Official Timekeeper Summer is a time for renewal and new horizons; Hublot is confirming its close ties with the Bol d’Or Mirabaud as official timekeeper for the eighth consecutive season and will take the opportunity to present its new collaboration with Chef Jean-Edern Hurstel. The Bol d’Or Mirabaud allows Hublot to proudly demonstrate its attachment to its roots in Geneva and its love of sailing. What could be more natural than for Hublot to associate itself with this essential event for the region: it is the world’s biggest inland lake regatta, running between the two ends of Lake Geneva, from Geneva to Le
Bouveret. Around 500 boats will be on the start line for the 123-kilometer route with its changing winds and sometimes troubled waters. The gleaming hulls of the yachts cutting through the blue water of Lake Geneva have inspired the new Classic Fusion Chronograph Bol d’Or Mirabaud. A tricolor watch that is made exquisite by the combination of gloss grey steel, matt black and deep navy blue. Both sporty and elegant, with its 45-mm black satin-effect ceramic case and its topstitched technical fabric strap, the Classic Fusion Chronograph Bol d’Or Mirabaud is well-suited to nautical life or to wear around town.

Ways to Use Brick and Stone to EnhanceYour Home 16

hoosing the right materials is an essential step in planning a home remodel or renovation. Options like brick and stone can add style, comfort and beauty to homes.
With a diverse array of colors, textures and sizes to choose from, there are options to suit practically any design aesthetic, whether it’s traditional, contemporary or somewhere in between. Because brick and stone materials provide strength, permanence, sustainability and beauty, it’s possible to balance function with appearance.
Bar Surrounds This feature tends to be a focal point in its own right but adding brick or stone can make your bar area a real showstopper while capturing the color tones of the rest of the room. Archways Defining the transition from one space to the next adds an architectural design element that can either carry your design theme from one room of the house to the next or signal a transition toward a new motif, depending on the material you choose. Find more ideas for a home upgrade using brick or stone at glengery.com.
Unbeatable Benefits of Brick
Before choosing your brick or stone material, it’s a good idea to explore the vast color options, varying textures and sizes. You might even consider combining different materials to create accents that add interest and support the design of your home.
Resilience Brick is incredibly resilient. It’s weather and storm proof. As a result, it’s better able to withstand the diverse weather conditions across North America from natural disasters to extreme heat in fire prone regions. Brick is also termite resistant.
If you like the idea of incorporating brick or stone into your design but are not sure where it fits, consider these popular choices:
Low Maintenance Brick does not require any painting, coating or varnishing in order to maintain its aesthetic and durability.
Accent Walls If you’re concerned about overpowering a room, an accent wall is a simple way to add the appealing look of brick or stone in moderation. The wall can add character and dimension that either stands out or blends into the overall design, depending on the colors and textures you choose.
Fireproof Brick is non-combustible and doesn’t assist the spread of fire, making it ideal for building in wildfire-prone areas. Clay bricks normally don’t suffer any structural damage after a fire and can be re-used, even as load bearing walls.
Kitchens From flooring to island accents, backsplashes and beyond, the options are plentiful for introducing brick or stone into kitchen design. Whether you’re going for a modern look or something more traditional, quality is a top priority in high-use areas like the kitchen. Choose materials from a reliable source like Glen-Gery, which offers more than 600 brick and stone products in a vast variety of sizes, textures and colors.
Design Flexibility Brick comes in styles to suit any building project and is a popular material choice among architects and designers because of its design flexibility, strong structural capabilities and intricate detailing. Noise Cancelling Whether between rooms within a home or from outside noise, brick provides sound insulation. Durable Brick is long-lasting. Unlike other man-made materials, brick doesn’t get tired, so your brick home remains weather- and age-proof over time. Energy Efficient Brick is a high density material, meaning it can effectively absorb and store heat energy to help keep your home cooler in the summer and warmer in the winter. Its ability to average temperature extremes can make a noticeable difference in comfort while also reducing energy bills.
June 2021
Natural Brick is manufactured from naturally occurring materials and does not emit volatile organic compounds as many lightweight products do. With virtually no emissions and high thermal mass, brick is also a good choice for health-conscious homeowners with acute allergies or sensitivities to weather.

