D-ZYN CORNER Written by Carol Townsend, A.S.I.D. Interior Designer

Spring has Sprung… While our neighbors in the east are still fighting the cold winter, we are looking at sunny skies, warm temperatures, and budding plants. What can we do to revive our living spaces for a change of season? A recent visit to the markets say Big, Bold, and Beautiful is the key to this year’s trends. Throw your idea of what looks balanced out the window. Your space in the tower may look large because of high ceilings, but the space for furniture may be your challenge.

A huge rope, knotted and entwined on itself, hanging from the ceiling adds flair and texture to the space. You could even vine in some greenery to bring in life. How about that huge wall, opposite your media wall? Voila! Have you seen recent digital creations based on pictures you may have taken on some of your trips? There are some great industry leaders, taking those pictures, blowing them up, and making murals out of them. What a great way for you to bring one of your most memorable pictures to life in your home.

Let’s talk. There are so many furniture pieces today that are high on current style but sized for the new smaller spaces we see. Comfort is built into the smaller packages.

StageThis Interior Design Want to add a water concept? I recently saw on the cover of a design magazine a mural depicting one of their client’s grandchildren, and out of the mouths of two of them, water is pouring forth. There are so many ways to get creative in your space. Recently, one of my clients showed me a picture she took from their balcony, looking over the Las Vegas strip. It was as good, or even better than some professional shots I’ve seen. There is a new company that will recreate the photos on wall sized glass sheets, creating a three-dimensional look not available on the large canvas art. We can mount LED lighting behind the glass, so that at night the lights of Las Vegas come alive on her wall.

April 2018

And you know early Las Vegas was known for it’s (tacky) pink flamingos in people’s front yards…well I recently saw an twelve-foot flamingo, straddling a stairwell into a loft, and boy oh boy it was a fun look. The ways in which you can focus your friends’ and family on special artwork are endless. Look for some huge, and I mean huge, offerings at Design’s by Simmons on 1250 S. Rainbow Blvd., Las Vegas NV 89146. They have some over the top accessories that will add pizazz to any room décor. Come on out of the box, and let’s get creative.

AUTOMOBILE | NEWS

Porsche Mission E Cross Turismo Debuts Concept study of the first Porsche “Cross-Utility Vehicle” celebrates its world premiere The presentation of the Mission E Cross Turismo from Porsche at the Geneva Motor Show is a concept study of an electrically-powered “Cross-Utility Vehicle.” Designed for individuals with an active lifestyle, the demand-controlled all-wheel drive easily handles varied weather conditions for practical year-round use. The interior offers plenty of cargo space while an exterior mounting system offers a solution for larger items like surfboards or bicycles. The four-seater features an emotional design with striking off-road elements as well as a new display and control concept with touchscreens and eye tracking. The concept vehicle, which is 194.8 inches long, uses 800-volt fast-charging and can also be charged via induction or a charging dock and integrates seamlessly with a Porsche home energy management system. The road-ready Mission E Cross Turismo is a continuation of the Mission E study that Porsche presented at the Frankfurt International Motor Show (IAA) in 2015.

THE DESIGN: UNMISTAKABLE PORSCHE DNA With a low hood between powerfully curved fenders, the front of the Mission E Cross Turismo has ties to the Porsche 911. The vertical air intakes at the front, known as “air curtains,” provide one of the striking design features. Matrix Design LED headlights represent another style highlight. The typical Porsche four-point daytime running lights have been developed into narrow, three-dimensional glass elements. Embedded in four floating fenders, these lights also feature the new four-point turn signal. Off-road design elements include rugged wheel arches and door sills, a striking front spoiler and rear fascia, and a ground clearance indicative of the ability to travel on and off paved roads. The fly line is marked by a sporty roofline that tapers towards the rear, echoing the Panamera Sport Turismo. The dynamic design of the side windows is typical of Porsche style. The broad fenders and three-dimensional sidewalls with air outlets behind the front wheels reinforce the sporty crossover character of the 78.3-inch-wide concept vehicle. Distinctive side skirts with an off-road look and 20-inch wheels with 275/40 R 20 tires are among the vehicle’s other defining features.

