Dear reader, Welcome to our February Health & Fitness issue. As we start a new year, many of us are contemplating resolutions around our health, mood and well-being. Especially right after the many gatherings of the holiday season and the inevitable excesses they bring, we may be feeling out of balance. Changing habits and ways of thinking around our health is never easy, but when it comes to mood and well-being, we turned to Jennifer Sawyer, a passionate entrepreneur and founder of Obsidian Yoga. A new boutique yoga studio based in Northwest Las Vegas. Sawyer who felt her community lacked a space centered around wellness shares with us her path to healing through yoga and how it has helped her discover new dimensions of selfacceptance. We hope the health and fitness topics we discuss in this issue will encourage you to see the new year as an opportunity to hit the reset button and be more intentional about self-care. If there is a piece of furniture or decor that’s just not doing it for you, make sure you voice your concerns. Likewise, if they have something that is special to them, make sure you are open and willing to listen to them, as much as you would expect back. That way you can both understand what certain pieces mean to each other, so you can incorporate them into your theme.

Start anew There’s nothing like starting afresh when you move into a new apartment. Not only can it make a space feel less cluttered, but you can decide on themes and decor that both you and your partner like, that will help you feel at home. Try collecting pieces that you both love or will have practicality or years to come, that way you can find a common ground when it comes to interior design.

Decide on a color palette Deciding on a color theme for your furniture or walls can sometimes be the trickiest task of all. What if you love big bold colors while your partner prefers something a bit more neutral? To overcome this stumbling block when you move in together, try and come to a compromise as to whether you will opt for warmer or cooler tones. If after this you can’t decide, it can sometimes be easier to stick to a more neutral color scheme, including blacks, whites and creams for your big pieces of furniture and walls, that add in your favorite colors through smaller accents.

Box up Your Knick Knacks

hanging habits and ways of thinking around our health is never easy, but when it comes to mood and well-being, we turned to Jennifer Sawyer, a passionate entrepreneur and founder of Obsidian Yoga. A new boutique yoga studio based in Northwest Las Vegas. Sawyer who felt her community lacked a spacecentered around wellness shares with us her path to healing through yoga and how it has helped her discover new dimensions of self-acceptance. Here is what she had to say.

Q: Can you tell us a little about your latest company launch Obsidian Yoga? Obsidian Yoga is a Boutique Yoga Studio based in Las Vegas. There was nothing available in the Northwest. Everything was either in Summerlin, or Henderson and I felt the community lacked a space centered around wellness that was inviting to all. That is how Obsidian Yoga was born. I wanted to bring focus on the basics of yoga. Our philosophy is that yoga at its core is pure, boundless, infinite.

Q: How has yoga changed your life? I started yoga fourteen years ago. I suffered from deep anxiety and depression and would take antidepressants to control my panic attacks. I was able to get off the antidepressants through practicing yoga. Yoga was life-changing for me. It allowed me to calm myself and control my thoughts.

Q: How do you handle stress and pressure? I used to handle stress very poorly. After, I added yoga to my routine it helped me take a step back. It allowed me to have a different perspective on things. I was better able to manage my emotions. Wellness in general is very important for me. I am on a wellness journey. I recently started a Vegan diet, I do IV infusions, I use infrared beds, and listen to self-help audios all the time. There is no, one size fits all when it comes to combating stress.

Q: Do you meditate? I do meditate. I focus on a vision or a word like, “I am worthy, I am loved.” This has allowed me to calm my thoughts. I know it takes time to be able to do this, it’s not easy. The mind is always thinking, but if you focus on just one thing it will help you get more centered.

Q: What makes Obsidian Yoga different in comparison to other yoga studios? Our mission is to provide a simple yet transformative yoga experience. We are focused on getting back to the basics of yoga. We have a diverse group of yoga instructors. We keep it very simple at Obsidian Yoga. We

want people to come in and feel welcome and be part of a community and enjoy their space on the mat. We have all different nationalities, sizes, older, and younger people that join our classes. Everyone is welcome and no one is judged!

