Dear readers, Welcome to our summer Travel Issue. Travel opens our eyes and gives us greater insight into the world, as well as into other cultures. I am so pleased and excited over our cover presenting, Nicolas Bijan as he carries on his father’s legacy bringing its luxury heritage to its new location inside the Wynn Las Vegas. The stunning new location mimics its flagship bright-yellow boutique on Rodeo Drive in Beverly Hills, known for its limited-edition and custom-made clothes, dressing some of the world’s most famous names like Tom Cruise, Ronald Reagan, Al Pacino, and Oscar de la Renta amongst many. In our exclusive interview, Bijan shares with us the brands vision as he expands the most exclusive and expensive men’s designer brand to the tourist capital of the world. For the ultimate luxury travel experience, we turned our attention to Greg Woods, president of Cirrus Aviation Services, one of the largest private jet charter companies in Las Vegas to share with us the many advantages to private jet travel. And, while it’s true that private jet accommodations can be luxurious, the real advantages of flying on a private plane are convenience and efficiency.

The introduction of wood look tiles a few years back, has grown into such a wide industry, you now see them on walls, as bases to furniture, and yes even on some ceilings. So, to see this medium represented in wall coverings is great. No more engineering fetes needed to tile that twenty-foot wall or the ceiling in the master suite. Nothing could be better for those accent walls that you just don’t know what to do with.

the plane and of course had champagne and chocolate on board. For another client and friend, who was flying to a Neverland themed charity event, our pilots sported Peter Pan hats and we played the movie ‘Peter Pan’ in the aircraft during the flight. Everyone had a great time and pictures from the flight are on our walls. I find the little things like that and the reactions we get from our employees, friends, clients, and partners are the most memorable part of our job.
Q: Can you tell us about Cirrus Aviation and the luxury services you provide? We are a management and charter company. For people with aircraft we take care of every detail from the difficult things like regulations, maintenance, staffing and long term planning to the simple but important things like making sure the aircraft presents well, is stocked right and that little touches are provided to the clients. We view our management clients as partners and we operate more like a fractional flight department than a traditional charter company so our partners see far superior financial results than they would under traditional charter/management models. On the charter side, we are certified to operate anywhere in the world, though most of our business is in the South West of the United States and now that we operate heavy jets, between the West Coast and Hawaii. Q: What sets Cirrus Aviation apart from other private charters? I get asked this fairly frequently and it’s not straight forward to articulate. We notice it most when our fleet is all booked or isn’t appropriate for a specific mission and we engage with other operators to provide supplemental lift for us. Getting quick, accurate responses is surprisingly difficult. I think it’s about our people, their training and their attitude. For example, the head of our sales and operations department is a licensed dispatcher and teaches at the College of Southern Nevada in the aviation program. So, all our sales and operations personnel are trained as dispatchers, which allows them to respond to clients quickly and accurately. I think it is important our team understands our client’s motivations, needs and fears. We spend time teaching and discussing client perspective so our team can hopefully anticipate concerns or at least respond in a concise reassuring manner. I’m also a huge believer in adopting other ideas. If anyone July/August 2018