Are You Prepared For The Big Question in The COVID-Era Job Interview? For those who have lost jobs during the COVID-19 pandemic, the prolonged downtime has brought new challenges about how to spend their time productively. Marketing expert Vince Thompson says that scenario has created a whole new hiring dynamic, and when employers begin interviewing again, they will scrutinize more than just the resume to assess candidates’ skills, experience, and initiative. “One of the main questions employers will have for every job prospect will be, ‘What did you do to improve yourself personally and professionally, and others, during COVID?” says Thompson, founder and CEO of the marketing agency MELT and author of Building Brand You: How to Use Your College Experience To Find And Win Your First Job. “That story you must tell, and sell is going to be the difference-maker in whether you land a new opportunity when we get to the other side of this crisis. It is going to tell a potential employer everything they need to know about an individual. Did you feel sorry for yourself, did you binge watch TV, or did you learn a new skill and try to rebrand yourself for what will be a different and challenging job market?” Thompson offers some insights about the post-pandemic job market and how job seekers should approach it: Younger generations can grow through the adversity. Thompson says that for many people in their 20s and 30s, getting laid off during COVID and struggling to find work in a crowded market is a growing experience that will ultimately benefit them. “In the long term it’ll be the best thing that ever happened to them,” Thompson says. “Before COVID, unemployment was virtually non-existent. These kids had high expectations and wanted to be in leadership roles quickly, and if it did not work out, they job-hopped. Now I think they will insert some humility and patience into their job-seeking process. They will develop appreciation for a job and empathy for what others are going through. I think it’s going to be a wakeup call for the younger generations.” Employers are looking for people who can pivot. “With competition fierce for jobs, you have very little time to get employers’ attention,” Thompson says. “You have to develop
June 2021
that hook in your story that sets you apart from other candidates. And you must remember that every employer is thinking differently about the world and their business model than they did 12 months ago. So, they want people who have proven their ability to grow and those with mental flexibility who can pivot quickly. What have you done during COVID, or learned during it, that applies to new ways of helping companies and their consumers?” Keep pushing professional development. “Business leaders and economists see 2021 as a year of transition as industries undergo more changes,” Thompson says. “New opportunities will abound, and those who are proactive and stay on top of self-improvement practices, including upskilling, will prosper. Employers will be looking for soft skills such as critical thinking and problem-solving as well as tech savvy.” Find and monetize your passion. “If you’ve always had a passion or a hobby that you can make appealing to others and monetize, now is the time,” Thompson says. “Go online with it as a side gig while you look for a full-time job. Package and tell your story on social media and weave it to potential employers. That type of creativity, attitude and effort shown in your entrepreneurial pursuit could land you the full-time job.” “There is no time to waste in getting up to speed with a rapidly changing job market,” Thompson says. “Look at it this way: the best of you has yet to come.”
About Vince Thompson Vince Thompson is the founder, chairman and CEO of MELT, one of America’s most successful sports marketing and branding agencies, and author of Build Brand You. An award-winning brand builder and sports marketer, Thompson has worked on brand strategies for some of the most famous brands in the world, including The Coca-Cola Company and Aflac. Thompson has been named one of Atlanta Business Chronicle’s “Most Admired CEOs,” among the “500 Most Influential Atlantans” by Atlanta Magazine, the American Diabetes Association’s “Father of the Year,” one of Sports Business Journal’s “Power Players,” and was listed by BizBash as one of the top 1,000 people in the event industry.

Tyler Whıtman Dominating the NYC Real Estate Scene

ravo network’s celebrity real estate agent Tyler Whitman gives us insight on the luxury high-rise real estate market. Tyler, who is originally from the south is dominating the NYC real estate scene. Currently, Tyler works for a start-up real estate firm, Triplemint, where he is part of the founding team.
Despite the pandemic, real estate market is increasingly generating interest from affluent buyers nationwide. People’s desire not to be in the office and an increase in work-from-home businesses has also changed consumer behavior. Here is what the Bravo star had to say in our exclusive interview.
Q: What do you think about the current luxury high-rise/real estate market?
It is exciting to see it making such a fast recovery. Even before the pandemic, we were dealing with a substantial over supply which always makes closing much more challenging. Now that people are moving past the fear phase of the pandemic, we are seeing the inventory not only being absorbed, but competitive bidding is coming back, and we haven’t seen that regularly since 2015. Ultimately, pricing still must be appropriate, but well priced product is selling fast and well.
Q: How do you think the pandemic has shaped high-rise market? There was a market correction that needed to happen to get these properties sold. Prior to the pandemic, it was a tough story to tell. The stock and job market were doing well. When pricing goes down, sellers want to know a reason, and until the pandemic, we didn’t have a reason. The pandemic gave a “why” to the pricing, and we got the market correction we have been needing for years.
Q: Any lessons learned navigating through the pandemic?
June 2021
Yes! Real estate agents for some reason are extremely resistant to technology advancements that have been available to us for a long time. There is something about holding on to that human touch selling experience that we just can’t seem to move on from. But during the pandemic, human touch was literally not an option. We leaned heavily on virtual tours and digital marketing in a way that was always there, but we never relied on. I learned that I could show 10x the apartments in a day using technology. Ultimately, this experience has been very eye opening in a new way to run my business more efficiently and do an even better job for our buyers and sellers. 23
Q: Any tips you can share with our readers when it comes to choosing the right agent?
Q: What do you love most about being in the show?
Trust is always going to be the key to success in a client/ agent relationship. And that is why successful agents come in all different types of personalities. Some people trust extroverted people like me, and some people feel more trust with a more quiet/serious personality. Looking into someone’s track record of sales online is always valuable and easy, but that doesn’t mean much unless you feel a trusting connection. Trust your gut.
Honestly, it’s been awesome to share my story and my journey with health and growing my business on tv. I get to connect with a lot of people who have their own version of a similar journey all the time and it’s just awesome. It keeps me motivated on the bad days knowing that if I overcome the challenge, it might help someone watching the show.
Q: Can you tell us about your relationship with Million Dollar Listing co-star Ryan Serhant? Ryan has been great! We butted heads a little when we first met, but we get along great now. That said— we are not hanging out and chatting all the time. He’s busy. But he’s definitely there to lend an ear if I need advice, and we have a few deals together right now... so it’s all fun. 24
Q: What can viewers expect from Season 9 of Million Dollar Listing New York? A lot of real life happened, and it was all captured. This season is completely different from past seasons. We obviously could not have huge parties and events to market our properties, so we had to think of new ways and try things we haven’t done before. It was also great having so many clients willing to be vulnerable and share their stories of selling real estate in NYC during a pandemic. I am excited for the world to see what it was like. www.HighRiseLife.com