Q: What does a typical day look like for you? I get up in the morning and use my NovoTHOR infrared bed, it allows me to set my intentions for the day. I like to do a little self-care before I start my day and respond to emails, calls or look at my social media. Then I head over to the yoga studio and handle any meetings I have set for the day.

Q: What were some life challenges that you have overcome? Being a single mom was a big challenge. I had to work two jobs to pay my bills and deal with my anxiety and depression at the same time. I 19


have an amazing husband and have been married for five years. Living the life, I have now, I don’t have the monetary pressures I had before as a single mom. But I have come to realize that you still need to work on yourself and grow as person. Now, I am more focused on finding out what my purpose is here on earth.

Q: You are a firm believer in aging gracefully. Can you tell us a little about Grey & Glowing? I embraced going grey when the pandemic first started. I made an intentional decision to let my her go grey. It was a life-changing experience for me. I don’t come from a family that believes in having grey hair. All my aunts, my grandmother and mother have always dyed their hair. I was tired of dying my hair, and the pandemic helped my journey of going grey. Grey & Glowing came about when my girlfriend and hairstylist Cydney made me realize I had a great story to share. I have an amazing abundant life, a happy marriage and wanted to inspire other women to embrace their identity and find authentic happiness. Women always ask me for advice on how to find true happiness. I feel like a lot of times people want to secure the bag for the wrong reasons. Your problems don’t go away when you have money. When you take money off the table, you will start to look at things in a deeper way. That is what I am going through right now and share on Grey & Glowing.

Q: What advice would you give to other women when it comes to embracing their identity? Go for it! Love yourself! Embrace your own identity! Be confident! Just know you are perfect the way you are. Give yourself grace. We have a silver sister community where we all talk about our challenges. It is hard to undo the belief system that society has created for us as women, but remember you are doing this for you and nobody else. That’s my tagline for Grey & Glowing— Stay healthy, Stay glowing, Keep growing.

Q: What is your greatest strength? No matter what life throws at me, I am going to keep going. I am going to keep growing and challenging myself to become a better person.

Q: Who was your biggest role model growing up? My father has always been my role model. He started working at the age of thirteen. I remember when I was a child, he would go to school to get his masters and work at the same time to provide for us. He was a hard worker. He provided us with everything we needed and more. Now, it is my job to go to the next level and provide that for my children and grandchildren.

Q: Can you tell us a little about your latest podcast? MJ, my social media manager had podcast called, ‘Life by You’ and was planning to relaunch it and asked if I wanted to cohost with her. MJ and I share a lot of the same values. She recently became an entrepreneur and I had guided her through the process. We talk about health, relationships, being married and changing our mindset. I have never done a podcast before. It has been an amazing journey. I try to be as transparent as possible and share my life experiences. I hope to inspire and motivate other women to live their best life— To design a life by them.