on our team runs across an idea that is smart and could make us better, we will adopt it in one form or another. The culture of training, understanding perspectives and adopting ideas is encouraged throughout the company and I think that makes the difference. Q: What are some popular destinations clients are booking for this summer? Our local clients like to escape the heat so Lake Tahoe, Orange County, Napa, Cabo, Portland, Seattle, and Vancouver all come up. We have several clients that enjoy fishing trips up in Alaska and the Queen Charlotte Islands. Last year we had a couple of groups visit all the major national parks in the country spending a couple of days at each one. Q: Can you cater to larger groups? Currently, our largest aircraft holds 12 people. However, we can outsource to the airlines and other air carriers with large aircraft holding up to 180 people. Those aircraft vary from all first class to all economy seating depending on the need. Q: Are you able to accommodate last minute requests? Yes. The fastest turn time is usually on our fleet out of Las Vegas where we can often be wheels up in less than an hour from receiving payment. In other locations or when we have source an aircraft we become more constrained as we are bound by what the other air carrier can do. Q: Do you have a memorable travel story you can share with us with a client? We don’t generally talk about specific stories. Client privacy is of foremost concern, but there are a couple of conservative examples I’m comfortable speaking about. For a client flying to dinner on Valentine’s Day, we built an extravagant flower display inside an aircraft, partially hide gifts around
Q: Were you always passionate about travel? What attracted you to the travel industry? Yes. I’ve always loved travel and have been to many places in the world. When I worked as a computer engineer designing internet backbone and super computers in Vancouver. I loved escaping from the rain in the winter and generally planned month-long vacations between January and May. I traveled to places in Africa, Asia, Central America, and all over the south pacific. I ended up running this company because of an odd sequence of events that saw my father pushed out of a similar company and caused me to join with him to rebuild his retirement. What seemed terrible at the time turned out to probably be the best thing that could have happened. This is our company. While we had to start again from nothing, our company is now about 10 times larger than theirs and while I am purposefully restricting our growth to a manageable level, their business is shrinking. It feels good to say they bet on the wrong horse. Q: What is one of your ultimate favorite destinations you would suggest a client to book? I think that depends entirely on the client and their current desires. There are many great places to visit depending on what the client is looking for in their next excursion. Q: Any exciting developments or news you would like to share with us? We are adding new aircraft models and are opening our first satellite base in the Los Angeles area. These are the first steps that will allow us to expand our business model. The Porsche 911 Speedster Concept:a 500-horsepower open-air thrill ride World premiere at the "70 years of Porsche Sports Cars" celebration Porsche unveiled a thrilling concept as part of the 70th anniversary of its sports cars: the 911 Speedster Concept is a drivable vision of a particularly exciting open-top sports car. It links the very first Porsche 356 “No. 1” Roadster, which received its operating permit on June 8, 1948, with today’s Porsche cars. The purist concept and historically accurate execution of the 911 Speedster Concept clearly reflect the essence of the Stuttgart-based sports car manufacturer. All elements of the car emphasize a pure driving experience. The powertrain under the two-tone painted body of the concept is derived from current GT models. It was developed at the Porsche Motorsport Center in Weissach, which is the birthplace of the 911 GT3, the 911 GT2 RS and, most recently, the 911 GT3 RS. The 911 Speedster Concept celebrated its world premiere as part of the official “70 years of Porsche Sports Cars” anniversary celebration in Stuttgart-Zuffenhausen. The characteristics of the 911 Speedster Concept include a shorter windshield frame with a greater windscreen angle and shorter side windows. These features give the concept an even more