20

THE VERSATILITY: EQUIPPED FOR ALL MOBILITY NEEDS The Mission E Cross Turismo gives an insight into how a series-production Turismo variant with cross-utility attributes suitable in equal measure for traveling, everyday life, and adventure could look. The 55.9-inch-tall four-seat concept is designed to be versatile. For example, a hatch is integrated into the backrests of the two individual seats in the rear to make loading long objects like skis easier. The backrests themselves can also fold. In the luggage compartment, there is a rail system with adjustable and removable belts to stow objects quickly and securely.

THE INTERIOR: VISIBLE LIGHTWEIGHT STRUCTURES The interior features a new interpretation of classic Porsche elements for the digital age. For example, the instrument panel emphasizes the width of the vehicle with

With its exclusive Light Grey Metallic paint, the study is also immediately recognizable as a Porsche from the back. In addition to the flow-through roof spoiler, the vehicle also features a full-length light strip. The Porsche lettering illuminated in white is embedded in a three-dimensional cover with a circuit path graphic. The “E” in the “Porsche” lettering pulsates when the vehicle is charging, and the circuit paths illuminate, giving customers a tangible sense of the energy flow. The large panoramic glass roof extending from the windshield to the tailgate delivers a generous feeling of spaciousness.

The free-standing instrument cluster is curved and angled towards the driver and consists of three circular display fields, digitally displayed on TFT screens. The center console between the front seats rises in the direction of the dashboard. The design elements in the interior also include visible lightweight structures, such as the dashboard and the sporty seats reminiscent of bucket-type racing seats, which feature illuminated Porsche lettering. The door panels have 3D elements with a structured surface. Anodized trim pieces in Nordic Blue around the air vents and the window switches provide a contrast to the black Aniline leather and Light Grey two-tone interior. Ambient cabin lighting further compliments all the design elements.

THE POWERTRAIN: SPORTY E-PERFORMANCE MORE THAN 600 HP Two synchronous electric motors with a system output of over 600 hp (440 kW) accelerate the Mission E Cross Turismo to 100 km/h (62 mph) in less than 3.5 seconds and to 200 kmh (124 mph) in under twelve seconds. This performance is in addition to a continuous power level that allows for multiple launches in succession without losing performance, which is unprecedented among electric vehicles. Demand-controlled all-wheel drive with April 2018

Porsche Torque Vectoring, which automatically distributes torque to the individual wheels, transfers the power to the road.

THE CHASSIS: ADAPTIVE AIR SUSPENSION FOR COMFORT AND AGILITY All-wheel steering contributes to the exemplary agility and stability of the Mission E Cross Turismo, while the adaptive air suspension allows an increased clearance of up to 1.86 inches (50 mm). Porsche Dynamic Chassis Control (PDCC) is another feature available on board. This system provides active roll stabilization and prevents lateral inclination of the vehicle when cornering. It also helps reduce lateral instability over bumpy terrain.

THE DISPLAY AND CONTROL CONCEPT: A UNIQUE USER EXPERIENCE A highlight of the Mission E Cross Turismo is a new display and control concept. Intuitive operation and information such as the head-up display optimally positioned in the driver’s field of vision enhance the driving experience. And thanks to the new connectivity solutions, the vehicle can also be perfectly integrated into a digital lifestyle. The result is a unique user experience. There are many important display and control options.

21

DRIVER DISPLAY WITH EYE TRACKING: The instrument cluster is comprised of virtual fields. These are assigned to the categories of Porsche Connect, Performance, Drive, Energy, and Sport Chrono. Using a camera in the interior mirror, the eye-tracking system can recognize where the driver is looking. The displays that the driver is interested in are then moved to the foreground, while the others are reduced into the background accordingly because of looking away from them. The displays are operated using smart-touch controls on the steering wheel. Passenger display: This screen extends over the entire width of the passenger side. The passenger can operate various apps via eye tracking and touch technology, allowing access to functions like media, navigation, climate control, and contacts.

options from the air-conditioning system to navigation can be set in advance via a tablet, smartphone, or smartwatch.

THE “DESTINATIONSAPP”:

Touch control: a field in the center console features detailed information menus.

A personal travel assistant Porsche Connect already offers more than 20 digital services and apps. In the Mission E Cross Turismo, Porsche is adding another called the “DestinationsApp,” which demonstrates additional benefits the digital platform could offer in the near future. Using this app, a weekend trip can be planned quickly and easily in just a few steps on a smartphone. The app suggests travel destinations, enables reservations to be made quickly and effortlessly, and handles route planning. The driver can even tailor the chassis of the Mission E Cross Turismo to the selected route via the “DestinationsApp,” as well as choosing the most suitable music, climate control, and ambient lighting for the journey.