Top 3 Myths vs. Facts
when it comes to Low Testosterone June is Men’s Health Month - the perfect time to raise awareness about men’s health issues, including those related to their sexual health. Discussion and treatment of testosterone deficiency, also known as Low-T, has received increased public attention through as a result of the many tv, radio, print and digital ads. This has resulted in men seeking improper care through apps on their phone, online websites or potentially at a testosterone replacement clinic. Low-T is a medical condition that can be misunderstood and misdiagnosed. So, here are the facts. Testosterone is the sex hormone that helps boys mature into men. During puberty (in the teen years), testosterone helps boys develop male features like body and facial hair, deeper voice and muscle strength. Testosterone also stimulates sperm production, as well as a man’s sex drive. The level of testosterone changes throughout a man’s life, based on their body’s needs and age. But when these levels become too low and your body physically cannot increase the levels, it is known as low testosterone (male hypogonadism).
26
www.HighRiseLife.com
You may have low testosterone if you have the following: Reduced sex drive Fewer and weaker erections Less energy Depressed mood Less muscle mass and strength More body fat Anemia (low iron) Loss of bone strength The American Urological Association (AUA) defines low testosterone as having levels less than 300 nanograms per deciliter (ng/dL). A normal range is between 300 and 1,000 ng/dL. A blood test can measure your testosterone levels. It may take several measurements of testosterone in the blood to make a diagnosis since testosterone levels tend to change throughout the day. Levels are generally higher in the morning, which is why doctors prefer to measure testosterone levels in the early morning, preferably between 8am-10am.
Common Myths About Low-T: Myth #1: Low testosterone is a normal part of aging Fact: Low testosterone can develop at any age for several reasons. As you get older, your testosterone levels gradually decline – typically about 1 percent a year after age 30. But having a natural decline does not mean you have low testosterone, which is why it’s important to talk to your urologist to determine if your low testosterone level is due to normal aging or something else. Treating normal aging with testosterone replacement therapy is not recommended.
Myth #2: Low testosterone only affects a man’s sex drive Fact: While one of the signs of low testosterone is loss of sex drive, low testosterone can be linked to mood swings, fatigue, low energy and a lack of drive to get up and do things. Some signs of low testosterone can also be caused by other health conditions, which is why it’s important to talk to a board-certified urologist for a diagnosis.
Myth #3: It is safe to order testosterone supplementation online Fact: Testosterone medications are controlled substances that can only be prescribed by a physician. Men who use testosterone without physician supervision run several risks. Excessive use can lead to enlarged breasts. Exceedingly high levels of testosterone can increase your risk of blood clots and stroke. Patients need to be closely monitored to ensure testosterone levels stay within the appropriate range. “A full medical evaluation by a urologist is recommended to determine why a man is having symptoms of low testosterone,” said Harris M. Nagler, MD, president of the Urology Care Foundation. “Management of testosterone deficiency may include lifestyle changes as well as medical therapy. Work with your doctor to determine the benefits of testosterone therapy versus the risks.” The Foundation has launched its Men’s Health Month Info Center at www.urologyhealth.org/menshealth promoting resources to help men achieve better urologic health. How Untreated Food Reactivity Affects
the Whole Body Written by Dr. Chad Larson, NMD, DC, CCN, CSCS
What is Food Reactivity? Food Reactivity is typically described as your body’s adverse reaction to food. Many of us could be eating foods regularly that are causing consistent inflammation. This type of inflammation left untreated can affect our whole body. Our gut microbiome interacts with the microbiome of all the organs in our body, including our brain. When our microbiomes are unhealthy, we become more susceptible to food sensitivities, autoimmune diseases and neurological damage. Increased intestinal permeability, also known as “leaky gut,” can contribute to food sensitivities. Undigested proteins can “leak” into the bloodstream alerting the immune system, often resulting in antibody attacks on the proteins. These antibody reactions can further disrupt the integrity of the intestinal barrier, potentially causing abnormal inflammation and immune activation in other parts of the body. The health of the gut has a direct influence on the health of the rest of the body. Among other things, it digests food, extracts nutrients, curates the microbiome, and supports our immune system. Beyond the obvious connection between food and the gut, there are other conditions that food immune reactivity can initiate or exacerbate. In fact, untreated food reactivity can have serious and long-term effects. Here are a few of the most prevalent conditions: Celiac disease – Probably the most well-known autoimmune disease brought on by a dietary protein, celiac disease, is triggered by the ingestion of gluten causing the immune system to attack and damage the small intestine This leads to a deficiency in the absorption of nutrients, which can result in malnutrition. According to the Celiac Disease Foundation, 2.5 million Americans are undiagnosed, making them at risk for long-term health conditions, including the onset of other autoimmune diseases, such as Type-1 diabetes and multiple sclerosis. But the list goes on as untreated patients can also be at risk for anemia, osteoporosis and neurological conditions such as epilepsy and migraines. Thyroid conditions – Many hypothyroid and autoimmune thyroid patients experience reactions to specific foods. Additionally, food interactions may play a role in a subset of individuals who have difficulty finding a suitable thyroid hormone dosage. One study was designed to investigate the potential role of dietary protein immune reactivity with thyroid hormones and thyroid axis target sites. Once an individual loses immune tolerance to a food or dietary protein, the antibodies reacting to that food can cross-react with
28
organ tissues, such as components of the thyroid gland, potentially initiating autoimmunity. Migraines – Another study was conducted to investigate food triggers to migraines. The investigation looked at the effect of diet restriction, based on IgG antibodies against food antigens on the course of migraine attacks in this headache diary-based trial on 30 patients diagnosed with migraine without aura. Scientists concluded that diet restriction based on IgG antibodies is an effective strategy in reducing the frequency of migraine attacks. Irritable Bowel Syndrome (IBS) – Frequent abdominal cramps, diarrhea and constipation can indicate a multitude of conditions. But when you experience all of these symptoms erratically and frequently, it could indicate that you are suffering from IBS. Specific food testing has been used in studies with IBS, showing that eliminating IgG-positive foods alleviated symptoms. Untreated food reactivity can exasperate or induce the onset of autoimmune disease. Therefore, testing for food sensitivities is paramount to the treatment and prevention of these chronic conditions. Along with food sensitivity testing, doctors also evaluate the health of the patient’s immune system by ordering total immunoglobulin levels. Immunoglobulins are antibodies or proteins, and there are three types: IgA, IgG, IgE and IgM. These proteins fight off infections and foreign invaders in our bodies. Too few immunoglobulin proteins make us more susceptible to infection, whereas too many can indicate an overactive immune system. Therefore, high levels can signal an elevated potential for autoimmune disease. If you are suffering from inflammation, chronic fatigue, anxiety, depression or any of the symptoms mentioned above, please consult with your primary care physician and consider testing for your immunoglobulin levels and food sensitivities. The gut holds the key to our health! About R. Chad Larson Dr. Chad Larson, NMD, DC, CCN, CSCS, Advisor and Consultant on Clinical Consulting Team for Cyrex Laboratories. Dr. Larson holds a Doctor of Naturopathic Medicine degree from Southwest College of Naturopathic Medicine and a Doctor of Chiropractic degree from Southern California University of Health Sciences. MEN’S | SELF-DEVELOPMENT
How Do You Know You’re Ready For Retirement? It’s Not Just the Finances Written by Patti and Milledge Hart
An intriguing find once emerged from a RAND Corp. survey on Americans and their working conditions. It turned out that 40 percent of employees 65 and older had previously retired, but something lured them back to the working world. In some cases, financial troubles might have been the cause. But often the reason is that people neglect an important component in their retirement planning. They don’t think about what they will do with their extra time, or how they will give their life the meaning and purpose work provided, says Patti Hart, co-author with her husband, Milledge, of The Resolutionist: Welcome to the Anti-Retirement Movement. “Money is certainly important, but it’s not the only thing that determines whether your retirement is a success,” she says. “It may be that you are financially ready to retire but are a long way from being emotionally ready.” The Harts offer tips for figuring out when to retire and for making sure you are successful when you do: Know your catalysts. Identify milestones or signs that will let you know you are ready to embark on a new post-work life, Milledge Hart says. Yes, that could be when you have accumulated a certain amount of savings. But it might also be related to when your spouse quits their job, or when your children graduate college and head out on their own. Maybe your plan is to work until your health gives out. “Knowing your catalysts can mean the difference between successfully transitioning to a fulfilled life after your career is over or boomeranging back to the full-time workforce simply because you didn’t know why you quit to begin with,” he says. Plan ahead to avoid separation anxiety from work. For many people, moving from the excitement and fulfillment of a career to the quietness of retirement is too much, Patti Hart says. They develop a form of “separation anxiety,” longing for their old way of life rather than venturing boldly into the new one. “You need to make a plan for what you want to do in your new post-career life, so you aren’t floundering when you get there,” she says.
30
Get comfortable with the uncomfortable. At work, people are thrown into uncomfortable situations and have no choice but to face them head on. In retirement, it is easier to avoid discomfort, but doing so diminishes your confidence, and you miss out on opportunities for personal growth and fun, Milledge Hart says. “It would seem counterintuitive to think that being uncomfortable brings happiness, but it does,” he says. “Go at life as if it’s an adventure – because it is. When you accomplish something, you did not think you could, you get a jolt of endorphins that drives you to your next challenge.” Learn to be your own best friend. Even when people want to try a new hobby or activity, they sometimes are afraid to do it alone. “In retirement, you might not have the social network you once did,” Patti Hart says. “You may long for a good friend you can rely on.” But if you think about it, she says, you already have that friend – yourself. So, as you prepare for retirement, be ready to go solo on occasion. “When you get to this stage, you will often find that some things on your list are on your list alone,” she says. “No one in your universe shares your interest or has the time to join you. That is all right. If you are going to continue to grow, you need to sometimes feel like you did something completely on your own.” “Don’t convince yourself that in retirement you are going to be destined to a life of watching evening game shows and baking pies, unless of course that is what you love to do,” Milledge Hart says. “My advice is nothing is off limits, so reach for the stars. Look forward rather than backward and embrace the new you.” About Patti and Milledge Hart Patti and Milledge Hart, co-authors of The Resolutionist: Welcome to the Anti-Retirement Movement, spent more than 30 years as executive leaders in numerous technology and investment banking businesses. Today, in what they refer to as the “Resolutionist” – rather than retirement – phase of their lives, they are applying their resources and skills in new ways to advance philanthropic and corporate activities around the globe.