pronounced stance with a very low fly line, which is reminiscent of its predecessors, for example the Porsche 356 Speedster. A special rear decklid made of carbon fiber connects behind the front seats, covering supplemental safety bars and featuring two “streamliners”, a traditional element of this sports car design since the first 911 Speedster was introduced in 1988. Two contrasting black slats between the “streamliners” add an aerodynamic touch, and a transparent Plexiglas™ wind deflector features an etched ‘70 years of Porsche’ logo. Like the historic original, the 911 Speedster Concept also features a lightweight tonneau cover in place of a convertible top. This cover protects the interior from rain when parked and is attached using eight Tenax™ fasteners. The Speedster philosophy also defines the interior, where the navigation, radio and air conditioning systems have all been removed to reduce weight. The Full Bucket Seats are made of carbon fiber, and light brown natural leather in Cognac notices features from the car’s classic predecessors.

The body of the concept car was adopted from the 911 Carrera 4 Cabriolet. The fenders, front trunk lid and the rear decklid cover of the concept are made of light-weight carbon fiber reinforced polymer composite material. Traditional GT Silver Metallic and White paintwork harks back to Porsche’s early race cars – as do many of the other carefully crafted details, such as the 50s-style central fuel tank cap positioned in the front trunk lid, the classic Talbot® shape of the exterior mirrors or the unique design of the headlights. Transparent and opaque surfaces on the headlight covers resemble the shape of an “X” and are a nod to a practice prevalent in Porsche’s early years in motorsport. At the time, the headlights were taped up before races to protect them against stone chipping and to prevent the glass from shattering. The wide B-pillars and the rear fascia are decorated with milled, gold-plated Speedster lettering. Underneath the skin, the 911 Speedster Concept features state-of-the-art components. The chassis is essentially derived from the 911 GT3. Imposing 21-inch Fuchs-design rims with contrasting high gloss polished petals details are unique to the 911 Speedster Concept. It is the first time that Fuchs-design wheels have been fitted with center locks. The GT development department also supplies the exhaust system with titanium tailpipes and the powertrain, which includes a six-speed manual transmission. The naturally aspirated flat-six engine in this minimalist concept study delivers over 500 horsepower and revs up to 9,000 rpm. THE HISTORY OF PORSCHE SPEEDSTER MODELS BEGAN IN THE UNITED STATES Speedster variants of sports car models, which combine open-top driving pleasure with incredibly distinctive driving dynamics, have been part of the Porsche company history since 1952. The forefather of Porsche Speedster models, the 356 1500 America Roadster, had an aluminum body manufactured entirely by hand. It weighed about 130 pounds (60 kilograms) less than the 356 Coupe and its top track speed of 108 miles per hour (175 km/h) with its
70-hp four-cylinder flat engine was impressive at the time. Featuring slot-in curtain windows for the doors, a folding top and lightweight bucket seats, this car developed exclusively for the US market was built just 16 times and already embodied several key elements of the Speedster design. By 2010, eight different production and special models bearing the “Speedster” name had been created. The 356 A 1500 GS Carrera GT Speedster represented a highlight in 1957, and the first 911 Speedster followed in 1988. Limited to just 356 units worldwide, the 911 Speedster of the 997-generation built in 2010 was the latest model to be fitted with the famous designation. “70 YEARS OF PORSCHE SPORTS CARS” – SPECIAL EXHIBITION AND NUMEROUS ACTIVITIES In a special exhibition at the Porsche Museum, the company is now displaying numerous stories and milestones with which Porsche has decisively influenced the development of the sports car since 1948 and continues to do so today, highlighting outstanding Porsche developments over the past seven decades. The sports car manufacturer is also celebrating this anniversary with numerous activities around the world throughout 2018. Tomorrow, June 9, Porsche will be inviting fans to its Sportscar Together Day at all its sites around the world. During the weekend of June 16–17, the sports car manufacturer will host employees, residents of the Zuffenhausen district and prospective customers at a celebration in and around the factory in Stuttgart. The Festival of Speed, held from July 12–15 at Goodwood in the U.K., will also celebrate the anniversary, as will Rennsport Reunion VI at the legendary Laguna Seca racetrack in California from September 27–30. The celebrations will conclude with the “Sound Night” event, which will be held for the first time in the Porsche Arena in Stuttgart on October 13.

In our exclusive interview, Nicolas Bijan shares with us the brands vision as he expands his reach to the tourist capital of the world. Here is what he had to say.

Q: How does it feel to carry on your father’s legacy? It’s a big honor to be able to continue such a beautiful Bijan Pakzad legacy and still work with same team that has been part of the Bijan brand for the last 30 years. We have such a beautiful brand that is a result of 43 years of hard work on behalf of so many people especially my father. All of us at the House of Bijan are working very hard to take something that was already excellent and make it even better.

