LETTER FROM THE

Editor

Dear readers, Welcome to our design and innovation issue. Paul Rand once said, “To design is much more than simply to assemble, to order, or even to edit: it is to add value and meaning, to illuminate, to simplify, to clarify, to modify, to dignify, to dramatize, to persuade, and perhaps even to amuse. To design is to transform prose into poetry.” Contemporary advances in manufacturing and production have enabled nothing less than a modern renaissance in all forms of design, from creating new, distinctive models all around the globe. Design is inextricably linked to innovation and you can see it throughout the pages of this issue. On our cover, we have 706 Mission Street, 146 private residences located in the heart of San Francisco’s vibrant Yerba Buena arts and cultural district. Slated for completion in 2020, Four Seasons private residences at 706 Mission Street, San Francisco will combine spacious living and distinctive elegance with legendary Four Seasons personalized service. While, incorporating and preserving the historic Aronson Building and masterfully blending “historic” authenticity and modern innovation in two contrasting towers.

February 2019

We further explore innovative design ideas, as HFM, the company offering the only street-legal self-driving shuttle vehicle joins forces with one of the leaders in the field of electric in-wheel motors- Elaphe Propulsion Technologies Ltd. Elaphe in-wheel motors will power HFM’s revolutionary Motionboard intelligent vehicle platform and create solutions for the future of mobility. Later in this issue, enjoy our carefully curated gift guide we put together in honor of Valentine’s Day. No matter where this Valentine’s Day takes you, I hope it is filled with love. Happy 2019! Hope you had a wonderful holiday season. Let’s talk bringing spring to your home with the arrival of the soft winter rains.

rains are helping the park get ready to sprout new leaves or those colorful flower beds wakeup for a new season.

Your first step on the road to your dream home was deciding in which fabulous high-rise tower you wanted to live…now what?

If you have been reading my articles this past three years you know I love color. Well it’s time to decorate that patio with colorful bushes, plants and your table with gorgeous seat cushions. Cheers to this New Year!

Making both your inside and outside space say, “This is why I chose this home!” The latest unique furniture pieces are arriving from market. Your unique style may be in the very next store you happen to stop by and do a browsing run. I’d like to take this time to look at how you can bring the outdoors in. You probably have a balcony you walk out onto, and gaze out over the city, or your local park. The winter

I have a new client who has just jumped from a smaller unit in another tower, to a much larger unit. The style is just not “their style”. This past year they have been diligently working at changing it. Because they have a larger unit, they have a larger balcony to work with.

I have shown them some retrospective drawings for some tiered planters, and differing sizes and heights of pots they can begin to landscape their decking with. We don’t want to cut off the beautiful views they have of the country club golf course across the road, but enhance their space with their own trees, and colorful plants. There are so many ways to decorate your personal terrace. You can bring your personality directly outside, expanding the living spaces you can enjoy. There are lots of pottery outlets in Las Vegas and Southern California where you can shop and start to get an idea how your personality can be reflected in this space. I would invest in a specialist for this area. One who understands the plants that will withstand the climate in your area, as well as design a space that does not impede flowing traffic patterns, but at

the same time, works to make the space your special spot. Share the joy of your new home with family and friends. Listen to their comments about what they love about your new space, so you can formulate your design plans for 2019! Take pictures of your surroundings out that beautiful patio looking out onto the world. Love the adventure you are on, don’t let stress step in your path… Enlist help from a friend who understands your plans for your home. You can have so much more fun when you shop with friends! This is the start toward your happiest home—have fun. Carol Townsend, ASID Stage This Interior Design carolstownsend@gmail.com

Slated for completion in 2020, Four Seasons Private Residences at 706 Mission Street, San Francisco will combine spacious living and distinctive elegance with legendary Four Seasons personalized services.