MEN’S | GIFT IDEAS
Father’s Day Gifts & Gets Written by Merilee Kern, MBA
Like throngs of others, this June you may find yourself struggling to find that perfect gift for the important “dads” in your life, whether that be your own father, husband, boyfriend, brother or other deserving and meaningful man. While the overarching gesture of giving—recognition and appreciation for a job being well done—is most important, there are certainly a myriad of gift ideas sure to evoke genuine joy and certainly gratitude. Here are a few gift ideas that I like this season.
Cardinal Compass There is nothing I love more than an heirloom gift—something that can be cherished now and then passed down through the generations—and for that I adore Cardinal Compass. This modern working compass can be custom-engraved to become the perfect symbolic gift for any life milestone...or serve as a handsome gift just because. A compass can symbolize following your life’s path and staying on course, while also inspiring by making clear which way is north. Made from solid stainless steel with a gold-plated coordinate ring, the Cardinal Compass is handcrafted with the finest quality to ensure it can stand the test of time. 32
Each compass includes personalized laser engraving and a premium gift box to make it a touching gift for Father’s Day or any other occasion or event like baptism/christenings, milestone birthdays, weddings, anniversaries, graduations and even as a memento to memorialize someone who has passed. The Cardinal Compass has brought back the age-old art of compass making, crafted out of solid stainless steel that is polished to a mirror finish. With a gold-plated coordinate ring, the Cardinal Compass was designed to provide a timeless shine. Each compass is lovingly hand assembled and made to order. With a portion of each sale going to charity, each compass also gives back by helping a former inmate find their way back into society. www.cardinalcompass.ca