It is definitely a new era, but we are still very careful to remain true to the philosophies upon which the brand was founded on. We continue to innovate and grow, as all companies must do but we are also sure to respect what has allowed us to be so successful for the last four decades.
I think my father wanted his name to be all over the world and would be overjoyed to know that we have opened a Bijan store in Las Vegas. Of course, he was happy with being in Beverly Hills and on Rodeo Drive but having said that, I’m sure he’s extremely happy to see the Bijan brand opening in new locations such as Las Vegas and hopefully in a few more cities in the next five years.
Q: Can you tell us about your exciting new expansion and partnership with Wynn Las Vegas? The Wynn is of course the most beautiful property in Las Vegas without a doubt and they also have a lot of similar philosophies and principles with Bijan like colors, fresh flowers, and a sense of luxury. I think the only company in the world that has more fresh flowers than Bijan is probably The Wynn. It was a natural partnership that came about in a very beautiful way. Mr. Wynn wanted Bijan in the hotel for many years and when he approached us last year to open the boutique, we couldn’t say no. We are very honored to join their family and the boutique is a perfect fit for the hotel.
Q: What is one valuable lesson you have taken under your father’s apprenticeship? My father always shared that it’s very important to never compromise the quality of our clothing and that is a statement that goes for both fashion and business. The quality of our merchandise is very important to our clients, they know what they are buying. That same concept goes for the business stand point at House of Bijan. I watched him work with a lot of passion and work very hard which left a lasting impression. My father, for the most part, was at a point in his life where he didn’t need to work so hard. He didn’t need to work every day, but he did it with such passion and dedication that it inspired me to follow in his footsteps. Seeing him work so hard was a great example for me and it is why I work hard today.
Q: Do you think your father would have envisioned bringing Bijan to Las Vegas at some point? For a branding stand point it was very much a no brainier but more than that, Mr. Wynn was for many years speaking with my late father about coming to Las Vegas and the possibility of opening a boutique.

Q: What sets the Bijan at Wynn Las Vegas apart in comparison to its famous “appointment only” Beverly Hills flagship location? For the first time in 40 years, we have a boutique that is not “by appointment”. At the boutique in Las Vegas you can walk in and interact with our merchandise, learn about Bijan, and do all of this without having an appointment. Q: On that note, what are some familiarities clients get to experience at the new location? The quality, exclusivity, and the attention to detail that we put into all our collections definitely remains the same. The Bijan store at the Wynn is just a smaller version of the Rodeo Drive location, even down to the front door, it is the same 16 ft tall mahogany door and it’s absolutely beautiful. We are working on installing a Bijan chandelier with 1,000 bottles of perfume just like the one we have on Rodeo Drive. The only thing missing is the Yellow Rolls Royce! Q: What are some of your favorite pieces from the Bijan collection ideal for the summer? We have a beautiful collection that was designed specifically for the Las Vegas Store. One of my favorite pieces are the colorful silk and linen jackets with beautiful perforated leather detailing. They are very colorful, half-lined, very high quality and of course beautiful for summer.