The project is the latest in an exclusive collection of Four Seasons standalone Private Residences offering residents premier amenities and services, independently managed by Four Seasons staff, which will complement the neighboring Four Seasons Hotel and Private Residences San Francisco. to live with us in this fantastic city. These spacious residences will combine the outstanding luxuries and world-class service and amenities that Four Seasons is renowned for the world over.” White continues, “We’ve seen great success in destinations where we are able to offer multiple opportunities to live and stay with us, such as in San Francisco, Boston, Miami, and New York, creating a community of guests and residents who make Four Seasons a part of their day to day life.” ABOUT 706 MISSION STREET The new 45-storey, 510-foot tower will be built, developed and sold by 706 Mission Street Co LLC, an affiliate of Westbrook Partners, a fully integrated real estate investment management company with offices and projects around the world. 706 Mission Street Co LLC has developed and built the new tower adjacent to the celebrated Aronson Building with a private drive court on Third Street. The new building will be made of stone and glass and contain 146 spacious residences with stunning views of downtown and the San Francisco Bay. The historic Aronson Building, dating back to 1903, will be completely restored and repurposed as part of the project. Notable upgrades include refurbished wood-sashed windows, reworked terracotta materials, and more exposure of the inner structures of the ceiling slabs. “Juxtaposing the new and the historic has provided us with a wealth of architectural opportunities,” said Glenn Rescalvo, principal of Handel Architects, the project’s designer. “We embraced the opportunities for more spacious, individuated residences, with fewer homes per floor and a much greater mix of floor plans. These residences are much more like custom designed homes than condominium units.” “We are proud to bring the exclusive luxury of Four Seasons to this esteemed location in San Francisco,” said Matthew Kenney of 706 Mission Street Co LLC. “San Francisco is a world-class city that continues to grow at a remarkable pace, and with the addition of this standalone Four Seasons Private Residence, we will deliver an unparalleled experience.” CUSTOM, PERSONALIZED DESIGNS

LUXURY LIVING IN SAN FRANCISCO Taking its place in the city’s cultural center, steps from the San Francisco Museum of Modern Art, the Contemporary Jewish Museum, Yerba Buena Center for the Arts and a host of other cultural destinations, the residences will comprise two towers at 45 and 10 stories high, overlooking Jessie Square. Four Seasons Private Residences at 706 Mission Street, San Francisco will be distinctly San Francisco, incorporating and preserving the historic Aronson Building and offering a home to a much-anticipated cultural museum on the ground floors. Masterfully blending “historic” authenticity and modern innovation in two contrasting towers, the Private Residences will fill the Yerba Buena district’s last remaining buildable space with residences of world-class elegance and refinement. “We are excited to partner with 706 Mission Street Co LLC to bring our second Californian standalone Private Residence to life,” says Paul White, President, Residential, Four Seasons Hotels and Resorts. “We look forward to providing guests and residents another opportunity

The guiding design principles include the creation of a dramatic entryway; grand corner living rooms with at least two walls of floor-to-ceiling glass; defined dining areas; adjacent yet private informal family areas; large kitchens positioned to serve as the heart of each home; master bedrooms with breath-taking views; large, light filled master baths; in-home offices; and guest bedrooms with in-suite baths. Most residences will range in size from 2,800 to more than 4,000 square feet, with between two to four bedrooms each. With a focus on personalization, kitchens can be configured to be open to the living areas or enclosed based on the buyer’s preference. Penthouse buyers will have the option to purchase a “shell home” that can accommodate design specifications, providing buyers with an opportunity to create a residence that aligns to their specifications. Master baths will be five-piece baths and top-of-the-line appliances, cabinetry and stone countertops will be included throughout each home. The residential experience will also include an amenity floor on the building’s fifth level. The exclusive space will include a fitness center, lounge with a bar and fireplace, private dining and tasting room, and landscaped outdoor terrace affording residents a space to socialize among a discerning community of owners and their guests. “To us, Elaphe is a perfect fit. Elaphe’s expertise and production competence in the area of in-wheel motor technology makes them the ideal partner for developing solutions for a sustainable and autonomous mobility of tomorrow,” says Dipl. Kfm. Wolfgang Bern, Managing Director of HFM. “In addition, the company also has very extensive testing facilities to put the motors through their paces.” “Our in-wheel technology is put through extensive automotive validation under a wide range of demanding operating conditions and loads” explains Urska Skrt, Head of Business Development at Elaphe, and adds: “Elaphe’s patented electromagnetic topology allows our motor design to be highly scalable, light-weight and the most compact on the market. Combined with intelligent motor control, it is the most simple and modular electric vehicle propulsion that enables ultimate packaging and user-centered design.” HFM’s scalable and modular Motionboard® platform allows adapting the vehicle built on top of the platform to its current needs, both in terms of length and width as well as with regard to the battery capacity, making it extremely modular and widely applicable. What sets the Motionboard® platform clearly apart from all others is that it meets the requirements for homologation in Europe as an M1 class vehicle (vehicles for passenger transport with a maximum of eight seats plus the driver).