Syosaku Japanese Multi-Purpose Chef Knife The Syosaku Japanese multi-purpose chef kitchen knife is the perfect gift for kitchen-driven Dads this Father’s Day. Handcrafted in Sakai, Japan, where more than 90 percent of Japanese professional chef knives are produced, each is crafted one at a time manually by highly skilled Japanese master artisans. It outperforms industrially mass-produced products from every aspect. The master craftsmanship shines through in every single product. Ready to use out of the box with ruthless sharpness, the core is the newly developed high carbon stainless steel ZA18 (HRC 62-63) produced in Japan, which is extremely durable. Combined with 69-layer clad Damascus construction, it gives exceptional sharpness, edge retention, durability and ease of sharpening at the same time. You can easily feel your upgraded technique level just by using a Syosaku Knife. But make sure Dad knowns to hand wash only and regularly sharpen on quality whetstones. Ideal for everyday chef handling daily kitchen tasks, whether professional or non-professional, Dad can cut, dice, slice, mince and chop with one knife. It is double-edged, so it doesn’t matter what hand is used. The high chromium content of the ZA18 alloy combined with the outer Damascus steel realizes extreme stain and corrosion resistance. The material used for the handle is taken from center core
of Walnut tree, which is water-resistant and non-slip. The ergonomically designed octagonal handle and perfectly balanced construction make using it comfortable, even for long-time use. An exquisite outer steel eliminates friction and keeps food from sticking. The Japanese-style Walnut wood handle with a beautiful Water Buffalo Horn bolster (color may vary) adds more visual accents. High carbon content combined with special production techniques gives exceptional hardness (HRC 62-63) to the core. The hardness allows the thinner blade edge, resulting in razor sharpness. www.Syosaku-Japan.com

ESG Mixed-Use, Award-Winning Development Project SOUTH END DEVELOPMENT (SED) is excited to announce the adoption of ESG principles as a development company and for its flagship development project, The Seventy-Six, a 246 unit mixed-use development complex located in the South End neighborhood of Albany, New York. The Seventy-Six is the first mixed-use commercial and residential development to meet “Triple Net-Zero” objectives to conserve and generate energy, conserve and cleanse all utilized water, and manage waste streams without landfill contributions. It uses integrated passive and active engineering and design strategies, including tracking photovoltaic arrays and solar thermal arrays with seasonal thermal storage to achieve energy balance. All incident rainwater is harvested, gray water is reused, with constructed wetlands and a moving bed biofilm reactor treating all wastewater. Comprehensive waste management incentivizes reduction, recycling, and separation of waste streams into composting, recycling, and incineration with zero landfill contribution. The development plans incorporate biophilic design techniques that allow residents to grow food with a communal greenhouse, urban farming center, wetlands, and an irrigated planter in every housing unit. It will include hands-on learning opportunities, including a STEM training center, and hopes to educate 40
and inspire people to reimagine urban living. The plan also addresses contemporary issues of climate change and housing equity. “SED’s foundational principles are rooted in each member of its team, partners, advisors, consultants, and at the core of the company’s mission,” says Founder Corey Jones. “First and foremost, we believe every human should have a safe home, healthy air, clean water, healthy food, and a dynamic environment to thrive,” continues Jones. “These are all items that I grew up without.” Jones took up the mission after growing up in Albany, New York, just blocks from the project site. He and his older brother Jeremy saw firsthand the harsh realities of growing up in a poverty stricken urban city. These life experiences fueled Corey and his brother to set forth on a greater mission to help others overcome the same struggles that persist today in the South End. “The Seventy-Six project represents a great vehicle to address some of these critical social issues in this area. SED is also pushing boundaries in sustainable development while being environmentally conscious,” says Executive Officer Len Morales Jr. SED and partners have gained the attention of The New York State Energy Research and Development Authority, who recently presented SED and Garrison Architects with
the Buildings of Excellence award. The award recognizes low or zero-carbon multi-family buildings and grants $40 million in funding for the projects. NYSERDA’s recognition reaffirms the mission of designing innovative buildings that prove architecture does not need to be compromised when utilizing modern techniques for sustainability. The project’s modular construction will increase resource efficiency, lower operation carbon emissions, and the biophilic design features incorporate the inherent beauty of nature into the building. We believe these techniques will regenerate the communal health of the future tenants of the South End and neighborhood, which is listed on the National Register of Historic Places. SED’s vision to revitalize Albany’s historic South End neighborhood, where Jones grew up witnessing systemic poverty, inequity, and environmental degradation, is just the start. SED also believes that creating affordable housing which incorporates resource independence and encourages residents to engage with the natural world in their urban environment is vital. Jones and SED believe many other American cities can evolve into habitats for healthy communities in their postindustrial life cycles. These “communities of opportunities” will provide a higher standard of living for historically underserved populations. www.HighRiseLife.com