SMALL TOUCHSCREENS:

CHARGING: FAST AND EFFORTLESS

These screens are situated in the multifunctional window panels (for seat adjustment and seat comfort functions) as well as in the finless air vents on the right and left of the dashboard. By swiping left and right on these touchscreens, the ventilation strength can be adjusted.

The 800-volt architecture in the vehicle ensures that the lithium-ion battery is charged for an NEDC range of approximately 250 miles (400 kilometers) in around 15 minutes. The concept vehicle allows flexible charging both on the move and at home and is compatible with the fast-charging network that is being established on European roads as part of the IONITY joint venture. At home or the workplace, the Mission E Cross Turismo can be charged via induction technology, and at home with a charging dock that can work in conjunction with the Porsche home energy management system. The latter option can be combined with the home’s own photovoltaic system to recharge using solar energy.

The “smart cabin” approach simplifies operation. The vehicle settings, interior climate, and ambient lighting are all automatically adjusted to the wishes of the occupants and the respective driving situation. The driver can also access a variety of information and adjust settings away from the vehicle: Customization Porsche Mission E Cross Turismo Technical Information Two permanently excited synchronous motors hp / 440 kW 600 Demand-Controlled All-Wheel Drive seconds 3.5 seconds 12 < inches 194.8 inches 78.3 inches 55.9 inch 20 R20 274/40

Thriving entrepreneur and real estate expert Heidi Holly, who with over a decade of experience helping homeowners has emerged as a top real estate agent with first-time homeowners through her unique philosophy of educating her clients. After experience in purchasing her first home, Heidi was inspired to create her own business to help first-time homeowners into the home of their dreams and guide them every step of the way. Heidi is the Principal Broker/Owner of LifestyleLV and has overseen countless first-time buyers as well as high-end transactions. She is well on her way to be one of the most noted purveyors of homes in the Las Vegas real estate market. LifestyleLV is an indomitable company that embodies the prestige and distinction of Heidi and her remarkable team of women. She brings to her firm a professional finesse that has been honed by over a decade of experience and numerous independent real estate projects. Heidi gives us valuable insight in our exclusive interview. Q: Can you tell us a little about your background? I’m originally from the Philippines. I was born in Manila and grew up in the city of Batangas in the Luzon Region. In September 1985, my family moved to the United States and we settled in the San Francisco Bay Area in the city of Fremont. I moved to Las Vegas in 2004 and it’s been my home ever since. Q: How did you get involved with real estate? My real estate interests began in California. Before I moved to Las Vegas, I had bought and sold my own properties in the Bay Area. In 2003, I had made an offer to buy a condo in Poipu, Hawaii that got rejected. This turned my interest to Las Vegas when a friend recommended buying into the real estate market. That’s when my real estate career really got started. I acquired a real estate license and bought my first home in the beginning of 2005. Eleven years later, I opened my own brokerage, LifestyleLV. Q: Can you tell us about LifestyleLV? Since the day I became a Realtor I knew I wanted to open my own real estate brokerage. I even hired a marketing team in 2005 to help find a name that suited my practice. In 2007, I registered the name LifestyleLV. I finally opened LifestyleLV as a fully operational real estate brokerage in May 2016. It’s almost been two years since our launch. I’m very proud of what my team and I have been able to accomplish in that time. We are in the Town Square shopping center, south of the Las Vegas Strip. We cater to all areas across the Valley, even the High Rises and other April 2018