“As a company focusing on compliance with all the requirements for type approval and homologation within the framework of existing and future legal provisions, reliability and safety are of course at the top of our list of priorities,” says Friedrich Soost, Head of Mechanical Development at HFM and responsible for the mechanical integration of the Elaphe in-wheel motors into the Motionboard platform. “Elaphe’s state-of-the-art manufacturing technologies, extensive testing and quality control ensure that the in-wheel motors perform to our high standards in both regards.” The flexibility of HFM’s Motionboard platform requires the motors to cover a wide range of potential uses with significant differences in vehicle mass. In addition to delivering the necessary torque, the motors also have to be highly efficient to make maximum use of the installed battery capacity. “Elaphe’s in-wheel motors operate at over 90 percent efficiency and allow us to achieve extended operating ranges,” says Marcus v. Wilamowitz, Head of Electrical Integration and Functional Safety at HFM. “In addition to avoiding all the complications and unnecessary losses in gears and transmission, the distributed direct-drive with intelligent multiple-wheel control helps introduce new safety features and improves performance of traction and braking.” adds Gorazd Lampič, the CEO of Elaphe. “I am delighted that more and more leading companies in the field of sustainable and autonomous mobility are deciding to work with HFM, because we are the only ones able to offer an autonomous street-legal shuttle vehicle based on the Motion board,” says Bern. “I am looking forward to the cooperation with Elaphe and the fruits to be reaped from it in the years to come.”

The number of minimally invasive cosmetic procedures performed has grown nearly 200 percent since 2000 and in 2019, that trend is expected to continue - but with a “less is more” twist. ‘We don’t see a lot of patients anymore who are bringing in photos of movie stars and saying they want to look like them,” says Dr. Jerome Potozkin, author of the new book Botox and Beyond: Your Guide to Safe, Nonsurgical, Cosmetic Procedures. “Most of our patients now just want to be a better version of themselves. They are taking advantage of the many low-cost minimally invasive procedures that have been introduced in the last few years.” Minimally invasive procedures usually have less pain, a shorter hospital stay (or no hospital stay at all) and fewer potential complications. Other advantages include the low cost and little or no downtime, as some of the procedures can be done over a lunch break. Plus, many patients like that there is less of a chance that their friends will notice a dramatic change in appearance. Dr. Potozkin, who is a board-certified dermatologist who is specially trained in the art and science of dermatological surgery, says just a few of the new trends expected to become even more popular in 2019 include: INJECTABLES The accessibility of injectables means there is less downtime for a procedure, lower cost and less invasiveness. Injectables, lasers, and skin resurfacing can be relatively quick procedures, often with immediately visible effects. MORE COSMETIC TREATMENTS BY MEN There has been a slow but steady increase in the number of men seeking cosmetic procedures as it becomes more mainstream. The total number of cosmetic surgical procedures performed among men was 1.2 million in 2015 — more than triple the number of men since 1997. EXAGGERATED COSMETIC PROCEDURES WILL DECLINE