Q: Primarily, what attracted you to Las Vegas for new location? We wanted to reach more of our client base in the cities they frequent, and we noticed many of our clients are visiting Las Vegas as much if not more than Beverly Hills. For example, a great deal of our client base from Asia are visiting us at Beverly Hills on their way back or on their way to Las Vegas. We thought that it was a natural place for us to open because of our similar client bases but also because geographically, Las Vegas is very close to Beverly Hills. As we expand the locations and the reach of the Bijan brand we want to make sure we do it in the best possible way. Being that Las Vegas is only a 45-minute plane ride away, we figured that we would be able to make sure that it’s operating to our high standards and level of service that we are famous for the last 40 years. Q: Any interesting travel plans this summer? I am actually on my way to Italy for the fashion shows in Milan and then after that I will be taking a vacation for a few weeks. I am looking forward to spending some time in Italy where we make all of Bijan’s beautiful pieces for the last 43 years but eager to get back to the new Las Vegas boutique! With over 1,300 luxurious, well-appointed and modern guest rooms complete with sumptuous linens, large flat screen TV, glass-enclosed shower and signature in-room double whirlpool tubs, you just may want to stay in and lounge all day. But don’t, as there’s too much else to do! You can take your pick among various room types but even the midrange Grand Deluxe Resort View room, offered with either a King-size bed or two double beds, is replete with creature comforts. This includes a private furnished balcony with chaise lounge, state-of-the-art double whirlpool, robes and slippers, a Smart TV with YouTube, complimentary (property-wide) WiFi, assorted premium spirits uniquely availed through a liquor dispenser, and a mini bar that’s amply refreshed daily with sodas, bottled water, juices, domestic and imported beers. There’s also a pillow and aromatherapy menu available. 2. Speaking of eating, you can keep hunger at bay at no less than 17 food and beverage outlets throughout the expansive property. If you’re traveling with kids, there’s an ultra-trendy “Wired” teen lounge that’s brimming with amazing technology—video game systems of multiple sorts and much more. Rest assured they’ll want to spend hours on end in there, so it’s good that it has its own all-inclusive concession stand where the kiddos can self-order and enjoy many age-appropriate food and beverage options. I have to admit I spent some time in there myself playing games and snacking on red velvet cupcakes. Younger kids ages four to 12 will enjoy The Playroom kids club that also features game rooms, an indoor jungle gym and more, but note: this area requires adult supervision always. The Grand also has a remarkable on-site kid’s waterpark under development with numerous slides and enclosed tubes, a lazy river, and recreation area sure to keep the children entertained for hours. 6. As more evidence to the brand’s intent to offer unexpected amenities and attractions, The Grand’s on-site six lane bowling alley treats guests to an upscale entertainment venue with stylish bar and lounge and ultramodern sound system. The vivid lighting and dramatic interior design reinforces that you’re not at just any old bowling alley but rather one that’s been remarkably reimagined. up world-class craft cocktails amid bumping DJ beats. I also found it interesting that during the day this club facility doubles as an entertainment center with games and activities like Bingo and more keeping everyone amused. 8. Also in the realm of nightly entertainment, each evening there are a variety of free-access shows with seats available on a first come basis. Shows include top-flight variety and musical acts, funny audience participation game shows and more. The theater itself is plush, cool and comfortable, and there’s a bar where popcorn is also offered in abundance. It’s great fun as an after-dinner activity where you can enjoy something new and different each night of your stay, all without having to buy tickets or go off-property to be amused, impressed and captivated by some truly amazing talents. 9. As would be expected at a property of this grandeur, the on-site spa is grand, indeed. Its extravagant Awe-Spa features more than 60 spa suites, a hydrotherapy circuit, plunge pools, steam, and sauna rooms and more. Treatment options abound—far too many to list here, but notables includes the 80-minute 3D Collagen Shock Facial. Guests can also have a Fish Spa experience where authentic Garra Rufa Fish, also known as “Doctor Fish,” are employed in therapeutic, wellness and beauty treatments. 10. Finally, you gotta love a resort that has its own robust app. The Palace Resorts app allows guests the convenience of knowing