Q: As we start the new year, what are some positive affirmations you would like to make? My first affirmation is to transcend to the highest and best version of myself. My second affirmation is my health. I am healthy. Health is something I always focus on. Your health is your biggest wealth! Botox: It's Not Just for Wrinkles Dermatologist Dr. Cybele Fishman of Advanced Dermatology Provides Tips on Alternative Uses for Botox When most people think of Botox®, they think of it as a treatment that smooths forehead wrinkles with the goal of enhancing appearance, perhaps in an attempt to turn back the clock. Injections of Botox® and other similar products have become the most popular non-invasive cosmetic procedure, but these neurotoxins also have a wide range of other uses, both cosmetic and therapeutic. “Since Botox® was approved almost thirty years ago, the medical community has found that the mechanism that makes it so effective in treating wrinkles and lines is equally effective in treating conditions as varied as chronic migraines, excessive sweating, and eye spasms,” says Dr. Cybele Fishman of Advanced Dermatology, P.C. in the financial district Manhattan office. “What these disparate conditions have in common is that they are caused by the action of muscle cells, which are found throughout the body. Botox® acts on muscle cells and, as we’ve learned over time, there are almost endless applications for its beneficial effects.” The active ingredient in Botox®, “botulinum toxin A”, is a naturally-occurring toxin that works by blocking the interaction between nerve and muscle cells, temporarily paralyzing the muscle cells and preventing them from contracting. In its most popular usage, for facial wrinkles, a Botox® injection temporarily weakens the muscle cells that control facial expression causing the muscles to relax, contractions to diminish, and the skin to become noticeably smoother. In large doses, this toxin is responsible for botulism, which can cause paralysis and even death, but in tiny doses injected by a licensed medical professional, Botox® and similar products safely reduce the muscle contractions that produce undesirable effects. “While Botox® and similar products continue to grow in popularity as the ‘go-to’ treatment for facial wrinkles and lines, we continue to develop new and innovative uses that address cosmetic and medical concerns in surprising ways,” says Dr. Fishman. Here are just a few of them: Chronic migraines: In 1992, a plastic surgeon in California noticed that his patients who had been given Botox® injections for forehead wrinkles reported fewer headaches. The drug was later tested on people with chronic migraines and was approved for that purpose in 2010. Sufferers who experience migraines fifteen or more days each month are given multiple injections in targeted

areas of the head and neck; the preventive effect lasts about three months. Excessive sweating (hyperhidrosis) can be caused by genetics, stress, or exercise. Wherever it occurs on the body – underarms, scalp, forehead, palms of the hands, soles of the feet – it can be uncomfortable and embarrassing. Injection of a neurotoxin like Botox® into these areas blocks the transmission of signals to the sweat glands and stops the release of excess sweat. Eyelid twitching (blepherospasm) can be incessant and can affect the upper, lower, or middle part of the eyelid. Botox® injections relax the muscles around the eye and reduce spasms. Crossed-eyes (strabismus): Using Botox® to relax the muscles around the eyes and correct their alignment was one of the first approved therapeutic uses of the drug. Its effects last three to four months and are often as effective as surgery. Neck spasms: A condition called cervical dystonia, characterized by abnormal head position and severe neck pain, is caused by the neck muscles contracting involuntarily. Botox® works by blocking the nerve signals from reaching the affected muscles, thus preventing the involuntary spasms. “There are many more proven uses for Botox®,” says Dr. Fishman. “Its use for cosmetic purposes also extends well beyond the treatment of forehead wrinkles to include crows’ feet around the eyes, frown lines between the eyebrows, lines around the corners of the mouth, neck bands, sagging eyebrows, and more. Whatever its application, Botox® must be administered by a licensed, experienced doctor who will advise you on what will work for you and will use the utmost care in ensuring that you achieve your goals. Dr. Fishman also advises to be careful of Med Spas where Botox is offered very inexpensively. As your social schedule picks up steam and you attend more social gatherings and celebrations, you may find yourself with an unexpected issue: digestive troubles. According to Ayurveda, the ancient Indian science of how to live long and be healthy, the health of the digestive system is the core of optimum health. Ayurvedic medicine asserts the digestive system is based on the strength and balance of its Agni (fire), which enables the body to absorb, digest and assimilate food. The teachings suggest an imbalanced Agni creates undigested residues, which form toxins that create imbalances and can lead to disease. Common Habits That Actually Harm Your Teeth Dr. Tina Saw—general cosmetic dentist founder of Oral Genome, a D2C oral wellness testing kit weighs in on a few VERY common and sometimes subconscious habits that can harm your teeth. In fact, your body needs it to build cells and make vitamins and other hormones. However, too much “bad” LDL cholesterol, or not enough “good” HDL cholesterol, can pose problems. High cholesterol is one of the major controllable risk factors for heart disease and stroke. Knowing key health numbers like blood sugar, blood pressure and cholesterol, and working closely with your doctor to manage them, are keys to preventing heart disease and stroke. Mortality aside, in its Physical Activity Guidelines for Americans, the U.S. Department of Health and Human Services noted physical activity offers numerous benefits to improve health, including a lower risk of diseases, stronger bones and muscles, improved mental health and cognitive function and lower risk of depression. The greatest impacts come from getting the recommended amount of activity: at least 150 minutes of moderate activity, 75 minutes of vigorous activity or a combination of those activities per week. Reduce Stress Constant or chronic stress can have real consequences on both emotional and physical health. Vulnerability A Vice Turned Virtue Amid ‘The New Normal’ Written by Merilee Kern, MBA