LESS MEDICAL TOURISM What was once an emerging trend of people going to foreign countries for cheaper cosmetic procedures will continue to decline. “Horror stories of complications with no way to remedy them have resulted in many patients realizing that the cost savings are simply not worth gambling with their appearance,” Dr. Potozkin says. THE NON-SURGICAL FACELIFT This procedure delivers focused ultrasound energy deep into the skin, which causes it to lift and tighten and promote maximum collagen rejuvenation. “Collagen is what keeps the skin looking plump, but it decreases with age,” Dr. Potozkin says. “Studies show that collagen production continues to increase in the six to 12 weeks after the procedure, resulting in a tighter, more contoured look that can last for more than a year. “The number of people seeking non-invasive cosmetic treatments will continue to increase,” Dr. Potozkin says, “as even more innovative procedures are developed in the coming year.” About Dr. Jerome Potozkin Dr. Jerome Potozkin, author of the new book Botox and Beyond: Your Guide to Safe, Nonsurgical, Cosmetic Procedures is a leading dermatologist who practices in Danville, CA. He is a board-certified dermatologist and he is specially trained in the art and science of dermatological surgery. He completed his residency in dermatology at NYU Skin & Cancer Unit and is a member of the American College of Mohs Micrographic Surgery. A clinical instructor at the University of California San Francisco Medical Center, Dr. Potozkin is also a preceptor for Lumenis Medical, training physicians from all over the world in advanced laser techniques. Valentine’s Day is around the corner and whether you’re having a date night or just having a night out with the ladies, it is a must that you look your absolute best. You’ve found the perfect outfit, the perfect set of heels, the perfect handbag, but what finishes it off is the perfect make-up look. With so many options to choose from, no matter what look you decide to go— top it off with the perfect glow. LUMINIZERS

HIGHLIGHTERS

If you’re looking to complete your Valentine’s Day look, a luminizer is the way to go. They are best used all over the face making your skin looking softer and younger. Luminizers are mostly shimmery and are meant to attract more light to the face. For a more-soft natural look you should go with a liquid luminizer. If you are looking for something more dramatic, it is best recommended to use an illuminator in a powder form. When purchasing a luminizer, the colors gold and bronze shades are best for olive and dark skin tones, for fair skin use colors such as pink and pearl.

After you have applied your foundation and concealer you can add highlight to your face for a more natural look. You can apply it to the top of the cheekbones, on the brow bone, above the eyebrow, down the nose and the mostly favored, right on the bow of the lip. Highlighting is an alternative to contouring where you can create the angles you desire and add depth to the face. Ex: Becca, Chanel, Elizabeth Arden

Ex: La Prairie White Caviar Illuminating Pearl Fusion, Tom Ford Skin Illuminator Fire Lust

BRONZERS The purpose of a bronzer is to darken your skin complexion. It is best to select a shade that is at least two shades darker. If you have fair skin you should purchase a honey-colored bronzer, for a medium complexion you can purchase a rose color. Bronzer are best applied after your face make up such as foundation, powder, concealer etc. but before you put on blush. The purpose of a bronzer is to add overall glow to the face. Hôtel de Berri In Paris The Luxury Collection Announces the Opening of Hôtel de Berri In Paris