The Mexican state Quintana Roo is perhaps best known as the home of the venerable tourist city of Cancun, which is revered for beautiful white coral sand beaches, hot nightlife, and everything in-between. Thousands of tourists flock to this destination monthly. However, travelers would do well to take just a 45-minute ride by car from Cancun International Airport to check out what its sister city of Playa del Carmen has to offer. This Caribbean beach town, which is located on the easterly side of the Yucatan Peninsula, is growing in popularity since it boasts its own share of dreamy Riviera Maya beaches along with fabulous golf, bars and restaurants, shopping, and super-cool things to do like explore Mayan ruins or snorkel in the Cenotes caves and caverns. What’s also notable about Playa del Carmen is the emerging breed of luxury all-inclusive hotels

and resorts attracting jet-setters worldwide to this exotic paradise. Paramount among these is a sexy new adults-only beach-chic oasis called The Reef 28, which is the newest all-inclusive offering from the family-owned hospitality operation The Reef Resorts that opened in May 2018. According to Corrina Terenstra, The Reef 28’s Director of Sales and Marketing, this particular hotel is a passion project for the owner and his family—and it shows in the painstaking design and décor details, and apparent attention to quality at every guest touch point.

authenticity. I’ve stayed at some resorts in Mexico where you would never know you’re actually in the country, let alone one specific city or another. However, The Reef 28 reflects the area’s authentic culture. Terenstra points out that the privately-owned property hires indigenous talent and that every detail is thought through and created by a detail-oriented native team. This certainly extends to its food and beverage program that includes Mexican chefs and cooks who add a delicious Mexican touch to most if not all cuisine.
Another noteworthy, this destination exemplifies that a hotel need not be sitting on top of the beach to be fabulous and in high demand. “This property manages to have the Caribbean feeling and atmosphere, while still being downtown, in the heart of everything,” Terenstra notes. And she’s right, as my own visit to The Reef 28 confirmed it’s comfortable walking distance to the famous Mamita’s Beach Club as well as a wide assortment of bars, restaurants, and the kinetic Quinta Avenida (5th Avenue) offering both world-class shopping and luxe boutiques in tandem with small indigenous shops replete with art and culture from the region. Guests can also shuttle to the two other nearby Reef properties in Coco Beach or Playacar to enjoy those beaches and all-inclusive amenities. Tours and excursions of every sort are also just a short drive away from the hotel. Indeed, The Reef 28’s location provides amazing access to pretty much all that Playa del Carmen has to offer—the beach plus so much more. Relative to what the hotel, itself, has available...it’s much. First, The Reef 28 is a decidedly high-end luxury offering for discerning travelers who also prefer the warmth and personalized service that a boutique property can proffer. What I also personally adore about this location is its

And speaking of cuisine, this is another feature helping this property make its mark in the region among locals and tourists, alike. The hotel has two elegant on-site restaurants featuring fresh Mexican and Asian fusion flavors, Cachito and El Asiatico, as well as the more casual Ventiocho’s that serves a wonderful breakfast, lunch and dinner buffet along with service that’s second to none. These eateries defy what’s expected of typically underwhelming all-inclusive fare. Rather, the restaurants boast inventive gourmet cuisine rivaling the world-renowned eateries peppered throughout Playa del Carmen. And no worries about those vacation calories as there’s a rooftop fitness center as well for those so inclined. Three bars are also resident—La Cantina Del Mezcal, Lounge Bar 28, and the stylish ARRIBA rooftop bar—where guests can sip and savor premium cocktails and even delight in al fresco breakfast or lunch with a view. Wine Glasses a Guide for the Perplexed
Royal wine explains why different wines call for different types of glassware – and why you don’t need them all

That awkward moment when the server brings an extra-tall wine glass for you, a tulip-shaped one for your dining partner, and narrow ones to the next table. It makes you wonder if you’ve been doing it wrong all along. Why do wine glasses come in so many styles? How do you know which kind to use? Does it really make a difference? “The world of wine glasses can seem intimidating,” acknowledges Gabe Geller, a top sommelier, and Director of Public Relations for Royal Wine. “The varieties are endless. The truth is, it can be as simple or as complex as you want it to be.” Royal Wine, a leading producer, importer and exporter of wines and spirits, wants to demystify the wine glass so people can spend more time enjoying their wine – and less time worrying about the vessel.

RED, WHITE, ROSÉ, SPARKLING, OR DESSERT WINE? It’s all about physics, says Geller. “The bowl of the glass is designed with surface area in mind. Red wines generally need to breathe, so a fuller, rounder bowl with wide opening suits them best. Whites stay cooler in bowls that are straighter on the sides.”
But for most people, the main difference between crystal and glass is cost. Geller assures us it’s perfectly acceptable to serve wine in a regular glass made of glass – preferably one that’s clear, un-etched, and uncut to better see what’s inside. Again, it’s easier to enjoy your wine when you’re not worried about breaking your valuable crystal.
Rosés can be served in white wine glasses because the two are produced similarly. But, says Geller, there are glasses made specifically for rosés. They have shorter bowls that are slightly tapered and sometimes have a flared rim. “The rim affects the way you sip,” he explains. “The flair helps direct the wine directly to the tip of the tongue.” Tall, narrow glasses, sometimes called flutes, capture the carbon dioxide in sparkling wines, keeping the bubbly bubblier. The smallest of them all is the dessert/fortified wine glass, designed to send the sweet sip directly to the back of the mouth.