hen it comes to leaders demonstrating vulnerability, executives are understandably concerned about optics. In fact, just Google the phrase “definition of vulnerability” and the very first result presented is: “Susceptible to physical or emotional attack or harm.” With this decidedly ominous and predominant denotation, it’s no wonder that it has taken a seismic shift—namely a threat against humanity, itself, in the form of a global pandemic—to prompt the C-suite to collectively get out of their comfort zone and reveal more of their true selves. Fortune does favor the bold, as it’s said, and those leaders who’ve taken that leap of faith to reveal a more humble and human part of themselves have hit perception pay dirt. Famed neurologist Sigmund Freud predicted as much, having famously mused, “Out of your vulnerabilities will come your strength”—a notion with a few interpretations and applications for business leaders. One is the intimation that that the very act of exposing one’s true self inherently builds strength of character, proffering valuable self-improvement. Another elucidation, which can certainly exist in tandem with the first, is that operating in a more revealing manner will have an emotional impact on others, who will thus regard you more favorably, fortifying your support base. The idea here is that, by demonstrating vulnerability in your actions and choices, you as a person will be deemed courageous, approachable, relatable, honest, optimistic, transparent, grounded or a litany of other highly coveted personal image pursuits. Leaders who unabashedly show their vulnerable side are also often believed to be honorable. In this day and age, where heroes become zeroes with the click of a mouse, there are few greater virtues than being considered to be someone who is fair; as someone who does the right thing—and not discretionarily, but always. Honorable leadership presents many opportunities to function in a more positively vulnerable way. For example, by asking more questions (and valuing the inputs) rather than dictating, as well as forgiving mistakes rather than punishing and then parlaying these situations into learning and growth opportunities for all involved, leaders gain invaluable respect and trust. Of course, a leader being willing to wholly own and acknowledge their mistakes is upheld by many as being noble and can proffer major dividends with the people, but doing so can feel “against the grain” for leaders that are used to presenting a more polished and perfectionist front. Embracing this discomfort is advisable, however, since doing so can spur opportunity. February 2022

“People and organizations don’t grow in a zone of comfort; we grow, progress, and evolve in a zone of discomfort,” notes Bill Treasurer, founder of Giant Leap Consulting. “So, a leader has to role model courage by doing hard, scary and challenging things and then help the rest of us do those things, too.” Further, a leader conceding to fear or anxiety in the face of adversity can also be endearing to constituents. When a leader makes mistakes, it also presents an opportunity to not only score popularity points by admitting them, but also showcases an aptitude for being agile and knowing how to adeptly pivot as obstacles present. In fact, failure at large can make a leader that much more relatable, serving as a salient silver lining. This kind of admission and ownership also speaks to authenticity—another key perception point gained by leaders aptly displaying vulnerability, who are often regarded as being “real.” This involves operating (i.e., speaking, presenting information and making decisions) in a way that may not necessarily “reflect well” on themselves or their past decisions when taken at face value, but that upholds the spirt of honesty and integrity—even at the risk of undermining their own self-interests. Being willing to take that proverbial bullet for your people can perhaps inspire loyalty like none other. In fact, Kean Graham, CEO of AdTech company MonetizeMore, concurs that vulnerable leadership requires honesty, even at your own expense. He proposes that it’s a form of authenticity that “breeds followers who would die for their leader.” Such principled behavior that’s modeled by a leader can (and should) even be contagious, suggests life coach Pamela Savino. “If people witness a leader’s willingness to step into vulnerable territory, harboring a spirit of authenticity and growth, they will be more willing to do so themselves...a leader’s actions set the tone and pave the way for others’ behaviors.” In this vein, business executive Andrew Wiedner of Core Spaces also advocates the infectious nature of leaders who embrace their vulnerabilities, citing that, “When you’re unafraid to expose your own flaws and weaknesses, it inspires others to do the same, and allows trust to be built within your teams and organization.” In fact, some assert that the kind of authenticity these vulnerable behaviors breed trumps bravery. “I think it’s important for leaders to appear courageous, but being credible and authentic are at least equally