condominium communities. We work with buyers and sellers, and help investors manage their rental properties. LifestyleLV was founded on several Core Principles, including unparalleled customer service, hard work, perseverance, and honesty. Every agent at LifestyleLV exemplifies these traits; it’s part of being on our team. There’s nothing new to these principles, but when they’re honestly applied, I believe it makes a huge difference in our—or any—business. Q: What do you think of current real estate market trends? The Las Vegas real estate market is on the rise and very hot at the moment. Sale prices are going up and so are the rental prices. It’s a great time to be in the business. Q: Do you think it is a good time to invest in Las Vegas real estate? I believe that it is a great time to buy in Las Vegas. I pay close attention to our high-rise market. Las Vegas has gorgeous high-rises at prices you couldn’t find in other big cities like San Francisco, New York, and Los Angeles. As far as growth is concerned, there are major projects going on throughout the city that we expect to result in new residents and investors. I’m thinking of the Las Vegas Raiders Stadium and Resorts World, just to name a few. Q: What do you think has attributed to LifestyleLV 's success? LifestyleLV has amazing staff who truly enjoy working for the company and serving the people of Las Vegas. Our team feels like family. When LifestyleLV’s team sits down for a meeting, you can usually expect we’ll be having a lot of fun brainstorming marketing strategies and sales pipelines. Q: How do you feel about Las Vegas' transformation into a Sports/Entertainment Capital? I’m thrilled that Las Vegas has become a Sports and Entertainment capital in the U.S. Sports can be good for everyone’s morale— they bring everyone together regardless of political inclination or religious beliefs. Sports bridge social gaps that are otherwise hard to mend. The Las Vegas Raiders have been under the Las Vegas spotlight. It’s exciting! Locals and businesses love them. They give generous support to noble causes. I feel fortunate to know the members of the Raiders family and to be working with them through the transition to Las Vegas. The organization has been very gracious to us, and we will take care of them in return. Q: Can you tell us a little about your involvement in community projects? I am passionate about participating in community and charity projects. I especially have a soft spot for kids afflicted with cancer. LifestyleLV is collaborating with the Nevada Childhood Cancer Foundation to raise money that will help kids and their families cope with the cost of battling cancer. Q: What are some tips you would give to new home buyers? Start by finding a real estate company or agent who fits your personality, has a track record of success, and who listens to

32

Photo by: Ella Gagiano Studios your needs. If you find the right agent, the home search becomes so much simpler. An agent does more than present local listings or take families on house tours. They negotiate to get homebuyers better deals, they introduce new families to their future city and home and give feedback to help families know their options. I’ve got to say it. If you’re in the market now, call Lifestyle LV! We’ll take care of you. Q: Any new developments or exciting news you would like to share about LifestyleLV? The most exciting news from LifestyleLV is that we are growing. LifestyleLV is looking for agents who fit the profile of the core principles I mentioned earlier. We operate as a boutique firm, providing personalized and focused attention to each client. As I alluded to earlier, we are about more than just doing work for work’s sake. Our team incorporates a lot of fun into the job by finding networking events, attending galas, and making sure each meeting is intermingled with some fun. Q: Can you elaborate on leading a successful predominately women team? LifestyleLV consists entirely of women agents at the moment, but we are happy to welcome male agents also. We only have one man in our team, Daron Robinson, who is our Marketing Director and Business Developer. I can say that we enjoy the success of the predominantly women brokerage, but we are very thankful

for Daron’s leadership in making sure LifestyleLV is not lagging in the Social Media scene and in the latest marketing strategy. Q: How do you feel as a female role model and as a successful business woman in real estate community? I am proud of what my team and I have built. From the beginning I wanted to create a personalized, boutique real estate firm that could help families and investors navigate the Vegas real estate market. In that way, LifestyleLV is already a success. I’m excited to watch our team continue to grow and achieve even more. Q: What would be one career advice you would give to young women in the workplace? I would advise young women to be themselves. Learn to say “no” and take charge of their careers. Always strive for perfection and for the best. If you want to build a business or achieve a certain position, work hard to achieve it. Success doesn’t come overnight, and it certainly won’t be handed to you. Hard work and diligence pay off, but don’t sacrifice your happiness or beliefs along the way. Once you are “there,” then you’ll have built up the tried and skills to delegate and help others find their own success.

Q: What woman inspires you and why? Condoleezza Rice is my greatest inspiration as a female entrepreneur. Gender or racial biases did not deter her. She worked hard just like everyone else to achieve success. I am a woman immigrant, so English was not my first language. I didn’t let those obstacles hinder me. Everyone will hit obstacles along the way to fulfilling their dreams— don’t let anything stop you. Q: What is leadership to you and what do you think is the most significant barrier to female leadership? Leadership, to me, begins with hard work and taking brave steps that others can emulate. Leaders offer guidance and lead by example. They also acknowledge the influence of others, being quick to accept blame for themselves and generous to give credit to other people. Leaders bring energy to a group by not pretending to be a one-man-show. Success requires teamwork. That’s why I’ve surrounded myself with my team at LifestyleLV. AreYou a Successful Woman? Written by Jennifer Gonzales Being a successful woman is one of the greatest feelings that you can experience. You’ve worked hard to get to where you’re at and had to over-come a lot of obstacles. You knew that the road to success wasn’t going to be easy, but in the end, was worth it all. An independent, successful woman has a lot to offer and can depend on herself to get things done. Enlisted down below are 5-character traits that a successful woman holds, it’s instilled in their character, is it in yours?