www.HighRiseLife.com

The Luxury Collection, part of Marriott International, Inc., announced the grand opening of Hôtel de Berri, a Luxury Collection Hotel, Paris. Owned by the Dokhan family, Hôtel de Berri offers eclectic, bold and refined designs devoted to the Parisian way of life. Meticulously styled by designer and artistic director Philippe Renaud, Hôtel de Berri features 75 guestrooms, including 35 suites, as well as Italian restaurant Le Schiap and cocktail bar Le Bizazz. The hotel’s preserved 3,000 square meter landscaped garden is a precious legacy of the building’s illustrious past. Situated on Rue de Berri, one of the most sought-after addresses in Paris that has been home to aristocrats, royals and prominent leaders in French society since the 19th century, Hôtel de Berri draws inspiration from the trailblazers of the French Decorative Arts period including painters, designers and stylists from Coco Chanel to Salvador Dalí, with interior designs reflecting the “Art de Vivre” ethos made famous in the heart of Paris. Throughout the 19th and 20th centuries, the property was a private mansion for luminaries including Princess Mathilde and fashion designer Elsa Schiaparelli, Hôtel de Berri today aims to tell its storied history through the design of its rooms and public spaces. “As one of the world’s most desirable destinations, Paris continues to be the global epicenter of art, culture, gastronomy and fashion,” said Anthony Ingham, Global Brand Leader, The Luxury Collection. “Hôtel de Berri embodies sophistication and glamour, and opens doors to exceptional cultural offerings, for which The Luxury Collection is known. We are thrilled to welcome global explorers to enjoy a truly indigenous Parisian experience.” A PARISIAN RESIDENCE CELEBRATING THE GREATEST NAMES IN DECORATIVE ARTS Following the demolition of the property’s private residences at 18, 20 and 22 Rue de Berri, including the home once inhabited by fashion designer and 1930’s icon Elsa Schiaparelli, a vast office building designed by architect and city planner Maurice Novarina was constructed on the site. This unique building reveals an expressive, dream-like Parisian world within. “Hôtel de Berri is the only Parisian hotel to feature a Novarina façade,” said Philippe Renaud, who was adamant that the façade be preserved in its entirety. “This unassuming and neutral exterior, spanning 54 meters in length, is the gateway to a magical interior full of aesthetic paradoxes. From surfaces to colors and textures, the curious and quirky design elements of Hôtel de Berri are a deliberate step away from traditional hotel design.” Wisdom, eclecticism and humor are common threads that run throughout the design of Hôtel de Berri. The Dokhan family, together with Philippe Renaud, have carved out several different decorative themes and ambiances that present vibrant colors, detailed parchments, ancient Chinese furniture, wrought-iron lamps, sketches and paintings. Hôtel de Berri’s guest rooms and suites are divided into six categories: Deluxe Rooms, Junior Suites, Signature Suites, Prestige Suites, Berri Suites and the Suite Parisienne. Marble bathrooms feature heated flooring, Skinjay aromatherapy showers, TOTO toilets and luxury Diptyque products. Throughout, the hotel showcases elite pieces of Parisian art and interior design. Located Steps from the Champs Élysées and the Prestigious Triangle d’Or Fashion District, Hôtel de Berri, a Luxury Collection Hotel, Paris Celebrates A ‘ rt De Vivre’ in the City of Light Madeleine Castaing, Henri Samuel and David Hicks are just some of the featured artists. The interiors also include subtle references to fashion designers such as Jeanne Lanvin, Marie-Laure de Noailles, Coco Chanel and, naturally, Elsa Schiaparelli, to whom this address was home for forty years. The Suite Parisienne, in all its neo-antique glory, is Hôtel de Berri’s Presidential Suite, boasting 115 square meters. The three Berri Suites, each spanning over 100 square metres, use similar references to illustrious previous owners and visitors, allowing for a new discovery around every corner. A PRIVATE RESIDENCE WHERE HOSPITALITY IS AN ART FORM From the Sculpture Room, to the vast Suite Parisienne, and from Le Schiap restaurant to Le Bizazz cocktail bar, Hôtel de Berri offers a timeless sanctuary for international travellers and local Parisians alike. The tone is set on arrival with a dramatic entrance hall where one’s eye immediately notices the grandeur reminiscent of a royal residence. From there, guests proceed to the Sculpture Room, populated by statues, busts and sculptures, some of which originate from the castings workshop at the Louvre. Considered the social hub of the hotel, the Sculpture Room features creative culinary offerings. The forty vintage fireplaces found throughout the property further the feeling that the hotel is an eclectic, Parisian residence. AN EPICUREAN ADDRESS Helmed by Executive Chef Michele Dalla Valle, Hôtel de Berri’s signature restaurant, Le Schiap, presents approachable Italian cuisine in a refined yet relaxed atmosphere. Featuring seasonal ingredients and unique specialty dishes, the Le Schiap’s menu combines Italian flavors with French classicism. The restaurant is flanked by an expansive mural by artist and illustrator Hippolyte Romain who paints his own unique perspective of Paris and pays homage to the city’s high society of days gone by in this magnificent piece of work. Hôtel de Berri’s Bar Bizazz offers a cocktail menu that is both inventive and unconventional, engineered by mixologist Christopher Gaglione. Concoctions by this surprising duo are specially created based on a certain location or ingredient. Hôtel de Berri, a Luxury Collection Hotel, Paris is located at 18-22 Rue de Berri, 75008 Paris, France. For more information, please visit www.marriott.com/HoteldeBerri.