important ... but arguably more so,” asserts Darren Roos, CEO of enterprise software developer IFS. “I think it’s important not to be afraid to show vulnerability at times like these because people want honesty and transparency more than they want bluster and bravado. It’s inevitable many will realize you don’t have all the answers and acknowledging this and retaining their trust will be more important than appearing infallible. A leader who is prepared to show their vulnerability and still show up to get the job done is more likely to be perceived as courageous as a leader who presents as a fearless idiot.” Dr. Michael Provitera, Executive Leadership Trainer and author of the book “Level Up Leadership,” underscores the importance of authenticity, especially in the context of exuding a strong resolve. “Leadership courage may fail and it is important to be an authentic leader, understanding that failure is an option,” he says. “It happens and leaders must deal with it frankly and in an open manner ... the key is to be an authentic leader that knows his or her courage limitations.” Dr. Provitera further clarifies that when a leader knows their authentic self, not only do they project courage and honesty but, in doing so, also become more humane. “The key is to practice the habit of not having to be right all the time,” he says. In my own experience, this is sadly a difficult feat for all too many business leaders.” When it’s genuine, showing vulnerability can foster a magnificent mélange of respect, admiration, empathy and loyalty that cultivates a strength of leadership that simply cannot be achieved or emulated any other way. It’s mass bonding in a highly pure form, which is what makes the effect so powerful and indelibly worthy of pursuit.

2022 Housing Forecast Reveals a Whirlwind Year Ahead for Buyers Americans will have a better chance to find a home in 2022, but will face a competitive seller’s market as first-time buyer demand outmatches the inventory recovery, according to the Realtor.com 2022 Housing Forecast. Additionally, with listing prices, rents and mortgage rates all expected to climb while incomes rise, 2022 will present a mixed bag of housing affordability challenges and opportunities.

A Whirlwind Year Ahead for Buyers, Especially First-Timers “Whether the pandemic delayed plans or created new opportunities to make a move, Americans are poised for a whirlwind year of home buying in 2022. With more sellers expected to enter the market as buyer competition remains fierce, we anticipate strong home sales growth at a more sustainable pace than in 2021,” said Realtor.com® Chief Economist Danielle Hale. “Affordability will increasingly be a challenge as interest rates and prices rise, but remote work may expand search areas and enable younger buyers to find their first homes sooner than they might 50

have otherwise. And with more than 45 million millennials within the prime first-time buying ages of 26-35 heading into 2022, we expect the market to remain competitive.”

Forecasts show strong 2022 home sales and competition, as first-time buyers overwhelm recovering inventory levels Realtor.com forecasts 2022 home sales (+6.6% year-over-year) will hit their highest level in 16 years as buyers remain active and for-sale inventory begins to recover from recent steep declines. 2022 buyers will face a competitive seller’s market, with record-high listing prices, fast-paced sales and limited for-sale home options as existing-home listings continue to lag pre-COVID levels. The new construction supply gap of 5.2 million new homes may shrink somewhat in 2022 as builders continue to ramp up production with a projected increase of 5% year-over-year. With prospective sellers planning to increasingly enter the market this winter, Americans can look forward to more

opportunities to make a successful home purchase. Affordability will be a growing consideration as mortgage rates and home prices rise, but a growing economy, strong employment market and workplace flexibility will enable more home shoppers to successfully buy their first homes without breaking their budgets. Additionally, with rents forecasted to grow at a faster annual pace (+7.1%) than for-sale home prices (+2.9%) in 2022, homebuying may become the more affordable option, when compared to renting, in many markets. Despite the challenging market, the homeownership rate is expected to grow slightly in 2022 (65.8%).

