweil also provided extensive energy modeling services to optimize the building and system design in order for the new office space to meet the city of Cambridge’s Stretch Energy Code, which entails having a minimum of 20% energy saving over code.

The project, expected to commence construction in the first quarter of 2013, will redevelop the former Worcester Vocational High School through the adaptive reuse of the existing historic structure. Originally constructed in 1909, the building will include on-site amenities
such as a fitness room, laundry, a resident lounge, and management and leasing offices. Voke Lofts will also integrate energy efficiency and key sustainability components through a highly efficient HVAC system, insulation to the building envelope, utilization of materials with high recycled content and low VOC, making the property LEED certifiable. Voke Lofts is expected to take 14 months for completion.
PCA Designs New Urban Housing
Cambridge, MA - The Edge, a contemporary 79-unit residence designed by architects Prellwitz Chilinski Associates (PCA) for The Mount Vernon Company, is now under construction in Boston’s new Allston Green District. PCA and The Mount Vernon Company are collaborating to develop the former light-industrial area into a new residential community of chic, stylish, loft-inspired apartments catering to young professionals. The Edge, located on Brainerd Rendering of The Edge Road near the Brookline town line and in close proximity to the MBTA Green Line, is projected to earn a LEED Gold certification for its sustainable and energy-saving features. It will include 52 one-bedroom, 23 two-bedroom, and four studio units. Construction will take approximately one year, with an opening planned for 2013. Rooftop Tiara Wins IDEAS2 Award
Chicago - The steel tiara that crowns Cincinnati’s tallest building, the Great American Tower at Queen City Square, has earned national recognition in the 2012 Innovative Design in Engineering and Architecture with Structural Steel awards program (IDEAS2). Members of the project team were presented with awards from the American Institute of Steel Construction (AISC) during a ceremony at the building in July. Conducted annually by AISC, the IDEAS2 awards recognize outstanding achievement in engineering and architecture on structural steel projects across the country. The IDEAS2 award is the highest, most prestigious honor bestowed on building projects by the structural steel industry in the US. The Great American Tower rooftop tiara is a Merit award winner in the category of projects Less than $15 Million, making it one of only four projects around the country to receive the Merit honor. Each year, the IDEAS2 awards honor National and Merit award winners in three categories, based on constructed value. Each project is judged on its use of structural steel from both an architectural and structural engineering perspective. The steel rooftop tiara atop the 41-story Great American Tower is an iconic presence on the city’s skyline. The 400-ton, 130-ft-tall tiara was conceived by Gyo Obata, a founder and design principal of HOK. Obata was inspired by a photograph of a tiara worn by Diana, Princess of Wales, and by Cincinnati’s nickname, the Queen City.