Las Vegas,” said Major Food Group Managing Partner Jeff Zalaznick. “The incredible space, overlooking the Bellagio Conservatory, along with an elevated menu focused on quintessential classics allow us to create a one-of-a-kind culinary experience from early morning through late night. I think if we do our job, we’ll set a new standard in the city for what the all-day dining restaurant is all about.” MGM Resorts International Senior Vice President of Food and Beverage Strategy Ari Kastrati said, “Sadelle’s delivers a bold personality and next-level craftsmanship to the all-day dining experience that simply does not exist in Las Vegasright now. We are grateful for this partnership and look forward to their beloved NYC restaurant delivering memorable dining experiences to our Las Vegas guests.” CUISINE FOR THREE MEALS A DAY Sadelle’s brings the perspective and culinary acumen typically only synonymous with fine dining to the realm of New York City style classics. Throughout the day and night, impressive presentations of hand-rolled bagels, lox towers, chopped salads, sandwiches and other favorites translate the well-known genre into an unforgettable feast. Roaming Carts – The dining experience begins with Sadelle’s Pastry Cart, displaying a selection of baked goods including Sticky Buns, Raspberry Donuts, Chocolate Chip Cake and more. A roving Bloody Mary Cart, stocked with fresh pressed juices and house-infused liquors, visits tables to stir up inspired variations such as the Classic, with infused horseradish vodka; the Green Bloody, with green olive vodka, and the Ghost of Mar, with black pepper vodka. Decadent Dinners – Mainstays from the original New York City location – such as the Spicy Fried Chicken with acacia honey and coleslaw – join new signature supper offerings created by the culinary team, including the Grilled Branzino with Meyer lemon and sesame spinach and a New York-style Ribeye with smothered onions. Tableside Service – Sadelle’s presents tableside experiences offering a robust selection of chopped salads including the Waldorf, Beverly, Freddy, Greek, Cobb and Lobster, which are tossed tableside. The Whole Warm Lobster adds yet another dimension to the show, as the crustacean is de-shelled and dressed in front of guests’ eyes.

EXTRAORDINARY DESIGN To create a theatrical stage for Sadelle’s service befitting of Bellagio’s grandeur, Major Food Group worked with designer Ken Fulk, the visionary architect who brought the original SoHo location to life. For the Las Vegas iteration, Fulk took the core elements of Sadelle’s in New York City and augmented them in a stylized manner inspired by the exuberance of Belle Époque Paris. DESIGN HIGHLIGHTS Extravagant Entrance – Upon arrival, guests encounter a beautiful bakery cart, accented by a crystal chandelier and herringbone parquet floors, and surrounded by paneled blush walls. Moving into the space, the wall palette shifts to Sadelle’s signature cerulean hue as a whimsical lacquered pastry cart, enamel-topped bistro tables and woven café chairs set the tone for the boulangerie experience throughout the lower level. Main Dining Room – With welcoming banquettes, upholstered seating and intricate floors featuring five types of stone in a bold herringbone pattern, the dining room is refined and glamorous. Intimate lighting, expertly attuned for leisurely brunches, late-night suppers and everything in between, complements soft furnishings, wood tables, brass accents, mirrored walls and coffered ceilings, allowing the space to seamlessly shift from a bright and airy brunch spot to an intimate evening destination. Elevated Bar and Lounge – Rounded lines, like the demilune bar, clamshell lounge chairs and serpentine sofas set the bar and lounge at Sadelle’s apart from the rest of the restaurant. Softly upholstered furnishings invite parties of all sizes for cocktails and late-night lounging, while spacious cocktail tables can accommodate guests seeking appetizers, bar snacks or sensational sips. Private Dining Room – Like many of Fulk’s hospitality projects, the private dining room offers its own evocative experience. In a nod to Art Nouveau, the carpet undulates into a radiating starburst pattern and the upholstered walls feature a feathery botanical print.

The restaurant is open for breakfast, lunch, and dinner Monday through Sunday from 6 a.m. – midnight. To make reservations for 10 or more, call Sadelle’s directly at (702) 693-8401.