She’s Focused: A successful woman knows what she wants and creates a plan on how to get there. She doesn’t allow anyone to come in and speak negativity into her life. She knows what she is destined to be, and she isn’t going to stop until she gets there. She maximizes every asset and utilizes every resource she can get that will help her get to where she needs to be.

She Sets Goals: A goal is the object of a person’s ambition or effort, an aim or desired result. A successful woman sets herself short-term and long-term goals. That way she has a clear picture of what it is that she wants to do and when she will do them. Short-term goals are usually anything that can take place in the near future, whether it be two weeks from now, six months from now or in a year. Long-term goals are anything that can happen between one to five years.

She is Strong-Minded:

aren’t afraid to eat alone. They won’t allow others to influence them, or to knock them off track. They are not afraid to say “No” to things that won’t help them reach their goals. A strong-minded woman doesn’t have a problem with expressing an opinion.

She’s Driven: A successful woman is driven, she has a drive for her own pursuit of happiness and won’t let anyone crash in on her dreams. She motivates herself every day by seeing the bigger picture, and by knowing the result of her outcome. She’s willing to take on new challenges, especially if it will benefit her in the long run. She loves to gain insight and know the ins and outs of the career that she is trying to pursue.

She’s Realistic: A successful woman sets obtainable goals, she knows that she can’t be successful overnight, all great things take time. She acknowledges her strengths and her weaknesses. She uses strengths when needed but focus on getting better in the areas that she is weak. Learn to embrace all mistakes that you make on the road to success, because if you ever bump into it again you’ll know what to do different. Don’t allow yourself to become discouraged when a few things don’t work out the way you hope for it to. Continue to strive for what you want, because that’s how a successful woman accomplishes her goals— She never gives up.

To be strong-minded can come off to some as rude, but a strong-minded woman is someone who is confident in themselves. They know what they can bring to the table and

3 Reasons Women Over 40 Shouldn’t Worry About Being Single Studies show that women are waiting longer to get married and to give birth than they were in the second half of the 20th century. Those women who remain unmarried and childless by their mid-40s comprise a relatively small percentage, though, and some social observers say they are still stigmatized.

“You know there is nothing wrong with you, and you don’t want to be typified or put in a box, yet there is an undeniable stigma attached to single status for a woman 40 and over,” says Lee Volpe author of Black Sheep Tries Bleach: Humorous Stories to Ease Life’s Growing Pain. “The anxiety of being an unmarried, childless woman can be overwhelming.” According to the Pew Research Center, the number of American women in their mid-40s who are childless is 15 percent, with 14 percent having never married by the age of 45. Volpe says that while the strong, single, independent businesswoman is championed in the mainstream media today, that progressive kind of thinking isn’t typical in society toward single, childless older women. “Those of us still single and childless get asked offensive questions like, ‘Are you married?’ and if not, ‘Do you have a boyfriend?’ Or if not, they say, ‘She must be a lesbian.’ If you are smart, attractive, and breathing, they view you as a social enigma.” Volpe gives three reasons why women over 40 shouldn’t worry about the negatives some associate with being single and childless: • You’re liberated. “Being childless and single, a woman can choose a personal rebirth,” Volpe says. “Too often we’re attached to the questions: ‘Is that what happiness is? Marriage and children? Am I not fulfilling my legacy as a woman if I’m not a wife and a mother?’ My internal voice was

April 2018

fed up and ready to revolt. Mourning the loss of my unborn children, I found strength in women who never wanted the title in the first place, and gained more optimism looking at their full, limitless lives.” • More selective for Mr. Right. What we look for in a partner changes as we get older. Dating can be challenging for women in their 40s as the ratio of available men diminishes, but a woman’s focus, Volpe says, can be more on substance than on fleeting factors like looks or money. • Living solo doesn’t have to be sad. If you’re alone, you must make your own living and social life. When friends have children, it’s difficult to find hangout time, Volpe says. Then again, you have the freedom to make different gathering times with different people. “Your social network can expand even more if you’re not married,” Volpe says. “And work-wise, it’s better to depend on yourself than on someone else for both happiness and financial stability. Going solo, you will never be abandoned.” “It’s way past time to re-imagine life after Prince Charming failed to show up on his white horse,” Volpe says. “You have the freedom to make the life you want. Single, you can be inundated with endless possibilities. Don’t believe in fairytales; believe in yourself.”