In fact, you can get by with one set (or two if you like to serve bubbly). Geller recommends a thin glass with a large bowl that narrows at the top, ideally holding about 13 oz. of wine. “A good universal wine glass is perfectly suitable for anything, from your summer afternoon Ramon Cardova Rosado to a vintage Bordeaux such as Baron de Rothchild Haut-Medoc,” he says. Serious oenophiles may insist on subtle variations within the basic categories above. A pinot noir, for example, would be served in a balloon-shaped glass, while its more rarified red cousin, the grand cru, is best featured when sipped over a flared rim. A wider mouth helps release the bold, acidic qualities of full-bodied whites like Herzog Lineage Chardonnay, whereas a smaller mouth holds the delicate aromas of light whites like Teal Lake Sauvignon Blanc. GLASS OR CRYSTAL? In theory, crystal is preferable to glass. Geller says the biggest advantage to crystal is its mineral content, which makes it durable enough to produce very thin stemware. This allows for a smoother flow into the mouth, not to mention a clearer view of the wine’s color and viscosity. But does it affect the taste? Some insist it does. According to the website Wine Tasting Reviews, “The best explanation offered so far is that crystal is rougher than regular glass and this roughness creates turbulence in the wine which, in turn, causes more of the aromatic compounds in the wine to be released.”

Many in the industry share a healthy skepticism when it comes to amassing a collection of “perfect” glasses for every type of wine on the market. Some even suspect it’s all a marketing ploy by upscale stemware manufacturers. Geller agrees. “There’s no reason to think you’ll ever be judged by your stemware,” he says, “and you don’t have to be a professional sommelier to choose the right glass.”

Therefore it is critical for everyone in Las Vegas that our Downtown development continues its recent rapid pace. If you walk or bike around on the recently implemented Regional Transportation Commission’s bike share program, you will see that there is new construction and redevelopment on many blocks. There is one particular area that is most important and representative of any downtown and that is Main Street. Every city and town in America has one for a reason. That was always the central place where government and business would have their presence and the community would have its churches and temples, markets, restaurants and stores. This was the central artery of life and commerce. In fact, most ancient cities had that central street and it was called Cardo. If you are sightseeing in Jerusalem, Athens, or Rome today, you will see that street or its remnants. South Main Street of Downtown Las Vegas is where you want to be if you are looking to open an office, retail store, or food and beverage venue. It is a combination of LA’s Melrose Place and its Arts District, San Diego’s Gaslamp District and Williamsburg in Brooklyn when they were in the very early stages of redevelopment. If you heard of or visited those areas, you know what I mean. The City of Las Vegas has been a supporter of Downtown redevelopment with their assistance, redevelopment grants and license fee
reductions, as well as the good work of the City’s Economic Development Department and Project Development Facilitators, who work with current property owners as well as prospective investors and tenants. One of the greatest things that the City is doing on Main Street and the Arts District is ironically what they are not doing! Which is installing parking meters that are so abundant in other parts of Downtown including Fremont East. These meters serve as greatest deterrents of locals coming to DTLV. As someone who had an office here since 2005, when facing a choice of where to meet local business associates during the day or friends after business hours, I always suggest the Arts District over anywhere else. I hope that the City continues that meter-free environment, which is attracting tenants and their customers to the area and which makes it the best location for a new business downtown for this very reason. Property and business owners in the Arts District along with their growing number of customers are all united in that opinion and hope that the City keeps the status quo. The area is changing quickly and those who decide to open for business there in the near future can still be viewed as geniuses who had the foresight to be in the right place at the right time when others look at the area and try to get their spot there a year or two from now. Those who have a solid brand or business elsewhere in the Las Vegas Valley, now is the best time to claim your place in the Arts District and be a part of the Main Street community. Real Estate MarketTrends May Real Estate Market the Fastest on Record; Prices Up 6.3% Written by Alina Ptaszynski The typical home that sold in May went under contract in 34 days, according to Redfin, the next-generation real estate brokerage. May broke April's record of 36 days, which was the fastest month Redfin had recorded going back to 2010. Amid the speed, the national median home sale price rose to $305,600, a 6.3 percent increase from May 2017 across the 174 markets that Redfin tracks.
"Prices are still increasing, but not at the same rate we saw earlier in the spring," said Redfin senior economist Taylor Marr. "The record percentage of homes sold above list price is at odds with the higher percentage of price drops in May. This tells us that while it's still very much a seller's market, price growth and rising mortgage rates may be pushing buyers to the limit of what they're able to pay."
The number of newly listed homes for sale increased 4.3 percent compared to May of last year, driving a 3.6 percent increase in the number of homes sold. However, the overall supply of homes declined 5.4 percent during the same period. Just 2.5 months of supply remained at the end of the month, compared to the six months that generally signals a balanced market.
For the seventh month in a row, San Jose topped the nation with price growth over 25 percent. The supply of San Jose homes fell 13.8 percent compared to last year. That drop is the smallest decline in a 16-month stretch of inventory declines, an indication of the intensity of San Jose's inventory shortage. A bit of good news for San Jose buyers: the number of homes newly listed in May ticked up 11.2 percent compared to last year.
Among homes that sold in May, 27.6 percent sold above their list price, the highest percentage Redfin has recorded, indicating strong competition for the few homes available. At the same time, nearly a quarter of homes for sale had a price drop in May, the highest percentage of price drops since September of 2017.