Las Vegas Convention Center Expansion Debutswith First Major Convention Post-Pandemic The Las Vegas Convention and Visitors Authority (LVCVA) debuted the Las Vegas Convention Center’s (LVCC) $1 billion, 1.4 million square foot West Hall expansion with a ribbon cutting ceremony, followed by doors opening to Informa Market’s World of Concrete, the first major convention to return to Las Vegas and to the U.S. post-pandemic. The Las Vegas Convention Center Loop, the underground tunnel developed by Elon Musk’s The Boring Company designed to shuttle convention attendees throughout the 200-
44
acre campus in all-electric Tesla vehicles, also became fully operational. The arrival of World of Concrete signals the return of meetings and conventions to Las Vegas, named the number one trade show destination in North America for 26 consecutive years by the Trade Show News Network (TSNN). The addition of the West Hall brings the total square feet of meeting space in the destination to 14 million and makes the LVCC the 2nd largest facility in the
country. During a normal year, the meeting and convention industry represents $11.4 billion in economic impact to the area. World of Concrete’s arrival comes on the heels of Las Vegas’ full reopening to 100 percent capacity on June 1. “This convention reinvigorates our commitment to be bold in how we envision the future of infrastructure and recovery of our state, and this is only the beginning,” Nevada Gov. Steve Sisolak said during the ribbon

cutting ceremony. “We are back in Las Vegas and there is no better or safer place to come to have a convention than Las Vegas.” “We are excited to welcome our convention customers back to Las Vegas and to our new West Hall, reigniting the meetings and convention industry,” said Steve Hill, LVCVA president and CEO. “Today is not only a great day for our city, it’s a great day for the meetings and conventions industry across Las Vegas and across the United States.” The West Hall features a contemporary design, an abundance of natural light and 600,000 square feet of exhibition space, including 328,000 square feet of column-free space, the largest column-free exhibition space in North America. An open-air atrium features a 10,000-square-foot digital screen developed by Samsung, the largest digital experience in a convention center in the U.S. A 14,000-square-foot terrace can hold receptions of up to 2,000 attendees, offering spectacular views of the Las Vegas Strip. Construction on the facility began in September 2018 and continued throughout the pandemic. Trade shows facilitate $325 billion in business sales and 1.3 million jobs globally each year. that extend its reach and allow communities to connect year-round, now more than ever customers recognize the value of in-person relationship-building. Informa Markets remains committed to Las Vegas, with plans to host ten additional events in the destination before the end of the year. World of Concrete will return to the LVCC next January. “We are thrilled to be returning to the live event format, especially in the home of the exhibitions industry in the U.S., Las Vegas,” said Nan Walsh, President, North America at Informa Markets. “There is an unparalleled magic about in-person connection—from
sharing laughs with old friends, creating new ones, learning from industry experts, and seeing and feeling the latest products and innovations. We are so happy to be the first large-scale trade show to return to the show floor in the U.S., and the first to use the Las Vegas Convention Center’s incredible new West Hall, and through that partnership I believe we are signaling a return to business and connection that is needed now more than ever.” For additional information on the LVCC and meetings and conventions in Las Vegas, visit www.vegasmeansbusiness.com.

The Wave of Pandemic-Era Relocations Continue Nationwide, 30.6% users looked to move to a different metro area in April, down slightly from 31.5% in the first quarter but up from 26% at the same time last year, according to a new report from Redfin, the technology-powered real estate brokerage. The small decline in the share of homebuyers looking to relocate could be an early indication that pandemic-driven migration is starting to slow down as vaccines roll out and more Americans return to the office. “The swell in relocations may be coming down from its peak, but the share of homebuyers looking to relocate to a different area is still well above pre-pandemic levels. Redfin agents in popular destinations say the surge of 46
out-of-towners shows no signs of slowing,” said Redfin Chief Economist Daryl Fairweather. “The small decline in April could be the start of a slowdown in the yearlong surge of people moving from one metro to another, but it could also just be a blip before things pick right back up. The dust has not settled, as there are still a lot of unknowns about what portion of workers will return to the office and how many will pick up and move because they finally have clarity from their employers about whether or how often they can work remotely. Once people know more about their future, we could see another big wave of migration as people settle into the new normal.” Movement from one metro area to another has mainly been trending upward since
the beginning of the pandemic, with Americans taking advantage of remote work to relocate to places that match their personal preferences such as warm weather, affordability or living close to family. The latest migration analysis is based on a sample of more than two million Redfin. com users who searched for homes across 87 metro areas in April, excluding searches unlikely to precede an actual relocation or home purchase. To be included in this dataset, a Redfin.com user must have viewed at least 10 homes in a particular metro area, and homes in that area must make up at least 80% of the user’s searches. www.HighRiseLife.com
For homebuyers looking to relocate, sunny inland metros and parts of Florida are the most popular destinations. Phoenix, Las Vegas, Sacramento, Austin and Atlanta were the most popular destinations for Redfin.com users looking to move to a different area in April. That’s based on net inflow, which is a measure of how many more Redfin.com home searchers looked to move into a metro than leave, out of a sample of two million users. Relatively affordable inland metros tend to be the most popular destinations for Redfin.com users searching for homes in a different part of the country, as home searchers leave expensive coastal cities like Los Angeles and New York in favor of places with more affordable, more spacious homes. That’s particularly true in the pandemic era, with all 10 of the most popular destinations seeing a bigger net inflow of out-of-towners than this time last year. And in all 10 of those places, the portion of Redfin.com searches from June 2021
users outside the metro area has increased since last year. “I’m still seeing tons of interest from homebuyers outside the area,” said Sacramento Redfin agent Andrea White. “Some remote workers living in San Francisco or Silicon Valley are paying more than $3,000 a month to live in very small spaces. When potential buyers look at listings in Sacramento, they realize their big-city rent costs more than a mortgage here. Most of them aren’t concerned that competition is intense and home prices are going up because it’s an attractive lifestyle move. Employees who have the option to work remotely often decide it’s worth the tradeoff to move out of a big city to live in a larger home for less money.” “I also work with a lot of buyers who are house hunting in the Sacramento Valley because they’re planning for the future,” White continued. “Some buyers from the Bay Area and Southern California nearing retirement and want to escape the hustle and bustle of city life,
and some are planning to have children in the future and they’re looking for a more spacious home to raise their family.” Homebuyers are leaving New York, San Francisco & Los Angeles New York, San Francisco, Los Angeles, Washington, D.C. and Denver top the list of places Redfin.com users looked to leave in April, meaning they were the places with the biggest net outflows. A net outflow is a measure of how many more Redfin.com home searchers looked to leave a metro than move in, out of a sample of two million users. The list of places with the biggest net outflows is typical, as big, expensive job centers tend to lose residents to more affordable areas. For instance, Sacramento is the top destination for people leaving the San Francisco Bay Area, and Phoenix is the most popular destination for people moving away from Seattle. property- the champagne bottle-top building. Young, one of the city’s brightest rising culinary talents, is celebrated as the youngest MICHELIN starred chef in Chicago (Temporis, 2019) and one of the youngest to be recognized with the honor industry-wide. Joining him in the kitchen is Chef de Cuisine Justin Gomes (Alinea, Pump Room, LondonHouse, Virgin Hotel) to present reinvigorated Nouvelle French cuisine and playful raw bar renditions. “We’re excited to open the doors to Venteux on the city’s legendary Michigan Avenue and
to usher back the magnificence that it’s known for around the world,” says Young. “Chicago is a world-class destination that carries a true spirit of grit and perseverance, and we’re optimistic people are ready to get back out and experience the excitement of downtown again.”