About Lee Volpe: Lee Volpe is the author of Black Sheep Tries Bleach: Humorous Stories to Ease Life’s Growing Pains. After a short career as an actor, Lee found her voice as a humorist, and has never looked back. Since 2011, she has been making a name for herself professionally as an honest, Laugh Out Loud (LOL) humor writer, dealing with daily life and relatable situations. Applauded for saying what most are thinking, Lee has the unique ability of finding wit in the way and amusement in the angle. Marcia Corbino of the Sarasota Herald-Tribune described Lee as “Erma Bombeck meets Sex and the City.”New Jersey.

Natalia Denegri is among 'The 25 Most Powerful Women' in People en Español The Argentinian actress, businesswoman and producer, Natalia Denegri today has yet another accolade, after being named one of 'The 25 Most Powerful Women,' from the exclusive list in the magazine People en Español, which was announced publicly today on the program 'Un Nuevo Día.' The list will come out in the new edition of the magazine this week. This is all thanks to her outstanding humanitarian and entrepreneurial work. "To be chosen by People magazine as one of the most powerful Hispanic women is a great honor. And it means I am on the right path. I would like to thank you and assure you that I am not going to drop my guard; to the contrary, I am going to redouble my efforts. My work alone, however, is not enough. One just needs to read the newspapers or turn on the TV for a bit to see that there is much to do, to improve and change, and there are many women who are fighting to do exactly this. Besides the women present here, there are thousands of women all over the world trying to make it a better place. We entered a new century with enormous inequality in many areas; especially towards women. And although there have been significant improvements in that respect, we are still very far from being treated equally. It is the era of major technological developments: the fact that man landed on the moon is old news. And just as old are hunger, inequality, procrastination, and violence. Do we need to work in those areas? Of course! Is it enough? Definitely… Not. That is why I am committing here to continue working for women to be completely free. And to continue supporting my corner of the world by helping my fellow woman!" Natalia said.

About Latin Iconos: The leading agency in the entertainment industry specialized in advertising and promotion, management, marketing, media relations, endorsement, and sponsorship. She had many successes in 2017: The United States Congress gave her an award for her efforts, as she obtained an airplane with the Hassenfeld Foundation, and went twice to Puerto Rico, taking medicine and food with her; she returned with 300 sick and special-needs American citizens who required urgent medical care after Hurricane Irma. Last September she also helped victims of the earthquake in Mexico, through the Red Cross. Denegri has been the only Argentine to win three Emmy awards for her documentary films, as the producer with her company Trinitus Productions. She also received numerous awards in Europe and the United States with the film she co-produced, 'UMA.' In addition to being a successful restaurateur, Natalia received the keys to the city of Miami because she is a true patron of many needy causes; and for her social work with her television program 'Corazones Guerreros,' to help families with autistic children. Natalia also edited her first book, "Corazones Guerreros," in which she includes the most relevant stories from her television show of the same name. The book was translated into several languages and is for sale in Italy through the publishing house Edizioni Infinito; she also presented it in Casa Argentina in Rome. She has finished her second book, called 'Corazón de Mamá,' which she will launch soon.

Balayage Vs. Ombré: What’s the Difference and Which Is Best For You? Sometimes it seems like your hair stylist is speaking a foreign language. Balayage. Ombré. Sombré. Foilayage. Translation please! Here's how to understand the difference between ombré, balayage and everything in-between, and how to figure out the best hair color solution for you. What is ombré? In French, ombré means "shade" or "shadow." In the hair color world, ombré is a dramatic, two-toned hair color effect that is typically darker at the top and lighter on the bottom. Often the dark, top section is your natural hair color shade and the bottom section is lightened with hair lightener. An ombré hairstyle can also be any color combination—natural blonde, brown or red,

46

or something unconventional like pink, blue, green or purple. It's versatile, customizable, and suitable for most long and medium hair lengths. A big plus with ombré hair color is that it's easy on the budget. You don't have to touch it up very often since the top section remains dark. The overall look of ombré hair color can change as your hair grows out, which many clients enjoy! www.HighRiseLife.com