After a prolonged period of inventory declines, some metro areas are finally seeing more homes hit the market. Washington, D.C., and Portland, OR have now had four months in a row of year-over-year increases in inventory. Seattle inventory increased for the second month in a row, up 17.4 percent in May compared to last year.

"Two months of growing inventory is a positive sign for Seattle buyers, but the previous 43 consecutive months of inventory declines won't be reversed overnight," said Jessie Culbert, a Redfin agent in Seattle. "Even so, we can already feel a slight easing in the market. Homes are still selling quickly and often over-asking, but where last May a seller may have gotten 15 to 20 offers, this May it was two to five." OTHER MAY HIGHLIGHTS COMPETITION • Denver was the fastest market, with the typical home going under contract in just six days. Seattle and Tacoma, WA were the next fastest markets at seven median days on market, followed by Boston and Grand Rapids, MI at eight median days on market. • The most competitive market in May was San Jose where 83.8% of homes sold above list price, followed by 79.6% in San Francisco, 76.2% in Oakland, 63.1% in Tacoma, WA, and 61.9% in Seattle. PRICES • San Jose had the nation's highest price growth, rising 27.6% since last year to $1,250,000. Tacoma, WA had the second highest price growth at 19.6% year-over-year, followed by Memphis, TN (16.9%), Las Vegas, (15.9%), and Rochester, NY (15.4%).
Buffalo, NY (-32.8%), and Milwaukee (-22.9%) also saw far fewer homes available on the market than a year ago. • Portland, OR had the highest increase in the number of homes for sale, up 35.3% year over year, followed by Detroit (28.4%) and Allentown, PA (24.4%). PRICING STRATEGY • To see trends in sellers' pricing strategies, Redfin compares the list price to the Redfin Estimate, Redfin's automated home-value estimate. When sellers consistently price their homes below the Redfin Estimate in a market, this can indicate a common strategy to deliberately underprice to create a bidding war. • The median list price-to-Redfin Estimate ratio was 93.2% in San Francisco, the lowest of any market. This indicates the typical home for sale in May was listed at 94.1% of its estimated value. Only 5.9% of homes in San Francisco, CA were listed for more than their Redfin Estimate. • Conversely, the median list price-to-Redfin Estimate ratio was 102.4% in Miami and 102.1% in West Palm Beach, FL, which means sellers are listing their homes for more than the estimated value in those metro areas. In Miami, 84.7% of homes were listed above their Redfin Estimate, the highest percentage of any metro.

• Thirteen out of 73 metros saw sales surge by double digits from last year. Warren, MI led the nation in year-over-year sales growth, up 38.5%, followed by Baltimore, up 31.8%.