respecting the building’s Art Deco heritage. The restaurant is split into two main sections - the light and airy daytime café which connects to the outdoors via a lush garden terrace, and the luminous brasserie featuring a festive shellfish and Champagne bar. Within the café, sunlight enters through soaring 40-foot windows while romantic botanical murals grace the walls. The eclectic dining room boasts warm design elements including comfortable seating upholstered in deep burgundy velvet, plush vintage Persian rugs, expressive marbles and accents of cognac leather, oak wood and brass. From early in the day to late into the evening, every meal at Venteux becomes an opportunity to revel in the restaurant’s vivacious, energetic vibes while feasting in one of the city’s most stylish settings.
THE MENU - A Modern Twist on Traditional French Drawing upon his 11 years of experience working in French kitchens, Young presents a menu of comforting French fare featuring classic dishes that showcase his creativity and affinity for unique flavor combinations and visually-striking presentations. In the evening, diners can gather around the brassiere’s plush circular banquettes to savory plates such as the Dover Sole Meunière featuring anglaise style pan-fried Dover sole dusted with a dehydrated brown butter powder, then dotted with a lemon puree topped with caper leaves, pickled lemons, parsley oil and a parsley bread crumb; Eggs Five Ways, an omelette filled with a mixture of lightly scrambled egg and Delice de Bourgeon cheese topped with trout roe and a yeasted hollandaise then sprinkled with grated salt-cured egg yolk and a fine herb salad. brushed with a black walnut syrup while dryaging, finished with sauce Bigarade (Duck A’la Orange), orange marmalade, pickled vegetables and local seasonal options like fermented sunchoke puree and celeriac slaw with savory scallion crepes on the side. Classic French favorites including NY Steak Frites made with Maître d butter and bearnaise sauce and decadent French Onion Soup featuring melted gruyere, chives and onion ash will have a presence on the menu as well, along with an assortment of seafood and raw bar selections courtesy of the restaurant’s expansive shellfish bar.
The high energy atmosphere and luxurious ambiance of the brasserie and Champagne bar come together to create a place to see-and-be-seen, ideal for enjoying post-work drinks, date nights or other celebrations in the heart of the city. Guests are encouraged to grab a drink well into the evening with selections from the robust wine program, or sip one of Venteux’s inventive cocktails featuring fun French twists on the classics and local flavors like the “Welcome to Chicago,” a spritz-style drink that stars the city’s iconic liquor, Malort, alongside Pamplemousse liqueur to cut the notoriously bitter spirit with a pink grapefruit flavor along with Lillet blanc, lemon and Prosecco or the Spill the Tea, a riff on the margarita that features Casamigos Blanco tequila infused with the Mallorca Melon blend by gourmet Chicago tea purveyor Rare Tea Cellar combined with agave, lime and the smokey heat and spices of Casamigos. For more information, please visit venteuxchicago.com.
Venteux will serve breakfast and lunch daily and offer grab-and-go options such as freshly-baked pastries and house-made breads from the café. Weekend brunch service will launch shortly after opening, more details coming soon.

BIBO Chef Dani García's First Culinary Concept 50
www.HighRiseLife.com
B
IBO will be Chef Dani García’s first culinary concept in the UK, located in the new Mondrian Shoreditch, the sixth hotel in their global portfolio and their European flagship This summer will see the anticipated arrival of the Mondrian Shoreditch London, with it, welcoming world-renowned Chef Dani García’s first culinary concept in the UK, BIBO a lively, urban space for casual lunches and spirited dinners, bringing García’s world-class dining to Londoners for the very first time.
of flavor, and an impeccable attention to detail. From the menu, guests can expect BIBO favorites such as the Oxtail Brioche, a pulled oxtail brioche with thin mushroom slices, DG sauce and rocket; the Russian Salad with Quail Eggs, comprising potato, extra virgin olive oil mayo, tuna belly, fried quail eggs and garlic chips, and Freshly Made Guacamole, table-side in a molcajete mortar, with avocado, green peas, broken-up burrata, mint and nachos; dishes that have already become references of BIBO’s cosmopolitan concept.
Located on the Lower Ground Floor of Mondrian Shoreditch, the latest property from Mondrian, a leading brand within the Accor group, BIBO will be three Michelin-Star Chef Dani García’s fifth restaurant for the concept, joining BIBO Marbella, Madrid, Tarifa, Doha and Málaga. Each BIBO reastaurant combines García’s rich Andalusian heritage with the techniques and ingredients of each BiBo location to create dishes which are renowned and well-loved around the globe; BIBO at Mondrian Shoreditch will be no exception. The lifestyle hotel, owned by The Reuben Brothers, will open its doors July 2021 following a major overhaul and complete redesign by award-winning London interior design studio Goddard Littlefair. This latest news comes on the heels of Accor’s acquisition of sbe’s hotel brands in Q4 2020 and its planned joint venture with Ennismore, which will see the creation of one of the world’s largest and fastest growing lifestyle operators later this summer.
Inside the restaurant, Goddard Littlefair’s specialist food and beverage division ‘Epicurean’ have curated a design scheme infused with light that uses a natural color palette, achieved with light oak floors, soft clay rendered walls and reflective surfaces. Seating a total of 120 guests, including 20 on the Spanish Courtyard and 12 in the Private Dining room on the floor below, BIBO’s interior will subtly reference Andalusia whilst complimenting the brand colors for BIBO Shoreditch through the use of rose-colored handmade tiles, Bordeaux red arched wall features and limed oak joinery. The furnishings will include antique tan leather and teal and rose fabrics, whilst light from the oversized rattan pendant lights will bounce between the polished copper walls.
Dani García notes, “It is an honor to open our first UK based restaurant alongside our amazing partners Accor and the Reuben Brothers, and we are excited to establish the property as the heart of the Shoreditch food scene. I have always been fascinated by the vibrant energy of London and look forward to seeing our most iconic dishes such as the “oxtail brioche” and “creamy ham croquettes” being enjoyed by this new public”