The different types of ombré: A subtler version of ombré is called sombré. In a sombré hairstyle, the contrast between the two tones is softer. Another variation is called color melting. In color melting, two or three hair color shades may be used on each strand, and each shade is blended with the side of the hair color brush so that they appear to melt into each other. Like ombré, color melting can be done with natural-looking hair color shades or with any of the fun colors of the rainbow! What is balayage? In French, balayage means "sweeping." In the hair color world, balayage highlights are handpainted or swept along the surface of the hair. The application begins away from the roots and gradually becomes heavier as it travels along the section, culminating in the heaviest application of lightener or hair color at the ends. Because the hair color or lightener is concentrated on the surface of each section, the underside remains darker, which gives the hair a very natural, dimensional effect. The resulting subtle balayage hairstyle mimics a natural, sun-kissed effect that has been in high demand from celebrities, models, and high profile "it" girls for some time now. Balayage can be done on any hair color, from blonde hair to red hair to brown hair,

although it's typically not the first choice for super dark brunettes. It's beautiful on long hair and on medium-length hair. Like ombré, balayage highlights are cost-effective because they don't require frequent touchups, since the hair at the top is kept darker. The different types of balayage: Because balayage is a hand-painting technique, the artistry of your hair stylist comes into play and allows for many variations and beautiful color compositions. Hair color artists might combine several shades, for example, for a shimmering, dimensional result. If your hair is dark, they may opt for a foilayage technique. In foilayage, instead of allowing the balayage highlights to process in the air after they're applied, they're wrapped in foil, which provides more heat, and therefore amplifies the lightening process. Balayage may also be combined with conventional highlights placed closer to the face, or with fine, babylights placed around the face and hairline for a complexion-boosting glow. Real Estate MarketTrends MORTGAGE RATES CONTINUE TO CLIMB… POPULATION IS BECOMING MORE DIVERSE… WE ARE WITNESSING HISTORICAL CHANGES Written by Yelena Brezhneva

FHFA index shows national increase in interest rates. We have seen mortgage rates continuously climb in the past year and expect increase of another point by the end of the year. Average interest rates are around 4.10 percent and expected to be around 5-6 percent close to end of 2018. Interest rates were still relatively low and we are witnessing the end of this historical phase. If you were thinking of investing or making a move to buy a house, you should focus and make it happen, as economy pulls out of reality and out of low mortgage rates. Rent is climbing up as well and catching up with rising housing prices. If you compare how much you are paying for rent annually, with current interest rates you definitely could afford to buy a house with that much money. There are still financial programs that help with down payment assistance for first-time home buyers, military etc. Make sure to consult professionals about opportunities that you might be missing

out. Derek Parent is one of the experts in CA and NV markets that could be a source of great knowledge for you. You can reach him at 702-331-8185 | derekparentteam.com. We will be seeing interest rates increasing in the next few years and experts are afraid that it will make it harder to make a purchase. So, don’t wait for it to go higher, make a call now and find out about your options. Henderson and North Las Vegas are currently among the 20 fastest-growing cities in the United States with populations over 100,000. Total Nevada population estimates in July 1, 2017 were 2,998,039. That number is projected to increase in 2020 to 3,174,394. There’s a big possibility for that number to be even bigger due to tax law changes in CA that stimulates migration to Nevada. We will be seeing even more changes in the future.

www.HighRiseLife.com

As Nevada continues to grow, its population becomes more and more diverse. The Language Projections: 2010 to 2020 from U.S. Census Bureau states “The population speaking Spanish, as well as the population speaking Portuguese, Russian, Hindi, Chinese, Vietnamese, Tagalog, and Arabic are projected to increase. Spanish is projected to remain the most commonly spoken non-English language. The populations speaking French, Italian, German, Polish, and Korean are expected to decrease over the next decade.” Older people project to outnumber children for the first time in US history by 2030, according to the U.S. Census Bureau’s 2017 National Population Projections. By 2030, all baby boomers will be older than age 65. This will expand the size of the older population so that 1 in every 5 residents will be retirement age. U.S. Census Bureau notes, “The population is expected to grow at a slower pace, age considerably and become more racially and ethnically diverse. Net international migration is projected to overtake natural increase in 2030 as the primary driver of population growth in the United States.” Now think how that would affect the housing market? We are witnessing historical changes.