As the economy grows and unemployment declines, bigger paychecks will enable buyers to compete even as housing costs rise, while more power to negotiate flexible workplace arrangements will allow home shoppers to explore lower-priced housing markets further from expensive city centers. In fact, recent survey data shows nearly one-in-five prospective sellers (19%) are looking to move because they no longer need to live near the office, up from just 6% in the spring. COVID compounds demand for more space – both inside and outside the home: Demand for more space has been a consistent trend throughout the pandemic and one that is expected to carry into 2022. With the number of Realtor.com® viewers of suburban home listings rising 42.1% since the onset of COVID, the suburbs will continue to be more popular than big urban metros as home shoppers search for relatively affordable and larger homes. Recent data suggests builders will account for buyer preferences for more space in their 2022 production plans as new single-family homes have begun to get larger. However, with

demand expected to outpace new construction growth and the typical 2,000 square foot single-family home price still rising at a double-digit annual pace in October (+16.7%), buyers may have to sacrifice extra space in order to afford a home in their desired area. “Our Housing Forecast suggests that we’re in store for another dynamic year of activity, but 2022 will also come with growing pains as we navigate the path forward from the height of the pandemic toward a new normal,” said George Ratiu, Manager of Economic Research for Realtor.com®. “With most real estate markets expected to be competitive in 2022, it’s important to remember that you’re in the driver’s seat of your real estate journey. Lamborghini NFT Space Time Memory A bridge between the physical and the digital world, this project celebrates human space exploration Auction details for the first-ever NFT (nonfungible token) of Automobili Lamborghini are now confirmed. Lamborghini has partnered with NFT PRO and RM Sotheby’s and will receive bids on the five pairs of physical and digital artworks by the renowned artist Fabian Oefner between February 1st, the first day of the new lunar year, and February 4th. The auction for the first of the five NFTs will take place on nft.lamborghini.com starting at 4:00 pm CET, while each of the other auctions will start and end 15 minutes later then their preceding one. Every auction will last for 75 hours and 50 minutes, the exact time it took Apollo 11 to leave Earth and enter the moon’s orbit – not the only reference to human space exploration. The physical artwork, the Space Key, contains carbon fiber pieces that Lamborghini sent to the International Space Station back in 2020, as a part of a joint research project. Engraved with a unique QR code, these carbon fiber parts link the digital element, are a series of five photographs of a Lamborghini Ultimae, lifting off toward the stars. Its parts, the engine, the transmission, the suspension and hundreds of nuts and bolts are shooting away from the chassis like the exhaust flame of a rocket. What may look like a computer-generated image is in fact entirely created from elements of the real world: The artist captured more than 1500 individual parts of a real car. The photograph of the earth`s curvature was made by sending a weather balloon equipped with a camera to the edge of the stratosphere. The artist then carefully assembled all these images into an artificial moment in time. The artist, Fabian Oefner, on the idea behind his creation: “For me, ‘Space Time Memory’ is an analogy to the memories we make in life. Memories are rooted in the physical world; we make them. We then store them in our brains, what could be considered the digital world. I often

wonder, what is more precious to me, the actual moment or the memory of that moment? Analog to that, I wonder with the ever-increasing number of digital realities around us, what is more precious, reality itself or the copies and derivatives of it, that exist in the digital universe.” At the start of the project, Oefner meticulously studied the engineering plans of the Lamborghini Aventador Ultimae and created an accurate sketch of what the final photograph will look like. Based on that sketch, Lamborghini prepared all the necessary parts and components of a production ready Ultimae. The pieces were then photographed by Oefner and his team in a makeshift photo studio right next to the production line at the Lamborghini Factory in Sant`Agata Bolognese. Upon his return to his studio in the US, where the artist works and lives near New York City, he combined the countless images into the composition envisioned in the sketch.