Chadi Farhat, Chief Operating Officer, sbe notes, “It is an incredible honor to work with Dani and his team to bring their tremendous culinary talent to our Mondrian hotel in London. BIBO will become a destination for Londoners and travelers alike. This is the beginning of our global collaboration with Dani which will bring his culinary concepts to our hotels across the globe.” Founded in Marbella in 2014, the BIBO brand is borne of Dani García’s idea to create a casual concept with which to democratize fine dining in the form of a brasserie and a tapas bar, with each dish showcasing technique at the service
June 2021
At the central island bar, a statement mirrored raft and globe light are housed within a copper rod structure, a nod to the hot air balloon which features in other BIBO restaurants globally. The casual high tables have been designed for tapas service, situated in close proximity to the kitchen and with glass tapas displays. Outside, the Spanish Courtyard offers a Spanish haven in the heart of London, with bold red walls, hanging plants and wooden fans beneath a retracting glass roof. The wine list has been created by Wine Director Rodrigo Gonzalez, who after beginning his career as Sommelier at the Ritz Carlton alongside Chef Martin Berasategui, joined Dani García’s team in 2018 as Head Sommelier, whilst Bar Manager Manuel Valenciano, who joined Grupo Dani García in 2016, will be heading up the cocktail menu. The drinks menu uses typical Andalusian drinks as a reference but always giving them that special BiBo touch. Among them are sangria (with the choice of red or white wine), “Rebujito” and “El agua de Sevilla” / The water of Seville. There will also be different vermouth references, a drink that traditionally accompanies the aperitif and which socially marks the beginning of the weekend. Learn more at MondrianHotels.com.

Carversteak Carver Road Hospitality to Introduce First Concept at Resorts World Las Vegas this December Carver Road Hospitality will introduce Carversteak at Resorts World Las Vegas this December, the hospitality company’s first concept to be announced since launching in fall 2020. The 14,500-square-foot restaurant, the city’s largest luxury steakhouse and the resort’s only steak-focused outlet, will offer a contemporary take on the classic steakhouse experience. Carversteak, designed by award-winning international design studio DesignAgency, boasts a mid-century modern aesthetic with a rich palette inspired by Las Vegas landscape. The design team conceived a sensory experience for guests with a series of original highlights such as The Knife Shop and Scotch Room, both of which double as private dining rooms. An expansive 70-foot honed quartzite stone bar leads to the main dining floor and 3,500-square-foot terrace complete with a bar, dining and lounge gardens overlooking the Las Vegas Strip. The restaurant’s interior serves as a gallery for the range of rotating digital and traditional art pieces alongside a state-of-the-art lighting and sound system. “Carversteak is a new spin on the classic steakhouse,” said Sean Christie, CEO of Carver Road Hospitality. “Drawing on elements from the past paired with new techniques both front- and back-of-house, we are reimagining the steakhouse concept for today’s Las Vegas guests looking for a novel experience, but still comforted by the classics. The multi-faceted and beautifully designed restaurant, which will evolve in mood and tone as the night progresses, will strive for excellence every step of the way.” 52
To help execute its vision, Carver Road has partnered with A Perfect Bite, headed by well-placed industry veteran Oliver Wharton. Taking the classic preparations of steakhouse staples and infusing them with seasonal ingredients, the Carversteak philosophy is backed with a sustainable ethos. Thick dry-aged American cuts will headline the steak program, accentuated by global artisan beef producers and Japanese certified Wagyu cuts. Guests can expect signature dishes such as a 12-hour Slow-Roasted Prime Rib and Lobster Thermidor en Croûte, and playful items like Caviar Poppers and Wagyu Mini Cheesesteak Bites. Sumptuous vegan offerings will also abound. Carversteak’s beverage program, helmed by Carver Road Hospitality’s Vice President of Beverage and Hospitality Culture Francesco Lafranconi, will feature an extensive collection of approachable wines, in addition to some of the most sought-after vintages, plus a curated whiskey collection to be housed in a polished tasting room. The mixology experience on the terrace will showcase an “Avant-Garden” spin on classic and contemporary cocktails influenced by the onsite herb garden to include a collection of mint varietals. A standout feature sure to appeal to today’s business traveler includes the spacious main bar and lounge. Offering the full menu, 24 bar seats and abundant lounge seating, the space will feature a 30-foot LCD screen displaying art and sporting events.