The innovative property will celebrate the timeless spirit of the city while leading the charge for a bold new era with game-changing guest offerings.

Downtown Las Vegas, attracting new waves of visitors and locals while leading the turnaround success story of “vintage Vegas.” Often found taking the time to greet and interact with visitors at his properties’ centerpiece bars, Derek’s genuine and approachable style of guest appreciation has challenged the status quo of resort ownership and earned the endearment of customers. WHAT’S IN A NAME?

“There is a lot of unmet demand for fun in Las Vegas,” said Derek Stevens. “At Circa, our goal is to create a destination resort in a historic part of the city, while showing guests the time of their lives. We plan to double down on the world-class service Las Vegas has always been known for while bringing personalized experiences to a new level.”

In the spirit of staying true to the city, Circa will deliver a new experience built on the original principles of old-school Vegas hospitality. It will mix the glamour of vintage Vegas with modern luxuries and cutting-edge technology, honoring the golden age of the city. This will allow bettors to have in-depth analysis from a roster of experts including broadcasters, industry professionals and athletes. Construction is currently underway on the 1.25-million-square-foot property, which will punctuate the Las Vegas skyline as the tallest tower north of the Strip. The resort will be defined by a bold design, accented by a backlit roofline and an expansive multi-tiered pool amphitheater. Featuring several pools and a massive screen with the latest high-resolution technology, the amphitheater will offer a unique watch-party atmosphere for sunseekers and sports fans. The venue will be complemented by a delicious food and beverage menu, private cabanas and music from DJs and special guests. A GRAND REVEAL After months of speculation, Circa’s name, design and neon sign were revealed last night during an evening of festivities. After an appearance at the annual 2019 State of the City address, Derek invited attendees to

enjoy an afterparty at Downtown Las Vegas Events Center, where he promised to unveil all-new details about the upcoming project. Derek was joined onstage at Downtown Las Vegas Events Center by Las Vegas Mayor Carolyn Goodman during the public celebration. The grand reveal took place after a thrilling introduction video, concluding with the unveiling of a huge neon sign emblazoned with the property name that will eventually be a part of Circa’s exterior. San Jose has the lowest unemployment rate and the most jobs per person among the 50 largest U.S. metros, along with the highest home values and forecasted home-value appreciation. While other West Coast markets – most notably Seattle – have slowed down, San Jose continues to see double-digit home value growth. It has led the country

Zillow used six variables to determine the hot market rankings: Zillow’s forecast for the change in the Zillow Home Value Indexi and Zillow Rent Indexii over the next 12 months, recent income and population growthiii, current unemployment ratesiv, and the number of job openings per person using data from Glassdoorv. Those six variables were then scaled for the 50 largest U.S. metros and combined to produce the top 10 list.

for home value appreciation, which it should do again during the early months of 2019, though the market is doubtlessly facing headwinds. For-sale inventory in San Jose has doubled in recent months but remains tight. It also ranked highly for income growth, with the typical household income growing by 6.8 percent. Five of the hottest markets are in the South, where housing is more affordable, drawing in new residents. Median home values in Jacksonville, for example, are one-sixth what they are in San Jose, and rents are about one-third the price. Orlando had the biggest population increase of the hottest housing markets, up 2.8 percent. The impact of the tech industry on housing is also apparent on Zillow’s list. Along with the San Francisco Bay Area markets of San Jose and San Francisco, four metros (Atlanta, Dallas, Denver and Nashville) in the top 10 were finalist markets for Amazon’s HQ2 and have growing tech industries. “When it comes to the country’s hottest housing markets, long-time leaders are hard to displace, but a number of up-and-comers are nipping at their heels. Silicon Valley’s white-hot jobs market has propelled the region’s housing market – which we expect to continue into the early months of 2019 – but there are some signs that the trend is away from the West Coast and

toward the South and Southeast,” said Zillow senior economist Aaron Terrazas. “Affordability is attractive for both young professionals and booming businesses, earning markets like Orlando, Minneapolis, Dallas and Nashvilletop billing in 2019.”
